This place isnt very nice. Its old and quite dirty. The space is big but some floorplans have super tiny kitchens. Also, pretty sure all the 5 star reviews are from the management themselves (even though theyd of course deny that no matter what). Friends also had terrible experiences here with move out and management. You can for sure find a similar price in West campus!

Management is not friendly. They lost all my friends move out forms and conveniently started charging them over $200 for damages to the apartment 9 months after they moved out. The location is super far from campus and you can get better, newer rooms in West campus for the exact same price at places like Villas. They really need to renovate.

My friends were screwed over by this place. They have cheap rates for a reason: its an old a** building, management isnt friendly or helpful, and they scam residents when they move out. The manager refused to answer my friends questions when they emailed her, and they had to write in all caps and call the manager directly and after about a month of this, she finally answered their questions. Be careful of this place.

The Venue on Guadalupe is a great place for student housing. If youre thinking about sending your students here you wont be disappointed. The management is very attentive to your needs. One last thing... the location is close to lots of good places to eat.

Maintenance and staff are absolutely amazing!! Any issues are promptly addressed and they truly make an effort to get to know the residents. Tons of events and giveaways! I also love the Venue amenities cause they cater to most college students’ needs.

Im writing this review because of the horrible experience my friends had here. They were already stressed living here and had to move out during Covid, but on top of it all, the management at this building was not accommodating. The manager was rude to them and also, the reviews about move out are true. They got charged for damages they didnt actually do and even wrote about it in the initial inspection form but the apartment didnt care. Please be careful staying here! I wouldnt want any of my friends to go through this stress on top of school and everything else we have to worry about.

My daughters have been living at the Venue for 5 years. I have found the agents and management staff to be very helpful and a pleasure to do business with. Everyone is always friendly and prompt to provide the best customer service to their residents. Highly recommend them!

Convenient for walking to campus. Truly clean not just talking about it. Good amenities if you do not want to walk to UT Fitness choices. Good restaurants nearby to avoid dorm food.

I enjoyed looking through the property. My guide’s name is Eduardo and he made sure to show me all the different amenities of the complex as well as the different units I could sign for. He was also very thorough and open in his questions! Will be looking into leasing a unit next semester here 😊

My experience at the Venue has been enjoyable. I found the rooms to be spacious and the staff has been great. The staff is very courteous and helpful. They are very quick to respond to my questions and needs.

Management is not helpful. Got sent random charges when I moved out for things I didnt actually do in the apartment.Seems like this place has low rental prices but gets you when you move out. My neighbors all had similar experiences and had to pay ridiculous fees upon move out.

Toured with Amy and had a great experience. Looking forward to signing my lease and moving in! Great location.

The room size for the price is amazing! My favorite part are the huge closets. Cant wait to move in this fall!

My experience here has dramatically improved since the complex was bought out. The previous owners and management team was awful to say the least. The new owners are prompt and very friendly. Their biggest improvement has been with their maintenance staff! Under the previous owners, maintenance requests would take 3-4 submissions until the situation was fixed or at least somewhat remedied. Sure, there are some minor or irritating inconveniences but I’m happy with the changes they’ve made.

Moved in this past August and my time here so far has been more than I expected. I came with a friend and we were matched with a pretty cool guy who has lived here for years. Throughout leasing here Brandon was more than helpful in getting my friend and I through the process with little to no issues. Im pretty sure The Venue on Guadalupe has one of the friendliest staffs around west campus. Definitely would recommend to anyone looking in the area to check them out.

The Venue on Guadalupe has been one of my favorite places to live! The staff here is super friendly and helpful with all my requests. They also give a sense of community with the events that they hold. One of there members, Katherine Larin, was able to resolve some issues I had with my fob. She was quick, professional, and friendly just like all of the staff here.

Dont plan to live here if you have a bike or moped. Ive watched people steal bikes and just leave just a wheel on multiple occasions. Ive also had my moped vandalized two times (someone trying to hotwire and steal it) now inside my own parking spot in the garage, which renters insurance doesnt cover. Ive heard of people getting their cars towed for parking outside the lines here, but I havent seen the complex take any measures towards actually protecting residents cars. Theres a sign that says therere cameras in the garage, but there are no cameras. Also, theyve left the garage gate open since I moved here, despite management telling me that theyd close the gate in September.

It’s been exactly one month since I’ve moved in and it’s been problem after problem everything from dirty carpet, nasty bathroom, roaches, broken elevators, all the safety features they promote are basically gimmicks and dont work, and not to mention the not so friendly staff. head on over to their yelp page where i posted my in depth 2 part review on the terrible time ive had here. I would NEVER recommend anyone to sign a lease here.beware of the friendly faces when touring, and the nice apartment you get to walk through its not a reality.

Recently took a tour with Brandon and really loved the apartments! Love the location close enough to walk to school but still feel like Im not in the midst of the chaotic campus life. The staff was really nice helping me answer all of my questions. Hope to sign for the fall of 18 soon!

Maintenance ignores requests so if something is broken or you move into your room without it being complete, do not expect anything to be resolved for two weeks; they will tell you theyre working on it, but skip you on the list if something more important comes up. Also, I called this afternoon and spoke with Lauren regarding moving rooms (which had already taken care of with the regional manager about), but Lauren insisted it does not work like that, threw an attitude, and then started laughing at my request so I asked her what was funny and she responded that I was being aggressive, when in fact she started denying every question/request I needed to begin with. I then asked for her managers number and she delightfully answered no because it is not allowed. Great place to live, but be prepared to be in a bad mood if you ever need help.

All around great place to be in Austin for student living! So close to UT campus, the staff is always so nice and polite, and the amenities are always accessible. I have had nothing but a positive experience here and couldnt ask for anything better. Maintenance request are always completed in a timely manner, and the staff is eager to help with any questions or concerns. They also make sure that youre not just involved with the onsite community, but youre involved with Austin as well. So much fun! I highly recommend Venue on Guadalupe!

Pretty good place to live, staff is friendly, rooms are nice. only downside is the elevator in the north tower breaks every other week, and it takes a long time to fix it. if you dont mind walking up stairs a lot, its worth the price

Lived here now for almost 4 years and dont have many complaints. Great place to live since i went to school at UT its close enough to campus and a lot of places to eat. Quiet enough for me as well

Staff is nice, pricing is decent. But my God everything in this place breaks. They finally replaced our awful model fridge my 3 Rd year here, they never got the water to work before then, but at this point the fridge stopped keeping things cold, which is the whole point. Elevator broke down weekly for 4 months, and recently its been down for almost 3 weeks straight, two weeks longer than they told us.

Dumbest bunch of people running the office. They were never really helpful with any of my concerns. Always took their sweet time fixing things and worst of all when I would complain they would throw something back at me as if it were an argument when it should not be that way.

I love The Venue! They have the best staff and it is so helpful being so close to UT!

I lived at The Venue fro a year. Very nice appliances and flooring. The negative I would say is how small the gym is, the elevator goes out often, and limited parking passes. The maintenance staff is very friendly and they are super quick to fix everything. Rent is expensive but worth it if youre living by UT. They do allow pets but will charge you $60 at moveout to clean the carpet regardless. Pool is small but fun. Do not park in the retail spaces over night or you will get towed. I was towed from the garage for parking over the line so watch out!

The Venue of Guadalupe is a very nice place to live, a lively and considerate community.

So many things wrong with this place. I had to take over someones sublease in December because I was kicked out by a bunch of 20 year olds. There was a point when I was getting bitten by red ants in which were crawling in from the window when it got warmer. The staff is not on top of there stuff either. Ive been down there multiple times because of questions about my rent and bills and what not. I really cant wait to move out. Its not fun being almost 30 and having to deal with stuff like this as an older college student. There rent payment system is very confusing and I cant wait to move out.

Has towed my vehicle from the parking spot that I paid for on two separate occasions. Huge inconvenience and defeats the point of even buying a spot. J&J is also a very scumy towing company and refuses to release the vehicle even if they made a mistake. Beware.

The staff is great, and the apartments are really nice and spacious!

Good living experience, and Chris on the maintenance staff is a friendly guy and has been quick to fix anything thats broken in our apartment.
