Jude and his team did a wonderful job of Managing my rental condo from doing the fix up it needed to rent, finding an excellent tenant and following up to assure the tenant was properly caring for the condo. Rent was paid always on time and his knowledge about Oregon rental property regulations and assistance in getting the property ready for sale was professional, courteous and timely.Cannot recommend Jude and his team highly enough.

Jude and Mike are an absolute pleasure to work with! Easily the best property management company in Portland and the surrounding areas and as a real estate agent, I have worked with a number of them. They are prompt and deliberate in their communications, perform high quality work when and where its needed, and they do all of this while operating with an air of complete professionalism. Jude and the folks at Profound Properties are extremely professional and responsive. I’d purchased a triplex with two occupied units and one vacant one and hired Profound Properties to manage it for me since I work full time and travel a lot.They have been amazing, both in terms of dealing with maintenance issues and leasing to new tenants. Jude is excellent at communicating timely things that need to be communicated but exercises great judgment and takes action where needed, often without bothering me with the details. It is wonderful peace of mind to know Jude is looking after one of my biggest investments.I can not recommend Profound Properties more highly for anyone who needs a property managed well and professionally.

Future and Current Profound Properties Renters:Please read carefully.1) Clean your rental - spotless. Jude Hughes took $261 dollars out of our deposit to bring in a cleaning crew to clean the top of our refrigerator because it was dusty, dust off our blinds, clean some sticky residue out of our refrigerator, to clean our microwave, and to vacuum out some of our kitchen drawers because they had some crumbs in them.2) Carpet cleaning: $320.00 automatically taken our of your deposit. In your lease agreement. Your lease does not say how much a carpet cleaning is but this is what I got charged.3) Any damages of the property which includes replacing light bulbs, pulling weeds, replacing a refrigerator filter, etc. will be at a $60.00 an hour rate. I wish I was in this business, that is a $124,800 salary for doing a brainless job. Our damages included: replacement of a refrigerator filter, 5 light bulb replacements, patch up our TV anchor holes and a couple picture holes, and spraying and pulling a couple weeds in a backyard that is about 6 feet by 6 feet which the majority of the yard rock. Doing the above tasks took 3 hours of labor which equaled to $180.00 plus supplies which in total was $211.04.Every apartment we have been too, we have received our full deposit back and the last place we rented from said we gave their apartment back cleaner than we received it. Jude Hughes took out a total of $800.00 out of our deposit for the above items. I called him complaining about these outrageous charges and he said that was a discounted rate.Please!For the owners of the home, this place is great because Jude Hughes is a pro at taking security deposits of renters for stupid charges. If you are renting through Profound Properties, the best advice I can give you is dont. It is a complete scam.

Stumbling across Profound Properties was one of the luckiest things that happened to my wife and I when we were in search of a property manager.Jude is such an organized individual and seems to have found his calling as a property manager. He has contacted us immediately when the rental has ever had a problem and he is as fair as they come! He has gotten multiple quotes for us and given us his advice when asked upon.He takes the pain out of screening potential renters and you feel comfortable knowing he has stringent requirements for renters to qualify.We have now been with Jude for over 2 years and as long as hes in the business and as long as we have our rental, Jude will be our guy!Oh yeah, I didnt even mention his VERY competitive service charges!?!Truly cant say enough great things about this company! The owner of this management company is a thief. Unfortunately for me I didnt discover it until a year after we moved out and had already passed my ability to take him to court over it.He didnt send me my security deposit or a letter explaining what it was used towards for almost 3 months. Then he notated that I was charged a full months rent, my full security deposit and then an additional $2500 because I couldnt vacate until 3 days after the day we agreed too. There was no eviction nor any pending evictions. There was an ongoing dispute between myself and the neighbors.One day I lost myself upon finding out that my business partner had robbed me blind, and my father had fallen ill, and I was screaming INSIDE my own home. Jude Hughes didnt handle the situation professionally or ethically at all. He thought he could dictate to me how I should act when something like this happens. He then thought that because he served in the military (as if only he did) it meant he could mistreat a tenant.Jude Hughes tried to force us out by saying he was going to have the Clackamas County Sheriff remove us... There was never a court order to evict, the lease just ended. I called him on his bluff and called them. They told me they wouldnt be coming out without a court order.I didnt find out until the next year that I could have fought what he did in court. The law in Oregon regarding the return of a tenants deposit states that the landlord has 31 days to return the deposit or a letter stating what it was used for. If the landlord fails to adhere to this they automatically owe the tenant double the deposit amount. The paperwork defining what else I was charged an exorbitant amount of money for isnt very understandable, what the heck is a porter charge?The amounts of $ he charged me were ridiculously, even illegally high, and I know he did this because I wasnt phased by his military background and because I caught him in his bs lies. What a tough guy you are Jude, LoL.So unless you want to live in a property run by a criminal dictator its better to keep looking for someone more ethical and professional to do business with.P.S. Id start looking out for the tiny hidden cameras in any property youre renting from him. Im not going to say why I say this other than to just serve as a warning. Big brother is ALWAYS watching you.

We’ve been at a property managed by Profound for about 9 months. From the start, Jude was always quick to answer the phone or call back ASAP. He is always accessible! There’s an online portal to rent and send maintenance requests (and attach pictures)- so happy they are in the 21st century!The maintenance team is pretty quick to respond- we had a broken wall heater over winter and Mike (I think?) was helpful and flexible in meeting me at the apartment to check it out, determine the issue, and got the heater fixed ASAP. I had submitted another long list of non-urgent concerns (related to landscaping and a leak in the basement) and Mike called me within 24 hours to get more details and decide what needed to be done.Neighbors downstairs have been great- even baked us sweet treats over the holidays, and were always kind about texting us if our mail got mixed up with theirs.We are unfortunately having to break our lease early due to a new job in a different state- we LOVE our apartment and wish we could pick it up and take it with us. We haven’t completed the check-out process but don’t anticipate any issues; we have always been treated fairly by Jude.

Jude is a bully and a slumlord! I wish I could rate negative stars in this review. During one of my most difficult and stressful times, he made it even more stressful. My mom had just passed away and I decided to move closer to my dad and other family. I was trying to find a new home to move into and the place I chose was not being good with communicating with me about the move in date. So, between dealing with my moms passing and getting things settled with my moms husband, it was a very busy and hard time for me.With everything going on, the date of moving out was uncertain. I was paying monthly instead of signing a new lease. He kept trying to get me to sign a new lease but I needed to get out of that area. Finally I received confirmation of my move in date for my new place. I was able to give him a real move out date now and I was getting my stuff packed up while he kept trying to tell me that I needed to sign a new lease (very persistently). I could tell that he was getting desperate to find someone to move into my place. Then as the time got closer to me moving out, he would tell me that I could just avoid this stress by staying and signing a new lease. Then he’d tell me that people were waiting to move in.I was a couple of days late moving out because I had to go to the emergency room because of a major panic attack and constant anxiety. He kept breathing down my back. He came over and was harassing me as I was loading up my uhaul, telling me that there were people waiting to unload their uhaul and move in.... this was not true. The place was still vacant for a while after I had moved out. He was just trying to stress me out even more and push me to stay and sign another lease.During the time that I was loading up the uhaul, I had put a barbecue on the sidewalk next to the uhaul with a “free” sign on it and Jude asked if it was mine. I was exhausted and dealing with anxiety, so I just told him that it wasn’t. In front of my dad, he told me that he was an interrogator for the military at one point and told me to look into his eyes.....REALLY????so, I fessed up to him and packed up the barbecue. (That wasn’t just a little bit over the top?!? Who does that stuff??) The place was still vacant for a while after I had moved out. He was just trying to stress me out even more and push me to stay and sign another lease.Finally I moved out and Jude was deciding how much to deduct from my deposit. It was a $1,300.00 deposit when I moved in. After he had remarked at how good of condition the place was in as I was moving out, he tried charging me for so many things. I had cutting boards all over the counter tops but the previous tenants must had left a couple chop marks on the counter. I took tons of pictures when I moved in, and it was a good thing because he kept finding things that he wanted to charge me for. I even left behind a small pantry type unit that was tasteful and he said he’d like. He charged me to remove it!? He ended up charging me around $600.00 for a place in barely lived in condition. It was ridiculous! There wasn’t even wear and tear.When I moved in originally, the property management company at the time was very kind and really good about maintenance. If I had any sort of issue, they were there within 72 hours. I couldn’t get Jude to help me with anything. I had only one heater in my unit and it started acting funny and not responding to the thermostat. He mentioned how he was working on replacing the heaters in other units because of that same issue but he never got around to replacing mine. I had to turn the thermostat off and buy a portable heater.I also was put in a situation where I needed to watch a friends small and very well behaved, clean, and regular vet visited dog. Jude called to ask about a large stray dog and I told him about the dog I was watching. He said that he was bringing over a black light and was going to possibly fumigate mine and neighboring units.I ran out of space and characters for this review
