The apartments are old, and not very well maintained. If you are going to live here, put the maintenance number on speed dial, and even then the repairs seem like band-aids, and not actual fixes. The only thing this place has going for it is the location. If it were anywhere else, it would probably be vacant.

Terra Trace has great, reasonably priced apartments! The walls are pretty thick so I rarely hear noises (talking, footsteps, TV etc.) from neighbors. Maintenance issues are quickly taken care of. They dont con their tenants out of deposits like some other rental agencies and Tina in the main office is really kind. It can be a little loud on the occasional night since several tenants are undergrads, but its great for the most part!

Terra trace certainly isnt perfect, but I would say you can feel pretty confident that youre getting a decent place to live if you move into Terra Trace. Its close to campus and sits right on the 1 bus line and is just a 5 minute walk to the stadium to catch an A, X, or W. The apartment was clean and pest free when I moved in which hasnt been my experience with every apartment complex Ive lived in, and also Im happy with the amount of space I get for my money. Maintenance is quick to respond, although they definitely cut corners to make work cheaper and easier. Staff doesnt keep up with pool maintenance very well so theres always a considerable amount of debris floating on the surface and sunk to the bottom in addition to a bit of green stuff on the sides. The pool will also close without notice for about a week because they need to adjust the chemicals. That being said, you can still get some use out of the pool if youre not super picky (and lets be honest, most college students arent). Another downside (and this one is big) is that THERE IS NO GUEST PARKING. they dont have enough room in the parking lot for guest spots, and YOUR CAR WILL GET TOWED. you also cant park on the street because you need a residential permit from the city. The insulation isnt great so be aware of that if youre wanting an apartment with a balcony and sliding glass door. Also, dont let them randomly assign you a apartment because thats what I did and I got G5 which is so close to the leasing office they can see into my living room quite clearly. Its not worth the extra money for a balcony when its crammed between two buildings and has no privacy.

The apartments are fine for the price and distance to IU.I pay 880 a month for a two bedroom apartment (one bath, no fireplace). I will have lived here for two years when I move out in a few months. I am not saying you shouldnt consider Terra Trace - but I am going to give you a list of reasons I am excited to move out.- Most of our outlets do not hold anything well. When I asked about getting them fixed when I first moved in I was told they could only replace a couple.- The windows are foggy. Our sliding door does not lock- We cant open our dishwasher all the way because it hits the fridge- Our fridge did came with two crisper drawers but neither of them belong with the fridge and they are difficult to get in together enough to close the door. The base of the fridge are also coming apart a bit. Though, the size is decent- Our pilot light on the stove has gone out a few times - once it came back on, on its own.- The carpets were stained when I moved in, particularly by the door and they have paint on them around the trim.- There was hair in the bathroom still when I moved in, but I discovered it after the office had closed so I cleaned it and then took a shower. The office did offer to send someone to reclean when I notified them in the morning.- 2 of the 3 sets of metal closet doors were dented when I moved in and all of them have come out of the tracks (which makes them hard to move) a number of times- The parking lot is too small and I frequently have to park at the opposite end of the complex - there is no visitor parking - and the city put up permit only parking on the streets that surround the complex- Once I was given less than 24 hours notice that there was going to be a short city inspection that day (I was notified after 8:30am and left my apartment before 8am)- The staff members who work here are personable and do what they can. They could use another person to work maintenance as it seems the ones who work here overworked.I know not every apartment is the same and maybe mine is just particularly in need of some love - but all of these experiences (and not having a dishwasher that opens enough to pull the bottom drawer out) for two years makes me ready to be done with my time here.

- The apartments are really old and can use some renovation.- The staff is unapologetically rude. I have only been living here a month and there have been so many instances when the staff was rude when I interacted with them for concerns like repairs (that should have done before I moved in) and rent payments.

I had a wonderful experience living at Terra Trace! Management is great (maintenance is friendly and usually quite prompt, and Tina is just wonderful about everything). Location is also great - easy walk to both classes and downtown, but nestled away from most of the campus noise. The price was also very reasonable for so much space. The only bummer is yes, the apartments do need updating - The biggest issues youll likely face are older appliances / laundry facilities and increased allergies, since theres carpeting. But overall, would highly recommend, especially to grad / professional students.

Lived in Terra for 2 years while a student at IU. From here you can easily walk to class and bars in 10-15 minutes, depending on where you go. The value you get here for what you pay is great, especially compared to some of the other places in the area. Me and my roommates absolutely LOVE the management here. Tina does such an amazing job. She is always able and willing to answer any questions and address any issues that arise. The maintenance staff has always been friendly, prompt and efficient.

There is no visitor parking at all and I parked went to my friends apartment, forgot my wallet went back to my car, then back up before leaving a short time later, to find my car vanished, and they towed my car which costed me $240, I had to wait until 8am to get my car back, they dont have the signs posted at every spot, which is why I thought I was in visitor parking in the first place. It is terrible to have your car vanish into thin air in that little amount of time. I took pictures of where my car was, no signs were anywhere near my car. Apparently the contract is over the entire lot. And you cant get any type of visitor permit since there office is closed on the weekend. Which means free cash flow to the towing company that is absolutely cash only.

You get what you pay for. These apartments have a ton of space and really nice neighbors. That being said, the whole complex is in serious need of an update. We had water pipes brake, the air conditioning didnt work right for two years, and the pool wasnt open for then entire last summer. This place needs some serious work.

Lived at Terra Trace for about a year and have enjoyed the experience. Its extremely affordable, has a great location (15 min from campus and downtown), and management is really nice.

Been living in Terra Trace for a semester now, the apartment complex is great and fairly priced for the location and size of the apartments. Had an incident with maintenance as he blatantly stole from me and when I approached the maintenance supervisor he didnt do anything about it and didnt believe me. That is the only complaint I have thus far. Otherwise a very lovely complex to live in

This one of the worst apartments in Bloomington. The apartments are in constant disrepair, as most everything in them is 20 years old.-Stove knobs fall off-Most outlets either dont work or plugs just fall out of them-Dishwasher produces vile smell after washing dishesThe wifi is absolutely terrible. It takes a hour to download 1 GB of data. I had to go to campus to update apps on phone.Amenities are a joke. The pool is never open and the laundry machines are crap.Finally, the place is just unsafe to live. Ive found homeless people sleeping in the laundry room, Ive been threatened by residents, and there are a number of assaults and mugging in the nearby area. Seriously, just live somewhere else and dont waste your money on this place.

Was evicted for taking in a cat before I could pay the deposit for the animal that saw cat and filed for eviction would not take money for rent or cat deposit to resolve issue.
