No call ball backs. Ive never heard so many apologizes in my life!. No one communicates with each other in office. New manager seems over her head. Called asked for pay stubs that were already given to Wes 5 days prior. And she calked us that Sunday must of misplaced them! So much more!! Not professional at all ! I heard conversation she had with tenants right in lobby and someone parent who she did an eviction on. Those are private conversation should be done in conference room or office.Thank God we do have Another apartment we were approved for!! Not what we wanted but we didnt experience this!!

The maintenance team is awesome and dre a member of the maintenance team/ community has done a superb job making sure the residents needs are met in a timely manner.

I’ve lived here for 5 years and things keep getting worse. I had to wait for a new refrigerator for 6 months while it leaked freon inside the refrigerator and out. Finally get it replaced and food was left out to spoil and we where not notified that they where replacing today. Had a water leak in the utility room from upstairs and they left the remaining on our celling which caused water damage. They haven’t been spraying for bugs during the pandemic so now we have bugs all over the place and when they replaced our refrigerator they took our valet trash can so now we have to take our trash SMH!🤬 I have to add been without A/C the whole summer.
Since the new management took over, I can say that I’m seeing a lot of new progress.I needed maintenance done in my bathroom for the past several months. After I spoken with Elizabeth about my issue she handle that problem right away.She also follow up on everything that you bring to her which is a plus for me.
I had a little hiccup when i was moving in, but it was handled properly. Maintenance requests get handled in a timely manner, and Jackie in the front office is the absolute best! If it wasn’t for her, i probably would be looking for a new place. I definitely recommend this place.
I was looking everywhere for an affordable but nice place to call home and when I walked into Leasing office all staff was smiling and very friendly and I decided to sign a 24 month Lease on the spot. Apartment was nicely kept and property overall was quite clean compared to alot of the others I had visited. I have been living here now for almost a year and have enjoyed my stay. Maintenance orders have been completed and I am impressed by the professionalism I have always received..Thank You!
A few weeks ago, I was apartment shopping with my brother. We came across this property, and from the moment we met Nasir everything was GREAT! He was so helpful, honest and went above and beyond. He even stayed after closing to help us. This guy works hard and gets the job done!
We went in to get an apartment tour we called ahead about two days before . We get there and the leasing guy tells us he is on the way to give someone else a apartment tour at this second and tells us we can wait inside with the door locked. He warned us not to open the door to anyone and that if a guy dressed up in a pink uniform comes to tell him to place the money of the desk then after he left another couple pulled up we open the door and talk to them and they were also there for the same reason we were. They suddenly walked there way inside and we waited for about 30 minutes and then he comes back and totally ignores us and says I told y’all not to open the door . They were limited in staff . This place is trash as we were walking out a residence that live there and he said don’t do it don’t move in here . The customer service was terrible and the guy was very disrespectful to us. When he said that to us we grabbed our stuff and headed out . Don’t do it !

I was with my friend as she was looking for an apartment (she relocated here from up north). We came across this property and called to view a units and see the property, which is very well kept. The office staff was both friendly and welcoming. Maria was able to get her application processed and a move in date very quickly. Her friendliness was comparable to her professionalism, both shocking to my friend because she thinks southerns are too slow, ⏳Ms. Maria showed her she moved quickly⏱....lolOnce she moved in my friend had questions and we walked over to the leasing office and once again the staff greeted us with smiles and a wealth of information.Well 3-4 months later my friend loves her apartment and hasnt had any problems so far. 🤞🏼Thank you Ms. Maria and staff for making this cross country move as pleasant as you have!
The grounds are always dirty, the team other than Nasir is horrible, maintenance requests go months, no one responds to messages on the community page. There have been shootings. I can’t afford to break my lease but please Stay away.

Standford Reserve is a nice, very calm, and quiet area. The people here are very nice and take the time with you too make sure that everything is done correctly. Although you might have to some patience at first, only because they want to make sure the apartment is set up well done and you get what you ask for in the apartment. Over all I am looking forward to staying here because from what I have seen so far is great. Thanks too SKYLER and Mario.

Thank you to everyone in the comments I was considering moving in to this complex when my lease is up after seeing my mother in laws apartment I thought It was nice, but after reading these reviews this place won’t get a dime of my money. These comments made me sick to my stomach. Every single person in this comment section should come together and sue this property! How can let a resident go a whole year without heat or air that’s illegal good luck to everyone who still lives in this complex I really hope my mother in law doesn’t go through these issues
I have been in these apartments for three years..In the beginning it was pretty decent,but after a short period of time the management became horrible,the people moving into the apartments were worst..Very noisy neighbors..My car was broken into.I reported it to the front office but no one seemed to care.After the dust settled it was a total of 4 cars broken into that night.The cameras on the property did not work so the police was not able to them.I have put in the same work orders 4 times and they have not been fixed YET.Front office can be really really really rude.They NEVER answer the phone.I received my renewal letter and they have the nerve to want to go up to$933 for a one bedroom when i started at $700.They are quick to take money but slow to repair my stove,front door,tile,security lock on balcony door.I really can’t wait until April when my lease is up because I am out of here.PPPPLLLEEAAASSEEEE RUN if you come across these glamorized ghetto apartments.
I couldn’t go no lower than I 1 Star. This place this a complete waste of time and staff. If you want to move here please read all these reviews first. I got trapped moving here. Nobody will fix our refrigerator that’s been leaking for 4 months. I told them more than 5 times to come fix it. Both pools are not even open yet and it’s July. It’s bugs and roaches everywhere and they’ll try to get you with them promotions. DONT FALL FOR THEM THESE APARTMENTS ARE TERRIBLE!!! Absolutely the worst apartment I ever stayed in and I hope the whole staff and maintenance see this. They should be ashamed of themselves for putting people in these crappy apartments. My apartment is still not fixed to this day.
I experience here hasnt been as bad as most of the reviews Ive read, but Ill chime in anyway. My concerns are with management and office staff. Most recently, I was not mailed a statement. When I went to pay my rent after I called and got the total, which was higher than usual, I asked to have a statement printed for my records, the lady said that she did not have access to the statement because a third party is responsible for that. Understood. My next problem is that she took my money orders and did not immediately process them. My issue is that the same thing happened three months ago, and I ended up with a late notice on my door. Since before the club house burned down, I havent seen a familiar face at all ever for consecutive months and Im wondering if they just hire day workers from temp agencies to manage our living conditions and money. Its frustrating trying to explain a situation or talk to someone about it that has no idea what you are talking about especially when it comes to dealing with hundreds of dollars. I have exactly two neighbors and while Im grateful I dont have to listen to people chewing thier food through the walls which are paper thin, I still have trouble finding parking close to my apartment?! And when do we get access to a pool or gym or any amenity for that matter? Dont be fooled by the freshly painted white curbs and brand new club house people. At the end of the day we come home and are greeted by a pile of smiling trash. Not worth the money or time. I Dont expect it to be fixed because lets face it, if they cant get people to work here for more than a month or two, then there is a bigger problem we can see.
Ive been here for 5 months and have had the same issues from the move-in sheet outstanding. The roof leaked during the first month and the ceiling has yet to be repaired. Drywall, paint peeling, and possibly mold growing in the ceiling, nearly falling down, and still not fixed. This is a health/safety hazard.It doesnt matter if you put in a maintenance request, it gets closed as complete even if no one came. I think the method needs revising. They need to Obtain a signature from someone first. Instead, youll be quick to get a survey asking about the mystery completed request to indicate its been closed out by someone who never came.Its funny how when I need something fixed theres delays, excuses, etc. but a second after midnight on the 5th the late fees and charges are like clockwork. The notice is on the door immediately. Save money by reducing the papers posted on doors and hire a more competent staff. If 10% of the effort used to collect rent goes towards maintaining the upkeep of your investment, there would be a lot more happier tenants.
I have been here since May 31,2017. At first when I moved in the apartments were called Stanford Reserve. The staff was awesome. Then they got a new management and new owner from Atlanta and renamed them Avalon Heights. Every since then the place sucks. In October my hot water heater started leaking. Called the maintenance and they came and turn the water off for the night and said they would be back the next day because they had to go buy the part. He left a big hole in my wall and I just knew he was coming back the next day to fix it. The next day no one came, so an hour before they closed my husband called the office and they had someone come out. They turned the water off because they had to order the part and gave us keys to another apartment. A week later they came and fixed it so we could actually have it on. 3 weeks went by and they came to fixed it with the right parts. Said they would be back up to patch the whole in the wall because I could see OVER TO THE OTHER PERSONS APARTMENT. Months went by and they kept saying they would get someone out. That happened in October and they finally came to fix it in January because they tried to get us to renew our lease and and we told them no because the apartment has had problems that haven’t been taken care of in the past correctly and I had a current leak under my sink that no one still hadn’t come to fix that had been leaking for a month. The leak was so bad that it had caused the wood to dry rott and I had a big hole in the middle on the sink cabinet flooring. Plus I was without a stove light for months because they kept saying they had to order it every time I spoke to someone.Only reason they came out to fix the hole in the wall, the leak under the sink or replace my light bulb is because I told the assistant manager I wasn’t going to renew my lease. It should take me not wanting to renew my lease for them to fix my apartment. Don’t stay here.....
I have to be honest - reading all of these reviews was unsettling to say the least. However; I was actually TOLD by management to read these reviews because they were making an effort to resolve the issues that have been posted here. It’s very rare to have a management company be so transparent with their shortcomings and the eventual goals for the property and the tenants. It makes all the difference.

I actually live on The Kelston side (which is a different complex but they share an office) which is its own dumpster fire. But The Avalon is blessed to have such a good Assistant Manager as Jacquelyn Grayson. She is always in the office and is constantly putting out the fires that Assistant Manager of the Kelston (whom Ive never met or seen even though Ive lived here for months). Shes always so pleasant and has a smile on her face. Shes great!

**Long Review**I moved here originally in June 2018. My best friend actually referred to the complex, when management was decent and cared. Everything was literally smooth sailing within the month or so.July came and I had a leak in the ceiling to my shower. It was a muddy brown residue (mind you i live on the first floor). I couldnt even take a shower in my own residence, because of a leak. I was asked why didnt i go upstairs to see where the leak was coming from. First off, that is not my job to figure out where a leak is coming from. Maintenance is just now sending someone out to fix this problem after three months but they didnt fix the problem, they SPRAY PAINTED over the problem leaving spray paint residue on my toothbrushes, toilet, shower, floor, etc. let alone I was in my home asleep, and NOBODY knocked on the door. They proceeded in anyway. Going all summer without air is clearly another issue, by NC law they do not have to provide air.A week later, I had a flood in my first floor apartment coming from the water heating area. It sounded like water running from the sink for the longest, and I didnt notice until I seen where the padding under the carpet was flooding. I could feel puddles of water up under my feet. Imagine being in a hot apartment well over 80 degrees, wet padding, wet carpet, and a musty mildew smell? WOW. But expected me not to be upset. As I was still paying rent living with these conditions. I kept calling maintenance, as well as the office and even going up to the leasing office to show management the photos that in which I STILL have. The only excuse I have received is Im so sorry you have to deal with this, or oh we will get that fixed for you. For the flooding maintenance told me he gets off at 5 and its 4:30 so its nothing they can do besides have me monitor the leak until tomorrow morning. Soon as he left for the day, the leak started all over again. You expect me to do maintenance work AND pay my rent? Please pick a side.My old wet carpet was placed back down after they proceeded to take the padding from under it. They left the old molded/mildew smelling carpet in my apartment as well as left it cut up in the middle of my floor from July until October. Outside of my apartment still remains old padding and whatever else from where they were to lazy to take it to the trash can after finishing their work.I was offered free rent for the month of September by old management Amanda Phillips before she left. Since there was no trace on her behalf from what new management could see, I had to show all my messages and emails to allow management to know this what was said to me and not a joke. I was in the leasing office everyday trying to get answers and Maria seemed to be the only person who cared to help and even could attest to the fact that I was there everyday. Trying to speak with someone who could actually fix the problem, I was told they were too busy, or they werent here. The funny part is theyd walk right passed you and not say word. I shouldnt have to chase anybody when Im the one paying rent, but soon as I dont I can get an immediate email about late fees etc.When I stated I was going to stop paying, everything became a problem. The response currently is its by NC Law you cant withhold rent. My response to that is its also a breach in contract when tenant is not living in safe and healthy living conditions. Ive asked to be released from this lease due to health and safety. Finally got to have a meeting the Evan Ramsey, which is how the rent situation was resolved and I am grateful for that. Throughout that meeting it was discussed that all my issues would be fixed no later than the second week of October. Nothing was completed until the last week and it has become a problem once again. New padding was placed down but now the stapling and wood are crumbling just after a weeks worth. Come to find out this is old wood from the flood incident. Can you blame me for not wanting to chase them 24/7. Just break my lease like Ive been asking, please.
Friendly Staff however poor management skills. If you move to this apartment do not sign up for automatic bill pay. They will tell you that this is an option that is easy for you to pay your bill on time. I signed up for automatic bill pay because I thought that it would be easy and convenient, well this has been the most complicated procedure...the automatic bill pay does not draft the funds on the day that you request the funds to be drafted or better yet the automatic bill pay does not draft the funds at all. Therefore causing late fees and the threat of eviction. I have had to fight late fees, the company will not accept a personal check if rent is late therefore I had to drive to a store and buy a money order. The staff was very apologetic and did work fast to resolve the issue. The late fees were waived and I was told that this would not happen again. Well that proved not to be true. Because I was assured that this issue would not repeat itself. THAT WAS A LIE...THE AUTOMATED SYSTEM FAILED AGAIN AND GUESS WHO HAS TO FIGHT LATE CHARGES AGAIN.

Sometimes you dont realize just how lucky you are! My boyfriend and I recently decided to move, after living at Stanford Reserve for the past year. I have an hour commute to work, and wanted to move closer to my job. During this stressful time Latoya Brown was extremely helpful, kind and flexible with our needs- despite the fact that we were uncertain of our plans. WELL after touring upwards of 15 different apartment complexes, we decided that the commute was worth it to live in a place that really feels like home. We did not realize just how good we had it at Stanford Reserve and are happy to be staying put for another year. These apartments are clean, spacious and extremely well priced in comparison to the surrounding markets. In our year with Stanford Reserve we havent had any issues with bugs or pests AND we live in a unit facing the woods. Maintenance has always been extremely responsive, weve never waited longer than 24 hours for a problem to be resolved and Chris is always very friendly. The location may not be ideal, but you are a 15 minute drive to all the best parts of the city. We highly recommend this complex.

Them maintenance is horrible I’ve had a leaking fridge for 2 months and nothing. You pay for door trash pick up that doesn’t get your trash unless you sit it out with n front of it f a tree. I have a major big issue because of all the trash around the building. One of the worst apartments I’ve ever lived in definitely not worth what I’m paying!
DO NOT MOVE HERE! This is the ABSOLUTE worst apartment complex that I have lived in. My air have been broken for 4 weeks and no one can seem to tell me when it will be fixed and what has caused the problem. I have voiced my concern with corporate several times and they are not concerned about having the problem fixed. I have been waiting for someone from Corporate to return a phone call from 2 weeks ago, still nothing. The air in the office was broken and fixed within a week. They refuse to let me out of my lease but yet they do not want to fix anything. I HATE this place, it make me sick to my stomach. Stay far away from here. They are nothing but liars and CROOKS! They do not deserve any stars!
Terrible place to move to. I have lived in the apartment since 2014 as it was my first option out of college. Since living there a possum has occupied my ceiling 3 times over the time span and small bugs known as spring tails are reoccurring in the apartment. At this time, i have complained about a possum in the ceiling for 2 months with no results. The management company continues to say they are seeking a quote, like it really takes 2 months for that. Other residents have complained about other critters in their ceiling as well. They continue to say they will contact you and never do so, but of course they would like their rent on the 1st. I have reached out to corporate and they have not helped in anyway. I have not occupied my apartment in 1 month and they STILL do not have anything to say. The thought of not being in my own space has become overwhelming and I am looking to pursue a lawsuit against the company. This is my first review EVER and its sad that it is not a good one! Total disgrace
I called The Avalon and Maria answered the phone. She answered all my questions and I could hear her smile thru the phone. This smile made me want to know more about the community. Also, the fact that she remembered my name and my pets name and used it thru the whole conversation made me feel very good. I visited The Avalon and Maria, once again, greeted me with enthusiasm and she was very polite and professional, and got me familiar with pricing, amenities, etc. The Avalon is definitely my #1 option and hopefully I will soon call this place my new home.

These apartments are a joke! When I first moved in I loved it but now that time has gone on and especially since they bought out the apartments my felling about this place has changed! The staff are rude! Beyond measures !!!They don’t fix things in time they say they fixed something and didnt (lie) they don’t care about the residents you get charged in your rent for the use of the clubhouse and computer room etc. but now all of a sudden you have to pay for copies or supply your own paper ! Which was never an issue before! All the staff is rude! Except for two of them. They say they call you back and don’t it’s just a lot of talking and no action. It’s unacceptable! I personally think I pay to much money for no reason and then for the staff to not care about the residents and to always have a nasty attitude i mean if you don’t like your then quit! Don’t take your anger out on the residents . I can not wait to move and I’ve only been here for 6months ! Do not waste your time or money moving here !

No matter how many times these apartments change their name, its still the same unprofessionalism and poor service. I wish I could give these bozos -10 stars. Lack of concern for my leaky ceiling, mold in the air unit and bathroom. Bathroom sink faucet not working properly.. I could go on and on. Today, these clowns continously leave the office lock. Staying away for hours at a time. Me and others are waiting and standing around outside the office waiting for these fools to come back so we can get our much needed packages. It should always be at least one person in the office. Piss poor management at its finest.

Please dont waste your time or money at Avalon Heights. My stove, refrigerator and AC unit does not work properly and the maintenance team and management seem to think this is not a priority. The 2 left eyes on my stove do not work and the right front eye only works at 8 and above. I have not purchased groceries in months because the refrigerator turns on and off all day and night... so you know I wasnt happy when I had to throw all my food away. Once the AC Unit reaches a certain temperature, it stops working. I showed the property manager where someone left a washing machine on the 1st floor in the breezeway of my building and she said that maintenance probably didnt see it. The washing machine can be seen from the street not to mention I have seen maintenance leaving my building several times in the past 2 weeks that it has been there. Also, maintenance walks the property everyday picking up trash. I get home from work(today), the next day, and the washing machine is still there. Avalon Heights does not care about their tentants. Please dont waste your time or hard earned money! Oh and lets not forget about the carpet. Depending on where me and my daughter step, we often end up bleeding because of nails sticking up. There is also poor patch work in the carpet. They offered to cut a piece out of one of the closets to make the area more presentable... how tacky is that... only God knows what they might find under that carpet. Im scared to see. To be honest, I havent called them to fix that bc I dont want a chunk of carpet missing from the closet.

This place was a waste of money and time. I will not recommend any one to move to this complex. I can not get anything fixed to save my life. They want to charge you a arm and a leg and take you to court if you dont pay on time. But they dont fix things in a timely manner. They cover things up instead of actually fixing it properly. The property manager can not handle all the issues this complex has the maintenance team is a complete joke. And I will be moving out asap. Im very upset my Best friend has to work in a place like this because she is the best worker this place has. She does her job plus the property managers job. If this company had any sense they would look in to these issues properly and see why people are complaining so much.

If I could Give them a 0 for everything I would. Everyone is lazy from the maintenance staff to the office staff. The maintenance supervisor will try to flirt with you so you do not file a request or complain. I have had water stains since both of the 2018 hurricanes and likely have mold in my walls. I have no lighting outside of my apt and could easily fall or be attacked due to the darkness. They are the definition of a slum lord.

Already he has oroveb that he would go to back for me to make sure that i am fully comfortable. I recommend leasing here and asking for Nasir Alston to assist you . He gets the job done !
AS you can see the rate is 2/5 or some number but trust me it is such a bad complex in Charlotte which i had rented . First of all the the management is not good as they represent them they are nice and be professional!!! Because when you go the lease a contract, initially they will charge around $ 300 you might be wondering that you will get this money later after done you lease but again you would not return back !!! Further you will find that place a bad because you would have ask to pay a lot of hidden cost after complete your contract or lease.!!!! Not only that they missed my couple of important documents which actually they should keep that return to me but they lost which make you unhappy eventually. DONT GO TO THAT PALACE IN YOU LIFE !!!! I Wish i dont want to use any start but i have to !!!!! it not a fun !!!! Have a nice day !!!!
THESE ARE THE WORST APARTMENTS EVER. I have had issues since the day I moved in. First of all why do they even have maintenance. My toilet was broken on my master bedroom since March 2018. I put in multiple request & went up to the office and wasnt until July 2018 when the toilet flooded the whole bedroom that they came to fix it. Its broke again by the way. The tub keeps getting a reoccurring crack that they just plaster over. The AC is leaking but those are just minor issues compared to the leak thats in my ceiling. They spray painted over the water strain. It has gotten worst. Now the leak has gotten worst on wall in ceiling with green mold looking spores & Ive taking the photos to the office MULTIPLE times called left messages. I finally called the Code Department who stated that theres multiple open cases out here that they have not resolved.
DO NOT MOVE HERE!!! The people in the rent office, are very disrespectful!!!!! They NEVER answer the phone. I went to the office to try and speak with me regarding my lease. I told her I’ve called all week and tried to speak with someone but they don’t answer the phone. Her response was “Did you leave a message!” I wouldn’t have to leave a message if you pick up the phone. And I’ve left a message before but no one called back. They like to avoid talking on the phone. I’ve also sent emails asking for someone to call and yet nobody has called. The rent office members are VERY sarcastic. Before they which to Alavon Heights it was Stanford Reserve (Milestones property.) I’ve never had a problem with them (Stanford Reserve.) LaToya Brown was great. I CANT WAIT TO MOVE. When it comes to repairs they take forever to fix. I personally had to fix my problem myself. Also I received a water bill for $100.00 and they took forever to come check out my apartment for a leak. Come to find out I had a water leak and my water bill was only $40.00. I can’t wait to move out!!!!!! Do not waste your time or money here!!!!!!
THIS PLACE SUCKS! The old owners were better.SAVE YOUR MONEY AND DONT MOVE HERR.The worst place to live. The maintenance is slow at fixing things that are emergency situations when you live in a one bedroom. My refrigerator kept going out so I had to throw away food. It took them about 2 weeks to pick up the old one from in front of my door.The water was off and there was no urgency to fix the problem. I was late for work due to this issue and I was pregnant at the time so my patience is very short. They caused my family to lose money due to this. There is always some issue in my building.I would not recommend this complex for anyone. I cant wait until my lease is finish.
I moved in a year ago it was very nice and quite. but, now the kids are allowed to run around and tear up. I have spoken with many kids about climbing the tree in front of my back yard and breaking the branches, the kids also break glasses in front of the cars, I had to run them off. So many good tenants leave due to this and the rent is going up every year forcing the tenant to move whereas the new tenants dont give a hoot about the property and they let their kids break up the property... sad...
STAY AWAY!!Where to start? Me and my wife have lived here since 2017. We have seen multiple changes in management. The grounds and amenities are not kept professional looking and/or arent in working order. They advertise 2 sparkling pools that have been open maybe 6 months in the 3 years Ive been here. Also advertise picnic/grilling area that is a joke. The charcoal grill is disintegrated and the picnic table has no seats just rusty screws sticking up. The office has been closed on the Regal side for a year or so now and the Kelston side got arsoned (burned) down to the ground for obvious reasons. The cardio machines are non-existent and when they were down at the clubhouse they were broken. The free-weights they advertise are non-existent. They also originally advertised a car cleaning station which has been in disrepair since 2017. The beautiful tennis court has no net. And to top it all off. The package concierge service has consisted of the ladies at the office blindly signing for packages from the parcel services without making sure it actually has been delivered. Then anybody can go down there and say they are from so and so Apt. and they just hand over the packages. Until a week ago where they finally required a signature, but without showing a photo ID. So essentially that does nothing. This all has led to me having multiple packages stolen and had to contact the sellers and parcel services myself to TRY and recoup money and products lost since the ladies allegedly checked and signed for those packages. Also most of the tenants feel the same as I do. Fed up with these so called services and customer service provided. Maintenance requests are rarely done in a timely fashion. Most neighbors are decent except for the one guy that threatened my 8 month pregnant wife with a machete. And when immediately brought up to management they wanted me to come in and apologize to the guy about walking in my Apt. past 10 p.m. because the floors creaked from the water damage left by previous tenants. STAY AWAY!!! There are much better living communities found within Charlotte. At around the same price if not less.
They did awesome job getting me in my new apartment as quickly as possible every thing is nice and well taken care of the staff in the rent office are very help especially -Kori Glover👌🏾
I agree with the shut hole this place is a dump I wont even begin to tell you the issues i have and the manager who made a review is a joke shes full of excuses and refers everything to the incompetent maintenance team. Corporate will not return calls. This is the worst mistake I have ever made in choosing a place to live. The office staff are polite and courteous however Do Not be fooled and move here.
Please take our reviews seriously. Do NOT even consider moving here! It took management a week to fix our A/C and it would have taken longer if my husband did not sit in the office until they sent someone to fix it. I had a leak from upstairs about 6 months ago that left water damage on the ceiling and they have yet to fix it, even after multiple work orders. My refrigerator stopped working and it took 2-3 trips to the office to get a old dirty used one. They left the other refrigerator at my door for almost 2 weeks until it was picked up. I regretted signing a lease but thankfully it is almost up and I’m definitely not renewing.
Horrible. Broken appliances upon move in and they refuse to fix them. The word luxury needs to be removed from their signs. They answer service requests when they want (if at all) not to mention just plain rude staff. Not everyone, but most. Peaceful space being close to the trashy city but it isnt worth the headache they put you through. And the prices are way to high and they only keep raising them. Moving out as soon as I can.
My upstairs neighbors washer was leaking and caused some severe damage to my laundry room. It was reported and they stopped the leak but never fixed the ceiling. After being a resident for a year they lost my lease and put me on a month to month lease (an extra $200 a month) without telling me. And they admitted that I was not the only one that they haven’t told. They still have not returned my deposit almost a month after I have closed my account with them. This company has despicable communication with its residents and do not care about them either. They only want money and don’t care about the needs of their residents. If I could give them 0 stars I would.
This is the worst apartment complex I have ever lived in!! The dumpsters are disquesting!! The office staff is very rude and unprofessional!! I can not wait until august when my lease is up so I can move out!! Trash is always in the stair ways from the people that pick up the trash from your apartment just leave it there!! I dont recommend this apartment complex!! The stoves barely work and I pay about 900 dollars a month!! The walls are paper thin!! Stay away please
DO NOT MORE HERE. Avalon Heights took over Grand Terraces and they are HORRIBLE. I’ve been living here for a couple years and never had a problem until they took over. They never answer the phone and they tell you everything in short notice. I received a gift as a surprise on my birthday and they never called to tell me I had a package in the office. They make you pay $25 for valet trash and don’t do anything about it when you have a problem with your trash not being picked up. You can barely find any parking and they won’t remove the abandoned cars. The maintence people as well as the office people are all a JOKE. These are minor issues you think they would fix for the amount of rent money they want.
There is FOREVER trash All Over The Place. But other than that its pretty ok you get what you pay for the apartments are big but the issues are endless and as much as I would love to renew my lease here I just dont see the point especially considering the raising the rent but the problems are all still the same
IVE LIVED HERE FOR THREE YEARS AND THIS PLACE IS NOT WHAT THE HYPE OF LUXURY APARTMENTS IS ALL ABOUT. THE STAFF/ THE ACTUAL GROUNDS AND BUILDINGS ARE NOT CLEAN AND THEY DO NOT EVEN ATTEMPT TO KEEP THEM CLEAN. THE UPGRADES WERE DONE BECAUSE THE APPLIANCES IN THE APARTMENTS ARE OUT-DATED. THE AREA I HAVE NOT EXPERIENCE ANY CRIMINAL ACTIVITIES BECAUSE I COME AND GO ABOUT MY BUSINESS. I PERSONALLY FEEL THAT THE PRICE FOR THE APARTMENT IS MORE THAN WHAT YOU RECEIVE. OUT OF ALL THE APARTMENTS I LIVED IN THIS IS THE WORST. IVE HAD NOTHING BUT ISSUES. THE FACT THAT THE APARTMENT PLACE IS CLOSE TO MY JOB AND THE COMMUTE IS NOT BAD IS THE ONLY REASON I HAVE REMAINED HERE FOR THREE YEARS, IF YOU GOT THE EXTRA MONEY TO GET A BETTER PLACE, I WOULD DO THAT. HOWEVER, FOR THIS AREA I WOULD SAY THE NEIGHBORHOOD IS QUIET AND THAT IS THE ONLY REASON I WILL GIVE IT THE ONE STAR

This place is horrible. They refuse to repair, perhaps because they employ crackheads who charge to fix problems. The leasing agent S...is from Baltimore and will let you know when you have an issue..also manger is only concerned with her life. You may never see her unless you owe. Please call the BBB and the City to file your complaints. Be sure to ask other tenants before you sign your lease. Dont get sucked in!!!
If you are looking to rent here. Please have in mind that if something goes bad in your apartment it will not get fixed anytime soon. It doesnt even matter if its an emergency. The office will just take your work order and trash it as soon as you walk out the door. Thats is just how bad they are. Honestly Save yourself a headache and look somewhere else.
This apartment used to be nice and safe place when we first moved in as there used to be night patrols and they even answer the phone after hours. But now things have changed a lot. I renewed my lease recently ( my biggest mistake).No more night patrols. People hangout outside at night. if you call the office, they dont answer so have to leave voice messages, but they would never reply. There are few neighbors that moved in who doesnt respect others. They play loud music music all the time that makes our apartment vibrate. I talked to them first and they said they can hear us walking and running too as I have 3 yrs old. First I thought it might be true. So, I put my boy just in the bed watching tablet from the time he wakes up to go to bed. Now the only time my boy is on the floor is when he needs to eat or use restroom. But this didnt minimize my neighbors to turn their volume down and my apartment still Vibrate. So,I went to complain about this in office and they said they need written format of the complain. And I wrote them the email. I am still having the problem and when I talk to office, first they said they would talk to the neighbors. Nothing changed. My apartment still vibrates. I sent email to the office but havent heard from them yet. They even told me that they cant see my noise complain everyday so I need to stop sending email and they would try to resolve the problem which has not. They cannot handle the email everyday and expect us to handle the vibrating apartment everyday.I WOULD NOT RECOMMEND THIS APARTMENT TO ANYONE NOW.

They made me pay an extra 200 on rent and told me that the original bill that I was still getting was from a 3rd party they used but it wasnt updated in the system that they switched to so my bill notice wasnt valid and they couldnt honor the amount that was stated which was way less than what they charged me. My ceiling caved in (CAVED IN!) and it took them almost a month to fix it so I had to cook and watch tv and prey everyday that it didnt rain until they fixed it and then when they did they did it wrong and it took them another 2 weeks to come back and do it wrong again. The girls in the office are just there filling the room with hot air and not doing anything all day. I still dont know who really manages the property and ive been trying to find out because they have switched 3 times and you can never get in contact with anyone other than the office and thats if they ever answer the phone. I could go down my list of the B.S that happened but I will just say this...DONT DO IT. DONT DO IT.DONT DO IT.
Grand Terraces are connected with stanford reserves both places are horrible customer service is rude disrespectful except for Toya she is more understanding but the rest of the associates can kick rocks you dont like your job get a new one! Work orders stay in the computer for months no one comes out till you show your butt then they wanna get to work. I have had more problems with this apartment complex then I have ever had my entire time I have been renting.
