I moved here in June. I quickly felt at home and loved the friendly faces that are in the office. I had a situation to where I needed to relocate for work very soon after moving in and was so sad to go. Not only were they kind in my notice, but they did everything they could to help alleviate any sort of stress or addition fees I could have incurred had they not helped me through. I am very grateful for The Ash, Joseph and Sarah specifically!!!
We were led to believe this place was a quiet community, and not just an extension of the SMU Dorms. If you enjoy loud outdoor speakers, and droves of college students accessing the pools who are only here to visit one resident, then this is the place for you. If you’re wanting a quiet place to live, then look elsewhere. People constantly access the pool after hours with no regard for anyone who lives in the surround pool area. The windows do not block out the sound, despite management telling us that they do before we leased. Management will just tell you what you want to hear so that they can fill units. Worst place I’ve ever lived.EDIT: if you look below, you’ll see the Branch’s typical response to issues they refuse to fix. “Please call us so we can discuss how to improve your experience with us.” The Branch has your contact information, but they want you to call them. It’s lazy. They don’t care. My can’t wait for my lease to end.
I walked in just to check out the apartment complex, not expecting to sign. I fell in love right away and ended up signing that day. Sarah helped me, who was very professional and knowledgeable about the property but ALL the other staff members were very welcoming too. I have now been here for two months and still enjoy my time here. I really like the river white granite finish, however; the other finishes are nice as well. Pool is a nice spot to work remotely too. Def worth a look if you are looking for a luxury apt in the area.
I have had nothing but positive experiences here! Sarah Ream is amazing-she knows about all of the complexes at the branch, and is very responsive and professional. I recommend scheduling a tour with Sarah if you are looking for a new place to live!
Answer phone call & Emails very clear of responsible dutys and responsibility to residents tenants ansd staff. In much cooparation to all proprieties at the Branch. If staff chanes acure they are infrord about how the Teak is to be well accomplished and accommodated. They make the best approach to help or acomadate tenates with all trust. They make time to acomadate you each staff team members make the time.
When I first moved into the Ash, it seemed like a great place to spend the rest of my college years. Welcoming lobby, spacious rooms, and amazing pool area to get lucky at. But, it was all downhill from there. I had a leaky faucet for 2 weeks until maintenance finally helped. Pretty sure there’s rats in the walls too, can’t even fall asleep and my grades are SLIPPING cause of it. I might even have to drop out if this continues!! I’m bringing my talents somewhere else next year.
I have lived in this complex for about 6 months now and have really enjoyed it, so much so that when I had family moving cross country, I recommended they move in while house hunting.During the winter storms my family members who were renting a unit at the time, lost heat so they were hanging out in my apartment during the day, as I still had heat. Unfortunately when they were away from their apartment, pipes burst, flooding the unit.In an extremely high stress situation Adam, with absolute poise and professionalism, saved the day. He worked with them on moving, selecting a new unit, and really hand-held them through the process. It was superior service, empathy, and partnership through a very difficult situation.Adam also has handled the past few months incredibly well. Losing power in an apartment is tough, especially when there is nowhere you can go during a winter storm - he was transparent, on-site at all times supporting, and kept residents updated, even when he too was without power while at the complex.I would without a doubt recommend this complex to others. I have lived in a few others in Dallas, and this is my favorite by far.If you can, try to work with Adam or Zan. The best.
Love living at the Ash! They value their residents and go above and beyond to make a lasting impression. They’ve really stepped up this week and have done everything in their power to make the residents feel safe and informed. Amazing place to live!
This community is top notch. I cant express how grateful I am to the staff for keeping up a high quality level of service, even during a pandemic! The customer service I received from Jordan Cooper was top notch and I appreciate him and the staff for working hard to ensure residents are happy! 🤩
I have lived at the Ash now for about four months. The only decent thing I can say about the place is that the pool area is nice. If you care about the safety of your personal property or prompt/communicative management - do not live here. Do you care about your car? This past weekend (April 20, 2021), at least FIVE cars were stolen from the parking garage. There have been FOURTEEN car break-ins in the past two months. The management, for their part, has hardly touched on the issue. The garage gate has been getting fixed since I arrived here six months ago. Do you care about your packages? I have lost HUNDREDS of dollars from stolen packages. Management is not liable for any stolen mail, and will do nothing to help you get them back. This problem is not unique to me. Nearly everyone I know that has lived at the Ash has had similar problems with mail and packages.Do not live here.
After living at the Ash for a little over a year and a half, I can honestly say that I have never wanted to leave an apartment faster than I do now. The management has progressively declined and there are always issues with the building: elevators broken, mail stolen, garage gates broken, cars getting broken in to, trash piling up, and more. I do not recommend this apartment complex.
I am currently a “resident” of this facility but not because I am choosing to be. I was under the impression my contract ended in late February but upon 30 days notice, they told me I had to give 60 days. I am stuck one more month. I get it.This is a problem because this facility I do not feel safe parking at. I have had my car broken into three times and told to put in a police report. Police will tell you not to put in a report because it goes on your record and insurance can go up. I called the office and was told “what do you want us to do”. Upon talking to many more residents, they have had the same happen. My vehicle is my lively hood and they are having me pay two more months....unreal. Don’t park your car here or take extra measures. I would check on my car twice a night.
We have not decided to move into The Ash yet but this review is strictly for Jordan. He made the tour very enjoyable and he went above and beyond to share a ton of info about the city (since we are not from here). The apartments seem very nice and in a great location.
Good Amenities: I lived at the Ash for over two years. I really enjoyed my time there. They have some very nice amenities, like the pool, access to trail, dog park and othersOdors: One of the things I didnt care for was the bad odors. During the summers you will constantly get a bad smell as you enter the parking garage. The water coming from the bathroom faucet also smelled sometimes, and there was a bad odor coming from the dishwasher area sometimes. I was the first one to live in that unit and only kept clean dishes in there so it wasnt because it was too old or lack of cleaning. It seems to be generated somewhere between the garbage disposal in the kitchen sink and the dishwasher drain.Management: In terms of management I didnt really have major problems. Sometimes they were a little hard to reach and depending on the situation I had to try several times in order to reach them, but that was mostly it.Access Gate: On a few occasions the access gate would be damaged and sometimes they would take a long time (once it was a few months!) before fixing itMisc: The utility closet in the apartment unit is lockedOverall a great place to live. I never had any major issues and I do recommend it!
The garage gate and security doors at this apartment complex are broken constantly. Have not had a working vehicle gate for 9+ months. Security doors were broken for 3 months this winter.
We absolutely adore The Ash! The facility is immaculate, incredibly safe and in a great location. All of the staff are so kind and helpful!!!
Do you enjoy quiet at night? Then this place is not for you. There are many college students who stay up all night the sound travels through the ceiling like paper. The front desk staff is great but the back office (lead by Krystal Wells) is incredibly dishonest. They tried to charge me for an additional 6 weeks of rent stating I did not submit the move out paperwork on time. They will not return emails or phone calls. Luckily I had documentation to prove their claims were fraudulent. Document everything when dealing with this place. Finally, the parking garage has many blind turns and Ive seen many parked cars get hit and damaged.Edit: it’s been two months since the apartment’s reply stating they will reach out ‘shortly’ with absolutely no phone call or action, showing this new management as equally as dishonest as the former.
I haven’t moved in yet but if it’s anything like the customer service I received from Jordan it will be great! He’s very nice! I saw like 8 apartments there and he was always very nice and never acted like I bothered him! Excited to move into this place! I will update once I move in if anything changes.
The dog owners of this complex need to keep their dogs on a leash or at least learn to control their dogs because I was just attacked by a dog while skating on University Trail. Black dog in picture came running towards me, growling and trying to bite me as I rollerskated by; thankfully I had one headphone in, one out, so I was warned by the snarling sounds of the dog as he attacked. Also grateful I am not a child or toddler or else I would have been maimed. Im calling aninal control next time.
Apparently there is a package theif that the staff is not concerned about. Packages are left in the mail room out in the open & someone clearly rummages through them & leaves what they don’t want & steals what they want. There’s cameras in the mail room so why is this happening?!
The ash is an amazing apartment community. The location can’t be beat and Adam and his team take great care of the community and their residents!
We absolutely adore The Ash! The facility is immaculate, incredibly safe and in a great location. All of the staff are so kind and helpful, especially Krystal Wells, who always goes above and beyond. We just renewed our lease for another year and we highly recommend The Ash to anyone looking to live in the area.
They close work orders before completing them. Ive had a closed work order for about 2 months that was never done. Seems like they are closing work orders to make their reports look good with out actually fixing things. The staff that does the repair work and cleaning are nice and amazing. So I presume this is a management issue. The place is pretty, the residence are nice, however I would not refer a friend to live here.Update 6.27.2020: I have never contacted about this.
I moved into The Ash back in October. The apartment, amenities and location were great so so I was very excited to live here. Unfortunately, I feel the need to write this review because the management has failed me on several occasions already (it’s only February).1) The floors in the apartment are terrible quality. About a week after I moved in I already had scratches all over the floors and on one plank a whole chunk had come off. I am not hard on my floors... I told management and maintenance came out to look and took pictures. Then nothing... I brought it up one more time and they said “someone would come to look again” and nobody ever did.2) The front gate is always broken so they are just leaving it open instead of fixing it. Several people have had their cars broken into. Every morning the gate appears to be fixed and then a couple hours later it is either restuck in the middle or just permanently up again. My guess is that they are resetting it everyday instead of just paying the money to fix/exchange the gate. This is not a cheap place to live. They should be able to afford this basic upkeep.3) I have informed the management both via message on the apartment forum and over phone that they need to add a dog station at the door closest to my apartment near the trail. Every other door has one. When it is inclement weather people don’t want to walk to the other station so they either don’t pick up their dogs poop or they leave the bags behind the bushes. Not to mention the stations that are out there run out of bags frequently and go days without being replaced. When I called the office about this their solution was for ME “to put in a work order when the bags are out” or the maintenance people won’t know and they make the apartments their priority. Seems to me like they should be checking and maintaining their grounds daily. If they need more maintenance people they should hire them. Again, this is an expensive place to live.4) This was the final straw for me that lead me to leave this review. I was told a few weeks ago that if I would like an extra Faab then I could pay $75 to get one. I was a little annoyed at how expensive it was but- fine. I am a single woman living alone and I would like my brother who lives near by to have one in case of an emergency. When I called to get one last week I was told that they are out of faabs and they are on back order but they ordered some and should be in this week. Okay- no big deal. Well this morning I called to order one and I was told that they are no longer allowing people to buy extra faabs due to budget. I’m sorry- what?! How does this effect your budget? I’m paying YOU $75 to get one.AGAIN that this place is pricey to live at. I am willing to pay for a nice place to live but I expect more out of the management for the amount it costs.I hate to sound like such a “Karen” but honestly I am just disappointed. When you search long and hard for a safe, nice place to live and agree to adjust your budget to pay more than you originally wanted to because you think it will be worth it it just plain sucks to feel unheard and not taken care of.
Cant say I have heard good things. auto theft???? I can assure you I will not be staying here.
They’ve acknowledged car break-ins are a problem, yet refuse to fix the issue. Management simply defers blame and goes about their business.
I came for an apartment visit and I saw two guys trying to car jack. The apartment complex is suppose to be for students at SMU....this isn’t oak cliff.
I recently moved into The Ash and my experience thus far has been nothing short but incredible! The unit is stunning, the amenities are first-class, and the staff and management team are beyond welcoming and courteous. Krystal is the community director, and she takes the initiative to get to know each resident on a personal level. Krystal does an amazing job of coordinating events and creating a living environment that is conducive for community!
1) Amazing apartment2) Good neighbors3) Quite responsive service team4) Good maintenance team who always try to keep the building in a clean mannerTo the apartment management - could you please help me how to get the firepit working? Thanks
Renters Beware! While The Ash at the Branch is a lovely property, please beware of their highly questionable accounting/billing practices. As former residents who always paid rent on time and took good care of the apartment, we’ve learned the hard way what can happen if you don’t insist on a final walk-through when you move out. The lease leaves the option of a final walk-through up to the resident but please know you really must do it. We did not realize that and wish we had. We left the apartment completely empty and clean, turned the keys in on the lease end date, and never heard anything else from The Ash. That is until, much to our surprise, we began receiving calls from a debt collector over 4 months later re: alleged fees owed to The Ash. While The Ash never sent any final statement or communicated anything to us about fees being owed, they sold an alleged debt to a debt collector. The alleged fees total $600 and include everything from additional rent to cleaning fees to late fees to NSF charges – all of which are totally unsubstantiated, other than the minimal water/pest/trash fee which we have offered to pay now that we have been made aware of the amount due for those services thru the lease end date. We’ve called The Ash office multiple times, emailed, and sent a certified letter asking for further explanation of the other fees and, as of today, over a month later, have not received any response--other than an emailed screen shot of their accounting ledger which actually raises more questions. For example, the ledger indicates The Ash tried to deposit a rent check they claimed they never received on the same day they deposited the 2nd check I wrote 10 days later—and then tried to charge a NSF fee for the 1st check which, of course, we had stopped payment on. There are other examples of totally baseless fees, including: 1) a late fee where we have an email from the office stating that the late fee would be waived due to the situation described above; 2) several alleged cleaning and trash removal fees which were entered in the ledger on 9/30/20, weeks AFTER we began receiving calls from the debt collector for an apt vacated on 5/26/20; and 3) the totally unexplained additional rent charge. Given the lack of response, its impossible to know if this is all due to incompetence or predatory billing practices, but either way, it shouldn’t have happened. While our struggle continues to avoid a negative impact on our credit reports, please don’t let this happen to you! Schedule the final walkthrough and get IN WRITING any fees you will owe and, more importantly, a final statement showing that no other fees are owed. Note: If you’ve already experienced similar tactics, dispute the alleged debt in writing via Certified Mail/Return Receipt Requested to the debt collector and send a copy to JLB Partners. You can also file a consumer complaint with the TX State Attorney General’s office and Better Business Bureau.UPDATE: Its now been 3 WEEKS since the response below and we have not been contacted by The Ash mgt. Wed like to pay the legitimate fees owed (water, trash, pest) and get this debacle resolved. However, we have no confidence that will happen given the total lack of response for over 2 months, other than a completely disingenuous comment in response to our on-line review/warning.
I moved into the Ash Apartments two weeks ago and I want to thank Erick Sandoval for being so professional and welcoming. He went above and beyond and really made things simple for me to get moved in and acclimated to the community. Jordan Cooper was also very welcoming. They continue to be very helpful. The project is beautiful and well-managed and the entire staff has been good to me.
I’ve heard stories of vehicles getting broken into in the parking garage and notes being left thanking the owners of the vehicles for the “soup kitchen.” I’m not quite sure what a “soup kitchen” is, but I’ve heard it does not smell nice.
Jeriah is amazing! He has always gone above and beyond to help me with any needs that I have. Whether it be leasing, getting packages and mail- he is the best! If you have any questions or concerns, I highly recommend going to him and he would be more than happy to help you!!
Its a beautiful new complex. Only a few minutes away from my work which was first & foremost! Love that the katy trail runs right behind the complex, giving ample green space for dogs to run & play and go for a walk with ease! The unit itself is beautiful, upscale, and very bright, open, and sunny. Thank you to Zach for patiently showing us different units back & forth and literally spending his entire work day with us while waiting for a decision! And thank you to Eric for a smooth move-in on move in day. Also, thank you to Krystal for lending me her fob when mine wasnt working during move-in. Love living here for sure!!
The best apartment I’ve ever lived in. The apartments are beautiful and the pool is by far my absolute favorite. But what really makes this place the best is the staff. When you go in ask for Zach, you won’t be disappointed!
We love this property! We have a beautiful pool view and the amenities are top-notch. The staff does an amazing job of keeping the grounds clean and I always see them working hard to keep everything looking beautiful. The leasing office also has a rock star team -- they are friendly and have always helped quickly with any questions. If you want to live in Dallas, this is your place! Thank you Ash team!
I lived at this place for two years and wouldn’t recommend it. There has been so many issues with this place and, besides the manager who is nice as can be, the rest of the staff just doesn’t seem to know what they’re doing. I’ve had packages stolen or gone missing. When I asked one of them to look into it they acted like they had no clue this was happening and didn’t seem to want to put in the effort to stop it. All of my friends have had packages go missing too and they haven’t even tried to address the problem. The garage door was broken for two months, they had cars broken into. They have cameras in the garage but I feel like they are there for decoration because I don’t even think they work. If you leave your apartment for a week or two and don’t run the water, the whole apartment will smell like rotten eggs. I will say I loved the layouts of the apartments, the gym and pool are nice but JLB management just isn’t working.
Loved living here! Only reason we left was because we bought a house, great experience with complex amenities!
We recently moved into the Ash back in November! We have really enjoyed this community and our experiences with management. Jordan and Jeriah are great and we especially love the trail access and proximity to several restaurants and our gym!
Krystal and team are the most professional and attentive staff. If you are looking for a place to live where the office staffs courteous and timeliness is unparalleled. They make living at The Ash an even better experience.
Jordan and the team were super friendly and extremely helpful in getting me into an apartment fast! Everyone here is always more than interested in helping you out when you really need it. Thanks guys!
I would recommend The Ash to anyone who is looking! Great people work here. Jeriah has been SUCH a help in the process of moving. He has gone above and beyond to make me feel comfortable and welcome!
I been living here for almost two years now. This is a beautiful property and it is near my work and other events around uptown area. The staff is amazing and very helpful! You can always find Jordan, Erick or Andrew around the office always there to answer questions or help get what you need for your apartment! Every time I had something pop up in my apartment they took care of it right away. The property is well maintained by our staff. Not to mention the amenities on the property are awesome!!! If you are living in the Dallas area this is where you want to be.
I love my new place! The location is great, the staff is friendly and always helpful, and its centrally located to everything I need! I also love the community events offered regularly
Five stars for Erick. I’ve moved in here about 1 year from The Teak across the street. Whenever I need some help Erick is my go-to person since he genuinely cares about everyone who lives at this apartment complex. I ‘lost’ four packages within two days, and it was during off-work hours that he was willing to go through ALL lockers in our apartment to haunt down my packages for me.Shout out to Erick!!
2 weeks ago, my husband and I toured The Ash. Jordan C was the best! He took time out and gave us a detailed tour of the property as well as answered all questions. Although, we are still in a contract, his professionalism of the tour was so tempting, we were ready to move in. Thanks Jordan for an awesome experience. We look forward one day in making The Ash our future residence.
Just moved in today! Brand new apartments. Great location! Feels very safe. Nice pool and gym! Lots of lounging space. Absolutely love this place! Erick Sandoval from the leasing office was great!! Went above and beyond to help me with my move. Will definitely recommend him.
Very enjoy living in this community. Erick is so nice and helpful. A nice dog park! They will help you to solve the problems as soon as possible. Really Recommend.
I love living here. The community is brand new and the staff is always happy to help. Krystal, Erick and Jordan have done everything to make me feel at home. Best apartment Ive lived at by far!
Not happy with how issues are handled
Erick Sandoval made the whole process from tour to lease signing seamless and completely stress-free. The property is exceptionally clean and beautiful. Cannot wait to move into this complex next month!
I moved in to The Ash the weekend before Thanksgiving. So far my experience has been really great here. The office staff is always so nice and welcoming when I pass through in the mornings, evenings and weekends. On the weekends they typically always ask how my dog is doing when we head out or come back in. I run into the housekeeper almost every morning when taking my dog out and she always says good morning to us asks how we are doing which just makes it feel like much more than apartment complex. I have had only one work order so far and it was taken care of the very next day. The side is now open that gives direct access to the trail - I am anxiously awaiting the weather to get a little warmer and I will be utilizing this all the time on my bike. I use the gym and there seems to be a good selection of equipment in there. Thankfully it hasnt been too busy yet when I go but its really nice that it looks out over the pool to give the extra motivation to run those few extra miles! My apartment feels like an actual home rather than just an apartment to me. My parents have lived in the same house with no remodels for 30 years and they were pretty jealous at some of the things I have in my apartment when they came to visit over the holidays. I have a neighbor directly above me and I rarely hear the person which is really nice. When I do, its very minimal and its only the footsteps that I can hear. So far the neighbors on my floor seem really nice. I totally recommend moving in here!
Yeah, I heard there are a lot of auto break-ins.
Just started my lease today and was helped through the process by Erik Sandoval. He was extremely helpful and answered any questions I had very promptly. If anyone is looking for a friendly and easy to work with leasing agent, I definitely recommend Erik!!
The Ash will be my forever home until I buy a house! Hands down! I work as an apartment locator so I know the market forwards and backwards and this property is the best! The staff are helpful and kind! Erick in particular has helped me with random things since I moved in with no hesitation! The property itself has so many wonderful amenities, resident events and is right off the Katy Trail extension! I’ve definitely enjoyed living here :)
My partner and I toured The Ash in mid-March. We love the apartment complexes, amenities provided, parking availability, walkability, and location of the apartment. Jordan was kind enough to show us a tour of the location. He answered all the questions we had and wasnt afraid to hear about our concerns with the apartments. The layouts are designed well and fairly spacious for one-bedrooms. Jordan has been great by communicating with us about apartments coming up for lease within our budget and projected move-in dates.
The music, the neighbors, the amenities, plus the good valet daily trash, and the neetness of the building. We are very comfortable living here
I’ve lived here for 6 months now and absolutely love it! Any guest that we have visit, always complement the cleanliness, as well as the amenities of the complex. Management and maintenance have been wonderful and always takes care of us! Would definitely recommend.
Eric is the absolute best! He is always on his game and working to make everything as seamless as possible. Because of him, I would recommend The Ash to anyone!
Jordan Cooper is great! He helped us resolve an issue with a couple of missing packages so professionally. He turned a not so good situation into us feeling taken care of. The Ash is full of a great staff.
There are so many great things to love about the Ash, the amenities, staff, and security really make it shine. Jeriah and Zack are the best, they are so helpful whenever I need anything and are super friendly!
I live there it is amazing my dad built it
My car was broken into and they did nothing to fix it!!!!
I absolutely love The Ash. The place is gorgeous and the apartments are in excellent condition. Erik Sandoval from the leasing office was particularly helpful and attentive. He definitely has made our experience easy and enjoyable
Absolutely the best apartment living experience I’ve ever been apart of. Beth, the property manager, and her staff have my life so much easier during a major transition in my life. I just renew and moved into a bigger unit because I will be here for awhile. Thank you Ash family!
Porter Everardo is great as always. The staff all is very friendly and fix any issues promptly
Great property- sometimes other tenants are kind of loud. Still a nice apt
I want to give a shout out for Jordon. Cooper. He is the hero of the day. I thank him for his assistance on the computer. Much appreciated assistance. He is truly awesome.
Haven’t moved in yet - but had a wonderful tour and leasing experience with Krystal! She made a great first impression on behalf of the Ash and was able to answer my tons of questions.
The staff is very friendly and accommodating and excellent. The amenities are nice and the apartments are well appointed.
Zach and Zeriah are incredible!! They are always looking to help. I order a weekly food delivery service that can expire in a few days after delivery. It comes on Friday and I sometimes travel on the weekends. They will bring the delivery to my apartment door so when I get home after hours, the food is there and won’t expire!! They have also offered multiple times to come in and out the food in my refrigerator while I am gone if I give them permission to in an email. The service at the Ash makes me feel like I’m living in a condo in Turtle Creek! They are unbelievable!
Worst placed I’ve ever rented. First off, for the money you can get much better! The staff, mostly the managment is rude and give no sense of importance to you as a resident. The way trash service is ran is another bad way they do things. You have to put your trash at your front door and it’s a 2hr window of them coming. They do not take your trash if it’s not put out with a can so you’ll be without a trash can until they return it, sometimes the next day! Another crappy thing to deal with was the gate to the parking garage! The remote takes several clicks for it to work and when it works it takes a long time to open. The pool area is always dirty, the security is never to be found when you need them. I was locked out and they took 2hrs for them to let me in the lobby. All around bad service and bad management of the place!
I absolutely love living at the Ash! Its my first apartment ever and I couldnt imagine living anywhere else. The guys are absolutely amazing. Jordan, Jeriah, and Zach are always willing to answer any questions that I have and willing to help in anyway that they can. Theyre super friendly and helpful. Im a small girl who cant carry large packages and theyve helped me carry a lot of large packages to my apartment. When I say theyre willing to do anything, they really are. They never make me feel like Im bothering them and jump at any opportunity to help me out. You wont be disappointed when youre working with them. Theyre literal superstars! The maintenance team is just as amazing! Theyre always running around the property completing work. Theyre super friendly. I havent had any major problems with my apartment. But the few times Ive put in a service request for a lightbulb or something minor, theyve always gotten it done within 24 hours. They dont put anything off, big or small. I really appreciate knowing that theyre always around to help. The apartments are literally perfect. I love the amenities and finishes in the units. Everything is super modern and nice. I havent had any trouble with noise besides loud slamming from the door that leads outside since Im on a corner unit. The only neighbor I hear is the one that lives above me but thats mostly because theyre stompers. Ive never had any problems with water, heat/AC, etc. You honestly get what you pay for at The Ash because everything is perfect. Everything has been perfect from the day I moved in.The property is on a street hidden away from major traffic so its super quiet. The Wi-Fi lounge is great place to study or complete some work if you want to get out of your apartment. The study rooms in the Club Room are my personal favorite. As a college student, its nice to go to the study rooms to study and get some work done in solitude. The pool area is gorgeous and I love going out there on warmer days. The security is amazing at The Ash. A nonresident person cannot get in because every external door requires a clicker to open the door. The garage is closed off and also requires a clicker to enter the property. I appreciate that theres security personnel on the property after hours that roams the property. Once, I accidentally left my clicker in my apartment and got locked out of the building. Security confirmed that I was a resident by checking my ID and crosschecking it to a resident list before letting me in. Its good to know that they take precaution when it comes to their residents. All in all, The Ash is the perfect home! I genuinely love living here. I highly recommend leasing here.
Lived here almost a year. Staff friendly and accommodating. Erick has been particularly helpful .
I had Eric give me a tour of their available, and the views were amazing!! Theyve have the best rates in the city. Thanks Eric!!
Go see Eirc very informative and knowledgeable I will definitely recommend him to my friends and family. Great beautiful place to live!!!
Love The Ash. Great service and beautiful apartments. Erik Sandoval from the leasing office helped us every step of the way and made the entire move in process less stressful.
Huge shoutout to Zack & Jeriah!!! They found my girlfriends phone in the parking garage. By asking siri, whos phone it is. They went out of their way to return it to us! Thank you Thank you!! The Ash isnt only a beautiful place, but the people always go above and beyond!
The apartment itself is beautiful. The walls, however, are paper thin. I can hear every neighbor from every side.Unfortunately, the time it takes the staff to respond to emails, phone calls or messages and the time it takes things to get fixed has absolutely ruined my experience here. I will not be re-signing my lease here. There has not been a period of ONE week since I moved in August 2018 that something has not been broken: the entry gate, the gate code box, the mail boxes, the side entry gates, the grills, the speaker systems in the patios, you name it. Emails are often not even replied to, and then calling or showing up in person leaves you with little confidence. I have been waiting for over two months to rent a storage closet and have called, asked in person, emailed and nothing yet.The entry gate is often broken, with metal rods hanging from the top and making it impossible for my to get my SUV through it without hitting the roof of my car. The emergency maintenance system did not return my call all night after I called twice for help getting in.Attached is a picture of an email requesting assistance with a side entry gate that hasn’t been fixed in a month. The parking garage is a nightmare, very little room to drive and make the turns and the speed limit nor mirror are provided to help with the sharp turns. The parking spaces for the electric charging spots are not reserved so if anyone parks in them... you are stuck without being able to charge your car overnight. The dog wash area is often absolutely disgusting. The grill area is not cleaned, the TVs are often broken, the Bluetooth system has not yet worked despite it being touted as a luxury during my tour. The staff is friendly when you are there talking to them. But this culture of maintenance and customer service is not something I need to be putting up with. I’ll gladly move out at the end of my lease.
Some people are nice here in the leasing office but definitely think twice before you decide because things are just not up to you after you signed lease. Terrible attitudes toward residents. They just don’t care anymore.
Just save yourself the trouble
Zach and Jeriah really helped me out. Great place.
The ash is definitely the best apartment in the SMU area. Location is perfect whether you go to work in downtown or school in SMU. The leasing office is really nice and they helped me to move in. Thank you Jeriah and Zac for helping me to move the furniture to my apartment! Don’t know what to do with those big pieces without you guys. And thank you Jordan for being so helpful when I first came to complex!
Good people!
Friends asked the manager if they could have a party here a month early, which they agreed to and we had it today then they send an officer to tell us to leave because there are more then two people. Really its a birthday party there will always be more then two people
The Ash is a nice place and very enjoyable. Erick Sandoval was a great help to me, his customer service is outstanding.
I really love ASH!, Really reasonable price, and Eric is really kind. I want him to be a manager! :)
Eric was very helpful and showed his experience in consulting me and my wife. Thank you

Honestly if you live here, please take all of your questions and concerns to Erik because he is the only one that gets stuff done.I signed my lease in January with Andrew and he promised we’d have a washer and dryer. He also signed my friend’s lease in November or so and said the same thing. She moved in January without the washer or dryer in her unit. Every time she asked Andrew he said “he’s working on it” and didn’t give her much information or a timeframe. She constantly had to bug and annoy management to get answers. She warned me in advance before I moved in, so I called to make sure I wouldn’t have this issue. I spoke to Jordan and he said that basically Andrew falsely promised a lot of new tenants washer and dryers upon move in that he couldn’t fulfill, making their stock and supply backed up. He said I’d be put on a “list” to wait to see if I could get a washer and dryer. I was very upset that someone promised me something just so they could get me to sign a lease for their own personal gain. Jordan assured me that he would keep me in the loop regarding and changes and could call me with any updates. I heard nothing.I moved in on February 25th and behold...no washer and dryer in my unit as well as no communication to when I would be getting one. I went downstairs and saw Andrew and asked. He said “he’s looking into it” and “would let me know” and he is frantically scribbles down a note on some random piece of paper on his desk. He also said “they were suppose to be there by the time you moved in, so this is a surprise to me”, so in my head, I’m thinking that they have the stock now, it was just a lack of communication of them not putting it in my unit yet. After not getting a call back I called downstairs to speak to Jordan, hoping he’d have answers for me. He said “unfortunately we do not have any in stock, it’ll be awhile, I can’t give you a date but I’ll let you know”. By this point I am furious because it’s been a game of telephone and no one seems to have a clue what’s going on, or if they did, they were keeping me in the dark trying to pull a fast one on me. I voiced my concern to Jordan and said I just want you to be honest wirh me and communicate with me because no one has. Jordan said once again for the fourth time, “he’ll look into it” and “will call me back momentarily”. Surprise! He never called me back. After not hearing anything for hours, once again I called back. Erik picked up the phone and I asked for Jordan. He told me that Jordan had left for the day...... ONCE AGAIN leaving me in the dark and not giving me the answers he promised he would. I was livid and voiced my concern to Erik. For once, I didn’t feel like a bother or I was asking for too much. Erick displayed sympathy and concern, and made me feel like my requests were valid to just be communicated to. I never got a “I’ll look into it” from Erik, instead he said he’d call his manager and would call me back afterwards. Within MINUTES I got a call back from Erik saying that the washer and dryer would be in my unit by THAT DAY. Honestly, the washer and dryer could have been in the next day, or the day after that, but the fact that he took the time to find this information out and communicate it back to me instead of pushing it off like Andrew and Jordan did is why he is so great. He gave me GREAT customer service and communicated with me even after the installation to make sure it was working properly. Literally went above and beyond when he didn’t have to. At the end of the day, it wasn’t his responsibility. I was holding Andrew and Jordan accountable because they were the ones that told me they would do something when they didn’t.I don’t usually write reviews but I have to let people know about this place’s lack of communication and customer service. I would have initially given this place 1 Star if Erik hadn’t picked up the slack for them. Thanks again, Erik. In the future I’m voicing all of my concerns to Erik and so should everyone else because he is the one that gets stuff done.
I’m here to give props to Erick.. well done sir!
