Amazing energy from the staff as I walked into the door. really felt like home. Love the nature trails and walking paths on the property that over look the lake. I didnt see that at any of the competition. Great people, great prices, and amazing resident areas, I applied same day.

And fair rent prices!!!Inverness provides excellent customer service which makes happy residents. If you have concerns in your unit, they quickly performed maintenance requests. Ive been a resident for over two years and have a had a really good experience. The community is kept up well and my unit is plenty nice for me. Price is better than most other apartments in the area. Very convenient to food and shopping. Staff is a pleasure to deal with and very communicative. If youre looking for a place to live, this one is a pretty solid choice.
The office team is amazing, I found them on market place toured and did and application all in the same day. I truly would recommend them.
Great management company . I lived with this management company before for 5 years and they are wonderful. Office staff is so nice in helping people, they so understanding and actually care for their residents. I love this company . Maintenance is very polite, Property is well maintained, Dumpsters are well kept clean and just overall the community is peaceful. Love it here.
The office staff go above and beyond on any issues or concerns I may have. Every time I call or go into office their always smiling and willing to help. The location of the property is near shopping and schools. Since the new property management has taken over I seen a lot of changes and they are great. I love the fact that I am able to walk my little girl across the street to school. I give the location, staff and amenities all fives. Great place to call home!
Randall is absolutely the best leasing consultant Ive ever had. He answered every question I had and he was very nice and we had a lot of fun talking with everyone. We were a walk in and he was able to give us a tour as a walk in. Awesome service!
Great place to live, close to shopping, restaurants and easy access to highways. New management is renovating apartment at a competitive prices. The apartment have two pools, lake, gym, business center and walking trails. The staff is very informative and friendly.

I moved into 100 Inverness in May 2021 just as they changed management and I can honestly say it was one of the best decisions I made! I am not from Birmingham and was very hesitant to lease an apartment. It was my first time leasing an apartment/ living alone and I had a lot of hesitation. The amazing ladies in the leasing office made me feel welcome and supported from day one. They answered all of my questions with honesty and were so helpful. Even with all of the residents they still know me by name and truly care about residents.I started the process with the old management company. Honestly it seemed they did not have their things together and it was not a great experience, but as soon as SMP took over in May they have done nothing but make improvements. They started cleaning up the property, hold events, and communicating with residents consistently. My favorite part has been the addition of walking paths a covered areas close to the lake. Tucker and I love to walk the property and take in the beautiful view (check out our view) You would never know you are just 3 minutes from 280 and all it has to offer.With any apartment there are things that could be better but SMP is doing amazing things and addressing so many concerns. I truly cannot say enough good things about this location!

I’ve been living here for about 4 years now, when I first moved in the building’s staff and manager were completely different. I was able to see the transition between old and new management, and I say this, in all honesty, that Shawanna and her team has been working very hard and giving their best to improve every aspect of this apartment complex (and it shows). Also, I must give a special kudos to Tara. Tara knows her residents! Tara not only helps me out with any issues that I stumble across with my apartment but she has also been there to be a sounding board during my time living here as a law student, so much in fact, that she held my diploma for me until I returned from Montgomery during the bar exam. It goes without saying that Tara went above and beyond for me and I hope that God blesses her tremendously for being so kind and patient with her tenants.
Its a cute spot, I like the shopping areas nearby and Im glad I get to be a lot closer to my gym than I was before I moved out here. Office people are awesome and took care of me when I was transitioning from a pretty distant move. Im about it.
Being that I moved from out of state, this community did not disappoint! My apartment had been recently renovated and I absolutely love it! Its in close proximity to the pool too which was a huge plus for us.

I have been a resident for almost two years, and I will say that the new management have been quite helpful.
Staff was extremely helpful with getting our applications approved. There were several technical issues with the application process, but Shawanna Ziegler was super patient and kind and kept us updated on everything that was happening. They made the entire process a breeze. The office staff is very sweet and accommodating. We couldn’t ask for a better management team.
Awful place to live! They are definitely in with a towing company, they have them to tow cars and you have to pay an ungodly amount of CASH to get it back. I’m sure everyone gets their cut except for the people who pay an outrageous amount to live here and get their cars back. Uncaring!

I have been here almost 3 years and have absolutely loved this apartment until new management came a couple of months ago. They are horrible and all I see is fees fees fees since theyve been here
Worst apartment ever the company was bought out and now they want to charge me an additional months rent. They are thieves and are completely unprofessional rent at your own risk.
Probably the worst apartments in bham. Management sucks, pests, no discipline for breaking rules, trash constantly blanketing the property. Cheap(er) and easy to get into, but remember, you get what you pay for.
This property professional manner is below standards, rather than addressing drug dealing, residents harassing other tenants, water bugs and maintenance issues, other folks coming in from everywhere using the facilities, it is always some discord and mess. The complex was sold immediately and the ongoing problems seems to get worse and below standards!

I am a resident at 100 Inverness and have been for years. The team that is established at this Property is hard working and caring to their residents. The Property sits on Lake Heather, 110 Acre stocked-lake, 2 Pools, 24 hour gym, tennis court, BarkPark and Playground.

Such a great location and space for the price. For some of the floor plans, like mine, are more like a townhome which is so nice. Three levels so it feels even bigger! So far I am very pleased.
Since Moving here with me and my family back in 2019. There have been many changes.....Leslie the New Onsite Manager of 100 Inverness and Shawnee the Assistant Manager made sure that the whole complete floor was completed this time. Shawnee the Assistant Manager even came over to make sure that the work order was appropriately done and any additional work that needed to be done was approved and done accordingly..They worked effectively and made sure that the work was completed in a timely manner. Thank you Leslie and Shawnee for making sure that my home is safe for me and my family along with Bilal was the one who finished the kitchen cabinets making sure that every one was on board with completing this maintenance order and Jeff making sure that the closets were on track and didnt stop until completed along with things that mean alot to a resident. Jeff was very careful at taking care of things and went above and beyond after completion he wanted me to inspect before him leaving for me to make sure that it was done to my liking...Veneal also is very informative with any information that I have asked him for.. All of the administrative staff & regular staff along with the maintenance staff have true follow through.. they truly have raised the bar here at 100 Inverness.......Thank-you for keeping me and my family safe.

So far living at 100 Inverness apartments has been great. The view of Lake Heather is awesome and peaceful. My neighbors are nice. The office staff is the bomb Tara, Shawanna and Josette are so friendly, knowledgeable, and helpful.
Love it so far. Quiet neighborhood and well kept. My dog and I love the walking trails and all the trees here. Maintenance has been very helpful and prompt. Can’t wait for summer to hang at the pool. The office ladies are always so sweet and helpful.
Terrible management and corporate office. The only thing they want to do is take your money even for things that were damaged when you got there and with pictures to prove it. Non responsive if you have an issue. Only want to respond if its convenient for them. Charge ridiculous charges at the end of the lease. Definitely live somewhere else.
Despite all the negative reviews, which are probably not the offices fault, I have lived here for over a year with 0 problems from the property, residence, and office. All in all a great place to be.

I viewed the property on 2/11/2020 and as a future resident I am truly impressed with the property, staff, floor plans and amenities that they have. I had viewed several apartment homes that day but had made my final decision on where to live when Tara the leasing agent took me to view a one bedroom. I was elated and filled with so much joy to have finally found my new home. Tara was very professional and kind, she even congratulated me on my new work position as General Manager. Tara took her time with me, I didn’t feel rushed, she answered every question I ask and she gave me detail answers. Tara explain the floor plans, price quote and property very well. I will highly recommend any and everyone that I meet who is looking for a apartment home to choose this property and to ask for Tara upon their arrival. Thanks Tara for all your help, for you have earned a pay raise do to your work ethic and performance. Thanks to the Property Manager for giving her an opportunity to work for your apartment community.
They provided me nice customer service until I asked one of the ladies in the office for more information about how they calculate income. She proceeded to give me an attitude. Then apologized for giving me an attitude and gave me more attitude. I was really excited about this apartment complex but I refuse to be insulted. Also she thought it was okay to state that her and her coworkers are educated and have degrees assuming that I’m not educated or have a degree as well. I’ve never been more disrespected my life by an apartment complex. I will definitely tell everyone I know and my social media not live at this complex.
I would say that my experience renting here has been anything but pleasant. First I would like to point out that this apartment motto of choose your apartment home is false because when i was looking for a apartment at the end of September, i found a apartment that i liked and was a reasonable price and the application was approved and the fee needed to secure the apartment was made, so i was like great! Put in my two months notice in my old apartment and was prepared to moved in on the 1st of December. Then on November 20th i was told that some glitch happen and my application was closed and i lost the apartment. I was confused and pretty piss but they found me another one but i could not view it until the day when i moved in. That seem pretty short notice and insist that i just had the old one that i was guarantee and they said that would not be possible because they would have to do a new application. (but later found out that they gave my apartment away to someone else that is living there now...) Now when i saw the apartment i was not pleased to know that it was a bottom floor and that that last one was a top one and i specially asked for a top floor apartment but my choices was to either take the apartment or lose my 210 dollars that i invested in the apartment and hope that i could find another apartment in 17 days (that is when my old apartment lease ends) so i took the one that would most likely not leave me homeless. The first night were a nightmare because my upstairs neighbors dont walk... they stomp around and i know this because how can your walking be louder than the upstairs washing machine and dryer!!! I confront them twice about this, but when nothing changed, i went to the leasing office and told them about the noise three time and told me to do the following steps such as calling the cops and then they will step in. So they was call by the police twice and then after jumping through their hoops, they said they cant do nothing because stomping during the quiet time (10:00pm to 8:00am) cant be helped. So i ask if we can move to a new unit and they refused to because a noisy neighbors is not enough reason to moved to another unit and i had to complete 60 percent of my lease before i could even think about moving. If i had the money to break the lease and move, i would do that in a heartbreak. The apartment and neighborhood isnt bad; it is the way that it is manage that made me give it one star.
I moved into my new apartment this past weekend, but have been working with the 100 Inverness team since February. Everyone I’ve had the pleasure of speaking with has been so helpful. I’ve mainly worked with Angela and Shawanna, and they have made the whole process very stress-free. I love my unit and they took care of any pressing maintenance, even in the wake of this pandemic. As a property manager myself I understand what goes into ensuring every tenant is a satisfied tenant, and these two have excelled in that. I’m looking forward to a great experience at this complex.
Leslie is an awesome addition as community manager to this beautiful property. I am a longtime vendor for 100 Inverness and Leslie has done an amazing job processing invoices and paying bills in a timely manner. She is always super quick to respond and has a great attitude!
I was here for 15 months and was constantly charged random fees. Work orders were either not handled or they took an extensive amount of time to get taken care of. The pool and other amenities were not kept up nor were the pools open AT ALL last summer and apparently that’s been going on for a few years now. The fees and deposits DO NOT go towards any “damages” to the unit but that’s “all in fine print in your contract.” My family lived four apartments down and left last year and were charged astronomical amounts. Neighbors and previous tenants have made complaints as well in these matters. I’ve already been charged an excessive amount of money for move out fees and now, two weeks after I’ve moved, I’m being charged another $2,000 dollars for “damages”. There is one piece of trim on a door that needs to be replaced and one piece of carpet that has a 6” stain from a toddler. Aside from this the apartment was in good condition. I’ve heard about a ton of horror stories about this apartment and didn’t listen, especially about being reprimanded after move out. They’ve gone through two sets of management in the short time I was there and yet no changes seem to have been made in order to maintaining costumer satisfaction. I will not recommend this place for anyone.

Just signed our lease here, hopefully it will be a good experience. So far it has been fine, though the application process did have a few extra requirements for pets than I am accustomed to. The office staff are all extremely polite and helpful. A portion of the fence on our patio was rotted and falling apart. The other portion looked recently replaced. We put in a work order for it, so hopefully it will be replaced soon. The interiors seem decent, though I assume the renovated units see some more TLC than the lower cost unrenovated ones.
My family has lived here 7 months and it’s been a good place to live. Our neighbors are nice and do not make any noise. We have had a few things in our apartment that have needed to be fixed by maintenance.

Ive lived at 100 Inverness for two years and Ive really enjoyed most of my experience here. 100 Inverness is in a great location right off highway 280 (even though there is a lot of traffic). Despite somewhat dated interiors, the one-bedroom apartments are very spacious — the perfect size for one to two people and a furry friend (or two!). While I had some maintenance issues when I moved in, they were resolved pretty quickly.The leasing and maintenance staff are always friendly and attentive. They keep dog and cat treats in the leasing office for visitors. The dog park could use some work, but there are plenty of sidewalks for walks (and the complex is right down the road from Veterans Park).My biggest issue with the complex is the exorbitant amount that rent increases with each lease renewal (despite it being well over what a new resident would pay), which is no fault of the specific complex or staff, but of the management company that owns it.
I’ve been working at 100 Inverness for several years as a contractor. The difference I’ve seen over the last few months has been huge since Leslie and Shawana have take over in the roles of property manager and assistant manager. They and their support staff have really turned things around for the better. They are all very professional and go above and beyond to make their community a great place to live

This community is safe and friendly. You never meet someone who is not willing to say hello or allow your dogs to play with theirs. Staff is great and it’s always getting fixed to make it a great place for new renters.
My company has be doing work for 100 Inverness for the last several years and I have notice a huge POSTIVE change in the Management of this Property. Leslie and her staff have done and excellent job of getting invoices paid and creating a new vision of excellence for this property. I really appreciate all their hard work.
The staff here has been very helpful with moving me in! Everyone I talked to answered all questions I had and did everything they could to help me; especially April and Nick! Nick helped me on several occasions and April was very patient and friendly on my move-in day, she made sure I was completely happy with my apartment and the complex and really took her time to make me feel at home here! The staff was super awesome during this process!!
Went into the office last week with my kids and the staff was so friendly! We met Leslie, Shawanna and Tara while we were in the office. Tara really stood out as very friendly and great with the kids. While we were waiting, she was teaching my youngest how best to lease apartments and provide excellent customer service! The office was very nice and the deck was a great place for the kids to be entertained.
Everything about our experience was great. Especially Anja she is amazing. Any problems, questions, or concerns she was beyond helpful. She made it one of the best experiences we ever had. Dont let her go.

The location is great, the floorplan is great, the view is nice. Unfortunately, this property has changed ownership in the last 4 years and since then the property management and maintenance has turned over many, many times. This makes it difficult to build a relationship with the staff, to get maintenance requests addressed and for there to be any consistency in quality.
We tried applying here two days ago for our daughter who is a UAB student. The whole process was stressful. The office staff is not organized and the office manager, AJ, is very rude. We ended up paying two application fees because of the miscommunication. We are thankful that we found a two bedroom for the price they are charging for their one bedroom and this office manager was professional and handled everything down to making sure we only paid one application fee for her and me, her guarantor. If you apply here, dont listen to what they will tell you. We are out 120.00 but glad to be done with the headache of dealing with how they handle their applicants and what they tell you verses what they will do.

At first I had a ton of issues due to work orders but that problem was solved when Tracy left. She was a terrible procrastinator and blamed others when she didn’t get the job done. Her communication was terrible and that a understatement. Literally since she walked out the door I have been extremely satisfied. Communication is great with the office and work orders get taken care off. Maintenance gets better by the day and Anja Sellers makes you feel so welcomed. She was honestly a big part of me moving in and still to this day if anything changes she’s always so helpful. Always good to have service with a smile. Some things can be better but nothing’s perfect. In all it’s a good place to live and it’s a very safe area.
As a Supplier partner of 100 Inverness, I work closely with Leslie (Property Manager) and Jason (Maintenance Supervisor) and they are awesome! Always extremely professional and timely in their response. It is obvious that they care about their residents and community. My experience with the entire maintenance staff has always been top notch. Rudi, Jeff, Brian, and Veneal seem to take a lot of pride in their jobs and keeping their community clean and up to date.
This place is awesome, and their staff is out of this world! Especially Brooke Davidson, she does such a wonderful job handling anything you need and is so attentive I can’t say enough positive things about my experience with her! Highly recommend!!

Leslie the manager and Shawanna the assistant manager run a very tight ship. They are detailed oriented and want what’s best for the residents and the property and aren’t scared to lead by example. Bilal is an experienced service manager with a great attitude, this means a lot when you need something and he is willing to stop what he’s doing to help you. My experience has been nothing but professional and respectful with any of these three people at all times.
Please consider moving somewhere else. For off my apartment was not even ready on my move in date so they rushed someone in to clean, floor were still wet and was not cleaned well. Maintenance was horrible. I was there 11 months and there were still things in my apartment that were never fixed. They lied and stated new changes were coming. Pool was pretty much never open all summer. Staff is forever change there were at least 3 different property managers in my short stay. All they do is make excuses. I had put in my notice but then decided to stay, my renewal offer did not expire until June 30th but they came back with a new renewal that was almost and $150 more. The apartment was definitely not worth $900 a month and I didnt even have a washer and dryer hook up. So I was stuck paying 1 month to month which is $300 in addition to rent. I turned my apartment in cleaner than I received it and they still took $150 of my deposit. Please beware do not buy into the lies they tell.

We look forward to speaking with you soon and thank you for being a valued resident!They dont care if anything gets fixed, and they certainly dont look to exceed any expectations.I have put in several work orders regarding screens, hanging lightfixtures, showers that are painted, dirty air filters, the list goes on and on and they come and do one thing and then say they will be back to fix the rest.Honestly I dont blame the maintenance guys. There may be two of them and they obviously dont care to hire more. This is a management problem.They dont even fix the AC in the gym that has been broke for 6 months, and they still tell people it is air conditioned when they move in.They show you a model unit that has ACTUAL hardwood floors and granite counter tops, and tell you that is what is in every unit. Its laminate floors and crappy counter tops with sinks that arent properly installed.I even have a neighbor that had an animal stuck in there wall that has died and nothing was done about it. Its now sitting there to rot and the apartment smells because of it.
I am writing this review to show how unprofessional and UNORGANIZED this apartment staff is. They constantly lie about rates, promotions, and requirements of deposits. They are horrible about returning calls and emails pertaining applications. People in the office were telling different rates and quotes and seemed a bit scammy. This has now forced my sister to restart her apartment search due to the lack of professionalism and uncertainty provided by this staff. SAVE your TIME AND search ELSEWHERE.
