We loved living here and would have stayed if my spouse didn’t have to relocate due to work. The office manager was a dream! She’s hard working and truly loves her tenants. Any maintenance issues we had, was taken care of the same day. I always felt safe here! Great community, wonderful amenities! If we ever move back to Austin, we’ll definitely move back here!! I have lived here for 2+ years and love this place. Its super close to downtown and right near all the major highways for travel. Tammy is the absolute best! She is hardworking and helps out all her tenants the best she can! If you just moved to Austin and want the city experience but not the city price stay here!
Ive lived here for a few years and loved it until the new owners completely changed the office stuff a couple of years ago. The new stuff seems to care very little about the tenants and their maintenance request
I moved here at the beginning of June and Im very happy with my decision to live here. Its quiet. I love going out on my balcony and seeing nothing but tree tops. Very good area with plenty of shopping, trails, etc. Great for the price! What led me here was the reviews regarding management. THATS HUGE when choosing a place to live. Tammy and her team are exceptional and prompt! Thank you for making this a pleasant experience.
Been here little over a year and love it. Made a few friends, cook out and chill at the pool. They are redoing the pool now but its going to look badass.

I needed a place near downtown Austin, but didnt want to pay downtown prices. Tammy and her team were very accommodating in helping me find the perfect first-floor apartment. You feel like youre out of the city with all the trees and trails, but less than 5 minutes down the road youre at a shopping center and easy access to Mopac. The maintenance crew is prompt, courteous, and resolves issues quickly. The entire complex is quiet and safe. The apartments are roomy and comfortable. I highly recommend Nichols Park for anyone who is looking for an affordable, quiet, and safe place to live where youll be well taken care of by Tammy and her team.Update: 12/9/2020Reducing my review to one star as I havent received my security and pet deposits after moving out in June of this year. Due to COVID-19, I moved out of state and notified Nichols Park management in the spring that I would be moving out in June. While my lease wasnt up until October, I was told that if they could re-rent my apartment I would not be liable for the remainder of my lease and would receive a refund. They re-leased my apartment and the new tenants moved in mid-June. After several emails and phone calls since then, I still have not received my deposits. While I stand by my prior review - all those things are true - Im really disappointed that they have not returned my funds to me.
I have lived here for 4 years and I absolutely love it. The office staff and maintenance are amazing, Tammy, the property manager is one of the most human and caring person Ive ever met! They have always taken care of my requests in a timely manner and they even updated my appliances! Even through covid-19 they remained professional and even though these are challenging times they went above and beyond to take care of my needs. I feel like this place is the perfect example of community living; when covid hit there where neighbors leaving food at other neighbors doors who lost their job, others offered to do laundry for free, others walked dogs for free, the manager helped setting up meals on wheels for some of the residents and called every one of us to make sure we were doing ok. She even built a little library by the mailbox when the library closed! The residents are just wonderful here!I love the trails and the convenient location near shopping centers, the pool is always sparkly and the dog park is great, many of us get together and hangout with our dogs there. I cannot say enough good things about this place and the way its managed, its the best community Ive ever lived in and Im looking forward to many more years here! :)
I have lived here for a year and a half. And in the year and half my car has been broken into twice and stolen once. My wife gets scared to come home by the lighting in the parking lot, and some shady people walking around. We have asked about security cameras a few times. I was give the whole this doesnt happen to anyone else... The only thing keeping it from a one star is our neighbors.
I have lived at Nichols Park for a little over a month now and love it. The office staff has been very friendly, helpful and professional. My apartment is great. Its not out dated as people have stated. My apartment has all the upgrades they offered when I leased. The grounds and the pool are very nice.
I have lived at Nichols Park for 16 years. There have been many changes over the years and I still love my apartment and my neighbors. The office staff is very nice and so are the maintenance men. They are allot faster about fixing things then the last company. I signed on for another year and they put new faucets and ceiling fans in my apartment. It is so beautiful.
This is the first apartment that Ive lived in, and it has been the worst 9 months so far. My sister and I moved in here as a temporary living situation and the maintenance and management have been awful. Right when we moved in the heater didnt work and it took them days to come to check it out, then once it warmed up the a/c didnt work and it took them days to come to fix it, it took them two times to properly change the batteries on a fire alarm. Recently, we had a roach issue and it was almost impossible to try and get someone to spray our unit (they couldnt give us an answer about when it was last sprayed) with our work and school schedules. They told me originally that someone would have to be at the apartment to be able to spray which is hard with our schedules and our two dogs here. They ended up letting the pest control into my apartment WHILE I WAS ASLEEP and lied about calling me. I confirmed with Nina from the office the day that they came in and she repeatedly tried to tell me that she called me, even though I have no calls on that day from them and neither does my roommate. They gave me the BS excuse that its the protocol to just enter the unit if nobody answers the call or the knock on the door. They ruined my days off because now Im fearful that theyre going to allow anyone to come into my unit without caring if Im here or not.
I have lived here at Nichols Park Apartments for 4 years, going on 5. The office and maintenance staff are the best in the business. The property is well maintained and my service requests have been fulfilled quickly and at times even surpassed my expectations (shout out to Allen for replacing my door lock when he came to fix my A/C today! Same day fix too!). I work for an apartment vendor that serves properties throughout the greater Austin area (though not at Nichols Park Apts), so Im in contact with property management on a daily basis and can genuinely say the staff here are excellent. I recommend this property to anyone looking for an apartment in Austin.
I love my apartment and my neighbors. Tammy is so awesome. Everyone here is very nice. There are allot of dogs here too.
My sister and I threw a bridal shower in March 2019 for our niece. We put down $100 deposit and was told it would be refunded after the event. We called several times and was told that only one person would be able to approve it. This person has never called us back and apparently never available. We left several messages and now no employees respond. Poor poor management. This is still unresolved.
Great place to live! The property is always clean and the staff is very friendly. There are trails leading to a park nearby. I love taking my dog out there! Whole Foods is right around the corner too.
The parent company and management that took over this company is a joke. I moved out 46 days ago and STILL have not received my deposit back. Constant communication has done nothing to resolve the matter- it only revealed my deposit was credited to the new tenant of the apartment I vacated. The complex itself is in a great location, but the units are old, full of allergens and the appliances are so old they break down. The only saving grace of this complex is the maintenance team. They are wonderful guys.
Ive lived here around 3 months and im really loving it.In my experience its quiet, friendly,I enjoy the trails, locationand the maintenance has been very helpful and fast.The office has always been friendly towards me.

I lived here for a yearI had two minor issues in my apartment and both times the problem was fix almost immediately.If you’re looking to move in Google the area! You have a park and a library within walking distance! Also H-E-B and restaurants close by.Fair priceses too!
I dont normally take the time to write reviews but I wanted to take the time to not only tell you how much I love our home at Nichols Park but recognize the manager Tammy. My boyfriend and I had spent two long hot days looking at apartments with no luck finding a place that just felt right. We had three more places to go see when we went to Nichols Park. When we walked in there were two other people waiting and Tammy was helping someone in her office. When she was done she came out with a big smile and said I am so sorry about the wait who is next? We all point to the lady at the desk. She politely asked the lady if she would mind if she gave everyone a brochure and prices at the same time. The lady said she didnt mind at all. Tammy grabbed a few brochures invited us all to sit at a big table and we all discussed prices and needs. She then asked the lady if she minded a group tour as more people as come in while we were getting information. She asked said that would be fine. We all walked to the model as Tammy told us about the pool, resident functions, the violet crown trail, ect. We could tell she loved the apartments, the people living there and her job. On our way back I told my boyfriend this is where I want to live. He said me too it just feels like home. A year later we still love it and we are friends and neighbors with Kristina (the lady that was sitting at the desk). Im telling you this because even now every time we come in the office or see Tammy on property she always takes the time to say Hello and if you ever need her she takes the time to truly stop and listen. She is a true advocate for the residents. She is involved in every way from managing, maintenance and being a resident herself. Since we have moved here they put in fruit trees, a Bark park, have bikes to borrow, and now we even have composting bins. We have pot luck dinners, movies at the pool and other parties that bring us all together. Tammy manages with humility, love and true compassion and that to us it what set her and the property apart from all the other apartments that we had looked at.
Nichols Park Apts went downhill. I lived there for 2 1/2 years. They got bought out and had really bad management turnover towards the end. The people there when i left were clueless, unhelpful, and dishonest. I kept my apartment in great condition and deep cleaned it upon leaving. They kept my deposit and said there was heavy urine in the carpet - absolutely bogus. My dog is 9 and has been housetrained for a long time lol.In addition, be weary of living here as peoples cars got broken into, as well as all the back apartments got broken into often.The laundry room is gross. There is hair all over the washers. Trash and ants on the floor. Management doesnt care. Also the machines eat your money often.The apartments are small and there arent any anenities - you can get more for your money elsewhere.
