Pros:Beautiful, large pool. Location. Close to UT baseball field. Dog park (although small.) Maintenance. Business center. Gym.Cons:NOISE.Lock your car doors. No security gates (or cameras apparently.) Had our new 4Runner broken into after only a couple months living there.If you live in a unit anywhere near Manor St, expect to hear construction from 7:30AM- 5:30PM, Monday-Saturday.If you live in a unit anywhere in the back of the complex, expect to hear the train at pretty much any hour of the day.If you live in a unit on the 3rd floor (top) expect to hear the AC units on the roof all day in the hot months; we had a ringing, buzzing sound coming through the vents in our guest bathroom for months.

I just toured here and I was highly impressed with the customer service and tour experience. I was greeted nicely by the receptionist. I looked at the model and was given some great info. I just got an email as promised by the girl in the front I was also happy to see how friendly the rest of the staff was. The lady in the other office came out and talked to me to see how my tour went. I’m planning on an October move in and some places I’ve been to have been very rude. I’m hoping they have what I want around that time.

My husband, dog, and I have lived at Palo Verde for almost 2 years now. We moved in at the very beginning, and we have stayed in this complex longer than we have at any other! The reason Im writing this review is really after their response to the terrible snow storm that Texas faced back in February. During that period of uncertainty and stress, Palo Verde did a great job of emailing us residents almost every day with updates about the apartment facilities and Austin-area resources that we could connect with for water, food, etc. Not only that, but they also provided free lunch for our community, gave us a platform to help one another with items we may need, were so fast about clearing away all of the debris from the storm, opened up the pool for us to use to flush our toilets, and even took money off of our rent for the days that we were without water after the storm. Despite the winter storm being totally out of their control, the management staff at Palo Verde really stepped up and helped us when they didnt need to.Aside from that time, I have also had many interactions with this management team and the one that came before them, and I have been really happy with this new management since the transition. Every time I go to collect a package in the front office, they always know who I am, and it feels very much like a community.As far as the apartment itself goes, we love everything about our unit. We always get compliments from our friends and family about the fixtures and finishes. We also love our Nest thermostat and our large backyard. Recently, we actually moved from a 1BR to a 2BR and couldnt be happier.Overall, Id highly recommend signing a lease here. We dont plan on leaving our apartment until we eventually move into a house, but for the first time, we are happy to stay in an apartment complex for the foreseeable future!

Really nice layouts and great finishes. I really like the pool and gym as well. Only issue I had was parking would get a bit packed at times.

BEWARE! Management is the worst followed by Water damage and MOLD!Units in this complex have been severely damaged by water. I had to live a full month with no bathroom, shower or closet.Management is absolutely horrendous and has absolutely ZERO motivation to contact you after you have left messages and emails. I have tried numerous times. Cars get broken into and your messages go ignored and your posts on the community board get blocked. They really do not want you to know what happens here.There is a reason many residents are fleeing this place after their original leases are up.Michelle and Crystal are extremely rude and unhelpful. Such a shame for a nice property like this.

I lived at Palo Verde for over 2 years. When the property was managed by Greystar the staff and customer service experience was better. I was given one renewal rate by Greystar and the pricing was increased by Steadfast shortly after the staff change. Leading up to my move I received a utility and water bill multiple times the previous rate I paid for 2 years. I contacted the office and went in, got no reply, and then received a past due notice on my door for the utility bill + a late fee. I was later told by the manager that several meters were not read correctly... some residents were undercharged and mine was one of them. I did not receive a notice about the malfunctioning meter. My final utility bill is nearly triple the amount of the previous bill, making my final move out statement (just for utility and trash services alone) over $400 for a TINY 1 bedroom. Also, the walls are very thin and I heard every single noise from all neighbors surrounding the apartment.

Maintenance left our apartment unlocked with keys in the doorMold in apartment.Put in service request for a serious leak coming through our wall. Took management a week to just put a small dehumidifier in our apartment and 10 days to start thinking about repairs. Now our kitchen is completely gutted with no counters, or appliances. So much of it could have been avoided.According to Crystal Hernandez in the front office (who acted as manager until it came down to compensation, where she suddenly was the “assistant” with no power) this is an appropriate response. According to Crystal Hernandez the maintenance team handled it correctly.I was never contacted about repairs until the day our apartment got completely torn apart. Over a week after the initial service request and multiple emails and calls later. Management refuses compensation. Everyone I can get ahold of has “no power to make these choices” and everyone that can just so happens to be on vacation. For the last several weeks apparently.Don’t move here.

We are a maintenance vendor that has been working at Palo Verde for several months, and we have had a great experience working with the team so far.The Palo Verde team is always professional, friendly, and collaborative. Whenever unexpected issues come up, they work with us to resolve them in a way that benefits everyone involved - with the primary focus of making sure residents have a great experience.We have also interacted with several residents, and the community is very friendly. The residents are understanding on the rare occasion that maintenance issues occur and are thankful when they are resolved quickly.Overall, the team and community are great to work with!

I loved my apartment and would have stayed longer if not for buying a house. I loved the gray with white color scheme in my apartment and the tubs are huge! Would definitely recommend this place.

I am writing this review because I moved out a year ago and am STILL fighting with the complex on my final bill. For the last two months of my lease, the meters were wrong at the complex and I was charged $500 for my sewer bill and $250 for my water bill which normally run $30 total for the month. I called the complex and they said the meters were wrong but they could not get anyone out from the city because of COVID. They asked me to pay it and said they would reimburse me later. I refused. They put those charges on my final bill and sent it to collections. This has been an absolute nightmare. If management will do this to someone, what else will they do? Beware.

Love this complex!Edit: I used to love palo verde but unfortunately the management just is not it at all. Amazing property when Greystar ran it but with steadfast not so much. Our kitchen is totally unusable due to their own negligence and all Crystal Hernandez in the office can say is “rents still due like normal”🙃🙃. Oh really? Yall would pay your full rent if you didnt have a kitchen anymore. Im sure you wouldnt. I guess Crystal is just the assistant and the property manager is nowhere to be found.

I am moving from across the country and was unable to view the apartments in person. Brianna was very helpful by sending me videos on units I was interested in and answering questions outside of her work hours due to the timezone difference. I look forward to moving in in a few weeks!

DO NOT WASTE YOUR TIME!!!! When we first moved in Greystar was managing the property, soon after Steadfast Management from California took over and they are horrible. Their company has received an F rating from the BBB and it clearly shows. Office staff is rude and unhelpful. I’ve had to contact regional manager multiple times but nothing changes. If you like the area there are plenty of other complex’s such as St Mary’s and Yaupon. I along with almost everyone else I know that currently lives in complex will be moving out once lease is up.

I attempted to visit this property and possibly sign a lease here, but their leasing agent was so incredibly dismissive and unprofessional during our interaction that I ended up leaving and looking elsewhere. I would not recommend working with this apartment complex and they have officially lost my business.

We have been living at Palo Verde for over 6 months now. We have not had any issues at all. Leasing agents are wonderful as well as maintenance. Amenities are great and open 24/7 to residents. The office staff does a great job throwing parties, getting the community together like breakfast in the clubhouse, fitness classes, bagel bars...etc. The layout of the apartments are open concept and modern. Valet trash services are convenient and easy. You can pay rent online and in partial payment a to help budget (I’ve never lived in an apartment that did this) I highly recommend this complex!

I absolutely love the amenities and staff here at Palo Verde Apartments. The club house is beautiful, the office space/ conference room is confident fit meeting of you have a home based business and the eight room has everything you need. The pool and barbecue area is spectacular as well and one of my favorite places.

Me and my wife moved in when they were brand new, had a problem with water leak took them forever to fix it and then worst part came when steadfast came to buy the property and put their people, no fixing, no a/c filters replacement, it took them over a month to replace a light bulb in the bathroom, no Pool maintenance, horrible experience specially with Cristal she is very rude, I would definitely stay away of this complex.

Good looking apartments with nice amenities? For sure! The apartment layout is well thought, the amenities within the apartment and outside the apartment are nice, and the neighborhood is nice and quiet.However, the new management (Steadfast) and the quality of construction? not so nice. I can hear my upstair neighbors ALL the time. I can clearly hear the movie they are watching. Not even kidding...The management company when I first moved in was super nice and they would always address my concerns. They would reply to emails within 48 hours and it seemed like they really cared about their tenants.The management company now is not so great. It takes forever for them to respond to emails (even though they say to email them because the office is currently closed due to COVID-19, which is totally understandable, but don’t recommend your tenants to email you with questions if you won’t respond within a normal timeframe). I submitted a maintenance request early April and it wasn’t addressed until mid May. I called a few times and they said they were working on it. Another thing, you must pay $30 monthly for trash valet, yet they don’t always pick up the trash. I once had 2 trash bags and cardboard boxes and they left 1 bag there until the next day. I emailed management and they have yet to address the issue. I only email because getting in touch with someone in the office is near impossible. It’s a corporate company so you always end up talking to someone in another city or just never get to talk to someone. It’s very frustrating.Lastly, for the last two months, there was an increase of $200+ for water and sewer. We emailed management and two months later, nothing has changed. All we were told was they are working on it and will let us know. When we posted on the portal asking if other tenants had experienced such thing as well, the post was denied by management. I don’t get it.Overall, pretty bad management and that is why I would not recommend living here.

I, sincerely, have never been treated so incredible at an apartment complex. From the second of applying to moving in, they were just as enthusiastic as I was (thanks Tim!) to move into such a killer community. There was a minor issue with my A/C and within an hour, they were doing everything they possibly could to get the situation fixed (thanks TJ!). They constantly called to make sure I was happy. The place is a dream but honestly the staff is what makes it worth it.

Staff is beyond amazing. Biggest pool Ive ever seen an apartment have. This place is tucked away in its own little section of SW Austin which I think is cool. Turn left out of here and you get to Austin. Turn right and youre next to Jester King Brewery, national parks etc.

Cant wait to move in!We checked out several different apartment compelxes around Austin and with the sign on deal Palo Verde offered and the amazing ammenities like the gym, pool, and BEAUTIFUL scenery. After the tour I noticed this was the most memorable and the others didnt even stand out! Cant stress enough how ready we are to move in and start enjoying this beautiful place!

So I left a review when I first moved in back in March on Yelp and cant believe I didnt on here. I LOVE this place. The finish outs, the residents, the location.. the view of it all. My husband and I have lived in apartments our entire adult life and by far this is the best one. The staff is amazing and the resident events are awesome too. We are now 93% occupied and so new faces constantly. I love my night time dog park get together with the residents and its like having a download with the neighbors all the time. We almost count on each other to be there so our dogs can play. We know each other dogs bark too haha.. With that said the pricing isnt bad, you can get a garage, carport and the amenities are bomb. Even though things are starting to be used more we are getting used to it haha.. What can I say we were spoiled at first by having the gym all to ourselves. But was bound to happen. I look forward to living here for the next 5 years.. Hope Greystar manages it the whole time, but in this industry things sell. I would say rent here if you can and enjoy the wonderful experience of it all. Oh lastly, work orders get done SUPER fast.. like same day.. its awesome!

The website said they were open till 6. The sign in front of our parking spot said they were open till 6, but the rather rude individual in the office said they close at 5 and would not show a unit to us. Too many options to put up with this. Next!
