We renewed our lease due to not wanting to deal with a move during covid and we regret it. We have never had so many issues in a complex. We understand certain things come with apartment living, but it’s been a constant strain to simply be able to enjoy peace and quiet at home. We have had a rotation of extremely loud neighbors, water leaks through the ceiling on multiple occasions (I am pretty convinced there is mold in the walls now), bug issues, dirty neighbors (leaving out trash, letting boxes mold, etc), tons of dings on my car from tight parking as well as being hot in the parking lot, more issues to even list. There is a lackadaisical attitude towards handling noise complaints.. I feel like I’m constantly having to call about something and I’m a very realistic person when it comes to reasonable inconveniences to expect in an apt. When I call, things do get handled for the most part, but it is done too soft. Pretty much anything goes here, there are tons of disgusting patios full of junk and the wood on the patios and stairs seems unsafe. My railing is barely hanging on by some rusty old nails. If the price entices you for the proximity to South Lamar, just keep in mind you get what you pay for, and in this case even less.
I recently moved into an efficiency unit at Barton Mills, and I love it!I had some changing circumstances that affected my move in date, and Jen and Brian, who run the office, have been more than accommodating. They have both exuded a welcoming hospitality.The community is quiet, nestled away off of South Lamar- the location is a amazing!I love my little studio; it gets eastern morning light, and though snug, is well laid out.Overall, it’s been a very good experience!
I found Jen in the office to be really helpful in the leasing process. Great location and affordable rental.
Very grateful to have lived in this beautiful spot for 2 years now. Brian and Jen are both incredibly helpful and thorough. I love the location. And how I feel immersed in mature trees while also so close to the city.
It was easy and simple to move into Bartons Mill. The staff was accommodating and made sure everything was in working order. If I had a question or concern, they werent afraid to answer or ask more questions to figure out the best way to respond. Fantastic management and everyone I have met has been really nice.
Quiet neighborhood, beautiful green areas. Ive put 3 work orders so far and they have been taken care of properly. In my experience, the times Ive needed something from management it has been fine. Office personnel well educated. Maintenance personnel very helpful as well.
Great location. Great pricing not too expensive for South Lamar area. Management is wonderful and if you need something fixed they fix it fast!

Bartons Mill is a fantastic spot to live. I like the heavily covered trees in the complex and the management is the best Ive seen. The creek that runs through the complex is great for pets and to take walks in. its a secluded complex in an awesome part of town.
So happy I found this place as it has a friendly staff & great location! And the pool is perfect on these hot days!
The staff was super helpful with the sometimes frustrating online application process and were great at explaining all that needs to be done when moving into Austin from another state.
I just wanted to write a little something to thanks all the staff at Bartons Mill, now that I moved out of town, first Id like to thank Brian the manager for having facilitated things throughout my stay for 7 years at Bartons Mill, he was always available, polite and genuinely dedicated to the tenants need, I have nothing but good things to say about the team at barons Mill, thanks again Brian you are a great guy...
Lived here for a year. My apartment flooded 5 times in this period and nothing was ever done to prevent it. They would bring in fans and dry out my carpet but that was it. No reimbursement for damages or other accommodations.In addition to the flooding issues I had, there were ALOT of giant roaches. Would not recommend living here, but if you do, at least don’t live on the first floor.
I want to say that the management, Brian was very professional. The walls are thin, but the only major problem I had was with a maintenance worker who threatened I know how to take care if my dog, if he had to!, while gesturing with his hammer in his hand. I got upset with his response, and asked him what the hell did he mean by that?! He lifted up his hammer and lifted it over his head and said, Come on! I felt my life was threatened and took out a pocket knife I use for work. Brian was there and yelled for his maintenance guy and I to stop. Brian explained that his worker had a right to work there without feeling threatened. I reminded Brian that I had the same right, plus I was the one paying rent to live there, without having to worry about my dogs or my own safety. I have it recorded on my cellphone and saved the video of the incident. This was all from a maintenance job that required for maintenance to enter my apartment unit.A few weeks later, the same maintenance worker was yelling some profanity to me while working on the roof as I was walking by in the parking lot. I asked him what his problem was, and he continued to do so. I brought this to Brians attention as well, and I had that on my cellphone as well. A few weeks later, if that, Brian told me that that maintenance worker was no longer working there.I recently saw that this maintenance worker was working there once again. I have nothing to gain from this, but I want people to be aware of this shady maintenance worker. My dog pased away last year, from seizures that started from when I lived there, and got progressively worse since I moved away. Set up camera if you have any pets or feel threatened from this shady person, and keep your cellphones handy. He is 55, Hispanic, with beedy eyes, medium weight, has brown/black flattop/buzzcut, and a goatee/mustache.If it wasnt for this person, I would rate this place much better.
Bad: can only pay online (no physical checks/money orders), cannot split rent online after the first of the month, older apartments, outlets are stripped for the most part, parking is awkward, you have to put maintenance requests in online (no calling request in)Good: Quiet complex for the most part, very shaded, walkable to a lot of places nearby
I pay $660 for a less than 600sq ft apt w/no washer and dryer. Due to its great location and the new condos going up on the same street, rent will only climb. $40 bucks a month increase is too much. I will be moving when my lease is up. Have been there for 4 years. New management is smug and condescending. Dont like them at all.
Friendly staff, great maintenance crew. Top floor apartments can have great views.
Stunningly bad management doesnt care maintenance cant fix anything which sucks since most everything is broke....stay away from here.
