Ive been living in the community for nearly 2 years now. Beautiful place but horrible support from management. Will not answer phone or respond back to voicemails or emails. While the maintenance guy is really sweet, it takes weeks for issues to be resolved. Currently going on month 2 of our dishwasher being broken, with no ETA of it being fixed. Rent is expensive for the lack of management and structural issues of the unit we are in.
Easily the worst place Ive ever lived. They wont respond to voicemails, maintenance requests, emails, they never answer the phone and theyre never in the office so its impossible to get ahold of anyone. They used the cheapest materials, there are ants in almost every house and theyre doing little to nothing about it, and there are constant leaks when it rains. DO NOT LIVE HERE. IT IS ABSOLUTELY NOT WORTH THE RIDICULOUS PRICE THEY CHARGE.
My experience living here so far has been amazing. What really proved it is how our community all banded together during Snowmaggedon. Whenever one neighbor needed something another neighbor was there to offer it to them or we all came together to figure out whatever it was that was needed. We were all supporting each other and there for each other like a real community should be. The maintenance guys are always on top of doing whatever it is that needs to be done and the ladies in the office are absolutely amazing. What a blessing it is to have such helpful and compassionate and understanding ladies that work up in the office. These ladies have helped me more than they ever should’ve helped and I will forever be grateful for them and this company that has created this community. Thank you All for everything that you do for us residents every day. You never know the impact that you could have on somebody’s life.
Absolutely love our new little home.. it’s only been a couple days, but we love it! Perfect for those not wanting to live in apartments anymore or in the city... but just minutes away. Love that at night it’s actually quiet, we haven’t slept this peacefully in years. Also, everyone we have met from the manager and down to my new neighbors have been nothing but so sweet and inviting! Couldn’t be happier! Our pup loves her new little yard.
Very much enjoyed both living here AND the opportunity I had to work here. Didn’t want to leave a review while I was working here, but now that I have moved on to work with another community, I feel like it’s a little bit more appropriate to do so because I was a resident as well.Urbana has a super cool and unique product, and I cannot recommend it enough to anybody who values the privacy of having a separate space without neighbors above and below you along with a fantastic outdoor space in the yard to entertain guests. LOTS of natural light, modern appliances, and an eclectically modern design made this a perfect spot for myself and my roommate while we lived onsite. I loved working for the office and helping out my awesome residents, and I only wish I could have had the opportunity to get to know everybody better while I was there. I will very much miss living here. Modern aesthetic is hard to come by in a rental situation, let alone in such a cute suburban neighborhood. I would live here all over again if it was closer to my new job, but I’m on the other side of town now.Stay fabulous, everybody!
Just couldn’t renew lease here. After the entire community being targeted by thieves and my car being broken into. The staff is mediocre in their attentiveness to good paying residents. During the snow storm they just bolted on us. Didn’t bother putting salt on pavements at least... nothing from them. Maintenance is sloth like. These homes were rushed in their construction. We had 3 leaks in which all they did was paint over with paint. The kids size pool and no gym attributes make this place highly overpriced and inconvenient.
I like living here a lot. Love my home so much - this is my favorite place I have ever lived in Austin because I finally don’t have neighbors on top of me or right next to me. It just feels real private. The office people are always nice and helpful with me, and maintenance does what they need to do.I think if you’re living in south Austin that this place is super cool but you do have to keep in mind that it isn’t super close to downtown.Lock your car like you would anywhere because there are kids that will check to see if it’s unlocked. We haven’t had issues with that in a while but it did happen a few times.The gates stay broken but tbh I don’t have a problem with that because I’ve never lived anywhere that gates work right.Some of the neighbors are a little bit kooky but everybody I’ve met is nice at leastThe dog park is pretty cool and I personally haven’t seen too many people not pick up after their pet although it happens here like everywhere elseI’m excited to be here and renew my lease

Unique concept to apartment living that has so much potential to be so wonderful. Unfortunately anything positive here is quickly destroyed by poor management, lack of upkeep and unfriendly staff resulting in a not nice place to live. The entrance gates have been broken or malfunctioning since I moved in here some months ago. With one side at the front entrance hanging open it couldn’t look more ghetto and trashy. It also allows solicitors and thieves to enter at any and all hours of the day. Contacting the front office is nearly useless for any reason and I’ve come to realize there is zero concern for residents, grounds or upkeep here. Definitely not worth the cost and very excited for lease end.
Multiple cars were broken into at this community yesterday, but it seems to be an ongoing issue. We wouldn’t know because management doesn’t inform the residents of any security breaches. It appears that the only way to find out what’s going on is when someone reports it on the Ring camera network.All management did was send an email out saying to not leave valuables in the car, and to call the police if your car was broken into. Nothing about any solid plans to improve the safety of the community.The gates are broken and left open more often than not. Anyone can just walk in. You would think management would be more diligent in keeping up the appearance of trying to improve the security around here, especially given the recent break ins, but the gates are once again wide open.The home itself is fine. It’s nice having your own yard. I haven’t had issues with my AC because I have a small unit, but some neighbors with the bigger units have complained about their ACs struggling during the summer. You can tell everything is cheaply built and the contractors cut as many corners as they could. Our granite countertops aren’t even sealed.During the start of the pandemic, our rent was cut in half for 2 months. I believe that was the doing of the owners of this community. That was very kind of the owners and it was one of the very few good things that happened during this whole year of craziness and uncertainty.The new management team however, is not the best. They are not very responsive. I’ve tried calling the leasing office on multiple occasions for various reasons and no one ever picks up. I had to go to the office in person to talk to them and that is not great considering there is a global pandemic going on.The previous manager (Olajuwan) was a lot friendlier, responded to emails fast, and often sent us updates on what was going on in the community. None of that is happening with the current management team.I’m glad my lease is ending soon and I don’t have to deal with this much longer. Urbana really had the potential to be great but it’s been pretty bad. Look elsewhere if you can, if not, don’t plan on staying long term.
Travis in the office was absolutely fantastic! Thank you again, for taking the time to sit with me and go over everything the city of Austin has to offer. As someone relocating to Texas all the way from Florida, you were an asset in the transition! If you end up leasing at Urbana, your experience wont be anything shy of amazing if you deal with Travis!

Travis was great to work with as well as Tammy, thank you, the process went quickly and smooth. The backyard is terrific for the pup. 2 bedroom single level floor plan very well though out and is spacious.
I was helping my daughter move onsite and one of the leasing people helped us move a really heavy piece of furniture... I dont remember his name but he was really gay (not a bad thing!!! just all that I remember about him)I am glad that she moved here and not somewhere else based on this interaction alone.
I have to say I was very impressed with this community! I am looking at relocating to the area from out of state and this community is definitely my #1 pick! I love the privacy and not having to worry about the noise you would often experience with a traditional apartment complex. Its the perfect fit for someone who wants to live in a house, but doesnt want to purchase a home.

Beautiful apartment homes with immaculate amenities. The private yard is a great touch as well as the ring doorbells. Excellent price and value for the for the high quality appliances and finishes they have in each home. It is very quiet and private. The staff has been nothing short of remarkable. They respond quickly and professionally. The location in South austin is close to many activities, shops, restaurants, and bars.
Urbana at Goodnight ranch is a great property! I was looking at renting here but decided to move elsewhere because they did not have EV charging. Everything was really great other than that and location. I really wish I couldve made this my home. Kaylie was fantastic and did so much for me as a first time renter. She is an amazing addition to the team and should not be taken for granted. I appreciate all the work the team put in for me and it does not go underappreciated. If at any time they install a charger or have another property with yard homes closer to town I will certainly be interested. Definitely rent here!!
My boyfriend and I found Urbana while they were still in the framing stages. We were so excited to hear the amazing pricing options, see the spacious floor plans, and learn about all the amenities. We could not believe everything Urbana had to offer and after being moved in for 2 months now, we can say that they upheld the standard we set for them. Sunny has been the best property manager we could ask for. She answered all our questions before move in and was completely transparent about every detail, which was a big deal to us! She has gone above and beyond, and we couldnt be happier living in our perfect Yardhome! I highly recommend Urbana - you will not regret signing a lease here!P.S. Sunny even sent my boyfriend and I Tiffs Treats at our workplaces! We both got to share with our colleagues and we all enjoyed them! Thank you so much, Sunny! Best way to brighten up a Monday, thats for sure!
I am seeing the mixed reviews and am honestly kind of confused by the more negative ones. Im gonna give my balanced review.Heres whats up:I love living at Urbana. The modern finishes suit my taste in decor, the community is BEAUTIFUL, and I love love LOVE having my own private space to call mine. No shared walls. Gated back yard. Nice modern appliances.The pool space, while not as large as some other communities, is gorgeous. The dog park is always maintained well. My dog loves it and loves the opportunity to meet other dogs. The outdoor fitness area is there if you are into that sort of thing, but I will personally be sticking with my gym membership and cardio. Speaking of, there are lots of hike and bike paths in the area.The office staff has changed often since I moved in, which is pretty normal for new properties like this one. Current staff (Angela and Travis) are really great. If you have any issues, ASK QUESTIONS. Communicate to them politely and kindly if there are any issues. They will tell you the best way to get issues resolved and will do their best to communicate realistic timeframes. Angela is warm and professional. I think that Travis is a SAINT because he always answers my questions as fully as he can and it has been my experience that if something is not getting done, talking to him will make it happen. He makes the world go around at this property.Ben, the maintenance guy has dismissive tendencies and his bedside manner could be better. There have been times that service requests have been submitted and I need to contact the office to find out if they were completed or not. When I interact with him, he is, at times, gruff, defensive, and condescending, but he does his job and typically does it well. I would like to see another maintenance person added to the staff here.Like anywhere else, this place has its issues. I have had spiders in my home, but we contacted the office via a service request, pest control came the following Thursday, and we scheduled an additional round of treatment just in case.I had a leak in our home. I contacted the office about the leak. They contacted the contractors. The contractors repaired the problem within a week, and then the cosmetic damage was repaired later. The issue got taken care of, so I cant complain, although I wish the timeframe had been faster.There were a couple of kids who walked around the complex a while back pulling on door handles to see if any cars were unlocked. I saw them on my Ring doorbell and submitted the footage to the police. My car was locked, and it didnt get broken into. There were histrionics on the Ring doorbell app that were ridiculous. If you have lived in other parts of Austin, you know that this kind of thing happens even in nice areas from time to time, and that if you dont leave valuables out and lock your doors, you generally dont have problems. I lived in a nice place in west Austin that was gated, had security guards, AND security cameras...and cars got busted into. At least this was just a couple of kids trying doors.I like it here. I like this neighborhood. I like the potential that I see here. I like the fact that it is LGBTQ+ safe (lots of my neighbors at this complex AND in the homes to the north of the complex are queer). I like the fact that I do not have to set up a bunch of accounts. I like the fact that communication with the office is easy. I like the fact that my home is BEAUTIFUL. I like the neighbors I have met. I like the diversity here. There are many different backgrounds represented here. I will be renewing my lease.
Travis needs to learn better manners when speaking to adults. His piss poor attitude has cost the company potential renters.

I just recently moved in and everyone in the office was so helpful and friendly during the whole process! I’m super big on customer service when it comes to singing on a lease for my new apartment, On top of that the community is so beautiful and the location is great! I really love it here!
Over priced for what you get. Parking always sucked, never enough spaces. Maintenance was super slow, no storage in the units, water pressure is nonexistent, and there so much crime in the area.
I ABSOLUTELY love living at Urbana! I love the space I have in my apartment, and my most favorite thing about living here is the yard space I have for my fur babies! The staff has been so welcoming since my move in and I look forward to my time here!
We absolutely loved this place! We are not ready to move yet, but the the ladies in the office were very nice and helpful. We couldnt believe you get a yard with the house. Our friends just moved here and we referred them to look at it. When we are ready to move this will be our next new home!!
Urbana is BY FAR the best property in South Austin. I encourage everyone to check it out. You will not be disappointed!

I recently applied to this community after being referred to it by a coworker and being told that my employer was a preferred partner for this community. The units do look as pictured on the website, however, I had a horrible experience just trying to become a resident. The community manager, Sunny, told me there was a unit available September 6th that was in my budget. That night (less than 4 hours later) I applied and then the unit was gone. I emailed Sunny and was only told it was now gone. I am relocating from another city and I do not have the luxury to just wait an additional 2 weeks for a place to live. Up to this point I paid my application fee $299 and now I cannot live there since the unit is now gone. The apartment community manager has not responded to my calls/voicemail. My coworker called the community and they picked up right away. I believe they are now trying to ignore the mess they have now created because not only am I out an application fee and now my credit has been run too. This is unacceptable. I would recommend people avoid this community since they clearly do not care about future residents. I cannot imagine what it is like to live there after signing a lease. I plan to inform my employer about my experience and suggest that employees avoid this community.
Dishwasher is still not functioning but Ben is great. A hard worker.

Unfortunately over time I have to change my review. The managment does not seem to monitor their voicemails so dont bother even calling. We have had a broken dishwasher for almost two months and trying to get this resolvedhas been a long frustrating process along with other things that need work. The only way to talk to a person is to maybe catch someone at the office. Their notices on maintenance are inaccurate at best and could be off by days. If you submit a maintenance request and its not complete that day you will have to submit another one since they will close out the first request. They also changed their payment system were you are paying more to use a debit card to pay rent. A method of payment that did not cost extra before. We shall see if things improve.
