From start to finish, the entire process with the agent named McCartney was effortless and easy. The property is clean, well managed, and has responded to all my inquiries quickly and in detail. Best complex I’ve lived in to date.
Originally had hard time getting in contact with the property, but once the Assistant Property Manager Melinda call me back. She was very polite, professional and helpful. She answered all my questions, understood my frustrations and offered an apology. Ive since gone to visit to the property in-person and was very impressed! I love the gym and pool area. As well as, the spacious layout. Im excited to move forward with this property and move this the Fall! :)
Love these apartments! McCartney has always been so helpful with anything I need or questions I have! Since having to wfh the kitchen is my favorite place to be & the VIEW is so amazing, having the large windows are spectacular!

I love the staff and the property overall BUT I strongly suggest that some things/common areas be replaced and/or updated. The fridge in the courtyard for starters, dog park could use a fence and the Internet cafe could use an update, looks like a hospital waiting room. Id be glad to assist!
My husband’s office was just a two minute walk from the apartment. They have very responsive to our needs. We really like the new management! They cleaned up a HUGE mess left by the last management company. In fact, it was XRS’s great reputation that got us to stay. and McCartney Waters in particular has been very attentive to our needs and solved a plethora of issues.
Great and friendly staff. Ask for Melinda tell her I sent u she will get the job done and works to satisfy the tenant and future tenants. She is wonder!!!!
Very shady start on how they insisted on the unit being cleaned before move in and obviously no one came to even clean it from the beginning. Never accepted their mistakes and seem to always cover up their actions like they were never at fault. You’re being very flexible for the money spent on furniture deliveries and U-Haul rental and they never offered any compensations for delaying move in for days and causing more money to reschedule.
Been here for just about a year now, great complex very on top of repairs and assistance. Special thanks to McCartney Waters, seems like she keeps the place running! Always there to help and handles it right away.
Things arent perfect, but improvements are being made by the new management team. My wife and I enjoyed having the previous staff, but I can admit that the property was being severely neglected. There have been some changes that I was not super thrilled about initially, but overall I am pleased with the differences Ive noticed since ZRS took over. Ive spoken to the new management team, and they have been nothing but friendly and accommodating. I had several maintenance requests that went ignored for months while Lincoln was preparing to leave. When I brought this to the attention of the new manager, she immediately sent maintenance to correct the issues and personally called me to be sure we were taken care of and happy. Both the office team and maintenance are courteous and professional.I dont believe many of the comments made here about the new team are fair, which is why Im writing this review. No one likes change, but fortunately, the changes have made my home noticeably better. Give it time, folks. Rome wasnt built in a day.

THIS IS A FIVE STAR RATING BECAUSE OF McCARTNEY WATERS. I dont know if I would have signed another lease if McCARTNEY wasnt a leasing agent. She goes above and beyond the call of duty every time. For example, we had a serious problem with residents not following the rules posted for Covid-19 on the Terrace . It got completley out of control and unsafe for at least three straight weekends, until McCartney who had moved off property decided to drive at 10 p.m, 25 minutes to come and shut it down in 10 minutes. Who does that ? ...McCartney Waters thats who.
My daughter has stayed there over the summer during an internship and it has been a great experience staying there. The apartments are very custom, high quality. The staff were extremely helpful and friendly. We love it so much we dont want to leave. I would highly recommend or live there. Beautiful pool area and well kept.
I want to say thank you to the office staff and concierge for taking time out in helping resolving my issues.After years of emails, we finally have a team with action! It makes me one happy resident! =) Also, I wanted to point out Mensur is absolutely the best there ever was!
Very great place I enjoyed staying here I’ve never had any issues the management are very cool and the maintenance comes out once you put in a request! You can’t really find a place in downtown with patios I lived in a corner view and the view is amazing I enjoyed the stay most definitely recommend
I lived at Third Rail for about a year. While the prices are high, the return makes it worthwhile. Rooftop grilling area and a pool, loft-style floor plans, great views of downtown, convenience, and a bowling alley in the basement – YES, bowling alley. This was, without a doubt, my favorite apartment ever. From the security to the amenities, this place was SO worth it!
Does not deserve a star, do not move here, completely incompetent management staff. I never moved into my unit! I had Adrienne Coughlin, the leasing manager, transfer my lease over. The new tenant was evicted and after learning my name was still on the lease, I confronted the leasing office and received a signed copy of my terminated lease agreement, along with assurance the eviction would not affect my credit. I am now dealing with a collection agency for an apartment I did not have my name on. Get everything written and in email if you do decide to move here, and maybe really reconsider.
We were super picky in deciding where we wanted to move this time around, and spent months touring and deciding. We knew as soon as we visited Third Rail Lofts that this is where we wanted to be. The amenities are great, and we are right downtown which was very important to my boyfriend while I didnt particularly mind where we lived as long as we had 2 sinks in the bathroom :) Adrienne & Mensur in the leasing office were extremely helpful from the first day we came in to tour, and didnt get irritated when we came back 2 or 3 more times before deciding. We love it here!
The management was really really friendly. I cant remember who the leasing agent was but she was hilarious and super honest! Ive seen some of the bad reviews and I imagine that this was because of old management.
I am so disappointed and frustrated. My roommate and I moved out of TRL Feb of this year, and we are still trying to get the final portion of our deposit back. They miscalculated our move out date and didnt credit a check they cashed for our cleaning payment. They have been in complete agreement they owe us a final payment, yet 7 months later, we still dont have it. I have called and emailed the office every 2 weeks for 7 months and there is always a different excuse. I dont know what else I can do except leave an honest review of how they have made us feel after being tenants here (paying rent on time for 4 years totaling $100K, you would think getting $266 back wouldnt be this hard of an ask).
Fantastic location right in the middle of downtown Dallas. I love the new management and how they are handling all the concerns and issues from the previous one. I have been living there for a year and I just renewed my lease. I went and looked at almost all the other properties in downtown but I couldnt find one that has the same amenities: wine lounge room, movie theatre and of course the bowling alley...As a resident of TRL I have to say that it is the safest and the cleanest property in downtown for me and my daughter
Revising my review since current management seems to be making strides to correct most of the major criticisms the community has offered. Hopefully things will pick up.

In case the other reviews havent made it clear yet, STAY AWAY. Things have been really bad at these luxury lofts for quite a few months now, but a new management company, ZRS, took over about 2 months ago, promising to make improvements. Long story short, they have NOT. In fact, things have gotten WORSE. Im sure they will reply to this review with their typical we are so sorry you are having a bad experience, please come talk to us in the office or call us so we can address your concerns. Heres the thing though, almost everyone I know that lives here has been down to the office multiple times since ZRS took over and brought up the many issues, and all they do is make excuses or say they are working on it. Nothing ever changes. Not to mention particular members of the office staff are quite rude. (One time we found expensive headphones left in the gym and went down to the office to turn them in. It was a few minutes after they closed but Sheri was still there wrapping up. We motioned to her through the glass and held up the headphones. Her response was to mouth we are closed and shoo us away. We continued to stand there until she walked over, but she was visibly annoyed and rolling her eyes rather obviously. Upon discovering we were turning in headphones and leaving, her mood immediately switched and she extremely fakely told us to have a good night.)The biggest concern with Third Rail is safety, something that was brought up to ZRS the moment they took over. As you can see in the picture below, homeless people often find their way into the building and sleep in the stairwells. The second picture shows building security sitting and texting during a night shift, instead of patrolling the building and keeping out trespassers, as they are supposed to do. Both of these pictures were taken within the last couple of weeks, well after ZRS took over and had a chance to address safety concerns.On to the amenities. Nothing works. The gym is extremely outdated and honestly pretty disgusting. The internet cafe that is supposed to have free coffee never has cups. The cable in the internet cafe does not work. The theatre rooms projector is broken and does not have cable like it used to have, only a blu ray player. And get this, after coming in and promising to make things better, ZRS has decided to start charging by the hour to use the theatre room and the wine room which is essentially a big room with tables in the basement of one of the buildings. A group of us residents were trying to rent out the wine room to have a Friendsgiving and the office then informed us we would be charged to use it, despite never having been charged in the past. After some push back they agreed to waive the charge, but told us moving forward there would be a charge. I want to reiterate here that this room they are charging residents $50/hr for, to hangout with other residents, is a large, outdated room with tables. No TVs, no couches, no windows. Just a room in the basement. Also, they gutted the bowling alley and pool room upon taking over.Maintenance also is quite poor. They are known for putting bandaids on problems and fixing it as cheap as possible, only for things to get worse later on. Id post pictures of the massive hole that was in our bedroom ceiling for over a month that had black mold, but since that was with the last management company, I dont think thats fair. I will say, there is clearly mold all over the entire Gulf States building, most likely because there are constantly leaks.As the last reviewer said, they are now making us use Fetch to get our packages, which is a massive inconvenience.DONT DO IT.
We have enjoyed our time downtown at Third Rail Lofts. The location could not be better, staff is friendly and responsive. Our only complaint is that the amenities and portions of the property in general needs various repairs or upgrades (old, broken, dirty, all of the above). I realize that upgraded amenities mean increased rent, so cest la vie.
I lived in Third Rail Lofts for 2 years. When I moved in, it was a Spectrum property. I loved living there! 2 weeks after I signed my renewal, the sale to Lincoln was finalized. The property immediately started going down. Maintenance wasnt maintained, resident events stopped, security was non-existent. Homeless people sleeping in stairwells, trash everywhere for days on end.I was never a problem resident, paid my rent on time every month and couldnt wait to move. I gave more than the required 60 day notice, had the apartment professionally cleaned and left it immaculate.My deposit amount was $790 and now they are telling me that there was miscommunication with Spectrum and they only show I paid $250.I have the cancelled checks and proof that I paid the full deposit and they are telling me there is nothing they can do???I have read the reviews where they continually try to cheat previous residents out of their deposit, but I did EVERYTHING right!This is ridiculous.
Where do I begin... Reading the reviews and seeing management reply is beyond comical. They are not professional, the only thing they are capable of doing is the inadequate replies back to current and former tenants as myself. On top of these horrible reviews I am pretty sure none of them live here. (The management that is). This place is Flagrantly Disgusting. Immorally shameless for not having the ounce of decency to ask the two maintenance guys to clean around the place.. I constantly see them behind the building smoking or eating. One even had the nerve to ask me for change. Also the elevators continuous wretched smell of dog piss and dog feces is beyond belief. They do nothing to fix these problems. A/C goes out every summer and they take forever to fix them. Save your money and do not move here. In conclusion the property management must be on a long vacation because they have simply checked out..
I went to the Third Rail Lofts and I was in a rush and came last minute and the manager gave me a tour he took his time and gave wonderful tour and the service was unbelievable.
Why are the garage workers such scum bags and are never at their post? They are literally there 20% of the time and 15% of that time they are sleeping in their car?Can someone please please look into this, something is not right here. Thank you.Homelesss over population right out front, piss and urine in the elevators, a/c breaks often, pool always broken and takes months to fix....look I can go on and on, but I won’t even give this place that much of my energy.If this place cost 500$ a month .. I wouldn’t think it would be a big deal... but it costs $1800!!!!! To live here.... come on guys, step it up!!! Please..not for me, but to keep your jobs. If you dont turn this place around, no one will live here, and you will all lose your jobs. THINK. DO YOUR JOB. PLEASE.If you don’t live here.... stay the hell away from this place. Go pay 100 or so more and stay at the element or maybe a spot in uptown.Hopefully this helps someone avoid 12 months of stress and hardship. Third Rail Lofts is one of my favorite properties in all of Downtown Dallas. Great floor plans, staff, amenities, and location.
The negative reviews do not reflect where Ive lived the last 2.5 years. Management and staff have been extremely responsive to maintenance needs, and cleaning staff is top-notch. Elevators can be frustrating at times, but Ive experienced that with countless other places. Overall, Ive enjoyed my time here. If they offered a three-bedroom at 1407 I would most definitely stay.The changes to downtown Dallas in the last 2 years have been great, and only make a stronger case for living here. I needed to terminate my lease early, and Leslie and staff have worked hard to ensure my apartment is leased with minimum financial downside.Overall, my experience at Third Rail Lofts has been nothing short of great, and Ill be sad to leave.
They are making a lot of improvements to make this a great place.
I had a horrible experience BEFORE leasing. Im still trying to recoup my deposit and app fees. Agent led me to believe that a particular apartment would be held after going online & applying with deposit. $300 and 1 day later (2 holidays in between), I get a call from the agent saying they can only hold it for 2 weeks, theres also a 48- hour cancellation policy (why would I cancel an app to an apt I was led to believe would be available??), and after that, no refunds. She & her apt manager attempted to entice me into a smaller floor plan of which I had no interest. After all-day back and forth, I was told by the agent that her apt manager finally decided to refund my money. Its been almost 1 week & I have yet to see that happen.Since when is this ethical or legal?? How is it legal to monetarily penalize a potential consumer based on false/fraudulent information given by the business? I will never attempt to lease from Lincoln Property Management again. If this is any indication of how I wouldve been treated as a resident, Im glad I didnt move there.I read the negative reviews before attempting to lease, and still went in to gather my own opinion. Well, there you have it. Horrible experience.
Be very careful of having packages sent to you here - they seem to lose everything that I get sent. Furthermore they dont seem to care!
