The apartment itself seems nice so far however the move-in process has been an absolute disaster. The office staff is basically useless and horrible at getting back to you. I’ve called multiple times during multiple days and never been able to get a hold of the front office. We were basically ghosted for 2 days after we were told we were approved and waiting on the lease. I thought I just got scammed out of $400. I had to call the regional manager to finally get a response. The lease creation took forever and the staff didn’t execute it until the day of our move-in which is why setting up utilities was also complicated. The management/staff don’t care to mention things such as where to receive your packages (we weren’t able to get our internet delivered since the delivery address is different from your address) and even instructions to set up utilities we had to ask for. TLDR; the office staff is useless and incredibly hard to get a hold of.Really hoping rest of our experience is smoother here. The process has been extremely disappointing to say the least as most of the google reviews were great before we applied

Great place to live if you enjoy: 1) your rent being raised by $100/mo after less than 10 months 2) an unsecure parking garage where your bike and other things can get stolen 3) maintenance requests to take over a week to even get a response, let alone be acted on (old management got to them within 48 hours) 4) coffee machines in all three buildings to either have no coffee or require maintenance, sometimes all at the same time 5) calling the office on 9 separate occassions on one day and never having anyone pick up 6) finding a roach in your apartment upon moving in 7) a fitness center that only has dumbbells up to 45 pounds, with the 10s, 25s, and 30s missing with no replacement for months, plus the only cable machine being out of commission for over three weeks (ongoing) 8) the valet trash service ripping your trash bags out of haste and blaming it on you when you tested it multiple times before putting it out or 9) a guest lot thats always full now that you dont have to request a spot

Great location, easy move-in process. Secure parking, nice amenities, except when the pool was green a few times and there was not ever coffee stocked in the coffee bar in my building when I would check. Guest parking was a huge downfall for me as a pass had to be granted by the leasing office but would need for times when the leasing office wasnt open. I loved that the studio apartment had a wall, just not a door which made it feel less like a studio. Great amount of closet space/storage even in a studio for me. I loved the sponsored pool parties and events. Had many many many problems with ants coming in and had difficulty getting pest control to my apartment to spray. I went almost a month unable to use my kitchen because I would wake up to ants having taken over my entire countertop and stove top. At one point I was so desperate, I through out all my food and kept nothing in my apartment hoping that would help get rid of them, but it didnt help. Never had any issues with loud neighbors, smoking, or anything else I experienced at my other apartment in South End. Can be difficult to navigate the buildings (having packages delivered to the Park building, but living in the Kingston building, I would have to go up 1 floor from the leasing office, across the Park building into the Kingston building, the all the way to the opposite side of the Kinston building to take the elevator up with heavy boxes which was time consuming and not ideal. The path also required you to go outside which was a struggle moving heavy items in the rain.). I also had issues on move-out regarding a bird that had nested and laid eggs on my patio furniture. The lady in the leasing office was very rude with me about this issue and when I came to drop off my keys.

Easily the best complex I’ve ever lived in! Great location in south end but the building itself is quiet and the tenants are all respectful. Good building and parking security, I’ve always felt safe. The whole staff here is amazing and they really set Park and Kingston apart from everywhere I’ve lived previously. Caitlin and Brittany in the office have been so helpful since day one. David and Aaron in maintenance are usually there same day for any requests. Overall great place to live!

I have been at Park and Kingston for about 6 months and love it. I have nothing but good things to say. It quiet while still being in a great location. Both Caitlin and Brittany in the leasing office are helpful and hard working. I’ve had quick and efficient help from Aaron and Dave for any maintenance issues I’ve had (all small things) over these last 6 months. I would recommend this place to anyone looking for a one bedroom in Southend.

I couldnt be happier! The girls up front are absolutely darling and are quick to answer questions and say good morning and respond to emails. Maintenance says itll be 24 hours but its like 2 haha. The unit is awesome and spacious. The coffee machine downstairs - I mean its heaven in a cup. I could go on, but Id spend all day. I made a great decision by choosing this place as home!!

I have enjoyed living at Park and Kingston and wouldnt go anywhere else if you are looking for an amazing apartment in the Charlotte southend area. It is within walking distance to so many bars and restaurants and a quick ride on the lync to anything else.The staff is amazing and Caitlin the property manager is great and always eager to help!

I have lived here at Parks and Kingston since July 2020. During my move I received speedy and polite service. Anytime I email about a concern or package delivery I get a response same day! I have only had positive experiences living in the community.

I really like living here. I have been a resident for 3 years and it’s been a great experience. The office staff is friendly and takes time to attempt to know each resident. The maintenance team has always been quick to respond to my request and the amenities are great.The apartment is in the best area of Southend, proving easy access to uptown and the many options of restaurants and shops in Southend. I would highly recommend living here, it’s a great community.

Park and Kingston apartments is a no-brainer choice for anyone looking for affordable yet spacious apartments in an awesome location. Steps away from the bustling Southend area of Charlotte, these apartments live up and exceed expectations. In addition, the front office staff have been amazing during the leasing and move-in process and will walk you every step of the way. I’m extremely happy with choosing this complex as my first apartment choice in Charlotte!

I just moved in about a month ago, from California, and it has been such an enjoyable place to live. It’s a really nice complex that provides such a comfortable and relaxing environment, that it’s hard not to enjoy. Granted Covid has created some obstacles, but the complex is doing a great job balancing safety protocols while making most of the amenities as accessible, as possible, for us to enjoy. Plus the team here are not only kind, but helpful and efficient too.

Ive lived at Park & Kingston since moving to Charlotte 3 years ago, and Ive been pretty happy here. The building is mostly quiet not being right along Camden Blvd, but also has enough social life in some of the common areas. The leasing staff are all really great and work hard to get to know the residents. The location couldnt be more perfect. So many places in South End are a short walk away. Highly recommended.

I have lived at apartments in Charlotte where I felt the need to complain about it in a review and I’ve had apartments where I wanted to compliment and share my good experiences. Park and Kingston is in the middle of the road. I can’t say anything bad about the place, but I have nothing to compliment it either. It was a decent place to live in a decent location. If you do decide to check it out, do note that some of the apartments get very little light. They have one of the best maintenance guys (Dave) in the industry.

Just moved in a few months ago, but its been great despite COVID restrictions and difficulties. Prime location, responsive staff, and the complex feels very clean and secure. Shout out to Brittany in the front office for helping me get safely moved in during a pandemic and for making sure I get all my (seemingly endless) package deliveries!

I’ve lived here for 2 months now and it has been a great experience thus far. Best location in South End. Very accessible to nearby iconic shops, restaurants, and bars. Close enough to the action of the area (only 15 minute walk to Bank of America Stadium) yet isolated enough that it is relatively quieter than many other apartments in South End (which is a plus for me). No more than a block away from the Light Rail, yet far away enough from it that you do not hear it. Residents keep to themselves and are respectful of their neighbors around them. There are chances to socialize at events, specifically ones at the pool.Property management has been awesome. Very friendly and reliable staff. There is always someone in the leasing office ready to help you when you need it. They have been very quick to fix any issues that may arise (were able to fix the lock on my door very quickly).

Really disheartening that this complex used to feel very secure and clean and is slowly becoming neither of these things.In regards to the response. Yes my notice to vacate was lost and you are charging me extra. However, this review was in regards to the fact that people were able to jump a pool gate and get into the parking garage then shatter a door and rummage through packages, the smell of urine in the hall, and the occasional rat that scurries across the parking garage.

As someone newer to Charlotte, I rushed into my first apartment here a few months ago. Now that I have more time to look around, Park and Kingston was one I found online. Its hard getting to look at apartments right now because of covid, but this was one of the few that offered me an appointment to look at stuff in person. I did wear a mask and so did the girl Brittany who toured me. She was so sweet!! I know it cant be easy showing apartments right now. Bless her heart! And even though they dont have anything available for me yet (Im looking for October), I will definitely be keeping in touch!!!

I’ve been living here since February. Our apartment is beautiful and they’re also very sound proof which is nice. However, there’s been an ongoing issue of prevalent dog urine spots throughout the hallways. And it’s not just one or two; there are MANY which makes the entire hallway smell strongly of urine. It’s extremely unpleasant and honestly I find it very off putting that not enough gets done about it. I understand management doesn’t live here and have to deal with it on a daily basis but as someone living through it and smelling/seeing it several times a day, it’s nothing other than absolutely disgusting. The carpeting in front of the elevators is completely soaked with pee at all times. They have cleaned the carpet once since I lived here but being that a dog uses the hallways as it’s toilet, this carpet should be done once a week. I also understand no one can point figures or figure out who the culprit is, but other people living here shouldn’t have to suffer and they should be keeping up on the cleanliness. I truly do love my apartment but the moment I step out of it and see the lack of cleaning that gets done, in the hallways, in the elevator, and in our lobby area where the mailboxes are, I really can’t rate this place any higher. I hope something gets done about it because it isn’t pleasant and it’s embarrassing to have guests come over and see the type of place I’m living in.

Ive lived here for upwards of 14 months and was here when management changed. And boy, what a change. An noticeable difference in the efficiency of house the place is run and kept. Office staff always nice, accommodating and able to answer questions whenever asked. Its often. Quiet for the apartments in this area yet close enough to everything as well. Dog friendly with a dog park, the tenants are tame and well mannered. The apartments are small but of good quality. Not much storage for 2 people but if flying solo has ample amounts. They offer an array of events including complimentary brunches and Kiss 95.1 pool parties at the pool. Renewed our lease once, tempted to renew again next year!

The leasing ladies were very rude to me and my family. They had no interest in trying to get business or answering any questions when trying to evaluate moving there. The place itself is nice but the agents who work there were incredibly rude and made it a very unpleasant touring experience.

This is by far the BEST apartment Ive ever lived in and Ive lived in many! The apartments are beautiful and modern and the amenities are awesome. The gym has all new equipment and is always empty which is great. There are tons of decks and courtyards with nice furniture and grilling areas. The pool is gorgeous with tons of lounge chairs and outdoor kitchens. Its literally like living at a resort. Then there are the neighbors - everyone is so friendly and respectful. This is the only place Ive lived where you dont hear your neighbors and its always peaceful. Its a nice, smaller complex with tons of amenities that are always available. To top it off the staff are great and any maintenance issues are fixed immediately. I cant recommend this place enough! Ive lived here 4 months now and love it.

I would highly recommend Park & Kingston! Im just finishing my third lease with the complex and couldnt ask for a better experience. Location is convenient to everything within SouthEnd. I believe this is the best value in SouthEnd- common areas are always well kept, units are sound proof, buildings are highly secure, and staff is always super responsive! Additionally, they offer a lot of resident activities and appreciation events.

I needed to find an apartment for my parents asap and Tammi made that happen. Not only did she take my many, many phone calls-- she also walked me through each step! I contacted Tammi on a Thursday and had an apartment on a Monday. Great women working in the leasing office. They are lifesavers!!

Im not a resident but I toured and wanted to let people know about a few things. First of all, I am not sensitive to smells in general but the smell of Prices Chicken made the apartments, hallways, and outdoors smell really strongly like fried chicken, and not in a good way. Someone planted honeysuckle probably to counteract the smell, but it makes it so much worse. Everytime youre at the pool or on your balcony or just have your windows open, expect fried chicken smell.Finally, many of the apartments on the 3rd floor and below are in complete 24/7 shadow due to the buildings next door eclipsing the sun. This means they get no natural light in their apartment at all.The pool is great, floor plans are nice, location is excellent, but Im choosing to live elsewhere exclusively due to the lack of light and fried chicken odor, and wanted to give you all a heads up too. I really liked my own apartment unit and the amenities at the community. However, I found the management to be difficult to deal with. They tried to not honor a term that was in my lease claiming that it was in the lease as an accident. During my move out process I was told by one employee that I did not need to send an email to say I would not be renewing my lease (I was moving out of state), and then was later told I did need to do that and I was past due, they did later honor this after several emails/phone calls. They also are not typically prompt with responding and can be difficult to get ahold of considering their hours. They are difficult to get packages from, especially since they never notify you when you receive a package.

Clean and updated apartments, however the office was terribly managed! When I moved from one unit to another unit the office messed up paperwork and booked 2 residents in my future apartment. Despite this being their error and no fault of my own they tried to charge me to change my lease to another unit since my old unit was also rented out. Also the gate to the garage was stuck down and I (along with other residents) needed to get to work and they pretty much said Tough luck. As most complexes staff they are fake to your face and then do nothing to help you. They have restaffed so I hope that they are better now but I have such a bad taste in my moth for Bell Apartments because of the last 2 office staffers, that I would not recommend to my friends or family.If you just want a place to rest your head with alright amenities this place is for you. But as soon as there is a single issue - their true colors will be exposed.

This place is the worst! Front office is very unresponsive. Their gate came down on my car and its been a month with zero resolution to the matter. Avoid this place like the plague!
