I have lived in a few apartments over the years but this is by far the worst managed rental property I have ever lived in. From the property management to corporate, awful service. My air conditioner has not worked properly in over two months despite numerous work orders being filed. I have been trying to get in touch with corporate for over a month now with no success. This is just one of the many issues I have had with this company with very little help from anyone. I would not recommend this group to anyone looking for somewhere to live.
I have worked for Sandhurst for almost 7 years. I started out as an Assistant Manager and was promoted to Property Manager about a year later. I love how supportive the Company is and how they love to promote Employees from within. They make us all feel important regardless of our positions. Every voice is heard. Great Company to work for!
I am so very blessed to be able to work for such an incredible company! 6 years down, hopefully several more to go!
Update 07/13/21: Well, thank you for responding to my review but as you can see I am back again due to the poor service from your company. This company has been performing poorly since taking over 1700 Place Apartments. We used to actually get things fixed when we called for maintenance and now maintenance requests are ignored. Since my last post, I contacted maintenance in early June to have my AC repaired after the power went out. The temperatures were well into the eighties with feels like temps of early nineties. Your apartment manager was very nonchalant in getting someone in to fix the problem. It took literally days for someone to come and fix it even after I told her it only takes seconds to flip a switch outside because this sometimes happens after power outages. Someone had to come from another property to do this because no one here at this complex could flip a switch. So, rent-paying tenants just sat and sweat it out for days. And now, my bathtub is clogged. I sent a maintenance request in on July 6, 2021 which was a whole week ago. I got an email the next day and I thought it was regarding my clogged tub, but no it was your office telling me I had an outstanding balance of 13.50 because the water bill wasnt included on the bill. This is not the fault of the tenants but yet we had to go in and pay this because you wanted it right now and we also had to pay an extra processing fee for using your online service which was not reimbursed. Shortly after paying this money I get a new bill for the month of August which includes the outstanding amount of 13.50. So you made us pay this money plus extra fees for nothing. You could have just waited until August to get this. When it comes to getting money I get a quick response from you people, but when I need something fixed I can hear crickets. I saw your maintenance people outside yesterday right at my building just goofing off and smoking in the golf cart yet no one came to fix my tub. The housing department needs to be contacted because you truly are slumlords like the reviews on this website suggest. I am so fed up with this company. I never knew this is what a five star experience would feel like. Thanks, but no thanks. Still waiting for my tub to be fixed.07/19/2021: Update: My tub is still not fixed and tomorrow will be two weeks since I put in my work order. I have filed a complaint with the Better Business Bureau. I shouldnt have to beg you to do your job. Next I will be contacting the City of Charlotte. If this is not fixed I will also contact the local news to run a story about a Veteran vs. a Slumlord.

I have left over 10 voicemails and sent 2 emails about the discrimination and lack of communication at Shenandoah Ridge Apartments in Martinez, GA. The management at my complex has violated my residential rights numerous times, lacked communication in regards to being months behind fixing things. I have paid my rent on time and never late. Management has been absolutely rude and has shamed and embarrassed me in their office and April has personally singled me out to the point she had my other vehicle towed and now I cannot get it back. I’m on the verge of contacting a lawyer because I can’t get any response from you guys. This is my last resort before I file a formal complaint and sue.After 14 voicemails they called the property manager April to tell her they will call me next week after waiting 4 weeks! Then had the audacity to write back on the review about the situation without even speaking to me! How wild is this. I will post a Negative review every day if I have to until someone calls me and I will continue to do it and I will have my army friends post one I will have my teacher friends do one I will have the whole entire county to do one I won’t have my neighbors do a negative review until someone calls me back
Our complex went from bad to worse since they took over. The manager is rude and unprofessional.
These people recently sold 100 riverbend apartments and I didn’t know after I already paid application and processing fees but they won’t answer any calls, I leave voicemails but never anything back, I’m suing!! Because I deserve a refund I just got out the military and homeless and you guys just take $200 from me after you sale a property, Lawsuit!!!!!
Dryer replacement needed in my apartment complex at 1700 place apartments Charlotte no. Left a VM and email with no response. Been without an operating dryer for over a month. I PAY EXTRA in rent due to the added appliances of a washer and dryer. Leasing staff is incompetent.

This is my last resort before I file a formal complaint and sue.To follow up from your response other cars in my neighborhood we’re not towed and I have the physical proof and photos of cars that were never tag and when I went to the office to speak with April and her community of people they weren’t telling me that she specifically had my car towed send that it was a Bandan and when I confronted her about it because I’ve been corresponding with her telling her that due to the pandemic I did not have time to get my car fixed I was the only one who was corresponding with her nobody else and that can be verified through Kaylee who also works there and she was stating that I was the only one who has been communicating with her about my car getting fixed due to the pandemic I could not get my car fixed because I am on a teacher salary and I corresponded that was her. when I renewed my lease and asked her to fix these things in March it wasn’t until I got in my car towed and told her that I was going to contact corporate because if I needed to get things fixed in a timely manner so does April so therefore if I’m asking for more time to get something fixed that I do not have the finances for but the car is up to par but you specifically only called the tow company on me and said that my car was abandoned in which it was not because I have contacted her letting her know about what was going on but then you go behind my back and you get my car towed that is not part of your company’s policySo therefore I continue to contact her if she continues to ignore me I don’t know if that’s part of your policy but that is not customer service so if you want to go back-and-forth about this without contacting me and then come and post on this comment with false information we can do this. Your company can correspond through a review because you don’t wanna negative review but I’ve called over 12 times with 12 voicemails and then you relay the message through April that your VP is going to contact me next week but I’ve been calling for four weeks four weeks 12 voicemails three emails so it takes a review for you to correspond to me through Riverview I believe that from this perspective this is not professional at all and it’s not customer service and I think the only way to go about this is the legal way because two years ago I assume the same company because you’re a pipe burst in the apartment but she wanted my renters insurance to pay for it but then guess who won I did and you ended up paying me out of pocket so we can go about it this way way also. So now I’m going to get a lawyer I’m going to sue for defamation and I’m going to sue for the towing fees and the storage fees for my vehicle because there is no way that just my car in the neighborhood got towed when other cars I have physical photos of those cars that are still in the neighborhood that have been there before I even moved in three years ago so if no one wants to contact me I will post those photos of those cars that are still there the overage of pet waste the trash cans in hell this community looks
I have written this management company twice and no response on the apartments they manage in Huntsville AL Brixworth. The deplorable conditions, poor managements, non professional manager in the office . They did response on Google review, which was a lie! No one came to my apartment not maintenance not pest control
Although I normally dont apply site unseen this time I did. I was approved 2 weeks ago and still unable to view a apartment. I was told my fees will not be refunded. They have allegedly been cleaning my unit this whole time, really. Off to a bad start already. Management & I other office staff is very rude and nonchalant.

I currently reside in one of your apartment complexes in Alabama. I would like to speak with someone about remedying a situation that is happening to me at this complex before I have to resort to taking legal action. Getting in touch with this management company is impossible. I’ve been trying for days and nobody has responded to my emails nor voicemails.edit: Lies. They never contacted me. Instead they removed my reviews and comments from their Facebook page.
I could write a dissertation on why this “management” company is a total and complete failure. They “manage” an historic building in KC, and through their extreme incompetence, have run it into the ground. Maintenance requests are ignored for months, the elevator breaks routinely, there is trash in the hallways and the building is in disrepair. (I have photos) This building used to be gorgeous, but SAM has ruined it. It’s impossible to reach anyone at headquarters in Charlotte—they don’t want to be accessible. Their business model: extract increasing rents while significantly cutting maintenance and quality. SAM is a true slumlord—avoid renting from them at all costs.
The building is 5 stars, the management company is 0 stars. We have lived in Windows Lofts for almost 4 years, but when Somerset Management took over about 8 months ago we knew right away we would not be re-signing. Since then almost all of the regular tenants have left the building, and the ones that havent plan to.Disregard their office hours they are nonexistent, they will never be in the office, your packages will be stolen more than once, or they will sit in the office for days while you try to schedule picking them up around your work schedule to find know one will be there. The EMERGENCY phone number doesnt work ( our fire alarm beeped for low batteries for 4 days which was awesome, also there are 12ft ceilings which you cant really get to yourself) and you will wait days/weeks when you file a work order. Two of the residents we know waited 12 and 15 days for their A/C to be fixed.. Erika was the Property Manager when we left, and as far as we could tell she was the root of all of the problems. She treats the staff, faculty, and even the residents very poorly, and when she is wrong she justifies the mistakes because she has so much on her plate which was the response we, our friends, and other tenants received more than once. Basically, anything you can expect to go wrong, will go wrong and honestly it seems like they enjoy making it as difficult as possible to resolve.If the Man. Company changes 10/10 would recommend Windows Lofts. If not, hope you have low Blood Pressure and enjoy being treated poorly.

We are air conditioning contractors in Savannah, GA. We performed work in good faith at the Riverwalk Apartments in Savannah GA we were told by the management that they would pay there bills. We have not been paid. They owe us over $14,000.00 in systems replaced.My warning, if you read this message do not trust this property to pay there bills. They should be in jail.
If I could rate this place as 0 stars, I would. My review is based on the Management team (Somerset Apartment Management LLC) .We have been wanting to move into Windows Lofts for 3 years now but the timing was never right. The units here are great if you are looking for exposed brick with an industrial feel.My husband and I inquired about availability in early August. We were contacted by the property manager (Erika Waisner) right away to get set-up with a tour for a 2-bedroom. We met with one of their Leasing Consultants and taken on a tour. During the tour, my car keys fell down the elevator shaft. Horrific feeling! I was assured we would address the situation after the tour. At the end of the tour we were advised we needed to wait on next steps and I left my contact information. Candice told me shed follow up later that day. By 3pm I still had not heard from her so I called. The woman who answered my call told me that Candice was off that day. I told her we had a tour with her earlier in the day so how was that possible? She quickly retracted her statement and I was told Candice left for the day. That right there gave me an insight on how this management team operated.After several calls/emails initiated by my husband and I there still has been no resolution. Candice finally told me that she didnt have any authority on the situation and was at the mercy of her property manager. We contacted Erika Waisner several times with no response. I have also contacted their Corporate Office twice with no call back. It is more than a month later and I still have not gotten any word on my keys. In fact, we have been ignored at this point probably in hopes wed just go away.Those who are looking at renting here, stay clear unless you enjoy a lack of follow up and absolutely no communication.
Despite an illegal charge by Shenandoah Ridge on move out, I cant get an email or phone call back from this parent company. Very disappointed in the lack of integrity. This company definitely takes advantage of renters. Please beware.

Waverly Station in Savannah, GA.Horrible plumbing and flea issues. I’ll never forget seeing the flea and the flea feces in my toddlers hair. Granted, Tami (manager) did her best to get these situations fixed promptly & gave us a discount on our 1st month’s rent, I am of the opinion that it never should have happened in the first place. I’m disabled, chronically depressed and the experience I had here with Tami and my neighbor triggered a depressive episode. She brought herself and 2 employees in front of our doors to talk to neighbor (I could hear them speaking about the situation and laughing, with the music still pounding, as I waited inside on the couch... my blood pressure was going up! Anybody’s would) and can’t figure out why I came outside to say anything. It’s obvious Tami doesn’t have to live in an apartment because she doesn’t know the walls are paper thin. She has no conflict resolution skills & said things that were inappropriate. She argued against every word I said and nothing the neighbor said. All she wanted that day was to come shut me up. Point blank, period. All I was trying to do was get the bass permeating my apartment (neighbor has surround sound) day and night to stop + the man’s dog to be kept on a leash. For my toddler’s sake. He’d been talked to (by us/office staff) before. The neighbor had the gall to throw in my face that he’s a disabled veteran (that was when I went into fight or flight mode and started trembling; I said I didn’t give a F and that I was disabled and had other issues, too; eg my toddler CANNOT EAT FOOD.. To which Tami replied “yeah, I’ve got kids too”) and call us out for snoring in our sleep (if you can hear my hubby snoring through the wall, how well do you think your bass travels?). I can’t believe I actually apologized to him for that. Oh, at the start of this... he was posturing as if to fight me as I held my toddler when I threatened to call the police since Tami obviously wasn’t interested in handling the situation (the douchey, arms spread wide, “come at me, bro” stance) while telling me to go a head and do it. Tami said I was not helping the situation and copping an “I’m so over this!”, “omg you idiot woman” temple rubbing, attitude at me! In the days following this horror show Tami created (even after I apologized to him not because I was actually sorry, but to salvage SOME kind of civility), he was arrogant and wouldn’t accept my apology. He then proceeded to speak about us in front of our door (we heard him talking about us asking him to keep his “big bad black dog” on a leash), bang on the walls/yelling for my husband to stop snoring, and smirking at my husband when he’d see him. Everything Tami did caused this. Yet she placed all the blame on me while telling her side of the story to my husband. She told my husband I was belligerent, she omitted details to cover her butt and even threw the other two girls (Holly and Autumn) under the bus. Hubby contacted her manager & got us out of our lease. Tami was not willing to let us or the neighbor out of our leases (he asked and so did I; she didn’t even offer to move either of us) said it wasn’t worth it to her and appeared more than happy to have us pay the 4K to get out of our lease. Really compassionate. Saying “I’m sorry you feel that way” to your tenant will never serve any other purpose than to tick them off. It’s passive aggressive, especially when the tenant is already upset and telling you they won’t be renewing their lease.(Dog feces was also a problem)Trying to send a me a rebuttal (I only saw where you typed “well since you’re disabled...”) from your personal Facebook after I blocked messages from the business page wasn’t professional. You obviously felt (and still feel) you did nothing wrong, even after your manager talked to you and reversed your decision to not let us out of our lease. It has been my experience that you are cold and rude, and the people you solicited good reviews from obviously haven’t actually needed serious help from you yet. All I can say is good luck to them if they ever do.
My apartment community was just bought by Somerset in the past year and the amount of improvements that I have witnessed have made life so much more enjoyable and my quality of life is now so much higher. GREAT property management company!

Very disappointed in your property Magnolia Pointe, Madison, Alabama, the unit my son and roommates are living in is down right uninhabitual, despicable, mold and mildew, leaky ceilings and walls, carpet saturated with water every time it rains, this has gone on since they moved in 2/27/19, being promised by property manager changes and accommodations would be made, nothing has happened and Theresa, Emily, and Jessica are all rude and shouldnt be allowed to work any place dealing with the public.... this is very sad !!!!!!!
