Visited this place for a walkthrough. Spacious 1 bedrooms but they seem super shady. The leasing professional greeted me with a mouth full of food and didnt seem too happy to do her job. Nor did she introduce herself. I felt like they were saying anything to get me to sign a lease. One minute the apartment I wanted was available then next its not. Then the next day its available. Weird run around game here. I told the leasing professional that I wanted to come in to view the unit but they were insistent on me signing the lease before viewing the apartment. Big no no for me!
I’m new to the community & so far I like it. The apartment is fairly modern but what I like most is our work orders get done on a timely manner. Several times i’ve spoken to both Francisca & Alex in the office whom are very nice and take care of my concerns. Another plus for me is the covered parking that comes with your apartment, it’s nice to come home & not have to drive around to find a parking spot. Overall great place I recommend.
We new residents to the apartments. Since we got there Francisca Quintana have been very attentive to any request about the apartment. It’s been 3 months living so far and happy to recommend due to security, quiet place and good neighbours. Thank you so much. And shout out to Francisca she has been a pleasure and very nice person.
The new management is better than the old one, they keep things working but the pool is almost always closed
1st apartments in Dallas. Terrible. Make sure all your guest “check in” because they will tow your car. The tow truck is there around 3 times a day. Biggest suggestion is stay away and rent somewhere else. The tow company signs a contract with them of course but to sit there and lie and say they do not get get money from them for each tow is complete Bull. Best advice!! Don’t sign a lease with them!!! Stay The F away..
This is the best place I have ever lived. The property is ver nice, the maintenance crew is very good and they quickly respond to any requests. The Management team is the best there is. Always vert friendly, and very sensitive to people’s needs. I highly recommend Frankford Flats to anyone that is looking for a nice home. Here you will find peace, good value and very nice people. This is my home and I plan to stay here for a long, long time. Carlos
Nowhere did it mention 3 large flights of stairs. I’m not physically able to climb stairs. Had to cancel, but they kept the first nights fee. Very disappointed.
Apartment living is iffy. You never know if theyre just in it for the money or if they genuinely care about their residents. Luckily, I have had nothing but positive experiences since living here. Francisca has gone above and beyond to make sure my needs were addressed. Whether it be maintenance requests or a question about a misplaced package. She is on top of it. Im grateful to have such a positive experience as a tenant. Keep up the good work!
If you are a visitor, make sure you register your car! Ive been visiting my parents at this complex for the past two years and never had issue until last night. The signs are not obvious and apparently they dont make it known to residents about visitor parking. Also, my parents are senior citizens and dont check email that often so if thats how theyre making it known, everyone may not be aware. Great holiday present to have to come out of pocket $200 to get my car back after being parked for an hour🙄 happy theyre moving!
Do not move here. Random people go through your apartment when you are not there. The complex participates in criminal activity. You will have mail missing with the management always in your business. The area is in a high crime area. Find another place to move please. If you see high ratings. These people were given something or a contest to put 5 stars. Look at the other ratings. They are low. This place is trash just like management.
Very bad customer service apart from the fact that they charge you a very high rent and I call when between asking they told me an approximate of $ 30 and they start at $ 50 plus drainage as it is possible that they are charging you a high price for water when only one person consumes and his answer was it does not matter if you do not consume it, it is charged for the line, paying $ 75 for water, it is an abuse, it is paying more water than electricity. I really want them to improve knowing that it is not a safe area because they steal from cars, question with neighbors and pay less
I want to thank Francisca(manager) and the entire staff for just simply caring and being understanding to the needs of the residents especially during this time with the pandemic...they worked with me patiently and provided resources in order for me to keep my apartment through these very difficult times and i am extremely grateful...GREAT JOB GUYS😁

Ever since I moved to Frankford Flat Apartments, Francisca has been so helpful with any requests and mantinence that I needed she is Awsome and works fast! I also really love how clean and modern the apartments themselves look. Would definitely recommend this property to anyone in the DFW area.

I highly suggest living somewhere else.I’ve had multiple issues from them lying about money, to maintenance issues. When I first moved in, my apartment wasn’t ready. I had issues with my toilet and my ceiling leaked for days before I could get it fixed. All the water from my ceiling ended up destroying a lot of my clothes and shoes. I ended up having this issues many more times. Another time, I walked into my apartment and the maintenance guy was using MY iPhone charger, and my knife to fix my patio door. We also have reserved parking spots, and Idk how many times my neighbors parked in my spot. My friends car also got towed multiple times for parking in open spots.. another issue is how money hungry they are. Before I even received my keys, I had paid my security deposit and admin fee. They attempted to charge me for those 3 more times... their late fees include, an extra $10 per day which can really add up. I moved out in July and STILL haven’t received my security deposit. I called about 2 times a month to see what was going on, and they kept reassuring me that there was a delay due to COVID, and that I would receive it. The third time I called, they guy said he didn’t owe me any money. The 4th time I called, they guy lied and said I’d receive it in a week. Last time I called, I talked to the same guy and suddenly he said I owed them money.How did I owe them money after 6 months and this is somehow the first time I hearing about, if I’ve talked to them multiple times? Why I hadn’t I heard anything?They also refuse to answer phones, and when they do, they LOVE to have you on hold for 30 minutes and hang up. I recommend avoiding someone named Brenda. Sometimes they’d tell me that they would call me back and of course they never did.Also very loud and ghetto neighbors.Management had changed about 3 times so that should tell you something.
The only reason I’m giving 3 stars is because parking is very scarce and when we first moved in there was roaches everywhere for 2 weeks it was a nightmare . Then they came and left bait and we haven’t seen a roach since so I am relieved about that . The office people were really nice but they are under new management so they haven’t had their portal available and we have to call to submit work requests . It’s been a while now and they still haven’t given us an online account to pay rent. I called to submit a work request today and twice I was forwarded to voicemail . I’m sure the new staff is busy if that’s the case I understand. I will leave another review to see how everything is resolved.
My family and I have lived here for almost a year and we wanted to renew our lease however the new management has made our home living experience unsafe, undesirable, and we are promised amenities that we are expected to pay for but not enjoy. We have a swimming pool we are not allowed to use even though public pools are now open. We have no computer access to the business center they boast about. There is no gas provided in the kitchen grill located at the pool we cant use. My free reserved covered parking spot was given to a new neighbor and they used my spot whenever I move my car. The gates are never shut or locked so I am unsure how that is an effective gated community. The dumpsters are unkept and spill out unto the pavement. The laundry mat caught on fire months ago and the broken glass still remains with boarded up windows. When I complained about the pool not being open per the governor opening all pools I was told not to come into the leasing office again about this issue. My family and I will respectfully continue to pay our rent until the lease is up even though we are not allowed to use the amenities we are expected to pay for but the least I can do is advice you to take your money to Slate or Carrollton Park. I hear their pools are open and that their leasing staff is pleasant. I can not in good conscience recommend moving your family to a place where I feel unsafe.
I can honestly say I love these apartments and as a single mother moving here from Louisiana, they come and fix things right away, it’s very peaceful around here day and night, Gated community, they are very nice and very helpful in the office, I love the fact that there isn’t any drama in the apartments my son can go outside and play as he pleases, when I have had hard times ms. Dina or ms. Jennifer try to help as much as they could. I love my apartment, hand down for this apartments.Keep up the great job office staff.

I recently decided to move into the apartment with my boyfriend who has lived there for a couple years. There was a little issue in getting approved but the staff was extremely helpful in letting me know what documentation was needed to get me on the lease. I am extremely happy with my experience.
I applied for an apartment here after discussing a unit with the office. After receiving my lease to sign I noticed the rent was higher than agreed upon. After feeling like I was deceived I asked for a refund of my application and admin fees. I was told they were non refundable. Attempted several times to reach the corporate office but was unable to reach anybody. Unprofessional and shady. Make sure you read everything before signing.
Pros: Inexpensive. No rodent/pest issues. Ive never felt unsafe. Clean grounds. Good location close to schools, shopping, dining, bus routes and major highways. Decent inside apartment (they are old and suuuuper basic). Con: Unhelpful front office staff. Maintenance is almost non-existent. Like, disrespectfully so. This is new. Before, issues were fixed within days. A new management company? Cost cutting? They will close tickets without the work having been done. If they DO come (they came once), they do haphazard, sloppy work. One thing they fixed broke again a week later, now still broken. Come inside without leaving notice that theyve been there. I pay my rent on time, every time, per our signed contract. They are not honoring their part of the agreement. But let me be a week late on rent and see how fast somebody comes out to put an eviction notice on my door. If you like paying rent for broken things to take an act of Congress to get fixed, come on over.Edited to respond to the propertys automated response: Now why on Earth would calling or coming to speak with you get my issues resolved when going through the actual apartment protocols like Im supposed to did nothing? Manager is great! Close to my work, so convenience is key. Maintenance will fix anything that you need.
My husband had already posted but I am just a firm believer in giving a positive post when it is deserved. So many people out there are quick to give a negative post and in most cases it was from something that they caused themselves. That being said I can honestly say we have never had a bad experience at Frankford Flats. First Class all the way!
Its a quiet apartment complex. Security is always around. The tow truck guys are a pain. The maintenance is always on top of any issues reported. The staff are like family. They are currently going under new management and I hope things will be the same or better. Maybe a playground for the children?
I lived here when it was Kelly Crossing, it was a nice place, they had some problems, but not like they have now, the office really tried to address the problems respectfully then. My little sister lives here now, and she has for 5 years, she just decided to move closer to the college she will attend in the fall. Since she put in the 60 day notice she had been threatened from the office member named Dania.. This lady is unbelievable, she threatened my sister to file an eviction although she had never missed a rent payment. For the past 5 years they have been accepting rent, and allowing renters to pay the water bill at a later date, since my sister filed the 60 day notice Dania told her, while I was standing there, she would file an eviction if she didnt pay the water bill that day, even though the manager Jennifer stated she needed to pay it with the probated rent for last week she would be there. This lady Dania harasses residents that put up bad reviews about this complex, forcing them to remove them or theyll have problems, she did this openly in front of others in the office. They also have residents put up fake reviews, stating they will help them if they ever need help. She has harassed my sister and other tenants repeatedly since she has been there. Whats worst is the management protects her. Ill keep you posted as to if she actually files an eviction on my sister. We will also start petitions in that complex and have this reported to the local news if the corporate continues to sweep the actions of these apartment office personnel under the rug. These issues need to be addressed immediately. There are better places to live please dont fall in this trap, you will be sorry.
Office staff are super helpful and friendly. I love how the way they renovated the office. I look forward to all of the other improvements they are going to do. If you are looking for an apartment that feels right at home. This is the perfect place. I would recommend it!
Been here for a little over a month now and so far so good. Its quite, work orders get fixed quickly, and Adrianna was super helpful and genuinely seems to care about having residents feel comfortable in their new homes. Would definitely recommend.

Worst apartment to ever live in ... MOLD EVERY WHERE IN THE APARTMENT. Whatever you do spend your money else where. Maintenance never come to fix anything, they have no knowledge of what they are doing . Do not rent at Frankford flats!!
I lived at Kelly Crossing for ten years. I have never had any problems with my stay there. Maintenance was always prompt in fixing what needed to be fixed. The management was always helpful and friendly. I loved the apartment unit I lived in and each unit was assigned a free covered car spot close to the actual living unit. Kelly Crossing is the perfect spot for all you grocery and shopping needs, its surrounded with just about every major shopping venue, as well as, restaurants and fast food places. If didnt have to move when I did, I would still be at Kelly Crossing.
I love these apartments! They have a great office area and staff that are always helpful. the apartments themselves are very clean and are very safe and family friendly! I would highly recommend these apartments to anyone looking for a place to live.
Frankford Flats on Frankford Rd. I have been coming over to these are apartment for 2 years visiting my boyfriend before moving over here in my own that I have been in for 8 months. I love it here.It is quite,clean,peacefully. The ladies in the office is great. They are very intensive to your needs no matter what it is the you may need. I have ran into a couple od situations and the Dianna was so understanding and work with me through it,Deena,the office Manager is so great, her and Adrianna. If you are looking for a great place to stay. I would recommend Frankford Flats Apartment 100%. I will feel in love with this place long time ago,. The Ladies in the you will love them and will not regret it.
I had an amazing time at this apartment. Too bad I had to leave due to my work going further north. I was most impressed by the management, they work as a team and very respectful and accommodating to their tenants demands. I promise you would love it here.

DO NOT MOVE HERE!!! I don’t care what the other reviews say. They have ROACHES AND MOLD IN THE APARTMENTS. ROACHES ARE LITERALLY EVERYWHERE. It’s horrible! Maintenance takes forever to come and fix something.

Dont move here!!! I tried to give them a chance even after reading the reviews since there is new management. I signed my lease on 7/7 to move in on 7/29. I received a call on 7/25 stating my apartment wouldnt be ready. She asked if I would like to change from the 1st floor and move to the 3rd floor. That was not what we agreed upon. I explained to her I am moving from over 2 hours away. I have hired a moving company and just got out of my current lease. So that would leave me with no where to put my things and living out of a hotel. This an on going situation so I will keep you posted.
After my previous two posts, one extremely thrilled and the next not happy at all, I received a call from a new manager I hadn’t met yet. Dayna (manager) got my locks changed and got me a new parking spot! Hopefully these new changes will help me make the decision to stay. Despite the random occurrences, the apartment is beautiful, the specials are amazing, and the price point is reasonable. I truly believe they are changing things up but takes a bit to change the standard of living from the previous. My little and I are comfortable here without being completely poor. My only suggestion would be if they added security cameras in the parking and hallways of apartments! They have a nice package room...my friends say I have a nice apartment. The backsplash is definitely amazing. But the crowd is still terrible.
So I came in to view an apartment but they had none to show in the floor layout, understandable. So I made an appointment for one that was going to be available to show soon within the next 2 weeks. Came in for my appointment, 15 mins early, and the leasing person had no idea that he himself had made this appointment with me. He walked into some side closet, I am guessing where they keep keys and work orders and stands in there for about 5 mins just scratching his head. I assume he realized he messed up. He walked out and said he didnt have an apartment to show, and told me if i had come in earlier that week he would have had something. Basically putting blame on me like somehow its my fault. What was the point of making an appointment? If it was leased out, he could have just called and said so, not wasted my time as I had to schedule this out of my day. Very unprofessional. If thats how leasing is expected to be I can only imagine how irresponsible they can be in managing. I guess some of the fellow negative reviews here are valid after all. Glad I lucked out and never even got the chance to lease.
Looking for a 3 bedroom and decided to stop in this really cute apartment on Frankford Rd and spoke with a very friendly person Dana I think thats how her name is spelled anyways found out they didnt have 3 bedrooms and refer me to another apartment she could have just said no and I walk away but instead she helped me and pointed me into the right direction. Thanks Dana for your help there is not many people that nice out there in the world so keep being you and helping others.
I moved here at the end of June and havent had any problems. Michelle in the office is awesome. She made the move up from Austin a breeze for me. The price is right and the neighborhood is safe. The only thing I would change would be my carpet, which has lots of holes in it from the previous tenant.
The manager doesn’t know how tow fix any problem in this complex.I have a problem with my dirty neighbour for long time.I wish there is someone can help me out of the office.

We moved here March 2019. With the exception of a few little hiccups, we have found our stay here quite pleasant. We had an issue with our neighbors who played music too loud, but we talked to them and figured out a plan that worked for both of us. Other than that and some small issues with ants, everything is great. I can tell you that we have not seen one of those hideous flying roaches once. Not even outside on the property at night. This is a huge relief for me.The apartment is super cute. There is a lot of cabinet space in the kitchen, which isnt something you normally see in an apartment. The kitchen has an over the stove microwave, which saves on counter space, of which there is already a lot. The kitchen is roomy and has a clear view of the bay window in the dining room. There is also a cute backsplash, which adds a lot of character. Its just overall very nice. The bay windows are really nice, too. The patio is large and has ample closet space for storage. We love our covered parking spot that is right in front of our apartment. We didnt have this at our last place.We really like the office staff because they are approachable and helpful, but mainly because they dont bother us, lol. The last place we lived, it seemed we were always getting notices for every little inconsequential thing. If you are introverted like me, having a notice on your door two to three times a week can be stressful.
Just completing my first month in an apartment after 13 years in a house and could not be more happy. What a wonderful place to live. It’s quite, clean, and well maintained. Of course I fell in Love with Diana, but was surprised to find that everyone is just as wonderful. There were a few issues that I encountered when I first moved in, but have not had a request that wasn’t completed within 24 hours. The maintenance guys are AWESOME! I’m so blessed to have found this community.
I have lived in this apartment complex for approximately 10 months. My apartment was entered and no notification was left behind to inform me of entry. I arrived home on a Friday evening, had difficulty entering my apartment as they had messed up my lock and then had thought my apartment was broken into. People make mistakes, however it has continued to be bad news. I had water damage 2 weeks ago and now I am dealing with mold and mildew which has not been taken care of in a timely fashion. Then again, the same leak which occurred happened again. So not once, but twice have I come home to water coming through my ceiling. I would highly recommend you look elsewhere.
I had some issues with the visitors parking but the apt manager called and find a better a solution for us.

**Update on the collections situation - I was contacted by the apartment, and they did work with me to setup a payment plan after providing the breakdown of the charges (and removed it from the collections company).**BEWARE - please do not rent here! Save yourself the headache and rent practically anywhere else. The nice staff some of these reviews mention are nothing but a smiling face, and will stab you in the back every chance they get. I cant believe people are saying the exact opposite of what I am about to say in reviews for this place... my experience was nowhere near acceptable.Our apartment flooded while we were not home. They found out about it 3 hours before we got home, but they never notified us. A lot of our furniture was damaged and the apartment definitely had problems that needed to be fixed. They took FOREVER to come repair the damage (didnt even repair all of it - we had cabinet doors that had fallen off due to water damage that were broken up to the day we moved out), and we had to fight tooth and nail to get them to come out and do anything.They refuse to proactively communicate with you, and will leave you guessing on things until the very last minute. We waited for months after we moved out to hear if they were going to try to charge us for anything, and I found out today that I had an account in collections. When I called the apartment, they told me the letter had come back to them as unable to deliver and read me back the correct address. Amazon/FedEx/UPS seem to have no problem finding my house, so this just seems like another drop in the bucket for this atrocious staff at Frankford Flats.Borderline criminal, absolutely pitiful excuse for a staff. The assistant manager is an airhead with no knowledge of anything going on in the apartments. And not to mention, they do not enforce their hours at all for the pool. Good luck if you get an apartment anywhere near it, because you will have loud music blasting all the way to midnight and sometimes beyond that on WEEKDAYS. Also, you would think getting a package delivered correctly was an act of God - their automated Luxor system frequently has the packages in the wrong box, and the apartment has literally no idea what to do in that situation.
I have to say Michelle, the leasing Professional is GREAT! Very much a people person. If I wasnt moving to Houston, Id rent here. I have spoken with many leasing agents and none are as people oriented as well as showing a high level of customer service as she is and does! That goes far with me! Its few that I remember their names, but Michelle, left a lasting impression on me. You have to put into consideration whenever you lease somewhere that the people who work in the leasing department are going to be handling your demands and issues. Id rather have someone who takes pride in their job duties!
Im not saying dont move here. Just make sure they clean the place before you move in. Check the blinds, ceiling, toilets, stove, behind the fridge, and the air ducts. They just paint over pubes instead of cleaning the place. I advise walking the apartment with them before you to assure they deal with any problems as quickly as possible and so that they dont give you any bs about how they hold high standards. But once the place is clean its fine living here. No bugs. Friendly neighbors.
Don’t rent here, Cusomer service is horrible Maintance is horrible and you def pay for what you get. The foundation of the apartments have not been kept up looks like in years and don’t let me get started with the roaches. I’m a clean person and they still had them.

I’ve been living here for 7 years and I’m finally moving out due to the services ! I’ve been threaten.. harassed by the manager Diana ! She called back to back serval times for a balance that I’ve spoke to the Assistant regarding and was informed it was ok to make the payment later ! Today 4/30 Diana called me multiple times after business hours at 7:30 and threatened to back date my eviction from April until May when I paid my rent and stated I better come in 30 mins and that I’m taking time out of day for her and her kids and hung up in my face. My sister was a witness for all the things that where said today ! I’ve never dealt with this situation but after this situation I will never refer or return to this complex again! The worse apartments ever!
I have shared a 2 bedroom apartment here at Frankford Flats with another man for almost 3 years now - today is June 6th 2019. The manager at the time I moved into was very much on the poor side as far as listening to concerns and getting things done, The manager now. Daena, has been manager for about two years, She has always listened to all my concerns and any problems in my apartment. I have always has items needing fixing or work get done in a a day or two which I really really appreciate as I am a senior citizen and do not have as much patience as my younger roommate, I expect things to always get done sooner than later. Since Daena and now her assistant manger Jennifer, are working together, everything seems to be much better than it once was. Nothing is perfect, however Daena has a good attitude towards always making it right. I have talked to Daena many times about concerns and or items needing working and she has listened to me attentively and taken care of all items needing work. Thank You.JLZ

This apartment is the WORST I have never had a problem at any of my preserve apartments. I have not moved in yet and I am already having problems with them.. so to save someone time DO NOT waist your time going here.. This place sucks!!!!!!!!!!!
I moved into this apartment complex about a month ago and so far I have had no problems. The neighbors are very friendly, the apartment was clean, and best of all they are always willing to help. The only bad thing about these apartments is the porch fence. Keep in mind I live in the 2nd floor and this fence looks like it is about to break down. (Looks like rotten wood and it is very shaky) Other than that flaw, I am liking the apartment. :)

STAY AWAY!!!!!! WORST apartment complex in the universe. Living on a park bench would be more pleasant than having to live here. Staff is incompetent. The property manager is a raging queen bee.The property is NOT maintained, and the maintenance staff will NEVER come fix ANYTHING, and if you get lucky and they do it will NOT be done correctly. Save yourself a massive migraine because this place is horrid!

Good prices, but the dumpsters are RIDICULOUSLY far from most apartments. I feel bad for anyone who needs to take their trash out when its cold or rainy.
DO NOT MOVE HERE !!!! I had nothing but a horrible experience with Frankford Flats. From the day I moved in two years ago it was nothing but disappointment after disappointment. My first apartment was a 2 bedroom, the day we moved in you can tell the complex wasn’t done renovating the unit. There were light switches with open wires exposed and little things throughout the apartment that needed to be addressed by maintenance. When I transferred to my 1 bedroom it was EVEN WORSE. The front door didn’t shut on its own, it needed to be locked to stay shut. My balcony door didn’t have a lock switch that worked you had to put the safety bar down to secure the home, after a day of being in the house I come home to a women painting my shower with VERY STRONG pain fumes. I had a 2 year old daughter with me so we had to leave the house for two days so it would air out. The water pressure is almost ALWAYS messing up. My showers would go from hot to cold to cold to hot. Never consistent. Not to mention on another occasion maintenance had entered my apartment to repair the falling apart ceiling and i noticed some one was in my house because things were in different places then when i left that morning for work. No one called to ask or let me be aware someone would be entering my home and no note was left behind stating that someone had been inside !!! I had a MASSIVE bee hive attached to my balcony THE ENTIRE time I was there. Called, emailed, and even went into the office to address the situation and it never got handled. Dana the property manager ASSURED me the problem had been handled when pest control came. Just for them to tell me they are endangered so they have to get a specialist. Well the specialist never came by. Months go by and the bee hive is still there. I had to CONTINUOUSLY capture bee’s INSIDE my apartment that were getting in from the lack of closure from my front door. My 2 year old daughter was stung INSIDE our home playing in the living room. I was stung while closing the balcony door. Finally a month before I am going to move out the bees were removed. The morning before Mother’s Day a resident stops me in the parking lot and tell me the maintenance man hit my vehicle in the back and wanted to alert me of the damages. I brought it to the managers attention and didn’t receive any type of communication as to what was going on to resolve the situation. I called on two different occasions to seek answers and was denied. Finally I go to turn in my keys and Dana let’s me know that unless I had video evidence of the incident that nothing would be done for the damages to my vehicle.The customer service at this establishment is ABSOLUTELY PATHETIC. I wouldn’t recommend this apartment complex to a stranger walking down the road. Save your time, effort, and money and find a better complex !! I would hate to have someone or even a family go through the hell we had to endure while staying here.Pictures attached :)Kelsey Villanueva
UPDATE: As an update on the issues previously stated, management has since then met with both my wife and I, and have been apologetic towards our inconvenience. In specific, Ms. Dana has worked closely with us to get the ball rolling on getting these issues resolved. As a result, the electricity in the kids bedroom has now been fixed. There was a fault in the romex cable connected from an outlet in the living room to the kids bedroom. The repairs were quick and painless towards our stay. Contractors and maintenance crews have been considerate in keeping workspaces tidy. Cabinets and drawers have been replaced and repainted. The door latch and knob, which was another great concern, has been replaced and the door is to be painted soon. The window panes have been ordered to size, and will be replaced as soon as they are received. Little touches are still needed, but all major concerns have either been addressed and, or are in progress. I want to thank Frankford Flats staff for the immediate attention after clearing up the miscommunication between parties. Moving forward, we hope to continually improve the relationship between tenant and management, so we can achieve a better place for anyone considering Frankford Flats as their future place to call home.A CAUTION TO APARTMENT SEEKERS BEFORE CHOOSING FRANKFORD FLATSWe have had serious issues with management since weve moved into our apartment here. For starters, the apartment we were set to move into was said to be renovated and move in ready. As you can imagine it was everything but. Upon first entrance of the apartment, we found spare construction materials still within the entire area. Doors and blinds were missing in both the kids bedroom and restroom area. The electricity in the kids bedroom still does not work, and attempts to fix it have now seemed to be given up on, as we have now received word that maintenance told management everything was repaired and working. Windows in both the master bedroom and kitchen area were said to have been broken during the process of renovations, and the panes that were replaced to remedy this were terribly sealed with caulking where air seeps through certain areas. The kitchen and master bath cabinets were severely damaged by water, and were simply repainted to make look like new. One of the drawers in the kitchen was missing completely. And even though new appliances were installed, the dishwasher is of no use to us because screws were missing on the door to anchor it securely, and the insulation that goes around the dishwasher was not installed. This creates a huge problem, because the heat from the hot water dissipates into the surrounding areas where the dishwasher is located. Broken glass was found both in the patio area and outside the front door. To top it all off, the front door is a huge security concern as it doesnt latch shut without the deadbolt. When appeared to be closed, a simple push opens the door again. The apartment still needs a lot of work (obviously) and this is now 6 days into our lease. Management plays a good front about getting these problems resolved, but if the issue isnt getting a hold of them, its the kindly manner in which they ignore the problem, or point blame to contracting companies in hopes youd give up and leave it be. We are now in the process of searching for an apartment elsewhere, and strongly want to caution others before renting here. It is definitely overrated for the reality, and price
Where do I start with these apartments?!Our upstairs neighbors are RIDICULOUSLY LOUD, which tells me that this place will rent to anyone.There have been a ton of problems inside the apartment as well, from repeated leaks, doors breaking off the hinges, doors not shutting or locking correctly, etc.And, this tiny, piece of crap apartment is really expensive for what were getting.I would definitely NOT recommend this place to anyone.

The manager is rude unprofessional and hung up in my face after stealing my money. No empathy or sympathy. Completely the apartments fault. Never ran my credit, Horrible customer service glad i didnt sign a lease with these apartments
Amazing staff! Adreanna and Daena have been very welcoming and courteous and have made me feel right at home. Adreanna and Daena are very attentive and are always eager to help. The thing I like most about Adreanna and Daena is that they really care to make me happy.
It is good place compared to this area.

Thanks to Valiant and thanks for the office management I had an AC problem and the new lead maintenance Mohammed fixed it, he came to fix really fast and even explained the problem
***DO NOT MOVE TO THESE APARTMENTS- YOU WILL REGRET IT*** THIS IS THE WORST APARTMENT COMMUNITY WE HAVE EVER STAYED IN AND WE HAV HAD OUR SHARE OF NOT SO GOOD APARTMENT HOMES. MANAGEMENT OFFICE IS VERY UN-PROFESSIONAL AND RUDE. IF YOU ARE A WORKING PERSON THAT WORKS 8-5 OF 6PM AND RENT IS DUE THERE ARE NO ALTERNATIVES TO PAY YOUR RENT OTHER THAN BRINGING IT INTO THE OFFICE. SEEMS LIKE NO PROBLEM- WELL IT IS- THE OFFICE CLOSES EXACTLY AT 530PM AND SOME PEOPLE ARE JUST GETTING THROUGH TRAFFIC TO RUSH HOME TO PAY THE RENT. THERE ARE NO DROP BOXES NOR PAY ONLINE OPTIONS, AND THEY DO NOT EXTEND THE HOURS FOR THE RENT DUE DAYS. NOW FOR THE REAL REASON I GAVE 1 STAR. THE ROACHES ARE HORRIBLE. I HAVE REQUESTED FOR MY APARTMENT TO BE SPRAYED, I HAVE BOUGHT ROACH HOTELS, RAID, BORAC ACID, NOTHING WORKS. THEY ARE EVERYWHERE- NO I AM NOT EXAGGERATING- ITS THE TRUTH. I WILL BE WRITING CORPORATE AS WELL. LET THIS BE YOUR LAST RESORT OPTION.
Dana and the staff at Frankford Flats made the improvements needed and in a much shorter time then I thought it would take. I am very happy to say this will make our homes much more attractive to live in. There were things left behind that were not fixed by the previous owners. It is not fair to blame Frankford Flats for that. No more pot holes! Woot. Hired additional maintenance to take care of the grounds. Double Woot. Hope they have a great Thanksgiving, a well deserved break. I would marry my apartment if I could!I said I would be honest and I intend to be just that. First and foremost, the staff are pretty good. The maintenance needs lots and lots and lots of help. If you keep getting complexes, you need to increase maintenance. There should be ZERO reason for me to keep coming into the office with maint issues that simply have not been addressed in a normal business day. If you CANNOT meet work orders, then you need to let the tenant know. Another beef I have is the trash. You want more people to move in, but the trash is incredible. I drive my trash around in my car and try to find a place to leave it in another complex! You charge us for trash, you need to make it move. Not our fault. Contact the city. Charging us for spraying for bugs adds insult to injury with all this damn trash! When are you going to address these massive pot holes? Do you ever GET out from behind your desk and walk this property? How many complaints do you need before you address people leaving their pets on their patio barking all hours of the day and night? The drug deals? How many people are legally allowed to live in an apartment? How do we report this and how will it be addressed? I am tired to paying water for people who are not legally on a lease. .What is wrong with increasing the leases to 14 months? You know your amenities work out to be zero. The Security Group you hired are AWESOME. Very responsive.

This place is so dirty and staff is too rude and they will not reply the complaints and laundry room is like homeless shelter too smelly and the washing machine are is not working I move two weeks ago and this place is like hell I want get from here as soon as possible I dont recommend anyone

I been with them for 11 years now but I’ll give 4 stars because when ever u have a problem they take so long to fix it, right now my ac has been broken for 3 weeks or more now and they’d till have fixed it, they gotta improve on that

Worst apartments Ive ever lived in... Never fix things correctly.. Mangment and mantince workers are very rude!! I had an home emergency issue I called the 24 hr maintance line the worker called me back and was very rude and told me he was busy eating and that it is a waste of his gas to come help and hung up in my face... I highly suggest to not consider moving here .. Also They have a lot of break in that has happened here!
They have the worst maintnance ever!! You have to call them constantly to remind them of any simple work that needs to be done, you have to submit your maintenance request at least 2 or 3 times on their website for them to come. And when they come they never have all the necessary supplies to fix the problem, and when they think they fix it you realise there are parts missing. My husband has to take care of doing alot of things that he shouldnt be doing, but he has no option!....... And by the way the carports fall every winter on top of your car and they dont pay not even a dime for repairs!!

My wife and I moved into this Kelly Crossing Apartments 2 years ago. We lived directly across from the Office facing the pool. When we moved in to our very first apartment we were very excited, however didnt know what quite to expect. But to our surprise everything was great. The WHOLE staff is very kind (maintinence included). The pool is kept very clean. The lawn is always well kept. Living on the first floor was great very convenient, great view, easy access to the provided grills, and you could see if anyone was on the computer from our balcony. The very FEW problems my wife and I had were either handled by the office or myself. We did have some sketchy people move right across the breezway from us that were very strange. When I approached the staff about this they informed me that they were already aware of the issue and would take care of it as soon as they could. And the weirdos were eventually evicted. But this is dallas and ofcoarse anywhere you go you are due to run in to said problems. Our neighbor above us was quite LARGE and we heard her everytime she moved, but we still preferred first floor and discarded the noise as a minor inconvieniance. Designated covered parking is free and for me was very close to our quarters. The pool was one of my favorite parts of these apartments cause I used to sit in a lawn chair get drunk and chill. Some of the staff would even inquire about how i was doing that day! so NICE. Our rent was $525 upon move in and we were able to keep that rate the second year as well!! My other neighbors and even strangers have always been extremly friendly I have made many friends living here, and the only reason I am leaving is because we have found another apartment closer to work within walking distance for just a little more. The staff even showed sympathy and tried very hard to keep us!! As a first time renter i recommend these apartments to anyone looking for perminent, to temporary living. We had a great time living here!!
This is the worst apartment complex in DALLAS. Our apartment has been flooded twice. The water runs through the walls and leaks through the cracks. Everyone is Mexican or Spanish speaking that works for them and they just look at you like youre dumb when you try to talk to them. THey let the dogs poo all over the place as well. Its just a bad experience. THey take forever to fix things but want your rent on time. Its one of the worst.
