I cant begin to say how pleased I am with waterhouse. The staff is absolutely amazing and have been incredibly helpful with the few issues we had. I also think the maintenance team is great and we never wait longer than a day or two before they get to repairs. When we had covid they brought our packages to us too which we thought was so sweet.I love the luxor system, the valet trash service, and they layout of the apartment feels closer to a townhome. Overall the people who work at waterhouse do a really great job! We are so impressed :)

You will need to sign a non-smoking agreement when you move here... Unfortunately, this property does not enforce that policy. A lot of the neighbors smoke here and do so next to the buildings. I have contacted management and nothing has been done. You are unable to open the windows due to the smoke. If smoke doesnt bother you, the place is okay.

Okay so my boyfriend and I recently moved in here with our 1 year old son and our dog and cat. Since being here Ive seen alot of kids around my son age so hopefully he can make friends and parents our age which is just as great so hopefully we make friends too.My only con for this place is that the convenience fee for paying online rent is way overpriced. We wanted to keep rent under $1500 and even with the pet rent it was still under $1500 but with the convenience fee it brings it over $1,500 and I hate to know that my money is being wasted on the convenience fee. So I would definitely consider lowering that amount.Other than that its been great.

Well start with the good. Maintenance staff were always friendly to us and our pets. The grounds were kept nice, most of the time, cant fault them for owners who didnt pick up after their dogs.We moved in when the Covid lock-down started, the gym and swimming pools were part of the reason why we chose this place, and we understand for health reasons we could not use them. But there were no discounts of any kind even though, these amenities are wrapped up in the rent. Amenities we werent allowed to use.Our biggest issue, was the lay out of the apartments, we loved that they were not cookie cutter designs. However, actually living there was frustrating. There simply was not enough room for all of our things, and we dont have a lot. The kitchen had four, (FOUR!) drawers for our utensils and tupperware. The layout of the kitchen cabinets, was so asinine that when I opened the one above the stove, I could reach around the opened cabinet door to get the item, because I wasnt tall enough. Im 51, my partner is 510, the both of us did not have enough space in the kitchen to cook together, or even open the fridge door without forcing one of us out.The faucet in the kitchen did not go past the half way point of the sink, this meant that anything on the left side of the sink did not get any water. But it wasnt a real issue, for them to come out and fix it during Covid, which we understand, but the problem is it never got fixed. The toilets sucked, sometimes not everything got flushed, but because it wasnt actively clogged or over flowing. It wasnt a problem. Again, Covid. Then theres forcing us to us Valet Trash, and the multiple times it didnt get picked up. The having to walk our trash and recycling to the bins all the way at the end of our complex. Yes, VT will pick up the recycling too, but you have to make sure theyre in clear or green bags. Okay, where are we suppose to get these bags? Can we use just any bags? What if they dont fit into the small, not ergonomically design trash bins we were given? Because according to the notices sent out, the trash should be in the bins.Speaking of trash and VT, why were we charged twice for trash? There would be a valet service and a trash service included in my monthly invoice.I understand, at this point Im being very nit-picky, but we literally paid tens of thousands of dollars for mediocre. Like one of the other posting had stated, over paying for the quality of housing. Anyway, learn from our mistake and frustration, you can do better!Edit: Thanks for the reply Mr. Wannamaker. At best this was damage control, at worst its disingenuous. Realistically what would reaching out to you change? We couldnt even get a discount during a global pandemic, for not using the amenities, while at Waterhouse. What would talking to the manager of our former apartment accomplish? Please, lets not pretend these investment firms, using management companies, over-charging for meh, care what former renters think.

Stay away at all costs, literally. PLEASE read this full review before renting here. Its long but you will thank me.Lets start with the good. Its a beautiful location surrounded by trees and trails. Fred Meyer is a 5 minutes walk away for groceries, theres a nice pool and hot tub as well a BBQ grill and seating area. Theres a lovely creek that runs through the middle and is always populated with ducks and squirrels. The kitchen has stainless steel appliances and a wall mounted microwave. However, the kitchen is so incredibly small that you cannot have 2 people in there at once. The refrigerator also doesnt open all the way because theres a wall obstructing it.Thats about where the good things end.Heres the bad.The gym is full of ancient equipment that will rip the skin off your hands if lifting more than moderate weight. The machines are constantly breaking down and take awhile to get repaired. Everything squeaks. Theres a tiny trashcan for used wet wipes that is always full.Ill get straight to the worst parts. The rules they have in place for your patio are insane. If there happens to be a single item they dont like on your patio they will repeatedly send you passive aggressive emails until you remove them. Keep in mind theyre worried about the visuals of the place, except you cant actually see anything except a small 3 inch sliver at the bottom of the patio that faces a busy street, with a brick wall taller than you can see over. Ive included a picture they took telling us to remove items. Can you see anything? If you can, is it so visibly horrible to your eyes that it needs to be removed? 7 months of the year its covered by trees by the way.Now the hidden costs. Ill include a screenshot of every charge. We didnt get back a cent of our deposit despite spending 3 full days scrubbing the place spotless. Ive included pictures of everything because we knew they would charge us and needed evidence. We OWE $480 for 4 hours of painting, medium cleaning despite cleaning ourselves thoroughly, and for carpet cleaning. Sure, theres some worn spots and small stains, I just dont think it warranted that much. The only real damage we caused was some hot sauce that leaked into an unreachable crevice in the refrigerator that could be cleaned by removing the glass partition which we didnt want to remove because it was glued there. We fully accept that was our fault and expect to pay for it. We accept that there are parts of the carpet that were worn, specifically where I had my standing desk set up. Again, easily fixable, certainly not $400 worth of repairs. The rest we cleaned meticulously. Ill also add that our shower didnt drain very well when we first moved in and I took the drain apart to clear out a hamster sized ball of hair from it. Something that should have been cleared out by the cleaning company they are paying so generously. Then we go onto the valet trash service. This is a service that picks up your trash from your door Sunday through Thursday, not picking up on Friday or Saturday. Keep in mind this is another $25 a month that is mandatory to have. There are 2 days in a row where they dont pick up your trash. If you have more than 2 people living there, your trash accumulates quickly and overflows after 2 days. Theres no reason why they should not space out the non-pickup days, no pick up on Tuesday and Thursday for example. Picking two weekend days to not pick up is ludicrous. This valet trash service also failed to pick up our trash multiple times in our renting period, for which, you guessed it, we got angry emails telling us not to put our trash out between 9am and 7pm.Im reaching the character limit and cant type more. Find somewhere else unless you want to follow incredibly strict rules and get penalized with massive cleaning fees and owe more than your deposit no matter how well you clean up.Stay. Away.

My husband and I lived at Waterhouse for 2 years, and just recently moved out because we bought a house. We absolutely loved living there and there are definitely aspects we miss about it. Rent is expensive anywhere you go, but we felt that Waterhouse was very reasonable, especially for what we got. The Waterhouse apartments are very clean and well-kept inside out. They do an amazing job keeping up with the grounds and it’s beautiful year-round (see attached pictures). The complex is generally very quiet and homey. We didn’t have many maintenance requests, because things were in good shape to begin with. When we did have maintenance requests, they were fixed within a couple days. The maintenance staff really knows what they are doing. They were clean and courteous in our home. They are more than willing to explain problems if you’re wondering, or leave you alone and fix things up.The staff in general is very kind and helpful. They are all top notch! They always say hi or wave when they see residents. We rented out the clubhouse for our wedding rehearsal dinner and it was perfect. The staff let us come a little early to set up, and they helped move things out of the way to avoid damage. When we moved out, they were very up front with us about the process and what costs we could expect, and they stuck to what they said. They were quite generous when evaluating these, and they actually charged less than we were expecting. In general, the location is great. It’s right next to Fred Meyer, which makes it easy to walk to the store. There are tons of nice paths in the backyard, cute ducklings, and a playground for kids. It’s also right across the street from the rec center. It’s right off the freeway, and very close to many great restaurants and shopping centers. We have nothing but good things to say about Waterhouse, and would highly recommend it. If it wasn’t for upgrading to a house, we would still be living there.

I lived in Waterhouse Place Apartments for 1 year. The leasing and move-in process was very easy and the staff was quick to respond via email. The apartments are very old and windows single pain so they sweat and get black mold which requires cleaning weekly. The longer I lived at Waterhouse the more I realized the lack of attention to detail. Our temperature sensor for the baseboard heating was painted over, lack of baseboard molding so the carpet corners would raise up or snag easily, cheap paint over chipped wood cabinets in the bathrooms and kitchens, every single toilet paper roll was loose or too tight so the roll wouldnt spin or it would just fall off, missing towel racks, and there was a leaking gutter right outside our door that the apartment complex couldnt get to as they had other things to take care of.Dont go to the apartment gym, it is absolutely disgusting and covered in brown sweat stained marks. Equipment feels like it is going to break and hurt someone. When we moved in we had dumpsters throughout the complex, these were all closed except for 2 which caused us to walk the length of the large complex to throw away our trash.Parking is awful and you WILL get towed if you dont have a parking pass or guest pass. I often found myself parking in the neighborhood nearby due to lack of spots.I received notices from the apartment staff for a childrens plastic planter sitting on my rear balcony, they stated how it could fall and hurt someone or a car, which there are no cars back there. The garbage pick up service would skip my apartment constantly so I would then get notices of left out trash. The pools are very nice and large but at the end of the season they stopped maintaining the pool so it turned a very disgusting green haze.Dog waist is a huge problem here with no one cleaning up after their pets due to the dog bag dispensers always being empty. I found razorblades scattered around my apartment building from other peoples carpet replacement. The complex started requesting animals no longer went to the bathroom in the grass and instead moved to the small dirt patches around the complex so the grass can stay green.Upon move out I was asked to pay for my apartments entire carpet replacement due to pet damage throughout the home, which is true for the downstairs but not the upstairs as we had a baby gate the whole lease term. Flawless carpet up stairs. They assumed the whole place was soiled and I am still fighting them on this one.So the question comes to would I recommend Waterhouse Place to any of my friends? I would still say yes. They have a ton of issues but what complex doesnt. The apartments are very expensive but you are paying for the surrounding area and schools, not the complex itself. Know this before you sign on with them. Every neighbor I talked to has black mold, poor craftsmanship on the apartment, and hates how much the staff pesters them. But with all this said, I have lived in worst places.

In general, the apartment is nice, its a great location and the staff arent rude. But weve been here a couple of years now and struggled to get responses to maintenance request and front office response. Our downstairs bathroom hasnt worked fully for the majority of our two years here. We put in maintenance requests, we get told theyre clearing them while they wait for parts or that theyll come out again. And then were forgotten. Most recently, we wanted to move to a month-to-month rate, considering nobody knows what prices will look like in a few months from now. We started asking a month ago, continually calling and asking to be called back, only to be left unheard. You cant do this to people. We have to have some semblance of control over our living situation. Were still able to pay rent and were considering leaving because our faith in the company is plummeting. I know theres a pandemic, but a months worth of patience is more than enough when our established lease is nearly up. It feels like theyre trying to force our hand by not giving us time to pursue other options. As our correctly relationship stands, I wouldnt recommend this place to anyone in my life. I wouldnt want others strung along like weve been.Edit: Weve managed to work out a leasing agreement before the current lease ended. Im glad its been resolved, but the fact remains that weve had a really hard time getting a response.

The 5 star reviews are all so obviously fake. The staff is absolutely despicable! Without all the fake reviews this place would have the one star rating they truly deserve. And if they have to deceive you with fake reviews just to trick you into moving in then just imagine what a loooong miserable year it will be living here.Good luck parking, and even more luck if you need handicap parking. You have to park out on the street after 7pm. If you dont park far enough down the street, past the intersection, you get ticketed. Im a disabled veteran. At the time, I underwent my 3rd back surgery and was waiting for a hip replacement. I had to hang up my own handicapped parking sign because there is not one handicap parking space on the north side of the complex.$270 is the towing bill when you get towed by thier towing buddies. That happened when I had to park illegally to unload groceries. What a great way to treat disabled people. The management was asked to deal with our mold problem and blew it off for months, along with other maintenance requests. Toxic black mold was growing in the walls and around the windows. We were moved to another Waterhouse apartment in another building which also had toxic mold. Now, I have brain damage from mold poisoning and my medical bills are already in the thousands. In the end, we were evicted by the staff thats so friendly and accommodating

The walls are not paper thin, it was always very peaceful. The units themselves were always kept up nicely... I transferred three different times during my stay here. All of them were perfect. Ok, here I am again 8/20. Where do I start. The aunt issue was disgusting, the mold in the windows was unbearable (along with the aunts). The lack of sympathy and communication with the management was terrible. I would send a follow up email at 2:30pm on a Friday to have the aunt issue figured out or traps or to be sprayed, but I get a bounce back email from management that they are out of office until Monday. Which has happened multiple times, when it says they are in office til 6:00 Pm. All that aside, we couldn’t use our kitchen and had to throw things out. It’s an old property.. so why don’t they update some things to prevent this from happening. I could go on. But there’s my second piece.I currently live here, and we’ve moved into a different unit at the beginning of March, and had quite a list of maintenance requests. We sent an email a week after, and have sent a second one since, and still no response on the email or maintenance requests. We have screens missing, doors are basically stuck because so much paint has been painted on them, garbage disposal isn’t working and sink gets backed up, towel racks fall off the wall, and other things. I understand Covid-19 circumstances, but it has been 3 months and a response would be nice. The pool and gym have also been closed for a few months as well, so I think we should be getting a discount on our rent since we are paying for those amenities that we cannot use. If I could get at least an email response we back, that would be nice. Other than that, the units and staff are nice.

My third night here my car was towed because my permit fell off my rear view mirror, and the staff was less than friendly and understanding about this matter. Valet trash is a fantastic service that I am quite familiar with, but there is trash and trashcans outside of apartment doors at all times. When we moved in, the apartment wasnt ready for us. Carpet was (still is) missing from the closets, the deck is absolutely filthy, the faucets are leaking, and the bathtub completely fills while taking a shower, and the shelves in the kitchen cabinets werent secure and broke while I was putting away dishes. I was hoping to get these issues resolved before we had completely moved in, but that didnt happen. With that being said, we really like the apartment, and the grounds are beautiful. We were also offered a veteran move in discount which was also lovely, as well as the option to choose accent wall colors. There were several maintenance issues when we moved in, some of which still hadnt been fixed by the time we moved out, despite asking several times. The unit also didnt match the layout we were given. I know units are guaranteed to match exactly, but this was way off. After this apartment, sight unseen is going to be a deal breaker for me. After living there a year, with no complaints and paying rent on time every month, our rent was going to increase from $1225 a month to $1455, which was not worth it for my commute into Portland. And forget about getting your security deposit back. We were charged $300 for FILLING the nail holes. $300! I imagine it would have been $300 had we not filled the nail holes. Overall, every other apartment I have ever had has been better. This place is not worth it for the price.

Aaron, Dani and Bryan are always there to help! I didnt have any problem moving in. The package locker room is a great system, allowing me to pick up small-medium sized packages 24x7. The only concern I have at the place is of guest parking as I have to get guest passes from the office, which makes it a little difficult when I have guests over in the evening when the office is closed. But I am sure Aaron and the staff are trying their best to work around this problem. Other than this everything is perfect here!!

Ive lived here almost a year and a half and Im very pleased with the entire apartment complex. The grounds are well-kept and the neighborhood feels safe enough for me to walk to the stores next door at night. I dont have a dog, but I appreciate that there are no limits on how big your dog is here. There are really some beautiful dogs in the community. All maintenance issues have been fixed quickly and the staff have all gone out of their way to be friendly. On the grounds, maintenance always takes the time to smile and say hello. In the office, the staff have been amazing! Sarah and Lisa have been here since I moved in and they are both incredibly friendly and have gone out of their way to make me feel prioritized as a resident. Lisa, in particular, has made me feel very comfortable and appreciated here. She knew my address before I did and has an incredibly helpful, caring attitude. Destiny, who just started, seems to fit right in. She went out of her way to update me on the recent changes and has that same helpful, caring attitude that sets this place apart. The Christmas tree that Destiny just gave me because they had a few just laying around, did nothing but make me appreciate my apartment home that much more. The only downside I see is that if you dont rent a carport, parking can be a pain. The upside of renting a carport is the staff are great about updating you on moving to the closest spot to your apartment. I park about 15 feet from my front door.

I normally do not leave reviews on places. Frankly, because most places don’t merit the review. I was always taught if you don’t have anything nice to say don’t say a word. Waterhouse Place and it’s Staff have made my transition to Beaverton, so welcoming and pleasant.Everyone from the front desk to the maintenance team have surpassed every single one of my expectations. Sequoia needs to give this complex and its staff a raise.

Excellent location, right across the street from a recreation complex, nice park and pond to walk your dogs behind the property, and Fred Meyer is a block away. 26 on ramp very close if you are commuting. Apartments were dated but well maintained and clean when I moved in. Parking is at a premium though not much of an issue for me because I worked an early shift.

Waterhouse Place has been a real home for me and my husband. Its been a home for me before as well, so Id like to think I know the grounds and the community pretty well. We moved here from out of state, and from traveling the country full time in our RV so we didnt have much and we were sort of a mess of craziness. LOL The staff was incredibly supportive and helpful with getting us settled. We even switched layouts after a week of staying in our apartment and figuring out it just wasnt going to work for us. The grounds are beautiful and the pools are sparkling clean. Packages are delivered safely to lockers. The gym is nice but rumor has it there will be NEW gym stuff soon! We are proud to live here, and have guests over. Come visit Waterhouse Place! Its a pretty great place to live.

We moved from Texas and had never rented an apartment sight unseen before, Aaron made this the best experience of the whole moving process. From the beginning, he was polite, very responsive and informative. He did everything he said he would and went above and beyond as far as hospitality and service is concerned. We couldnt be happier with the condition and layout of the actual unit and complex. It is modern and has been well maintained as have the grounds. The on site gym is clean and has great equipment. The location is perfect, very close to grocery and mass transit.Everyone on this staff needs a raise and a trip to the Caribbean if you ask me lol!

Buildings are drafty and walls are thin. I can constantly hear the neighbors in the apartment next to me walking up stairs or unlocking the door. There is virtually no parking. Trying to find a place to park close to your unit is impossible, unless you get onto a waiting list to pay for a spot - which is an additional 50$ a month. Floor plans on website misleading, and houses feel very small by design. Also patio is not big enough to put a chair on.My bedroom window faces the road. Walls and windows are so thin that you can hear cars passing by so loudly you could swear you were sleeping in the middle of the street. Cannot sleep without bathroom fan on to cancel out noise. This apartment complex is overpriced for the quality of housing provided. I would recommend seriously looking at other nearby places as there are several. We moved from out of state and feel as though we received a bait and switch.

Weve lived here going on two years now. Its been pleasant. The staff are always friendly, the grounds are well kept, and they answer promptly to maintenance requests. The neighbors keep to themselves but in the Summertime if you live near the pool, noise can sometimes be an issue. Other issues weve had... Finding parking can be difficult (thats why we are renting a garage), there is a trash valet service that isnt really that much convenient (plus dont even forget your trash can outside all day, you will get a nasty gram or worse be wrongfully accused that you left your can out), some dog owners do not clean up after their dogs, and lastly, the property isnt well lit (theres been some car break-ins).

The staff is extremely friendly and very fair with deposits. The workout room and community room are spotless and I really enjoy the free coffee/tea while visiting with the staff. The staff makes an effort to reach out to the residents often by hosting meals and events often. The pool and hot tub area is nice and well maintained ! If we had one thing to complain about it would be the kitchen size. The layout made it hard to move around if more than one person was cooking. Theres a hot tub at one too thats open year round, people were even sitting in it when it snowed last week:] people here are friendly and respectful of their neighbors space. Dogs are allowed, most kinds and sizes. Theres poop stations so people can clean up after their pup. The apartment is a good size.. I actually have the biggest patio on the property and its great for bbqs. I even had my baby shower in the courtyard area behind my apartment, its so beautiful and I got no complaints. Im telling you, this is the best deal in Beaverton. For the price, location, and quality, you wont find anything better. The unit we were in was a 2 BR 2.5 BA townhouse style unit, and was enough room for our family. I also worked from home, and was able to use an extra room on the first floor as an office. If I didnt want to work from my office, I just walked down to the beautiful leasing office, and soaked up some of the wifi down there. The location is fabulous, and within walking distance to a shopping center which includes a Fred Meyer, and Tualitin rec center is right across the street. We were a little nervous about being on a pretty busy street, but our unit was on the inside of the property, and was very quiet and serene. There is a small park and walking trail behind the property, and wild blackberries grow on the trail. We always had a lot to do with our 2 young children. The property management throws events every other month or so, so you do get to feel a strong sense of community, which we really loved. The grounds are very well maintained, and there are lots of amenities. Hello, Trash Valet! Finally, the best part about this place is the staff. The office team and maintenance staff consistently go above and beyond; offering individualized solutions to your needs, and the maintenance is fast and efficient. We had no complaints while living here. Anything that came up that I could even point out as a potential grievance, was always addressed by the office staff very quickly, and resolved in our favor. If we werent relocating out of state, we wouldnt leave.

Waterhouse Place never felt like home to us. Its an expensive hotel with a very corporate feel. The constant intrusion into our lives and reminders of our rules and regulations is never a homey atmosphere. They were constantly working, blowing, etc. Often as an inconvenience to renters. Noise from 158th street, constant sirens, large trucks emptying the dumpsters at 5:30 or 6 in the morning, people talking. Monday morning parking lot blowing and lawn mowing starts at 8 am almost all year it seems. Even holidays. Winter was somewhat amusing, they can find 10 guys to blow a few leafs off the sidewalks and roadway`s in the dead of winter, but the complex cannot remove the snow and ice till it basically melts on its own. Maintenance is great, but I feel understaffed. Its also a very intrusive complex. They constantly wanted in the apartment for something, and many times they never even showed up (or you have to call them to ask where they are). If you have animals, you must make arrangements (and hope they show up and not waste your time which really means you lose a days pay). I should note, some of these inconveniences are done by outside contractors, and given access to your apartment through the complex. I came home one day to find our garage door open and no one around. It seemed like every 4 or 5 months the complex needed in for one reason or another. It became very annoying. Prepare for yearly rent increases. Ours went up over a Hundred dollars this past time.Like most other apartments in the area, its priced too high for what you get. It was called a 2 bedroom 2 bath, but is really only 1 and 1/2 baths. I also believe the advertised square footage may also have included our garage The kitchen is small. Logistically no thought was put into its design. Very little storage in the unit. The area outside is smokers delight. We constantly had smoke from the outside coming inside from smokers right outside the windows. Only certain items allowed on a deck, but I could put a satellite dish there if I wanted, go figure. Love to rent space I cannot use. No personalizing outside. The washer/dryer is small . Our appliances were fairly new and full size. Overall the apartment was nice. They also allow 2 pets too (for a monthly fee). The parcel storage lockers were a great addition to the complex as there was some crime around. There are also many amenities such as pools, fitness room (which of course you help pay for). Centrally located too, which is a plus, but traffic is very heavy at times and people drive way to fast. One of my pet peeves, were roofing tacks and construction nails outside all the time in the two years we were there. Every time it rained the nails showed up, and like other items/complaints we had, it was brought to managements attention. Lets just say upper management is very skilled at pacifying and side stepping complaints. We also had a constant barking dog next door that took far too long to resolve. The walls are thin here, you can hear everything. Pay for a dedicated parking space. Our electric bill was high (electric heat) about the same as a larger house we rented. Water, sewer and trash are formulated and part communal. I will add we did get a majority of our deposit back (less some utility billing that is a month or two behind as you rent, carpet clean etc) and we had a dog and cat. There it is, take it with a grain of salt.

We moved in this past January, and have been pleased with out townhouse, the property itself and the staff. They are all helpful and friendly, and go the extra mile when it’s needed. The property is 30 years old, but in great shape following a full renovation a few years ago from what the staff has told me. The landscaping does not look 30 years old, but is well kept with tall trees, bushes, lawns and flowers all over; they even decorate the pool area with colorful flowers.Waterhouse Creek runs right through the property, and is home to dozens of ducklings born this spring. A nearby park and paths that go into the property adds to the feeling of living out of the city, at least in the building we are in, and other buildings away from 158th. The traffic along 158th usually dies down around 7 or 8 pm.Fred Meyer is only a five minute walk away, and public transit (bus #67) has two stops next to the property in each direction. Walking to MAX, light rail, takes 10-15 minutes if you don’t want to take the bus to the Merlo MAX platform.Parking is OK, with garages and car ports available. Noise from neighboring apartments is minimal, and we seldom hear anything from either one of our two neighbors. There are a lot of dogs on the property, ours included. People are, for the most part, good about picking up after their pooches. The property has several “doggie trash cans” with free baggies. We love living here. Where else in the Portland area can you find a place in a city, but not notice you are indeed in the middle of it?Highly recommend this place. It’s an attractive, cozy property.

But I have serious pet-peeves when it comes to pathetic management. Im currently residing in a community that suffers from the same complications Im reading on here.I surely wouldnt want to leave to what I felt was a better situation only to find myself stuck like the many of you who have faced this.***NOTE TO WATER HOUSE MANAGEMENT -Now would be a great time to listen to your tenents, more can come from legitimate management. Its no different than managing that of a restaurant or in some cases fast food restaurants. If you want good employees/TENANTS, You need to learn to put out. If you are not giving 100 -110% of your customer service to the people who pay into you, that you jeopardize your business your equality and most important you jeopardize your tenant/landlord relationship resulting in disrespect and lack of tenant assistance when rectifying a situation.Thank you for your information EX-Residence, I will now look elsewhere, youve lost my business before its even started.

Definitely not the worst place to rent, but certainly not worth the price (in my opinion). All of the gym equipment is either breaking down or broken, and many of the weight machines have rust growing on them. I dont think I saw maintenance clean the gym floor once, and they rely on the community members to clean the machines (spoiler, many do not). The staged apartment they show you has never been lived in and gives you unreasonable expectations for what your own apartment will look like. If the staged apartment is an A, then our apartment was a C+.The apartment walls are incredibly thin. One of our neighbors was awesome and was very polite regarding noise after hours, the other neighbors screamed at each other as soon as they got home from work. I know this is a common complaint for many apartments so just be aware that the walls are thin. The valet trash service is meant to be a perk but honestly I just wish there was a way to opt out of it. The mandatory $25 each month for doorside pickup Sunday-Thursday isnt worth it when you have four people filling a very small trash can, especially on weekends when everyone is home and hosting get-togethers. Management will say that there are dumpsters available to take excess trash but most of the time they are locked due to being full from other people who share the same problem. Plus, if there is a holiday that falls during the pickup week they will not come out (Im not saying they should come out on a holiday, but rather find another time of the week to come out instead so we still have 5 days of the service we pay for). There were also a few times where they just neglected to pick up our trash, which is fine (people make mistakes, sh*t happens) but we would then get an angry email from management saying that we need to not leave trash out during the day.The thin twin washer and dryer that they have in the units are incredibly small (it took about 10-15 articles of clothing to fill it to the top) and takes a long time to cycle through. If you are someone who does a lot of laundry, you may end up paying more for detergent and water because of this.Parking is not horrible (I only had to park off-site once due to no spots available), but the spaces are VERY small, and thats coming from someone who drives a mini cooper. If you drive a large SUV or truck, consider buying a covered spot so you at least have a little more room. The apartment we got came with brand new carpet (score!) and stainless steel appliances, but the rest of the apartment was just average. They slapped a coat of paint all over the walls instead of fixing damage. We could clearly see where the previous tenants had left holes and screws in the walls and, instead of fixing the problem, management just decided to covered it up.The bathroom fan is an absolute joke, and the only real ventilation is the doorway into the bedroom/hallway. My towel would smell mildew-y after a few uses because it wouldnt dry out in the bathroom, so I ended up having to let it dry out in our hallway. The closets are so small and poorly organized, that you cant fit all of your clothes in it. We had an extra dresser, under-bed storage, and I still had to take a few boxes to my parents house to avoid paying for extra storage. We spent multiple days deep cleaning the apartment begore moving out- we scrubbed the walls with ammonia and water, we wiped down the windows and mirrors, and we vacuumed the carpet (which was left with zero stains, just a few indentations from beds and desks etc) and yet we were slapped with a $480 cleaning fee. I understand that management still needed to do their own cleaning but come on, it should not be that expensive. One pro that Im very appreciative of is the maintenance staff. They completed work orders VERY quickly and are super nice and curteous. I also really enjoyed how beautiful the nearby walking trails are, its one of the only things that I will miss about this place.

09/01/16The company contacted my after contacting the corporate office. They fix the issue with the deposit. But this doesnt change my review about their new property manager.----------8/4/2016The property has been bought by Sequoia Equities property. They claimed that they will changed things to better, which they did. But the management got worse. Ive lived there for 2 years, and during the last 30 days notice, the manger that just started a few months ago, Lacey started to threaten me with eviction within 3 days if I dont turn in the insurance that meets their requirement list, even though the insurance policy has been sent to them when I got it, but they lost it in the mail, and then when I turned in the one they asked for, she started to blame the other employee for loosing the documents, and her excuses was Erica was probably new, and she didnt know anything about the insurance !!! really?! And also she blamed some of it on the transition from the old management.Loud neighbors: Apparently you could be as loud as you want, as long as its between 7am- 10pm. No matter how many times you complain about those lousy people, they will tell you we will send them an email to tell them to keep it down, and will keep it in the records but nothing is happening. When I talked to the other leasing agent, she said that there was no complain was submitted. And one time, the lady from the leasing office said Its weird, I sent one of the maintenance guys to go and check, but he didnt hear anything outside the door Brilliant! The complain was that the loud music was coming from the back, so how on earth he would hear the loud music though the walls, passing the main door while he standing outside the door? probably he has special power? maybe..Parking: good luck! After 7 pm, good luck finding a parking near your apartment. If youre lucky, youll find a spot next the leasing office, but if not, youll have to park down the street, and walk 5 minutes back to your place. There is one exceptional situation, if you have disability permit, you could get reserved spot for free, and you could park that car in different spot, ending up with 2 free spots!! Great isnt!!Oh another thing, apparently if you parked in reserved spot, they cant tow your car! There was a car that parked in my neighbors spot, and stayed there for one week, ONE FREAKING WEEK! They posted warning everyday but they didnt tow that car. I even tried to call and the towing company said they cant do anything unless the management approves the towing! Then why in the heck did we get the phone number for the towing company!!! So why bother yourself paying extra $30 when you can get away with a free one!Dogs waste everywhere!! Seriously everywhere!!!!! So there is one spot for doggy bags station and they dont fill It up with bags so people can pick up after their dogs. Instead they just leave the poop there, no one cares. I complained multiple times, but they didnt do anything for those a-holes.My advice to anyone whose leavening, dont bother yourself cleaning the apartment, youll get charged based on the size of the apartment no matter how clean it is when you turn in the keys to the office. You have a pet? Thats another cleaning fees besides the other cleaning. So they will use anything to keep the deposit fee that was paid when you moved in.And for gods sake, please record a new voicemail massage instead of hearing Jacklyns message about her leaving the company and no longer working with you? and speaking of that, they are rarely answering phone calls, their reasons were Were moving back to the main office after the renovation, and the phone system is not working properly, and if there is one leasing person working at that day which mostly it is they will not answer the phone call, and goes straight to voicemail, and im sure the voicemail will get lost in the system, just make sure to leave your name and phone number since they dont have caller ID system in their phone.

I lived at Waterhouse for a year with my husband. There were multiple issues with our apartment that were never properly taken care of; leaking windows, a fan in the bathroom that would leak water all over the bathroom counter - so much so it would fill up bowls we would have to keep there. I spent two days cleaning our apartment when we moved out, scrubbed all the cabinets, floors, etc. and we are extremely clean people and take pride in where we live. We were still charged our entire deposit plus $100 for extremely vague reasons - none of which were thoroughly explained to us by anyone at Waterhouse. During our year at Waterhouse, my mom moved into an apartment there just down the way from us. Since then she has had a cabinet fall on her, landing on her chest - on Christmas Eve nonetheless, I had to take her to urgent care because it hit her so hard she stopped breathing! The staff was extremely unresponsive and never apologized, never took any action to attempt to pay for her medical bill, nothing. The guy they sent over to fix her cabinet ended up putting her cupboard door on UPSIDE DOWN. My husband had to go fix it for her. NOW, they have lost 6 packages of hers that are Christmas presents, and a new wedding band I bought for my husband for Christmas that I had sent to her apartment so he wouldnt see it in the mail. A wedding band - lost!!! The tracking numbers say they have been delivered TO Waterhouse, and despite this they still insist they do not have them. SIX PACKAGAGES. My mom has lost hours of time from work dealing with them and trying to figure this out, and has yet to get anything resolved by anyone there. They are constantly changing management, staff members, and apartment rules. Their latest is that they have everyone leave their garbage right OUTISIDE of their apartments to be picked up - how attractive and sanitary! This place is a joke, I was glad I was only there for a year. Hopefully they find mine and my moms packages, we are both out a lot of $$$ because of this mess.

The water house is a beautiful community, that I cant wait to get out of. Although, I love everything about my unit besides the size, the walls are paper thin, one neighbor has 5 small children who cry and run down the stairs all hours, one neighbor is a group of young people whos front door faces my living room window that is constantly attacked with the scent of smoke in a smoke free community. Lisa is awesome a bright and warm personality, Sarah is spicy, but very professional which I absolutely appreciate. My experience with Destiny has been horrible, she is extremely negative and abrasive and could stand to take a course in customer service etiquette. After my initial encounter with her being a bad one, she emails me thinking I was someone else and when I asked her to check the accounts because I was the wrong person she went on to send me an abrasive reply only to have to send another email apologizing because she had the wrong person. I do not like the change from Guardian to Holland at all, they should have left her where ever she came from. I really liked Brandy and I think her with Lisa and Sarah were a good balance.

We lived at Waterhouse Place for 6 years, and through 3 property management changes. Sequoia Management took over around 2 years ago. The transition and initial management was super frustrating, but our current team with Aaron and Bryan really helped stabilize the community and have been super helpful in making living here a great experience. The community itself is very well kept, beautifully landscaped, near Freddy’s and wonderful nature trails. The pool, jacuzzi, package lockers, fitness center and free-to-rent clubhouse are major perks while living here. Staff is very friendly and will wave at you from their golf carts whenever they pass by. They even delivered me a gift card when I turned in a wallet I found on the property. Little touches like that create a great experience and it seems everyone here is committed to making it a reality. The ONE detractor is the Valet Trash service. While I understand the reasons behind the program, its super frustrating not having access to our nearby dumpster or have the trash not taken on fridays and saturdays. Also the fact that we have to waste a plastic trash bag every time we want to put out the recycling seems counterintuitive. Either way, it’s a small complaint compared to the many benefits of living here. I still give them 5 stars and I already miss living there! Thanks to Aaron and the team for your great service and for helping make our transition out a painless one!

Splendidly mediocre. They incentive reviews via gift basket give aways and such, so bear that in mind when looking at the reviews here. They often offer raffles for online reviews. I waited until we moved out and accounts were settled to post this review. The office staff is hit or miss - they sometimes have staff from other apartments help out. We moved across country and thus were depending on the staff to be on the ball and honest. We specifically had a few things we were looking for and were assured that they could provide. After we had already signed the lease and drove a thousand miles, we arrived to discover the apartment had none of what we specifically requested, literally none. But we had signed the lease and driven across country, so we were stuck. The photos on their website dont make it very clear that most all apartments are the usual two story four by four (or two by six in this case) setup.Throughout the year we stayed we had some issues. When we moved in the apartment was somewhat dirty and the disposal was broke, it took the office over a week to send maintenance. Luckily I saw a maintenance guy before then and had it taken care of. The office staff are generally helpful and pleasant, but quick to be a bit standoffish if you have any issues or concerns. Takes forever sometimes to get your packages if the office is busy. The parking is awful. If you wanna park after 6pm you will be parking up by the office if not at the Fred Meyers nearby. Theres not nearly enough spaces. The rent is VERY high. Most all apartments in Beaverton seem to have jumped a solid 10-20% recently. There are much nicer and newer places for the same nearby.Overall it was very standard middle of the road for apartments. The staff was nice enough, when it wasnt anything they were in the wrong about, and the maintenance crew good. The apartments themselves were decent, but the floorplans are terrible. The stairway takes up tons of sqft. But best of all was moving out - they claimed to have sent our final accounting, but we never received it. As it turns out, they didnt bother to send it until 32 days after we moved out. This put them in violation of Landlord Tenant law, which the office staff seemed to be frighteningly unfamiliar with. To their credit they did send us a copy via email, but it wasnt until over a month and a half after we moved out, and still included the incorrect letter (which stated they owed us money, and thus had no payment due date/amount/etc.)Best of all, though, is that they sent our account straight to collections. They never called us. They sent one letter, supposedly, with the final accounting. And in an ironic twist that letter was the wrong letter! The office literally sent us a letter stating we would receive a refund. It had no payment due date, no payment due amount, nor an address to send it to. They didnt even send the right letter, and thats if they sent it at all, and then sent us directly to collections.I had to call and go to the office and fight them and write a stern letter with regards to Landlord Tenant law, at which point their District Manager got involved and it was finally taken care of the right way.Long story short - know the law folks, know your rights, and dont back down. If youre one day late on rent they rake you over the coals, so you gotta hold them to the same rigid guidelines if they overstep law or lease. On the up side, the grounds were fairly upkept ( though pet waste not being picked up was a CONSTANT issue, and the dog waste bags were often out at the bins ) and the staff were generally friendly and responsive, if not always helpful. The location is pretty good - right next to Fred Meyers and a variety of good food and such, the local starbucks has the friendliest folks possible, and Thai Cabin/Shoten sushi are super tasty lunch choices. All in all, its an apartment managed by a large company, so its what you should expect.

I was given a quote, told I had until a certain date to review it. The date I had until they were OOO and the lease terms were wrong. When I emailed about it they said that they rented the unit to someone else and nothing was left in my budget.Welcome to the Neighborhood.

Thank you to the slumlord company that took over management for making my life in Oregon miserable.
