Hello! This place has good space for the living but the maintenance of it makes it uninhabitable for our apartment. The trash has been piled up outside in our hallway for 2 and a half weeks making the bugs, roaches and maggots infesting our area. We have complained to management multiple times and they continually tell us to be patient but it’s gotten to the point that we as residents have to take out the piles of trash by ourselves in order to live without a terrible smell and to have access to another entry way.

The only good thing about this property is the amount of space you get. The rooms are pretty spacious compared to other student apartments and the common room is fairly large.With that small compliment out of the way, Id like to get into the numerous problems:- The units were not cleaned prior to move-in. My roommates and I had to clean blackened grout, orange bacterial films, and mineral buildup off of our bathroom surfaces/fixtures. The floors were not cleaned and the units were supremely dusty.- Management is about as close to useless as is imaginable. Since moving in, the property has gone through at least two management teams, none of which can be bothered to do anything.- The latest management team has managed to complete a repair of the media system (arguably the least essential of repairs) but nothing else- Despite multiple requests on our part, we still have no fire extinguisher, our washing machine barely works, many lightbulbs are out, and just about every unit has a drain gnat infestation (more on this later)- During the first weeks, garbage had entirely blocked off many of the hallways as was mentioned in another review.- Here comes the big one: DRAIN GNATS- A day or so into our stay, we noticed lots of gnats in our bedrooms, mostly around the bathroom. Seemingly, since there was no cleaning after the previous tenants, the return of moisture to the pipes allowed a dormant gnat infestation to resurface. These small flies are obnoxious, the bite, and multiply at an alarming rate.- I used Drano in hopes of clearing out any organic waste that they may have been feeding on/hatching in but the problem persists. I also set out glue traps and caught upwards of seventy gnats within a couple of hours.- Upon complaining to management, they sent out a pest control specialist who came by, left a slip of paper that said he’d completed an inspection, and did nothing else.- Management told us to pour bleach and hot water down our drains, which is ineffective at clearing waste buildup.Thank you for attending my TED talk.

Everything about this property is great! Management and staff are always helpful and easy to speak to! I also love what the new manager has done with the instagram!! It looks awesome!

Villas is such a nice place to live! Huge rooms and the staff is super responsive. Darius and gabe are the best!

I really love living here! I’m close to campus and the office staff are extremely helpful. Plus, my unit comes with a large 65 in flat screen TV!! 😁

Villas on 26th is a great place to live. I currently live here and it the best option when exploring apartments in West Campus.

The rooms are the biggest in West Campus, big bathrooms, tour a 3x3 and see for yourself. Living room surround sound is awesome, and pet friendly.

I’ve lived in the villas now for 2 years and I can’t think of a better place to stay in west campus. Rooms are great, staff is great, overall experience is great. Maintainance staff works hard and is always timely. Would recommend.

Living at Villas on 26th was one of the best decisions I’ve made at UT. The main perks of living at Villas include the overall square footage of my current unit (and my unit for next year) is way bigger than most West Campus apartments, its ideal location and the great management team. Each unit comes with a top notch surround sound system, making my living room the perfect place for me to host dozens of friends at a time to watch a game or before going out. I highly recommend living here.

Absolute worst apartments in West Campus. Terrible staff, the place is always dirty and filled with trash, website is always down, and way too over-priced. Surely you can find better for much less.

This complex had its fair share of issues (like all complexes), but the office manager, Matt, always responded promptly and was constantly willing to help out. Overall, great experience living here and great location for campus!
