COG Management is very unprofessional to tenants. I can not speak on behalf of homeowners who use them as a management company. I was a tenant for more than 10 years, never late on rent, and there were minimal issues with my residence when I moved out. I paid a $1250 deposit as well as a $750 pet deposit (for a pet they wouldnt allow me to keep). So I move out, get told I could dispute any charges I didnt agree with. I did so, heard nothing until BOOM, a notice from a debt collector they had turned me over to collections without the ability to dispute the bogus charges they were attempting to charge me. I highly encourage you to look elsewhere if you are looking at a property that they manage. The unit I had the foundation was settling, it had black mold and pest which they never even responded to my multiple maintenance request. Bedrock Townhomes looks like a dump because they dont fix anything. Tenants with elderly and infant family members go without heat and air. They go through landscape companies about every three months because they dont pay them. Very poorly managed company. Stay AWAY!!!!!

Dont rent from theses people, we rented from them for 2 years never missed a payment and the second year we were in a separate home that was roach infested and while we lived there the water heater burst, when our lease was up the second year we moved out of the area completely and we had given the 60 day amount of time told for leaving and then we went on our way, now they threating to sue us for the damages and bugs that was their responsibility. Our daughter was in the hospital due to the ant issue in the first house.
Greta is the accounts receivables star for this company, I have been working with Cog for 5 years and hands down she is the best asset they have. She always returns her phone calls and always answers her emails. She can be as gentle as a cat and fierce as a tiger when needed. DO NOT RENT A HOME FROM THESE PEOPLE! Houses have rats, mold, and bugs! Will not repair anything, even if its put into the lease upon signing, unless they can replace it with parts they already have! Paid the money until my lease was up and ran as fast as I could in the opposite direction. They will make your life a living hell!

Terri is rude. Called to ask a few questions(you know with the pandenic) and she popped off with an attitude like i wasnt calling her to spend MY money. Even after we hung up(which she did before i could even say thanks for the information). I saw she had other places..so i texted the same number i called to inquire about those properties. No text back and its been a week. But she texted me that same day saying how she was going to call me back after she got off the phone with her bank. Of course i know its a very frustrating time right now..(Essential worker).but dont treat people nasty then expect them to still want to do business with you. I had to go else where because i dont want to deal with that for the next year or more. Then seeing the comments...I DODGED A BULLET!
They unnecessarily charge you for repairs after they take forever to send someone over. No one answers the phone.
Make very detailed documentation PRIOR to your move in and make sure someone confirms that they received it. They neglected to repair any of the damages in the home prior to move in and are now taking 75% of our security deposit to fix the damages. I sent the Inspection form to the Maintenance Director when we got our Security Deposit Refund Agreement as proof showing there was damage prior to move in and she told me that she could not use it. What a scam. Protect your money, dont go with COG. Just to be clear, I am not even giving them 1 star, but it made me in order to post this.
If you are reading this post and seeing the bad reviews, you better believe them. Protect yourself and your family - do not rent from COG management. They are absolutely the worst property management company i have ever dealt with.Properties are in horrible condition and COG will not fix issues. If the do, it is shoddy work.Also, if you pay a deposit, never expect to get that back. See, it actually is a great scam. They prey on the fact that most of the people who rent from them will never take them to court because they cant afford the cost. My wife and I will never rent from that company again.Buyer beware!
WARNING!!! Before you rent from this company read the reviews. This company rented a town home to me with busted doors, an AC that wasnt working and goes out every summer, bugs, and a leaky moldy ceiling in the middle of June. When I moved in the I was missing blinds and the carpet was used and pulling up. When I moved out I was charged $5.400.00. For the replacement of a carpet that was told to them it was worn out, for the busted doors that where busted when I moved in. I paid my rent on time every month gave a 60 day notice, they kept my $900 deposit. The employees are very unprofessional and RACIST. They over charged my account for regular wear and tear. My kids where very depressed living in this home. There was mold growing in the closests and on the ceiling. We were getting ate up by ants and the unit had ROACHES. When Cog claimed to be spraying the home I honestly felt like they were spraying sugar water becasue it would get worse everytime they sprayed. If they fixed anything it took them months to come out. This company does things according to how they feel about you as a tenant and if its convient for them. These people will smile and pretend with you, just know after you signe that LEASE ITS OVER. They will turn into different people. The maintance guy will show up when he feels like it and PLEASE MAKE THEM DO A WALK THROUGH WITH YOU, IF NOT TAKE PICTURES BEFORE YOU LEAVE OR THE WILL OVER CHARGE YOU. THIS COMPANY CHARGED ME $80 for a fridge light bulb, $80 dollars for replacement of blinds, $2000 dollars to paint an 1100 sqt. town home. I live in a 2400 sqt. HOUSE and was told $1600 to paint the inside of my home. $$1600 for the replacement of a carpet that they didnt even replace for me the previous tenant or their new tenant. PLEASE DONT RENT FROM THESE HORRIBLE HEARTLESS PEOPLE.

COG MANAGEMENT IS A TERRIBLE COMPANY!!The owner Andy is not to be trusted in any way..it is sad because he owns the company. PLEASE, READ THE REVIEWS!! You will never get your deposit back, Andy will make sure you get charged $80 for a light bulb, $300 to clean gutters that were knocked down during a storm and never repaired, and some moldy, torn carpet, I was charged $500 and that is only some of the ridiculous charges. You will be treated like a king or queen until you sign a lease/contract.After renting for 2 years, I found out exactly how terrible this company really is. I lived with a rotten deck, gutters damaged and falling off, carpet shredding in the hallway, damaged cabinets, damaged doors, etc. I would report the damage and nothing would be done but, when I was told to move before my lease was up because the owner wants their house back, I was charged because the dry rotted carpet in the HALLWAY was ripped a little more...it is the hallway between 3 bedrooms, 5 people walked across for 2 years. Nobody thought to repair it when I moved in so, it was normal wear and tear but, I was charged for it. That is only 1 of the shady things that was done by this terribly ran company. I thought dealing with the manager there would be beneficial to ensure I got my deposit back. I spent 11 hours cleaning the house only to be charged for gutters falling off, shredded carpet, a bulb that was out...nobody cared I lived in the dump for 2 years. The items should have been repaired early on. So, basically, I was told to move before lease was up, I paid rent 1 month, I was told by the manager/investor I did not have to pay rent for 1 month and as long as I cleaned, I would get my deposit back so, I could afford to move. I got $200 out of $1200 back. I was only going to get $85 back until I called and complained. I will make sure, I post my experience and tell my experience to everyone and everywhere. I am so disappointed with my experience with COG MANAGEMENT. DO NOT USE THIS COMPANY TO MANAGE YOUR HOUSE OR RENT FROM THEM. I have been able to make sure 38 people have not fallen victim to this company.
Probably the worst of the worst in terms of customer service. Trying to get ahold of them is like trying to remember the last four digits of a phone number.
This whole management team is SORRY. I read these reviews upon renting and I thought it would be okay. During my time of renting I had numerous maintenance problems which each time they came out promptly but were doing a half job for things to only fall apart again because they wanted to take the cheap way out every time. Upon moving up I was in a month to month lease, once I have my notice I expected to pay at least one month of rent. But when I got the bill I was charged for a termination fee, cleaning fee, paint fee, clean up fee, etc. Mind you I cleaned when we left. When I called I spoke to Greta Farmer who insisted that Megan sent pictures with the final bill. NEGATIVE!! She didnt send pictures because she didnt take any. Ive been gone since February 9th, I still have yet to get a copy of these pictures for all these fees Im bring charged and COG has yet to take their water company out of my name. I have called and called, the water company and COG. No one ever answers when you call COG and if they do the first thing they say is idk thats not my department. This has been a horrible experience from day one I would never recommend them to anyone. Im looking at a police report and lawsuit now just to have my taken off a water bill and prorated for the time we were there. NEVER RENT WITH THESE CONS.
STAY AWAY. I rented from them for 2 years, I never missed a payment or was late on rent. When we moved out I dropped the keys off and called in to scheduled my walk through. I was told once I dropped my keys off I relinquished the property... I explained the law and that their move out inspection list said to contact them to schedule after I dropped off the keys. Megan at the facility then proceeded to tell me that she wouldnt have it donte by the end of the week but I could go to the office to go over what she did have... WHICH IS NOT A WALK THROUGH. I told them if it wouldnt be completed that it was ok, I understood. ( We cleaned well and never even hung pictures so I was honestly not too concerned about it) She told me it would be in the mail in the next 30 days ( which after all the research I have recently done, realize they should have gotten it to me within 7 days) About 3 weeks later, I got the letter that they were wanting me to pay for over $5000 worth of damages NOT EVEN damages- they charged $2000 to paint and $3000 for carpet.I had emails from before we moved in stating they were going to replace the carpet but then changed their mind, proving the carpet wasnt new when we moved in. Megan was beyond rude and unwilling to work with me at all. I met with them and told them, I didnt mind paying for anything that was legit but was not going to pay for carpet replacement or $2000 for painting. I also have the print out from my previous inspection which showed we received all 5s except for the bathroom and that was due to a plumbing issue that they had a work order to fix.After all the research and reviews I have read, I am convinced its a scam. They charge tenants outrageous amounts based on verbiage in their lease and sell it to collection agencies to get some of the money and dont even waste their time after that. I have so far spoke with 10 other people who have had a similar issue. JUST STAY AWAY or if you are currently renting DOCUMENT EVERY THING
9 years of GREAT serviceIve had Cog Management manage my rental property after moving out of the State in June of 2009. From my initial contact to now that I am selling the property I have received great service. For nine years my property has been well taken care of to where my buyers home inspection report and appraisal inspection reports revealed only minor cosmetic fixes needed. Any maintenance issues reported by the tenants were taken care of immediately and to the tenants satisfaction. Whenever a tenant moved, the property was back in move-in condition within a matter of days, and the longest it ever took to obtain a new tenant was a little less than 30 days. They did a great job screening tenants and requiring the proper deposits to cover any possible end-of-lease issues. When I decided to sell the tenant was extremely upset and became irate and down-right rude and disrespectful but Cog still tried to help him find a new property to rent. Cog was also there for me, being I am out of state, during the sale process fixing the minor issues on the home inspection and appraisal inspection even though they are no longer invested in my property. Thank you is simply not enough to express 9 years of gratitude to Andy, Greta, Megan, Jolyn, and the first crew, Steve & Barbara, Lilian, Brittany, Ann, Melissa, James, and a host of others behind the scenes. THANK YOU!!!!!
Called to resolve a debt collection issue. The lady in charge of this department was very rude and couldnt care less. I was willing to negotiate a reasonable amount to settle the issue. Im surprised she even called she couldnt wait to get off the phone and was uncooperative. Their loss learn how to speak to people!
I’ve been renting form COG management for 2 years now and honestly - the only issues I’ve had are with the actual owners of my property... not the leasing office. The staff has always been upfront, honest and friendly with me and has always been on top of any issues I’ve had with the house. Having a middle man makes the process of getting issues fixed and/or resolved a lot longer and maybe that’s something they could work on with the homes that have owners. People expect minor issues to be taken care of in the blink of an eye and it doesn’t work like that unfortunately with any leasing office.Greta has always been so kind to me and I’m sad I’m leaving (owners decided to sell the home) I went to pay rent on Friday and told her I was dreading the house hunt and she went as far as making a call for me to a friend of hers to see if she could help me out! She’s such a sweetheart and I’m really going to miss my monthly visits for her “taking all of my hard earned money”. If COG Management had a home that fit my needs now I would have signed a new lease with them already. Over all coming from a TRUE slumlord to COG Management was night and day. I love the staff there and I hope to find a new leasing office with a great staff there.

If you are considering renting from Cog Management...please read their reviews and think twice! They are scam artists. Snake oil salesman is giving them too much credit. Rented from them for two years. Terri Dodson is sneaky and manipulative. She will prey on your weaknesses and personal, private life to swindle you into buying/renting into Cog. The owner, Andy is even worse. And then the staff...no words to describe the unprofessional, dishonest and almost threatening demeanor they all have. Home was heavily roach infested...all appliances ruined by it...black mold seeping through paint on walls. Extremely unsafe and they will rent out the property with a fresh coat of paint, windows/doors open to lure you in and then youre stuck with it! Such a disgusting experience. Im just glad my daughters and I got out when we did! So many more horrid details I could share, but just know...they are NOT recommended and will make your life miserable. Continue your search and pass this group up. Their reviews speak volumes of their character.

We moved out because of the rats and they sent us a bill for $1200 in made up damages, including a $10 fee for changing a light bulb. Some of the damages were from the rats. They have no body who understands the house mantainence as in electrical, and plamping . I have short circuit, AC dont work, mold in the house by the leaking water. When you call for mantainence it takes very very long time to show up, since they have to call for fenders to see who can come out. They need their own trained mantainenceThey dont know how to deal with their own clients. You tell them my duct system needs cleaning, they ask you why have you not cleaned it, and that is the landlord to do that kind of mantainence.

I was not able to see the apartment (Dallas Gardens) before I signed my lease they kept on claiming it was being cleaned. when the day came to move into my apartment the carpets in my room and my 4yr old daughters room looks like its been in the apartment since it was built, black/nasty smelling like wet dog, stains in the carpets, with burn holes in them BUT we are not supposed to smoke in the apartments so I dont see why they did not change the carpets, black mold in the bathroom, bugs, dirt, a little bit of everything by the base boards from the apartment not being properly cleaned, a razor was stuck in my window frame, when I cleaned the kitchen counter my rag was black, my refrigerator & freezer had old food in it with the old food stuck to it and old spilt juice frozen in the freezer I had to clean my whole apartment myself to get it the way its supposed to be when someone moves in!!! I told COG management the filthy condition my apartment was in and they had the nerve to tell me they already had it cleaned before I moved in and I will be responsible for cleaning it. THEY ARE BAD ABOUT FIXING THINGS and THE ONLY GOOD maintenance man they have is Jason! last but not least COG has Orkin treat 3 units for bed bugs when they are supposed to treat the whole building for bed bugs, so now one of the units that were treated have them again for the 3rd time and the other 2 have bed bugs for the 2nd time they have traveled throughout the whole building including my apartment which is infested except for the two apartments top and bottom at the end. I called COG on Monday to let them know about the bed bugs and that my fiance, 9 month old, my 4yr old daughter and myself have been sleeping on the couch cause we are getting ate up alive with bite marks all over our bodys in both rooms and are now traveling to the living room. COG told me Orkin will be out on Friday to confirm the Bed bugs. So Friday came Orkin confirmed that multiple apartments have bed bugs Lily told me that she has to let COG know and COG will get back with me. I refuse to pay rent or live in a place that my family and myself cant be comfortable in we cant even sleep in our beds so I will be going to court with my lawyer! Yes these are cheap apartments BUT they are SLUMLORDS I WOULD NEVER RENT FROM THEM AGAIN!!!!!!!
I submitted a work order Friday August 19 before 1pm, for a ceiling fan that wobbled and squeaked. This said fan partially fell well my four year old son was alseep early Friday morning (Aug 26). One week after the work order was turned in and handed to Megan! After an entire business day Aug 26 from 7 am to 7:30pm I called Cog Management 19 times, left several messages. Finally an emergence maintance guy called back at 730pm annoyed I had called repeatedly and left him 4 messages. He tells me he will be out at 830 am Monday morning today Aug 29, he doesnt show until 11:45. All he does is take pictures and tells me thats all he can do. He doesnt have a high enough ladder (My ceiling is 12ft high). His boss tells him he has to submit a form and send it off for approval. For me thats not good enough my son is not allowed to sleep in there because I am too afraid the rest of the fan may come down. My son has no light now. Today I called COG Management 18 times today I left messages for the General Manager 4 times, left 4 messages for Megan. The front desk lady got a major attitude with me. Finally at 6:05 tonight the General manager called me he basically wanted to brush everything under the rug and pretend everything was ok! Little do they know I know the Owner of my house and he lives down the street from me and I went to see his wife today and he will be coming to look at it in the morning! I am not done with COG management, before I am done I will let all of them have it! They have been completely unprofessional. Word of advice DO NOT STOP CALLING AND DO NOT BACK DOWN!!! Being persistent really helped! I dont even want to give them one star but I cant post until I do!
COG management took over the condo community live in in July 2015. The first issue is they do not respond to work orders. I took them a whole month after opening my initial work order, sending emails and calling before they fixed my oven. The next issue was they refused to accept a bank check (which is not outlined in the lease) and when i disputed this, contacted a lawyer and told them i was prepared to go to court because i was not paying late fees for a check they had in time but decided its against their policy to take when it is not outlined in the lease. Regina Black, in accounts payable emailed me saying, and i quote, you have angered your owner and no further graces will be afforded to you- why she felt the need to say this is beyond me, it is my right to go before a judge my conclusion is they knew they were wrong. As a result of this they refused any further checks from me (also direct violation of the lease bc ive never bounced a rental check). Then after paying my June rent on June 2nd (it only takes one day standard mail to get from marietta to dallas) i recieved a letter on June 26th stating they charged me a late fee, i emailed Regina asking for the reason for the late fee- no response, once again because im sure they are fully aware that that charge is unjustified. And the latest and greatest, pest control is included in my rent however, i have just been notified as of August 11th that they have no key to my unit because the previous management company never gave them a key. Who buys a property and doesnt verify they have the keys? Then no one noticed between purchasing the property in 2015 and when i resigned my lease with them in Nov 2015 that they didnt have a key? then no one noticed after nov that they didnt have a key? the fact that pest control is part of my rent and my rent has been paid they have directly breached the lease agreement (this was confirmed by an attorney i spoke with). Forget about repairs, or property maintenance. They left a half torn down storage shed on the property i live at for the last two months, unsecured, with chemicals sitting outside right where the children in the community play. This company are basically slum lords and its really ashame. please see the photos i uploaded of the storage shed theyve left unsecured, collapsing at the property.

My experience with Cog Management horrible as well... Me and my fiance live in the Dallas gardens apartments and the units are nasty... they claim to do pre cleaning before residents move in but when u get there, the carpets look bad and its a stale odor that lingers in the air. It looks like a updated Crack house.. burn marks in the carpet, they smell like dog piss....the plumbing is bad because the sinks flood insurance just a few seconds of running the water... And now the place is infested with BED BUGS!!! Please stay away from the place.
Conveniently lost our initial inspection report although we have proof it was emailed...our deposit was used in a way I disagree with and they could care less...read the complaints on here and on BBB do NOT rent from this company.

COG management is the worst management company I have ever dealt with.They never return your calls. They take months to fix any repair that needs to be fixed. I am sure that the property owners have no idea how poorly managed there homes are! Avoid renting from them !!!! I put one start because you have to its really 0.
