Been here for almost a year now. Maintenance is responsive and stress free. Katherine is a great manager - shes super nice and down to earth, and she occasionally hosts these apartment events that my girlfriend and I enjoy such as Halloween or Christmas balcony contests.During the freeze, the complex didnt lose power, which was a life saver! And the location is incredible for the price. Definitely look into this place if youre a college student or recent graduate. Parking is great aside from the occasionally break-in Ive seen around. But the parking doesnt take up so much space that there isnt plenty of green space to roam around (which I enjoy most about Grove). People just about walk their dogs every day, and theres plenty of inviting benches and grills that make the space ideal for small gatherings.Only criticism is that the valet trash is really inconsistent, which sucks because they make you pay for it every month. Otherwise, great place to live so far! Just thought Id throw this review up because Ive had a very positive experience so far 😁

While Ive seen some negative reviews recently, Ive been moved in for about a month now and so far my experience is nothing but positive. Maintenance is extremely responsive and the few times weve needed them, theyve come by within hours of putting in the request. The community manager, Katherine, is extremely sweet and always willing to answer questions. She was very kind and helpful during move-in and made the experience as smooth for us as she could. The fitness center isnt very big, but I was very impressed by how nice the treadmills and ellipticals there are. The area is beautiful, a lot of greenery and trees around, and so many cute dogs! I do look forward to the pool being brought back, but I am sure they are doing everything they can. I was told the difficulties were due to the winter freeze messing things up, and I can sympathize with that. Overall Im happy I moved here and am loving it so far.

-there was the squirrel inside the crawl space that was having a rave for 1 1/2 years till finally something successfully was done.- the pool has not been taken care of since last August. The health department finally came and revoked there permit and closed it A MONTH AGO. No word on when it will be fixed just excuses. Apparently frogs have now claimed it as there own.Hot water! Since March 22. Why! Why do I have to keep sending in a complaint to get hot water! Why!The washers in the common area have not been serviced and no one takes responsibility, in fact they’ll have you call the service place for them.The valet trash is inconsistent. Yet you will still be charged. This is a scheme if ever there was one.

While the neighbors and location are both great, maintenance is just abysmal.After living here for a year, we relocated to a bigger apartment on the complex in March. Since moving, we’ve had over nine work orders in < 6 months. In addition, its taken over a month to get our AC fixed β€” causing several weeks without working AC in the middle of June. Our dishwasher has never worked since moving in and we’re still β€œwaiting on the part” six months later.I file a work order at least twice a month, more often than not the maintenance communicates that they’ll stop by but never shows. When they do come, it’s unannounced.If you’re contemplating moving in here, make sure everything is in proper working condition BEFORE you move in, because you will be waiting.

There are some very mixed reviews about this place and it did make me hesitant as someone moving from out of town without ever seeing my new apartment but even after nearly 2 months of moving in I believe the chance taken was worth it. The office staff was so helpful and patient as I went through my virtual search, sending quick responses, photos, and videos of anything and everything they possibly could that I’d asked about...insane attentiveness and customer service.

One of the biggest motivating factors for me in signing a lease at this property were the high reviews I saw online. Unfortunately, the property has gone downhill in the last year or so. There have been changes on management and ownership which have negatively impacted residents. A few examples are a pool that was green & covered in algae all summer as there was no pool maintenance company hired, bushes & greenery that became significantly overgrown as a result of not having proper landscaping, multiple car break ins, & home invasions. The security on property is very poor & little has been done to improve safety measures, despite numerous requests from residents for security cameras and a night security patrol.There was also a recent dispute between two residents that management failed to properly address. It escalated to the point where one resident stabbed another resident- then a family member of the stab victim (who also lives on property) threatened to shoot the stabber with a gun. None of these residents have been removed from property, causing others to feel extremely unsafe.On top of that, there has been an ongoing gas leak on property since July. As of December, the issue has still not been resolved. This has resulted in gas service (including hot water) being shut off for multiple days at a time. Despite the immense number of times that the gas has been shut off, there has been no resolution.The parent company, Asset Living, is horribly mismanaged & apathetic. They do little to support the management onsite, who are severely understaffed.The leasing office is closed both Saturdays & Sundays, so they’re struggling to fill units... because they’re not open during normal apartment hunting hours.I would strongly advise anyone against signing a lease with this company. It has been an overwhelming, stressful living situation that I would not wish on my worst enemy.

This community is gone dramatically downhill in the last year. All the current reviews are correct and not written by crazy people. The one good review was by Juan ( the maintenance staff ). The problems are too numerous to go over but center around care of the property, the green pool, safety and the management office not being responsive. The complex’s soul was the old office manager Dore’ who was fired for standing up for the tenants rights to the new owners The current owners simply don’t care.***May 7,2021 -Update***the board of Health just closed the pool and revoked their pool permit until they fix the problems.

These previous reviews are true, this place was wonderful - but since Dore, the previous property manager, left, The Grove is not what it used to be. It has gone downhill quickly.There have been multiple disturbing incidents which the leasing office has never formally addressed - from breaks ins, car break ins, a fight between residents which lead to a stabbing, homeless people sleeping in our pool area, a dumpster fire, etc. There is never a communication about any of these concerns & our outreaches are often brushed off by the office. I no longer feel safe walking my dog throughout the property before & after sunset.There is only one person who now works in the leasing office leaving it to be closed often & on short notice. They will be ripping up our community garden & dog park to build studios which will result in excess noise as we all work from home as well.I am concerned & sad to leave this review, but this is not the community it used to be.

I was really excited to move into my apartment here due to the good reviews, but it’s been two weeks since I moved in and my AC still does not work properly.I was given two portable units, but even with those, my apartment is a steady 81 degrees throughout the day. Not really enjoyable in Texas summertime.The leasing office has been slow to take real action in fixing the cause of the problem, blaming it on no response from the AC company instead of reaching out to others.Two stars for nice neighbors and a nice area - but not worth the location for living in a hotbox.Update 6/10AC has broken again and my apartment has been 85+ for days. Maintenance does the bare minimum to fix the problem and doesn’t even follow up to see if they have actually fixed the problem.This has been the worst apartment I’ve ever lived at in Austin. They are low staffed, have low budgets and don’t really care about residents. I do not recommend it.

Edit:12/28/2020Staff says construction will begin in a couple of weeks. Now, Im a bit confused as to what the new project will look like - potentially just a better park & garden? Well see, but here comes the noise.---I have LOVED living here for the past two years. BUT I GOTTA WARN PROSPECTIVE TENANTS ABOUT UPCOMING CONSTRUCTION!The dog park is set to be demolished in the coming year or so. ~$18,000 has already been dropped on this project, so Im not hopeful that it wont happen. If the dog park + community garden is a huge pull for you, it shouldnt cause theyre about to be gone-zo. If youd like to see the plans, theyre on the city website. Case number is SP-2020-0232C.Im especially worried about this because I live in one of the buildings thats closest to this inevitable construction site. If you have to move here, pick a unit that is not near the garden/dog park.I have loved living here. No issues with maintenance. No problem with AC. If you can negotiate a good rate, youre in for an awesome location. Roaches are few and far between. I feel safe here. Leasing office is great. Pool is nice and warm.Too bad Ill have to move soon. :/

We moved to the grove sight unseen in late July. The office staff is absolutely wonderful- seriously above and beyond. They walked us through the application process and apartment options from afar. My husband moved in a bit earlier than I did and they took the time to give him a tour and chat with him about all things the Grove and Austin. Additionally, they host fun community events (a plus for someone new to the area). They do a good job of making the community really feel like a community/family. I suppose our only complaint, if youd even call it that, is that valet trash is not option. Its not really something we utilize or see as needed. This is truly the only thing wed change about living here, which Id say is small crackers.In my opinion the surrounding area is fantastic... we really feel like we lucked out. Radio coffee is a 1/2 mile away in one direction and in the other direction is S. Lamar, which has lots of delicious eats. It is bike-able, bus-able, and drivable to downtown Austin.

I have lived here for 2 years and LOVE it. Best location, right down the road from Radio Coffee! The staff and maintenance crew are outstanding. Great dog park and community garden. Feel very safe living here. Also very clean everywhere on the property. Highly recommend.

I was so excited when I moved into the Grove, right before shelter in place happened, in Austin. My realtor told me this was a special community and she was right. The community has been welcoming since the first day I arrived. They are the ones who truly make this place what it is β™₯️But I feel like things have been progressively going down hill since I arrived with how the property is managed by the owners. Amenities were reduced during Covid but rent breaks weren’t given. Cost cutting measures seem to be leading to declining maintenance of the property and the pool, safety issues are growing with areas not being secure (we recently had someone spend the night in the pool area, a break in, razors being found in the grass, as well as a dumpster set on fire), and now apartments are now being rented out on AirBnb.I’m concerned that if things don’t change soon the people who make this place the community it is will depart and something that has been special for many will disappear.

They are so incredibly responsive and helpful!In addition to the great service, my clients love their apartment here as well. The area is super convenient and you cant be price! The Grove is a wonderful apartment community! It has a funky, modern, south Austin vibe, and tons of unique amenities for residents. Its mainly populated with young professionals, but its family-friendly too, and the complex definitely embraces diversity and residents from all walks of life.The apartments come with a lot of cool little perks. They have nest thermostats, bluetooth locks, valet trash pickup, and all sorts of other fun stuff. I particularly love the huge dog park (not a little putting green labeled dog park, as seen at most complexes), as well as the expansive community garden. The laundry and workout rooms have giant Austin-centric murals in them, and theres also disc golf, horse shoes, fire pits, and other outdoorsy stuff to get into when the weather is nice. Plus, its right down the street from Radio Coffee, which I LOVE!The office staff is friendly, professional, and most importantly, genuinely concerned with the well-being and satisfaction of each resident. There is a real sense of community at the Grove, which the staff encourages with all sorts of cool parties and events: BBQs, garden concerts, pumpkin carving, patio decorating contests, etc. If anything in your apartment needs fixing, maintenance will be there to fix it within the day, if not within the hour.Seriously, you are not going to find a better apartment for the price anywhere in the 04 area. I lived at the Grove from 2013-2015, before I left to Portland for law school, and I loved it so much, I moved back in 2018, immediately upon my return to Austin. I would highly recommend the Grove to anyone seeking a place to live in the south Austin. Period. End of story.

Fantastic apartment management and maintenance. The apartments themselves are older, but have been renovated and are well maintained. The staff is beyond friendly, and any maintenance needs are promptly taken care of. Also they have Google Fiber which is super awesome! Rent is very reasonable for what you get. Ive greatly enjoyed living here.

Living at the grove has been the best experience! i moved to Austin 2 years ago and did not know anyone. The Grove was the most welcoming community. I have made great friends living here and could not picture living in another apartment. The office staff and maintenance are so wonderful. They are always there to help. I would recommend this to anyone looking for a place to call home!

I cant possibly say enough good things about The Grove. I moved here a little over a year ago and spent the day with an apartment finder looking for a place to live. The Grove was the last place we went and when I walked into what is now my apartment, I instantly knew I had found my home.The apartments have a great look and clean and modern updates, the community is filled with awesome amenities and is visually beautiful. I suggest ignoring any older reviews - they were obviously done when the management was different and I promise that none of those comments apply anymore. The staff is constantly working on improving the already wonderful environment - every week it feels like there is a new surprise, whether it be new grills, fire pits or garden boxes.The only thing that could possibly trump the physical space is the people. The staff is friendly and responsive, Ive never had to wait more than a few hours to have a maintenance request filled and I have made the most amazing friends that live just steps away. If you are new to Austin and looking to meet people, this is the best possible place to live - Ive talked to many people who live other places and no one has a community quite like ours. Its truly what sets The Grove apart and I feel beyond lucky to live here!

I have lived here for a year and just renewed a 15 month lease! Not only is the location perfect to get to any major highway or downtown but the community feel is awesome. Everyone here is like a family and look out for each other. I live in a one bedroom and one bathroom and everyone who comes to visit says it looks very spacious (being on the 2nd floor with vaulted ceiling help). The grove life is the best life!

The Grove was home to me for over 2 years. The management is very friendly and the maintenance is always on time and done within the same business day your work order is requested. Pretty much the best living experience Ive ever had. My apartment is beautiful and spacious with a great view. My kitties love their catio and keep watch over the courtyard. We have awesome neighbor get-togethers quarterly hosted by The Grove Management team which means you actually get to know the people who live around you! Corny as it sounds, 99% of my favorite people in Austin, have been my neighbors at the Grove. This is my family!

I love living at The Grove. I have been here almost two years and the experience has been better than any apartment I have lived in since moving to Austin 5 years ago. The staff is friendly and helpful, maintenance is quick and efficient and it is an overall community among the neighbors. It is so close to bars, restaurants, the greenbelt and really easy access to Mopac, 71, 360 and 35!

A+ staff, the only reason I left was job relocation. If you are looking for somewhere that makes you feel at home yet still be located right next to downtown, the Grove is where I would recommend. The staff members go above and beyond keeping the property look spotless, and anything you need they will help you with. Tyler and Dore have been nothing short from spectacular. If you are looking for a place to live in Austin, I would highly consider The Grove.

I have enjoyed living at the Grove Apts.The office and maintenance staff are so nice and friendly and helpful and a pleasure to connect with.It seems like a happy crowd living here and a lot of people that smile when they are walking their dogs.Maintenance is taken care of quickly after a tenant requests it.There are also events like barbecues with live music.It also has has a resort size swimming pool with a basketball hoop.I highly recommend these apts. I has been a great place to live.

Im moving out of the Grove this month after buying a house, and Ill miss the place.The two things that really make it stand out are its dog friendly nature and the management.If you have a dog or just really like dogs then this is the place to be. It isnt a monolith on a giant concrete slab like most of the other complexes. Theres lots of green space for walking your dog and a dog park for them to play in. My wife and I made a ton of friends here.The management here is awesome. Theyre incredibly friendly and will take care of anything provided they dont have to take it up the ladder to BH (which can be a pain).Yes it has its downsides (older buildings) but look around at the reviews of every other complex and youll see they all have problems. All of the new buildings in other complexes have paper thin walls, and we never heard our neighbors at the Grove.If youre looking at the Grove and have any questions feel free to shoot me a message here on Google+.
