Management is rude, non compliant, and all they do is take your money. I have images of a work order marked as complete from since I first moved in there about 7 months ago, I finally had to breaks my lease to get out of that roach infested apartment, as soon as you go in person to bring up your complaints, the manager in there kicks you out and no one ever answers your call. They also take down any reviews with actual pictures with evidence of how poorly managed this establishment is, Brenda the old manager was actually way better then the “Karen” they have running this place.

I was shown the wrong apartment that wasnt on the floor plan that I was shown last month while touring. The apartment that wasnt shown to until Saturday wasnt clean not ready to be moved in and no key. I thought I would be leasing the apartment I was shown and seen the day I visit to move in to. I would like to move in the place I shown on the floor plan I was given not the one that is dirty and what was never shown to me. I feel I was given the apartment to move into. If its possible to switch I would love that

This is my second time renewing, really like that the staff walks the property every morning. I love my renewal gift I received from the office. really nice gesture from the Management. I love the fact they walked my unit before I renewed. I will definitely recommend this property

Great staff, always very helpful! They are always helpful, and someone is available in the office during office hours. Any maintenance requests I had were always addressed immediately. Thanks again guys!! As far as the crime, Ive never personally experiences any crime, nor have I heard of any. I feel safe as a single parent it’s hard for you to find a place to call home and feel safe and Vineyards at forest edge makes me feel safe. Thank you, guys!!! I’m renewing my lease!!!

GREAT apartments!!! the staff is very friendly Karla and Brenda are great at their job, i absolutely recommend Bella Vista Park apartments, they always have the pool open and looking great i love spending my evenings in the pool, they also have a childrens center which is just perfect for me and my kids everyday after school they go and have a snack and have so much fun, also maint. guys are always on time to fix your things they are very respectful and clean to work, I have 3 years here and i must say i will defenitly renew my lease. Thanks a lot Bella Vista for all you do for your residents every month, this management company is the bomb!

Ive lived here about 2 months now. No problems so far. The office ladys are kind and friendly; the maintenance men are nice and respectful. New washers and dryers are a plus. Good place to live.

If you want rats as roommates, this is the place to live. You’ll have 3 rats per room, make sure to leave food out for them or else they’ll start to bite you. No need to let management know, they won’t do anything about it. It’s best to call the city of Dallas. Maybe then they’ll finally attempt to clean the rat infestation. Good luck!

You patrol my apartment complex . I will leave out the name to protect your client list. Last weekend one of your officer was on patrol. I did not get his name. But he did an excellent job of preforming his duties and enforcing the rules of the property. This property can get out of hand on the weekends making it unbearable for the rest of the tenants. This officer got the complex quiet so the rest of the tenants can sleep and enjoy their evenings. This is very much appreciated as this is a very frustrating problem. He was dressed extremely professional as well was very professional. He is a asset to your company. It is very rear to find a professional security agency with professional officers. The only thing I know is the officer is a black male and this was a Saturday evening I believe. He deserves to to recognized for a job well done. LEA seems to be a very well run and professional agency. I will recommend your services to other contacts I have.

There is some things that can be improved on but over all the staff is awesome and willing to help. Any issues they address as soon as possible. Its under new management and I understand it will take time to get it where needs to be.

I just moved to Bella Vista Apartments on March 1st. They lied to me initially about the townhouse. It wasnt ready and still not and we going into April. My a/c, heat doesnt work. I have a big list of things they need to do and they wont fix anything. The maintenance people are incompetent. The office is unorganized and unwilling to work with anyone about anything. Angel, Michelle, and Sonya which are the office managers all act like they need to assistants and NOT managers. They are using funding saying they are fixing the apartments, but havent fixed anything. The say they are completing work orders and they are not. THIS IS THE WORST PLACE I HAVE EVERY LIVED AT. They have bed bugs, roaches, drug activity, and drinking on this property. Trash being put on the side of your house an no one is doing anything about it. I asked to get out my lease the same day and she refused. They are fraudulent. Dont worry about the price, its NOT WORTH THE TROUBLE TRUST ME!!! Im pregnant and a student, but they still dont care. Dont move here! This is the new management and its not getting any better. Work orders, forget about it! DIY apartments is what they should be called. Only reason I gave them the one star because you have to rate them.

As seen on Facebook there is a family with a baby living in these apartments but also RATS they come out whenever they feel like it and it’s like it’s their home too! She has complained to the office and they have done NOTHING to help her out but offered to take her out of the lease... so if you like rats on your bedroom on your babies crib in the living room basically everywhere sign your lease!!

Office staff are very prompt with your concerns and actually listen. The maintenance complete work orders in a timely manner. I will highly recommend this property.

I have lived here for a total of four years in all that time these Apartments have been going down the drain it wasnt that good to begin with but it was livable I have some points to make first management is atrocious they dont last very long. the first management from when I first moved in stole all of the deposit money from everyone who moved in then someone burn down the office after that. then the pool whether its summer time or any other time during the year stays green and if the children or guest want to use the pool it stays locked so essentially the pool is for show secondly the trash always stays full and theres trash everywhere all over the property even in front of the Townhomes across the street from the main complex theres only one entrance and it stays open the gate for the parking lot hardly ever gets fixed so anyone can come in and vandalize your cars or steal your cars they havent even tried to fix the walking entrance Gates because they are all broken. when I moved in we had key fobs given to us to unlock these Gates but now these gates are all broken when it comes to maintenance we had several Crews of maintenance who were very good at their job but they were being abused by the residence the maintenance Crews we have now are lacking in knowledge on how to fix or maintain anything on the property the only thing that they seem to be good at is sweeping up trash. The appliances are all used and liable to break down at any given moment. when it comes to Pest Control they are the worst weve had several cases of roaches, bed bugs and water bugs are everywhere you can make sure your house is completely clean and a giant cockroach will still come in your house. The weather striping is non-existent so all the heat goes out during the winter and all of the cool goes out during the summer. My air conditioner has gone out every summer. when you have a problem with your neighbors and it has escalated to needing the police the management will continue to allow the offender to still live and Be on property. for me what had happened was my next door neighbor pulled a gun on me because I told them to shut up that it was late at night and they shouldnt be so loud screaming in the corridor while people were trying to sleep they later vandalized my car and I told the office and they said they couldnt do anything they couldnt show me any cameras or evidence to back up my claims unless I had a police report which I did but they still did nothing. This lap this last year has been the worst year of living in these apartments management has changed twice maintenance is almost non-existent now Im just really glad my lease is up at the end of the month Im finally getting out of this place do yourself a huge favor and dont fall for any of those pretty yellow pictures the buildings dont even look like that this place should be condemned all the residents should be moved whoever manages Bella Vista Park anything should be removed from whatever they do because they are horrible property and management owners

This apartment complex is HORRIBLE! They just fixed the pool today 8/4/2018!! They have roaches,bedbugs, knots,rats, and any other creature that supposed to be outside! The management keeps changing. The maintenance people dont speak a English and fix stuff 4-5 months at a time! Lucy and Lisa the new managers just continues to lie about everything and I watched Lucy call the police on some lady for asking about work orders! It was CRAZY!! My mother has lived here for a year and half of the year during the summer she has no a/c! The plumbing SUCKS!! They have leaking urine and feces in the back of the complex at least once a week. They fix pipes with duck tape. The security is a joke, he just walks around a talks on his phone and harassing the Africans! They have mold! Cats everywhere! People fixing their cars in the parking lots with drinking and smoking Mexicans every weekend. People park illegally behind you so you wont get out! The mailbox be open! There is always TRASH OVERFLOW EVERYWHERE!!!! They hate their tenants and dont care if you call the city of Dallas because hey are working with them! This place needs to be reported and shut down! They are in humane 🙏🏾 For the tenants here!!! RUN AS FAST AS YOU CAN!!! DONT SAY I DIDNT WARN YOU! CALL THE NEWS!!

I love Bella Vista Park the staff is great and friendly and although appearances may be deciving the Apartments are great since ive moved in anything that i need done gets done in a timely manner management is awesome they go beyond in helping there residents to be comfortable in a safe environment and even tho they have some bad reviews they are all wrong i took a chance and i love my apartment and the communityI highly Recommend this Apartment to anyone 😊😊. And i also like that they have crime watch meetings, and have special events for there resident and do raffles its really cool all they do for there residents.

Ok so let’s start of with the staff they don’t care if you live comfortable in your own home why? Cause everything I requested to fix they just don’t care they say they put in the order but why do I have to keep telling them to please come fix the plumbing cause it sucks cant even shower with my 1 year old son with out get burnt it shoots really cold water one second then burning hot since I moved here I’ve told them about and still nothing!!! I moved here January and it’s about to be January again I’m just happy my lease is about to be done!!!! Oh and there’s a lot of rats that live with us by the way we pay pets control for them not to come???? Crazy huh???? Can’t leave food out no more then 10 minutes cause then they come and enjoy!!!! I’m even scared to leave my son for a minute and I’m paying too much for this!!! They just don’t care! DONT MOVE HERE! They try to bribe y’all to put good reviews crazyyy huh??? So if anyone can help me please help cause this has gone to far can’t even check on my son in the bath without a rat coming and enjoying my food!!!

Just seen a horrid video of a young lady that complained to these apts for over 4 MONTHS! About an rat infestation. Not only did the apts not do nothing about, the tenant has a young baby in the house i do not recommend these apts to ANYONE! In the local Dallas Pleasant Grove area they will not take care of you they do not care for their TENANTS! If i could rate this apt zero stars i would!

Do yourselves a favor of Not moving to this place ever. Dont let the new pictures of the apartments fool and decieve you. This place is the worst. Trash is thrown on my patio every single day and my car is scratched and dented since I have moved here... Dont be surprised finding a new scratch or dent on your car every single morning, it does happen. Nobody cares here, and its definitely a very ghetto and unsafe place here if you have children.

VERY BAD apartments!! Really regret moving here because it is infested with RATS, the plumbing is awful can’t even shower without getting burnt everyday and that includes my 1 year old son. Also the new management is horrible especially Lizzy she is very rude and says that she can’t do nothing about problems I had before she started working here which I think is stupid! I do not recommend living here!! And also the dominoes pizza guy was robbed at gun point a few months ago.

I have lived here for 11months and I turned in a LiST of things that were wrong with the apartment two days after I moved in and they have yet to be fixed. My ac has went out every month since I have been here they eventually come out rig it up and it works for a little while as long as I keep the thermostat all the way down. Management s shady. Maintenance is terrible. There is always trash everywhere outside. And the pool is never clean and never open. Mailboxes have been broken into. Not somewhere to raise children.

And not to mention it takes a freaking week for them to do a half ass job to “fix “ something then leave and keep you waiting for the workers to come back yet they don’t until MAYBE the next day !
