Not a very great place to live. Ive been hearing of cars being broken into since I moved in, my own car has now been stolen from this complex, packages have been stolen from my door, can occasionally hear the neighbors fighting..Yet they continue to have no real surveillance nor have the gates Ever worked consistently in my two years here for more than a week or so..Youd think they could use the rent money, extra auxiliary fees, and other money they receive from residents to pay a technician to maintain the gates since crimes rates are going up all over austin.At least Try to make the community safer instead of wasting the money on some grass patches that maintenance allowed to die almost immediately due to lack of watering.. Now there is just ugly dry grass squares which is worse than the dirt that was there before .
First off, the staff is so friendly and accommodating. Casey made sure I received an important package delivered to the office, she waited until I arrived to pick it up! The grounds are beautiful, the location is awesome andI love the amenities they offer! Home feels good at Preserve at Wells Branch! Check them out!
Loved living at preserve at wells branch! It was the perfect place for me to live fresh out of college! So sad my job is transferring me, i would live here forever if i could! The staff really makes the difference here!
I just want to let everyone know that if you are looking for a great place to live you should check out the Perserve at Wells Branch Apartments. I have been here almost seven years and it has been great. Located close to all the stores and convenient location for eating and shopping. The management team has went above and beyond to take care of me.I am disabled and when I got sick, Mike came and sat with me till the ambulance and my family got here so I was not alone I just moved into one of the remodeled apartments in December and it is fantastic. It is better for me for accessibility The team worked hard to help me get into something that worked for me. I have great neighbors and love the trash pick ups we have at out door.The maintenance team if also fantastic, very courteous and works to get anything broken fixed in a timely manner. It is really a great help. So just want to thank the whole Management Team. I do not ever plan to move, why would I when I have everything I need and great neighbors that help me all the time.

I love this place !is close to HEB Walmart and Schools I LOVE the office stuff they had work with me since day one! so friendly, patience and professional. I LOVE THEM ALL Maintanance guys are so helpful they fix everything! Casey is so sweet friendly and helpful !! I Love the community activities they have so creative! I LOVE the trail next to it. trash under control, nice place to live nice view outside surrounded of trees, love the green all around it! Ive lived here for almost 4 years and never had an issue that wasnt addressed right away. When Valerie and the new management took over, it seemed to only get better. They added a dog park, replaced the fencing and not only that but they are ALWAYS doing some activity for the residents. If it isnt free food, its something! Maintenance fixes things right away, from 1 day to the next and never gives you the runaround. Great staff and very friendly! .

Totally worth moving here.Like any established apartment complex you will have issues but this place is truly awesome. I love all of my neighbors even the ones who aren’t so pleasant to run across because hey, at least they leave me alone when they don’t like me instead of trying to make others lives miserable. The place is affordable to many shopping centers, but the security as well as the front and back doors do not work although I have not heard thefts but the security right now is zero, the areas like the Laundry service I always see it dirty, they must improve those colon, then everything else is fine.
This place used to be ok but new management have let everything slip. They charge us for having the property sprayed but it’s clear they haven’t been doing it this year. You walk outdoor and can literally see fleas jumping on to your dog. My dog has had flea meds so many times this year it’s unreal. I’ve done everything I possibly can to get rid of them. Vacuum twice a day wash everything in the house but the problem is outside. As soon as you go outside they are back.
Great community and great staff! Leased the apartment because of the ideal location and spacious one bedroom- but renewed my lease because the staff is TOP KNOTCH!

What I do like about this apartments--is negated by a poorly designed entrance.Where there shouldnt be any cars to allow you to pull in comfortably--there are. Where there should be speedbumps, there arent. Just excuses. Where a full sized stop sign should be, there is a small one and a bush; to block visibility. Its as if the person who designed this place said How can I make it as dangerous and inefficient to park here as as possible.But if you can overlook that (just get a cheap recording camera in case a dummy hits you)It is great place to live. It is by everything . There is a park. And fit singles because there is awesome shopping center with boxing classes and workout classes.Food and a Bar are walking distance. A smokeshop is waiting for you.Free cable and wifi certaintly sweeten the pot...and the staff seems nice and well meaning.
Never have I lived in a complex and been charged an auxiliary rent fee. When asked what it is, simply told an extra fee to maintain the property. To me that should be included in one rent, not two separate rent charges. Asked other apartments in the area do they charge an auxiliary fee and they said no and also have never heard of that. Valet trash 25$ and auxiliary rent fee 35$ total 60$ a month, 720$ for the year. Nice area, close to the domain, restaurants and grocery stores, added a new gate around the complex, but I will gladly save 720$ living elsewhere during a pandemic.
Have ever met a man or woman that was on the whole Live. Laugh. Love type thing?Her/His carefree spirit was fun, but when you tried to ask her/him about honesty and commitment, they will keep changing the subject.🤨 When you showed her/him what rightfully should be changed she laughed then took you by the hand and made love to you.🙄Im not the greatest person myself, but good conduct and character beats a bunch of signs and imaginations talking about how someone feels about you.Sorry if you expected a review about an apartment complex
We really enjoy living here! I love living right on a green belt and being around so many trees. Our apartment is very open, clean, and spacious. The management is super kind and on top of everything. We’ve had a great experience so far.

The new manager Valerie is very helpful and kind.After months of no response from previous managers, Valerie was able to get my issue solved very quickly. I truly appreciate her help, and know she is a great asset to the community.
Horrible management! Unwilling to listen to or discuss issues that arose due to their lack of organization. There are much better options in this area, I would avoid this one!
Beware and save all papers from complex. They seem to do this thing where they get new management and do not transfer information for tenets including how much they have paid. We also had no AC for a year as well as had the management ask for the SS #s of our children. It may be cheap and convenient. I understand having no choice. If you do take the risk protect yourself. Save your stuff and document everything. You are your biggest advocate. People of color watch out. The SS question seems to be only targeted at us. I asked other mutual tenants about this and they had never been asked.

Nice apts but the price they have on apt finders isnt correct. Was like over $209 what the site shows. So thats why the 3 stars. They make you feel like oh well this is our price,so Im looking else where. Plus to far from work and family. The price they were showing I was like I can live further out. But for the price they gave me I can spend that and be closer to family and work
I moved in here recently and cant say how thankful I am to Dana for making the process super easy. Every interaction I have had with the office has been friendly and convenient. At move in the place was spotless, and its in am awesome location of Austin. Thanks again!
I wanted to share some insight into how to view the Preserve at Wells Branch as a place to live.This complex is not so much managed as it is policed, A apartment manager would have a concern for the enjoyment and positive living experience at this apartment complex. Policing is about the strict enforcement of all policies an procedures with a tenants living experience secondary.Case in point. After signing your lengthy and detailed lease, several months later on November 28th, 2016, a 10 page community policy appeared at the doors which first states “In the event you elect not to sign this acknowledgement, you will forfeit all administrative and application deposits/fees that were paid during the submission of your rental application.” Ladies and gentleman, that is called extortion. Extortion: noun, the practice of obtaining something, especially money through force or threat.It has general safety suggestions, noise and conduct etc.. but the main purpose it to release from liability The Preserve Wells Branch from basically any and everything and you waives you right to sue. In addition, This complex is old and they can even hold you responsible for repairs for the general deterioration of the apartment. And in a last page it say “I sign these releases as my own free act.” Nice.Things of this nature are a common occurrence now. But what i recently found particularly unbelievable is a note attached to the doors on March 10th 2017 asking the residents to give the Preserve a positive review on Google or Yelp and if you do you can win movie tickets and chicken nuggets. I am not kidding. The flyer is posted with this review. So any potentially positive review after March 10, 2017 might have a hidden motive for being posted. In addition Yelp’s policy discourages paying or rewarding people to write positive reviews. It is not ok to incentivize people to give positive review and one Yelp takes very seriously and can get your business account deleted.If your reading this i know you are smart educated people. There are 10 brand new complexes within 2 miles of this complex. Shop around. Look at Google and Yelp reviews and decide for your self. choose wisely.
This apartment complex is absolutely terrible. Do not let any positive reviews sway you. First few months were fine I guess. Even though the original management lied about having a W/D in the unit. Last few have been HELL. The water gets turned off randomly every few weeks or so. Dogs left out on porches bark all hours of the night; leave poop everywhere. I live in one of their “older” units with an loud A/C unit and toilet that constantly runs. Walls are super thin. If you want to hear stomping, banging, conversations, and lord knows what else all day...stay here. They’ve been repairing units all across the complex. The repair guys are obnoxiously loud, unmindful of the residents PAYING to live here. They hang out on the stairwells or in their cars on their phones instead of doing their job so they can be done! Even is this is your last option, pick somewhere else!!!
I just renewed my lease with these folks and it is still my favorite apartments Ive lived in. A big thanks to Valerie and the way she leads her team here who are always friendly and helpful. The extra resident get togethers last year have been fun too.
I just moved in here a little over a month ago. I have to say I love this place. Great amount of space for the price. I would like to commend the office staff especially Kimberly. She was the one that showed me my unit and sold me on the place. She has always quickly resolved any issue I have had and always seems happy and eager to answer any questions I throw at her. That means a lot to me and was a huge selling feature for me. If it wasnt for her Im not sure where I would be. I would recommend these apartments to anyone! Thank you.
I am very pleased with everything The Preserve on WB. has to offer. There’s a fitness center that’s always tidy. The pool is perfect for cooling off. But most importantly, the front office team has been no less than stellar any and every time I’ve needed some assistance. Especially Ms Kimberly! Her wonderfully kind-hearted demeanor has made every interaction to date a home run. Keep up the great work y’all!
Thanks for the super fast response on maintenance today! These folks are always on top of requests, and where else can you get a fireplace, washer dryer hookups, big porch, this location in Ausin, and access to the hike and bike trail for a reasonable price. This place is pretty awesome.
I have been a long time resident of the Preserve Wells Branch and i wanted to comment on a customer service maintenance issue that went above and beyond what was requires. It was winter and i had an unexpected water heater heating coil go out at business closing. Instead of maintenance waiting a day or two to get the new part and fix the heater, maintenance stayed until 10pm that very evening to fix the heater and even went to Home Depot to get a new heating coil just before they closed. Again Thank you very much. I was very impressed you did that. RC. 04/02/2018.
I have lived here for a good while and love this place. They dont have breed restrictions or size restrictions so if your a dog lover this place is amazing. Also, NO DOG RENT!!!!!!!!!! This place is well kept, the office staff rock, and I never have any problems ever. I feel so safe here I have left the top down on my car with the doors unlocked over night and my phone and articles were not stolen. THE RENT IS CHEAP!!!!!!!! The places are spacious, clean, and well kept. 5 STARS!!!! The reviews dont lie this place is amazing and I will be renewing my lease indefinitely.
Ive been here for about a year and a half and overall it has been a very good experience. I wanted to send a special call-out with a recent encounter that I had with one of the maintenance staff named Raul. They had a National Night Out event and my son tried to win a few of the prizes to no avail. He did not take it well at the time and it was noticeable. When Raul saw me a few days later he took the extra time to ask how he was doing and wanted to make sure that he was doing okay. It may seem small to some people but in a world where you sometimes constantly feel like nothing but a number, it meant a lot.
The new staff at the Preserve is the most professional and friendly group of people Ive ever met . The preserve got it right this time. The maintenance crew is very sharp and fix problems immediately and Holly is amazing, patient, and she makes sure to follow up with all your concerns, very beautiful also .Thanks
I just moved in to one of the large 2 bedroom units and my new apartment is absolutely gorgeous!!! Beautiful view of the walking trails, and so much more! i couldnt be happier. Upon move-in, there were some minor things that needed addressing and Property Manager Teresa was so attentive to my concerns and helpful, the work is being done as i write this review. FAST SERVICE. If you are looking for a new place to live still considered to be in Austin but still on the fringes of the hill country frontier, you cant beat this location. Great price and amazing office and maintenance staff! Super pet friendly environment. Already lots of trees and shade but i also hear about upcoming plans and eventual upgrades for the landscape and community. Once finished the property is sure to one of the most coveted properties in the entire Wells Branch area.
Recently moved in after living in a complex that was AWFUL! These are such an amazing change and even CHEAPER than my last place! I cant begin to describe the atmosphere change and how much more comfortable I am here. Not to mention that Kimberly in the front office is the most amazing leasing agent I have ever had the pleasure to work with. Not only did she help me, but she also helped my friend find the perfect apartments for us after WEEKS of searching. She is the absolute best!!!
In the 5 years there went through 3 property mgmt companies, a new set of staff once a year. They dont care about the property, take forever to get anything done. The buildings are old and havent been maintained. Do NOT recommend.

Current manager and staff are great. Theyve has to pick up quite a mess, and Im more than glad Ive decided to renew. You guys keep doing a fabulous job. Rates are extremely good, nice area, very pretty renovations.
My wife and I have been looking for an apt to move for a while now. As soon as we were greeted and shown around we knew this is the place for us as we are starting our own family. Stuff was VERY polite and good sense of humor. Complex seem clean and calm not to mention the location. As soon as we left we starting filling out the application and tossed the rest. Very hopeful and exited to hear back from them.
I have lived here for almost 1 year. The management is personable and quick to respond either by phone or email, to any maintenance issues Ive had. My apartment is cozy and I hardly ever hear any outside noise. Ive been very happy here and would definitely recommend it.
Gail in the office is wonderful! She got everything set up for me to move in next month and made it so delightful. She talks to you in a way that makes you feel like a friend instead of someone she can get money out of you . Im greatly looking forward to my move at the end of the month!
Ive been a resident of The Preserve for 6 months and have had a good experience so far. The office staff, especially Kimberly, is both friendly and attentive. Im amazed that she can remember my apartment number whenever I come in to ask a question, pay rent or pick up a package. Im very pleased with my treatment by the office staff.

Front desk staff is extremely helpful and friendly, maintenance very quick and respectful, and friendly residents. They also built/repaired gate along the disk golf course which increases safety. Love this place!
I had phenomenal experiences living here and I very highly recommend this apartment to everyone. The apartments look great both inside and outside, they are clean, neat, and the property is well kept up. I only needed assistance a couple times and each of those times, the maintanence crew was available to immediately and efficiently help. I always felt safe and secure, and the grounds are right on a nice trail that extends around the area. Its quiet day and night, which is great for those who work early hours or have kids that need to be up early for school. I also just love that its pet friendly, and is kept up so well that you wouldnt even know it! The leasing office personnel was so wonderful, I cannot say enough nice things about them! They are incredibly friendly, personable, and will go out of their way to help you or assist with any questions or concerns you may have. This is the best apartment experience I could have ever hoped to have and if I move back to Austin, I know this apartment is the only place Ill be living!
Ive lived her for 3yrs, and while everyone loved Cecil (the leasing manager), change is inevitable. Yes, weve all had some issues, but we need to move forward. I truly believe the present manager is the best weve had. She is honestly trying to make everyone happy (God Bless Her), and things are really getting done. Apartments are absolutely beautiful and the rates are better than compatible (especially it being on Wells Branch. I 💟 coming home.
1. Our pool has been closed for over 3 months. Yes our pool in this 100 degree weather has been closed for months.2. There is a large pile of dirt by building 11 that has been taking up a parking space. It looks like a construction zone out here and its like management doesnt care.3. There is never anyone picking up trash around the complex. Old management would have men out and about at 7 every morning cleaning up the yards around here. Not this new management.4. New management cares more about how the office and gym looks more than the rest of the complex.5. They started offering trash pick up everyday but failed to tell everyone you have to pay for it when you renew your lease.In other words, spend an extra 100 bucks a month and rent at someplace newer here on wells branch. I cannot wait to get out of here when my lease is up. The old management was superior here but since new management came in, this place went down hill, FAST!!!!!!

I have lived at The Hampton Apartments for several years. I have seen a lot of management and staff changes. I travel with my job so Im not home a lot. I recently renewed my lease after seeing one of the new remodeled apartments. All I can saw is wow. Theyre beautiful. I was in the office last week to pay my rent and met the new staff and the new Regional, Brenda. I was very impressed. There is nothing better than living somewhere and feeling appreciated. Not only did I meet some very professional people, I received a call back from a work order I had submitted. The changes that have been made here are very refreshing.
I recently applied at this place and had nothing but an amazing experience. Very courteous, professional and caring. Even if I dont get approved, my experience with the staff is nothing less than perfect and will refer others to them.

For the first 8 months everything was okay. I live on the first floor and the people on 3rd floor left water running that leaked through the second floor into mine. My bed was ruin. When i let the office know all they said is to contact my insurance. That was the reason why we had insurance. Thats what they said For the last 4 months i was getting bill a price and i paid it. Couple days later they will call me and say i owe money. Even one month they said they were going to change my locks because i owed 25 dollars. From 800 that i started paying i went over 1000 dollars. Recently I went to talk the manager and she did not help. As a manager you would expect to be more helpful. No she said she would have to look into it. A month later and no call. But i did get a call saying i owed money. One time they emailed me saying it was the wrong bill and that Money Transfer made a mistake and they send me the new bill, so i went to the office and they said it was wrong again and it was 30 dollars more. Thats unprofessional. Worst management ever. I.had to wait two months before i could leave. If not i would of left two months ago. The management before was more helpful 8 months ago. Now my family has to struggle and relocate.
I lived in this apartment complex for four years. I moved away because I thought I needed a bigger closet. I have regretted my decision because I honestly think that no apartment complex can compete at this price range. I am downsizing fast and moving back soon. This place is the best. The staff from management, leasing agents and finally to maintenance are the most courteous and friendly people. They may have be part of huge apartment management firm like the place where I am currently living; however,I felt this apartment complex and everyone working there truly cared about their tenants and keeping long term residents.
I have been living here for little over a year. Moving into this property was rough at first. Since I been here since last year August I believe there have been about 3 different property managers. And I must say the one that is here now (Mrs. T) she is AMAZING!!!! It finally feels good to have a property manager who actually cares for their people and goes the extra mile. No to mention the location is great!!!
STAY AWAY!Living here was the worst experience of my life. I lived at The Hampton for two years. During that time we have been through three different managers. The water is constantly off, the community smells like cat pee, the office staff is very rude and unhelpful. Make sure you keep every receipt for they dont keep track of your payments. My water heater busted and it literally look them a month to fix it. I had to constantly call to inform them that mold was growing rapidly in the closet where the water heater is located. When they finally came to fix the problem, instead of them removing the mold, they painted over it. I am so glad my lease term was up two months ago. Stay away its not worth it!
Apartments were recently refurbished(new kitchen appliances, light fixtures, knobs, etc.), but many things were overlooked. Many of the strike plates in the doors are loosely attached to their over-worn frames, and the one in the master bed falls out often. the summer warmth has caused the wood in my room mates door frame to crack as well. Not managements fault but the front and back porch each had 6-8 hornet nests. the back porch also has some wood rot that was painted over instead of replaced. Many window screens have holes as well
The lighting is TERRIBLE! Out in front of bldg. # 8 there is quite a bit of drug trafficking late at night and if that area were well lighted, it would send the dealers somewhere else! Also, lighting everywhere needs to be improved. I believe the owners are just too cheap to install it. We need the ultra high powered white LED lights and we need them NOW! Management quality here is good and maintenance is OK. Overall, for the money, its a decent place to live. Homogenous racial blend but its quiet most of the time. They cant seem to keep the front gate working, however; cant figure that one out.
The outside of the apartments are old and dingy, paint peeling, dirty breeze ways and just the feel and look of a highway motel. Dumpsters are always overflowing. The grass is mostly dead and mud. In serious need of landscaping. The apartments themselves have been somewhat renovated but at the cheapest possible cost. The hinges are old, cabinets repainted instead of replaced, things glued and taped and being held up by wood under sinks. The ceilings are very low and walls thin. I can hear the neighbors next door and above me as if they we inside my apartment. It feels and looks like a cheap motel. Good if you are on a budget and need a cheap place to live, under a 1000, but you get what you pay for.

Just recently leased an new apartment here. Cant say anything but good things about the staff. They were very friendly and thoughtful. The apartment is really nice.

I have to update my review because a new management company took over recently and they are AWFUL... They dont care anything at all for the residents and the grounds are now filthy and disgusting. There has been broken discarded furniture/mattresses/couches by the dumpsters for OVER a month (including the one where you first drive into the complex so as a perspective renter you should take one look at that and turn RIGHT back around as fast as you can) so now I am paying to live in the local landfill apparently. When I asked the new management what they were going to do about it they just got defensive and said that someone was dumping the stuff there and they were trying to catch them... okay but meanwhile youve done nothing with it and it sits there and I am now paying rent to live in the local landfill! Additionally the management is rude, does not follow up on anything they say they will do and the grounds are no longer kept up or maintained. I will definitely be leaving as soon as my lease is up and I advise anyone else to avoid this management company at all costs.Old review posted a year and a half ago:After looking around at the few apartments in my price range, that would allow dogs over 35lbs that often didnt have any availability until 4 months later, had NOTHING to show... no model apartments not even a 3 bedroom apt when you were looking for a 1 bedroom apartment... and office staff that were snobby and seemed like they couldnt make the time to answer your questions... I found The Hampton Apartments. When I dropped by Melissa was in the office and was super friendly, gave us tons of time and oh my gosh they even had a model to show us! Not only that but they happened to have a 1 bedroom apartment on the first floor that was going to be available that next month. I am so so happy that I decided to take it. Ive been living here for just over a month and I LOVE it. Melissa continues to be super friendly and helpful and Cecil in the office is always polite and helpful as well. Any maintenance issue Ive brought to their attention was promptly taken care of. The grounds are well maintained, and the location is excellent. SUPER psyched to call The Hampton Apartments home!
This was the worst place I have ever lived. We moved 8n around December of 2018 and as soon as we arrived there was a roach infestation. The management team put this off as our problem and did not want to take action to negligence on their behalf and the fact that they broke the law by moving us into an unfit apartment. We threatened with legal action against them and this persuaded them to pay us back our deposit and also pay for our new deposit and moving costs. Do not give this property any attention and stay far away from this trashy neighborhood.

Ugh! If your thinking about moving into these apartments, I recommend you don’t do it! Where do I even begin. The maintenance guys are lazy. They don’t even do their job. They recently got a young one working for them but I spotted him layingdown inside his car when he should been doing his job. Make sure you have your recycling bin ready, they hand out tons of papers. For expection (They don’t even come on the exact date). You’ll up your dog in a cages or leave for the meantime for basically nothing. Also tells you about the Crime around the neighborhood when they can just email people and stop wasting tree! The lady with the short hair is always staying late like she doesn’t trust her residence or doesn’t get her job done on time. The walls are so thin you can hear your neighbors conversations. Roaches all over the basketball and pool area. Everything in the apartment is fragile. The gate to get into the apartment is so small like two cars can easily bump into each other. TheyBe so quick to collect the rent money they have a big sign at the entrance when the rent is due.
I have lived in these apartments for 3 yearsI had a very bad leak in my apartment. The water was ankle deep and got all the way into the kitchen and soaked the carpet of my bedroom it took 3 weeks before they got the carpet replaced and my trim in the bedroom fixed. And I asked for a discount for the trouble i had and was denied a discount on my rent. I called every other day to check status of something being done. Also a.c. leaked for about 2 months.I got a final water bill it was for one month in the 3 and a half years I have lives there I never had a bill for 118 for ONE MONTH for water thats insane . Im told the water bill is 2 months behind I never had a problem before I always paid my water the the rent on the first of the month. This is the first time in 3 years they say it wasnt paid. That bill was from Nov to December no one was even there 2 weeks in November and I moved out Dec 3rd the water company is ripping everyone off.
HORRIBLE EXPERIENCE!!!!We came in to look for the apartment on Nov, 2016. The lady Julian in the office showed us the nice MODEl, with everything upgraded. I asked to see the real unit, she told me that it wasnt available for me to see. Well, I moved into the apartment in 10days after, if you dont have any units available for me to see, that means you wont have any units for me to rent?! The 1st day we moved in, it was a very old unit, all cabinets in the bathroom plus kitchen smelled very nasty.The bill for fist 2 months were not dropped off in our mailbox. My bf came TWICE, and talked to the lady in the office, she gave him the amount to pay. After that 2 days, the office manager called us and told that we need to pay more than that. It happened TWICE for the first 2 months that we moved to. Very professional system?!The bill always includes pet control or insects prevent, and recently, RATS came to visit us. My bf came to talk to the office, they said they will send the pet control people to our apartment but NOBODY came. We cant live with RATs please, make it done for us!!!!!!!!!I thought with $871 rent for a month, Im deserved to live in the another apartment more clean than here! Luckily the lease will be done on June, Thanks God!
Property is well maintained - work in process - pool is always clean - friendly office staff - great location to major roads - maintenance is there for the residents - it has improved 100 percent - well worth the time to stop in and check it out - been there for over 11 years and plan many more.
New management FAIL!!!! Summer time has always included many fun times @ the pool. But, not this year! Why cant we use our pool? Previous manager had no problems maintaining the area. Do we get a cut in rent, since were in June & still not available? Bad management...
Im glad to see Julian is gone! The team here is way better now, he never did anything for the complex. His famous words are Ill be back and never would come back to help. His work was so terrible and he was very rude. So Im glad that he no longer works here and that the new office is finally getting everything under control. Although Julian is unprofessional and uneducated about leasing.
I have lived in these apartments for 13 months and it has been super awesome. Office staff have always looked into any concerns that I have had at a timely manner.
!!!ABSOLUTELY THE WORST!!! Glad I didnt end up signing a lease there, the application process alone was so unprofessional! They kept $225 before I even signed anything!!!! Might as well burn your money, that will save you a headache and dealing with the rude staff.
They keep changing the rent due date, and not notifying tenents. When I moved in rent could be paid on the 3rd, then the 2nd now the 1st. I got a e-mail informing me on the 2nd. Ive been charged late charges twice. Another time the online rent paying website didnt work. I informed the office about the website and was blown off. I was even given a election notice. When I first moved into the apartment it was ready 2 days late but I was not credited the days I could not move in. When I got the tour before moving in I was not told that the washer and dryer are not included unless you rent them seperantly.
WHATEVER YOU DO DONT MOVE TO THESE APARTMENTS! These people change management like they change clothes!!! The new manager thats in charge now as of May 2016 is very rude and not helpful. This is our second year living in these apartments and I regret staying here. Our old apartment use to flood all the time when it rained, They would always just washed the carpet and put it back on even though mil dew was all over the place. The property got renovated meaning some units/apartments and thats the reason why we stayed for another year thinking they would be better. We are paying 1,400$ a month, weve only been living in our so called New apartment for barely a month and on New Years Day our kitchen sink flooded and water was all over the place...Oh not to mention that we are infested by rats!!!! Yes you read right RATS!!! When we moved in we saw a huge rat, We called the office and they never payed any mind to it and well now the huge rat gave birth and theres mice all over our kitchen apartment. My advice is save you a headache and dont move here. Im so upset of how management handles situations, they take forever to get back to you, they never take action to the situation right away its just a headache. You would think that for what we are paying we would get something decent but stuff is always falling apart. Just dont move here. Save your self a headache!!!
I have lived at the Hampton for a year and half. Everything was well until the property got sold and have new management. Since Cecil with his staff left, this property is going down hill. The office staff is impolite, they do not know where is their head from their toes, the grounds are super dirty and it looks like a poor neighborhood. The dumpster is very close to the building I reside and the garbage is all over and tons of sofas, mattresses and other stuff. It makes the entrance look completely unattractive and dirty. The fitness center is disgusting. Previous maintenance use to keep it very clean and sanitize. They provide alcohol. I can wait to move out of here.
Update to my previous review....Ever since the new management company came in November the property has fallen apart. Trash everywhere, large sofas filling the dumpsters. I dont know about this place so much anymore. My lease is up next month and I am currently looking for a new place to call home. I can see by other reviews that others share in my disgust for the way that things are going now.
We have lived here for 4 years and while the new owners were off to a pretty rocky start, there were new managers every 3 months and just about every one of them was rude, unhelpful and/or unkind. Not the manager now though, they came through in beautiful fashion with Theresa and her office staff! We are renewing our lease because of this team of staff we have now. You can definitely see the changes they are making. Theresa is very helpful and soft spoken, yet gets things done in a timely manner and her staff are no different. We are moving apartments and the change happened flawlessly. We could not be more happy with how easy it has been working with this team. I have never had such an easy transition and that is due to the 5 star office staff.
HORRIBLE!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Me and my cousin had an apartment their, they change manager like we change our clothes it was a NIGHTMARE. They wouldnt even work with you no matter how much money you brought in if you was 10cent off you couldnt bring your money order, theyll charge you for a late fee after that. Maintenance people SUCK ASS, majority of them was TEMP, my mom came in visit and one of the maintenance crew walk into my apartment without even knocking and my mom was just wearing her shirt and panties like I thought my life was in DANGER . Just dont move in AT ALL RENT will change over night and you wouldnt even notice it. More tot he story but, I already wasted my life just by writing this
Wouldnt give this place a star but had to rate something.....horrible experience with the office staff I worked with Kimberly and she was very helpful at first but then when i gave her notice that i would not need to move into the apartment due to having to relocate cities thats when it went bad. Kimberly told me several times i would get my deposit of $150.00 back because i never moved in and i gave her notice she also explained how the admin fee was non refundable which of course i knew that. BUT when contacting Kimberly back by email she stopped responding and she also not returning my calls. Then when asked to speak with the manager whos name is Teresa she was also rude. Told me i could not get my deposit back and the only reason was You did not move in. when i asked her for their Corporate number i was then placed on hold and never heard from them again. Need i remind NO WHERE listed did it say the deposit was Non-refundable only the admin fee and when asked around a SEVERAL different apartments they all stated Maam they were supposed to return your deposit fee YEP they robbed me with my eyes open!! and trust i definitely contacted a attorney to deal with these people at this office.
As i write, our water was shut off without notice... the hot water is not working and the office/customer service phone is not available anymore. There are roaches everywhere, dog poop everywhere. Theyre trying to renovate the gym, which is nice, but they should bolt down one of the equipment since it almost fell on my friend. At least put a sign to not use it because we thought it was secure to use. That couldve been a law suit right there. Maintenance is not competent. I cant wait til next month to move out. New management should focus on the residents and their needs in the apartments than the amenities.I Miss Cecil and his crew :(New manager, you think you can notify your residents when you change numbers or fix something on time???? The price for a 1/br was fair given the market in Austin. It was in close proximity to I-35 and Mopac, as well as many small shopping centers. The apartments were right next door to a park with a hike/bike trail and disc golf course, and the Wells Branch Library and the community garden are just a few blocks away. I enjoyed having a small private patio to watch the sunset. My biggest complaint would be the lack updating to the units with regard to insulation. In the winter the heater ran incessantly, and in the summer my electric bill was outrageous due to the AC never being able to cool the apartment. Parking was also an issue sometimes, especially the weekends. I never used the pool, but it seemed nice. I did use the gas grill a few times, until some genius decided to put charcoal briquets in it and messed it all up.
When my wife and I signed our lease for this complex it was called the Hampton Apartments. When I called a couple weeks before moving in (we moved in September 2016), it had just been bought out by a new property owner and renamed the Preserve Wells Branch. So please understand that many reviews on here are referring to the old owners/managers and some of what Im going to share is the disaster that was the previous owners/managers and the miracle working Ascension, and in particular the manager, Teresa, have been doing since taking over this property.So: Old owners- when we arrived for moving day the property was still being managed by the older management team. Upon receiving my keys I was informed that were still doing the renovations on my apartment. What that meant was that I had no drawers anywhere in my apartment, half my cabinets werent covered, of the half that were, half were the wrong size, we had cracked glass in our west facing bedroom windows, none of the outlets in the kitchen or dining area worked, the frame of our sliding glass mirror closet was falling out of the ceiling, chunks of paint were missing from our bathroom ceiling, ply wood was nailed to my bathroom mirror, the linoleum in our tub was chipping, and the A/C was set to 63 but was blowing about 81.So, had this continued to be the case, this review would be totally different and we would have gotten the **** out of Dodge.So, that weekend, the only thing that had been fixed was the A/C (apparently it was just low of fluid). Oh! And when maintenance finally brought in drawers, they were dirty, had sawdust all over their interiors, painted like a toddler had done it and were the wrong size (too small so he put them in anyway.).Ok, enter Teresa!She arrived back from a training seminar that week and when she found out Id been coming to the office everyday, sometimes more than once, she personally came up to my apartment and took photos and notes of everything that was wrong/unfinished. Put in work orders and then oversaw the repairs/renovations. She is a no nonsense manager and when people on her maintenance crew couldnt get things done, she found people who could. There has been a radical change in atmosphere and appearance since Teresa took over. Shes cleaning this place up, so to speak, with pressure washing the sidewalks (because they NEEDED it), to revamping the valet trash standards, new landscaping. The maintenance crew she has on staff now are awesome, prompt, follow through and get it done right!There have been issues with our bills because of poor record keeping by the previous owners but every time weve seen something and addressed, Teresa has not held us responsible for the issue and lately things have been a lot smoother. Let me emphasize that because our last apartment made everything our problem: when something that is not our fault happens, Teresa works directly with us to resolve it and doesnt make it our problem to deal with.All that to say, you might be deterred by the rating you see but remember that the average is based on a lot of ratings from before Ascension and Teresa took over so make sure you read them carefully and pay attention to when they were written.In summary:Pros:-The new management is great and super helpful-If you come to them with your problem willing to work together, they will get it done-The new maintenance knows their stuff and does a good job-Great location for access to Round Rock, Pflugerville, or Austin-Greenbelt trail goes right along complex (complete with disc golf course)-Lots of floor plans depending on what you need/want-Fairly quiet community aside from the occasional driver with loud musicCons:-Still in somewhat of the transition phase so they seem to be continuing to sort out some issues from previous owners-They are in the middle of renovations and turning this into a Luxury Complex - may not seem that theyre at luxury quality but living here I can see the changes happening
Worst apt ever. They charge you whatever and whenever they want. Everything inside the apt is old and dirty. Nothing works in the apt. A/C and other appliances only gets worse after repairmen, not to mention it took years for the maintenance guys to show up. Appliances in my apt never got fully repaired even until I leave. Leasing office always tells you that theyre busy and have no time to take care of your apt. Worst among the worst, leasing office people are unbelievable mean.Dont live here.
My experience with the apts wasnt good. I was going to go to work for company but they had me as contractor instead of hiring which now means you have to wait a month to get paid but yet a electrian can get paid the same day with petty cash.then the lead maint tampered with his own heater and they fired me because I went by apt and tenant wouldnt let me in to fix it.office sure didnt mind calling me on thanksgiving to come out and work.
I Cannot Explain How Awful these apartments are .... I Cannot wait for our contract to be over .... If I could give a review with out a star I honestly would... You guys wanna know how many times my packages have gone missing here 3 times and that is way too many times... And only excuse is that it might be fed ex or UPS ... When before everything was delivered to the front office and now it still is because when you call UPS And FedEx they say stuff is delivered at front desk... If Anybody knows what company is now running this property let me know... I have a few complaints I would like to really take up with them ...
My son and his girlfriend recently moved in here and this complex isn’t a safe place to live. They have had random people looking through their windows and banging on their front door at 3am. Stay away From this place. Looking to get out of the lease for safety reasons ASAP .. calling a my lawyer in case the leasing office refuses to allow them to break the lease ... not a safe place.
Do NOT move here!!! I cannot stress this enough. From day one, living at this apartment was a nightmare and the overall issue we had just never got resolved.My fiancée and son moved to this complex in November. I stayed in a different city because of work but planned to eventually move with them at the beginning of the year. The first day that we moved things in, I was putting things away when I found a roach in one of the kitchen drawers. Thinking it was an isolated incident, my fiancée didnt think much of it until the next day when there was another one. He called the office about it and asked about the apartment getting sprayed. To his surprise he was greeted by a nonchalant attitude from the representative, Jillian. Despite her attitude she said they would get pest control out the next day since he was scheduled to be at the complex. Thinking the problem was fixed everyone went on their merry way..until the next day.The roaches multiplied. There were more and more everyday following that. Most of them popped up in the bathroom but they were numerous. The pest control man came out every single week to spray and get rid of them. We even asked the complex to come out maybe an extra day per week in an effort to get this under control and we were greeted with just a nonchalant attitude and were told that we would be charged a fee for the extra day..insane!!! Finally, the manager stepped in and came to the apartment with the pest control guy to see if she could better understand what was happening. That was practically pointless. I stood and listened to her be condescending to my fiancée and brush off the issue. Ill be honest, that meeting didnt go well because I jumped in and was not nice to her in the least.Please keep in mind that the lease was signed November 1 and it took her almost three weeks to get involved at all despite numerous calls. Im fairly certain she only came into the situation because of an official letter that was sent notifying them that they had a certain time to resolve the issue or we would vacate the lease and sue for our expenses.They did advanced treatments on the apartment and sprayed every week. At one point they treated the cabinets and the apartment had to be vacated for almost 3 hours. The roaches were still there and were not talking one or two here or there. Were talking small clusters in the bathroom sink and tub, on the walls-just everywhere. They finally traced it to the apartment connected to ours. The lady living there was, to put it mildly, a hoarder of sorts. Her apartment was brimming with roaches falling from the ceiling, crawling on the walls, crawling in the cabinets - an infestation. Once they found this, we thought the nightmare may be over..not so. The roaches continued to overrun our apartment because the other tenant continued to live in the unit beside us and apparently they werent able to get her situation under control.Finally, we decided it was time to cut ties and do you have any idea what the crazy manager had the nerve to ask? She asked for a 60 day notice instead of the 30 day notice she was provided. Ridiculous! Theres an infant involved here. Why would we continue to throw money into this pit when you cant even provide sanitized and clean conditions? On top of the roaches, the heater didnt work in the apartment and neither did the AC. Before we made the final move, we had new neighbors move in upstairs and I promise you, it sounded like they body slamming one another into the ground at all times of the day and night. When we actually moved things out of the apartment to go somewhere else, the roaches were so bad that we ended up finding one in our sons diaper bag and one in our new couch.This was the worst possible place to move. Were now waiting on our deposit to come back. Despite the issues, we had the apartment professionally cleaned and we had a walkthrough done because we just dont trust them. Hopefully this will all be over soon but the message remains the same. Dont move in here....unless youre okay living with pests and vermin
This complex is going downhill in a hand-basket. Under the old management, the property stayed fairly clean and well maintained. All that has changed and we now are dodging dog turds daily just to get to the parking lot. Maintenance used to walk the premises daily to pick up trash and make sure the fences/general property were maintained. Now the parking lots are littered with beer bottles, fast food containers, broken toys, furniture, and other trash. Theyll close the laundry room for days on end without any notice or even a note on the door. The water bill continues to go up when neighboring complexes pay $10-$15 per person and our rate is double. It is a shame to see the place change so quickly.
Bugs, bugs, bugs, bugs ive had an extremely bad bug problem in my apartment since i moved in. So if you dont like to live with bugs dont move here
I do not live here. I had an appointment with a client. The site was okay. Mature trees. Looks dirty. Within 10 minutes of being parked there was damage to my vehicle. I looks like someone hit my vehicle with a pellet gun. That tells me a lot about who lives here.
