Would not recommend. Apartment Interiors are fairly renovated with finishes and appliances, but the building structure is terribly old. You hear EVERYTHING. Specifically would not recommend unit 412 ( this is second lease with terrible acoustics from tenants upstairs) or Building 4 in general. Building 4 is right next to leasing building and visitor parking. If you have a unit facing visitor parking you constantly get visitor cars blasting loud music with headlights on at all times of the night via dropping off or picking up residents. I guess this comes with the territory of living close to a college (SMU). Not a quiet place to live in a nutshell. Not happy with this property choice.

I had a disgusting experience of application here. After I had paid the application fee and finished the information they asked, I asked them twice to send the email to my roommate as co-applicant to fill the information required. It cost two days for them to make the email delivered. After my roommate finished the information and paid the application fee, they told me that the apartment was taken by someone else. Since I arrived at Dallas just several days, I dont understand why an apartment could be applied by several applicants. However, After I went to another leasing office, they told me once I had applied they would took the house off from the market so that nobody could apply it. Never do business with them !!!!

One of the best communities in Dallas. I have been looking to move here for almost 2 years and now I am here I regret havent move earlier. It is conveniently located and well communicated. The apartment qualities and amenities are good enough and the staff is very attentive. I dont have any bad experience here so far, so I would recommend it to everyone.

This is one the best places that I have ever been. It is closes to most of the well-known shopping centers. This is one of the safest places and it has a good neighborhood. The fantastic view from each apartment is really remarkable. The office workers are very nice and they are responsible.

Everything is great here. I can’t find any community better than this one. The servicer are always help me solve the problem very enthusiastic.

Ive been here for 4 years and I like to live in this apartment complex. Location is best. I think this APT management Team is one top best in Dallas! They always help me out when I need something. All member are so nice and special thank you for DeAnna. She works quick as a wink ;) and I feel like she is always ready to help so that I could feel comfortable when I have something to talk.Just a year ago, this APT got a trail right beside the side door. My family really enjoy it.

Just excited to be in a new community the assistant manager Aliya and Raquel is amazing as well as Deanna Seward the property manager . They made me feel very comfortable and I already feel like I’m home and it hasn’t been 24 hours

I stopped by two weeks ago to tour the complex. I made an appointment and toured with Annabelle! She was absolutely pleasant and provided fantastic customer service. Personally, I base my decision on deciding an apartment complex based on the ambiance of the community AND the office staff. I am a true believer that the engagement of office staff can be an indicator of how your stay will be as a resident. Annabelle was personable and very informative. She gave me all the time I needed to explore and answer all of my never ending questions. Annabelle, along with the beautiful property, are the reasons I submitted an application the very next day! I cannot wait to move into my new home!

A clean, safe, and quiet apartment complex. The management team are efficient to solve the problems you might encounter. I really enjoy living here and highly recommend this place.

I moved here at the end of November and have thoroughly enjoyed my experience here so far. Ive been at Arrive on University for about 18 months. I met Aliyah first, then DeAnna, now Raquel and Raul. First of all, my experience with the staff has been fantastic, with a particular nod to DeAnna and Aliyah. They are always happy to see me and they handle any issues that come up immediately. Ive only spoken to Raquel on the phone, but shes been proactive in chasing down a couple of things and getting them passed up the ladder to her management. Maintenance is never an issue, Raul shows up on time, always friendly and polite. The facility is neat and attractive, well maintained and very well managed. Arrive on the university is definitely one of the best communities near SMU with great management and leasing team, they are very attentive specially DeAnna. The apartment qualities and amenities are very good not comparable to nearby communities at all with the same price. I would recommend it to everyone especially SMU students who want to live near campus, it is less than 5 minutes drive / 15 minutes walk.

My boyfriend and I had the pressure to have worked with DeAnna, Aliya and Raquel. Lets just say with covid happening, they made the move from New York to Dallas possible. From the zoom calls, my never ending questions to moving in, they were patient and very attentive.For the apts themselves, we are in love and very happy with the unit we choose! There was so much uncertainty but now being here for about 3 months, were very happy to have chosen this apt. There is literally 2 taco spots that are 5 mins away via WALKING (one is across and the other is behind the complex). Everything else is literally at most is a 15 mins drive.The apt is a is a icecream sundae and the ladies that made this move possible is the cherry on top!

Best apartments in the area. Social activities Deanna, Alia and Judy keep me loving this place. Sometimes I can hear my neighbors but that’s just apartment living. Overall a sound community and I love to brag about where I live to family and friends.

I have had nothing less than a positive & welcoming experience thus far at Arrive on University. The entire property is well-kept - from the landscaping to the pool area, and the overall cleanliness is quite impressive. The apartment units are up to date, as is the community club house & fitness center. Maintenance & Work Orders are completed in a timely manner, and the team is always reaching out to see if things could be done better. Deanna, Aliya, and the rest of the team have been extremely friendly and helpful since day 1, and have made moving to Dallas an easy transition. Best property in an area that is very desirable & fun. Even if I had the option, I wouldnt choose to live anywhere else.

I have enjoyed living at Arrive mostly because of how I am treated by the people that work there. The maintenance Armando and Humberto are so fast to fix things and the office Manager DeAnna is very helpful and responsive to my endless emails. I am glad to see we are changing from the curb pick up to pick up at the door and more times a week than we have now which was a great idea.

Great place to live at.Honestly it was a little higher than what I wanted to pay for rent being an SMU student but it is well worth the extra money. The folks in the main office are so nice and you can tell they care about us and try to make it fun to live here and keep it very clean. Deanna went out of her way to help me out to my car with a big box I had received and it may not have been a big deal to some people but since I hurt my leg that week at practice it meant everything to me.

Now that the complex has been bought out and restaffed, the entire vibe has changed. Its much more friendly, and vastly more accommodating. The latest upgrades and proposed changes to the space are really nice! We are moving soon to be closer to jobs, but we will definitely miss this place. Its very close to a lot of great food and shopping options! Youll be happy to live here.

Ive been living at this property for almost three years. It was pretty nice before the new property owners came in. In the last two years, its been renovated, re-staffed, etc. Its a joy to live here. The property has elements of a luxury resort and the staff helps keep it very cool and real. Its a place which is great for families, college grads, professionals, etc. Thanks, Judy, Deanna, Brit, for making things awesome here! Id recommend Arrive on University to anyone who prefers a sense of upscale community.

Nice apartments for the price. They seem to have a lot of fun parties going on for everyone. Clean grounds and a little dog park for my puppy to play at. Deanna runs the place very well as the manager and the maintenance guys are quick to make repairs.

Arrive on University is an exceptional place to live, due to the team of folks who beautifully and expertly run this community. DeAnna, our Manager, is smart, organized, creative and responsive to the concerns of the Residents. Liz, our Assistant Manager, is competent, caring and supportive. Aliya, our cute Leasing Agent, is a charmer and a delight. Armando, our Maintenance Director, can repair anything, while patiently answering questions. What a great group!! How fortunate we are to call Arrive our home!

This is by far the best apartment I’ve lived in. They staff goes above and beyond to make you feel the sense of community, and are always extremely helpful! It’s very quiet, and a small community. Trash is valeted three times a week and they even recycle! Huge bonus in my opinion. The dog park is small but is perfect to get your pups out and exercised. Very close to 75 and 635, lots of great restaurants and grocery stores. I look forward to spending a few years here. Thank you for making us feel like we’re valued residents!

I can’t say enough about how awesome DeAnna is as a manager. Always smiling and professional and having fun things for us to do so we can get together with our neighbors. BBQ night, Tacos and Margaritas, Painting party, Puppy parties, Game night you name it and they have it! This property is the best choice in the area.

It was a very terrible and horrible experience in my life!The staff would be very warm to you at first, and after signing the contract, their attitude had changed. The building was too old and had a certain degree of inclination. Sound insulation was very poor. NO ELEVATOR! Also, terrible trash policy! Residents have to throw trash on Monday, Wednesday, and Friday, and they have to keep the trash in the apartment on Tuesday, Thursday, Saturday, and Sunday! Residents have to take the trash, go down stairs, and throw trash on the grass at the first floor. If you want a garage, you have to pay 100 dollars every month to rent one. They still charged me even I told them I do not need a garage any more. They promised that they would send a check to me to return my money back, but I still not receive it. Just because my roommate wanted to live there, and I am very glad that I moved out.

I am currently trying to rent here and am one of those people who has a never ending list of questions and concerns and the people in their office are amazing. Every question I ask they either know the answer to or will find the answer. I wanted to buy a couch I liked but didnt know if it would fit and Judi went up to the apartment measured the space for the couch and even laid out pieces of paper and took a picture to show me what it would look like in the space. This staff really goes above and beyond.

Just moved in this past week. So far so good. Sandy has been very helpful and friendly during our application and move-in process. Prices are a little high, and the place does have some rough edges aesthetically, but it is a nice place that appears to be making improvements. Nice walking distance to some decent places to eat and shop.

My experience here at Arrive has been awesome since day one. The property is very quite, neighbors are friendly and it even has a nice dog park. The staff is always helpful and courteous! I love love our spacious apartment, pet friendly dog park and the fact that everything is near downtown. I applied at this complex around the first of July. I was told my application was denied due to lack of rental history. Ive been a renter for years and havent had any problems. I was approved at a brand new set of apartments near Trader Joes.This is now the middle of August and I have yet to receive my deposit. Ive contacted the manager Deanna and have spoken with Aliyah on numerous occasions and are constantly being lied to. I find it odd that it took no time for this complex to withdraw money from my account however its taking them a considerable amount of time to refund my deposit.No one in the office seems to be clueless about how to get in touch with the corporate office with the exception of the manager Deanna who never seem to be available!I hate to believe that my deposit has been stolen. Please beware between the manager and the leasing agents you will be left to play guess whos lying about your money!

Living at Arrive on University has been tremendously enjoyable. My apartment and the location of the complex are great, but what makes being here so amazing is the friendliness and professionalism of the office staff. DeAnna, Elizabeth, and Aliya always greet me with a warm hello and smile. If I need to report any problem or issue, they immediately take notes or submit a maintenance request. They are so helpful and kind its as if they fear youre going to leave immediately if you are dissatisfied. No matter how much you like living here, the entire staff is happier that you are here. Truly.

People staying in the Apartment of Arrive on University are 100%safe in terms of security also its a home to stay i mean your real home. You feel more relaxed and have a lot of fun

If you want to hear everything your neighbors above and beside you are doing - like vacuuming at 11pm, doing laundry, flush the toilet or even walking from one room to the next, then this is your place! If hearing your neighbors every move isn’t your thing, keep looking. All the improvements in the world this new management company has done doesn’t make up for the paper thin walls and replacing the regular shower heads with “high efficiency” shower heads that have zero water pressure. The courtyard is pretty though.

Being at Arrive on University has been a wonderful experience. Brandon and Sonya have been very helpful in assisting me of any of my needs. Clean grounds, quiet neighbors and a positive environment. I give it 5 stars. Great place for a family to live.

Moving 1,500 miles away from somewhere you have been can be a daunting task, but I can’t emphasize enough how welcoming DeAnna, Aliya and Elizabeth have been. From handling my lease long-distance to making sure I had settled in comfortably; I could not be more thankful for the team at Arrive on University. I chose this complex over five others I had looked at and I could not be happier with my decision. Aside from the welcoming nature of the staff, the complex is beautiful, they have an extremely well-kept gym facility and the apartment I moved into was like new. If you are looking for somewhere to move in Dallas, Arrive on University is more than worthy of being called home.

A hidden gem! I love driving the I-75 corridor from downtown dallas to my home knowing how close I am to everything. My unit is considered a 2-Bedroom (which I use the 2nd bedroom as an office since I work from home). Also, since I work from home, I have the opportunity to interact with the Staff very often and all I can say, these are very great people. DeAnna is a tremendous leader to her team and Aliya and Candace have a great attitude and are always responsive and pleasurable to interact with. The maintenance team, which include Armando and Brandon, seems to really enjoy working the complex and keep the place clean. I am very glad that I decided to call Arrive my home. Thank you Crew!

I came to live at this property mostly because of the things people have said on these reviews and to my surprise so far all the positive reviews are on point and accurate. The staff with the manager Deana and Alea up front have been the best. Highly recommend living here. Close to my school and the SMU shuttle bus picks up by the convenient store.

I recently moved to this community. Its is pleasant so far. The staff is nice and friendly. The pool is very clean and serine. My apartment has mix/match appliances which i am not a big fan of; however the apartment has some nice finishes. My only issue is that i can hear my neighbors above while trying to nap.

I am a prospective resident I recently toured your facility and was very impressed with the office staff Deanna especially made me feel right at home and let me know about all the amenities and the transportation system that can get me back and forth to SMU college I will certainly be renting there in the near future things that I will be a student at the college next semester I appreciate everything Deanna and her staff did while I was there to make me feel right at home and I will definitely tell my friends that will be going to college with me next semester about the property

As long as you live on the top floor you will be fine. You can hear your upstairs neighbor drop and pen, shift their weight while cooking at the stove, and hear their dog jump on and off the bed every morning, along with just walking. I understand, a lot of apartments are like this and sometimes it’s unavoidable but it’s unacceptable. My upstairs neighbor never had any parties and was never was up late; thankfully. However, if I had someone that did, I would have broken my lease. Maintenance and staff was always incredible and very responsive. Car got broken into twice along with 3 armed robberies the length of my lease, and these are just the ones they reported.

Property manager Deanna showed us around she was very knowledgeable of the property and surrounding attractions hope to be moving in soon

Ive enjoyed living here! Really loved how quiet/spacious it is. I would say the trash policy is little bit odd. But that doesnt cast a shade on anything. Good safe place, no annoying policies like a lot of other complexes. 5 stars would recommend.

Arrive on University is a small and quite property. The location is close to great restaurants and feels like a safe neighborhood. In my 3 years there, I never heard of any break ins. Units are updated. Maintenance is very fast to respond to issues. The gym is rather small. Trash policy is a little strange as you just leave your trash outside the apartment building to be picked up 3 times per week. However, many residents are non-compliant so there is usually some trash sitting out at all times. Overall, I have really enjoyed my time at Arrive.

Aliya sultan and Elizabeth took very good care of the residence. I’ve noticed Aliya talks in a very professional manner to the residence as they walk in and need assistance.

I just want to say thanks to the manager Brandon for helping me make a smooth transition into these apartments. The pool is nice and clean and I appreciate having a workout room I can use when I dont feel like going to the gym.

The office is really clean and the people in the office are very sweet and friendly and very time I come into the office I am always welcomed with a warm smile from Aliya.

If you never move out or never need leasing office staff, this would be a good place. The leasing office was not as helpful as it was 1 year ago and leasing office people changed. Once the lady at leasing office shouted from 1st floor right at my second floor and I have my witness. I was asking for maid company info for the glass broken in front of my door, the leasing office lady gave a cold face and she didn’t even know if I broke glass. she said’ you clean it by end of the day’ rudely and she shouted at me from 1st floor. They treat you quite different when it’s close to checkout date. lt wasn’t done by me and I try to be responsible for my outside area. It was very unpleasant. If you need move out eventually, reconsider this apartment!

Well first off I have to say I love this place. Ive been living here for almost 4 years now, and I have no intention on leaving any time soon. Plus the new management is amazing! The office group is probably the most friendly and helpful Ive ever had in an apt. Brandon, Sandy and Sonja have been extremely helpful during the managment transition, and helping with the communitys needs.This place is nice and quite, with great units for a fair and great price. Plus its a prime location for just about anything in the dallas area.

You should know 3.6 star reviews for years are gone. Nothing changed here for this apartment, it only changed name from Lincoln to Arrive and all negative reviews disappeared. Only positive reviews left. You should take a look at apartments next to it, such as The Ash, Teak, Standard and define luxury apt from those apartments instead of Arrive.

DO NOT SIGN WITH THESE PEOPLE. Upon first moving in, management was supportive, kind and helpful. Less than a year ago they completely re staffed, and since then, things have been terrible. The new management is absolutely awful, and was the reason I decided to move.

I have been a resident at Arrive On University (the property called by various names and owned by five (5) different property management companies) since August of 2001.I consider DeAnna to be the VERY BEST MANAGER of all the Managers (and there have been many very good ones) that I have worked with over the past nearly 18 years.DeAnna is very professional, dedicated and innovative. She manages the day-to-day property business in excellent fashion and also goes far beyond that by organizing more community activities and bringing in New Programs, such as the NEW Trash Removal Service Program.In addition, she also has a very professional, friendly and extremely capable and efficient MAINTENANCE and OFFICE TEAM for support. Armando, Humberto and Aliya all do very excellent work.In short, DeAnna is an extremely excellent Manager, the “BEST OF THE BEST”, and we are very fortunate to have her at Arrive On University.DC

Nice place to live . close to SMU and central market and totally safe. Each apartment got huge space(sometimes feels like maybe too much spaces lol). And admin Sonya is really nice and helped me a lot of issues when i moved in and during my staying here, totally love her .

They are really a good team and are always happy to help and accommodate to the best of their abilities.That being said, I really love the grounds and how well they are kept as my veranda overlooks a beautiful little park area that is always nice and clean, and I LOVE all the trees off my veranda too!!The new updates are nice and the new exteriors are coming along quite well too.The maintenance crew are quick and efficient as well with call backs to make sure things were done properly. I love the tenant feedbacks that you receive after a workorder is complete.Thanks again everyone at Arrive on University, I will be recommeding you to anyone looking for a new place to call home!

Terrible experience after the new company took over the complex. They messed up my packages at least three times within 3 months. For the latest one, I had a delivery photo from Amazon showing that my package was delivered in their office but they couldnt find it. At first, they said there was no delivery on that day at all. No UPS, no FEDEX. After I showed them the delivery notification on that day, they changed their excuse to the possibility that Ive already picked it up earlier, which never happened. It turns out that they wrote another apartments number on my box and thought my package belong to someone else lmao

Living here at Arrive on University has been a very good experience. Office staff are available, friendly and helpful. Maintenance will handle an issue quickly. The pool area has been redecorated, has grill area and 2 fountains. Right by the pool is a newly remodeled workout room. The grounds are kept up regularly along with freshly planted flowers. There is a dog park as well. I like how convenient this complex is to restaurants and any form of shopping since it sits near Greenville Ave. on University. Central Expy is only 2 blocks away and SMU is within walking distance. The new ownership is also carrying out more updates like fresh exterior painting. I think my apt floor plan is very efficient as far as layout and space planning. I have a laundry room and large walk-in closet. This complex is quiet and feels safe. Rent is reasonable and there are a variety of lease options if a shorter stay is needed. I have enjoyed living here for 4 years.

My fiancé and I moved in during the month of May 2018. We’ve only been here about 2 months so far but we love it. Roxanne was awesome with getting us settled in and taking care of our onboarding/lease. She kept us posted and abreast every step of the way. Since we’ve been here, the property is well maintained, the apartments are beautiful and the neighbors are friendly.DeAnna (our manager) just started up the 2-3 events per a month again. Taco Tuesday was AWESOME! DeAnna was such an excellent host and made a beautiful display for the event!!! When I sent pictures to my friends, they couldn’t believe it was a community event - it looked so professional. Judith ran all around Dallas to collect tacos from different restaurants so that residents could sample different flavors. Which was super cool. There was a gentleman also working, whose been interning for the summer, that made such great conservations with residents to make them feel right at home. This Saturday they’re having a pool party with burgers and hot dogs. Before we signed our lease they even had a paint night in the leasing office. I’m so excited for future events. They have been so creative!The maintenance staff is also spectacular. I had an issue with my balcony and Armando, not only took care of the problem within 24 hours, he personally greeted me in the parking lot to give me updates about my maintenance request (which was just so awesome he took time to do so and very appreciated!!). A few days later, I had to call on maintenance again and he was at my apartment within 20 minutes to help me fix the issue. Talk about hospitality!!! Thank you, Armando!!!I’ll update again after a few more months but so far, it’s been a great community!

SMU students and all others, avoid this apartment complex at ALL cost. I lived here for two years and for 1 and 3/4 of it I would have rated it a 4-star complex with great management and maintenance. However, the new management company is absolutely terrible. “Brandon” the manager in the front office was extremely rude to me during vacating and they tried to charge me an extra months rent because my first notices of vacating were apparently not valid to them even though I let them know before the 30-day mark TWICE. They are unorganized, messy and unprofessional. The new maintence crews have no idea what they’re doing, the apartments have an ugly new paint job, and to top it all off they’re old with thin walls, floors and ceilings so you can hear everything your neighbors are doing. Do yourself a favor and go to the Standard down the street. I lived in both places and would recommend the Standard over Arrive any day.

Visited there several times. Seems clean and not over run by the area.
