I moved in about a month ago & love my apartment & how close I am to shopping & entertainment outlets. The office staff is sweet but are a bit slow to respond at times. Overall, I’m happy with my living space.

I have lived here for 10 months and really love living here. I have not had any issues since the switch of new management team. My maintenance requests are answered in a timely manner and the online portal is easy to navigate. I have really enjoyed living here and look forward to the resident parties put on by the management team.

When I moved to Neo, it was brought to my attention they were currently in transition for new management. Even though this was the case, staff still adhered to my needs and were attentive . Maintenance is awesome and fixes things in a timely manner. I have no complaints since being in my new apartment.

Save Yourself the Time And Energy. Management Here Is Horrible. Well the new management. I’ve been here Since January Of 2021 And In April Of 2021 This Complex Had New Management. When I Tell You Guys They are The Most Unconcerned Management Ever. My Maintenance Request Are Never Fulfilled But Yet My Rent And Billing Changes Every Month. They Never Have An Answer For Why Anything Happens, And We We’re Supposed to Have Security That Is Literally Never Seen. The Price is not even Worth The Property Or the Time Of Dealing With Management. My Lease is Up In April and I Can Assure You A place That I Thought Could be home for a few years Is Definitely more Like A Disaster.

The new company here is an absolute disaster. Do yourself a favor and dont bother trying to get a lease here, spare yourself the headaches. There are too many options nearby that are far better run, cheaper, and just as/more nice.EDITed to add - dont be fooled by any recent 5 star reviews. They are 100% fake. I find it extremely difficult to believe that anyone has tried working with these people and didnt pull half their hair out.

Terrible place to live. The new management is basically unresponsive or can never give straight answers. The common areas are SO DIRTY and it smelled like weed most of the time. The valet trash never picked up my trash even after I complained to the front office AND valet which wouldn’t be so bad if I wasn’t forced to pay for it. I ended up terminating my lease early and i’m pretty sure they unlawfully kept half of my deposit.

The most recent 5 star reviews are either fake or made by the people that work here or at the new management company, S2.My rent has gone up almost $300, and I can’t get an explanation from the office via an email or phone.Yes, I understand flipping management takes time, but if you read other reviews here you’ll see that management has neglected this place for months. I just recently had multiple maintenance orders completed, those orders were placed in April. My situation has not been as horrific as others who have commented here. Take a moment to read them before contacting this place.About 2-3 weeks ago, someone put these signs up around the complex. It’s a perfect description of how myself and several other neighbors have felt here since just after the freeze.Overall:Do not move here. I am convinced S2/ Scott Everett is to apartment complexes as who Billy McFarland was to Fyre Festival. This place used to be pretty good, it was the first time I’ve ever signed on for a second year lease- now I can’t wait to leave.

Find something else!!! Old management was better but the new one (owner since 02/2021) is terrible. They couldn’t care less about your issues or requests. Billing always has issues and they charge is extra for one thing or the other like valet trash / water / something else and when you raise that issue with the management they don’t even care to respond for weeks. I wish we had the option of negative stars.I’m sure you’ll find something way better in the area for the same price.

Lived here since August of last year. My apartment was damaged this past February from the freezing winter storms. Pipes burst and damaged everything in my apartment. It is completely unlivable. Floors, walls, ceilings, etc everything had to be taken down. Repairs have now taken 3 months, still unable to move back in. Management/ownership changed over in April of this year. They were unwilling to give discounts or exemptions from rent, etc during this time. Still demanding full price rent and charging late fees for all 3 months. Told me “this is why you have renters insurance”. Do not live here or anywhere under S2 management. Heartless people. Unprofessional. Good luck getting them to answer an email or phone call.

After the February freeze, the old management sold this place to the worst management company Ive ever had.We were displaced for 2 weeks with no rent credit, and when we moved back in we had plywood walls for 2 months. When they replaced the plywood with walls, it took at least a week and they broke our lock, our blinds, and left scuffs/chips all over the living room walls. They never fixed the storage room and bugs got inside the unit. The payment/maintenance portal would go down right before the beginning of the month, forcing you to go get a money order on short notice and sometimes pay late fees. Maintenance requests from the previous version of the portal were never answered, and neither were the ones I submitted to the new portal. The parking garage gate was broken open and stuff was frequently stolen from peoples cars, the street-facing door by my unit was broken open allowing random people to come in, there was no air conditioning in the gym/common spaces. My bathroom sink had no water pressure, essentially just a drip since February. The hallways smelled like hot garbage 24/7 because we frequently had no dumpsters, no trash pick-up, or an overflowing trash room. When my packages were missing there was only 1 person in the office who knew how to get it from the incorrect locker & she was also the only person who wasnt a jerk. I was not surprised when she said she was from the previous management.The office team used to be great, but the new company replaced almost everyone with people who constantly say I dont know how to do that, youll have to wait for [other staff member] and then never get back to you, or they just ignore you completely. Since March, 2 different residents have asked me in the halls if Ive had the same horrible experience they have. A complete stranger in the elevator said I just moved here in January and already gave my 60-day notice because of the staff.I wasnt going to complain since our lease ended June 6, but now they are trying to slap random charges onto our bills because their completely incompetent team told me I could leave my keys in the apartment June 3 and move out. They gave me the wrong email address and would not return any of my calls or messages since - only response was the automated Anna S is dealing with your concern even when I created an account and commented on the voicemail. Today I called 4 times and finally got to talk to someone who could help, but she was extremely rude from the beginning and blamed me for doing what I was told. When I pointed out I was also being double-charged for trash and water on top of the move-out fiasco, she threatened me with extra cleaning fees. It was a petty power trip that pretty much summed up my experience with this team.

I had my luggage (2 boxes) shipped to your leasing office and it has been missing for over 3 weeks now. Your management asked me to provide a police report in order to check for the boxes and till date the camera footage has not been released. I am very disappointed at the new management and the manner of handling things. Neo-Midtown is a very UNSAFE place to live and there is a huge security risk there now. Please release the footage to the police so they can continue the investigation. Your MANAGEMENT is trash! Worst place to live in. Please don’t rent here!

I wish i could give 0 stars. Terrible service. I contact the apartment complex many times to see if there was an update on my application. They ended up saying that they would call me back, but never did MULTIPLE TIMES BEFORE MOVING IN. 1.)Discontinued my application without telling me.2.)Never called me back when promised.3.)Honestly no respect to future tenants.The place might look nice, but if they can’t help you resolve issues and decide to ignore a future tenant because things might be difficult....it might be a better idea to move somewhere else.It’s perfectly fine with me too. I rather spend my money on a place that looks just as nice with better QUALITY service.

Same issues everyone else is having in the previous reviews since new management took over. The property has been a disaster over the past few months and it’s almost like the management team doesn’t care if residents renew their leases or not. Staff members are just plain rude and can’t quite grasp the concept of providing anything other than abysmal customer service. If you can actually get them to answer the phones, all they do is apologize over and over for issues, but when asked what they’re doing to resolve the issues and make the property better, they don’t have an answer. Other than another “I’m sorry.” Also, there’s a package thief living on the premises and management failed to notify residents. This team really needs to get it together. Hands down the worst property management team I’ve ever had to deal with.

Reposting previous reviews was removed. In my 36 years of life I have never lived in an apartment complex like this. It’s like I live in south Dallas or pleasant grove at a low budget complex. I have been without AC for almost a month now and I have been without heat for almost a week. I understand that these apartments were sold to a new owner back on April 1 and the previous management company did not leave the maintenance any tools or supplies. I have a been understanding for long enough. I have a nine-month-old son in my home and you are putting his well-being at risk. I also make cakes for my clients and customers and I am unable to do so because it is hot in my unit. This is a MAINTENANCE EMERGENCY!!!!!!!! We have had days of over 82° outside you should have contacted your bosses and told them that some of these things need to be addressed immediately and someone hired an outside company in the mean time because you have a residence without air and heat. I doubt this is the only emergency type situation that has arose since you took over so they should have done something more. Are they going to credit me something for the month that I haven’t had AC Probably not. You guys don’t care and this situation makes that obvious as they go to their nice air conditioned and heated homes every day. All I keep getting are excuses from everything is here I just need the welding stuff, to it will be done by the end of today from the office and I’ll call you back (never receive any callbacks) to oh they didn’t include the EPA number so I don’t have Freon (but days ago everything was here)Update as of 6-15-21: A/C finally got fixed. There is still a roach and other pest problems. Pest control has been in my unit at least 10 times and still have a problem with bugs. They came and put a new piece of weather stripping but it’s not working they are still getting in. Even the pest control guy said wow that many is still coming in. My front door is littered with bugs. Called and spoke to the manager who put in a maintenance request over a week ago because water was coming in my master window leak all over my things and still no one has been here to fix it. RUN as fast as you can from this place. Look at the other recent reviews we can’t all be making this up.

Some of the staff are nice but the others truly couldn’t care less about you or your issues with the residency. Our packages are thrown in a pile in the clubhouse unsupervised and we were told to “figure it out ourselves” with the carriers. So I have to go through every package until I find mine and hope that no one took it. Currently missing multiple packages because anyone with access could steal the packages. I will be using amazon hubs at the gas station or mailing it to my friend’s house, but this is a major issue that hasn’t been resolved since I moved here last year. Do better.

Office staff is helpful and friendly. The location is to die for. They have laundry room with washer dryer included. There is a gym room open 24 hours a day. Assigned parking and swimming. A great place to cal home for a great price. They also have alarm already installed. Love it!

Reposting, review was no longer visible to anyone other than me… New management has ruined this complex. I lived here for 3 years, and I would have recommended it to anyone. Not anymore. New management took over at the beginning of April and this place has completely fallen off a cliff. See laundry list of issues below. Some of these, I will admit, are definitely nits, but others not so much. Just the combination of all of them is so frustrating and drove me to write this review. (I will update this review if/when any of these issues get fixed (various updates below))Rent and utilities are supposed to be posted the first of the month. But they can’t figure out how to do this. Both rent and utilities each post on a random day. And get this, you are still required to pay the rent and utilities the same day it posts or you are charged a late fee (??!!??). So you just have to constantly check each day to see when it posts (no, I couldn’t find a way to make an alert).It takes at least 8 weeks to complete maintenance requests. (Could be months… idk I haven’t had any of my requests completed since the new management took over)Garage gates are open (broken) 24,7 for multiple weeks at a time. There have been thefts of property inside of cars as well as catalytic converter thefts. All of this takes place in your garage that’s supposed to be secure. Also, anyone can wonder into the community at any time. UPDATE - Gates have been fixed for one week straight, so there’s that.I had my catalytic converter stolen from the garage, and the apartment has ignored my continued requests for a new parking pass to move my car to a more trafficked area of the garage. They, of course, have also completely ignored all requests to help me cover my insurance deductible for the repair. They don’t even deny the requests; they just refuse to dignify me with a response of any kind which is what irritates me the most. (UPDATE - they never got back to me. Went to have a face to face discussion about this with the manager. All requests were denied, she made no attempt to do any little thing to do right by me. Gave off very strong vibes of “we don’t care about you in the slightest”)Trash often overflows the compactor and blocks parts of the garage and parts of the street behind the complex. You will get nice wafts of garbage smell if you live in units nearby.The office doesn’t accept packages so anything that doesn’t fit in the amazon hub ends up in a large pile up in the clubhouse. (UPDATE - they now want a $10 per month “package management” fee to do absolutely nothing with your packages…)They rarely answer the phone. And don’t expect them to call you back when they say they will.They don’t refill the wipes in the work out rooms.Their resident portal website looks like it’s from the late 90s and it prompts you to accept the terms and conditions every single time you go to the home page.

Unsafe, constant break-ins weekly, vehicles stolen, broken into weekly, office computer robbed 4+ times. Property manager has poor security. Police do not respond to apartment calls.After living and working here for just under a year, I would never recommend anyone Live here. With over 15+ break ins, vehicle robbery, gunshots, and a gentleman exposing himself to tenants. These are a few of the things you WILL encounter here. They happen literally on the weekly. Good luck calling the police. I was a courtesy officer for the Apartments and when the police was called, I cant recall a time they ever came. The property manager chooses which tenants to enforce policies against and who to let constantly break the rules with no repercussion.

Moving was a great experience. Eddy was very helpful and still is. However when the winter storm hit back on feb 14th I was affected by it. I was without power and water for two weeks and I work from home. I know this is not the complex fault however I was unable to stay here and work so was unpaid during this time. After power was restored two weeks later, water was still not. I was having to go get water on a daily basis just be able to flush. I am still having issues with the water leaks in the apartment. I have holes in the ceiling of my bedroom and wall where the water heater is. There as humidifiers and fans plugged into the dry all water damages however that makes me have a higher electricity bill because I was asked to leave them on 24/7. The machines are very loud and make it difficult to sleep and work from home. I also have to raise the air conditioning since there are holes it’s causing it to become hotter or colder depending on the temperature outside. Some of my things were ruined in the storage by water damage and maintenance just through the boxes to the side upside down and all my things are still sitting outside. I’m still expected to pay full rent with no discounts or even offered to be moved into a different unit. I am now on 3 weeks going on 4 of on going issues.

Move in was smooth even during the pandemic. Eddy, Gerald and Amy went above and beyond to make sure I had everything I need. I had trouble getting my packages thru the Amazon Hub initially and they were patient and made sure we got thing resolved and I got my packages. The apartment is amazing as well!! Walls aren’t any thicker or thinner from any other apartment I’ve lived in but it sure is cleaner than my last apartment and I don’t have to worry about stepping in dog poop. So far so great!!Update from the winter storm: I lost power for 2 days (not their fault) came back Wednesday because power was restored and the property did email and let residents know but pipes started bursting so Thursday water was turned off. Now since then we have had no updates to when water would be restored. I was being understanding until last night SATURDAY I heard the sprinklers come on and heard water hitting my window. Still I have no water. My cousin is a property manager and she has managed to get water restored at her complexes so I know it’s possible. We don’t even know if a plumber is coming out. But our grass will be beautiful. I hope they rectify this by getting water restored no later than today because this is ridiculous.

I love living in the community it’s a great place for my family. There’s something for everyone to enjoy, my spouse enjoys the 24/7 gym and I like pool areas the best. I’ve lived in multiple places before this community and I have never felt so at home like I do here. The staff is so kind, maintenance is responsive, they have a little treat station for my dog to stop by when we go on walks. The neighbors are sweet and actually communicate to one another. I love our apartment, glad we moved here!

I have enjoyed living at neo midtown. Where my unit is, it’s been very quite and cozy. Maintenance staff has been great! I love them. And any concern the office has helped (which has been one occasion) the only negatives are the parking spots can be tight to get into, and they are very strict on parking. So they tow! Don’t let friends park in numbered spots! Another is the dog park, people don’t clean up after their dog and it’s disgusting. It smells horrible, and no one wants to let their dog play with other dogs. We all just use it as a potty place, at least clean up after your dog. Other than that I recommend Neo.

Staying at this complex has been bittersweet. The staff was helpful on most terms and very quick at handling maintenance issues. However, my car was stolen from the property in December and my friends car was ransacked in February. With it being so many reports of this issues, installing a camera system would provide additional security for the residents.

I’ve loved my time here at Neo! Front office staff, maintenance, and security are all friendly! We have an extremely spacious balcony with a perfect view of the pool and got a pretty great deal on rent! Definitely prefer the main building (attached to the leasing office). It didn’t even cross my mind to look at other places when it was time to renew; I even convinced on of our best friends to move here. Maintenance is quick and efficient; I put in my requests the night before and they fixed it the next morning!

I was displaced from my condo by a fire in September. The staff was very helpful getting me settled in and working with the insurance company. The ladies at the front desk are always friendly and willing to answer all of my questions. My apartment is near the pool. Its been a great experience so far. They have a lot of community events. I honestly have no complaints. San Raphael is great apartment complex!

I visited the property because I was interested in renting and I came across a very unprofessional male leasing agent that did not show me any floor plans nor did he want to show me an actual apartment home. Very disappointed in the lack of professionalism, specially since I work in the industry! Seems as there is a bit of discrimination going on.

Don’t come get an apartment here by the pool side bcus it’s always noisy that u just can’t sleep or have some rest, 9pm imagine people still swimming making loud noise! The people living above us be running at night shaken everywhere as if they wanna bring down d building........Too much noise at the pool side whenever people are swimming. Don’t think i will renew our lease.

Honestly, I love it here! I havent had any problems with any of the office staff, and the maintenance is GREAT! Anytime Ive had any sort of problem they fix it immediately. Recently I had an issue in my apartment, and right after I submitted the after hours maintenance request, Cory Jackson reached out to me, and kept me updated throughout the entire process. He was very professional, and very nice. The units here are great, the layout is wonderful, the grills always work, the pool is clean, I have no issues. When I go into the office for anything such as packages, or anything else, I usually see Michelle Sanders, and she is very nice, and always remembers me! Its nice when an apartment complex makes you feel at home. I have no plans on moving anytime soon.

I lived here for 10 months during (Oct 2013-July 2014) and I really have no complaints at all. I lived in 1 bedroom apartment on the third floor close to the pool. Clean apartment and everything works, my neighbors were all really nice. The office staff was always very helpful to me. The only good thing about the apartments in the parking garage. Your bill will change every month for charges because the office does not understanding how to properly bill you. The maintenance request is not always done in a timely matter or not done at all. The trash is stacked up inside the parking garage and left there. When I moved in the bathroom was not clean and the title was filthy. The bathroom title was broken and I had sent request for it to be fix but no one has not done so. I cant wait for my lease to be over. Also I had a package I order come in and was told it was in the parcel but couldnt get access to it. The office advise me they would fix the issue and contact me but never did.

I am first time renter, I explained my personal situation and how much rent I could afford. The leasing manger and I sat down and went over my option, walked around the complex, she then gave me a list of organized floor plans and styles of what type of apartment I wanted. We thensat down and calculated the best day to move and how I can take advantage of the special of the month. I reallllyy wanted to live near down town Dallas again but after walking the complex and seeing the updates I realized I get a bigger bang for my buck at Neo midtown. I move in 2 weeks and the leasing agents are guiding me step by step to set everything up. I am excited.

I have been here for around 6 months now. We have received at least 6 notices of residents cars being broken into, the 4th floor always smells like weed, and several of our friends cars have been broken into since moving in. The place has now finally hired a patrol officer, but I worry that it may be too little too late. This place will not be fixed until the clientele is fixed. Unfortunately the property is stuck in a catch 22 where they cannot attract good residents due to the crime of their old residents. It is worth mentioning that the amenities (pool, fitness area, etc.) are top notch but without the peace of mind that comes with a good stable living space I am unable to enjoy them fully.

I will agree these apartments are decent, but they are managed horribly and they over charge for everything!!!! I wish I would have done more research before moving here. There are way better apartments in this area for way cheaper! They charged for valet trash pickup at your front door, but I always had to go dump it myself because it was never picked up. The second month of living here my car got towed out of the parking garage because the girl at the front desk forgot to give us parking stickers. Yes, they paid for my car to get out but wouldn’t take me to go get it or pay for a uber. I had to wait til 9pm for my boyfriend to get off work to take me to go get my car. It was super frustrating that I had to miss a day of work. If I could give zero stars I would! 🙄🙄

So I already know that in response to this management will most likely post a response that says they are very sorry about my experience and its up to the residents to prevent crime, well try to say anything that sounds corporate and apologetic but we wont actually make any changes or take any responsibility, etc. etc. Before I get into my actual experience, let me first clarify that this gets 1 star instead of 0 for two reasons: 1) Google wont let me put 0 stars, and 2) the front office staff is typically receptive and apologetic. Within the first three months, my car was broken into, towed, and vandalized. My friend, who has already posted about his experience, had his window busted out in the guest parking. My roommate has had his car broken into. There are at least three other reviews stating the same thing. And nothing has changed. Did they ramp up their monitoring system with additional cameras? No. Did we get any kind of discount because thats the right thing to do? No. Were we let out of the lease early because we dont feel safe walking to our vehicles? No. This apartment is unsafe, takes no responsibility for the safety of its residents, doesnt vet its residents, and doesnt do the right thing when residents property is damaged and/or stolen and/or both. Never have I experienced anything like this in an apartment complex, and thank God I have a ten month lease and not a twelve month, the sooner we get out of this place the better

Ive enjoyed living at San Raphael for just under a year. Great apartment, neighbors respect privacy and Ive never had a problem. My dog loves it, cant give a better recommendation than that.

Review updated to 2 stars after living here over a year. Management can never get back to you with anything. Failed promises, no one is held accountable. Valet trashed forced upon you and never gets picked up half the time and we have to pay for it. Only good thing about this complex is the maintenance staff. They do a great job and fix things in a timely manner.

Dont move here. Please for the love of God dont move here. I have lived here since August and hate it. Janky property. They have spent nearly 3 months upgrading the parking garage (calking a few cracks) instead of installing a single camera in the garages. Like they said cars get broken into all the time. Mine has been broken into now a third time. All while parking in the designated spot. I will be spending 5minutes every day to write a terrible review for this place so I can bring it down to the one star property it deserves until they can get their heads outta their asses and fix the real problems. Please guys seriously, Dont move here! Not worth it. Way overpriced!

Beautiful and new property, its really a shame that the management company makes it a miserable place to live.DO NOT MOVE HERE unless you want unnecessary bills for maintenance. Our microwave malfunctioned and they are charging us $270 for it.They will also tow you without warning and harass you if youre parked over the line even though their parking spots arent regulation size. Absolutely the worst place to live when it comes to management.

Nice space. The rent increase is pretty steep per year whether your unit is updated or not and without noted additional amenities (e.g., no updated gym equipment, etc); I have a neighbor whos leaving to go buy due to the hike. Neighbors upstairs can be very loud (disrupting peace and sleep) so be sure to get the highest unit. Valet trash is mandatory $27 without the opt-out. Your parking space can be far from your unit - theres a neighbor who consistently blocks cars just to take out groceries. Sometimes the gate needs repair. My advice is to just keep ROI longevity in mind.

Ive lived here for over 5 years and Ive been treated terribly. My car was stolen from the parking garage, which has no security cameras, and the management had the nerve to give me grief about a rent payment error due to a change to their new payment system.They never notified me that the payment didnt process, and instead call after the due date and slapped me with a fee. I always pay my rent on time and immediately write a check when there have been online payment issues. They do not know now to treat good tenants.Im moving out as soon as I can.

I lived in this place for 4 years .. Believe me, I know what I am talking about .. this place was called Sant Rafael before .. the manegement were lovely people and the services was excellent .. I moved from 1 b apt. To 2 b apt. After one year because I loved this place .. then Fairfield took over this place changed the name to Neo Midtown ( Neo !! ) and turned it to a very bad place especially with the new Property Manager in charge .. the services dropped down, all access doors not working properly, garage gate broken most of the time, awful valet trash service (mandatory carge for it $27/month) and they dont work 2 days a week ?! ( what I suppose to do with my trash during those days !) And ofcourse they dont pick up trash on holidays ..cold weather .. hot weather !! Put keep charging you for th service ... my Rent supposed to be $1625 / month .. but with the extras they were adding I end up paying $ 1750 !! They dont put any security cameras in the parking areas so there was a car break in every week ... After I spent a fortune at this place for 4 years, I left my apartment recently and they send me an invoice of$ 3200 for repairs ?! They put all kind of repairs that can come to your mind, though we have left the apt. In a very good condition .. ofcourse there was some normal tears and wears !! We stayd there for 3 years !! Come on !! Do you want to get it back brand new ?! And they have added a damages that we can never tell who caused it ?!To make long story short .. if you would like to be ripped and have a bad housing experience ... Neo Midtown is your best choice ..Good Luck ......

I usually dont make any kind of reviews, either good or bad. But when I do, I try to review based on unbiased experience. I lived there for a year and honestly it was bad. Some of the worst things were: the non-functional HVAC system (due to poor design), low security (they would break into cars in our private parking lot), passive-aggressive management (staff was nice though) and, finally, ludicrous moving out charges (non-existent damages). There are many options around this area, try to avoid this place if possible. As Ive mentioned, this review is based after one year of living there. Ive happily moved out.

I’ve been living here for over a year now. Over all, it’s a nice place to live at low cost except that the last year there were too many notice about gun shoot, broken cars(in a private parking) I still wonder how that was possible. I should emphasize that it happened many times, not just once. Let’s not talk about the trash! Most of the time, the trash container next to the parking garage is full—this shows a really poor maintenance. Your car gets towed on your own assigned parking because you didn’t put the prking permit, but why do I have an assigned parking if I must have the parking permit? The good thing that I like about this complexe it’s the maintenance staff. They respond promptly to requests, and they are handled in a fraction of time.With all of the events that occured (gun shoot, broken cars,...) show that this place has a poor or not at all security. Therefore, I am about to break my lease with them. You guys should lease somewhere else if possible.

ATTENTION*****If you are looking to lease an apartment here...DO NOT MOVE to these apartments. Your things will get stolen out of your car the second you move in. I have gotten my truck broken into. The security here is trash. They have a so called curiosity officer but I am not really sure what their job duties entails because they never seem to be onsite. The leasing office is no help. How are you going to have only one camera in one parking garage but not in the other two garages? How am i suppose to feel safe? I say you budget for getting cameras in these parking garages and getting a tight security enforcement on these properties instead of budgeting the leasing office with nice furniture and decor, perpetrating as if you are the best apartments around here to live in!

Can you believe my family and I lived here for 2 years! Under all the mass construction, mold, water leakage, and maintenance issues? When we moved out, I gave the receptionist my 30 day notice and then follow up 7 days letter via email to make sure they got the vacancy notice, THEY SAY THEY DIDNT! They insisted to fight with me and charge me $600+ for 7 days and ridiculous repairs when we moved out on the 1st as planned!If you like paying OVER PRICED, UNATTENDED MAINTENANCE ISSUES, and LACK OF COMMUNICATION by the property management team, by all means, please stay here.Now, Im here trying to dispute with the collection company that this balance due is San Raphael Apts fault. Thank you but NO THANK YOU. Stay away from this complex!! Its a rip off!Property Managers: Stephanie Herrera - Office Manager - TERRIBLE attitude problem and refuses to communicate with the tenants on how to resolve issues. I lived in quite a few apartment complexes in the DFW area and this “complex” is by far the worst in every single aspect. First of all, nearly every week you get car break-ins notices and apartments’ break-ins notices in your door when you get home from work. Every weekend (and sometimes weeknights) you hear gunshots outside, which is beyond scary not to mention highly compromising to the safety of residents’ lives and their property. After this has been going on for nearly a year, the management finally decided to hire a “security company” to patrol the complex. This security company is a joke. Every time I see a guy walking around, he is on his cell phone texting, Facebooking or Candy Crushing. This is how they enforce residents’ security – by hiring the cheapest, very shady security company, which is completely useless and you don’t feel safe walking around to check mail or for any other reason, especially after the sunset.Second, the trash compactor is constantly broken and the trash piling up in the parking garage, reaching residents’ parking spaces (see pictures attached). Management doesn’t care to properly fix it, which results in an awful smell, trash everywhere and giant cockroaches all over the garage, breeze ways, pool area, and your cars. Very sanitary.Thirdly, there’s always a mess in the main pool/grilling area. Residents don’t respect the place where they live (although you can’t really blame them), therefore they don’t clean after themselves after gathering/grilling in the pool area. Apparently, there’s no one on staff who would clean the common areas consistently. You’ll be lucky if they clean once every week, after there’s absolutely no room in any of the trash cans to throw away your trash, so all the trash is on the ground.They have constant system bugs in their online payment system, which somehow results in higher rent/incorrect utilities amount. When you call them to ask about it, they don’t pick up their phone so you’ll have to walk to the office to get it resolved. They tell you to sit and wait until they can assist you, which takes about an hour at best. System also sends you notifications to come pick up your delivered package when there has been no delivery for your apartment. Quite annoying!This brings me to my last point – the management. Worst ever. Michelle Sanders and Abby Shrigley are completely rude, unresponsive and ignorant (after you sign your lease or if you’re moving out). They treat you with nothing but arrogance for no reason whatsoever. They have no intention to help you to resolve any of your issues. To top it all off, you will be charged $5 for every hole in the wall upon move-out. Unheard of!!!!! Not a single apartment complex charges you for tiny holes in the wall. It is NOT a damage, it is normal wear and tear. So ridiculous!!!I would like to end my review on a positive note, however. Maintenance guys are prompt and helpful. There’re no other even remotely positive sides to this poorly managed and (literally) trashy apartment complex.
