Lovely place to live! The quality of housing provided far exceeded my expectations. The owners have created an outstanding apartment community with all the necessary small touches that are often forgotten by large companies. Soft-close cabinets, high-quality appliances, vaulted ceilings, beautiful colors and lots of natural light make all the difference! Oh, and the best part, they love pets! So nice to have my animals be well received!!

Dwellings, LLC is an excellent company to lease with. The owners are wonderful people and really care about their tenants. The entire staff is outstanding and will go above and beyond to help you with anything you need. Maintenance requests are completed extremely quickly. On top of the unparalleled staff, the units are absolutely beautiful. The layout is open and spacious, the closet is HUGE, there is a lot of storage space, the windows are big, and the appliances are very nice. I would highly recommend this property to anyone looking for a place to lease!

I have lived here for almost 4 years and there isnt a more caring, professional, and concerned management company in Bloomington. The buildings, and outdoor areas are maintained impeccably, repairs are addressed immediately, the owners and staff are consistently kind and able. The apartments are in an urban setting. They are very secure, well lit at night, and safe. Besides common city noise, they are very quiet, and there is no noise from other neighbors, no crazy parties, and no police presence here. Construction can occur anywhere, and I am pleased with the presence of the new buildings, even with some extra noise during the day. (Cannot wait for the new restaurant!) Those that have given negative reviews obviously havent read their leases, and forgot they are in a city where noise happens during the day. Great place to lease, at very good prices.

I have lived in a several apartments in many different towns and Hillside Crossing has been my favorite. The apartments are spacious and upgraded from a typical college apartment. The property is well cared for and the only maintenance request Ive had was addressed within a day. If youre looking to be close enough to campus to easily commute by bike, but also far enough away that you can enjoy quiet evenings, Id highly recommend this spot. Overall, the location is great (steps away from restaurants, Bryan park two blocks away), the apartments are nice (tall ceilings, upgraded kitchen finishings, full size washer/dryer), the community is quiet, and they allow pets - I highly recommend!

My husband and I rented with Dwellings for 2 years at Hilltop Court and I can say we are relieved that its finally over. The whole two years was spent dealing with the construction of two new buildings, one in front of us and one behind. Once we told them we wouldnt be signing for another year, it was showing after showing. Even up to three times in one week and more than once a day. Add that to their quarterly inspections and its like your apartment isnt even your own. Towards the end of our lease, we found out we would be staying in town longer than expected. We went to their office to see about possibly doing a shorter lease at another property of theirs, or having the option to sublease when the time came. Their response was a straight no because it would create more work for them. Nevermind the fact that we were tenants for two years, never missed rent or caused problems. Dont expect them to do you any favors. Now they have apartments popping up all over town so it goes without saying that youre just a dollar sign to them. I would recommend going elsewhere but best of luck to you if you go for it.

I lived at Hilltop Court and while its not the worst place to live it also isnt the best. The apartments look very nice at first and have an open concept layout, the complex is really quiet, maintenance responds quickly and management are nice overall. However, the apartments actually very vey cheaply made. This seemed to me like it was an intentional way of forcing the tenant to pay for repairs that are unavoidable because they make you pay a deposit of a full months rent and then make you pay for carpet cleaning and any painting they have to do. Since the apartment is so cheaply made, its impossible to live out a years lease without scratching the walls, regardless of how careful you are. So, that was one of the most unattractive things about the property. They end up taking most or all of your deposit. Theyre marketing to college students because Bloomington is a college town, so how likely are people to be able to just give up about $750?The next issue I had was mostly reflective of the apartment market in Bloomington. Theyre very inflexible with move-in and move-out dates and want you to let them know in December whether you plan to renew your lease. You cant move in until August, so who knows whether they plan to renew after only living in an apartment for 4 months? Once you decline, requests to show your apartment immediately and often then begin. Not all tenants know they have the right to decline.Another issue was that they would schedule big maintenance things like switching out your porch, which doesnt allow access to the apartment without giving proper notice of 24 hours. It seemed to me like they took advantage of the fact that Bloomington is a college town and college students arent always aware of what apartments can or cant do. In addition, theres absolutely no guest parking and theres only one parking spot per apartment. They offered no resolution for there being literally nowhere for guests to park once the few spots along the curb (shared throughout the complex) were taken.The experience felt very elementary to me, it may be a better fit as a first apartment experience for a college student. As a graduate student who has had multiple renting experiences, I did not find it to be the best fit.

I went to tour at The Dwellings and spoke with Rhainnin. It was one of the best tours I have experienced and her genuine care for her property and residents really shines through. The customer service was right on point and I have to say The Dwellings definitely has my vote. I am actually looking forward to moving in! Thank you Rhainnin & great job on recruiting Dwellings!

Of all of my rental experiences, renting with Dwellings, LLC has by far been the most pleasant. I have lived in the Hillside Crossing apartments for the past year, and if I were going to be staying in Bloomington after graduating from my masters program, I would absolutely continue to live here. The apartments are beautiful, and its obvious that the Dwellings staff takes pride in providing the highest quality of living to their residents. The grounds are always kept in pristine condition, and it never ceases to amaze me how quickly they work to address and correct any issues Im having (maintenance or otherwise).In terms of the neighborhood, it was an ideal location for me as a graduate student. The immediate surroundings are safe and well lit, with Feast and Bryan Park within very close walking distance! I have never encountered any noise issues, and my experience with other residents has been that they are friendly and very respectful. I highly recommend renting with them!

Dwellings has a very professional, caring, and attentive team. As a tenant for three years, Ive never had a maitenaince call go unanswered/unresolved for longer than 12 hours. Their standards are high for their staff and facilities and we are grateful for such a wonderful landlord in Bloomington.

Unfortunately, my experience as a Dwellings tenant ended rather poorly. As a graduate student living in Bloomington for only a year, I deliberately did not hang any items on the apartments walls and took immaculate care of the unit as a whole. Upon receiving my security deposit back, Dwellings charged exorbitantly high for seemingly non-issues. My move-out inspection document indicated the need for minor touch-up paint (despite the lack of wall damage) and in total, Dwellings charged $120 for these supposed touch-ups. When asked, the property manager indicated that upon move-out, tenants are typically charged $400 for paint (nearly half of the total security deposit), but because I kept my apartment in such pristine condition, I was only charged $120.Furthermore, Dwellings charged rather high fees due to tenants not cleaning the outside of windows. As a company targeting graduate students, these is an entirely unreasonable expectation as the vast majority of tenants lack the tools to complete this. In all my years of renting in university towns, I have never once been required to clean the outside of a unit. That defeats the purpose of renting - outside upkeep falls on the property managers.Based on this and other charges, it seems as though Dwellings uses security deposit charges as a method to subsidize their own annual expenses. If you are considering renting from Dwellings, be aware of these bad faith practices and that you will most likely be charged excessively for trumped up damages.

This was the worst landlord experience weve ever had. They are not the typical bad Bloomington landlords, preying on students but, rather, more generally poor on most levels. We were only at their mercy for a year and, now that weve been in Bloomington just as long, we know better to avoid unscrupulous people like this. I would suggest others do the same.First issue is that they would always use the poor maintenance to perform tasks that were far beyond his ability because they were too cheap to hire professionals. For instance, we had a perpetual problem with ants but, instead of directly dealing with the issue, bait was periodically put down. We gave up and, eventually, when it got particularly hot and dry in the summer, an outside-facing bathroom was bombarded by flying ants, like clockwork at sunset for a full week, looking for water. Ive had issues with pests before, but they were never this poorly dealt with and left to get as bad as they got here.Secondly, they do not speak English well, and we constantly had communication problems with them, often resulting in tasks being performed incorrectly. Communicating in writing worked better than verbally, but we still always had problems with this.Thirdly, they were very rude and obtrusive with showings, which summed up to about 60 instances over 6 months. At one point, they told us directly that the house was not being rented because we were too messy. This was the first time I had ever been told that by a landlord. We were generally treated like criminals as such, and the house was never made to feel that it was ours. Instead, it was always clearly their property. Showings were not scheduled 24 hours in advance, which is standard courtesy, and they were always scheduled at times inconvenient to us, as people who work regular schedules.The best part though was the deposit hold. Unsubstantiated claims were made about damage to the carpets. This in spite of the fact that they used a blacklight during the move-out inspection (no, seriously) which found nothing. After the move-out inspection though, we were told that a new, better blacklight had been used to find stains and damage to the padding, which took up the majority of our deposit. The inspection in general was done in an extremely unprofessional manner, mostly involving beratement about how terrible we were as tenants (despite always paying rent on time and never having any problems neighbors or police). Several months later, we found that the house had been dramatically remodeled, to the point that walls had been taken down and wood flooring had been installed instead of the carpets that we had paid to replace. So, effectively, we subsidized their improvements to the house with our deposit. Indiana law is not friendly toward tenants, so we chose to not pursue the case as we would have had to spend quite a bit of money on lawyers in an attempt to prove our word over theirs.Please, please, PLEASE do not get involved with people like this. Were a working couple with a spotless lease history of almost 20 years. Were not deadbeat tenants and were not jerks. But these people are. Theyre really horrible.
