Unit is amazing, nights are quiet, area is quiet.Haven’t had issues with residents like past residents have said. Gym looks really amazing. When having a Maintenance Issue, they were on it almost instantly.

Leasing office is useless. They dont take any action. Roaches are everywhere in the apartment.In the fitness center there are no dumbbells and most of the machines dont work.

Been a renter here for 6 months. The one time Im late with my rent instead of calling and saying hey we know life can be busy... they send an eviction letter! Are you kidding me? The day before they came over to our place and left an renewal of lease request telling me that Im a valued tenet, raising your rent BTW. I liked it here but having that hanging over my head if I forget for a few days is too much. After the winter storm I had to work my days off and I got a little behind in my usual schedule. I gladly paid the late fees for my mistake, I hadnt checked my mail yet to see their treatment of me. Oh well, taking that overtime and applying it to applications for other places. The parking is terrible, Ive gotten my car scratched here a few times, and spray painted once. The appliances are old, and the cabinets are falling apart and pealing. Im still waiting for maintenance to fix my dish washer, its been over a month. I felt safe here, the location is nice, and the rent is reasonable, so I WAS going to stay.Edit 4/30/2021I gotta say its not perfect but its pretty good. The price is good and Ive always felt safe here. I was super mad about the whole eviction letter because I forgot for a few days since I was stuck at work so much I wasnt checking my mail or even email. One and only time Ive even been late. I went to the office ready to really vent, and instead the whole day was turned around my Yvonne. She was so helpful and knowledgeable about everything she completely listened to all my grievances and had solutions. In the last few weeks they have hauled off all the vehicles that havent moved since I got here so the parking situation improved a lot. The maintenance here fixed everything in the last week. Miguel the maintenance guy is always very respectful and quick about repairs. They are understaffed and still got to everything within a week.

A very good place to live in. A calm and spacious society. Nice trees and the look and feel of this society is very good. A big con here is that Gym does not open on weekends and laundry machines are mostly always out of order. Leasing office is helpful and they definitely give you good tips for you problems. Overall this society is much better than near by societies.

It is difficult to understand the process of the apartment approval. The first they mentioned about lacking of credit report, then they mentioned about my employment. I am waiting for the next boom they are going to drop on me. The entire process took way way way too long to receive each response or requirement they sent to me. But as soon as they get all required documents, the ending is good. However I still feel the entire process lacks transparency

The complex was definitely quite place & safe, and affordable pricing for the value.I liked the location.. close to everything you need with no distance! The management (Cristina) was definitely a responsive and care about her staying tenants. Thank you for amazing experience!

Today I was about to receive my package while I found it was sent to a “luxer locker”,which I need to pay $25 to use it or I wont receive your package. The office never mentioned the locker was chargebale but just told me to pick up my package in the locker room when I just moved here. I’ve lived in many apts which used the locker service, none of them is compulsive which mean you still can receive your parcels at frontdoor and the lockers are all free. The $25 is not a big amount of money, but I feel unpleasant that the office was not honest to tell me the truth ahead of time. 😠Now I have to walk outdoor to get my package and pay for this. Then why do I buy online rather than shop in the mall with cool AC?

First place Ive rented in the US. Moved recently as an international student. Lovely place. Courteous staff. Laundry system has a few glitches. Apartment has a few bugs but nothing we cant handle. Pool is generally clean. Lawns are maintained. Overall its the best and most beautiful place on McCallum.

Let me just say I stayed on McCallum street for 5 years... and the Chatham court and the ashwoods are the ONLY best apartments on this street. The gables.. don’t fix anything or you have to keep putting in maintenance request. The meadows have no hot water at all (most of my pregnancy was cold showers and I had to boil bath water for my daughter for her to have a warm bath) and the office never answers their phone and have you waiting at the front office door for 15-29 mins before someone actually comes. The other apartments tow illegally. The Chatham court has been the best apartments we lived in so far extra space, hot water, no loud music at night or early in the morning, no illegal towing, the maintenance comes the next day to fix appliances, and the outside is always well kept. The staff is nice and professional and if they don’t answer on the first call they ALWAYS call back the same day. The only issue we had was ants in one of the restrooms but pest control came the next day and I haven’t see. Ants since then. Like I said these are the best apartments on this street, they don’t have dumb rules like “no grills on balcony or you can only have certain stuff on your balcony” they only ask to keep it clean and don’t have it looking junky. I honestly love it here.

I am a student at UTD and chose to stay at Chatham Court and Reflections due to close proximity to the school but it was the biggest mistake I ever made. I would have given negative stars if possible to their pathetic services. Never ending roaches, constant water outages, faulty refrigerators, malfunctioning ACs and any possible issue one can probably think of. On top of that if you call the leasing office for help, they will rarely pick up your calls. Front desk staff especially Lizbeth Vasquiz has tons of experience in providing misleading information, lying straight to your face, making excuses on the spot, being completely disrespectful, unprofessional and yet arrogant probably because she is absolutely confident that nobody will take any action and she will get away with everything. Having professional people at the reception would be much helpful but management does not even care how their employees are treating the tenants.Tip for new tenants- DO NOT even keep this property as your last choice if looking for apartments.

Community have rats, roaches and bad bugs. And In our house we got rat once, and even after complaint they dont do anything except inspection after weekly complaints on the same topic. No treatments..Our AC stopped cooling. But fun fact: They just know how to open the AC. But they dont know how to fix it or for that matter, fix any issue. So it is still not working.Water bill is quite high - ~140$, because some people put 4 people on the lease and 6 people lives in the house with high water usage. Due to these kind of people if you are honestly living 4 people in 1 house then total rent+water bill is greater than any other good gated community.Oh did I forgot to mention that Chatham is not gated? Yupp, it is the fact. And Neither they proper lighting, nor it is a safe community.When i came here, I gave 4 stars, but it is not worth it. Because of their service and rude behaviour.

Staffs are not very helpful. We are braving the summer texas heat for last 4 days. They have not fixed our air conditioning problem. There are many other incidents where they did not help the residents the way they are supposed to do. Very frustrating.

I just want to take some time to say I am really happy to be moving here soon. Alejandra has been very helpful, she answered all of our questions and even though I kept asking the same questions over and over she was really nice. I had been to several apartments trying to find a place to call home and none of the leasing agents were as nice as Alejandra. She greeted me and my boyfriend with a big warm smile. She was very attentive and made small talk with us, it wasnt just trying to get us lease there. She definitely won us over.

One of the worst places to live in Dallas. Every week there is water outage, and half of the time there is no hot water. Maintenance is below par, roads are patchy and poorly maintained, will always have roaches problem, house infrastructure is from 90s decade, fitness center has not been cleaned since its installation, muggings often take place in the community, is not gated, leasing office representatives do not respond most of the time, manager is never available. Even the houses are not good and has no value for money.

Alejandra was absolutely amazing from the moment I stepped foot in the leasing office. She was welcoming and even though we have to wear masks, you could tell she was smiling the whole time. My move was last minute and very rushed, but Alejandra was more than accommodating and stayed on top of everything! I lived here back in 2006, I loved it then and I love it now.

Poor community, The management takes few days to response to any requests and that to after multiple reminders. The complaints of noisy/music(happened past month) in the nearby apartments are not listened to and directed to response team who does nothing. The locker facility(luxer lockers) is not so good as drivers sometimes deliver in the wrong locker and gives to some empty locker code(happened to me) and you dont know where you package is and its lost forever, the management did not replied when luxer locker team asked for their help 3 times. Lastly, hot water is out for many times a month for ABCD reason( happening at the time of writing). NOT SO GOOD FOR THE SAME PRICE YOU CAN GET IN A BETTER COMMUNITY. AVOID if you can.UPDATE: loud music is still an issue and wrote a written complaint today after multiple telephonic complaints. HOPE this will be resolved by the management.

Management has been so helpful, especially through the pandemic. They will work with you as long as you communicate. Ladies at the front are always helpful, work orders are always done in a timely matter. Neighbors are very peaceful and outgoing. You will not regret living here, going on 3 years.

People here are really good and polite. The water is always turned off during the day, however, your water bill is incredibly expensive. Very unreasonable. If you have a better choice for renting an apartment, stay well away from chatham & Reflections

My husband and I lived here for 2 years. When we moved in, we had no problems. All issues were resolved quickly (same day usually). It just went down hill from there.Tenants are required to pay monthly for pest control and daily trash pick-up. At first, Pest control was out monthly, even to just ask if we had seen anything and the trash was picked up every night on their scheduled days.The last year we were there, wed call in maintenance concerns and we had a 50/50 chance in actually getting our concerns being relayed to the maintenance workers. And a couple of issues were still unresolved the day we left. The pest control, I only saw twice and ONLY after we requested them. (Mind you, we were paying for their services EVERY MONTH). Then, we could only depend on trash pick up, maybe 50% of the time. Last Fall, the company discontinued letting package delivery deliver to you door, and then made us pay $20 to pick up our packages at the office! This is WRONG! Icing on the cake would be that our vehicles had been broken into 8 times in just 6 months. We reported it to the office and were told to lock our car doors! Our neighbor was told the same. They had NO intention in having security on premises at night!Dont expect to get you security deposit back either! They dont care how well you take care and clean the unit, they still screw you out of your deposit!!The ONLY positive, is their lawn people. The property was always very maintened.

I dont like living here. They have roaches. The coating on my sink was peeling when I first moved in. They refused to give me a pin lock for my patio door. I have mud in front of step they refuse to move. They dont tow cars parked illegally.

Worked with Alejandra at the apartments twice. Very professional, very warm, took me on a tour of the floor plan I was interested in and she was very knowledgeable. This property is by far the best in that area and I am looking forward to making it my home.

I have lived in this place with my friends for the 2 years. The community is very affordable and very close to UTD bus stop with bus frequency of every 10 minuets. The management is very supportive. During the COVID time they extended our short term lease without changing the base rent which was very helpful. I would recommend this place.

It has just been a week since I moved in and the service for genuine and urgent problems are not being offered or delayed. We have continuously visited the office but to no result.Problem 1: Kitchen light stopped working at all.Problem 2: The light inside the refrigerator is hanging from the top and the latch is touching down on the first compartment because of which the first compartment is not usable.Problem 3: The bathroom door is locked from inside and they are saying since we have a 2 bathroom apartment. This is not an emergency situation. I dont know about others but if somebody has quiet a lot of their daily utilities inside I think thats an emergency situation for them.I am not having a very great time here and will definitely not gonna continue the lease next time if the services remain this pathetic.Guys you are paying a good amount for staying and if you can shell out a couple more hundred dollars(among 4 people) its better to look for someplace else.Hopefully this helps. I am not convinced by their reasoning thats why Im writing this review.Hopefully this might help some people.Have a great time in Texas ahead.

1. Roches Big is big issue. Not one apartment in their every apartment they have roaches issues They charge for press control but never come2. You have to pay for locker which they never mentioned before3. Water cutoff all the time like literally 4 days in raw 10 to 6 when you work from home this is sucks.

Such a bad place to live in. The walls are thin and you have to turn on the A/C all year and pay at least $150-$200 a month for the light bill. The people in the office are rude and unprofessional. They are trying to take advantage of people. There is a lot going on, it is not safe, the first floors get broken into and cars are attacked. It is not safe.It is so funny that they are keeping their prices so high for no reason but UTD is close to there and unfortunately students do not have so much to choose.Better stay on the streets. Beware, stay away, go somewhere else. I would give zero if Google had an option.Oh last but not least, they used to give $5 credits/ gift cards to students so that they can post in favor of them on Google or Facebook. Seriously $5? I give $10 to those who can post the real deal honestly.

I ignored negative reviews before moving into this apartment because I know how it is. Ive lived in apartments for the last 7 years and understand that everyone wont always have the same issues. Well that is not the case here. I am having the exact same issues as everyone else and it seems like my complaints are being intentionally ignored by the office. I feel tricked. The apartment they showed me on the tour is nothing like where I live. There is a reason they wont let you view your apartment before you sign the lease.For weeks there has been small animals crawling and scratching in the walls of our bedroom. It only happens at night and the sounds are getting louder and more spread out. I put in a maintenance request detailing this and was told the attic was checked. Thats all the feedback I received. Checking the attic did nothing - the sounds are still going on non-stop. Its so bad that I had to move my bed out of my bedroom because I cant sleep at night. I am scared to even enter my apartment because eventually that rodent is going to scratch through the wall and ruin all of my things. Whatever is in there (mouse? rat? squirrel?) is trying really hard to get out. I have tried to put in more maintenance requests but somehow they are being deleted ... At this point I have just given up. I got a new apartment even though my lease here isnt up because I cant take it anymore. It is so bad here that I am putting myself in a financial bind because Chatham will not take action to resolve this issue. If I wanted to live with animals I would live in a tent - it would be much cheaper. You dont even get what you pay for here. There is a mandatory monthly fee for pest control added onto rent. Clearly these pests are not being controlled so where is all of our money going to ...?It is too late for me, but its not too late for you. This place is not worth the money or your sanity. There are safe, clean apartments nearby that dont have any of these issues.*** UPDATE***After weeks of giving me the runaround, I come home to find the attached photo. No one alerted me theyd be coming to my apartment and I have no clue WHO even entered ...

As a former and now current resident, I can guarantee the front office have been great. They are very transparent with the community, if you have any issues they will try their best to accommodate your stay, maintenance does their best on resolving any issues you may have in your apt. Overall my stay has been great. I enjoy the valet trash pickup as well!

If there was an option to put 0 out of 5 stars, I would for this apartment complex. They were late with the move-in date last year, they made me wait two weeks so they can “refurnish” my apartment. When I moved into my unit, Nothing was move-in ready. It was a filthy apartment with poor air quality, 20+ year old carpet, broken cabinets/drawers, broken screen door, broken down stove, broken fridge, the AC producing a shaking unpleasant sound. There is a huge flea and roach infestation, there are also rodents (possibly squirrels or rats) in the vents moving around. The management was unprofessional, took a while to complete promised repairs, the office ladies would never answer calls or emails on time. For the quality of the apartment, the price was way too high. As a college student at UTD, I asked the management if i could be released due to the Covid-19 pandemic, and they were not helpful at all, they were very inconsiderate and still expected full pay even during hard financial times. Moving in here was a big mistake, I would never recommend anyone to live here, there are much better quality (with better management) apartments with the same price range.

One of the best options on McCallum Blvd:I moved to 7825 Chatham from 7780 The Gables (which is literally across the street) nine months ago. There is a huge difference in quality and value. Now I know why the majority of students gravitate to Chatham:This complex has a nice and professional leasing office which is staffed by friendly and efficient people.My apartment was in excellent condition considering the age of this complex. I have a stylish outdoor patio which overlooks a beautiful and spacious swimming pool area with abundant trees and foliage. My windows are big and nice too.The parking is excellent. The individual vehicle spaces are WIDE and there is never any trouble finding a spot! Lots of big trees for shade too.Residents are mostly clean, civilized and educated. However, there are many LAZY residents who leave their trash bags outside their door every day instead of placing them neatly into the prescribed valet bins for the contractor to collect once a week.Lastly, the management company which runs Chatham caters to intelligent and forward thinking residents. There is an efficient website where all communication and rental transactions can be executed. They offer promo competitions to residents for a chance to win rewards (I think theres a mobile app too) My previous complex across the street required all rental payment to be physically hand delivered to their office which was the size of a studio apartment. How pathetic. At Chatham everything is smoother and more reliable.I hope this review doesnt attract so many new residents that our rent skyrockets, LOL. But its a sincere review which deserves to be published.

Chatham Courts provides facilities which are affordable. It is a well connected place, be it Super Target, Walmart. There are multiple restaurants nearby to spend the weekends. It is an ideal place for University Students as the bus frequency is every 10 minutes.

The apartments are nice with lots of extras. I saw a unit that had much nicer cabinets and flooring. It costs a little extra but worth it. They showed me the new BBQ and pool area which was better than anything else I saw in the area. Looks well cared for and clean.

A couple drawers/cabinets were broken since moving in and not fixed (lived here for a year).They have vinyl flooring that lifts and the glue seeps through. There are roaches inside and rats that eat at the trash you leave out because they dont pick up the trash in a timely manner. If youre a student, I suggest you to spend a couple more hundred dollars to live elsewhere, because its not worth it.

Its my 3rd year here and the location is great for UTD students. However, lighting at night is poor so you must be careful with students walking into the complex from the bus stop on the Reflections side. Prices are reasonable, but I feel like the water bill is a little high. Its true, check the apartment before moving in to make sure its in good condition (be detailed). Maintenance has improved over the past year. Depending on the issue, if its not major, it will not be attended ASAP. Depending where youre located in the complex, theres not much parking. Parking is made where only small vehicles fit on one side and the opposite side is for larger vehicles. Of course no one is going to follow that. Its on and off when theres left over parking, but its come to the point now where the complex is getting high occupancy and theres no parking near my building unless you arrive early during rush hour.

Basically you have to call the property management company before they fulfill work orders. I have not been exterminated once since move in and now I have german roaches. Office employee informed my manager I did not receive scheduled extermination a week prior to my complaint and couldnt give a reason as to why. When the manager was informed of this, she asserted that this was somehow my fault because maintenance must be scheduled if you have a pet even though I have never been informed of this. She also told me I havent registered my pet, whose name is on my lease and who I have indeed paid a deposit and $10 monthly pet-rent for. And she also asserted that I owed the apartments $5 in pet rent the first month I leased... BUT I THOUGHT I DIDNT OWN A DOG, JULISSA?! Instead of apologizing, she asserted to my guarantor that I also have unregistered roommates with absolutely no proof or violation posted to my front door. FIVE TIMES maintenance has come to take measurements to replace the ROTTEN cabinet surrounding my sink and the bathroom baseboard. THEY CAME TWICE TODAY AND DIDNT EVEN KNOW THAT SOMEONE HAD PREVIOUSLY CAME BY TO MEASURE. This is the second time Ive been told theyre ordering a cabinet. Upon move-in, I was told there is an online portal to pay rent. Was never informed you can also submit work orders here and was given extreme attitude by a leasing agent for not MAGICALLY knowing this. When I attempted to make an account, I could not. A leasing agent then told me there was NOTHING that can be done. A call to the property management company deemed otherwise. Upon move in, there was a GAPING hole in my pantry open to the outside, no spy glass for my front door (ANOTHER GAPING HOLE), rotten wood in both the kitchen and bathroom, as well as exposed wiring on my back porch, broken closet doors, leaking dishwasher, broken shelving in refrigerator, no porch lighting, and selectively efficient air conditioning. The only time they fix issues are after a call to the management company or after a sour google review.

I really did enjoy my time at Chatham Courts & Reflections. Honestly, the other reviews Ive read do not portray it in an accurate light. Sure, there are a few things you might have to call maintenance about but if you are a clean person who maintains his/her apartment, you shouldnt have a problem. As they say, to many people here have champagne taste with a beer budget and expect a five star suite. Give me a break, be grateful its this close to campus and move on after college.

When we came to the apartment, there were many repairs to be done. We were given a list and we updated it with the repairs needed. But it took more than 2 weeks to be done. For the emergency repair work like stove issues or plumbing issues, they were pretty fast, but for the rest they said they are short on staff so it is taking time. Rest its convenient as the bus stand is nearby. But I have heard many instances of robbery here, as its non gated society, so not that safe. Its advisable to not go out after it gets dark, or go in groups.

Spacious apartments - you get what you pay for ofcourse. Chatham has many fun amenities, my favorite part is the fitness area. It’s open during office hours only but every time I interact with the staff they are welcoming and friendly never fail to make me feel at home! Please, please, please stay away. Worst management I have ever dealt with of all the apartments I have ever lived in. Maintenance has an inconsistent and lackadaisy attitude when it comes to fixing even things requiring an emergency response. I recently moved out of Chatham Court Apt, and it seems like the weight of the world was finally lifted off my shoulders. I really should have followed my first mind. Two days before my move in I was blindsided by the manager Jalisa that my apartment would not be ready because they still needed to have the carpet cleaned, the front door locks changed, and the patio door locked changed because it would not lock when closed. I didnt have time to look for another apartment and it was very close to my job so I moved in with bad reservations. When I moved in the carpet had not been clean, and the patio door would not lock. When I called and spoke with Jalisa she said she would send Maintenance immediately and have them clean the carpet and as for the sliding patio door, I should use the security bar until they can change out the door. No, no, no, no none of that ever happened immediately or at all. I am a female and I lived alone and was not very happy about using just a stick to keep my patio door closed. Due to my work hours I could not go in so I called the office on five different occasions for about two weeks straight with no help to my issues, until I took a few hours off from work to go to the apt office to talk with Jalisa. Once in the office Jalisa said she was busy and would not be able to talk to me for about an hour. I was blown away by her lack of concern for my safety and total disregard of my situation. I patiently waited just to have her tell me maintenance would come the next week to complete the repairs because her maintenance staff was off until next week. I was like okay. This was the last straw, My sister came over to help me finish unpacking and spent the night. I was asked by Jalisa if I brought the bed bugs and roaches from my last apartment, and I if was break the lease I would have to pay for my current month rent and an additional 60 days so they would have an opportunity to re-lease my apt, so I stayed under a verbal agreement management would have the apartment professionally treated. During my stay at Chatham Court this was always the case, a lot of broken verbal agreements by Jalisa. Jalisa is not an example to her staff because she does not lead by example. Jalisas staff is rude and lacks the competence to handle even the smallest resident concerns. If you ask the staff a question or need help they refer you to Jalisa. From dealing with Jalisa I have gathered she feels like her residents are inferior to her and she does not have to comply with anybody rules but her own. Nothing ever gets done in a timely manner at Chatham Court not even updating a simple task such as adjusting my prorated move out rent online. PLEASE, PLEASE DO YOURSELF A FAVOR AND DO NOT MOVE HERE! I gave a 90-day move out notice and just moved out as of April 1, 2020.

My family and I have lived in Chatham Court Apartments for almost six months. Here are some pros and cons from our experience so far:Pros: Good location in North Dallas right off of Coit and really close to a Super Target 👌. The rent is relatively affordable compared to other places on Coit. So far we have had no serious issues with the staff or the maintenance crew.Cons: Sadly lots of cons. To begin with, the inside of our unit is very outdated. There is old shaggy carpet in the dining area - not cool. The electric coil stove is a nightmare to cook with. Faucets in the kitchen and bathrooms are like Russian roulette - one slight turn and boiling water would come out. There are particle-board bases in the kitchen and bathroom that are crumbling and rotted looking. Air quality seems very poor, we have an air purifier with an AQI sensor and it is constantly in the red. We have cleaned the windows and frames twice so far because of mold. Also, two water leaks have occurred so far that flooded our closet and kitchen...both times maintenance responded and made repairs which was nice, but the leaks apparently came from our upstairs neighbors - again, not cool. Speaking of neighbors...so much noise...but this is just a fact of apartment life. Basic outside amenities are lacking. For example, there are no sidewalks! You have to walk through the parking lot to get your mail. No playground either. I have kids who love to play outside, take walks, scooter, etc. but we can’t do any of that here. Landscaping is lacking and the units are very close together so overall there is limited natural sunlight and it feels dark and dreary most of the time. In regards to safety, my car was broken-in and items were stolen in the parking lot. I had to file a police report and there were no surveillance cameras in the parking lot - not a pleasant experience.In summary, I would not recommend this place, especially if you have a family with children and you enjoy fresh air and sunshine!I will update this review accordingly.

Please, please, please stay away. Worst management I have ever dealt with of all the apartments I have ever lived in. Maintenance has an inconsistent and lackadaisy attitude when it comes to fixing even things requiring an emergency response. I recently moved out of Chatham Court Apt, and it seems like the weight of the world was finally lifted off my shoulders. I really should have followed my first mind. Two days before my move in I was blindsided by the manager Jalisa that my apartment would not be ready because they still needed to have the carpet cleaned, the front door locks changed, and the patio door locked changed because it would not lock when closed. I didnt have time to look for another apartment and it was very close to my job so I moved in with bad reservations. When I moved in the carpet had not been clean, and the patio door would not lock. When I called and spoke with Jalisa she said she would send Maintenance immediately and have them clean the carpet and as for the sliding patio door, I should use the security bar until they can change out the door. No, no, no, no none of that ever happened immediately or at all. I am a female and I lived alone and was not very happy about using just a stick to keep my patio door closed. Due to my work hours I could not go in so I called the office on five different occasions for about two weeks straight with no help to my issues, until I took a few hours off from work to go to the apt office to talk with Jalisa. Once in the office Jalisa said she was busy and would not be able to talk to me for about an hour. I was blown away by her lack of concern for my safety and total disregard of my situation. I patiently waited just to have her tell me maintenance would come the next week to complete the repairs because her maintenance staff was off until next week. I was like okay. This was the last straw, My sister came over to help me finish unpacking and spent the night. Been living here for almost 2 years now. It is a good residential complex but it is not gated though. It is easy on the wallet and there are a lot of students here who go to school at UT Dallas, myself included. Maintenance has been prompt for the most part.The folks at the leasing office are friendly, Julissa is really good to work with. However sometimes they are lax, my lease renewal was delayed by months and when they did get it to, the manager took more than 3 (I think 5) attempts to get the names on lease right, despite having given it to them over email. Also, dont expect them to reply to emails after you go from a prospective resident to a resident. The gym has a ridiculous 9-5 policy, I wish they had a different way of access to the gym so that we can use it during hours outside of 9-5.Overall, it is fine at best.

Also my building is falling apart, the foundation is moving and we cannot close any of our doors, not even the front door properly.YOUVE BEEN WARNED. I stayed at these apartments for about 8 months in 2013. There were a few cockroaches that I came across during my stay, a couple noise problems during late night hours, and my shower ended up leaking into the apartment below me. However, all these situations were expected, manageable, or managed by the apartment complex themselves. Apart from that, I felt that my apartment provided a much needed seclusion from the bustling traffic and businesses around Richardson. I would stay there again, but would probably buy some bug traps! Enjoy!

I was in Chatham from 2008 to 2013, and I was pretty satisfied with their service. The building was however leaning, so that the doors could not close well and I had them to fix them, and there were holes in my windows due to the rain and storms. However, when I left, they kept all my 2-month deposit for no clear reasons I left the apartment cleaned. I asked them to give me a details about the fees, but they always remained vague, despite the fact that I stayed with them for 5 years! The staff was pretty nice, until I left. No a very happy customer.

I began my search for apartments Aug. 1st. Between then and Sept. 10th Ive lost $340 in App fees and admin fees. So I finally find a place that will except me. Yes this place. I begin the process with Areli(the rudest person Ive ran across). She tells me to get a verification letter from my apartments from 3 years ago. Mind you Ive been renting a town home for the last 2 years. So I said OK Ill play your game. Then during the verification process she could not reach the old apartments. A week passed so I called and she told me I needed to call them. I called them and got it situated. They still gave me the run around as if they didnt want me there. So more days go by. We finally get on the same page. I paid the app fee and the admin fee. I was told the apartment would be ready 9/15/19 so I said Ill look at it and sign then. That day came and then they changed it to the 19th. That day came then it was switched to the 24th. Here it is the 27th and I have not seen the potential apartment. I calledAreli yesterday to tell her I would like to pass on the apartment and to give her the address to send my REFUNDABLE deposit to. She was instantly offended that I found an Apartment somewhere else. She told me the manager was not there and she could not give me the refund. The manager is Jaleesa. She has also been rude and does not have control of her rude staff. Jaleesa was there. I know because I had someone to call. I showed up this morning asking for my money. No Jaleesa and more attitude from Areli. I had my LAWYER to call today. They screened the call and said Jaleesa wasnt there.I have never seen anything like this. I was approved for an apartment and cant get MY MONEY BACK BECAUSE I CHANGED MY MIND? I DID NOT SIGN ANYTHING AND IT WAS NEVER MENTIONED I COULD NOT GET IT IF I CHANGED MY MIND AFTER 72 HOURS. I rented here a year ago, and while it was the nicest complex on this side of McCallum and close to UTD, we still had several issues with the place. We constantly had a problem with the water pipes near the apartment, which kept flooding the walkway and we kept having our water shut off, yet somehow our water bill kept rising $50 every month. When asked about this we were told to report to the city, when we reported to the city they told us it was on the apartment management. Several of the laundry machines in the back of the complex rarely worked. We also had a roach infestation. At some point they decided to replace the mailboxes without first receiving the new keys, so we had to wait over a week to receive a paycheck. Towards the end of our lease we received constant reminders begging us to renew our lease, which of course we declined due to the poor quality of the apartments and past issues with communicating to the staff. We went inside the office multiple times to ask if there was anything we needed to do before moving out besides turn in our keys and clean the apartment. We were told no, so we went ahead with moving out and were gone before the end of the lease date, and gave the office a verbal notice when we dropped our keys off. After we left we received our final bill with an extra $500 fee for a lease extension and said we broke the lease because we didnt provide an email with written notice stating that we moved out, which the leasing office could have informed us we needed to do the many times we asked. Thanks to their misinformation we now have a mark on our renters history which has made it difficult to move. It also feels like they took all the money from charging tenants these ridiculous fees to invest in the appearance of their leasing office (which looked better before the update imo), when they should be investing that money into updating the apartments or getting better pest control.

Pretty terrible all around. Lived here because close to work and cheap. Management is completely incompetent, maintenance never shows- ever. I had a door the wouldnt latch or lock for 3 MONTHS, 5 personal visits to the office and 3 online maintenance requests... And nothing.My lease ran out with 3 unresolved issues. I moved out and had no word from the office, no inspection nothing whatsoever. As I went to turn in my keys, the office staff locked me out, and then just watched me knock on the door trying to hand them over. But come the first of the month they sent me a rent overdue email with a notice to vacate. As an added bonus, the office staff refuses to answer the phone.Absolutely ridiculous. Never live here.

Im, for now, giving two stars only because Ive had lunch with my daughter and her fiancé today and they were COVERED in bites and I asked them what’s up and they said somehow they have bedbugs so they called the office and where told that they would come out next Friday!!! What? Next Friday? Are you kidding me? And they said that Friday was just to come look at it to see how bad it is and if it’s bad then they’ll get someone to come and spray.Okay I’m not sure what more you need to see then their face and arms!I really hope that the apartment will come out sooner than Friday. Ever since I moved in on July 2nd 2019, I have had repeated issues with submitting work orders that get addressed as complete but NOTHING has been done to actually fulfill the concern of my requests. My air conditioning unit is not sufficiently cooling my home. It is too small old and or needs Freon and to be replaced. My apartment never cools down enough to make the air conditioning shut off for an appropriate amount of time after 5+ hrs of running and it reaching the desired set temperature on my thermostat. Thus my ac runs endlessly. My 1st 18 days I used over 620 kWh and this happened, leaving my ac off while I was at work for nine hrs and turning it on at 6 o clock when I got home. Then the ac will run non-stop to reach the 75 degrees I set it to for over 6 hours. Something isnt right. Ive submitted two work orders, spoke to the office Manager Kim, called Oncor service provider to check my meter and now Im forced to write a letter to the corporate office for lack of satifaction and to get my ac unit replaced. I cant afford another 150-200$+ bill. On a seperaye note, my water pressure is super low. My Ice maker has a crack in it, to which I was brought a tray covered in paint and gunk from who knows where that would not clean off. My bathroom exhaust is broken. I also have no storage shelving in my laundry room, all my supplies sit on top my appliances. ALL OF THIS to which Ive spoken to management to address and was told something would be done but nothing has been completed to satisfaction.

One of the worst customer service they have.We can call them thieves almost.They will be very nice until you live in the apartment but once you are vacated you will be banged up for nothing.They almost make you to pay almost like $1000 excluding the security deposit.There is a manager named julisaa,she doesnt even respond to you she is equally busy as the president of USA.I never suggest this community mainly for the international students.They banged me up for $800 fine after the move out for just pest controls they charged me $350.One of the worst community i have ever seen.

We are current residents in these apartments. We were given a 10 page Inventory and condition form to fill out the conditions of each n every room, n also the functioning of Refrigerator, Heater etc. at the time of check-in to the apartments. We are supposed to submit it after 48 hours of our check-in and our problem will be solved after 4 business days(as told by management). We waited, waited, waited n waited and at last after 9 days we went to the leasing office and came to know that the work request has been closed on the same day which we submitted the 10 page form, which was completely disgusting.The guy at the front desk will not even try to understand what residents are trying to say and states his own scripting and finally told us to raise work request for each issue and also the charge/deposit for the Fitness center for the residents to get the key varies from time to time like sensex.

Full bed bugs, unclean and mugging happens often. Management doesn’t worry about that. They know whole community has bed bugs and they don’t treat properly when we pay money. All they do is charge you atrociously while you leave the apartment. I stayed there for around 6 months and vacated.

I laughed when one of the reviewer here mentioned not to expect champagne on a beer budget.. In contrary Chatham offers you champagne on a beer menu. You will end up paying so much on a below average rated apartment.PROS:Location. This by far is what stands out and the owners take advantage of this to manipulate your perception of the community, payments and fees.CONS:I have been living here for a while, i have gone through several management staff here and what i can say or believe is that their hands are pretty much tied or they just avoid to relay negative feedback to higher management, of which this results to weird excuses or false positives situations.Management forces you to pay for a service that should be optional (Valet Trash) which is ridiculously expensive at $25 a month. Someone must be making a lot of money out of this considering that there are trash deposit bins conveniently located across the complex.In this complex your water bill for a single person living in a one bedroom apartment with no washer dryer connections will range from $56 to $60 a month. Regardless of whether you are home or not. Reason given is that payments are averaged per building block and the city is in charge (once again management avoids accountability knowing very well that their burst sprinklers and pipes which over flow and get mud everywhere could be part of the issue. They expect you to report this as if you will be out all night to track down which pipes are broken regardless if its evident of where all the mud is coming from).With the mud all over, parking becomes an issue, all the visitors will cramp up to parking slots closest to buildings avoiding the slots flooded with mud. If you work late at night i will guarantee you will park close to 50 or 100 ft away from your apartment which also brings security and safety concerns.You will be provided with a list of amenities that when once you move in you will realize you dont have access to. The Laundry facility is at most part locked or broken. (Once again management takes no accountability on this too yet are proud to list it as what the complex offers). This will greatly inconvenience you if you work on odd time schedules.Hot water daysis what i call it!!.. I know this may sound funny but there are days you wake up late trying to rush to get out the house and go to work only to find that you dont have hot water. It has happened, It happens, It will happen..I think maintenance crew tries to do their best or work with what they have. Dont be surprised to later find some patch work done to your unit though. Things fade and deteriorate and thats when the truth unfolds. I have read previous tenants complain about the fees that were withheld due to this repairs. My advice is to --- always take pictures! In this and every apartment you may go to.

We were supposed to move in 1 month ago, but the apartment was not ready at the agreed move in date. Even after patient 1 week extension the apartment has not changed. Dirty, smelly, and horrible customer/resident care, but hey if you like this kind of treatment you are more than welcome to move here. I am still waiting to receive my deposit back even-though it was promised 2 weeks ago.

The tactics at Chatham are sneaky. They reel you in with a nice model and a cheap price. Then they steal your application fee after taking two weeks saying you were approved. We visited the property twice and confirmed multiple times with the leasing staff that bank statements were an accepted form to show our monthly income. The day we were going to bring our apps and deposit fees, I get a call from the leasing agent saying how they cant accept bank statements. Only paycheck stubs and tax info, for us being our 1099. So we wait a week to bring them in while we frantically try to receive our 1099 from companies we have worked with. We finally get them in on a Thursday evening. The assistant manager accepted our application, bank statements, my girlfriends 1099 (I was receiving mine the day after) and her paychecks. She said everything looked great as she skimmed since she was in a hurry. We stopped by again the next day to drop off my 1099 and the leasing girl said how good everything looked and had a brief conversation with my girl about how organized it was since she had highlighted our income on the bank statements. We asked if they needed anything else from us. She said no and that everything looked good. We waited until Wednesday the next week to call and ask how everything was. Still pending. Ok. My girl gets a call saying they are trying to get a hold of her current property for a tenant verification. She had to mediate between apartments to make sure it was received by the end of the business day. Leasing girl said she got it and that our applications were approved just waiting for property managers approval and we should hear by Monday. I call on Monday and they said that they were trying to avoid having us pay an extra deposit. My girlfriend called on tuesday and another leasing girl answered. She tried to say that we didnt have half of the information dropped off. When my girl told her No thats already been dropped off. Over a week ago. She suddenly found our papers and said that we should be expecting a welcome email in 24 hours after the property manger approved. I get a call a couple of hours later from the same assistant manger that said she was out of town and would review our application when she got back the next day. Not even an hour later our main leasing girl that we were dealing with calls me saying they need more bank statements. when we dropped off everything the first time, everything was as recent as we could get. My girl calls the next day and they tell her they are missing half of her bank statements!! We both dropped off Sept-Feb bank statements and they didnt have Oct-Jan. They denied ever having them telling my girlfriend that she never dropped them off at all. Which is a complete lie because I personally watched these papers go from the printer to an envelope to the hands of the leasing staff in a matter of an hour. Then explain how her 1099 papers arent legit because anyone can print this form and fill it in. Our 1099s were the same format and that they didnt match our bank statements. which hers were supposedly not dropped off. after doing a runaround with my girl on what we needed and what they had and what we could do to get the apartment, she calls back to say that the ONLY option we had to get the unit was to get a cosigner. Neither of us have EVER needed a cosigner the past 4 years we have been applying for apartments. Then for the cosigner had to make at least $4500 a month and then we had to put another fee down! on top of the $370 we already put down. They ran our credit, which is now a hard inquiry on both of our credit scores, said it was approved, ran our backgrounds, said it was approved and then told us two weeks later. Leaving my girlfriend with less than two weeks to get out of her apartment. We picked up our deposit as well as our bank statements. On each of my monthly statements they were dividing each monthly income by 12. And then circling the very small amount at each statement. What sense does that make? None. They steal your app fee and lie to you.

Worst apartment experience of my life.Maintenance makes appointments and doesnt show then lies about having taken care of issues. Office staff take meetings in the middle of the day randomly without a notice on the front door ignoring everyone for hours on end even when some people came by and said they had appointments. Had the water go out 4 times a month without notice then they said they replaced the boiler but yet again the hot water inst working today and half the pressure is available than normal.If I was not coming up on my lease expiring then i would fight to break the lease. I lived here for 10 months and I like everything of this apartment. Quick service. My door was broken and I complained them. As soon as they heard they send workers to fix it. There was a water leakage from the top of the bathroom and they fixed it too as soon as I complained them. They come to spread pest control timely.. But I still have roaches. Roaches is common in apartment but the thing is that you need to keep your apartment clean and call the pest control whenever you feel you need it because you pay for it ❤️❤️
