I’ve been living here for almost a month now. I’ll be honest, it’s been a struggle in some aspects, several issues with our A/C and light fixture which has been frustrating. However the staff is very helpful, Jose came out quickly to fix our A/C the first time it had issues. Working with Daniel in the front office has been great. He’s made a great effort to make our move-in as easy as possible despite the circumstances. Easily the most helpful apartment representative of any place I’ve lived so far. He’s the best part of this complex so far!
Ive lived at this apartment complex for over 4 years, and I have noticed that the management team has been far less responsive, understanding, and friendly than the previous team. There has been more turnover with the staff in recent years, and as a result, there has been a decline in customer service. I rarely complain or review anything on google, in fact, this might be my first one. Ive been so frustrated, that I feel it necessary now. Previously, every other complex Ive lived at would go above and beyond to make its tenants feel valued. Ive had problems with the billing, and was overcharged for items, and because it was too long ago (less than two months past), they werent able to credit it. When I was moving from one apartment to another during the ice storm in February, they didnt offer to float the moving days. There was no way anyone was moving during that time, or that the management could make the place ready, so it would seem fair to waive the additional days. I ended up moving on a Sunday when the parking lot was complete ice. There have been plenty of other examples of similar things. When Ive voiced my frustrations to the management group, all I got was a sorry, and never any real attempt to rectify the situations.
Our experience at Griffis has been great.The office staff is friendly and quick to respond to any issues. During the winter storm, they were extremely responsive and took excellent care of residence as best they could with the limited control they did have over the situation.Maintenance always responds promptly, usually within the same day. Cornelius, the head of maintenance, is so friendly and helpful.. We always see him out working hard but he always stops to wave and say hello.The pool is always clean and ready for use on nice days. We have friendly neighbors that we actually enjoy talking to. There is always plenty of parking for us and guests.Overall, its the best experience we have had at an apartment complex. If youre looking for an apartment in the area, I highly recommend checking out Griffis for your next home.
I lived here a couple of years back, can’t think of anything negative to say about it. Great complex, responsive management, and fair price. The move in and move out process was great, best apartment I’ve rented from so far!

Have really enjoyed my last 6 months of living here. I moved from NYC and have found everything here better -- the staff is incredibly responsive and kind, service requests are immediately addressed, the grounds are kept up, and generally everyone is doing their best to be transparent, honest, and reliable. I feel really lucky to have found this rental community, it has given me the peace of mind to enjoy the rest of my time in this city!
We have had at least $3000 worth of things stolen from us since we moved in last September. In a previous response from “Griffis Soco” to another negative review, they stated that their top priority was their residents. If that were the case then why weren’t they approving the posts through the portal to warn other residents? The staff does their best especially since the turnover in management but something fishy is going on here. A gun went off a few months back as well, the gate is always broken making it easy for people to get in and steal more. If your patio is exposed DO NOT put anything valuable there. If you have a Prius, DO NOT park your car here (Your catalytic converter will get stolen). The fact that we will never get reimbursed for any of this is very disheartening.
They lost a package of mine and refused to reimburse me even after I provided proof of delivery. USPS supplied a time-stamped GPS tag that was registered at drop off, which was directly over the front desk and in the middle of a weekday when staff was surely around. Even with that proof, Griffis SoCo refused to accept responsibility. Other than that...it is a nice place, all the amenities you could think of, responsive maintenance team, decent pricing, great location tucked away in some green space
Signed my lease and was very happy with the complex. The staff is extremely helpful and friendly! It’s a nice community of people that live here also. There are a few fees on utilities that gave me questions, but nothing wrong with the property itself! I would definitely lease here again!!
The Griffis at Soco has been a nice getaway from my last place. I have always felt safe and comfortable here. In fact, my air conditioner went out and I didnt realize it wasnt working until 8pm one night. I called the after hours hotline and Cornelius, the head maintenance guy, picked up and was over within 10 minutes. He fixed it immediately and even helped me get the Nest app back up and running again. If theres anything I ever need, hes there and quickly! Every maintenance request I put it, hes there within 5 mins. Id live here forever just because of him and his maintenance team. If anything, Griffis at Soco is a great place to live solely because of the maintenance team.

Pros:-Power didnt go out during the great Winter Storm of 2021, I think were on the same electricity grid as the hospital-Quick to respond to maintenance (within the day, maintenance guy is a boss)-Prices are okay-Nice aptsCons:-Nickel and dime you with monthly costs -> not including utilities (add an extra $100 a month)-Area is meh, but lots of good food-Company they contract out trash to is always late, doesnt pick up trash sometimes at all, and doesnt pick up on weekends (when you do chores)Keep in mind most reviews for apts are only negative experiences, most people arent incentivized to talk about average experiences. This was my experience after a year.

Logan and Lynn helped me with a tangle of issues during the application and waiting process for our approval.Logan was super patient and helped me with SO many questions. I thought we wore him out honestly, but he was super cheerful the entire time and was so pleasant to talk to. He is even trying to help us with a better location of our apartment if another one opens up because I shared some discomforts about the location with him which is WAY more helpful than most apartment staff members Ive dealt with.They were both extremely patient and helpful and everything was ready in half a day. There was no pressure to sign a lease and they treated me like a human not a money mule.Nothing but extremely helpful staff so far, Im excited to move in soon!

I have lived here since the beginning of June and the management/leasing team is absolutely wonderful. They truly care about their tenants and go above and beyond. I have never lived at an apartment complex where I was actually treated like a human instead of a business number. I appreciate all the support they given to my roommate and I. We are very happy here! Also, shout to the maintenance team! They are amazing!
SORT BY LOWEST RATED - Many people are changing and do not move here or renew. SO many new managers! There has been a murder on this property recently, the AC units are going out and they neglect to fix these and they do not have any communication and do not keep residents top of mind before trying to lock in a new lease. Homeless people live in the tree lines around the complex as well and its not so safe. SAVE YOUR MONEY and MOVE!
Ok so I just moved into Griffis SoCo and I have to say, so far, it’s been great! It seems like a very nice community and you get the feeling that the management team really care about giving you the best experience possible. Special shout out to Connor at the front office for assisting me with my move-in process and giving me all the resources I need to set my place up. I definitely recommend!
Weve been here for a couple of years and love our three bedroom. Everyone says its the nicest theyve ever seen for what we pay. The management is patient and always helps us get our numerous roommate situations figured out; and let me tell you Cornelius is just about the best maintenance guy you could hope for at any complex. 10 out of 10 would recommend.
This is such a great place to live! Super affordable, and wonderful location. They have a huge dog park, and a wonderful office staff. The maintenance people are super cool, and always prompt with service. They are very respectable.
My husband and I just moved away from Griffis SoCo after 5 very happy years. We could literally not be happier with our experience. Maintenance is prompt, friendly, and helpful. Management is friendly and helpful. Great value for the rent. Interiors are gorgeous and designed for living in, rather than just cheapness. Would recommend to friend or family without hesitation.
Griffis at Soco is amazing! Connor in the leasing office helped me move furniture I ordered to my apartment. Im sure thats not in his job description. Thats what I call going above and beyond. I really appreciate it. Very pleased with the staff and my stay here.
Having lived here for almost 5 years and in 3 floor plans, I can gladly say I have enjoyed the convenient location of the complex but the management here is very poor and I would HIGHLY recommend moving to another property before investing your time and money into Griffis SoCo.. Poor value & quality for the price - I pay $1,700 for a 2b2b and my countertops are held up with popsicle sticks, half my windows dont open properly & the reno company is low-quality.There has been 5+ managers and a handful of staff turnover during my time here and their communication and prioritization of resident happiness is also shocking considering the Griffis Residential motto of It’s about you. The only OG here is the Maintenance Manager who is AMAZING.Pros for living here:- Great access to highways, malls, really everything.- Quiet complex and its gated - homeless live around the tree-lining of the complex tho so keep that in mind.Some of the issues Ive experienced:- MURDER: someone was murdered here in 2017 and absolutely no security measures have been enhanced - for instance the gate code is the same its been since I moved in in November 2015- STALKER. No idea who or why, but I moved units because of it.- ABUSIVE NEIGHBORS: I know things this can be dime a dozen, but in my experience it took more than 8 months to evict abusive neighbors because management didnt care to look into it and put it down to giving warnings. it took our whole building calling the police at least 15+ times and a physical threat by said individuals for them to finally get evicted.- A/C & NEGLIGENT MANAGEMENT IN TX SUMMER: summer of 2019 (and only 3 months into my new apartment) my A/C went out. Reported to management and it took almost 2 months for them to FINALLY send out a technician because they played every trick in the book to not have to replace anything but refrigerant. Instead the management continually said its summer, youre on the top floor, your unit will never fully cool because thats just how it works. After threatening further action after 6 weeks, they FINALLY sent FOX A/C out who recommended coil replacement, which was fixed a few days later. Soon after, my apartment started smoking from the A/C unit- basically I needed an entirely new unit the whole time but management fought me on it (Im sure because they dont want to front the cost) and the smoke was caused by brand new interior parts but an old outside unit. For an additional 2+ weeks while waiting for a new unit, I was given a window fan designed for a 320sqft space for my 1200sqft apartment, in 100+ degree weather...finally it got replaced and works, but it wouldve been great if management took it seriously at first instead of me spending 2 months of my Texas summer sweating in my home I pay $1,700 for.- MISCOMMUNICATION: when moving into my 2nd unit, it was promised to be renovated in written, in-person and phone conversations but once I picked up the keys it was an older unit with no upgraded features, while they were trying to charge me the upgraded price. Communication is key, and clearly throughout the process someone lacked it.- MANAGEMENT LACKS PROFESSIONALISM - since I moved into my new unit in February 2019 Ive been waiting for a garage to open up and have communicated multiple times (both written and verbal) with the Assistant Manager & the copious amounts of leasing staff that have come and gone, all the while being told theyll keep an eye out and call me as soon as one comes available. Seems trivial, but with a brand having their motto of It’s about you it was surprising when I inquired about my neighbors garage late last week (same day they moved) and was told better luck next time, a new resident has already been given that garage - if you wouldve called a few weeks ago it wouldve been yours. I dont remember everyone I talk to. Absolute BS excuse from the Assistant Manager and lack of professionalism.I have many more issues, but Ill spare you. Dont move here.

Griffis SoCo is a wonderful place to live. Im sincerely grateful for all of their time and care over the past year, and their assistance in my moving out process. (I only left to move into a house). The administration was patient, dedicated, and friendly in my time staying here. If you ever have a maintenance request or any questions for the staff, they are quick to respond and efficient in getting work done. Also, their professional relationship to residents was respected and greatly appreciated. It has truly been an enjoyable experience living with such great management and service.Plus, the opportunity to know your neighbors in the resident community is available. Whether you prefer to meet new people or stay to yourself, this place is made for all!
Huge problem with thieves. People stealing property off of patios, stealing parts off of cars in parking lot at night. Even though this is a gated complex, no security, and not very well gated. Anyone off the street can get in and steal.
I would not recommend moving here. I have been here for sometime and management really avoids fixing problems. The appliances have been changes but the internal aspect of the building are off... piping, plumbing, water heaters, ac units, nothing works and everything breaks. Consider elsewhere before paying for misleading information.
I have lived here for 11 years+ and this is the most spacious luxury unit I have ever lived in and am so happy and proud to call this complex Home.The management team is wonderful and so attentive. Service requests are filled immediately; Jose who heads the Service Team is amazing and can fix everything and anything. The property is gorgeous. The landscaping is beautiful year round and so well kept. We have so many amenities i.e. volleyball court, outdoor fireplace pits, private dog park, new exercise room, huge pool with hot tub... I could not be happier here. Also the property has awesome security that makes you feel so safe. Another plus is the complex central location being so convenient to everything. I love Griffis SoCo and you will too!
I have been here for 3 years, and I love it! The staff is always super friendly! From office to maintenance they are all amazing! This is the first place that Ive ever felt like I come home. I feel safe day or night when Im walking my dog, and all the residents are very nice. Its great that you have a ton of restaurants all within a couple miles, and having 35 that close is always nice.My dogs favorite thing: HUGE dog park! Its amazing!!! They just put in some updates to the property, and I love that they think of the furbabies too.Im so happy living here, and I would recommend living here to everyone.
I lived here for a year. I absolutely loved it! The managers were always quick and ready to help/fix issues. The location of the apartments is perfect, nothing is too far. I loved the open concept of the apartments and modern apliances. It is a great deal for the location & apartment amenities.
Its not bad, but its not great. Way too expensive for being in this part of town. I left my bike unlocked on my private patio for a matter of hours and it was stolen. Do not ever leave any unlocked in this place.
Ive been here for over three years. Staff is always polite and patient. I love the new management and the upgrades! Special shout out to Michael the first person I met and hes been here when I moved here. Everyone else is just as amazing
One of the worst places I have ever lived.I cant wait to leave this complex. theyll gladly take your money but they wont give you the time of day. They wont return your phone calls, they never answer the phone. The management is uncaring.The walls here are paper thin so if youre looking for any peace, youre not going to find it here. I cant get out of here fast enough.

I was considering renting at this location and came by with my dog to visit a friend that already lives there. We were walking through the pool when a man came running out of the gym screaming at me for having my SERVICE dog at the pool. This man did not identify himself as someone who works there, nor did he explain any of the rules about pets. He just came out and immediately started screaming at me and asking me extremely condescending things like can you even read? (because there is a small sign at the pool that says no dogs) I quickly removed myself and my dog from the pool area but he still continued to yell across the pool at my friend. He threatened her with a $100 fine because we had taken more than 10 steps into the pool area with the dog. He then requested she yell her apartment number to him with a lot of other people around. I came around the pool and requested his information so I could report this. MIKE HENDERSON, LEASING AGENT, Do you want my office number and email too?!, He screamed at me. I tried to tell him he handled this very inappropriately but he laughed, dared me to complain about him, and walked away with some woman. Very disrespectful and I would never consider moving in here. My friend is also moving out now that she was threatened and had to yell her apartment number out in front of a bunch of strangers.
I normally dont have good apt experiences... but Ill say Griffis SoCo has impressed me with the ease of renting and transferring my lease in the second year. Hope management keeps the level of service up and doesnt sacrifice the human element (understanding individual situations, honoring discounts, being flexible to moving dates, not taking every opportunity to charge penalties, etc.), because that is really what sets it apart from other apartments. Shoutout to Michael for being super professional, transparent, and helpful. Only complaints are: wish there were security cameras for safety, a 24/7 package pickup center, and a larger gym.
I had a terrible time with previous and current management. I wont go into what happened when I was there, but I moved out last fall and have yet to receive my move out deposit.I have been trying aggressively since December to no success. It was sent to the wrong address. Then it was supposedly lost in USPS when i was told it would be sent via FedEx. then it never got here so I had to get a stop payment and reissue which took month. Last Monday it was again supposedly sent to get here this Friday.Completely useless. Avoid.
I have lived here for almost three years and while I love the location and my neighbors, this has been the worst maintenance experience I’ve ever had at an apartment. The staff are consistently argumentative and even shaming and have not successfully repaired a single thing. Things are consistently patched up just enough to hold together until they leave and then they argue about why they cannot ever repair anything. I have now been blamed for breaking my fridge, not having a bucket for a consistent leak in my roof, and breaking my own AC. I’m truly at a loss. If I did my job like this I wouldn’t have lasted the month. I’m truly baffled. It’s not just one staff member either, but every maintenance staff member I have encountered.It’s a great complex for a lot of reasons but if you expect things in your apartment to actually work I would look elsewhere.Oh and apparently 2 people and a dog living in an apartment with no AC when it’s been between 96-100 all day doesn’t count as emergency maintenance because it isn’t technically summer any more.
I would give negative 5 stars if I could. Dont move here if you ever intend on using the pool or hottub. Only open 3 days out of the year and of those 3 days they never unlock the gates like theyre supposed to. And its closed 1 day of every week for routine maintenance that clearly doesnt help bc it remains closed anyway. The workout area is a joke. My MTB got stolen when I first moved in within the gated community and other new residents have reported the same- makes me think management is in on the scheme. Only thing decent is the beach volleyball court that is upkept by one of the residents. But they certainly care about doing a dog of the month- Should probably focus your attention on running your complex. Such a disappointment. I cant wait until my lease is up!

Before I get into my review I would like to note that the management here changed about a year ago, so reviews over a year old are probably inaccurate. I moved in right after they switched from Falcon Ridge to Griffis SoCo though so I cannot speak for how different things were before. Anyways, I honestly had a great experience living here and if I was not currently working in Houston full time I would definitely consider renewing my lease. I think the location and price for these apartments are a pretty great deal. You are just a block away from South Congress and a pretty short drive away from Downtown (without traffic that is). The units themselves are relatively modern and spacious. I never had any serious issues other than my garbage disposal failing, but that was replaced soon after I submitted my maintenance request. The management and office staff are always friendly and helpful when I went into the leasing office. Parking here is great in my opinion. There is no assigned parking other than a few covered spaces and garages, but there is always plenty of spots so there are no worries about having your car towed or having to park outside of the complex. The complex is very pet friendly! There are dog waste bins all throughout and there is even a decent sized dog park. The pool here is excellent, and I think this is one of the only apartment complexes that has a hot tub.There is very little I can complain about or critique as far as the complex and management are concerned. There are a lot of renovations currently underway (ex. parking lot improvements, new workout room) which can be an inconvenience, but Im certain they will make living here a whole lot better. Management is great about keeping the community up to date on all of the renovations and make sure all residents are aware of what is going on.The only issues I honestly encountered while living here were with other residents, but thats something youll experience at any apartment complex or living community. Some people seem to think they are too good to follow basic rules or be considerate of their neighbors. So sometimes youd see residents take glass into the pool even though its very clear you should not, or you will have people who feel they are too good to pick up after their dog and allow their dog to roam around off the leash. Again though, these arent things the apartment can really control. They could fine people for breaking these rules, but a lot of times this does more harm than good.Overall I highly recommend these apartments for anyone living in the South Austin area. I can only see the living experience here getting better and better moving into the future. They are constantly trying to renovate and improve the living conditions here.
I had to go up three flights of stairs three times in order to find the right apartment. Skipping numbers and not well labeled on ground level makes this place a pain

Altho I do not actually reside here, I stay here often when I come in from out of town. I bring my pup, and the dog park on property is HUGE, that my 65lb Malinois Mix can run himself out. The sad part, as with most apartment complexes that allow pets, walking on the grass is hazardous. Ppl are irresponsible that leave behind their pups business, and its not the responsibility of the apartment workers. There are ample bag and trash bins throughout the complex.Michael, one of the office ppl, Id mentioned to him once that the dog bags they were replacing from the nice thick black ones were thin and yucky for bigger dogs. He said he hadnt been aware of that, wrote it down, and 3 weeks later, when I was in town again, noticed the black ones were coming back in again, YEAH!Theyve a nice fire pit that would be LOVELY to use, especially now with fall temps taking over, but its been outta service for over a year, according to other residents who have said theyve tried to use it, too, this past year.The JQ has had its good days. Right now, its been in constant turmoil to be repaired (Ive been in and outta town 3 times in the last 2 months) and am still waiting to use it.The maintenance crew are helpful, pleasant, funny (as they tried to save a few of us when a snake was needing to be escorted off and outta the hallways path) and if ones (residents) speak Spanish, can be chatty and insightful as theyve helped me with lots of ways to park better (parking is tough after work), where not to walk at night cuz of dog droppings (I know, right??) and where I can walk my recycling instead of waiting until Sunday (valet picks up Sun-Thur).Oh, and the car-care area, uh, the vacuums havent worked in the 9 months my friend has resided here and the machines will take your $$ when they dont work, lovely, huh?The best part, its conveniently next to Congress, SCORE!!
This place will rip you off. Make sure you take pictures when you move out to itemize that youve cleaned up. They charged $150 for trash removal and $380 for new carpet -- plus another $300 to clean up. The apartment was clean when we left.Awful place.
