Matt and Ryan are incredible. They are so kind and always help out with any issues that might arise. Sure this apartment has issues that are out of their control (like every apartment), but Matt and Ryan made it so much more enjoyable of a place to live. I definitely recommend!

LOVE LOVE LOVE living here :) ! Love the huge pet friendly community! Seriously the highlight of my day is going to the dog park and letting my dogs play while I talk to my neighbors. Amazing leasing staff, quick and helpful maintenance team. Pools are beautiful, the parking is amazing and the apartments are so spacious and have amazing storage space. Im not even sure where to start with this great review. Id like to especially thank the leasing and management team of Matt, Ryan, and Mayra for being absolutely helpful, accommodating, and extremely pleasant. In addition to their incredible staff, the grounds are well kept, the amenities are top-notch, and the location simply couldnt be better. I really could not have asked for a better community to live in!

Thank you to Ryan for the best leasing experience Ive ever had! As we all know, the current renters market in Dallas is pretty chaotic... But Ryan blew me away with her response time, attentiveness, and humor!The service here is truly the cherry on top of an already wonderful complex.I did the texting option on the website, and all of my questions were answered in less than 5 minutes... If there was a delay, it was because they were personally running to take pictures of the view or amenities to show me.Im overjoyed to move in, thanks again!

Best apartments in Knox-Henderson-Fitzhugh area. I was so happy I stayed more than SEVEN YEARS. They truly want every resident to be pleased and exceed expectations.

My husband and I moved here in July and we couldnt be happier! The staff is AMAZING! Ryan, Matt, Griselda, and Mayra are all extremely helpful no matter the need. The maintenance staff is fast to respond to any repair. Having THREE pool options is a plus. Almost every single part of the community has been renovated and looks beautiful. We also enjoy getting to know our neighbors at all of the resident events (two per month). Overall, we LOVE it here and will be staying for a long time.

Fitzhugh invests majorly in the property and its hard to beat the prices for this area of Dallas. In the span of less than a year Ive seen a number of different additions:- Pool renovation- Gym renovation (best apartment gym Ive even seen)- New landscaping- Dog park refresh- Smart thermostat/door lock addition- Fresh paint for hallways and doors- Package lockers for each building- Parking garage facade decoration- Clubhouse/office remodelIm sure there are things Im missing because they are constantly improving and adding new amenities. Couldnt be happier with my experience at Fitzhugh.

I am so excited to be a new resident at Fitzhugh Urban Flats! Ryan was extremely helpful during the entire leasing process. She got back to me so quickly and answered all of my questions. She even let me tour the apartment a second time to compare different floor plans. She went above and beyond to make sure my move went smoothly! The property just got new owners so there’s a lot of renovations happening but I’m excited to be able to use the new two story gym! They have a lot of other awesome amenities as well like 3 pools, two new dog parks and you can park on the exact floor you live on. I am glad to make Fitzhugh Urban Flats my new home!

We love it here. We moved in about 6 months ago and we are so happy we did. We adore the staff. We love all the events where we get to meet and get to know our neighbors. The reno-ed dog parks are incredible. So much is being/has been updated. And in this area, you really cant beat the price. Great food and drink spots within walking distance. This is HOME for us for quite a while!

I would highly recommend NOT living here. They’ve spent money on renovating the units and common areas but security is basically nonexistent. The pedestrian gates don’t lock, half of the time the garage doors are broken and left wide open, and we’ve had multiple break ins. Both of our cars have been broken into on multiple occasions, our storage unit was broken into 5 days ago and now our car was stripped of parts when we parked it in the garage, and management claims they’re doing the best they can...Edited after management’s response:1. The repairs to pedestrian gates aren’t working. Specifically, the one in our building was supposedly repaired before the crime watch meeting, but we were able to open it without a fob minutes before the meeting. Like myself and other residents stated, if the contractors you hired aren’t able to fix the gates you might want to think about hiring new people.2. The patrol company has one guy driving around the property. There are three buildings that are relatively spaced out and each has its own parking garage. I think an easy solution would be to hire one patrol per building, seeing how the current situation isn’t doing anything. There are 2 cameras per building, one at the entrance and one at the exit, both of which can easily be avoided. After speaking with other complexes in the area with similar rent prices, they all have at least one camera per floor.3. The crime watch meeting with the DPD officer consisted of him telling us not to keep things in our cars and management telling us they can’t guarantee the safety of our belongings. While there is no guarantee of safety and security, there are seemingly very few steps being taken by management to prevent any sort of crime from happening on the premises. Also, I would like to think that as the manager of the property, you would actually care about your residents having some semblance of safety in their own homes... Just a thought. Again, I’d like to reiterate that there are plenty of steps that could be taken to prevent non-residents from entering the property at night, and none of which are really being done.4. Myself, my husband, and plenty of other residents have already reached out in person to management with all of the above issues not being addressed. So I’ll keep my review posted, thanks :)

Lived here for a couple weeks now and love it! The complex is nicely kept, it’s in a great location, units and amenities are newly updated, and overall a friendly staff & community!

I havent officially moved in yet, but just wanted to give a shoutout for how pleasant my experience was touring the apartment/leasing. Ryan in leasing has been such a huge help from the tour to applying, and has answered all of my questions so quickly!

Ive renewed my lease twice at this property and have had a great experience! Its centrally located to everything in Dallas, walkable to coffee, fitness, and the Katy Trail, and is very dog friendly. Matt and everyone in the office are very helpful and will know you on a first name basis. Definitely worth checking out!!

LOVE. THIS. PLACE!!! Its so close to everything and the office staff is super nice. I dont have any pets but I do see lots of ppl walking their dogs and actually picking up after them, which is refreshing. Maintenance took care of the few little things we had upon move-in very quickly. Highly recommend this place and ask for Gris, shes the cutest thing EVER!!! :)

I moved to Dallas from out of state in October and wanted to wait to write a review until I was sure my opinion was upheld! I can’t imagine living anywhere else in the city. My apartment, the location, and the value cannot be beat. The complex is very nice and the staff are so pleasant to work with. They’ve transitioned management while I lived here, but have transparent and upheld the same superior level of service throughout the process. Leasing agent Matt is the best! He put me at ease as soon as I walked in the door and has been a great point of contact throughout my lease.

Matt Loomis is an exceptional member of the staff management here at Fitzhugh Urban Flats. He goes out of his way to help residents especially since he is a resident here himself. He never complains and lends a helping hand. He has kept the pools safe and clean on busy holiday weekends and has made mine and my husbands experience here for 2 years the best. In the last few months all of the property renovations and improvements has been wonderful. Management has updated the pool furniture and added more package lockers which has been amazing! We love living here, keep up the phenomenal work!

Im in my third year at Fitzhugh Urban Flats.Each year, the facilities and environments have improved.Not only is it dog-friendly, its almost dog-encouraged.The people are nice and its easy to be social (and just as easy get your alone time).The summer offers 3 pool areas and each seem to have their own feel. One seems to be the family bbq pool area. Another, the quiet pool. And of course, the well, well just call it the social pool.Great spot. Highly recommend. And maybe most importantly, right across the street from the best coffee in Dallas (arguably the country), LDU.

Fitzhugh is absolutely STUNNING! I toured this property and was ready to sign my lease then and there. The staff was friendly and welcoming. They made me feel comfortable and at home. I was told about the amazing community events they do, such as brunch every first Saturday of the month. The views from the apartment balconies overlooking the pools are absolutely jaw dropping. The prices for what you are getting is the best price in the area. The area is amazing, (Knox Henderson) where there are SO many places to go to and discover. So excited to move into my new apartment and explore everything the area has to offer. Thank you to The Fitzhugh team for helping me find this perfect apartment. It’s everything I wanted and more.

I have friends that live here and I always enjoy visiting. The pool is great and I love that I can park in the garage without any issues during my visit. I bring my dog here for puppy play dates as well and several people in the community have dogs as well. Everyone always seems so friendly. I will consider moving here when my lease is up. Excited to see the renovations.

I had good experiences living here. The layout of my apartment was awesome and the fixtures are pretty high end. My old roommate still lives there and says that they are renovating soon and updating everything. The pools are awesome- there are three of them. Theyre also pretty social and there are events all the time to meet your neighbors.

I have loved my time at Fitzhugh! I recently moved into the unit, and have been incredibly impressed with the complexs responsiveness and willingness to make us (the resident!) happy! We had a minor issue with our dryer, and it was fixed within 12 hours of us calling on it! Very impressed so far!

Last night was mine and my girlfriend’s first night here, and her car was broken into in the building 3 garage. The apartment is great, but the hallways and garage just don’t feel safe at night. Management should do something to increase security.

I love living at Fitzhugh Urban Flats. The apartments are spacious and modern. The walls are not thin so we rarely ever hear our neighbors. At renewal time you receive many lease options so you can do what is best/most cost-efficient for you. The office staff are always extremely friendly and always recognize me even though there are hundreds of residents. The pools are amazing and beautiful with great amenities. However during the summer the Building 3 pool becomes quite the party zone. Maybe a little too much. But I now see security actively keeping an eye on it and its been more calm since then. A great place to live for young professionals and couples. Very pet friendly but very few families live here. Mostly single working professionals or couples without children.

Lived here from July 2018- July 2019. Beautiful apartment and community. Maintencence guys are wonderful and the management is very helpful. Excellent amenities on site. Loved every bit of it. Life brought my husband and I to Atlanta but we miss Fitzhugh urban flats in Dallas. If I ever moved back to Dallas, Id live there.

I am a resident myself, and after reading the negative reviews I have the following to say:Unless youre a resident, there is no need to write a review. No complex can GUARANTEE safety, and the parking garages are no exception. Also, complexes can only give video footage to the police/security because other residents are on said footage and that would be a violation of privacy. Finally, give the complex/staff a chance to resolve an issue before writing a review. Not doing so clearly is a sign one is trying to complain to get something, most likely not listening or doesnt like the truth of the matter. I know Fitzhugh takes steps to help deter crime but, again, safety can never be guaranteed. Fitzhugh is located in the middle of a large metroplex so therefore, naturally, more issues are likely to occur. Please realize most things are not a complex nor a staffing issue. At least Fitzhugh is upfront, honest and doesnt pay to hide/bury reviews.I have lived here for 5 years, in two separate apartments, and have truly enjoyed my time. It is hard to beat the space for the price in the area. There are three pools, two fenced in dog parks and a two-story gym; which is more than what a lot of other communities offer. I know Fitzhughs new management, Knightvest, plans to up their game even more with the coming renovations. Cannot wait to see the final result!

For the first 6 months we had no issues, the apartment was in good condition upon move in and we didnt have any loud neighbors. The first week in May my husbands brand new 2018 Chevy Silverado Texas Edition was stolen out of the building 1 garage. We first went to the leasing office to have management check the cameras which is when we found out that all of the cameras were conveniently offline. This is also when we found out that ONLY building 1 has cameras and they are not always on. The other two garages do not have cameras so be alert when you are walking in the garage late at night. Management was not very helpful and basically just wished us good luck. You would think they would increase security after this incident but they did not and the very next night the thieves returned and stole a computer out of someones truck. I realize theft can happen anywhere in uptown but management did not go out of their way to make us feel safer or offer to help in any way. They also did not notify any residents of our vehicle being stolen. A couple months later, a local police officer came to our complex to have a Q and A about what was happening in the area. I announced that our truck had been stolen and another resident spoke up and said he would have liked to have known so that he could be on the lookout for his own safety.

Just wanted to let everyone know that my visit at Fitzhugh Urban Flats was an amazing one. The leasing manager Matt Loomis really went out of his way to show me the new changes coming with the renovations, amazing 3 pools and many other amenities to make my busy life easier!. I have looked at several properties and found this one to be amazingly priced competitively. I look forward to living here when my current lease expires and encourage anyone in the market to stop in and check out this property. Be sure to ask for Matthew Loomis.

The staff at Fitzhugh is outstanding!They have by far exceed any and every expectation I had.The location is fantastic! Close to shopping and entertainment.

Love living here. The manager genuinely cares about the residents. Maintenance staff is also great and they usually address issues within an hour or 2 after putting in the order. It’s also a very dog friendly community so our fur babies love it!

DONT LIVE HERE! (unless you love COCKROACHES, weird smells, rude management, and WATER DAMAGE) Upon Moving in the apartment smelled like old cigarettes and mold, the microwave was broken and had a burning smell every time we cooked and the entire kitchen cabinet would wobble and move every time something was placed on it. We called multiple times about the microwave and discovered that the awful smell was coming from the sink and maintenance came out and completed the request but nothing was done .As if all that wasnt bad enough about 6 months into our move about a week after we noticed COCKROACHES EVERYWHERE, I started noticing water literally coming out of the carpet and water damage all throughout or walls. We called about the issue and when maintenance came to work on it they busted a pipe and FLOODED our apartment. There was literally water everywhere not to mention water leaking from the light fixtures which is a FIRE HAZARD. Needless to say we both had to leave our apartment and were unable to live there for an entire week. During which we were given no updates and no estimated amount of time for when they would be finished. At one point I went back to the apartment to grab clothes and it was burning hot with HUGE HOLES in our ceiling and walls that we were not even notified about.When we returned to our apartment after it had been fixed THERE WAS WATER DAMAGE EVERYWHERE and the air conditioning was completely broken in the 100 degree weather. Our apartment was BURNING HOT we had to wait in the lobby for FOUR HOURS until we could even be in our apartment. We received an email from a VERY RUDE NICOLE LOTT who claimed that our apartment was in fact livable at this time and only gave us about 50 dollars each off our rent.If this isnt all awful enough a couple weeks later all of the fobs stopped working and I was locked out of my own apartment for AN HOUR at 10:00 at night before work the next day because they would not send someone out to let me in and i needed to call a locksmith.Management is EXTREMELY RUDE about packages being delivered to the front office and have called me to tell me they would send my packages back if i did not come get them by the end of a day when I have work and am unable to make the leasing hour times .

Love living here. Everyone in the office is extremely nice. The residents that I have met are very friendly too! Plenty of parking. Ive never personally experiences any crime nor have I heard of any. I grew up in East Dallas and I dont find this place to be dangerous whatsoever. Super close to everything. The pool in building 3 is freaking sweet. All the amenities that come with FUF are amazing. This is a great place to live. Only downfall for me is that I get crappy cell service inside my apartment. Thankfully there are ways around that. Recommend this place to anyone!

I have lived at Fitzhugh Urban Flats for 6 years. Recently I was having an issue with my renters insurance transferring over into the new system. I spoke with the assistant manager, Ruben Marquez, and he immediately helped me fix the issue. While I was meeting with him, I mentioned that I had just renewed my lease and asked about having my carpet cleaned. Without just quickly agreeing, he took the time to look up my apartment and the inventory. Instead of getting my carpet cleaned, he asked if I would like to have new carpet installed since mine was no longer in the current inventory. Ruben had it set up AND installed that same week. The staff here has always been extremely helpful and I would highly recommend these apartments.

I moved into this apartment complex in May and have had very little issues. Great location, good price and seemingly safe. Last week my car was stolen from the secure parking garage in building 1 on 12/31/19. Police arrived immediately along with CSI services. I called the office multiple times, sent multiple emails and even met in person with an office employee and NO ONE has helped me. I asked to see footage and was told that the footage would only be available for me to watch if the police were present. I am very disappointed in the lack of customer service shown by this apartment and the lack of care to keep residents feeling safe and pleased with their experience. I do not feel safe in my own home now and hope that someone from management will work to make this right for me.

I love it here. Rainey is one of the best. She is always helpful. Never has an attitude. Very refreshing to finally live at a community where the leasing consultant cares about their residence.

My friend/resident of Fitzhugh Urban Flats had their car stolen from the complexs garage. Management refused to work with her regarding this MAJOR security/safety issue. This is unacceptable. From the looks of recent reviews posted this is not the first instance of car theft to happen. The level incompetence of the leasing staff is staggering.

Great experience with the maintenance team always. They are so friendly and come to fix anything I request very quickly.

Ive loved living here for over a year now and on my second lease. Friendly staff, quick maintenance, outstanding facilities from the two story gym to three different pools. Only reason its not five star is because of the reported security issues. They do have security driving around, so they are visibly trying to deter the crime.

The windows are so cheap here there’s zero sound insulation from outside. Cheaply built property.

Would NOT recommend to anyone who works full-timeUpon move-in, I found the apartment had not been cleaned (dirty appliances, bathroom, etc) and repairs from the last tenants were sloppy on the walls/doors. My service request was ignored.There were two days when fire alarms went off from 1am into the next morning, so many times the fire department stopped coming to the apartment complex (clearly a safety hazard).There is no enforcement of courtesy hours. Our neighbors had loud music playing and people partying in their apartment regularly (weekdays, weekends, all hours of the night), only ONE of our courtesy call requests was answered by staff.While living in the apartment, we experienced multiple ignored service requests. The most serious was in our kitchen and living room. The staff ignored the request to fix the water damage to the ceiling from rain and simply painted over it a week after, which resulted in further damage a month later. The maintenance workers only took an hour to do repairs and left debris all over the floor and counters. I contacted the complex again several times to tell them more cracks were appearing in the ceiling and growing but these were ignored also.

I’ve lived here since December and I love the apartment complex and management, I only signed a 10 month lease Incase I didn’t like changing to a new apartment complex but I already want to renew my lease. I have a studio and it’s very big and spacious for the price compared to other apartment complexes around, trust me I looked for 3 months before finding a place I liked. I can promise you that I’ve never seen any bugs or cockroaches in my apartment. That’s a big reason why I choose this place because it didn’t have any reviews like that on here. I cannottttttt do bugs, like at all. lol they are nasty. I’ve had two issues right after moving in which were just cosmetic and small but maintenance came the next day the order was out in and fixed it all perfectly. I feel very safe at this apartment complex you can’t get into any of the buildings without a key fob. One day I came home and noticed the gate wasn’t working. It was fixed within 3 hours. Other apartment complexes would’ve let that go oh for days before fixing but the fact that they take care of things so quickly is amazing!

No thieves....pretty solid staff, never had a problem with anything breaking. Amenities are mostly kept up perfectly but exercise room is dicey.

Update 4/10/18Sent photos to resolve and wasn’t sent to collections. Still believe I was assessed he carpet cleaning fees that would have been performed regardless.Original Review:It was a great place from the start, but upon move out, they assessed $680 worth of cleaning fees due to stained carpets. They did not provides photos of stains, nor did call to inform me. Instead, I received an email with a threat to be forwarded to debt collection agencies if I didnt pay up for a charge that I couldnt dispute.What a bunch of crooks. I cant wait for a lawsuit to take this place down.

Very spacious and modern great place to work out nicely and feel at home place.

Crime is really bad here. MANY apartments are getting broken into. Thieves are kicking in the front door. Police think this place is being watched. Not a safe area. 1st 2nd and 3rd floor in all buildings have been hit. Plus cars are getting broken into. We live on the 2nd floor and 2 young guys put a ladder up to our patio last night 9:30pm to steal our bike. Thankfully we were home and stopped them in the act, but Police did not catch them. Be aware!!!!!
