Current resident here. I’ve worked in the apartment industry previous so it was easy to notice how well managed the office is. The staff was super responsive. Maintenance gets things done in a timely manner. The property is clean and feels safe. I have no complaints and I’m very satisfied. Hopefully it stops raining so much so I can check out the pool and huge hot tub!
I lived at the Marquis at Great Hills for quite a while. Overall, this is a nice complex. Requests for repair are completed in a reasonable time. Parking can be a pain for both guests and residents.Some apartment units are showing there age but the remodeled units now coming on line are up to date. If you live on the 1st or 2nd floor you may have trouble with squeaking floors and heavy walkers. Perhaps as part of the carpet replacement they could double check the anchoring of the plywood to the ceiling rafters. I rarely hear anything through the walls.The pool is very nice and the exercise room was updated within the past few yearsThis location cannot be beat, close to shopping, dining, movies, and the Domain. If you’re looking for an apartment you owe it to yourself to check out the Marquis.
Marquis at Great Hills is definitely one of the top apartment complexes in Austin. Amazing location, incredible staff, and one of the best pools in the whole city.The maintenance staff quickly resolved any issue and the office staff is always on top of any requests. I lived here through the Freeze of 2021 and the team did an amazing job to make everything as comfortable as possible. Thanks for everything you do! Definitely recommend!
Marquis at Great Hills is really a little hidden treasure in the area of the Domain in Austin! Its close enough to just about any store you might need, close enough to the highways but still far enough to where you dont hear highway traffic, and offers great amenities! The staff was always quick to reply, quick to take care of things when needed, and kept the property clean and safe! Package pickup was also very convenient and not reliant on office hours, which I thought was an added plus!
Overall, this apartment is solid (with some caveats). There is a good amount to like. The pool is lovely. The location is convenient with Target right across the street and downtown only about a 15 min ride. The units are a good size and relatively new (two sinks in our one bedroom and a big closet). The rent price isn’t too bad.However, there a few (sometimes big) problems my girlfriend and I had with the place. The biggest issue for us was the noise. I HIGHLY recommend that you avoid living in building 13 or any of the apartments that are directly across from backside of the business park where Home Goods is located. There is constant, very loud noise coming from this area, including in the middle of the night (3-6AM) when they make deliveries. We were regularly woken up at least 3-4 nights a week due to this noise. The landscapers who take care of the Marquis property also make a lot of noise, coming every Friday morning as early as 7:30AM with leaf blowers and other equipment.Also, the maintenance crew is slow. They are nice people, but I get the feeling they are understaffed. Our sink would constantly leak and it would take them weeks to respond, and it was very difficult to coordinate other repairs with them, too.Lastly, they tow a lot. They wrongly towed my car even though I had my sticker on the front windshield. Fortunately, they agreed to waive my charge due to the mistake.Like I said, overall this place is pretty nice. Just be sure to get an in-person look at the unit you are interested in and ask about some of the problems I mentioned.
Where do I even start? Don’t, just don’t. I couldn’t see the apartment before I signed my lease due to COVID, I was showed the model room with a balcony/patio. My apartment had no balcony or patio. The manager offered to move me to an apartment with a balcony for $300 more a month. No thanks. The maintenance people themselves are nice, but unless you have a very urgent emergency (like water leaking out the ceiling 3 times like I did) expect to wait months for the problem to be resolved. I put a maintenance request about nails and wood sticking out my carpet, 3 month later they got back to me. A 3rd party carpet company came into my apartment (WITHOUT CONSENT OR NOTICE) and moved all my furniture around to fix my carpet. They never put it back, when I got home I thought someone broke into my apartment. The gate is ALWAYS broken. I used to work a night job and came home at 3am to a broken gate, I called the emergency line nobody got back to me til the office opened. I had to park my car across the street, in hopes I wouldn’t get towed and jump the 10 foot gate to get in. These apartments claim to be “luxury” there is nothing luxurious about them. You can easily find a cheaper apartment with better amenities. Everyone has dogs so expect to hear barking and get barked at by huge dogs when you walk by. The floor boards creek under the carpet. The person under me would bang on the ceiling with a broom even if I walked on my tippy toes in my apartment (which I shouldn’t have to do). Walls are paper thin. You can hear everything. Overall bad experience, I can’t wait for my lease to be over to get out of these apartments.
I have personally lived here 14 years, and I don’t plan on leaving. The maintenance staff lead is amazing and punctual, the community is safe, valet trash, and most importantly the community listens to feedback. If you are able to qualify to live in this luxurious yet classy setting, you will not regret it. The new Luxer packaging system is state of the art and easy access, with a brand new workout room.
As a vendor, I work with many properties. Great Hills is always at the top of their game. Their professionalism and overall good nature makes them easy to work with. Displays of genuine care for their residents are abundant. I can only imagine living at a community with such staff would bode well for anyone looking in the Austin area!
In all honest, I have truly enjoyed my time living at the Marquis at Great Hills Trail. The landscaping is beautiful and I like how it feels tucked away but still so close to everything.Location could not be more perfect as it is 5 mins (if that) from the Domain and easy access to Mopac and 183, not to mention I can walk to Target.In my personal experience the maintenance team has been great and responsive, and the few times I have needed to go to the office I was always helped by the team.I have also made wonderful friends here.
I love this property! It’s beautiful, clean with great amenities (spectacular pool) and amazing staff! I highly recommend living here! 5 stars!
Limited visitor parking. They will tow if you don’t park in visitor if you are staying with someone who lives there. “Park where you feel it’s safe even if it’s not in the community due to limited visitor parking” - management
Great place to live. I rented here for 3 years and really enjoyed the community. The front entrance is beautiful, the pool is great and I lived by the parking garage which was a huge plus. The dog park community was the best!
I love living here. Going on my 8th year. It’s the best complex at the Aboretum. Luxury, secluded and gated community. The pools like a resort. Today my water heater gave out. Minutes after calling in the repair Maintenance arrived at my door. The replacement went smooth and the crew of two were so courteous and friendly. As all my repairs have been over the years. The manager Amy is the best. Thank you to all the staff!!
I really enjoyed the two years I lived here. The pool and courtyard area are reason enough to move in. The staff is friendly and helpful and willing to work with you. The work out facility gets the job done. The best thing about the property is the location. You are literally in the middle of the two best shopping centers in Austin (Domain and Arboretum). Not to mention you have 5 grocery stores in walking distance of your front door. I would highly recommend this place, I believe it is the best bang for your buck apartment complex in Austin.
I love the property and the apartment but they promise maintenance requests will be done in 24 hours and I’ve never had them complete even the smallest of requests within 3-4 days and that’s after me calling them to see why it’s taking so long. Other than that it is a great place. I especially like Kristi she’s so sweet and made my decision to move to great hills incredibly easy
Hardly ever answers the phone- even if theres someone in the office (if yall see this, would love if I could get in touch at some point). Subpar/disorganized package room setup where things are just strewn about. Pool is nice.
My experience leasing has been AWESOME because of CLAIRE!!! After touring many properties, we came back to this one three times because Claire has been so wonderful to work with. We narrowed out our other apartment choices because she worked with us so greatly to get exactly what we wanted. Ask for Claire to assist you, as she is so sweet and friendly and the reason we decided on Marquis at Great Hills!!!! Thank you Claire!

Ive been towed five times since Ive been here. The towing is out of control here.
I came by with my friend the other day to see The Marquis and the guy who showed us around, Blake, was extremely accommodating. The grounds were well kept and the apartment was very nice. My friend ended up choosing another place that was closer to her job, but I just wanted to give a shout out to Blake because he was the nicest and most fun front desk person we dealt with.
Been living here since middle of summer 2019 and I absolutely love it! The units are spacious and very clean. They also have an amazing pool even on the busiest days you feel like you have enough space for yourself!
I really love my apartment, I want to make that clear. Its absolutely perfect, so cute, well designed, very spacious and worth the cost. I was a little worried about parking because theres a lot of complaints about it, but parking is not an issue here. Heres what is, the apartments are made cheaply, therefor (according to my downstairs neighbor) he can hear my every step. To give you an idea of how cheap this is, I weight 101 pounds, Im not walking loudly, and the floor is carpeted. So be mindful if someone will be living under you or above you, you may have sound issues. The second issue Im going to bring up (Im not going to mention them all) is how unresponsive the people who work here are. I have emailed some of the people who work in the office personally, and not heard back from them in days, sometimes longer than a week. I had birds building a nest on my front door, they were vicious birds who attacked my dog and myself as we entered and exited my apartment. I asked for it to be taken care of and was originally handed a can of wasp spray and told to spray the area from time to time....these were birds. I finally got maintenance to tell me that they would walk by every few days and take apart the nest, which the birds would rebuild in between their visits. They never returned once to remove the nest, only on the day that I initially asked for help. I had to purchase and install (hammer and nail) my own spikes to the top of door, which got rid of the original vicious birds, but smaller birds moved in, built themselves quite a nest and have had 2 rounds of babies there already. Apparently these birds had a nest here before, and they didnt do anything about it before I moved in, the also didnt tell me about it before I signed my lease. At this point Ive accepted it, but my front door under the nest is a giant pile of bird poop that just keeps growing because they will not come clean for me, even though its all only there because they never helped me in the first place. Today I reached out to maintenance for a small emergency issue, its been 4 hours and no one has come by, I had to reach back out as the end of the day is nearing and I cant sleep with the issue going on. The office closes in one hour and I doubt anyone will be coming by to help me with this, making another issue mine to take care of. There is no sense of urgency here, the people running this property are incredibly lazy, they dont care about their residence, just their residence money. The property is gorgeous, but thats as good as it gets, as long as you never have a maintenance issue, or need a question answered or help from one of the people who work in the office, youll be good.
*****WARNING SLUMLORD***I*** told you trash equals ROACHES, now they are EVERYWHERE!!MOLD in my living room exterior wall, trash bags piled up on the curb.DO NOT RENT HERE. I have tried repeatedly to contact management and landlord all they care about are signing leases and collecting rent.CWS management is the WORST@!@! I am up at 3am every morning because of the insanely loud upstairs neighbors pounding around and blasting music, what are they doing up there? I called management they put me on hold for 20+ mins, thanks alot. I been seeing trash in the patios attracting ROACHES GROSS!@!@
Was a little hesitant about moving to a new community but that changed after meeting the staff at The Marquis. I have had nothing but friendly interactions with the staff at The Marquis - Kristi was amazing helping me decide on a floor plan and answering any questions or concerns I had with my move. My interactions with Nathan and Claire have also been wonderful and so helpful while I have settled into my new home. I really appreciate the resistant activities that are offered making this a social and fun place to live. The community is clean and extremely dog friendly with a fantastic maintenance team who is quick and efficient at getting issues resolved. I am very happy with my decision to change communities :)
Ive been looking at changing residents for a bit. Ive been looking around and found the marquis. Right away Nathan and ericka both helped me. They showed me around and gave me several options. I would recommend this community based on staff alone
The location is perfect! The apartments are beautiful, specious (with big closets!) and well taken care of. The property itself is very pretty and maintained. The pool is amazing, everyone loves to hang out there. The best part is the yard, if you are lucky enough to snatch up an apartment with a yard, youll never want to leave.
I hate to leave a review that is so negative but it was unavoidable. A few points to note if you are moving in to the Marquis.1. Cars are REGULARLY broken into, after reporting this multiple time they installed fake cameras that did nothing to deter the crimes.2. Make sure and lock your doors as police are often on property trying to locate criminals that are hiding. I literally awoke to the cops shining a mag light into our apt as they were trying to locate a person who had robbed a neighboring store. (I will say though, the cops are very nice and when my car was broken into the immediately came out to dust for prints).3. The office staff is maybe the worst I have ever seen. They recently lost Justin and now it is Nathan. Nathan seems to be completely unaware of policy or unwilling to assist tenants. I had to sit with him to calculate prorated rent and I WAS THE ONE DOING ALL THE MATH.The good news is I transferred to a sister property called Marquis at Treetops and it is amazing. The have great staff, cookouts, poolside Yoga and even a pet of the month. The properties are very close and I would recommend going to Treetops. Hope this helps!
Gorgeous pool and landscaping. Party sized hot tub! Clubhouse and gym are always very clean. Staff is very friendly and helpful. They respond quickly to any issues you have. Great location. Apartments are spacious, but a bit basic and dated on the interior. Theyll tell you the units have hardwood floors but its actual vinyl.
Ive lived at the Marquis for too long. Rent is extremely high for how poorly everything is, inside and out. My bathroom drawers are warped, I used to wonder why until my sink/disposal was messed up then I quickly learned why I shouldnt put anything in my drawers as everything that was in there was soaked and ruined (in the bathroom and kitchen, yay its great not being able to store things in the few places I should be able to when I already barely have any space as is.) Cant wait until my lease is up, literally counting down the days. Location may be...okay but not worth it with the headaches you deal with.
I’ve lived here for over 2 years and I think I’m moving out. It’s getting expensive and parking just keeps getting worse! A lot of people can’t seem to know how to park so the limited parking spaces are hard to get into if you don’t want to hit other cars. I live close to the gate so if I need to go out after 5 good luck in finding parking after. The gym was renovated but they took away a few machines so you can basically do cardio but not much of anything else. The pool is the one thing that is great looks tropical And it’s what sold me but it’s just a pool. I do like that there are many neighbors with cats as I see them through the windows and it makes my day better! Parking is just the worst I don’t even like people visiting as it’s a hassle and residents still park in those spots.
My husband and I needed a short term lease before moving into our house and decided on Marquis at Great Hills mostly due to the location. Claire Montgomery was our leasing consultant and she was absolutely darling - helpful and accommodating and sweet. We settled on a third floor apartment even though we preferred the wood plank flooring of the first floor. What we gained instead was absolute privacy and 10 foot ceilings and a larger space! We had an upgraded 2/2 with a huge living/dining area as well as a breakfast nook, and we loved every minute of living at MGH. Granted, in there middle of summer those stairs to the third floor were not fun! The location truly cannot be beat, walking distance to Target, Whole Foods, Sprouts and Home Goods to mention a few. Easy access to Mopac and 183. The pool area has a resort feeling to it, with plenty of sun beds and bbq’s. Parking can be a bit tricky if you don’t live close to the covered parking but we were always able to find a spot even if it meant walking an extra few yards. The maintenance team was always quick to respond to requests. All around 5 stars!

When we visited the property, Garrett was extremely enthusiastic and a great tour guide of the property and all the options that CWS offers to prospective tenants. The move in process was very easy and maintenance was always quick to respond to any requests. We moved out because we wanted to live in a house, but we really enjoyed living at Great Hills and would highly recommend the property to anyone looking for a place to live in the area.
The staff is incredibly helpful and friendly, down to earth too. They are very responsive if something does come up, but honestly the need for something to be dealt with is rare as the property is very well maintained and cared for.After being here a few months, noticed the buildings are Very Quiet! Its not because were all quiet tenants, but rather that the units are very well built and sound is absolutely minimal between them. Nice bonus.

My experience at Marquis at Great Hills has not been the most pleasant. The two sales associates Justin and Nathan have always been awesome. They always greet me with a friendly smile whenever I enter the leasing office. The Community Director, Dawn on the other has been a nightmare since day one. When I misunderstood the terms of my lease, she came out of her office and raised her voice at me. Ive never experienced such disrespect when dealing with a representative of the company. After this horrible encounter I followed up with the Regional Manager twice and still have not received a response.Not only is the management rude, there are also issues with the complex. Often they leave the front gate open and on multiple occasions people have broken into cars, including my husbands. In addition, the amenities arent that great. The pool is always closed because they pump chemicals into it and the gym always has broken equipment in it.At first I enjoyed my stay at Marquis, but now I would never recommend it to anyone. The disrespect I faced from the Community Director was the icing on the cake.
Overall my wife and I have had a good 2 years living here. The apartment we have is very spacious and open, and the space is used well everywhere. We barely hear the neighbors except for when people walk down the hall next to the front door which is really nice. Theres a lot of natural light that comes through the windows and our cats love the 1 foot-wide patio area they can sit and hang out on all day. Really, the living area is done very well.The best feature this place has was just recently added, and thats the mail room. Its just a room with a lot of shelves and cameras with a tablet outside you use a code to enter the room that youre sent when you receive a package. The carrier drops the packages off and registers them with the system directly. Often times I get texts right when my package is scanned, so I get down there and the delivery person is still delivering. And, of course, you can get the packages 24 hours a day which we love. Best upgrade ever.The pool is probably the most notable part of the community areas. Just look at pictures, it really is as nice as it looks. Its also very well lit at night time, so it never feels unsafe to walk to and from your car or to just take a walk around the complex. People regularly walk around the complex, so theres almost always a few people within earshot which I think adds to the safety of the complex quite a bit. Theres also a covered garage with a second floor of covered parking as well. Its too far away to park in for us, but a great spot to put your car for the occasional hail. Theres a car washing station thats awesome with a free vacuum and a little dog park next to it. Theres also some cool walking trails on the outskirts of the buildings but still within the property, though theyre not very long.Now onto the bad stuff. The parking is the obvious one, but I think some people really over-exaggerate it a lot of these reviews. We live in THE MOST parked in area of the complex, and yet we rarely get annoyed by the parking. It works like this, get to the parking area next to your apartment, if theres not a space continue driving to the nearby parking spots that are reasonably far away, if there are none there theres always a loop you can do to get back to the opposite side of the acceptable walking distance areas and for us there is always a parking spot over there except for the rare occasion when we do have to park far away (randomly this place will super fill up, theres no logic to when it happens sometimes either lol). The thing is, it is a little annoying to find the spot, but the walking distance is never really an issue. In fact, the distance even from the farther parking spaces is less than the normal walk to my last apartment from the closest spot. The only time it is an issue is when you have groceries, but the cool thing is people understand the parking situation around here, so its never an issue to park in an area you shouldnt park in for a few minutes to run your groceries up. On a side note, Ive never had my cars doors dented, though I can see how it would happen in some of the spots. There is a specific area where the spots are to small to park any type of car next to each other, so you always get there and see a car, then an empty space, then a car, then another empty space and so on because even if all the cars are Miatas they couldnt park next to each other using those spaces. They seriously need to get rid of a few parking spaces and widen those spots.The other bad thing here is the front gate. Its ALWAYS broken it seems. I mean, dont get me wrong, the front gate is just for show as we all know they provide no actual security, but its funny because every time I get home and the gate is open I wonder if it will suddenly start closing on me as I get near or if its broken and going to just stay open no matter what. Its never even gotten close to hitting anyones car that Ive seen but still kind of annoying to have to think about every time. The fence around the property otherwise seems pretty solid though.
I have lived at Great Hills going on my 3rd year and I LOVE living here. The pool is so resort like my friends choose to come here over the apartments that they live at. I have an online shopping addiction and the office is so sweet they take my packages and have even helped me carry the bigger ones to my apartment.I have lived in many apartments over the past years and I can honestly say that the people who work in the office here are the best of the best. They all remember my name and give me a friendly smile and wave. Parking is a bit tight in the summer however the maintenance team is spot on.I see a lot of the reviews and see that they are getting bashed for noise from neighbors above them this is apartment living and if you want NO noise get a house. I hear my neighbors from time to time as well but I am conscious to those below me. I have a wonderful quiet place that overlooks the dog park and absolutely love it.Looking forward to another year here.
I have been working with Michelle and she is an absolute sweetheart! If you are in the market for an apartment give her a call, she is amazing. The complex itself is very quite and scenic even though it is in the middle of the Arboretum, I walk to Sprouts and NXNW without even breaking a sweat. If you have pets this is the best complex, the dog park always has a lot of people/pups hanging out and it is a close group so your pup gets tons of love. I really like this place and normally I am kind of ambivalent about apartment complexes so definitely check it out.
I absolutely love living here! My two bedroom, two bathroom is super spacious and very affordable - mainly because we chose not to get upgraded appliances, but our apartment is still very nice for the price. The pool is also a major plus to living here, along with being by the Arboretum. The maintenance staff is wonderful! Anytime I put in a request, theyre in and out within 24 hours. The only complaint I have are the teeny tiny parking spaces. Love the Marquis at Great Hills!
Would have never moved to the Marquis at Great Hills if I knew this would not be a safe place for my family to live.Was assaulted at my unit over parking within the first month I moved in where police showed up and arrested the other tenant. Nothing was done. Their suggestion was for me to pay an additional $125 per month for a garage.Since then there have been even more issues with parking including vandislism of peoples vehicles over parking.You are only allowed two parking passes, but they intentionally do not inform you of this before signing your lease.There are roughly 20 visitors parking spots with almost as many buildings meaning they’re often full so you could very well find yourself risking parking your car off property at the strip mall next door or the target across star street, risking $100s in towing fees.Management tells you essentially that it is your problem to deal with.In addition to that absolute madness, our unit has had repeated issues with mold in our AC vents and our carpets which they do not address. It’s not only a health concern to us and other residents in our building but should be of serious concern to the owners of the property as the building could very easily be condemned and destroyed.The buildings on the south side of our complex are adjacent to a Lexus car dealership who continually set off car alarms all day, every day, into the night. Management at neither our complex or across the street seem to be attempting to find ant solution.The posted times for our pool is 10 AM - 10 PM and while they almost never manage to open by 10AM, you can bet your bank account that the “courtesy officer” will make sure you’re out by 9:50.I could continue on and on but I’m assuming if you’ve made it this far that you’re management and you should understand how valiantly you’ve failed your clients and should integrally disheartened by your collective performance or that you’re just getting a good laugh.Either way, I know nothing will be done, so enjoy and have a good week.
Overall this isnt a bad place to live. This is the first apartment complex that takes the time to listen to their customers! The maintenance staff stays busy and the people in the office are always willing to lend a hand to make you happy.
After an initial issue with a noisy neighbor the manager, Dawn, worked with me to resolve the issue. The apartments are in great condition and very well laid out floor plans. I love the amenities, especially the dog park. Location is awesome and close to a ton of shops and restaurants. What really sets CWS properties apart from the rest though is the great management. I previously lived at Midtown Austin and loved it there as well. Dawn is an amazing property manager and works hard to ensure residents feel like they are heard and treated with respect. I highly recommend Marquis at Great Hills!
Beautiful property in a great location
Very annoyed with the office as of late. They need to make sure that RESIDENTS do NOT park in VISITOR spots. It is so hard for guests to find parking and at least two residents regularly park in Visitors spots. Ive reached out to the office about this but they havent done anything. Front office if youre reading this- The silver BMW that parks in the Visitor spot in the back of the complex needs to be given a warning.
Ive lived here for 4 months now and I love everything about this place. Its beautiful, the office staff are extremely friendly and courteous and the location is to die for. I literally drive 1 mile to work, and there are grocery & retails stores, gas stations, and tons of restaurants within literally a 3 mile radius. Maintenance responds very quickly and the parking lot is well lit at night for those who like to run after dark when its cool outside. The pool looks so much like a resort and is always clean. This place has a gym with cardio equipment and weight training equipment. (They even have clean towels for the residents!) I absolutely love this place and plan on being here until I find a house. Oh yea, parking IS a little tight for visitors, but there are plenty of parking spaces for residents.
This is by far the worst place I lived. There is a noise complaint from downstairs neighbors even we walk to the restroom. The construction is really poor, so even you walk your neighbors can hear you.Manager melissa made my stay awful at this place. My nephew visited us for thanksgiving and she asked us to put my nephew in the bedroom and not bring him in to the living room because the neighbors are complaining about the noise during day time. That is the treatment you get if you have kids. Our thanksgiving was completely ruined by the manager.So dont get attracted to the pool, ask them specifically about the noise complaints and read all the reviews. Once you visit the apartment notice the building construction age. It is an old building and most of the tenants are retires so make sure everything before you sign the lease.I wont go near to this place anymore.

Worst place to live. Apartment themselves are nice you can not park anywhere. No resident or visitor spots are ever available. We change our plans to ensure we don’t leave our apt so we don’t lose our spot. When confronted to the managers they said to tell us to carpool. Or figure it out. And that resident to parking ratio is in “city standards”. Basically told us they couldn’t do anything. If we knew this we wouldn’t have signed the lease here but now we are stuck for 10 more months.
Pretty nice place that is pretty quiet. The apartments are quite spacious but the pricing can be quite high. Have only seen a few people with pets in the apartment.
Visited for a pool party. Sweet pool and hot tub! Looks like they got a nice gym and main area. Looks remodeled. Nice looking gate lol. The typical texas style architecture and housing (for renters). Cant comment on other thing but would I live here ? Sure... if I needed to live in the area but it seems a little on the older side.
If you want your car towed because you are visiting friends then this is a great place to hang out.

Quiet community and nice apartments. They are really strict on pool policy and how many people you can have around the grill. They seem to enforce the rules irregularly.
Its a great place. Parking is sometimes pain and landscaping is overall good in the property, however as I am in ground floor and a have a patio and there is all mud in my patio, as there is no grass or gravel.
I like these apartments, but I really miss the way the pool used to look when it was lighter blue. We used to have a unit overlooking the courtyard and the pool glowed at night like a 5-star tropical luxury resort. They recently changed it to a dark grey-blue bottom and now the pool is closed many nights and the lighting inside the pool seems to be dimmed way down. To me, it just doesnt have the same inviting ambiance that it once did. Also, I second one of the other comments about the building not being up to condo specs. In both apartments Ive been in, you can very often hear people walking or stomping above you. Other than that, and the lack of parking, its a nice place in a nice location. The kitchen and bathroom finishes are very nice and the floor plans are spacious.
Ms. Michelle Torres was awesome! She helped us to make sure our move was smooth without surprises. She is passionate for customer satisfaction. Very pleasing personality to show apartments for someone new to the area. The apartments and neighborhood is a great place to live. I fell in love with this apartment community during my hunt for apartments. I recently moved from Chicago to here. Thank you Michelle Torres for helping us find our right choice of apartment.Adding review for Ms. Claire Montgomery. She has been very kind and gentle spoken in her conversations. I appreciate her dealing in a gentle way.General review (Good)Service requests handled promptly. No major problems during our stay. Love the valet trash pickup system recently introduced. The dumpsters are lot more cleaner now. As our apartment unit is close to the road I keep hearing vehicle noises when I open the patio door. Thats a small minus. If you are looking for silent place make sure to pick a unit not close to the road. Thank you Marquis so far.
0 stars if i could. Save yourself and if you own a pet live somewhere else. Advertised as pet friendly and i receive nothing but dirty looks and false accusations against my service animal who falls under their restricted breed list. I have spent over $700 on security cameras and products to monitor and track every move my dog makes to have 24/7 evidence to prevent being kicked out. My dog is not aggressive in anyway just barks for attention he has been to numerous training classes and his behavior towards humans and other dogs can be verified. Meanwhile i have seen a bulldog take off running without a leash down the stairs aggressively chasing after 2 small dogs on my way to my car or the german Shepard at building 6 barking at any person or dog who passes always keeping a tight leash. I know who it is and im not the one to mess with i keep things civil but this review is written so you don’t go through the same issues i do everyday and can live somewhere you would actually enjoy.
First, they offer you these amenities which you cannot really enjoy. The pool is often closed, the business center is more like a corporate center which they use for their personal and CWS events, so you end up being turned away because they have either event going on. They have more properties; why the heck do they chose this one to hold corporate events at? Second, the new Community Assistant whatever is very uptight and unreasonably rude about certain other aspects of the property and use of amenities. Property wise, theyre dog dung every where often, although it has somewhat improved, it is still around. The rent is raised close to a hundred dollars each time its up for renewal, and they feed you airplane snacks during community events.
Overall a great community with spacious and updated apartments. The apartment itself is the thing I’ll miss the most about living here. 4 stars overall just because I accept and realize living in a community run by a huge company comes with challenges, but if you treat the staff how you’d want to be treated, you’ll be just fine.Pros:The pool, hot tub, closet and storage space, big balconies, the two-story parking deck (live in bldg 14-16 for easy access!), the staff was fantastic, most neighbors were super chill and kind, the community was generally kept clean.People complain about parking, but I lived against the parking deck and parked there everyday with multiple empty spots. I knew visitor parking got limited so I made sure and let my friends know that. There’s no more room for the complex to build so you can’t blame the Property anymore for parking.Cons:The “24 Hour Maintenance Policy” is simply a selling point and legally the Property has themselves covered. It does not mean they will fix everything in 24 hours, it means you only need to get a receipt of your submitted service request in 24 hours.. which is obvious since it’s an automated system and you get that in your e-mail within minutes 😂. Most requests took 3-7 business days and don’t bother trying to get rent back as promised in the policy if “request isn’t responded to or complete in 24 hours”. 😂Example: I moved-in May 2018 and my air conditioning was not working. I have 4 requests on file, all saying “fixed” when it wasn’t, and it took over 7 days to get it working. Normally, I understand, but as a brand new resident in their first week... come on, customer service should be top notch. They gave me a portable AC unit on Day 4 of failed completions, which only cools one room but at least I could sleep there!. When I asked the property manager Dawn (just got relocated within the Company) about getting rent back for the days prior I couldn’t even stay there (90+ degrees outside every day), she said she could not do that. As a brand new resident, I was shocked, but again was not surprised and didn’t let it affect my attitude towards the other staff.(Side note to that - I don’t care if that maintenance person is no longer with the company, why should a resident have to pay for the mistakes of your employees?)The dog park is mulched and small, with a lot of LOUD dogs. Avoid living in building 16 and others near it if you don’t want to be woken up early by the same group of gatherers and their dogs every day. Hours are not enforced. I love dogs, I have a dog, but I hate being woken up. Love & Respect Thy Neighbor.Landscaping crews always worked early mornings, more noise.The community gates are left open ANY time it’s windy, raining, going to “freeze”, or storms are approaching. They’ll often leave it open for entire weekends, which results in...Car break-ins and vandalism. Someone stole tires off of two Chargers overnight, and while the Property sent an e-mail to residents blaming “crime in the area” 🤦🏼♂️Overall, loved my apartment and loved living there. Staff is kind and my apartment itself was a 5/5. Just wanted to bring to light some of the cons that future residents could run into.I don’t want to read the Marquis response that will inevitably follow this review - “Thanks Cameron. We’re glad you lived here. We’re sorry that instance happened, please let us know if there’s anything we can do for you, please reach out, etc” - what you can do for your residents is honor policies you brag about on tours and make things right while they actually live there, especially in their first 2 weeks of tenancy.Peace n Love n Godspeed
If I could rate my hellish experience lower than one star I would. They do this thing called resurfacing the bath tub whenever somebody moves out. The fumes from the toxic chemicals they use while performing the resurfacing travel through the air ducts and enter other apartment units. The fumes are so nauseating they give my wife and I headaches. Its a problem that has happened four or five times now and each time I complain, nothing is done about it. At first they said we could stay the night in their model unit that they use to coax people into signing a lease with them. Luckily I have family close by that put us up for the night. since then they said they would send an email to the building when they knew something like this was going to happen...Ive received an email once. I also requested that they open the windows, close the vents, turn off the ac and place a fan to blow out the fumes from the unit being worked on to which they replied certainly and every time I start smelling the fumes I go check to see if they are doing what they said they would do and every time they have not; the windows are closed, the vents opened allowing the nauseating fumes to escape, the ac is on and there is no fan. IF YOU VALUE YOU AND YOUR FAMILYS HEALTH, DO NOT MOVE HERE. You have been warned.

When moving to Austin last year, my partner and I toured nearly a dozen communities across the city before deciding on Marquis at Great Hills. In general, I would rate the community 4/5 - I would absolutely recommend living here but there are a few things left to be desired.In more detail -- Our Leasing Professional, Katie, was wonderful - she was new to the industry but was a sweetheart and did her best to answer all of our (many!) questions. The leasing process was smooth though the move in process was something of a train wreck - we were bounced between staff members and told conflicting information several times, leaving us with a lot of undue stress (for instance - I had to send income information three separate times in different formats due to being told the wrong info by uniformed/ill-trained staff members).Since move in, our apartment has been absolutely wonderful. We have a walk-off patio that we love and our home is the perfect size and layout for us!The positives -Great maintenance team (issues fixed within 24 hours every time, no matter how minor!)Outstanding pool/amenitiesKind leasing professionalsPERFECT apartmentThe negatives --First and foremost - the community has been in a constant state of renovation since we moved in. We werent warned about this (beyond being told that we would have a new roof) and its been frustrating to constantly be moving our cars, stepping on nails, ducking under ladders, listening to hammering at all hours, finding trash on our patio, etc. The improvements are noticeable and were excited to see the finished product, but its been exceptionally annoying to live in a construction site for the last 10 months.-The location isnt great for someone new to Austin. Its convenient for basic shopping and getting to the major thoroughfares but I often feel that were living a bit too far from civilization.-The office staff, while always professional and kind, seem to never quite know what theyre doing. Questions go unanswered, calls go unreturned, and getting our renewed lease took four separate efforts.-The worst thing, aside from the ongoing construction, is the never-ending stream of poorly written emails from the office. We get at least four per week (usually in very condescending and rude tones) telling us what not to do in the community or what new maintenance project is beginning to inconvenience us. The office bombards us with these emails even for things that dont impact us and sends them out with such frequency that Ive received upwards of 20 per month every month. Whoever writes these emails also seems to be sorely lacking in their English education and desperately needs to discover both spell-check and a basic primer on grammar.All in all - I couldnt be happier to live at the Marquis at Great Hills. If wed had proper warning before move in about the construction and if the office could get it together in regards to communication, I would truly have no complaints - and those are awfully minor things to be bothered by in the scheme of your future home.
The pool is awesome
We lived here from 2012-2013. We got lucky and got an apartment in the back of the complex, away from the pool and close to the parking garage. It was definitely the prettier side to the complex. The unit itself was nice and the vinyl wood plank flooring made unit look higher end. One thing I didnt like is that they used very cheap paint so whenever something touched the walls it took the paint with it. Over the year we were there we probably only used the pool 4 times, but it was nice to look at. Their new leasing center was being built and was completed shortly before we moved out. It was overall a nice place to live because it was close to a lot of things (i.e. mopac, arboretum, arbor walk, etc).

Okay. The apartment itself is perfect. Its built in the 1990s so you get the high ceilings its updated, the appliances are great wood floor is perfect. Maintenance staff is on top of things, they do things as fast as they can. However, having visitors can be a nightmare, visitor parking spots are very limited and they are concentrated infront of one building, my parents got their car towed, around Christmas at 11 pm because they couldnt park that far away, and when I asked the management office if I can get an extra parking sticker for them they refused, even though my parents are both cosigners on the apartment and my dad is listed as the primary on the lease. This is hypocritical when I know for a fact that others were given extra parking stickers for friends and family (free of charge.) I also recently got a piece of furniture stolen from infront of my apartment (and I mean right next to my front door) when talking to the office about it Melissa (assistant manager) seemed so uninterested and said she would call back and when she didnt I called back and she referred me to one of the other team members instead, which personally I consider extremely rude and unprofessional. Over all, like the apartment itself and the amenities. The management staff however are not the best, dont get me wrong not all of them are difficult, but I just cant seem to resolve any of my issues with them.
VETERANS BEWARE !! I have tried reaching DAWN multiple times about my issues no one has called or contacted me, dog feces everywhere, overcharging water billing, unable to get PUC water formula, each time I have a reasonable request I get a harassing letter from their lawyer about my SERVICE DOG which is allowed by ADA Federal Law. STAY AWAY AT ALL COSTS
Marquis isnt that impressive, pool is locked off early, no place to park and stinks of toxic laundry softener.
Parking sucks
Ive only been here 5 days but already: the dish washer doesnt work, parking is atrocious, and it looks like someone decided to kick over our brand new motorcycle.
