Great Apartment community right on the lake!Cute apartments with the best location. The new Assistant Manager Paula, is really doing a great job overseeing the property nicely and making sure things are running smoothly. I have had one maintenance request so far and they were very responsive. Lulu came after hours and got the job done. Very THANKFUL for Soco on the Lake!

Property is great. People are friendly and always helpful. It’s next to the lake so I can go paddle boarding whenever I want.

These people never get back to their tenants. Good luck reaching them about time-sensitive problems because not even their corporate office answers the phone. Have tried to reach them for time-sensitive issues over a week in advance, and still could not reach them. If I could rate their customer service lower than 1 star, I would. Not to mention they never tell you when maintenance is coming over. Got a surprise email that maintenance tried to enter our apartment (for a problem we reported over a month ago) while we were at work, but couldn’t because of our dogs, when they never even told us they were coming/when they were coming to begin with.

The fact that some of these reviews say that management is 5 stars is completely false. They do not get back to you for weeks at a time. I am trying to move out of there as I got another job months ago and they still have yet to get back to me if the person that applied for the sublet is feasible! Completely unacceptable. They are attentive when you are moving in but If you want anything after movie in... forget about it! I’d look somewhere else.

Called about a mice/rat problem a week ago and it has not been taken care of nor have they called to let me know when they will.Washers and driers are always broken.My unit was completely disgusting when I moved in. Crumbs, trash, food caked on the oven. It was clearly not cleaned after the last tenant. Told the office and they did nothing.Only benefit here is the location.**They claimed to have called and left a voicemail but that did not happen.

SOCO is a quiet and welcoming community, a hidden gem, with down-to-earth quiet residents, convenient to The Boardwalk, SOCO, downtown and so much more. The office staff and maintenance staff are consistently friendly, communicative, responsive and creative in creating a community, even in “Covid world.” We have thoroughly enjoyed our two years here.

SoCo on the Lake has been an awesome place to live. If I hadnt bought a house I may have lived here forever. Positives: Office and maintenance staff are 5 star. Location is perfect (close to everything). Residents are great and friendly. Negatives: No covered parking, parking lot became worse after they brought in a company to fix potholes and whatever else. Overall 5 stars!

I have really enjoyed my time here at Soco. Maria, the apartment director, is a wonderful lady. She is always very helpful, outgoing, and super friendly. The maintenance guys are very prompt about getting the job done. All of my neighbors are very nice and outgoing. The best part is the location for the price. The apartments themselves are very nice and well kept. Also, I have never personally had any towing issues.

SoCo on the lake has a really great location and the maintenance staff were always helpful and quick to respond. The apartment does lack some of the amenities of the new apartments in the area, but for the price you wont find a better location with apartments that are clean and actually maintained.

Place used to be great until they started using parking permits. I understand the need for them but not having visitor parking and tow trucks acting like vultures is garbage. My visitor pass fell off my dashboard and i got towed. Ive had friends get towed in under 15 minutes where theyve parked with their emergencies on. There was an older lady that had got towed while she was using the bathroom after she unloaded her groceries. Inexcusable.

If you are looking for the WORST apartment complex to live in in Austin, feel free to move in here! The **ONLY** positive thing that this place has going for it is its location. But everything else is a complete disaster. The place is old, unkempt, constantly has problems with plumbing and air conditioning, the construction is made of cheap/thin materials. And worst of all, the management (CWS Properties) is the absolute worst... they are completely unresponsive and do NOT solve ANY problems that you might have. Loud neighbors who party around the clock? Dogs barking all hours of the day & night? Maintenance problems inside your apartment? Problems with the laundry room? None of the light poles work in the parking lot? No matter how many times you complain, the management is uncaring, unresponsive, disorganized, and does absolutely nothing to solve your problems. Your problems will go unresolved for months, if not years. The noise problems and the lighting problems here have NEVER been resolved after months and months and months of complaining. It doesnt help that the front office manager is always some young apathetic kid who doesnt even want to be there... our previous manager named Amanda just played solitaire on her computer all day long! We even tried escalating our issues to CWS Regional Director Kimberly Fisher on multiple occasions, and she has NEVER returned any of our phone calls nor emails. Apathy just trickles all the way from the top down with CWS Apartments. We have constant noise issues that have never been resolved because the management simply doesnt care. But its not just the big issues... its the small issues as well. The front office never alerts tenants to when packages are dropped off for us at the front office, so if we werent previously aware of a package (such as a surprise birthday gift), we wont even know that a package is waiting. Maintenance is unresponsive as well... even something as simple as getting the propane tank filled in the community grill could take LITERALLY WEEKS. This place is unprofessional, unruly, and a complete nightmare to live in. And the management is the worst we have ever encountered in our entire lives. Yet on top of all of that, they still charge an arm & a leg in return for giving you almost nothing in return... all because of the incredible location. This place is a nightmare. Avoid at all costs.

VERY expensive. Great view, but the facilities are filthy. Never any toilet paper in the pool bathroom or the computer room. Canoes and kayaks are always being stolen. The pool is dirty 50% of the time. The appliances are old, so the electric bill is higher than it should be.
