1st thing, management is amazing. Grethel is hands down the most down to earth caring and most importantly professional manager I have ever seen in my lifetime of renting. Rent is an amazing deal for the spacious 2 story floor plans.It is a bit older but they are constantly renovating tiles doors and carpets. That make this place so cozy and comfortable.Great management great place to live.

If you are looking for a nice, quiet place to live then come to Sass! I would recommend this place to anyone. Its old but well kept. The management recently changed and are doing their best to improve small things such as the new fitness center that should be finished soon and the Bark Park! I can;t wait until they are done, oh and they are FINALLY enforcing the rules and we love it! def a good place to live!

I have been living at Sassafras Hills since August, and it has been a pleasure. The apartments are very move in ready, with laundry and dishwasher in the unit. The grounds are well kept, and they are always making improvements, whether it be the new washer and dryer or a new door that looks nicer. The neighbors are all pleasant, and the 1 South bus to downtown stops right out front! Its close enough to everything while being just far enough from any nonsense. The staff has been amazing as well, although I cannot comment on the maintenance crew because nothing ever needs fixed!

Seems that the former manager has been replaced very recently so I am changing my review to reflect my optimism in the new office manager and leasing agent. These apartments have a great maintenance team and if the management proves to be caring, respectful, and helpful to residents, it could be a decent place to live for grad students who want to have two floors with spacious rooms.

A recent management shift brought with it a number of...questionable policy changes. However, many of these have been reversed due to feedback from the residents. This property is not perfect, and rent is increasing quite a lot this year, but this is still a pleasant place to live.

Sassafras was a good deal last year, but the changes in the past year makes it fall behind competitors. Live elsewhere if you can! Read on if you want more details:Just like all the properties in this area, SH gave preferred employer and grad student discounts, offered recycling services, and had a responsive management team. In the span of the past year, Ive met and coordinated with 3 different managers. They were all very nice, but each team had a different idea for how to improve the community. There have been promises made and projects started that werent finished. On the plus side, one of the teams started a fitness center near the pool. But, the change in teams means that something else is happening higher up for such a huge turnover. Higher management is also trying to save money with SH by limiting the staff hours. The office receives packages for the residents, but is only open on MWF. This means that a package delivered on Friday cannot be obtained until the next Monday. So far, these are two changes that result in a lower quality apartment.In the middle of the year, recycling was taken away without any other option offered. The present management is trying to bring it back, but is not successful so far. I suspect that this is another money saving measure for SH. This is the third change that was promised on the lease I signed.In this upcoming year, the discount for residents from preferred employers and who are grad students went away. This is unlike any other property in the city. They are losing their sense of standards in the market around Bloomington. Whats more, they increased the rent. More and more in the past year, I feel like a money grabbing opportunity than a valued resident.Im leaving this review at Sassafras Hills suggestion; they regularly send email blasts asking for reviews. Well, here you are, Sassafras. You were a nice choice Summer 2017, but the changes youve made will make you be a forgotten property among the many up-and-coming apartment complexes.

My husband and I lived here for four years and for the first three years our only problems were bug related. We lived in apartment 85, and had an infestation of crickets through our downstairs bathroom. We were able to mitigate the problem by constantly spraying in there, but it made the guest bathroom unusable, as there were piles of cricket parts that built up grotesquely.About a year ago management went through several changes. Whereas initially we had a very helpful office manager, who we ended up with was horrible Amy. She smiles at you as if she cares but is nothing but a soulless corporate drone. We had smokers move into the apartment next door, and the smoke seeped through the walls. I have serious asthma, and the smoke greatly exacerbated my symptoms. I asked for something to be done about it, but was told by Amy that all they could do was vacuum out our ducts, which did nothing to help. After getting a note from my allergist stating that I could not be subjected to continuous cigarette smoke due to my health, I requested to be allowed to move out of our apartment. Amy did not acknowledge my health concerns and merely sent a lease buyout form stating what we would owe to leave. Basically we were held hostage in our apartment where I could not breathe. Amy also tried to deny that there was any smoke smell in our apartment, but the maintenance man (who is actually extremely helpful) came by and acknowledged that there was in fact a strong smell of smoke permeating the entire apartment. We were forced to pay the lease buy out in order to escape. I wouldnt recommend this complex to anyone as long as Amy is in charge, and if you live in apartment 85, you have my sympathy.

Sassafras Hill has raised their prices for the next year by 2 or more times what is normal in this town, meaning after only living there for a year they have priced us out of their apartments.In addition, they have reduced their preferred employer discount, and it will only last one year, which is an absolute ripoff. They also raised their pet rent - what used to be $35 for 2 pets will now be $50. Both of this means rent will go up for me even MORE in the next two years.The management has changed at least twice since Ive been here, and thats only been since July. Every time something is promised it is never delivered on time, if at all. The dog park was extremely late to open, the remodel of the exercise room took far longer than stated, and despite the fact that recycling was promised, it was taken away within my first month of living there and despite promises for a replacement plan, none has been implemented.There is only someone in the office three days a week (they wanted it three days and also half days, which is absolutely unconscionable) and half the time emails dont get answered on the off days despite promises to do so.I have needed maintenance done a few times, and every time they didnt do what I asked - i was supposed to have the downstairs bathroom linoleum replaced, and they replaced the upstairs instead; we needed the bathtub re-caulked and they didnt caulk the parts that needed it.Also, the outer walls are literally just a layer of drywall, an empty space, and then a brick outer layer, so it gets really cold in the winter.The only good thing about these apartments is the fact that they have in-apartment washer and dryer, but that is also one of the reasons they are raising rent so much next year, so its a double edged sword.

I lived at Sassafras Hill for three years during law school. It turned out to be perfect for me, because I have a dog and needed a quiet environment. I didnt get a chance to see the apartment before I moved in because I lived out of state, so I was kind of nervous, but everything ended up being great.I feel like I was spoiled there, because I had a huge two bedroom, two bathroom townhome for a really low price. They also remodeled my kitchen for renewing my lease after my 2L year, which was awesome.My dog loved running in the bark park. Another plus is that the complex is approximately a 5-minute drive from Canine Companions, where your dog can go to daycare. It is also very close to Bryan Park.Theres a nice 6-foot pool and decent laundry room (I think theyre remodeling that right now actually). It seemed like all the residents took turns using the pool, laundry room, and bark park, which made it feel as if you had the place all to yourself.The landlord and maintenance workers always had an upbeat, friendly attitude. They recently built a gazebo with grills and benches, so thats a good place to drink coffee in the morning or chat with friends. When I studied for the bar exam this summer, I did some of my barbri problems there to enjoy some fresh air.The only downside was that I wasnt right across the street from the law school like some of my classmates, but the 10-15 minute bus ride didnt bother me and was totally worth it, particularly because my place was much bigger than all of theirs and I was paying the same or less in rent. Also, short-term leases arent available, but if youre a student, that doesnt really matter if youll be in Bloomington for the whole year. I commuted to Indy during the summers for work to save money (rather than get a second place), and while traffic can be frustrating, its not bad if you listen to music and time when you leave right.If youre an incoming grad student at IU-Bloomington, Sassafras Hill is a complex to consider, because its quiet, extremely spacious, and dog-friendly.
