Do not move here. There are so many other available options around the domain that are managed and operated by more competent people. We have had so many issues re-signing our lease. They will add on fees and hope that you dont see them. It takes talking to many people to correct something that is on them.They got rid of the community messaging board because the residents were communicating about the failures of the apartment management company and they basically just wanted to silence us.Finally, my car was broken into days ago and the management ignored my requests and emails. They never even alerted the apartment building of the burglary.OH and multiple packages have been stolen and our mailbox has been broken into several times. The apartment doesnt care about security and safety of the buildings or residents.The front desk people are really welcoming and nice. The higher-ups are unprofessional and unhelpful in all the ways that matter.

Amazing property! The apartments are modern and very cozy. There is a nice secure parking garage for your car and you can request a specific parking space. I love the pool area to relax with friends. The best part it is located in The Domain with many shops and restaurants and bars. Easy walking distance to everything. Anything you need is within walking distance whether it’s food, groceries, shopping, or entertainment. The customer service from the leasing agents and front office is very good and everyone is very friendly. You will be extremely satisfied living here!

I’m a fan of the updated/modern look when it comes to living and this property entails all of that plus location. It’s very convenient with having so many stores and food places nearby which saves a lot on time and gas. I personally enjoy the pool setup the most since it gives a relaxed vibe to the outside. The staff has also been great to deal with on the regular and they were very accommodating during move-in (bad weather). They have been very responsive when I’ve had to reach out to them and maintenance has been same day the one time I’ve needed them.

This is an incredible place to live. The management is extremely friendly and helpful, the amenities are always top notch and the apartments are spacious with great views. I have made incredible memories and friends within this apartment complex. Management bends over backwards to ensure the residences have a great experience during your lease. (Management jumped my car and helped us throughout the ice storm too!)

I witnessed the most insane confrontation between a resident and an office person. I could hear the old blonde lady screaming as we were outside the area. She was just nasty nasty to that resident. We were going to get info and we saw and heard it so we were afraid to go in there. I asked the lady as she was getting in her car and she recommended i check the yelp reviews. OmgFolks take a look. I would never live here.

The Residences are awesome. Super friendly staff - huge shoutout to Dante who has been incredibly helpful.I looked at all the major properties at the Domain and did tours and most places were super expensive and not even that great.Then I found this place and the prices are super reasonable for how good the place is, I wish I found this place sooner.

I’ve lived here since 2016 and i never wanna leave. the pool and amenities are amazing. the front office staff was very responsive over the winter storm. The turnaround time was great! Highly recommend living here

Beautiful courtyard, outdoor pool with grill but with NO WIFI SERVICE. Good luck working outside on beautiful lawn chairs or scrolling through social media with only one bar. Even the gym doesnt have signal! Really odd, not sure why they dont disclose this information upon renting but do take note.

This place is great! I have had nothing but positive experiences with this community. I moved from out of town and visited several properties prior to making a decision. I figured I’d just pick one of the places I visited, none of them really “wowed” me, but I ended up walking past the office and decided to take a look. Once I walked in the door, I was greeted by a professional staff that took the time to get to know me made a genuine effort to ensure my tour was a good one. After looking at a couple of units on the property, I made an immediate decision that this was where I wanted to be based on not just the property, but how I was treated. They gave me a great deal upon move in and it was a seamless process. My unit is perfect and has had some very nice upgrades. I’ve enjoyed my time here and plan on staying for a good amount of time.I recently had a maintenance issue with my A/C unit not cooling. Once I submitted a maintenance request, it was acted on immediately. Unfortunately, the part they installed was unknowingly defective. The next day, I made a subsequent request and within 2 hours it was completed. I received a text from Ken who told me what had happened and why the problem wasn’t resolved the first time. He was so nice and helpful and displayed nothing but professionalism and I felt he truly cared about my problem and that it was important to him.Yea, there’s a lot of places to live in the area. Do you occasionally have loud people at night? Sure, welcome to apartment living. It’s no worse here than other places I’ve lived. The difference is in the community and those that work here. If you have an issue, it’s taken seriously. In the end, I can’t imagine living anywhere else and I’m glad I happened to walk in that day.

This is a great place to live. The instant I moved in I fell in love. First with the location. It’s in the middle of a huge plaza where every type of store you need whether it’s groceries, clothes, or even tech; they’re all in walking distance. You honestly don’t even need a car when you live there. Second, the office staff were amazing. They were very responsive and had great customer service. Some guy I believe his name is Dontae if I’m not mistaken, he has glasses. He was very helpful and went above and beyond to make sure my needs were met. Third, the apartments themselves are gorgeous! All the appliances are up to date and the granite countertops complement the wood floors so well. The rooms are very spacious! Overall this place is a great place to live and you won’t regret signing a lease there!

I hope you like walking up 5 flights of stairs to get to your car every morning. Elevator broken 3 times in 1 year, 1+ month each time. Which means they arent actually fixing the elevator they are just putting bandaids on it because they dont want to spend the money not a place i would have chosen to live had i known.

A lot of the negatives you read about the Residences being noisy, etc. are true - but it’s the Domain and is to be expected. I will say that the staff is generally very helpful and attentive. I want to give a nod to Dante in the front office and Ken & Arthur in maintenance for helping me recover a couple of items after I moved out. They went above and beyond and I’m grateful.

Let me start by saying the associate Ash was a pure delight and is the only reason Im giving this review two stars and not one. Everyone else was rude and not great to work with.The first set of complaints, they told me that my apartment would look exactly like the model. That was a lie. My apartments cabinets were all a dated-looking light color, unlike the nice deep brown color thats in the model unit. Secondly, the elevator is SO SLOW and didnt work half of the time. There were two weeks where we didnt have an elevator and I had to traverse 8 flight of stairs to get to my car in the parking garage (which elevator is constantly going out too).I would like to preface this last complaint with the fact that Ive lived in at least 6 different apartment communities and never had an issue moving out until now. They will try to squeeze every single penny out of you that they can when you move out. Theyll charge you for professionally cleaning the carpet, no matter what state you leave it in. They tried charging me $20 to clean my microwave. Then they claim theres sheetrock damage even though I repaired it. With questions, they were slow to respond back and forth (took a week for a response) and didnt respond until I threatened BBB and legal action.I do not recommend even attempting to live here. There are nicer apartments in the domain for the same price.

I moved into my apartment 2 weeks ago and have been very impressed with just about everything thus far. Aside from the apartment being nicer in person than the pictures I looked at (which is almost never the case) but the quick and responsive staff, particularly Dante has made this a very enjoyable experience. I have texted Dante through their system asking questions and he has always been extremely prompt to respond with accurate information.Additionally, for not being a brand new place it is apparent the facility is always trying to ensure the latest and greatest apartment features are being added from Amazon mailboxes to smart home technology.I am happy to recommend the apartment and am looking forward to my next year at least here.

Dont get me wrong, this is a very nice apartment. Management is professional and maintenance is incredibly skilled and responsive. However, I would NEVER recommend someone live here.1. At time of move in I asked for a moving cart to help move some larger items and carry more items in at once, management told me they only had one and they had lent it to another new resident. No worries, right not a big deal? During my gradual move I asked multiple times over three different days to borrow this cart and just kept getting told that it was somewhere else, they couldnt find it, someone else had it, etc. In itself not a huge problem but still frustrating.2. If youre okay paying hundreds of dollars more per month (including an ATROCIOUSLY high fee just to actually SUBMIT your rent) than you were quoted at application time or you saw on your lease then this is the spot for you. Otherwise, if you care about your money at all, run for the hills.3. This is a big one for me. Shortly after moving in I was notified that they would be replacing the fire suppression system in the building. Crews came in and ripped out the ceiling and suppression system and then left. For WEEKS. I am convinced that the building did not have a fire suppression system for upwards of 6 weeks, not to mention exposed ceilings in the halls.4. Noise normally is not an issue for me but be prepared to listen to the buildings ear shattering fire alarm go for hours on end at least once every other week (often around 4am) for no reason at all, and noone can ever figure out why or how to shut it off.5. If you do sign here and decide to leave be prepared to pay MORE THAN ONE THIRD OF YOUR ENTIRE TOTAL LEASE JUST TO MOVE OUT EARLY.If this all sounds great to you though hit me up!-Someone who wants to get the heck out of here..

The stairwell door to building 5 had a really loud annoying squeek. The maintenance guy walks through this door almost every day of his life..after 3 months of it I got a can of oil and fixed it myself. The maintenance guy here is worthless.

We have been waiting to sign a correct version of the lease for months. I must add that we have signed a few times, probably 3-4 times, but we still keep getting emails that the lease hasnt been signed and there is nothing on the file. I have a copy of the signed lease on my laptop as a backup. We have been told that this is because of the website updates. Now, seems like the front desk cant figure out how to correct the rent amount on the lease and we keep getting emails with higher price listed on the lease. This is so frustrating. Not only we lost our offer with another building, but now we are left with a higher price on the lease. Also, we had a storage which is going to be taken away from us just because they think they are giving us a deal, but the deal is only $16 less than our previous lease. This is going to be the 4th year for us staying here. For the sake of not moving we decided to stay, otherwise when the elevator is broken it takes at least a week to be fixed, less amenities compared to the neighboring complexes, dog pee in the elevator, guys blowing leaves at 7 am which is the most annoying thing. Lastly I want to add that a package was stolen from my door, so if you order online make sure to leave a note with specific directions for delivery, because if you are not home and they leave it at the door it is not going to be there when you return back home.

Extremely bad experience with the staff at the leasing office, I have been here for sometime and unfortunately they are non-professional and simply they do not care about any issue you have, if you have a repair or service request, good luck! it will be many days before they get back to you, if you have lease related issue they will ignore your emails and simply play with you. STAY AWAY from this property.I tried to contact the number provided in the my reply section to my comment, but no one returned my call, which is no surprise, this is how they treat tenants.

Residences at the Domain has been the worst living experience Ive had. When I signed my lease in December 2015, they never mentioned that my entire stay will consist of nonstop noise from construction and inability to access the gym or the front entrance.I moved in January 2016, and the construction already started. Every morning there was loud pounding from renovations. A few months in, they shut down the gym for more renovations. A few more months in, they started renovating the front gate so no deliveries can come up to your apartment. You always have to run downstairs to let people in. When I asked them why they never mentioned any renovations before I signed the lease, they said they didnt know about it. It seems strange that they are renovating the whole apartment complex but had zero prior knowledge one month before it began. Seems very dishonest.The one amenity that is very important to me is a gym in the building. When renovations started, the management team signed up all residents for Golds Gym, which is 2.5 miles away. While it doesnt seem far, I am a restaurateur that works 12-14 hours a day. I dont have the time to drive to a separate gym to get in my workout. Had I known that it would be under construction for most of the year, I would never have lived here.When I brought this up to management here, they said they would compensate me with a $100 Visa gift card. Then they sent me a legal agreement that required a notary. On the agreement it said that I would receive a $90 Visa gift card, not the $100 they first mentioned. The agreement also said it would release me from everything including my lease, meaning they could remove me from my apartment before my lease is officially over. I didnt sign the agreement because Ive read that they forced other tenants out before the lease was over.Even worse, it is always dirty here. Theres always dog urine in the elevators and the common areas. Many of the tenants smoke inside the building around common areas and hallways, and management has sent out one email to address the situation. I informed them that there has been a lot of smoking in the hallway and there are cigarette butts left in front of apartment doors, but they never addressed the situation. They also dont have people cleaning the common areas because the same cigarette butts have been left in the hallway for more than five days.Do yourself a favor and dont live here. There are plenty of apartment complexes at the Domain.

The maintenance guy is a bald guy named Jim, 5 days before movein day i had a filed maintenance request to paint 8 blemishes on my walls. (They rent units without makeing them move in ready.) On movein day it still wasnt done. He came in saw i had a few boxed moved in (not blocking the 8 blemishes) decided to mark the work as complete and walked out the door without doing his job. Iv actually fired people for less. The maintenance man is absolutely worthless. The fact that this man hasnt been fired yet says alot about the character of the management.

I referred a tenant who signed a year lease with this property. After the tenant moved in, they got their bonus of $250, but the the front desk is unwilling to give me the $500 bonus referral, claiming that there was no “system referral” coming from me. There was no feature at that time, and they don’t even know their own internal system. What a joke. This entire management needs to be replaced. A bunch of incompetent people who are overpayed. I want my $500!

Be very aware, especially to those living on the first floor that they hire people to leaf blow around the entire building starting at 7 AM multiple days a week. This makes it IMPOSSIBLE to sleep especially for someone who has a night shift schedule. It is unreasonably loud and could be done any other time of day. Big mistake to live here

Lived here for a year. I moved here from another city to be within walking distance to work. The apartment was decent for what I needed it for in that time, but I will not be resigning.They offer partnerships with other business in the Domain and promos. The management and maintenance staff are friendly, offer great customer service, and have a decent resident online portal. The amenities are clean and they always had monthly residential events.However, I started facing issues with this complex and my unit from day one: the whole unit smelled like cigarettes and I was told the carpets had been replaced after the previous tenant (nope, found out upon my move-out YOU have to provide proof of having the carpets professionally cleaned. Ive never heard of a management company placing that responsibility on the tenant).I was told to expect my unit to be fully renovated like the model. However, the bathroom flooring and shower were completely different and there was little storage space throughout the entire unit.There is a zen garden, but really its a place for weeds to grow and collect items from other tenants balconies. It is full of trash, leftover maintenance equipment, and items fallen from balconies. No one cleans it up. There are string lights strung across the garden that will not let you sleep. They are on a timer that will shine right into your bedroom window from 7pm-6am. I have contacted and responded to surveys about this, but I never had a follow-up response.The hallways are not air-regulated so the smell of trash lingers in the air on your way to your door. No one closes the trash chutes nor close the door to the trash room. If your neighbors decide to leave their trash outside of the trash chute, better hold your breathe from the elevator to your door. You have to go to another floor if you want to recycle.The parking garage is the only way into my building. It is gross, nasty, and covered with grime and dog poop. Since living here, management changed the visitor parking policy from free to $5/night for guests to stay in the reserved parking area.Now everything I own smells like cigarettes (gross). The AC unit went out 4 times in my time of living here. Living here was NOT worth the amount of money I was paying to live in the domain. My recommendation is your money is better spent elsewhere.

I had a tour few days ago.Everyone at the front desk seemed nice and welcoming. But I have appointment with Ashley. She was super nice, welcoming, and knowledgeable. I have to acknowledge her. She gave me five star service.Thank you Ash!!About the residences at the Domain, I have to say the location is awesome. You have access to grocery stores, tons of shopping centers, and metro rapid. The Complex is gated, and has a nice fitness center and pool. You don’t have free parking, but you can have unassigned covered one for only $15 per month.My only complaint is about the specific apartment that I wanted. That one doesn’t come with W/D and management charges $40 per month for renting those. I would sign the agreement if i hadn’t this issue.At the end I absolutely recommend the place specially renovated ones.

Pretty disturbing that there was in fact mold through out my vents that was there previously before I even moved into my unit .Beware when looking at these residences, I wouldn’t waste your hard earned money on renting here.Even more disturbing is that they have random people give them good reviews when anyone who has been a resident here for the past 3 years knows for a fact that these people are disgusting, manipulating & selling a lie.

Where do I begin…Issues with this complex:The management is horribly unresponsive and ineffective. The only time you hear from them is when they are asking for money.Actual response I received from the property manager after complaining about urine on the floor (inside the building) “Thank you for reaching out. This account is not monitored daily. I will send our porter to address this immediately.”How are they not maintaining the manager email account daily?! And while it sounds like the problem was dealt with in a timely manner - this was an entire day after I emailed.Speaking of urine on the floor - I had to step around vomit, urine and feces on a weekly - sometimes daily - basis while living here. Once, I stepped into the elevator on a Sunday morning and the entire floor was covered in a puddle of human urine. I’ve lived in over 10 different apartments in 3 states and never had to deal with this amount of human and dog excrement.The noise is real problem living here - the windows are single pane, which means you hear absolutely everything from outside, and, they’re not designed for fluctuations in temperature, so anytime it was below 50 degrees - there would be tons of condensation dripping off the frames, creating water damage on the walls and sills.The fire alarms went off 10+ times in the 1.5 years we lived here, and it takes them at least 45 minutes to come turn them off. Only one time was there an actual cause for the alarms to sound. There was no explanation given for the “false alarms”.We lived on the third floor and had to complain about excessive noise coming from our upstairs neighbor multiple times. In fact, excessive noise would be the theme of our living here. Slamming of doors causing the walls in our apartment to shake, pounding on the floor upstairs, hearing our neighbor’s music through the walls, people yelling in the hallways, kids running up and down the hallway, and the traffic noise from outside were all things we dealt with on a daily basis.Living in the Domain has its own host of complaints that I was not aware of as I moved here from out of state. The traffic on the weekends is so bad you can barely get in and out of the parking garage. The bar crowds on the weekend are extremely loud. From 2-3am on the weekends, you can expect to be woken up by drunken yelling, excessive vehicle noise and sirens.Im giving two stars only because I didnt have issue with the apartment itself.Bottom line - if you are looking for a quiet place to live - this is not it.

We lived there for 9 months, the staff and maintenance crew were very nice. Location is great. The price was reasonable for the area, but there is an extra charge for the chiller in addition to your elect. from Austin energy, so beware. It was about $130 per month which I think is pretty high. The hallways are not heated or cooled, the elevator was always dirty, the trash room shoot was scary, and we had roaches from day one. They do spray for pests every week, but it does not seem to help. Finally, when we moved out they charged us for carpet replacement due to pet stains. We do have a 5lb. dog, but she did not leave any stains on carpet. It was just normal wear and tear right in front of the bathroom where we walk.

Two packages worth $22,000 were stolen from the front of my door on Jan 1. The front desk Ash is extremely apathetic to the incident. The management is unavailable and could not be reached. After living here for almost 2 years I am appalled at how things are.

The apartments and location are very nice but the staff and manager are very bad. I moved in and the carpet was dirty. When I complained the manager said “If you need it to be cleaned you can call a profesional cleaner but under your expense”. Completely unacceptable as I was charged for a carpet clean after I moved out and hadn’t been done for me when moved in. There was also a banging noise in the ventilation tubes when it was windy and took them 2 months to fix. I had sleepless nights then. You can also hear the person walking above you and my neighbor used to wake me every night.When I moved out I gave my 60 day notice and spoke to the manager to see if I could be helped as I was unsure of the date I would be leaving the city due to paperwork issues which were out of my hands. The manager handled it very poorly and practically said she couldn’t help out. I had had the same problem before in the prior apartment I lived in and the manager was able to accommodate me for an extra month.There are other nice apartments at the domain, so I recommend you go to another if you don’t want to deal with people who can’t help.

Apt complexes in the Domain often get a bad rap for various reasons ie unexpected charges and inflexibility with tenants etc. I moved into Residences at the DOMAIN in August of 2018 and with very few exceptions, my experience with property management here has exceeded my expectations.Brandee has been the office manager and Ken the maintenance manager Ive developed a pretty good relationship with both, as well as, almost all of the other staff onsite at our property. However, I was worried about rent, late fees etc when this COVID-19 stuff began & my work schedule was cut in half. Management sent emails to residents here OFTEN with updates about their COVID-19 policies etc with little gentle reminders on how to pay rent. I was anxious they would not work with tenants to help with rent payment plans, but to my surprise, management (specifically Brandee) has been very patient and accommodating with setting up rent payment plans without accruing late charges and easy to easy to communicate with via text.I have a decent sized utility pantry closet with washer & dryer hookups, but I use that space for storage. I usually do my laundry at a nearby BFFs house and have enjoyed doing so bc it also gave an excuse to visit with each other on a pretty routine basis. However, My friends company was one of the first to start a work-from-home policy even before the stay home quarantine was mandated by our city. He and most of my other friends have been less than eager to have me over for a laundry session while Im working as an essential worker in public with a much higher risk for exposure. It seemed financially irresponsible to rent or buy new / used W/D units when Ive been having challenges paying for the expenses I already. I reached out to the office with a plea for help and suggestions. Yall, they floored me with a the ultimate temporary solution. Victoria texted me with instructions to meet up with Ken to get a key to a recently vacated unit just below me so I could do my laundry while they completed the make-ready on it. !!!!!!!!!!!!Fast forward a couple weeks to this past weekend ... my garbage disposal got backed up causing nasty, standing water in my kitchen sink. I called our 24hr emergency maintenance line and left a message saying not urgent: or life threatening but I didnt think it could wait until Monday. Arthur, one of our maintenance guys, called back within minutes. He said he could be here in in 30-40 min. I hated for him to make that drive at 10pm on a Saturday and offered perhaps to have him walk me through it, but he said no worries and he was on his way.Above and beyond the call of duty all around. THANK YOU!!!!!

Not sure why there are bad reviews. I have just gone thru the move in process and could not have been easier or smoother. Also, had a furniture delivery that the front desk took care of perfectly. Fantastic location, the unit had brand new appliances, carpet etc. New renovations throughout the building, it is super. Also, got 1st and last month rent for free and admin fees waived. Best price of all the buildings in the area. Excellent so far. Everyone that works there has been extremely helpful and professional .

Arielle and Karis are two of the nicest people you will ever meet, and they make living here even better and made my decision to renew another year a simple one. She was so welcoming and professional, and she gave me a five stars service. I had few minor issues but she handled them very good.Thanks Ash.My only complaint is about apartment itself. I don’t know why that unit doesn’t come with washer and dryer, and management charges extra $40 per month for those?If I had not this issue I would sign the agreement.Overly based on my experience I recommend residence at domain to everyone.

I moved here from out of state and thanks to Karis and the team the process was super seamless! I was slightly concerned because of some of the negative reviews but once I got here everything exceeded my expectations. The gym and pool are finished now and there doesnt seem to be anymore construction going on nearby. I dont notice outside noises at all including parking garage noise or neighbors. I occasionally hear hallway traffic but I feel that its just part of living in an apartment. It might help that I dont live on the bottom floor and that I use an air filter to muffle out sounds. Definitely happy that I decided to live here!**Edit: Weve lived here for four months and still have no complaints. Anything that has needed maintenance was taken care of literally the next day. Ive also seen some bad reviews about a bug problem, but I honestly havent seen a single bug. Would absolutely recommend for our friends to live here.

Residences at the Domain is ridiculously overpriced for the piece of trash community that it is. If you want to live in the domain, there are plenty of other options that I’d recommend over this place. I’ve lived here since February and can’t wait for the day that I get to move out! The management here is inefficient and incapable of solving problems - even problems that compromise our safety. We’ve had an issue with the fire alarm system since I moved in! It’ll go off in the early hours of the morning and will last anywhere between 30 minutes to an hour for no reason. They claimed to have fixed the problem and changed the system only to have the same thing happen again! TWICE in the last two weeks! This time, they send out a mysterious email saying the fire alarm went off on the retail side and somehow managed to connect to the residential side. They admitted that the two systems have no affiliation to one another, but then WHY IS THIS HAPPENING?! Regardless, this type of fault should have been checked for upon the initial examination where they tried to change and revamp the whole system.Don’t live here unless you want to be up at 4 am on a Friday night (woken up by a fire alarm) writing a review on google. But if you like overpriced, underwhelming quality, by all means sign today!!!UPDATE: Although my experience living here was far from ideal, I do have to say that the move out process was smooth. They offer an OPTIONAL $200 express cleaning. However, you do need to professionally clean your carpet and provide a receipt if you choose not to use the service. I used their express cleaning and the sign up was smooth with no issues. Additionally, I must say that Ken (one of the building managers) is my absolute favorite. He did my walk through and gave me advice on what I needed to do in order to not be charged. He also offered to dispose of a tv stand for me, which took off some of the stress of moving out. Finally, after I moved out, I completely forgot to forward my mail. Amberly was kind enough to let me come back and give me a key to empty out my mailbox as my old unit was still vacant. I got my full security deposit back pretty quick after my lease ended.

Do not move here. Read the yelp reviews they are all true from the expensive utilities to the construction happening outside at 5/6am on weekdays. I dont mind the noise because thats something that you get living above retail. My biggest issue being here has been the crickets and Roaches, they are everywhere on building 3. I have to buy and put traps and I always catch multiple. . This is unacceptable, if you walk in the hallways you will see them everywhere trying to get in through the doors. The last thing that just happened a few days ago was break ins in multiple apartments in the building Im in. This makes me very concerned for my safety and I wish I could get out of my lease ASAP as I dont feel safe at all anymore and don’t even want to spend any time here alone! Look at the other apartments around here instead do not move to this place, Ive never experienced anything like this at any other apartment Ive lived.

Forget about the noise, dirty hallways, waking up at 3am for alarm issues. Get ready for fees. Example: Before moving out I spent 7 days cleaning the apartment and returned the keys. My wife and left the place sparkling clean and still got a 130 fine. I swear the place was 10 times cleaner than when got the apartment. You like the domain??? Get an apartment close by and save a couple hundred dollars..

At first, i was a little scarred due to previous reviews but the facilities, parking, customer service, pool and unit are all first class! Not recommended at all.location is good but that is pretty much it.the noise, the electricity bill, the fire alarms at the middle of the night and the unfriendly staff are all known problems with this property.also this place will charge you $26 to replace a light bulb in your apartment or just to unclog your sink like you are the first one to ever live in the apartment. My wife and I recently moved from a different UDR property to the Residences at the Domain, I have to say I was a bit skeptic at first reading some previous reviews but all turned out fantastic. Karis in the front office made our transition smooth and upfront, and the rest of the staff has been more then helpful anytime I go with a question. We havent had any issues with apartment, services, etc, and am happy with overall community.

As a realtor I always told my clients to stay away from the Residences at the Domain a few years ago because the staff was not the most helpful. But I was showing my friend places in the Domain and decided to check out the Residences and I was blown away with the service this time around. Karis was the most helpful Leasing Agent I have worked with in a long time. I had a really bad experience here at Residences at the Domain. The first time that I spoke with Lauren Trimble she offered me an apartment with the last renovation when they really didn’t know the availability of their apartments. Then the manager “Amberly B. Crowell” told me that I didn’t took the last renovation and we decided to change the apartment which it was more expensive but it was ok. The day that I was going to move in they gave me something that it’s not what we took. I really don’t recommend leasing here.

I have lived here for about two years and I have to say these apartments are by far the best I have ever lived in throughout the U.S. Having lived in Apartments in Downtown Detroit, Midtown Baltimore, East Side Philadelphia, and Ann Arbor, these are some of the best apartments in the country. So why are there lots of negative reviews? It is because not everybody posted their unbiased review when they are not upset or thinking clearly. While I can see how and why people posted what they did (I went through almost every apartment situation known to mankind except with pets), it is important to note that there are at least 500 or so residents and most of them do not have the same opinion. There is also a group that has lived there forever and the reason being this place has the best location within the domain. The staff are friendly but stretched super thin, renovations are necessary to keep up with the competition. They also have to follow certain stupid Texas property management guidelines and sometimes people do not give them enough credit for stuff they need to follow for compliance purposes. People can move to the Villages, Kenzie, Gallery, Addison Kramer station etc, the problem is that the grass is not always greener in these other apartments. I have shopped these apartments for years and for what you pay to play in the Domain, Residences is still by far the best choice. If you do not believe me, sign one lease and I dont need a referral fee to show folks what they overlook. While people can accuse me of doing it for UDR, Im pretty confident in my review to the point that I can show everybody what crappy places I used to live in and how much better this place is compared to every other major city.

This is the worst community I have ever lived in. The hallways are long and they echo. Dogs bark and the management says it is a dog friendly place. Ive never heard so much barking in the hallways. If its so dog friendly, where is the area for the dogs to poop or play? The residents dogs poop in a small area of the parking lot by the restaurants (how tacky?). That is, IF they dont go first in the hallway or staircase, which I have seen on numerous occasions.The counters are cheap and the thin plastic covers break. The blinds break. The dishwasher doesnt wash. The outdoor lounge area echoes loudly with people continuing to drink late into the night on weekends.No one smiles. No one says hello. Take notice when you go there. No one looks happy. That place is MISERABLE. Not worth the price at all. There are much better places in the area, and most of them are at a much better price.

The staff was always very nice and helpful. The location is awesome, but you need to get on Mopac to get to HEB if you dont want to shop at whole foods.First, you need to go across the street and up to the 5th level for parking. Not the greatest when youre in a hurry.Second, you pay two electric bills which is pretty annoying. Take what your rental rate is and add $100 to that just for the fees that are added on to your bill. Then add about $50 for regular electric and $50 for internet.Third, you can hear your upstairs neighbors every move. Not the place if you enjoy peace and quiet.All in all it was just ok. Would have probably given 3 stars but I got charged for carpet replacement when I moved out (I thought it was pretty clean).

Worst living experience of my life. I plan to post a more thorough review here sho7rtly, but will give you just a few off the bat. ....loudest neighbors in the world and apartment refuses to do anything about. I have busted locks on my FRONT DOOR that maintenance refused to change. Flat out said....its the same lock, so I dont want to change it. I am being forced to go to Home Depot and buy my own lock and change it myself. The office lied about the updates and when they were to take place with the pool area, the gym, and the courtyard to get us to move in. I have lived here for almost 10 months w no on-site gym. They offered a golds membership, but I already have one and was wanting to be able to workout without driving there.....lied about the completion time on that. The Courtyard has been destroyed since we moved in and its pretty much the only place that had grass for the dogs.. They didnt even bother to try and do pool renovations. Then they convientiantly forget to tell you on top of you 2k+ rent....you will have multiple electric bills and have to pay he building $100-$150 for their water chiller.In a nutshell:Spend your money somewhere else. Trust me....spend the extra hundred dollars a month and move into one of the other apartments around here. That 1200 dollars will be the best 1200 you ever spent.

This is noise every week night at the pool, very trashy people lives here with no consideration about their neighbors they do whatever they want examples are not only the crazy pool noise after hours but glass containers inside the pools, cigarettes, even dogs! Ive seen dogs inside the pool! the elevator its always dirty, you can see the walls of the elevator always super dirty but yeahh they have a really god air freshener to hide the poor maintenance! Ive seen dog poop in the apartment doors, thats not a lie! So for the price believe me, is not worth it !

I dont write a lot of reviews. But this one was one of the worst mistakes I ever made and so I need to let you know what you are in for.I lived here for 2 years. It was a nice location and easily allowed me to walk to places I wanted to be. But living here was horrid. The walls were paper thin and noise was a huge issue. Parking across the street and 3 floors up was horrid. Often the elevator was broken. The hallways were poorly kept. And it was like living in a frat house.Then came move out. They decided to renovate the apartment. So the management engaged in exceptionally poor practices in terminating my lease early to fit into their renovation timelines. Then pretended it was all my fault. I hastily had to move out prematurely to avoid additional fees and legal issues. Only to get a massive bill post-move-out for additional clean out fees. Beyond reprehensible management, especially considering the construction impacted movers actually getting access to the building to support a move. As everyone else on this has reflected the management is out to screw you and threatens you with every email and conversation. From threatening to tow your car for parking on the 2nd floor instead of the 5th to threatening legal action if you dont move on their timetable. Worst mistake Ive ever made was living here.

Signing a lease with the Residences at the Domain has by far been one of the WORST living decisions I could have possibly ever made.My fiancé and I signed our lease in May of 2016 with UDR Properties. The initial day of move in was the start of many disappointments in the property. The added fees and bills that are attached to your monthly cost well exceed what they initially disclose to you. Get ready to receive three electric bills that double more than we have ever paid in a home. The walls we requested to be painted of course werent, and they were unable to do so once we were moved in.The buildings have been under construction the entire time of our lease, noise is a massive issue as the property is built as cheaply as possible, and your neighbors will ruin your home environment with noise. There is a constant amount of trash, dog poop/pee, and even spit in the elevators. The building in general is just trashed and dirty.Twice I have received notices to vacate the premise, claiming I had not paid my rent, which in fact I had.Four times I have had UDR employees enter my unit, once while in the shower, with ZERO notice or even knocking. Make sure you keep your door double bolted.Lastly, my upstairs neighbor...We called and emailed several times to the main office to make complaints about our neighbors 1-4 am constant pounding noises. When nothing had been done about him, no notices or calls where ever even made to him (his word), I had placed a light hearted note on his front door requesting him to lower his noise level. Only then did WE receive a violation for posting the letter on his door. I mean COME ON!Horrific property, horrific employees, horrific experience. We are very eager to move out of these properties and over to the Kenzie where the property is actually taken care of.

I was a resident at the Residences at The Domain for over 2 and half years, residing in their largest Havencrest (townhouse) floor plan. The location and proximity to all of the conveniences of The Domain is STELLAR! Being located in the Phase 1 portion, offers all of the high-end retail and restaurants in walking distance (much better than Phase 2). The maintenance and office staff are FANTASTIC!! All issues were addressed quickly, and communicated clearly. The community also offers great social events, and the resort-style pool that is REALLY cool (coming from someone who spends several weeks a year in Cabo San Lucas, MX..). HIGHLY RECOMMEND to any young professionals or folks who are looking for a great, comfortable, stress-free living. Additionally, my location on Rogers Rd was very quiet with light foot traffic. However, I have heard other units might have more ambient, outdoor noise (from foot traffic, proximity to parking lot & busier streets, etc) depending on location, something you should consider when selecting a unit in any commercial/residential development.

Mgmt are liars. Apt was not ready on move-in day. Spent extra $ to store furniture and reschedule delivery. Spent $ on hotel. Was not reimbursed. Walls are paper thin - you will hear your neighbors talking, dog barking and more. early morning street cleaning starts at 7 am and you cant do anything about noise. Dog urine and feces in garage, hallways and elevators. Wind causes dust to collect in all exterior floors which are never swept nor washed clean, not once. As a result, when you walk into the apartment, dirt will easily get tracked onto carpet. Door mats get filthy in week. Rent was raised on 1st renewal based on mkt rates. I inquired about how this was researched - no explanation. Mgmt does not show up for pre-scheduled walk through during move-out. Called office. Received no call back. Called 2 more times and waited for 3 hours - no show, office closed. Spent own $ on maids to clean apartment and had carpet professionally cleaned. Later, I get a bill for carpet replacement. AVOID. Excuses and headaches far outweigh any benefits. UDR CORPORATE OWNERS ARE ONLY INTERESTED IN PROFITS. Beware of the fake positive reviews here.

While the Domain has been a great area to live in, I *strongly* suggest looking at one of the other apartments in the area (The Standard, The Villages, IMT, or Kenzie).From our tour weve been dealing with problems. My dog is registered as a support animal and is too big to meet the normal apartment requirements - this was all discussed during our tour and I was told it would be fine. A few days before moving in, I sent in all his paperwork but was immediately told that it wasnt accepted - they needed their own personal doctor note. So, my doctor faxed them a note by the end of the day. Then I was told he was still not allowed on the property until their legal department got back to them or wed be fined. Ultimately, everything went through just fine, but not before we were actually yelled at by the leasing agent. Also, had the paperwork not gone through we were expected to get rid of my dog and still live here!!!!The only internet service you can get here (unless you face south) is Time Warner and it will be a struggle every day.The leasing agents will tell you the electric for the A/C is clean energy and runs off the water plant. Should only cost around $30 per month. Its December, so other than a couple of warm spurts weve turn the A/C off altogether. Our bill for the water plant has been $90-$120 per month! Our utility bill has been $200 total and we still pay an electric bill to the city of Austin for lighting, etc.Also, after you move in and try to have anything delivered the mailmen get lost, the office wont accept packages, so you have to sign up for a parcel pending service. $20 to start up but if you dont get your package within 2-3 days they charge you $3 per day. I travel for work often so Ive paid up to $15 because the office is too lazy to hold onto a package.Last, there is supposed to be a beautiful gym, pool, courtyard and grill. We havent been able to use any of those because theyre being remodeled. Is our rent any less? No. They will give you a Golds membership so you can inconveniently commute there. If you already have a membership you will have to cancel it, use the residences membership then re-pay any start up fees once the gym here is finished. From what I can tell that will maybe be at the end of 2017. Maybe. The courtyard has been a pile of mud for about 3 months. Grill and pool arent accessible. There arent any grills closer than the pool despite other building having large patios that could easily accommodate a grill. Those patios are under construction too though.The amenities are fine and well but for $2,000 per month, plus $200 in utilities, plus electric - just find a nice place downtown, or at least a different complex in the Domain.Will definitely not be staying here again. Good luck to you and I hope you are a very wealthy person.Also, good luck with move-in. There arent a lot of elevators and theyre pretty hidden. On the plus, side the extra 50 yards from the loading dock to the elevator should make for a good day of calorie burning.

If I could leave zero (0) stars I would. The Residences at the Domain was terrible choice and I wish I would have paid attention to the reviews before I moved in. But I was blinded by the location and the low prices compared to the rest of the apartment homes in the Domain. This place was a headache from day one and even after I had moved. I have never had this many problems with a place that I have rent from before. I have lived in 2 different states before that and rent from several places, never ever the headache I endured living at the Residences at the Domain. I used an apartment locator and she kept taking me to all the expensive places. I’m not from Austin and like most people from out of the state, since we don’t know we get taken advantage of. I recommended you do your research before you move here. There are way nicer places that may be a few minutes’ drive to everything but it is worth it.When I first moved in my apartment unit it was not cleaned at all even though they assured me that they did clean it and replace the carpets according to the weekend leasing manager (I believe her name was Brandy). The place was completely dirty there was still red paint on the walls from the previous ternate. There was clothes in the kitchen cabinets and my refrigerator and stove was filthy.A few months in I had a package delivered to my apartment and had it stolen off my door step, the other Brandee the leasing manager was nice enough to send out an e-mail to everybody asking them not to take people packages and if it was delivered to another unit to return it. However, I never received that package and had to re-order. My water, trash and sewerage (that is billed by the Residences at the Domain) was so expensive and I could never figure out why. I washed clothes once a week and also my dishes. My bill sometimes would be anywhere from $55 to $100 dollars for that. I think there may be a markup due but who knows.Upon moving out, Brandee told me that I had to pay $175 to get the carpet cleaned. I barely had company over, at most my carpet needed to be cleaned at the entry way. I’m a clean freak (drives people crazy), I clean my apartment at least 2 times a week. They sent me a notice after I moved out and told me that I needed to pay $250 to have the carpet replaced. When I called and spoke to Joe and asked why and asked them about the $175 to have it cleaned he told me that I had pee stains on the floor according to Brandee and they had pictures. I don’t have a dog and never let people with pets over. I have no idea what they are suggesting. I asked them did they get me mixed up with the unit next to mines because they had 3 dogs living there and they moved out around the same time I did. They said they didn’t. I was finally able to review the pictures and it was normal traffic from dirt from move in and move out.This place was a big headache I could go on and on about all the things that upset me about the management and this place. I would hate for my worst enemy to live here and go through the hell I went through. I will be reporting them to Better Home and Business Bureau. There management is extremely shady! Terrible property management after they saw that I wasn’t going to be living there anymore they became extremely shady with their work practices. Location may be nice and the prices but it is not worth it..TRUT ME! There are nicer apartment homes down the road that is more affordable than them. You will not have to put up with the parking headaches, traffic, and the noise issues. PLEASE THINK TWICE BEFORE RENTING FROM THESE PEOPLE!! 1. Apt was not move-in ready. Carpet was soaked with dog urine and had to be replaced. Lived in a hotel on my dime for 3 days. Had to spend additional $600 to store and re-deliver furniture. None of this cost was reimbursed. Had to reschedule cable install, another week delay.2. Hallways are not air conditioned nor ventilated. Dogs urinate at least 1-2 times per week in the hall and elevators which may/ may not get cleaned a day later.3. Parking garage is filthy from construction dust/dirt. This dirt is tracked into hallways and eventually gets into your apt. carpet. Impossible to keep clean.4. Walls are paper thin. Neighbors TV and conversation will keep you up at night. Also, you will hear late night noise from people walking/talking and dogs barking in the hallways.5. Mall cleaning occurs several times per week at 6-8 a.m. and you will hear pressure cleaners and maintenance trucks.6. Mall sponsored events with loud noise at early morning hours on the weekends.7. Kitchen and bathroom cabinets are cheap quality, totally worse than the apt. model.8. The laundry doors are missing. I was told you can spend your own money to install your own. Say what?9. Robberies occured during the holiday season. Cars got broken into. There are no security guards in the apt level garage areas. Mall security is NOT responsible for apartment level crime.10. Expensive rental rates which constantly get raised every renewal based on their interpretation of market rates.11. Impossible to schedule mgmt for a walk through during move out inspection, 2 pre-scheduled appts. w/ no-shows, even though I saw the maintenance mgr walking around outside.12. Mgmt supplied a canned letter concerning partial carpet replacement. I had hired a professional carpet co. to clean carpet and a cleaning co. beforehand. No phone contact for the 3rd party inspection to verify any of the false information. Mgmt will NOT discuss any move out charges. No calls are returned. They simply threaten to send your account to collections.13. Before you move-in you get the dog and pony show. But once you have placed a deposit its all downhill from there.If you can handle all of the above and deal with rude mgmt with plenty of excuses, then step right up. The mgmt treat tenants as if they are idiots. If it costs money or time, you will hear excuses OR it will not get done in a timely fashion.ALSO, when the hallways were painted, the exterior doors were not allowed to remain open. Thus the paint fumes lingered for 3 days. Mgmt used all sorts of excuses in regards to providing fans and opening doors. I could not stay in my apt due to the paint fumes which were unbearable. I had to contact the Regional Mgr in Houston and threaten health concerns to get the stairwell doors opened on the 3rd day.
