We’ve rented from VP for years now. It’s a decent location and a spacious apartment, however the leasing office employees haven’t helped me out at all. They’re extremely lenient with rent, which is terrible because I now have a roommate that owes almost $400 and is ignoring me. When this was voiced to the office, they did not care at all. They do not care if someone isn’t paying rent and thus affecting the other TWO roommates of the unit. I just called today and all the employee had to say was “okay”. I have been talking to brick walls and I’m sick of it.
I really enjoy living at Stadium Crossing! It’s very convenient. The location is great and the prices are pretty reasonable. The office is very helpful when I call with maintenance requests and things like that. Great place to live!
Great place to live. Affordable rent, comfortable living, clean property. The leasing office has been very relaxed and helpful with me every time Ive needed help. No place better in town to rent with!
Very helpful and has reasonable prices for the location. Always willing to help as long as you ask and are flexible with them as well. I see the negative reviews about bills going up etc. but as long as you know how a lease actually works and can be an adult with common sense you will be fine :) great place!!

Employees are always friendly and helpful. Location near the IU Stadium is great for game days and bus access. Will likely renew again for next year.

Varsity is horrible. My fraternity rents their large complex University Manors and they price gauged our apartments insanely. I understand college landlords don’t need to create a lasting relationship with students, but terrible communication, ridiculous prices, and terrible customer service. Their apartments are nice, but they also charge us hidden fees for basic cleaning.
I love renting with Varsity Properties. Everyone I ever came in contact with was very friendly and always willing to help my roommates and I out in any circumstances. Their maintenance was very on top of things and almost always came the day we sent in a request. Very reasonable prices and very nice location for a 5 minute walk to the stadium. I was very pleased renting with Varsity Properties.
I have leased from Varsity Properties for a couple years now and I am so happy I did! The office personnel are very nice and sweet and maintenance is also pretty responsive. Close to bus stops and is also walkable to campus !
The property is flexible but a little too flexible. I had a roommate that was a month late on rent and late several times before that and they don’t even bother to collect it.
I lived above varsity properties for a year and I absolutely loved it! I had very little issues with the apartment and it was the perfect distance from everything. The staff is super friendly and helpful! Perfect apartments for your first years of college!
They have the BEST staff ever! I have lived with them for two years and have absolutely no complaints! Affordable rent, great locations, awesome front office staff, great management, and smiling faces who are always happy to help you in any way!! RENT FROM THEM!!!
Awful management. Parents: if you want your kids to be in good hands do not have them live here. Our heat was broke for a full month ( in the winter) and all we had were 5 space heaters. Secretary is rude and not at all helpful. There are places just as cheap with way better management. I cant say enough bad things about them. I am now living with Tempo Properties who are amazing.
Absolute WORST management. Save your money and find some place worth living. They truly scam you out of money. I left our apartment 10x cleaner than when I moved into it. Yet, they still are charging $300 on top of our $1100 security deposit?!! No. Do not live there. They are awful. When they came in to do the kitchen remodeling, they dented the wall by the refrigerator. When they redid the floors in the living room and bathroom, they scratched the floors and left it absolutely DISGUSTING in there. I had to clean up so much of their mess. The maintanance guys are awful. Just overall not a good living situation.
After my roommate and I signed for a second year in our apartment at Cedar Creek Apartments, our electric bills started to skyrocket well over the estimated average provided to us by Varsity Properties. Over the course of this past year and a half, our electric bills have been anywhere from 200 to over 400 dollars. Varsity Properties has sent maintenance over to our unit on several occasions and each time we were assured that our bills should lower. Varsity Properties could not care less about the fact that they blatantly lied to us about the amount we would be paying for utilities. According to the electric company, the tenant before us was having the same issue.
Varsity Properties is a great, perfectly located place to live in Bloomington! The prices are low and the staff and maintenance crew are nice and helped my roommates and I with anything that we needed! I wish I was still living there! 10/10 would recommend to a friend!
The office staff is probably the best part of the properties. I live at Cedar Creek so walk by often and stop in every once in awhile. Maintenance is usually there same day if not the next. Definitely best price for this part of Bloomington.

Ive enjoyed my living experience here. Management is really easy to work with, you can walk right in and talk to them about whatever. They have always been very understanding. They also have onsite maintenance staff which makes it much easier to get issues resolved. Not to mention a really great price and awesome location right next to the stadium. Theres even a pool in my complex. Ive lived here for 3 years now and Ill be sad to leave when I graduate.
The staff at Varsity Properties are very personable and accommodating. When you come in you feel like you are working with friends more than a property office, which makes it feel nice when you are moving to a new city.
Ive lived at Varsity court for two years. Let me just say if youre looking to move into any apartment owned by varsity properties, DONT. The apartments are so old and poorly maintained. Out of of $1,185 of our security deposit, they returned us a whopping $390 back. Its funny because when we moved into the apartment two years ago, it already looked like crap. Plus, me and my two roommates were super clean and took good care of the apartment. Next, maintenance doesnt do anything. We called about a broken dishwasher at least 5 different times, and they said nothing was wrong with it. We had to live without a dishwasher for the better part of a year.As a senior, Im giving you the advice of not living at these properties. Living by the stadium is only good for one thing: tailgating and basketball games. Other than that, youre asking for a miserable experience far from campus.
Save yourself a world of hell and DO NOT SIGN WITH VARSITY PROPERTIES. This leasing company is attempting to charge us for damages that occurred during a BREAK-IN in which we have legal documentation of the court case. They will completely fabricate the end report, take the entirety of your deposit, and attempt to charge you three times the cleaning fees that SHOULD be covered by the deposit.
Terrible place to live. Location is not worth all of the hurdles we had to navigate this past year. The management arent flexible/accommodating and the worker guys are creepy and always make small talk with you if youre in a bikini at the pool. Very uncomfortable. Also they didnt give us back barely any of our deposit for repainting walls that were spotless, and other fees they could make up like that. They just con you out of your money here. Also the pool wasnt open for weeks after most pools had opened, which was frustrating as they were not communicating with us when it would finally open up. Living here looks like a deal, but its a nightmare. Good luck.
I lived with Varsity Properties for 3 years in their houses. I never had an issue with them. They even let me pay rent late when I was having a hard financial situation because I came to talk to them before. I recommend living with them.
Lived at Varsity Courts. Staff isn’t really all that friendly - they’re okay.Utilities are outrageous, $200+ in the winter for electric and ~$90 for water. Literally broke my bank for this useless place. Get a parking permit for the stadium because the walk isn’t “like 2 mins” it’s like “8-9mins”. Quality of most things was awful.No matter what happens, they’ll send your refund/money to the “main tenant” which makes absolutely zero sense. Luckily mine sent me all my things, but you can end up in a bad situation.Really, with that money, you could find furnished, utility included places. Please do more research because I clearly made a mistake living here.For an $1100 deposit, we only got $420 back, with their explanation that “carpet cleaning” cost the difference. Really? Unless this new carpet is being sprayed with gold it shouldn’t cost more than a few hundred dollars. No, it cost $680. Isn’t that amazing? Don’t live here.
Varsity properties are the biggest money schemers in Bloomington. What you pay is what you get. The front office is the biggest joke I’ve ever seen. Worst management to ever deal with. Rudest people in there. They didn’t try to accommodate a later move out date for us even though we had class during the middle of the week. They didn’t even attempt. I called everyday for 2 weeks begging and they shrugged me off. They never fixed things that were broken before we moved in. My room had a window they DID NOT OPEN. A obvious fire hazard. They came by and “looked” at it and never said anything about it since. They’ll never get better either. Why should they? They are always gonna make money with their piss poor establishments and piss poor management because there will always** be a housing need in Bloomington. Sad way to run a company. Sad people in the office. So save your time and go somewhere else. This is the worst of the worst.
I had such a great experience with Varisty properties. Their management staff is GREAT. I don’t normally put reviews on places on google, however after reading some of these other ones I can’t help but explain how much of an amazing 3 years in a row I had living with them. Their apartments are at a great affordable price, right next to the bus stops for A and B busses, and they always treated me with upmost respect, as did I to them. Maintenance was always on time, and I felt as if they were extremely busy all the time keeping up the complex. I enjoyed my 3 years there and would do another 3 years in a heart beat if I didn’t have to grow up and be an adult! Overall, 10/10. I’ve heard very bad things from friends about neighboring apartment complexes and always felt like I was in my best fit
I wish it was possible to make lower than one star. Horrible management, unfriendly workers, not willing to help the customer. Biggest issue is they jew you out of money for absolutely no reason at all. Myself and my roommates lost our security deposit and were charged a huge extra fine for damages. Not only did this happen to us, we have two different friends who this happened to. One friends bill totaled over $3000. Absolutely ridiculous. We also only lived there for a semester. I would NOT advise doing anything with this company. There are tons of nicer places in Bloomington with nicer staff, nicer properties at the exact same price range.

They profit off of your security deposit by charging outrageous fees for painting and cleaning. Maintenance is a joke, fixing things just enough so that they break again in a week. Dont plan on getting your security deposit back, decent internet, or good maintenance.
I lived in the three bedroom single level and it wasnt bad when you consider how cheap it was to live there ($990/mo split between three people). Theyre pretty good at repairing stuff quickly (but by this I mean necessary appliances like sink, dryer, dishwasher. We lived with two holes punched in doors the whole year that we didnt do). The insolation is awful. Could feel drafts even with the windows closed. Using plastic window covering made it slightly better. Sooo much money spent on heating during winter. Living here during the polar vortex winter was miserable, they absolutely do not de-ice or shovel snow off the sidewalks for you. I fell on the ice and called and complained, still nothing was done and their excuse was well we manage 7 different properties (not well, obviously). Its really not very noisy during the week with a few rare nights; but expect chaos on the weekends and during Little 5. We didnt get ripped off on our security deposit at all, just replacing blinds and an oven pan, plus mandatory cleaning fee which is only like $130 in all. Its far from campus but the A and X buses are pretty convenient.
I would give a 0 stars if I could. The management is very rude and lied to me. Units are also outdated and dirty.
Management is pitiful, we asked to have our FRONT door changed because it broke. Maintenance comes into our apartment and changes our BASEMENT door which didn’t need fixing or repair at all and they put the new door on BACKWARDS and charged us for it. When we disputed them about it they said “Sorry there’s nothing we can do about it, if you’d like to get the door fixed you’ll have to submit a maintenance request and pay extra fees to have it done correctly” we disputed them to the end but they took the money out of our security deposits and screwed us anyway. It’s cheap for a reason DO NOT LIVE HERE.
I got charged 350 dollars for the front entry door when It was messed up from the day I arrived there. Then after the door got fixed they charged me 350 dollars to my rent account and I had 4 days to pay it before the end of the month on top of rent or else I would be charged an extra late fee which were outrageous.
