I am really enjoying living here! It is quiet and well maintained - I believe that the majority of the community feel the same. Those of us that are dog owners (and there are many) desperately want a larger fenced dog area. There is plenty of space available to create a larger area.
I fell in love just driving into the complex for the first time. It had a cool layout, trees everywhere, and bull creek walking distance. That being said, surrounded by trees and bull creek comes with unwanted critters. Tree roaches came VERY often in the home (doesnt matter how clean you are), wasps, had a summer of centipedes come inside, a scorpion, and others didnt even know what they are. Would wake up not knowing what I was about to find crawling in my apartment. The walls/ ceilings are very thin, you hear every step your upstairs neighbor makes. Parking is terrible if you have people over, but it is nice you get your own garage. The walkways and stairs should have been better kept up. Unfortunate I came in loving the complex, to not being able to wait to get out.
Want anything delivered to your apartment? Not here! Management is too worried about harassing delivery drivers about entering through the proper gate to allow them to do their jobs. Why should I the customer or the driver suffer because the manager of this complex wants to have a power trip about how people enter this complex?? How is it appropriate to kick drivers off the premises for entering through the wrong gate?
This is a beautiful area to live in but this is an old complex. The insulation is horrible! You feel the heat and cold coming through the windows and doors from outside. Things break like every month. The vents are barely blowing any heat out of the heater. The positives is having direct access to Bull Creek greenbelt and everyone has a garage. But the walls are so very thin, hopefully you dont live next to an unconsiderate neighbor or kids because we could hear the kids screaming every morning.
I was so happy and thrilled to become a resident there. The location, view, and aesthetics was everything I was looking for. However, I’m taking this experience as a sign and that I dodged a bullet. (Thank Gawd!)My experience with Alexis, their manager, made me uneasy about the signing of my lease. As a small business owner, I understand the documents needed for verification approval. Her guidance and efforts to help were dismissive and rude, where I bluntly asked her “ should I not even bother to apply, because you’re making me feel to ask if I am just wasting my time. I don’t want to waste anyone’s time or money.”Long story short, I requested for a refund of my deposit and app fee to avoid what the future seems like with their management, staff, and property; not in the residents best interest.I hope that this constructive criticism will help your property to lead a more honest and open minded communication with small business owners. I give you two stars for at least refunding my app fee and deposit.*After paying the fees with a debit card through a link, they will not give you your funds back because it will take 2 weeks for them to send back as a written check. **Anywhere you use a card, (debit or credit), you get funds back 3-5 business days, sounds shady to me.** They should look into Square*
Of all the places Ive lived this has by far been my favorite.I resided at Canyon Springs for a year, and upon moving out even got a nice chunk of my deposits back!Pros-Youre right next to Bull Creek, which was absolutely beautiful and wonderful to walk in the morning. ESPECIALLY to play fetch with my dog.-Surprisingly, the neighbors! This is the first place Ive ever lived where it felt like an actual community with the neighbors, and I would hang out with a lot of them, or we would take our dogs to go play together.-Garden Tub.. This was my zen place at the end of the day
The apartment itself is fine and up until today I havent had a single problem. Its quiet, beautiful and I havent needed to call maintenance once which is a first for me in terms of apartment living. I have had a few problems with June bugs and millipedes and one roach. This is to be expected given the natural area the apartment is situated in. Other than that, living here is fine.The thing keeping me from giving this apartment complex a perfect review is the management. Ive been in the process of transferring to a sister apartment complex in a new city due to a job change. Ive been stopping by the front office almost everyday for the past week and a half asking about my transfer and making sure everything has gone through.Im supposed to move into my new place in three days and have yet to sign a lease there. I call my new complex asking about the hold up, only to find out my transfer has not gone through because the main manager is out of town and wont be back until the weekend after Im supposed to move. Keep in mind, my apartment is already packed, my dad has plane tickets booked to come down and help me and Ive already set up appointments for internet services and the likes. Im also supposed to be starting this job very soon. Ive been asking about this transfer almost everyday for over a week now and this is the first Im hearing about this... from a completely different complex no less.The other complex agreed that I could sign a lease and pick up my keys if they send over an email saying my transfer will eventually be approved. They also mentioned that they had sent several emails and called multiple times to ask them to do this. When I went to ask the people in the front office, the representative took a tone with me and said the person who has to approve it is not here to approve it, even though that is clearly not what I was asking for. Now Ive worked customer service before and I know for a fact I was not talking to her in a way that would warrant an attitude, especially since Im the one who is getting screwed over here.If they had communicated this problem to me from the very beginning and if I had not just been talked down to by the very people screwing me over I probably still would have given a perfect review. Unfortunately, this is not what happened.
As awesome as the location is here, this is not a great apartment building. The walls are so thin, that I can hear everything that is going on in the other apartments, and I can easily hear what is going on at other peoples residents by simply passing by their front door. Somebody told me that it was quiet at this apartment complex, but I think its quiet because we all force ourselves to living boring lives -- this is the only apartment that I have actually felt like I have to whisper if Im even talking on the phone. This place is perfect if you are alone or dont socialize very much.The only other thing that I have learned from this apartment is that I will never live in an apartment complex that has as many trees as Canyon Springs. The Landscaping Guys are constantly using a loud leaf blower and using loud tools in the morning... Some people work until late and being woken up to those noises in the morning is extremely frustrating.All in all, this apartment has its normal problems... I just feel as though the way the apartments are put together is an epic fail... BUT, if you really are the type that doesnt talk very much and enjoys an extremely silent life, this is the place for you.
I lived at Canyon Springs at Bull Creek for almost 2 years. The neighbors are friendly and the office and maintenance are very helpful. I loved living here because it was quite and the surrounding landscape is beautiful. Also, proximity to the greenbelt was amazing, especially if you have a pup. I would have continued living here if I did not have to commute downtown to work. I recommend it to anyone who is considering moving here.
I have lived at Canyon Springs for about a year and I love it. I have lived in 4 different apartment communities in Austin and this one has so far been the best combination of quality and price. The apartment itself is designed well with good height to the ceilings. Great water pressure and temperature in the shower ( if that isnt important to you I dont know what you are doing with your life.) The apartment itself is also very quiet, I hardly ever hear anything when I am inside. The community feels like it is nestled on a nature preserve. Well guess what, walk out the back gate of the apartment and you are right on what I consider the best greenbelt in Austin, complete with waterfalls, swimming holes, shaded paths and wildflowers. Something that also is very important to me is how much sunlight a pool gets. I have lived in complexes where you have like a 4 hour window of sunshine and that is beyond lame. This pool gets a ton of sun but also has enough tree cover so you can get some shade if you like. Another great thing is that each apartment unit gets a private garage, and its not an extra fee like a lot of other places.Valoneecia in the office has always been kind, helpful, and attentive. Any minor maintenance issue has been quickly solved.One of the things that I really enjoy about this location is driving on 360 to and from work. The canyon is gorgeous no matter what time of day and immediately puts me in a good mood.If I could change anything here it would be to have more guest parking spots and to have a more active pool scene.
After having lived at Canyon Springs Apartments since May of 2011, I have given my notice to vacate as my lease is expiring on 12/31/2018. As a part of my lease, I was required to give a 60-day notice to vacate. However, this was impossible because I was building a new home and I didn’t get a closing date until November 23rd. On that date, I let Canyon Springs know (verbally) that we were moving out on 12/31. But because I didn’t give written notice, my move out date was scheduled for 12/6/2018 when I sent them an email.I went to the office to plead my case with Megan. I was laid off from my job in April of this year, so money is very tight. I have never once been late with my rent in nearly 9 years. I have paid for all my deposits and even paid to have my husband added to the lease. Every single thing they have asked of me, I have done. Now when I ask for some leniency given my financial situation and the fact that I gave them notice as quickly as a I could, they are going to charge me the following: $1,878 for the month of January (this is the month-to-month rate), plus an additional $268.29. So, if I don’t pay them $2,146.29 by the end of February, they are going to send my account to collections. In other words, they are offering me nothing in the way of leniency given my circumstances.I’d like to tell you about my experiences here at Canyon Springs. Over the past 8+ years, the water to the building I live in has been turned off no less than a dozen times. As recently as this past Sunday, our building had no water from noon until approximately 6:00 p.m. This is because there is a leak between my 2nd floor apartment and the apartment below me. The leak has been so bad for the tenants below me (who have only lived here 2 months), that they had to call the fire department the water was pouring in so badly. My husband and I were awakened by our neighbor and the fire department at 2:00 a.m.Also, there is an on-going leak in the living room of my apartment. A couple of years ago, I had to endure the same thing my neighbors are right now. Tarps on the floor and buckets in the living room to catch the leaking water and falling sheet rock. And every time one of these leaks occur, they turn off the water for hours. So, obviously, you can’t use your shower, toilet, sink, etc. And this happens over and over and over. Sometimes they warn us and sometimes they don’t (like this past Sunday). Sometimes they say the water will be turned off, but then it never is.I asked for the mini-blinds in my master bedroom to be replaced at least 6 times, every time the request was ignored. I have purchased my own washer and dryer and my brand-new dryer won’t dry my clothes. I have paid for two different appliance repairmen to come out and find the problem. Both of them have told me there is nothing wrong with the dryer. They are saying that the duct work inside the walls that lead to the roof are so clogged with lint, that the moisture from the clothes can’t be released. So, what would take a normal load of clothes 45 minutes to dry, takes 3+ hours to dry in my apartment. This is a fire hazard that I told Canyon Springs about. They said it was fixed, but it is not.The fact that they are offering me nothing in the way of leniency or flexibility is abhorrent. Particularly given my history with the property. I thought it was important to share my story with prospective tenants that this was the level of service and partnership that you will get with Canyon Springs and Lincoln Properties.
This place is awesome! I have been looking for an apartment that provided balanced living and affordable. This place offers both beauty, designated parking garage and in a safe area. The staff is super friendly and felt a connection with the area.
The location and experience living on bull creek was great. However, the townhouse I lived in had problems every single month of the year I lived there. I had 300 dollar electric bills and 300 dollar water bills. When it first started happening the office told me it was normal and would not do anything about it until I demanded something to be fixed. Low and behold an electrician came and there was electric problem. There is no accountability with these people. If you leave messages or emails be prepared to call and check up on the issues because the property manager has no follow up skills. There are always excuses and blame that they aren’t able to make any decisions only the regional manager can. I would never recommend this place to anyone. It’s not worth the headache of all the issues this place has.
I would like to begin by stating I am not a resident, however I was inquiring about their policies & floor plans while considering our relocation. I had the pleasure of speaking with Amy & could not be happier. In the past 24 hours Ive called more apartments than I can even recall, been hung up on, cut short, & just out right made to feel like an inconvenience. Amy went above & beyond to assist me & point me in the right direction to sister properties that had 3 bedrooms that would better accommodate my families needs, as well as offering other useful information.
I found this apartment online while living in another state, and I reserved it sight unseen. Below are my observations as someone new to the complex/neighborhood/city/state:a) High rent for an older/unremodeled unit, but I signed a lease just before school started so thats on me - note to self, do not sign a lease at the end of the summer in a college town!b) Maintenance and the office staff have been very responsive/helpful/nice. My apartment was not clean when I moved in. The bathroom in particular was pretty gross. The office sent the cleaning service to clean whatever I needed. I still did my own deep clean/sanitizing of the rest of the apartment.c) Minimal parking - people have to park outside the complex gate on the service road. No way to add parking based on how the complex is designed.d) The complex is right on Bull Creek which is great for hiking but bad for mosquitoes.e) I feel very safe here and couldnt ask for more shopping options.f) Traffic on 360 CAN be pretty bad during rush hour, not unlike the rest of Austin.g) This is a dog-friendly complex with friendly owners. Just wish it had a fenced play area for dogs.g) Poo bags/receptacles are provided but owners still leave poo on the ground - even 10 feet from a receptacle! Poo bags are free and plentiful at Canyon Springs. Leaving your dogs poo is disrespectful to everyone that lives here plus its bad for the environment, stop it. (Side note: Im amazed there is no pet licensing or no permit requirement for off-leash dog parks in Austin.)h) I have very nice/friendly/respectful neighbors.i) My building/apartment faces the business complex next door. They use a loud, zamboni-type vehicle to clean the parking ramp late in the evening, but it only happens every couple of weeks at most and only lasts 30-45 minutes that I can recall.j) My utilities are expensive. Im not sure if thats because I have very old appliances that use a lot of electricity/water/gas, or just how it is in Austin overall.So far, Ive had a very good experience and am happy at Canyon Springs at Bull Creek! I give it four stars because of the high rent, limited parking and poo.
This place is the worst! Dont let their deception fool you. Yes its right next to bull creek and the staff are great actors/actresses. The second you move in they dont care about you at all. Im constantly woken up by loud maintenance at all hours of the night (while the office is conveniently closed). When I bring it to their attention they blame me for wanting to sleep at 3 or 5 am. The parking is a challenge everyday and the staff, once again, laughs at you when you ask for help. A very inconsiderate surroundings. If you want a quiet, accommodating home, dont chose to live here. They also charge you high prices to make you miserable. They allow anyone and everyone to invade the pool, park how and where they want to park (including people who block you in or park so close you cannot get into your car and/ or damage your car), and they are great at deceiving you to get you to move in and then treating you as if you are an inmate on death row. Truly a nightmare to live here, Ive never hated an apartment so much nor been so sleep deprived. Run for your life! For your health! And for your sanity!
The rent is highly expensive. Lot of hidden move out fine/charges.
Bad experience here, arrived from out of town with a moving truck and they stated the rate would be different then originally quoted and that they didnt know who I was. A bit disconcerning when you have gave them a $250 deposit. Also horrible traffic on 360 to get to mopac, 30 minute drive to get 3 miles anywhere from 3 to 7 oclock all days of the week.
Be careful there are parasites in the water that will get your pet sick!
