Ive been here for about 2 - 3 months and overall my experience has been pretty good. The only cons I can think of is that parking is a pretty limited near my building. Also, the washer/dryer situation is not ideal. But overall though, Im pretty satisfied.I did want to say that Andrew was very helpful and informative and made my transition moving in great. Speaking with them gave me confidence that I chose a pretty decent complex to live in.

PLEASE do not move in here!!! I am a current resident and I HATE living here! I have had issues with maintenance since the first day I moved in and maintenance will never respond back within 24-48 like they should more like a WEEK. Literally had my air and electricity shut off at the exact same time. After I just paid over $1000 for rent...wish I could have withhold my rent until I was able to have some LIVEABLE conditions available to me. Now I have to find a place to sleep because it is so hot and I can’t SEE anything I have to take everything out of my fridge so it doesn’t spoil. What a truly terrible place to live. I called maintenance AND put in a request to no response like always...the leasing agent was not even at his office during normal business hours. Wow, honestly horrible. I regret ever signing this lease. Please don’t move in here you will have a new problem everyday.

I can’t get this property to return my messages. I’ve tried on Zillow, Trulia, email, and multiple phone calls. Now I’m reading these reviews, and YIKES! I understand they got new management but weeks of reaching out to response is telling of what I can expect if I signed a lease with them.

One word, Location! I have been at Pawnee a few months now and my experience has been amazing so far. I moved in at a time when the property was in the middle of an acquisition so I was unsure about the direction of the property. Come to find out the new management group is amazing and have a nice vision for the property. I am impressed with the help I have received in such a short amount of time. The property manager Cammi seems to have a welcoming personality and joyful spirit with the few encounters I have had with her. There’s nothing better than having a manager that fights for the residents. I think we’re in good hands.

This apartment complex has been inconsiderate and unhelpful throughout the 2+ years I’ve lived here. My car was towed without adequate notice while I was on vacation even though it was parked in a designated spot with a parking tag. Maintenance is incredibly slow to respond, if they even respond. My dishwasher has not worked since it was installed by management several months ago despite maintenance requests. Management provided me with a washer/dryer, but it was left sitting in my apartment without actually being installed for 4 weeks. Once it was installed and I could use it, I discovered it spins clothes so violently that it moved 2 feet over and unplugged itself. This happens every time I’ve used it. Construction workers entered my apartment numerous times without masks from March - July. Notices for construction and other apartment maintenance were often wildly incorrect; on one occasion, workers arrived 2 weeks after I was told they would arrive to fix my porch. While the windows and loft-style apartment looks nice, my power bill often exceeds $150/month and it is nearly impossible to cool off the second floor without turning the first floor into a walk-in refrigerator. Definitely would not recommend.

I’m giving this apartment complex two stars based on its location alone and proximity to great parks, bars/restaurants, and a grocery store. Now, the other three stars are gone for good reason. I’ll start by saying I lived at this apartment for a year before they had a big management change and started their “renovations”. The prior management/property owner was terrible beyond words and I lived with an obscene amount of black mold in my apartment for two years.No matter how many “renovations” are made, this property is in disrepair. It wasn’t built well from the beginning and literally every one of its 5 buildings has issues, mostly water damage from what I gathered from neighbors. The renovations being made now sure do LOOK nice, but certain elements fell apart within a couple of weeks and the quality is low. Not to mention the management company made no effort whatsoever to accommodate its tenants during Reno- I’ve never heard of completely gutting and renovating a property with so many tenants actively living there.Save yourself a headache and look somewhere else. Even if the issues we had are gone, there is a plethora of other things wrong with this property.

I love it here, now. The old landlord was horrible I never even met her when I signed my lease or got keys. The never fixed anything. We now have a new landlord who I have talked to and met in person. They are fixing everything and putting in new appliance and granite counters for everyone. It wasnt fun but it wasnt bad when they were fixing up my kitchen. It was worth it, everything is brand new and they fixed all the repairs the old landlord didnt.

This place has gotten worse with every change in management. The only five star review is of course from the property manager which is laughable. I haven’t had maintenance change my disgusting moldy air filter in over a year, the previous management refused to give me a copy of the lease to sign, and the new “renovations” are violating 48 hr maintenance notices and are very low quality especially for a 40% rent increase. The construction company even had to leave all of a sudden for an “indefinite” amount of time so my apartment currently has holes in the wall covered with tape, missing cabinets, and the remains of what they were going to install including a shower rail left in my apartment. I’m glad I’m leaving next month!...Edit 2/25: To Manager’s response: No you have not checked my air filter and I have a mind to post pictures of that and the disarray my apartment is in because you blatantly lied. The office either does not answer or my questions specifically about the air filter as well as many others is ignored. My maintenance request is still sitting unopened on your website. Is there even a maintenance team since y’all have taken over these apartments?Edit 2/26: While I appreciate my air filter FINALLY being changed after years. It should not have take multiple emails and request and a negative review to have simple maintenance done. In fact my filter was not changed until yesterday at 4:30 after I edited my review to say it had not been changed.Edi 3/10: They have finally finished the renovations if you can call them that. They painted the kitchen cabinets two different colors, removed the large light fixture and ceiling fan for a single track light meant for a hallway, installed a new (?) stove whose buttons barely work, did not completely patch up/paint the wall where new fixtures were installed, and to top it all off, instead of using money to fix the community laundry room and make it free, they installed a $1600 washer and dryer unit in each unit. These apartments were not built with that in mind so they cut a rudimentray hole in the wall between my tiny closet and the bathroom and put the unit on a carpeted floor whose foundation is falling apart. The floor is so warped and tilted, the washer bangs and spins around on the lowest setting. I would not be surprised if it eventually fell through the floor. The washer literally shook my whole apartment and after it was done the unit was facing backwards (see pictures). If you are looking for somewhere nice, save your money please.

People who work at SPM are doing 5 star reviews. They’re not tenants, or they’re not in the tenant groupme message. Danielle is the regional property manager. Check their website.SPM has a good reputation, but I’m sorry to say I don’t see that here at this complex. Maybe other properties, but definitely not at Pawnee.They have been “renovating” - which consists of: new appliances, cabinets, counters, and an all in one washer dryer. The renovations are not complete, and it’s been going on for 3 1/2 weeks and management says it will be another two weeks because the cabinets haven’t been ordered yet. THEY WONT OFFER ANY CONCESSIONS FOR OVER A MONTH AND A HALF OF RENOVATIONS. I think that’s absurd. I didn’t even ask for a number - they flat out said no, multiple times.My kitchen items are in my living room and have been for at least three and a half weeks. I had a window leak in my bedroom every time it rained. I was initially told I’d have to wait until they get to exterior renovations. A month later, they came and “fixed” it. I can’t tell that anything was done, but we will see the next heavy rain. Maybe they did, I just can’t tell.Personally, I think if you want to live at a place with HORRIBLE parking situation (no joke), updated appliances, overpriced rent, not even remotely energy efficient AC/Heat, gross pool, spotty maintenance and management - this is the place for you.

I was looking to be a resident here but not anymore. I’m from out of state and have called 3 times without any luck. I haven’t received a call back and it’s been over 24 hours. This place was my first choice but I don’t want to live anywhere that can’t answer the phone.
