This place is so trash. I am writing this as our upstairs neighbor is blasting music as he’s done FOR THE PAST 6 MONTHS….NO EXAGGERATION. We have complained to the staff, who has been under different management at least 5 times since we’ve been residents, since 2019. The music is so loud we can actually hear what song is playing word for freaking word. The Atwood has done nothing AT ALL to stop this. We’ve called the courtesy officer so many times, who does nothing, it’s ridiculous. All she does is call us back and says “I’ve knocked on the door but they didn’t answer” … This is by far the WORST property I have ever paid rent in. The office has done nothing. They’ve told us they’ve sent “noise complaint notices” to the resident but that has obviously done no good. When we first moved in the community was peaceful. Now it’s nothing like advertised. Garbage dumpsters in the street, raccoons everywhere, alerts on the ring saying someone stuff was broken into, gunshots, rude neighbors…etc. Please…I beg you…if you are considering this place as your next permanent address- KEEP SEARCHING.

I really dig the Atwood. Ive lived here since late April and have really enjoyed my time here. The package delivery system is super great and its close to literally everything! Oksana from the leasing office has been super helpful as well. She made my transition from moving out of state a lot easier, and she even showed up to my apartment to help me with a service request! Would recommend moving here or checking out their sister property the Ellison as well.

This is the worst place in Dallas to live. Unless you want to overpay for a terribly managed apartment then you can live here. Otherwise save your money, time, and energy and just go live someone else. Most of these reviews are fake to inflate statistics. There are enough apartments in this same area where you can have a better quality of life in the same basic location.

My boyfriend and I toured this property recently and really loved the actual property once we actually started touring it. The reason I’m giving 2 stars is due a few things that took place while at the location. I live in Houston, but I am in the process of relocating to Dallas. I set this tour up earlier in the week for Sunday at 2:15pm. Sunday was one of the only days my bf and I could both tour so we had multiple tours that day. We arrived at the Atwood at 2pm only to notice no one was available in the leasing office. We waited for another 15 minutes since our appointment wasn’t until 2:15, yet no one came. We waited outside the property and called multiple times as this was really a place we wanted to see. 30 mins later at 2:45 someone finally arrived. We waited for another 5 mins as there was another upset customer speaking with the agent. We were finally able to tour the property around 2:55, which caused a bit of rushing due to another tour at 3:30. Secondly, while trying to see the rest of the amenities the agent realized the elevator was broke so we had to walk stairs to the 3rd floor. We were told that doesn’t normally happen but I was very skeptical about. All in all, the property was nice but management seemed to be lacking. Not directly blaming the agent, because he tried his best to accommodate and he was fairly new. It also could have been an off day which does happen so I understand. I just wish I got a little more out of the property. We were really looking forward to the tour!

Very nice location with just about everything you would want in close proximity. Very nice staff, the agent helping me, Oksana, has been wonderful. Shes answered every question Ive had and has made sure to go in great detail about anything I inquire about. Not hard to reach and she has been swift in her responses, great communication! Look forward to my stay here!

Dont rent here unless you thoroughly enjoy fraudulent charges on your statements. Management doesnt check their emails, so if you send over any required paperwork, its on you that they dont have it. And when you confront the office about it, you have a bunch of green employees who have been working here for only weeks and dont know anything trying to tell you youre wrong, all the while being rude. Explains their turnover, honestly. They wouldnt know what customer service meant even if the words were projected on their wall.Bottom line: only rent here if you enjoy seeing highway robbers on your leasing team. Always pathetic when people cant do their jobs.

This Was Great Community To Live In During My Residency In Dallas. Close To Multiple Stores with a 5 minute commute downtown. The managing staff here goes beyond expectations any time a problem occurs, they genuinely care. 5 stars does not do this property justice.

They are nice before you move in but then not if there are any serious problems. Our entire 3 story townhouse was flooded by faulty sprinkler system. The walls and ceiling was ruined so we couldnt live there and had to move out. They did nothing to help us and even charged us rent while we lived at a hotel and finding a new place to live. We were out thousands of dollars with an unplanned move to a different place.

And Oksona answered my every question, even though she was not my original agent. They really care about the customers. They are really friendly, helpful, flexible and patient. Ask for them if you want to have a tour or have questions.

After couple months searching and help from a smart city locator, I finally found a townhome I’m excited for. I currently live in a townhome and didn’t want to downsize and was about to settle for less and lose hope until I found this location! Oksana was the leasing professional and gave us a tour on a rainy day. Still fell in love with the area and love how it’s in close proximity of downtown Dallas and north park area. Oksana replies back really quickly if you have any questions at all. Cant wait to move in next month. Will update if anything changes!

The property is gorgeous but Tay was extremely accommodating & could really tell that she cares about her residents.I worked with another leasing agent and the assistant manager, both names slip my mind, but were just as nice as Tay.I’m looking forward to moving here.

We have lived here since they opened. They have changed management a couple of times within a few years. The walls are paper thin and you can hear your neighbors opening cabinets and drawers/ conversations. The windows are fully closed and you can still hear every word your neighbor is saying on their balcony’s. The maintenance people say they fix things but just patch a big bandaid on it. Can’t close a lot of doors in the unit because the building has shifted so bad and no repairs. Carter Hastings management does not care about the residents as long as they receive a check.

I recently had a virtual tour at these apartments. Ms. Miranda was very thorough and very welcoming. I toured one of their two bedroom town homes. It’s very spacious and up to date. The master bath is beautiful and big. The underground garage is a plus. Unfortunately it’s only me needing to live there and I work all day so it’s a little pricey for me but will definitely recommend to family and friends.

The Atwood is fine - I lived here for 2 years. I didnt have many problems as a resident (aside from an accidental towing of my car), but thought that the apartments were overpriced for the quality. Upon moving out, management did not return my calls or emails regarding returning my deposit or picking up mail.

The Atwood is okay. I have lived here a little over a year and everything was fine until my car got broken into. No emails asking residents to be on the look-out, no discounted parking spot offered. They didnt really do anything nor did they seem to care. Mar car was parked right in front of the leasing office. My microwave has been broken for months now and all maintenance will do is flip a breaker switch.The location is great. Close to the mall, grocery stores and only ten minutes from downtown. At one point, there were rats in the entry way of the building, the rat traps outside are unappealing but I guess thats better than having rats.I dont think I will be renewing my lease.

Im not typically one to leave a bad review, however I feel the need to be honest to help others avoid the chaos that we have endured since living at this property. 1/2 of the staff is kind, the other 1/2 is lazy, rude and dismissive. Since living at the Atwood, we have had our vehicles broken into 3 times (we were met with no kindness or compensation in return). We have had mice infestation (twice), and had to go to upper management to get the problem fixed. It took weeks. Both maintenance and a staff member informed us there is nothing they could do regarding our rodent problem (the mice were coming in from outside and entering beneath our stairs and they refused to seal the gap), and it wasnt until weeks later and excess complaining that someone was kind enough to demand an actual fix for this problem.We have had our garage flood after a number of storms, once again we were met with no kindness, understanding or compensation. The floods are a result of a poor irrigation system. I contacted the resident who lived in my unit before me, and she informed me she had the same problem and was dismissed when bringing it to anyones attention.As for foundational issues, we have cracks in our walls. The walls are so thin that you can hear your neighbors conversations. The ventilation system is awful and results in mold in the bathrooms. The air conditioner is cheap and loud, making it hard to hear when its on. And finally, there is constantly surrounding construction or yard work, making it very hard to efficiently work from home. If youre someone who expects to receive what you pay for, I highly encourage you to look elsewhere. If I found it bad enough to leave a review, please trust me when I say that this complex has a lot of work to do and you do not want to be part of it.

Not the best, not the worst.The apartments just werent well built. You hear a lot of noise from your neighbors. When the weather changed our doors stopped closing so we had to put weight against our bedroom doors just to keep them closed. The whole place just felt kind of cheap. For a newer complex it really just felt like an old car with some new paint slapped on it.

The Atwood is a great place to live. The leasing agents are extremely helpful & friendly, and they host many fun events at the clubhouse. The dog community, parks, and other amenities are awesome. There are never any maintenance issues, but if so, maintenance is quick, efficient, and kind. Awesome place!

However, be ready to wait forever and follow up multiple times when you have any issue or question.Staff is barely available, Promises to call back and it’s just simply inconvenient. They also charged me 50 bucks for wall repair on my move out when I had not even one single art or TV on the wall. Be ready for headaches

Whatever you do, do not move in to The Atwood. I lived here from January 2018 - March 2019 and not long after I moved out, they sent my roommate and I to collections for a matter they never bothered to contact either of us about. They claimed to have needed to clean or replace the carpet in the upstairs bedroom, yet did not notify us of this. It would have been so simple to contact either of us for the amount owed and it would have been paid right then, but they sent us straight to collections. I attempted to contact the apartment complex multiple times and never received a call back from the manager. If you care about your credit score, stay away from this place!

My husband and I visited The Atwood for a tour which we had scheduled at 1pm. We were left standing outside the locked office in the summer heat at 12:57pm while waiving at LaQuita who was sitting inside at her desk not looking up once when I knocked on the door. We called and she answered asking if we were another person, who we were there to see and several other questions which I eventually asked if we can just come inside because it was so hot standing outside the door.To make this review as short as possible, our visit was simply unpleasant. LaQuita walked far ahead of us, acting like she really didn’t care at all, showed us one unit, left us to view another unit on our own and said we already took up her 30min. window so seeing another unit type would just be the same.Her responses to my questions were very abrupt and not personable at all. I mentioned already viewing all the videos online and she said she would still send me a walk through video anyway for me to see but obviously the reason we were there was to see it in person.We were just sitting in silence while she was writing up an email to me so eventually we just excused ourselves to leave. Overall, we felt highly disrespected and will certainly not be leasing here. Unfortunate, for all the good reviews I had read previously.

A great place to call home. The entire staff always greet you with a smile and are very helpful to my needs, and are quick to attend to any problems that arise . My move was very stress free and positive with the help of Laquita (leasing consultant) and Erica, (property manager) They both made me feel at home. Always willing to lend a helping hand. The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are are rarely crowded and the pool area is lovely. I love the convenience of the social area on the rooftop for entertainment with my guest. I also enjoy convenience of shopping, restaurants, and entertainment nearby. I live alone here and could not feel safer anywhere else....a beautiful neighborhood to call home!!!!! Thanks guys for making me feel welcome!!!😀

This is a great place to live and the management is great also! I have lived here for 3 years and have always had prompt assistance with any maintenance requests. Oksana, at the front office, is the best!! She is so friendly and willing to go above and beyond to help out — I had an issue early one Saturday morning that she promptly helped me fix even though it was outside of her actual work hours. The Atwood and its staff are AMAZING! I’ve lived here since June and can’t say enough good words about the staff and maintenance crew. Specifically, Taylor, Cassandra, Tory, Pablo and Robert have gone out of their way to make us feel comfortable and at home. The facility itself is very nice. We always get compliments from friends visiting! They are extremely quick to respond to any maintenance requests. I feel like the staff really cares about the tenants. Also, there are a lot of cool amenities that come with this place (fetch package delivery, nightly door pickup of trash, outdoor grills that work!) The yards and dog parks are great for your furry friends (currently being persuaded by my girlfriend to get a dog).Thank you Atwood for making us feel at home.

Despite the growing pains of being a new construction, my experience the first year of living here has been nothing but positive. The leasing agent Tory was friendly, knowledgeable, and made the up-front process quick and easy. The unit itself is absolutely stunning. Great space and quality materials. The maintenance has always been prompt and effective. The amenities are also top notch (nice pool, state of the art workout facility, and gorgeous rooftop patio). All around great experience. I have lived in the Atwood since they opened three years ago and they never seem to want to just do the simple tasks of keeping the property in order and safe. I have been calling for months to get a simple matter resolved and they call me the day after i call and complain saying the problem will be solved the next day... months later they havent solved anything. I Toured with LaQuita 6/6/2020, She was working along that day. She was very nice to to me from the time she opened the door for me. We toured both The THA1 and THA2 floor plan. Any qustioni had she ansewred.. She guied me the whole tour. She even showed me the roof top and gym even thought they were closed. I would be leasing at the Atwood thanks to LaQuita.

UPDATEDSadly, the Atwood has really started to fall apart. They changed management and the transition was not smooth at all. The apartments seem nice but in reality construction was rushed and poorly built. Hopefully new management will invest in the necessary upgrades needed to get this place to its full potential.11 months ago:Ive lived at the Atwood for just over a month now and I love it. The condos are absolutely stunning, they are the perfect size with great finishes. My boyfriend and I love the fact that we have a garage and our own assigned parking space. The neighborhood is awesome, its super close to everything. Management at the Atwood has been lovely, they were super helpful getting us set up in our new place and have been accommodating with any ask/issue big or small. The other residents are nice, its not super noisy and there are a lot of dogs which is great when you want your dog to socialize in the dog park. Would highly recommend living here.

I really wanted to like this apartment. Overall I wish I had signed much shorter leasing term.Pros: Great location. Walking distance to Central Marketplace. Large bath tub. W/D in units.Cons: The building itself is built poorly and there is minimum insulation for the apartment. Not much of sound-proof. If you live on the 3rd floor, you must go get all your guest to open the door to the building since there is no intercom for each building. No parking structure.People often drive too fast in the parking area and its dangerous. My car was hit and dented with cracked paint.

Not only do I work at this community but I live here as well. I LOVE the neighborhood and so does my pup 😊. It is super pet friendly and we always make new dog friends while out on our walks. It is conveniently located to everything! I literally have all I need within a mile radius. Working in this industry Ive lived in many, many apartments and the design and finishes at The Atwood are superb! So beautiful and by far my favorite.

Even though I didnt end up renting an apartment at Atwood (nothing bad; just found a floorplan/price/location I liked better), I had to post a review about the wonderful Leasing Coordinator, LaQuita Thomas, who works at the Atwood location.She is hands down one of the nicest and most friendly leasing agents I have ever met, and Ive visited A LOT of complexes in the past 6 months or so. I thoroughly enjoyed visiting with her and very much enjoyed the tour she gave me. She could not have been nicer, didnt rush me, and made the whole experience awesome.I will definitely go back to this complex to revisit possibly living here when/if I decide to move again simply because LaQuita works there. She is amazing and deserves all the recognition and praise. Such a wonderful human being and definitely showcases the Atwood community very well!

I have lived at The Atwood for a year and have just renewed my lease. The buildings are all brand new so some problems are expected to come with brand new construction--I personally have not had problems in my unit. The layout and detail of all of the units are great. Tory in the leasing office has been amazing with helping accommodate my needs with my new lease. She is ultimately the reason I stayed in the complex because she understood what I was looking for and found that for me within The Atwood. Jasmine in the leasing office is also super helpful and friendly when you need to get something done! At the beginning of my stay here the management seemed to not address problems that were occurring properly but I have seen a huge change for the better in their responsiveness and transparency to issues which also added to me renewing my lease.

In order to save money, the Atwood literally shut down the entire leasing office for the entire Atwood complex. In the situation where you have an emergency or urgent need, you have no office to go to at your own complex, and the only phone line with an actual person to talk to is located at an undisclosed location who will then submit a request for you through email so that *hopefully* they get back to you. Utterly ridiculous.For as many people that live here, you would think there’s at least one person ON SITE that can help you when you really need them. Not cool.

DO NOT MOVE HERE! This complex wasnt bad, until the property was purchased and merged with The Ellison across the street and now it is a complete nightmare. There is literally only one pro about living here: Fetch delivers your packages so nothing ever gets lost in the leasing office. That’s it.The cons? Lets start with the mice infestation in the garages. Pretty large in size at that. Even if you havent had the luxury of seeing them yet you know they are there because they poop all over your garage. Even if you just park your car and immediately close the garage door. And they will not let you move out because of the mice infestation without penalizing you and charging you two months rent, so dont even ask, just deal with the mice by setting traps, or ask maintenance to put you on their long pest control list.The insulation is awful so you can hear the wind blowing, whatever obnoxiously loud machine they like to cut on outside that hums throughout the day, the yard work that takes hours to complete, your neighbors starting their car, well, any cars driving by for that matter, walking within the units, conversations both inside and outside of the units, music, televisions, showers, toilets flushing, running water, and of course, dogs barking. The dog parks are around and within the complex, for convenience Im certain, so once one dog barks, it sounds like every dog on the complex joins in.Also, they put apartments on top of the townhouses, so remember that awful insulation? Well it applies here as well, because not only can you hear your neighbors on either side of you, you get enjoy constant stomping above you as well. You can also hear chairs being moved around, drawers opening, doors closing, literally anything your neighbors do above you, you get to hear it.Not to mention, if you have an issue at The Atwood, you now have to cross the street and go to The Ellison and if youre lucky someone will be over there to assist you. Usually theyre out touring the amazing properties trying to convince people this is a safe, luxurious place to live. Please do not fall for the lies. I was told when I moved in last year that security drove around twenty four hours and that this was a safe neighborhood, but The Atwood sent out an email recently about cars being broken into around the complex, so which one is it?Most importantly, any time you have a visitor or a food delivery you absolutely HAVE TO go outside and physically get them. ANY. TIME. The call boxes dont work, there isnt any device youre given that will open the gate without you being directly in front of it, you have to physically walk outside every single time. You cant even get something as simple as a pizza delivered here. Unless of course, the resident gate is broken, then literally ANYONE can come in and out of the complex. Just remember, if youre not a resident you will get towed for parking inside the gates of the complex, so park on the curb on the outskirts and try to navigate your way into the complex on foot. Even if you are a resident, you might as well join your guests and park on the curb as well because they only made a few parking spots that fill up so quickly you might consider purchasing a covered parking space. Don’t do waste your money.All in all, absolutely do not live here.

Why the construction team just simply let the wet concrete sealant exposed all over the community???????My puppy just steps into, and it wont go off! And he keeps licking his POWS!!!!! Really? Thats how the construction team works? I can not believe no one in the leasing office even reminds us or the construction team.

EDIT 3/10/2020Barely 60 days at this community and my fiance and I are already looking at options to break our lease and get the HELL out of here. Katie DeLong gives no care towards her duties, responsibilities, or function as a community manager.This property is marketed as a luxury apartment with luxury refinements. The dictionary definition of luxury is the state of great comfort and extravagant living. A luxury is also defined as something that is pleasant to have or experience.Apparently Katie DeLong believes that a improperly working garage door, A COMPLETELY MISSING FIRE ALARM/SMOKE DETECTOR IN OUR UNIT, cheap toilet paper holder that falls off the wall, water coming through the front door when it rains, deteriorating caulk all over the unit, sharp tacks piercing through the carpet and absolutely no where to park in a GATED community a luxury? The website clearly states that guests will be impressed with all the modern finishes HA! None of the things I described would be labeled as having an attractive appearance what so ever.Katie DeLong attempted to pass blame to my fiance for failing to notice that we are missing a smoke detector on the ceiling of our bedroom, even though the Texas Property Code CLEARLY STATES: the landlord has a duty in Texas to inspect the smoke alarms in the unit and ensure that they are in working condition PRIOR TO/AT THE BEGINNING OF ONES TENANCY.Apparently if we were injured due to her negligence via fire she expects us to sue ourselves! She has refused to have a hair of integrity and apologize for her negligence.Original review dated 1/14/20I have yet to move in to my new residence at Atwood with my fiance, we move in tomorrow, but I already feel compelled to leave a review. I am giving this review 3 stars instead of 1 because of LaQuita (she saved it). Kim on the other hand needs to work on her professionalism and the way she communicates with her future (and perhaps even current) residents.LaQuita helped my fiance and I from the beginning. My fiance has spoken of her helpfulness, and I think LaQuita is understanding and Ive enjoyed speaking with her.In contrast, my fiance said Kim was short and curt with him when he was in the office earlier, and I just had a very poor experience speaking with Kim on the phone. Honestly, after speaking to Kim I had the feeling of never even wanting to step foot on the property. But after speaking to LaQuita I feel better. Im hoping this is not what we have to look forward to from management.I believe everyone has bad days and there is always room for improvement. Kim, though, needs someone to help her improve her communication skills in a professional setting to that she does not leave residents with a poor taste in their mouths. I am in sales, and if my director or VP of sales heard me speaking to a potential buyer in a similar fashion, well, Id probably regret it.

This review will be a little unique, considering I worked for this management company - but I did work & live at The Atwood. So Ill talk about my experiences with residency rather than what happens in the office. Thats a whole different dragon. I can imagine Erica will try to petition this review, so lets see if it stays up.Lets start with my move out:- Through ANY Assistant Manager role, you are normally told to charge what the vendor would charge. This goes for carpet cleaning, replacement, painting, repairs; anything. Carter Haston, or rather Erica Tention does things a little differently. While employed, we were using a vendor that charges $5 per any hole above the size of a nail hole. I as instructed to charge this back to the resident, so I was under the fair assumption that I would be charged the same. After my move out, Erica had charged me $10 per nail hole, doubling that cost with no explanation.- I also requested documents that pertained to my residency/employment that had my signature on them, Erica REFUSED me copies of these documents. Imagine living somewhere and that office refusing you documents that you signed. Very unsettling.While I was living in the apartment:- Imagine your landlord giving you permission to have something installed in your apartment. Then, once its installed, immediately tells you to remove it. Make sure that if Erica managing your property to get EVERYTHING in writing. It doesnt matter what it is, everything. Ive never worked with someone so petty in my entire life. If she doesnt like you, she will fins a way to drive you crazy, residents included.- With the amount of money that these properties accrue, you would think that it would be customer service gesture for these companies to do something as small as replace light bulbs or filters. I cannot express how many time I wanted to tell a resident that we could help them with these issues. I was met with aggression from Erica when I brought it up. I have never worked or lived ANYWHERE in DFW that promotes a product but doesnt maintain the product WHILE the residents are in these apartments. How do expect these people to renew?- She has ZERO experience managing properties of this caliber and with these rents. Her experience is with rents under $1000 in South Carolina. Google her name and scroll past the NASTY photo-bucket pictures she has yet to delete, and youll see what Im talking about.- Her rapport with the residents of these properties are bar-none the worst Ive ever experienced. Erica is a complete manipulator and airs on the side of personal gain rather than customer service. Her appearance at work is also distracting and rather unprofessional.- She is a completely different person when the owners of the properties are on the ground versus any regular day. She is inconsistent and lazy.Working in property management, I normally tell people to take into account that people post reviews on their worst days and emotions will be heightened because these are their homes. However, in this case - I would pay close attention to all of these low reviews. Theyre not all exaggerated.All-in-all, I believe that these would be really great properties to live at, with the right manager. I can CONFIDENTLY say that people would stay if they hired a different manager. One that is more proactive instead of combative. And one who doesnt lie as much. Ericas favorite lines are I never said that, or That doesnt sound like something I would say. If you see the name Erica Tention, run. Far away. Youre likely to get caught in a train wreck.

Property management by Carter Haston is absolutely terrible.They’re consistently making noisy repairs. I’m not talking a quick fix here and there. I’m talking months of construction equipment, loud banging, and debris with no end in sight. It is impossible to work from home.Maintenance has entered my home when I am not home, without notice, left all the doors unlocked and garage open with no one in sight.I have submitted multiple maintenance requests that have been ignored.A few months ago Atwood staff just walked into my home expecting me to have been moved out. When it was obvious that I did in fact still live there in accordance with my lease terms, they called me and insisted they had the paperwork that I was moving out and they had relet the unit. When prompted for that paperwork, they finally admitted that mistake.They put an eviction notice on my front door for unpaid rent when rent was not only paid, but paid early. Then when contacted regarding the issue, went radio silent for an extended period.The leasing office does not respond to emails or answer the phone unless they feel like it.The townhome itself is super cute but there’s no time to enjoy it because you’ll be constantly following up with the Atwood staff regarding the issues they’ve caused due to their own inadequacies.
