Been living here for about a month and it’s been amazing so far! The apartment complex is clean, the office staff are very helpful and nice, maintenance staff is very quick with any maintenance requests, and the move in went very smoothly. No complaints from my husband and I.

I just moved in and all of the office staff members were extremely friendly and went out of their way to help. The apartment is terrific, the community is beautiful, and Im very excited to live here! Obviously I cant speak to the experience of residents here long term, but it looks very promising!

I do not recommend living at this apartment complex. There are always incidents involving police, such as vehicles getting stolen as well as suspicious persons walking around the complex. Not the best area. The gates are almost never working-- we pay way too much to not live in a gated community.I had a sour experience with one of the managers early on in my lease but I held off writing a review to see if this place was actually worth it. It is not. Basically the manager was really rude and called me, yelling at me on the phone. Since then, I only communicate via email, knowing that none of that conversation was documented.The only thing good about this place is the maintenance staff. Super nice people and get the job done.You should ignore the reviews from those who have only toured this apartment complex since obviously management would be nice to them... they want their business...

This apartment community is so nice!!! I love the pools and that they have 24/7 maintenance! I talked to Jenneast and she was so warm and welcoming! When I move to Austin in November I will definitely be leasing there.

I enjoyed living at Marquis at Barton Trails so much I transferred to the newer phase two side last year. The team is always helpful and available. I had an issue with my washing machine and they replaced it immediately. Parking can be tight but it’s nothing horrible. The amenities and location are great. The team was in constant communication during the pandemic and during the snow/ice storm in February and it truly showed how much they cared.

Just moved in and I love it so far! Vanessa and Isaac are extremely helpful and made our move as easy as possible. After moving in, we had a few small maintenance requests, and they were all immediately addressed within 24 hours! JJ, Luis, and the rest of the maintenance staff here are truly amazing. Located right by the intersection of MoPac and 290 makes getting anywhere a breeze. This complex is an excellent balance of quality, location, community, and price.

I am a resident since March 2018 in phase 1, then moved to phase 2 recently.Marquis at Barton Trails 1 and 2 have excellent maintenance staff, responsive within a day if not they keep you updated on the progress and ETA(Luis and his team are super fast in getting the service completed).I am thankful to Vanessa who helped me move to temporary location after my apartment was water damaged due to winter storm. Special thanks to Vanessa & Issac who expedited the lease change process after the Austin winter storm damage.I like Marquis because they dont up-sell on services you dont need (Parcel locker, valet trash) you pay for fast service, location (360, Mopac 1 and 290)and condition of the apartment.

This is a really nice community and I spoke to a few residents when I tagged along with a friend who toured some apartments. The people I spoke to were pretty cool and made me want to live there. The staff was accommodating as well because we basically looked at the place on our own but they had maps and directions which made it easy. Great chillaxing vibe! Cant wait for my current lease to be up next year. I think I have found my next home.

Ive lived here for three weeks now and my whole experience from start to finish has been absolutely wonderful! Michael in the leasing office is so personable and patient and was a big factor in me choosing to live here! Vanessa is also great, and helped me get a lower price by extending my lease terms after seeing the price change online... definitely above and beyond what most apartments would do! The complex is mostly young professionals and is quiet and very well kept. The few maintenance items Ive needed taken care of have been done so quickly and efficiently. As someone who works remote, this is the perfect environment to do so. Im enjoying living here even more than anticipated!

I loved living here! The location is close to downtown and the staff was always so helpful. Michael, the leasing agent, helped me through the entire process of moving in and moving out and was always available for questions. The apartment was nice and the complex had good amenities. I would recommend it to anyone wanting to live in Austin.

Love this apartment complex! Great location, very easily accessible to nearby shops and restaurants / other areas of Austin. Good value and well built units compared to many other complexes nearby. Very nice, modern interior with plenty of patio space. Management is great, too!

I had to share what a wonderful experience it has been living here! The gentlemen in the office made the move-in process seamless. They are on top of their game!! I have lived in several different buildings in Austin from the high rises downtown to Lake Travis and this by far is my most favorite!! Being a gated community with such large units I was more than ecstatic with the price point. I have 2 French Bulldogs so Im outside quite frequently. There are large grassy areas to walk your pups and although its close to a woods I have noticed no mosquitoes or bugs. (these are big problems Ive had elsewhere) If youre looking for a quiet, peaceful gated community with a fabulous staff I recommend you check them out:) - Randi

I’ve made CWS properties my home for the last 4.5 years in 3 different properties between Austin and Houston and with apartment living I just can’t imagine any place better to call home. My longest was nearly 3 years at Marquis at Barton Trails phase 2. Vanessa and her team there are exceptional and you can’t tell they love their jobs because there’s no turnover of workers. The Maintenance staff is amazing and so prompt if you have an issue arise. The grounds are perfectly manicured and the apartments are very high end with gorgeous decor and granite. And this location is perfect. So close to Downtown and near all the food and shopping choices you could want. I just can’t say enough good about this property and CWS as a whole. Check it out and you will see immediately what I mean. I hated to leave and wouldn’t have of work didn’t take me to Houston, but I am still in a CWS sister property because it is a great company.

I’m beyond happy with my experience at the Marquis. I just ended my one year lease there and have no complaints. The employees at the office are always friendly and helpful. Also service was always quick and professional. Our fridge broke and they came the next day to fix it.I was a bit worried because we did have some damage to the rug and I’ve heard horror stories about apartment complexes charging you out the nose for damage. Marquis was incredibly reasonable with their repair cost which I was more than happy to pay.From our first day to our last day, we were treated with kindness and respect. I highly recommend looking at this place if you are checking out apartments in the area.

I honestly cant understand any negative review about this place, which is probably why there are so few of them. Lived here over a month and we absolutely LOVE it here. It is Heaven especially compared to where we were living before in Southeast Austin. The apartment itself is gorgeous, spacious, new, clean, the AC runs really well (cold, and quiet), and the walls are pretty thick that you really dont hear any neighbors, aside from maybe some minor stuff.The complex itself too is gorgeous. I regularly take walks just around the complex and feel completely safe. Neighbors are pretty friendly. The parking has been a non-issue, even with everyone remote working, we always have a parking spot. Havent tried the gym or pool yet because they are temporarily closed because of COVID, but just looking at them I cant wait til they open again. The complex is located on the side of the MoPac but there really is no noise whatsoever if you close the windows.Michael and Leah and Issac and Vanessa have been awesome as well. Any question or concern we have had, was promptly addressed and taken seriously.All in all, this is the best apartment Ive ever lived in and especially compared to where I was living before. Its also not super expensive either, its very fair for what you are getting. I feel like I can finally breathe again after moving here. It is amazing.

Iv been a resident here at Marquis at Barton Trails for 3 years! I love calling it home. its remote to everything I need to enjoy the awesome lifestyle that sunset valley offers. The office staff Vanessa and Michael and Isaac are amazing and always ready for anything you need. The Mainataince men are efficient and professional. I love the pools in the summer time and walking distance from brodie lane shopping center. I defiantly recommend living here! The Interior finishes garden style tub are great. My dogs always look forward to there walks around the community! Everyone is so neighborly and friendly! You should come live here and see for your self how great this community is!

I do not live here. I came to this establishment to attempt to make a delivery. Unfortunately this place does not keep their tenants up to date with gate codes to allow visitors to gain access. I sat outside the gate IN THE COLD!! For 10 whole minutes or more. I am highly disappointed. Please take the word professional off of anything associated with this place as it does the word a disgrace.

The staff and facilities are Marquis Barton Trails are great. Every time I have needed something they have gotten back to me extremely quickly and have gone the extra mile to help in any way they can. The gym, pool, basketball court, and outdoor areas are always very clean and kept up and there are always dog bags as well. Even during Covid they have made sure to go the extra steps to ensure everyone’s safety and have communicated with everyone on their plans to reopen facilities etc. All in all it’s a great place to live

My husband and I lived at MQ for 3 years and Im not exaggerating when I say we LOVED our apartment.The high ceilings are key to not feeling claustrophobic in an apartment. It was super spacious and I loved that.Everything is also super updated and the kitchen is gorgeous! It was exactly my style. We would not have left if we hadnt moved back to Georgia.Any issue we have ever had was fixed immediately.I will warn that if youre on the 1st floor, one downside is lots of mosquitos. I assume it wouldnt be as bad on a top floor. But, we LOVED being on the 1st floor and enjoying our porch-especially to have our fur baby greet us. :)We never heard any of our neighbors, even being on the 1st floor.Very dog friendly!Everyone who works there is super nice!Just move here! Youll love it! :) The location is perfect!Honestly, I wouldnt live anywhere else in Austin.

I moved back to the Austin area three months ago and prior to moving here I researched numerous Apartment Communities the moment I walked into the office and met Vanessa I knew this was my New Home!!!Since I have been here Ive gotten to know the staff (Vanessa, Michael, and Leah) very well and you could not ask for a more Wonderful Staff with great personalities and the time that they take to make you really feel at home.I have met a lot of my neighbors and everyone is very friendly and always stop to say Hello and chat which is very nice. The community is very Dog Friendly and has a great Dog Run so you can exercise your Pup!!! Also there is an amazing fitness center that has excellent equipment.Extremely close to numerous grocery stores, restaurants, shopping centers, home depot, academy sports all within walking distance which is fantastic. Also only a 12 minute walk to the CapMetro Bus #315All I have to say is The Marquis at Barton Trails is a fantastic place to live!!!

Ive lived here just under three months. In that time, this has already become the best apartment complex Ive been at. The maintenance team is extremely responsive, the staff in the office are all wonderful people that care about you as more than just a source of monthly revenue, and the apartments themselves are lovely. Id say the only downside is that the traffic getting off MoPac (aka SlowPac) back to the complex can be a bit iffy during rush hours, however its really no worse than any other part of Austin.Overall, great place to live.

They go above and beyond in making sure youre settled in and everything is up to your expectations. Thank you Leah and staff!2. Maintenance: Some of the friendliest and caring people you will meet in Austin. Their response time is impeccable.3. Parking! : Parking has always been an issue elsewhere. The way the units are set up, there is ALWAYS parking available.4. Fitness center: If youre not a member to a gym, the fitness center at the Marquis has you covered. Cardio, Free weights, and a squat rack! Save your dollars and workout on site. And it has a nice view of the pool.5. 4. Finally, the unit itself. Clean, modern, and well arranged in optimizing the space.Cons? None that I can honestly think of!

Having lived here for over a year now, I can say it is for sure one of the better places around Austin. Only a 10 min drive to downtown (depending on traffic course), great amenities, and any time I submit a service request it either gets solved immediately or in the most cases (to be fair here I submitted it a bit late in the day) the next day (these being not urgent matters of course). Fantastic crew in the front office, friendly and willing to work with you if youre having issues as long as you talk to them. While the location isnt the best with it being on a one way, it did not take long for me to get used to it as it is also very close to urgent care, Walmart, HEB, and all the necessary on ramps to the major highways as well.

Wish the community and leasing agents were at least 25% as good as what they say and look like. From mine and my friends experience,even the renovatedapartments make lot of creeky noise. Bugs started appearing from corners and rooftops suggesting leaks. Theres PET POOP everywhere,takes nobody takes any responsibility about it. Leasing agents (especially Michael) are terrible, they speakand behave in a inhumane way lacking a shared collective sense of what is objectively correct.

Ive been living at the Marquis at Barton Trails II for about 9 months now, and my experience has been amazing! I lived at a Marquis property in Dallas and knew that I wanted to find a similar experience when I moved back to Austin. The staff and maintenance team is always friendly and prompt. One time I needed some new weathering on my front door, and they took care of it super fast. I am also a big fan of the amenities here. The gym and pools area are state-of-the-art, and the gym also has wifi so I can stream movies and shows while Im on the elliptical. I will also say that they location of the apartments is pretty ideal, with quick access to all the stores and shops off Mopac/William Cannon/Brodie Lane. Overall, a very solid place to live if you area looking to rent in the Austin area, especially if you want to live (or work) close to downtown.

I’ve lived at this complex for nearly 2 years. I’ve spent each of the last 3 years at a cws management property and for good reason. Marquis at Barton trails II has been such a pleasant experience. Management is always friendly, responsive, and eager to help. The maintenance guys wave each time you pass them during the day. Everyone is so friendly and truly seems to enjoy their job. The complex itself has a great location. Minutes away from several grocery stores, gyms, walking trails, parks, and good shopping. I’ve been complimented by many friends on how nice/modern my apartment is, and then they ask what I pay, and the shock/jealousy is nearly tangible. Also, only about 10-15 minute commute to downtown, 30 minutes during the weekday morning rush. I’m happy to call this place home and I’d recommend it to anyone looking for a new place to live.

I have lived here (phase 1) for coming up on 5 years and have had the best experience. The apartments are beautiful, non-dingy, clean, and updated. The service and maintenance staff are the best (with the few very minor and transient issues I have had in the 5 years) and in my experience, come by your apartment same-day! The leasing office staff are super friendly whenever I have packages or questions. Clean grounds, nice amenities, reasonable prices, etc etc. Also, there is everything you could every want in the area (if not around the corner), and minutes from downtown. Highly recommend!

Ive lived here for 6 months now...The staff is wonderful - my maintenance requests are always taken care of in 24 hours or less. I was satisfied with the gym equipment up until it was closed for COVID19. Other residents are respectful and friendly. Great location. Id recommend...Cons: Parking spaces are small. If you have a truck or a 4 door SUV, it will be very tight. Ive had my door dinged a handful of times and I have a sedan. I witnessed a truck hit another persons vehicle and drive off (but they had the trucks information so I believe that was settled). There arent many security cameras on the site...I had a package that was successfully delivered to me that I believe was stolen. The front desk wasnt able to locate it and there is no video evidence of what happened. So Im out $250. Also...the address is a little confusing for packages - some websites will accept 5501 South Mopac Expressway while others 5501 S. Mo Pac Expy, 5501 South MoPac Expy, etc. For example, Ulta doesnt accept any variation of this address as valid. They like to do maintenance and yard work during the week work hours (while Im home working remotely) which DOES get noisy but at least its well managed.

I’ve rented here for a couple of years, and I’m so glad I moved here!BENEFITS in comparison to other apartments:-Multiple access points to mopac and W 290; easy in and out.-Fastest and most professional maintenance team with easy online access to service requests; trust me if you need something fixed, you’ll care and appreciate not waiting days!-Very clean property with multiple parking spots for your guests/visitors and you.-Whole Foods, Costco, HEB, Randall’s, and multiple restaurants all within 1 block away.- 2 beautiful and easily accessible pools with fire pits- large dog park and an ACTUAL professional dog wash station (saves a lot of time, money, and cleaning)- Attentive and friendly staff AND package delivery available in the leasing office.-In one of the lowest crime rate areas in the city and gated community.Hope this helps in your search.

Great place to live. My girlfriend, then fiancee, and now wife have lived here for 2+ years now and really like it. The community is on the small side with only 6 buildings, and only 1 or 2 bedroom units, and its very quiet with mostly young and older professionals. The management has changed since we first moved in, but both staffs have been very professional and courteous. The maintenance folks are very nice and always quick to respond and resolve any issues. Even though this is an older apartment community the units and property have been very well maintained and updated. Would love for the rent to be lower, but what can you do, right? Would definitely recommend this place to others looking for a pet friendly, safe, and quiet community that is close to so much shopping and great food, as well as convenient to downtown.

Marquis at Barton Trails II is a hidden gem in the City of Austin. I needed an apartment fast because of my new job and decided to sign almost immediately after touring the complex. Two reasons: the complex is modern/affordable and for the superb customer service.Leah is also the nicest real estate professional Ive worked over the last five years. Shes a really valuable asset to the propertys value (through my lens), and answered 99% of my questions when transitioning into the complex.Some perks to the area include restaurants and stores everywhere, and a quick drive to Zilker Park -- 8 minutes from my experience on the weekend. The complex is close to the highway too, for easy access to 290 and Mopac.Highly recommended!

They listened to what I was looking for and were deliberate about pointing out how this property fit my needs. Melissa went out of her way to assist me in finding a safe hotel nearby, as well, during my search.I enjoyed all of my interactions with them and Im grateful for their efforts to introduce me to all that was available through Marquis.I would highly recommend visiting their property and leasing a home if its within your budget. We have been living here for a little over year now, in the new phase of the apartment and we absolutely love it! Very modern and contemporary stylish interior finishes all around with 11 ft ceiling, hardwood floors, open spacious floor plan with huge granite kitchen island countertop with modern hanging pendant lights, espresso cabinets throughout and tall interior doors. My main thing we love is how safe, clean and well built the apartment is. Our electric bill had been much lower here than our previous apartments because it is newer and more energy efficient. Ive looked around at other apartments within this area and for the same rent fee, I was not able to find anything comparable to it. Its like living in a modern downtown apartment for the same rent as an older apartment elsewhere charges and getting much nicer amenities. Our neighbors in building 12 are great. The location is awesome being nearby the new pool, and the apartment is close to lots of cool places and stores and easy access to main highways. Also, the property managers are great and maintenance team responds promptly. I highly recommend this place!

Ive been living at Marquis at Barton Trails (phase two) for about a year now and my roommates lived here a year longer than me. We all love it. The apartments are spacious with high ceilings and big closet and storage space. The balcony is a huge plus too. Parking is usually never a problem but the spaces are a bit small. The pools are great and the gym is a good size and never crowded. The maintenance staff is phenomenal and extremely nice. Management is great too. This place really takes care of you!

The first issue is this: You have two options to submit a security deposit, one of them you pay more but you dont get it back at the end of your term. The other, you pay less but like most apartment complexes, theyll probably come up with some excuse to withhold. I didnt take my chances on that one and decided Id pay the lesser deposit since I wasnt expecting to get it back anyway. Moving out, I lost my key fob and asked if they could just take the amount out of my security deposit. They agreed but now they are charging me for it anyway and wont seem to pick up my phone calls anymore to talk about it.The second issue is the fact that there are a ton of rats that hide in the dumpsters around the community. If you park anywhere around one, they will chew through the air filter of your car. Im not kidding- this is a real issue that I continually had to deal with every time I took in my car to get an oil change. The auto repair shop always showed me the remnants of my air filter chewed through by rats. Once I moved out of the property and began to park my car in my garage, I no longer had that issue. I continue to go to the same auto repair shop and they no longer bring up the issue. Its worth noting that I never had rats in my apartment (though I did have a lot of bug issues).Third issue: No hot tub. No view of the greenbelt as advertised.The positive side of things: location is great, the neighbors are really friendly, Ive never had an issue with personal safety or ever felt like my safety was compromised or threatened, and the maintenance team is unbeatable.Would I recommend to friends? Yes, but I would warn them about the rat issues, bugs, and incompetence of the staff.

My roommate and I have lived at The Marquis for over three years now. The location is great, the property is well maintained, and it is very reasonably priced. The few, rare occasions we have had maintenance issues, they were addressed within a few hours!!! The office staff is very helpful and friendly, too! Great place to live!

Everything about Jack D.s review is the plain truth. I havent experienced any rat problems in my building, but everything else I can relate to. I have never been one to complain about other residents or apartments at any other place as I typically keep my mouth shut, but I feel that Ive complained about something (at least to myself and my fiance) every day that I have lived here. There is construction on either side of my building, so the noise is constant and amplified by construction in the pool area. The workers blare their horrid mariachi music for the entire complex to hear, and yell at each other when working. I can hear every word in my apartment, and what is in English isnt appropriate. The amenities are slim to none, and the pool is about 1/4 of the size it looks in the picture. Management sends out daily emails about the most random and insignificant things at least once a day, and then another correcting something from the previous email. I work in management in a hospital and specialize in organization. They do not have their ducks in a row, to say the least. Even when complaints are made about noise levels, picking up after pets, noise in the pool area, there is a mass email sent out (that most people probably block or dont read), and no follow through. This is not how good management works, and they are in desperate need of training. Good management requires that they listen to complaints, find solutions and tackle them head-on. Not send out a mass email and expect it to solve itself. I had to laugh when I was called two months after move- in to be informed of the 50 pound weight limit for dogs. They only called to make me aware that my dog is 8 pounds over the limit. I am aware how much my dog weighs. I was not, however, informed of any weight limit when I moved in, nor when I read and signed my lease. That put me off from the very beginning, as I had seen another Goldie in the complex, a large Boxer mix, and a Husky well over the weight limit. I do love the layout of my quaint little apartment, and I havent experienced any pests as of yet. It is a bit pricey for the area considering the noise from MoPac, and the shopping center right next to the complex, and we even came in on a special price. I feel bad for my pups, as they have no place to run around at the complex. They have a leash policy, which I understand, but you cant have a leash policy and expect it to be followed without designating an off leash area for the dogs to run around and play. A more recent event that really got under my skin was their timing of power washing the buildings in preparation for a repaint. They began power washing the buildings a week before Christmas, and up to a couple days before Christmas. Residents were asked to clean off their patios. I had all of my patio furniture in my house surrounding my Christmas tree, and had to take my patio Christmas lights down. In the future, wait until AFTER everyone enjoys their holidays before wrecking their apartment and taking the spirit out of it. They power washed every building, and have not even mentioned a date they will start painting. No reason that couldnt have waited until after the holidays. I have heard great things about maintenance, though! Ive never really needed to call, but Ive heard he is super quick and really nice. I think thats one of the only things this complex has going for them. My lease is up in August. Not to be rude, but Im counting.

My fiance and I have loved living at Marquis Barton Trails. We have lived in CWS properties in both Austin and Houston for 5 years now. Though all of the CWS apartments weve lived in have been awesome, this one is by far the best. Not only is the apartment beautiful with great finishes and high ceilings everything feels brand new. The staff on site are fantastic and truly care about the community and seem to enjoy their jobs. The maintenance team always waves hello when we see them out around the property. The community is clean and well landscaped not to mention safe and very quite. We have never heard any noise from neighbors and the property is surrounded by greenery- it feels like an oasis off of mopac! It is so close to everything you need, it literally takes us 5 mins to get to the greenbelt and 10-15 to get downtown. It has super easy access to all kinds of stores, Target, Whole Foods, Costco, Nordstrom Rack, HEB, multiple gyms, etc. In past apartments we didnt realize how important it was to live minutes from a grocery store so when choosing Marquis Barton Trails, the closeness to everything was a high priority.Additionally and arguably most important is the value. This apartment complex is by far the best bang for your buck we could find in Austin. Its just far enough from downtown to be affordable and close enough to feel like youre getting a smokin deal! Friends have always been surprised and a little jealous when they hear how reasonable our rent has been.We have no intention of leaving this property until we are ready to purchase a home or if work takes us out of Austin.If I could give this property more than 5 stars I certainly would.

Lived in Phase II 2015-2016 and loved it. I can’t recall a single problem that wasn’t easily rectified. We especially loved the big dog park (which I hope still exists).

Have had bugs all over the apartment (including a scorpion), construction everywhere and it looks so tacky, not enough parking, and the leasing office people are completely unhelpful. Theyve also just removed our laundry room area. Cant wait for my lease to go up!

TLDR; Two different complexes. One a bit older, but looks nicely maintained. Newer units are nice, modern units. Staff is friendly & maintenance is very responsive. New complex looks barren, high staff turnover. Overall, I recommend living here.The Grounds & buildings:The complex is kept up very nicely. While I live in the newer complex (only 2-3 years old or so) I rarely see deferred maintenance around the exterior of the complex. There are two pools and a gym, which are all well maintained. While I dont personally care for the stone work that replaced the grass, I dont own the place. Parking spots are much too small.The units:I can only speak for the new complex but the units are wondeful. Vaulted ceilings, plank flooring, granite, recessed lighting, crown molding, tall doors, stainless, yadayada, it has it. Another wonderful perk is the energy efficiency of the units. They stay cool/warm longer than any other ubit ive been in. Quite nice!Maintenance:Responsive and friendly, always with next business day responses.Location:Easy to get from it to shopping & dining. However it is locsted on a 1 way access road. Which at 5:00 can be a pain to access.Overall, its worth taking the tour and renting here.

I have lived here for two years and I couldnt be any more satisfied. Clean, beautiful, never get the over crowded feeling. Always have parking. If anything needs fixing in my apartment staff comes to fix it within 24 hours. Gym and pool are great. They dont have valet gargbage but there are garbage dumpsters located throughout property and I love that they are fenced in. Basketball court is also a nice perk to this place. Now that Uber and lyft are back its pretty affordable getting to and from downtown. If I use lyft line its usually a 10$ ride. I happen to be moving to live closer to work but the marquis definitely set the bar high for places to live in austin.

Lease at Riverstone! Dont go to Marquis- this place is horrible! The other negative reviews are totally true (although they have since repaired the basketball court, it used to look like a bomb hit it). First of all, breakins (both vehicle and apartments) are rampant. Like seriously, they are common-place now. Apparently burglars arent just jimmying balcony screen doors they are actually breaking through front doors! The front community gate was broken for months and somewhere around month 2 or 3 the leasing office, in one of its 87 daily emails, announced that it had come to their attention that the gate was broken... yeah no kidding Sherlock. Either vagrants from the empty lot at the adjacent property or associates of the ever-present and annoying construction contractors (who probably know all the residents schedules) are likely the culprits. You could have a birthday before you get to a garbage bin, theres no laundry facility, were into month 4 of the gate being broken- its still broken, the constant emails are annoying and only 5% of them are informative. Youll meet new employees everytime you walk in to the leasing office. Were seeing more sad luck cases moving in. And no the pool does not look like the picture. View of the greenbelt? You mean the empty lot by Walmart that homeless people use to enter the property at night?

Negatives1.The whole place is under construction and looks like a demilitarized zone. The basketball/tennis court looks like a picture of Lebanon on a bad day.2.The staff has a very high turnover rate and you will see a new face every time you go in there. Its usually someone filling in from another property.3.The staff is also very inefficient. Despite having a very clean apartment I had a rat in my apartment. They wouldnt get me an exterminator until a week later because they have a deal with some company I guess, so I had to get the rat out myself. They encouraged me to get an exterminator at my own expense if I was in a hurry. Who isnt in a hurry to get a rat out of their apt?4.Theres like two garbage bins, depending on where your building is its about a 5 minute walk.5.Do not believe the website, there is NO view of the Greenbelt.6.There is dog excrement everywhere.7.The staff sends annoying emails almost daily telling residents to pick up garbage and that the rent is almost due regardless if youre a responsible resident or not.8.The staff completely stopped pretending to care at all and took away the laundry facility. There isnt one, it is just gone. But in one of theyre annoying daily emails they dress it up with the subject line loss equals opportunity! and then provided us a list of places to buy a washing machine. Thanks Marquis, would never have worked that out on my own.9.If you call the leasing office you will go straight to voicemail unless you press the button that says you are a potential new resident, THEN you get to talk to a human. You have to trick them. I called the Regional Director of Operations at CWS Apartment Homes which oversees the Marquis to let them know I had a rat nest in my building and needed an exterminator, I had to leave a message and that person did not even call me back. The people who oversee the community do NOT care and just dont want to deal with you.10.These apartments are way overpriced. For the same price you could live at River Stone Ranch which is nicer, has more amenities, and I presume the staff there actually answers the phone and does their job. I pay over nine hundred a month to live with rats.11.The Marquis will try and make you pay your rent with instant deposit.12.Between the construction, dog excrement, and having to have rat traps in your apartment it is just plain embarrassing to have company over.Positives1.Good access to Mopac/downtown and SW parkway. Good grocery stores nearby.2.Ive heard the maintenance guy at Marquis is fast and reliable.
