I was planning to move here a few months ago, and I applied and they tried to levy a non-refundable $300 opportunity fee against me. If it sounds like an Orwellian name for a scam... thats because it is. There are almost no hits for opportunity fees on the internet (because its not a thing), and the few I could find describe seedy landlords looking for a legal loophole to charge extra. When I asked the management if I could add a co-signer to the lease to drop the special charge, they said that it probably wouldnt work to remove the charge (you cant talk someone out of scamming you).Seemed like a nice enough place when I toured, but theres no way I would let someone be my landlord that likes to charge scam fees.

My roommate and I have lived here for about a year. We just resigned the lease due to liking the area and overall the experience hasn’t been the worst. Rachelle is amazing and wonderful and always helpful and kind, the apartments are in a great location. The grounds are maintained and it is overall a quiet neighborhood.That being said.... We have had several issues with our apartment. All touch ups are cosmetic and there are some issues that frankly we didn’t expect when we first toured. Our outlets don’t hold plugs well, our dishwasher was put in wrong and we have to legitimately tape it shut, toilets don’t flush well, porch doesn’t have a screen and multiple windows don’t either etc. I’ve had maintenance requests closed with no outcome- legitimately nothing done, just closed out with no work done. This has happened multiple times, sadly, to where I will just try to make do with what I have because nothing ever really gets better. Maintenance will claim they have called to enter the apartment for service, when they absolutely have not and shut down requests/ mark them as complete when they didn’t complete the work. I’ve asked for my email to be added to the contact list as I’m the main contact for my household, not my roommate, but the office has not done this despite multiple requests.Overall, you could do worse. And perhaps it will get better- I know these times are hard on everyone. And if it does get better I’ll be more than happy to amend this. But as of right now I’m less than thrilled with my experience, which is unfortunate because it has so much potential!
I moved here in June and it’s been great thus far. The property managers work with you to find the best rental rates and they’re always available for other miscellaneous requests.The maintenance team is quick to respond as well and were there to help with any initial move-in pains. Great dog park and pool too.
Every since I’ve moved in the whole crew old and new have been great to me and my mother. There are some flaws but nothing too serious. They are reasonable people. I plan to stay as long as they’ll let us. Thank you Melrose Trail management and staff.
The property is quiet and nestled right in the middle of every convenience you can imagine! However, the buildings, even though are “newly remodeled” or “resurfaced” are tragic! The electrical outlets are all loose and falling out of the walls in some instances! Building 8 partially burnt because of faulty wiring! You have to submit Numerous work orders to even get one thing rigged to work temporarily. My apartment is just one big ball of mold and they want to spray some dollar tree mold stain remover to “Cure” the issue! The staff is as nice as they can be, while also denying or accepting any responsibilities for the actual property!And the property can not keep a stable manager or management company for more than a year or so! I just want to end my lease and leave the property! Long story short, don’t let the convenience of the location influence a decision you are sure to Regret!Ohhh and don’t get swindled into paying any extra for one of the Mud “yards”. They expect you to “maintain” the yard on your own! So while you don’t have your own privacy and the neighbors above you let trash blow all over your yard, it’s just another Feature with no real benefits!
This place is great! I loving having a grocery store so close. The pool is such a nice place to hang out. And the staff is great to work with!
Have been here almost a year now and have had no issues. Rochelle is a great help in the office and the maintenance will take care of all your needs!For that! Five stars!
This complex is made to fail. Ive lived here since 2013 and convinced myself that this location trumped the issues that the place provided. From constant turnover of management that you never get a good relationship with. Rules changes constantly with new groups with differing attitudes. The same to go with maintenance. These buildings get surface touch ups but honestly need to be redone inside out due to age of the buildings. Theres no hope that these things will get better due to the vicious cycle of turn over. So good luck to whom ever is reading this...management or potential tenants
I highly recommend Melrose Trail apartments.The office staff is professional and always available for questions or concerns. Maintenance stays on top of work orders and communicates appropriate turn around times. Location is also a bonus! All around a great community to choose when looking for your next HOME.
Lived here for 5yrs. And I have enjoyed it. Its quiet and friendly neighbors. Management has been prompt in our request for maintenance request. I wouldnt like to live anywhere else.
Just moved in here and have horrible experience.I have a unit that is not ready and has broken parts in windows, broken electrical plug which heated up my iPhone and dead as soon as we moved. Cockroaches all over kitchen. Walk areas are not well maintained there are broken patio, steps and walkways stink. Kitchen pantry room stinks. Windows mesh was broken and flies are coming in.Reviews are made up recently for which I have fallen and took this apartments.
Great location, close to everything I need! And the grounds/facilities are beautiful. Love the trees!

My work orders are responded to quickly and professionally, even small work orders like replacing a/c filter, interior pest control, and light bulb out. The property has been remodeled which created a dog park which is great!
We have lived here for 6 years love it! Very convenient location and the management is extremely nice and helpful!
I moved here about six months ago and I haven’t lived in an apartment community near as accommodating as Melrose. The management team has been super helpful and is always on top of any work order I have to put in. Couldn’t be happier.
Apartment living can be a challenge, but good management, along with beautiful surroundings and close amenities make Melrose Trail a great place to live!

Would rate 4.5 stars if I could:4 stars for the apartments themselves5 stars for the new management.I lived here from 2018-2019, and the management in 2018 was very difficult to work with. I rated them very poorly, but since the new management took over in February of 2019, they have been amazing. I was very pleased with my experience with them, and I highly recommend them.
Could not ask for a better place in Austin! We have lived in a lot of places around the Austin Area, Jonestown, Georgetown and Lago Vista, but I feel that Melrose Trail in Austin is the best place inside the city limits! Great staff as well! Thanks, Melrose Trail!

Nice location And staff but terrible inside . Building is super old and infested with roaches !! I have tried everything and tons roaches still are in apartment . Spoke with neighbors and they are having the same issues .
Ridiculous. Just absolutely ridiculous.The management of the apartment are so incapable of communication and are so ineffective at fixing issues its just appalling. And its not like its cheap to live here either.Ridiculous, save your money and live elsewhere.
Initially, I left a 1 star review. I have to say that the new management must have taken it to heart. While I never received the promised kitchen/bathroom upgrades, I understand that these were promises given by a crew no longer with the complex. They now maintain the property pretty well. Rent hikes have been minimal, the maintenance crew always responds quickly and does really exceptional job. While I would have enjoyed the upgrades, I have admit that knowing that things will be fixed when there is a problem is certainly piece of mind, they have fixed the cabinets and all other complaints as best they could and for that I have changed my review to reflect the work that they have put forward to keep me as a renter.For reference, I have left the initial review to show just how much they have swayed my opinion with their hard word work and dedication to their renters now.Signed a lease with the promise of Granite counter-tops and new cabinets in their newly renovated 2 bedroom model. 8 months in to lease after being told every time I paid rent that it was coming soon and the manager finally tells me show me where its in your lease and well, we tried it out and couldnt get the granite from china cheap enough then continued with well all units are the same price, granite and new cabinets or not.... So basically if you were unlucky enough to sign a lease with an empty promise you will pay $X a month more than a comparable apartment for spray painted rust in the sinks, cabinets that are from the 80s and falling apart, spray painted counter-tops, wall outlets that dont hold plugs, blinds that dont match, dingy paint in every room, cheap light fixtures. I wasnt told I would maybe get a renovated apartment. I was promised a nicely renovated apartment with Granite and new cabinets and instead got the run around for months to only have them tell me oh well. They should have put out a community notice or something along those lines the moment they knew, instead they made excuses and for that I cannot give more than one star. They lied to me to get me to sign a lease, end of story.The star is for their exceptional maintenance crew, when something breaks they are very quick to fix it. The floors and appliances were new and pretty nice as well.
Let me begin with how HORRIBLE the manager/supervisor RICK HERRERA at the Melrose trail Apartments in Austin TX is!!!! His Rude & Raciest!!! If you are looking into renting an apartment DO NOT WASTE YOUR TIME AT THIS PLACE. You will regret signing that lease. This man will make your life hell. He NEEDS to be FIRED!!! I AM getting my lawyer involved to deal with what I had to go thru with this individual!!!!!!
If I could give this place no stars I would. The buildings here are very old and consistently break down. The maintenance men response times are very slow if completed at all. The office staff will always assure you they will take care of you, but constantly lie about amounts owed for rent, work orders they put in, and any other thing you ask them for. The only thing good about this place is the location and semi low prices. Otherwise, I wouldnt recommend this place to anyone.

This apartment complex is getting terrible reviews on Nextdoor Neighbor from the tenants. Crime from other tenants seems to be a huge issue. Owners appear to be a law firm that specializes in commercial litigation. Given what Ive read, I would recommend running.
Very restrictive policy after initial lease is up. If you dont sign a 6 month or longer lease after completing initial lease (even a 1 year), must go on month to month, with a 200 dollar per month penalty above market rate, even if you know the exact move-out date. Was told this is because they have to contract out for the cleaning. This does not make sense, as they could do a short term lease extension with an exact date for move and clean and prep for turn over. Then was told that the month to month would be convenient because you would only have to give 30 days notice. Again, not a 200 dollar convenience if the initial lease had been met. Just a way to take advantage of customers unreasonably.

I lived here for two years starting July 2015. The property is very much older and really needs a serious overhaul. Like close down for a year and remodel kind of overhaul. Limited kitchen storage as I only had ONE drawer. Plus what you think are drawers dont even work. Just decoration. I asked several times to have my ice maker fixed and they never fixed it. One guy came in and pushed the hose behind my refrigerator and said it was done. They also wouldnt replace my old circa 1975 fridge. The hood vent made a loud rattling noise so I never used it. They also told me they had a $1000/month maintenance budget. FOR THE ENTIRE COMPLEX. I made several requests at getting things fixed and they never got fixed. They went through 4 management changes in two years. Then when I moved out and got notice of what they were charging me for, the management changed AGAIN. In a matter of two weeks. My daughter caught our microwave on fire but it still worked and I cleaned it. There was some damage to the plastic screening on the door. They wanted to charge me $154 to replace what is a $$15-$20 microwave. They also wanted to charge me $126 for blinds that were messed up when I moved in and one, just one, of my kitchen blinds that broke. Ridiculous.Parking is a disaster. They tell you only people with parking stickers can park in the resident spaces. They dont enforce this. There are guests and apartments with multiple tenants and cars that take up the space.Overall the community is pretty quiet on the side I stayed on (bldg 7) and people were nice.

Changed management 4 times since i moved in in 2014, has been over charging me since I renewed my lease in July and maintenance cant fix or clean up a damn thing. Im calling Austin Tenants Council to take these people down who steal and cheat hard working people like myself.
Ive been here for over 4 yrs and they never fix anything in a timely manner. I had to wait a month for a new refrigerator and my food was spoil...nothing. Kitchen sink has been clogged for over two days. Still nothing. They promised me when I renewed my lease that I would get the carpet shampooed, the lease is ready to be renewed again, and the carpet still havent been shampooed. They over charged me for rental insurance when I had it already, still no refund. In the middle of all these issues, they changed property managers and ownership. They made cosmetic changes to the outside and inside of some of these apartments but they havent fixed the issues with the appliances.
Saw this apartment online so we rented it for our college student. Picked out apartment for location but its ruined down apartment complex. There so called student matching program matched my daughter with a senior and she was a freshmen. She have problems with her roommate from the start. Bulling her and even putting up an video camera to watch everything she did. We notified the management but they said as long as it was in her roommates room they could not do anything. They insisted wanted to charge my daughter 200 dollars to change apartment but there was barley any apartments to change too. Management is not very friendly. I would NEVER put any of my kids here again!
Worst Apartment complex I have ever lived in.Terrible apartments that are in terrible condition, especially for the price. Management has changed 4 times within the last 2 years. Not to mention we’ve had our car broken into 3 times and things stolen from our patio. This morning I caught someone trying to break into my neighbors apartment. Then when he thought I was gone tried to break into mine. The manager sucks, he’s rude and always has an excuse for not making sure the tenants are safe. Plus he’s a liar who always forgets what he says. DO NOT LIVE HERE!!!

If i could id give 0stars. This place is a waste of . Living there was alright even though our neighbor had police called on them almost every week. The real issues started when after we moved. They charged us for months after we already movrd and our lease ended and now its a nightmare trying to get our deposit back, wr have to go to court for it. Also they change managers all the time and are sooooo rude. DO NOT MOVE HERE THEY ARE THE WORST

I moved in 3 years ago and only stayed 3 months before I bailed this roach motel. The carpet was apparently brand new when I signed..and full of fleas. No, literally, Id walk and see the bugs jumping so of course I got it sprayed but not before I was eaten alive by fleas. The walls are held up by tears and disappointment idk how this place still exist...but hey, there is always worse, right?
The apartment i moved into was FILTHY!!! when i moved in, first thing I did was pull a slimey green and black hairball up out of the bathtub drain, about 8inches to a foot long and as wide as the whole drain! The white paint was ciggarette smoke yellow on all the walls, the front door hadnt been replaced since the last of what obviously shows to be multiple attempts at breaking in. Probly from someone loosing the key. The laundry room was flooded with 2 inches of water running out the door, and a sign on every machine that said out of order, and a rancid stench of mold to boot!It stayed like that for days!!Plus the management frequently entered my apartment with out giving me notice, after i point blank told them that was in no way ok with me, they thought it weird for me to want 24 hours notice!! Then they tried to charge me 100 dollars when i moved out for the only 1 set of blinds that were the virticle strips, over the glassdoor, which were all nasty as hell and broken when i moved in! 100$!! They have the most rediculous parking, which is insufficient for just the residents alone, let alone guests.They do have almost daily valey trash service..best part of the whole damn thing. The only good thing at all really!This place is garbage.
The A/C is broken and the maintenance men cant fix it. The refrigerator goes out every month and they still havent provided me with a new one. The lights in the kitchen flash on and off. They claim they are ordering new lights, but its been a whole month now and I still havent received the new lights. When I first moved in to this place I had to clean everything because the restroom and kitchen was disgusting.

This place is horrible to live in.... maintenance sucks they take there time to do things. I lived here for a year and hate it, my back storage room was falling off the whole year I was there. The mold in my apartment was ridiculous!!!!!!!!!! I had 3 kids and I will tell them time after time they need to fix it and all they will tell me was theyll get to it.
