My apartment is pretty spacious for what Im paying so thats a plus. They upgraded my unit before I moved in which was cool I guess. I like that its actually gated and they dont leave the gates open all day/night. My only big issue is there is no way to file noise complaints. Its always people at the pool way past 10 pm blasting their music and being loud with their dog/kids. Weekdays, weekends.. Doesnt matter. I have to blast my tv to try to drown them out... Most of them dont even live here, so thats frustrating too. But the office doesnt take noise complaints. Ive never lived at a complex that didnt have a way to file or inform of a noise complaint. If the pool closes at 10, then there need a to be a way to enforce that. 2.5 stars.
Alert - management has changed since we moved in 2.5 years ago. They are rude and condescending. The only time you see them out of their office is when they are showing an apartment. The previous management would inspect patios once a month. Not any more. I see laundry hanging, small charcoal grills, even a truck exhaust system and transmission. Signs out front trying to attract new residents say 3 pools - which have been closed since March 2020 due to Covid. Same with the exercise room. Theft of plants off our patio got so bad we had to put a security cam in the window. When the snow hit on 2/15/21, they did nothing - no sidewalks shoveled or salted. I fell twice just trying to walk my dogs! Beware this complex.
I lived here for 14 months and really enjoyed my time here. The property was well kept and the landscaping is gorgeous, it really felt like home here. The maintenance team was quick to fix problems such as leaks (from the ice storm) and updating my washer/dryer unit when it broke. I loved having a private patio, being walking distance to Walnut Creek, and using the convenient Amazon Package Hub for all of my packages.
Leasing agents are pretty rude, I asked if they had pictures of their un updated units so i could see one if i was going to sign a lease, and they told me they expected me to sign it without seeing them. Needless to say i won’t be living somewhere with suspicious management.
Warning: DO NOT LIVE HERE. Save your time and money.1) The manager, Marcos, is unprofessional at resolving residential matters. We have been living here for 8 months and had our rent on auto pay for the 31st.We were charged late fees for paying early. We were held responsible because “Yardi” did not post rent until after the 31st which was a cliche on their end, and they admitted to. It was “our fault for not notifying them” that they messed up in regards to our autopay that is set up through Conservice. After two weeks of trying to resolve the issue that they created, Marcos refused to fully help us.2) This property does a very poor job of communicating important information including billing, winter storm updates, and changes occurring in the community. Residents are kept in the dark, so management can charge additionally fees at their convenience.3)We were denied supervisor and corporate contact information which is not allowed in the state of Texas. By saying he will not give me corporate number because it is just going to go back to him and the problem starts and end with him and hung up on my face. (HUGE RED FLAG that Marcos doesn’t care about the residents).4)As Gregg mentioned below, residents never see management unless an apartment is being shown to new customers and they’re condescending. Also, we were sent an email TO STOP ASKING FOR INFORMATION during the winter storm.5) None of three pools are open due to covid but for some reason, the gym is. How odd since covid can spread in indoor settings.
This is our second year leasing at the Enclave! If you are looking for a great rental close to the Domain with a reasonable price, Enclave is the place for you! It is a gated community, with washer and dryer inside the unit, and with all amenities you need. Always clean and the staff promptly replies to your messages. Marcos is the best Assistant Manager ever!!!
I don’t recommend living here. The property management lacks communication and are inconsiderate of the residents.
This place is great, affordable and convenient. Highly recommend to anyone. Loads of space and close to everything. Definitely a good find.
Worst place ever please stay away. I paid for a two bathroom apartment and ended up using only one. Maintenance never came throughout my whole stay to fix the damaged bathroom. Roaches a lot, bad carpentry and plumbing. If you want to live miserable this is definitely the place to go. So much noise you won’t be able to even sleep at night. Last thing the management is horrible. Especially the boy upfront, he acts so unconcerned about tenant and property issue.
Created an anonymous account to avoid any drama with future rentals from other complexes. That being said, I give this place 2/5 stars. The local management doesnt seem to care about anything other than getting as much money as possible. They never attempted to dry out my ceiling when a neighbor had a leak, so theres definitely plenty of mold up there by now. There is no safety/security, period, they dont even pay a car to drive around once or twice a night, let alone have security cameras or anything like that. I noticed a couple of the residents actually had installed their own security cameras, lol. The gate codes havent been changed in years either, meaning any past residents or guests can freely come and go as they please. Vandalism constantly. The reason for the extra star is that the management company at least pretended to care, a bit. Also, many of the other residents are nice enough and keep to themselves for the most part. Its a decent location and price, but theres also a reason they have to offer 1200+ dollar referral bonuses - nobody wants a friend/family to be mad at them for suggesting they move here.Look elsewhere, seriously.
I applied for an apartment here and havent heard back from anyone. I called 3 times separate days and no one answered. Im not sure if that means Im denied an apartment or because of covid but being a property manager myself the past 4 years I would always call everyone excepted or denied, and thank for choosing us. Just throwing that out there. I have good credit and excellent references from past management teams Ive lived with. Just trying to get an apartment. Search continues.
My boyfriend and I have been living here since November and weve been having a great time! We got a good deal on rent for an apartment that is a perfect size for us. The amenities (pool, gym) are clean and fun to use. The management and maintenance both have always been kind and accommodating to us. I feel safe as a 5 foot tall woman walking to get my mail at night as the grounds are well-lit.If I had any complaint, it would be that I wish the residents would read the well-marked signs on the entry and exit gates and not scare me by going the wrong way down the driveway, but that is no fault of the management.Anyway, thanks for a great experience so far, Enclave!
Don’t waste your time. The staff will make your life a living hell. They’re passive aggressive and have no sense of reasoning or understanding. The property always smells weird, especially after rain.Prices were increased in the last year without improvement of the property. Mine had mold and leaking ceiling from hurricane Harvey that they never resolved.Staff won’t help when needed. Including noise complaints. You just have to hope you have decent neighbors, which is a gamble.
!!! DO NOT RECOMMEND!!!I’m the type of person who reads reviews, but I never leave one. Until now that is.My experience was not a good experience.I did want to renew my lease but the maintenance man started harassing me. He started coming over to my apartment without a work order multiple times. Walked into my apartment after I explicitly said no I do not need any help. The office didn’t do anything. He still works there. Not long afterwards the family that stayed under me had a guest who tried to force his way into my apartment after peeping into my windows and catcalling from the balcony. They would not let me leave my lease early after these two events and it was within the last 60 days, so it wouldn’t have been a huge loss on their end, especially since my decision was based on their maintenance staffs behavior. They do not care about their residents safety!!! After moving out they billed me over $750 in move out fees. They kept my $250 deposit and sent the remainder to a bill collector WHO CHARGES 6% INTEREST!!! I’ve never heard of that in my renting years. They said that for my one-bedroom apartment the “portion” I was paying for the carpet replacement was $500. I do NOT believe that Is a portion especially when they said it hadn’t been replaced in 3 years, but I got stuck with the bill.Customer service 3/10. Any time you ask them for assistance it’s like they don’t want to be inconvenienced with you. On move-in day, no one even bothered to walk me to my apartment. I had to recall from when I toured two months prior. They did a management change, but that didn’t help with their residential retention.Resident events 0/10. They do not host any events prior to Covid.Pool 7/10. Beautiful pools, but pre-Covid it was pretty loud and mostly kept clean. During Covid the pool was closed the last 6 months of my 13 month lease. None of the residents received a credit for the amenity we paid for.Maintenance 3/10. Very slow. Turn around time is about 7 days and that’s with two maintenance men for 7 buildings. I’ve lived at a 5 building apartment with one maintenance man with 48 hour turnaround most times.Community 5/10. Most of my neighbors were nice. Cats roam around freely and as someone with a dog... beware. Also, random people around often hanging out in their cars all day. Very creepy. Ask the other residents they know.Location 7/10. Nearby all the major highways, but you have to make a u-turn at the light every single time to get back. They used to have a back gate but they didn’t bother to fix it.Electricity bill 5/10. It got better after they replaced the 20 year old AC units on the roof. My first two bills were both over $250. My AC unit broke multiple times in the first three months of my tenure. ** be very mindful of what direction your apartment faces if you do choose to live there. My particular apartment (townhouse) got all of the sunlight, so during the day I turn the AC up (80 during day/ 76 during night) and stayed on the bottom floor to “stay cooler”.Interior 5/10. Very outdated. I liked the layout of the apartment because it reminded me of my childhood. Should have left it in the past. They have added Nest thermostats but that’s a very small upgrade.Parking 8/10. Usually has parking spaces and doesn’t tow.Rent rates 7/10. Very high at the time I moved in. When I moved out Aug 2020 the 2-bedroom was $161 cheaper than my one bedroom. My renewal offer was high and they would not come down any although the current rates were significantly lower. Very shady.Take my review as you may. I read all the other reviews before I moved in. There were bad reviews then too. I choose not to listen and it ended up badly for me.
Maintenance staff is excellent and attentive. Location is great. Neighbors are safe and respectful. 2 grills, 3 pools and a hot tub. Property manager Jason West is very reasonable.
Nice place to live
The apartments are old with windows that dont even seal properly. Management does not take noise complaints seriously. The parking lot is crumbling. If youre looking for a cheap place to live this is it but if you want something that doesnt date the 80s there are better options.
I highly recommend this apartment complex. I rarely had problems, the neighbors are friendly, and the pools are amazing. In addition, the property is gorgeous. I never felt unsafe and thoroughly enjoyed my time here. My apartment was very nice and is quite spacious. The office staff is always helpful and understanding. It also is located in a great spot. Multiple microbreweries are nearby, a few beautiful parks, and its quick access to I-35, Mopac, and 183.
I have really enjoyed living here. The office staff and maintenance team are friendly and responsive. My neighbors have been very sweet as well. The apartment has nice finishes and was quiet. I never had any issues with roaches or ants. I would have stayed if my commute to work had been shorter. Initially on moving to Austin a couple of years ago this place was at the top if my list, but had no availability for the floorplan I wanted, but the next year it was available, and I snagged it! I would definitely recommend the complex!
The management is very nice. The place is nice, the apartments have all the amenities you could want. Im coming from the Midwest so my views might be skewed accordingly. However, in many of the photos, the pools are linked. The place has been remodeled and the lazy river parts have been filled in. Theres now more grass, 3 pools, and a hot tub and many hang out spaces.
This review is long overdue!Im surprised that one person said drugs, roaches, and bad staff.I will admit that in the beginning it was a little annoying to have roaches in my unit. It took staff around a week to get my place treated and after that I have been roach free (the team that does the treatment leaves a note saying that some activity may still be present right after the treatment and I did experience that as well). All in all it took about two weeks for the roaches in my place to be completely gone. Considering I signed a 13 month lease thats not bad at all!I have never seen anyone dealing or doing drugs, and the staff are far from bad. Each staff person -Marcos, Jasmine, and the maintenance team -I feel so bad I dont remember their names- are all great. Theyre helpful, responsive, and courteous. These apartments are great and Im glad our apartment locator (Debbie Clark) was able to find it!
Its been almost a year now. Very attentive reps. They appear to care a lot on maintenance in the complex. Well maintained and no complaints. So far, so good. Thanks, guys.
After reading the reviews, and as well looking over the prices, watching them increase as I waited for a better move in date, I think I am going to pass I wanted to stay in that high 900s to mid 1000s for a 2bedroom like I was looking at. Also 00-2210 was great but it has spiked from $967.00 to almost $1100 in a week! NO THANKS!!!
I love living here Ive lived here for 7 yrs never late paying my rent never had any complaints from any neighbors about me as a tenant, my lease is up in my current apartment and I wanted to transfer to another apartment I had to go through the whole application process as if I were a new tenant pay app fee and everything... my credit report has an eviction on it due to some using my social security and Ive been disputing it since I found out, I did not think it would be a problem for the apartments I am living at because I was living here when it happened. I was actually surprised I had to go through the application process when I am already a tenant, but because of the eviction they said I could not transfer to another apartment but I can renew my lease and stay in the apartment I currently live in now I explained the situation to him he said he would talk to his manager he got back with me and said unfortunately due to company policy I cant transfer (company policy) what about the fact that Ive been a good tenant for 7 years, I ended up having to turn in my 60 day notice because I need a bigger apartment, I have no complaints about the management staff they were just doing there job, the whole situation just saddens me because an eviction that I did cause is not who I am a good paying tenant is who I am, I can stay in the apartment Im in with it but I cant transfer with it...and I obviously did not have it when I moved here because it would not have happened that just my unfortunate situation but I would still recommend living here
Although I have only lived here a few months I am very impressed. Beautiful landscaping and the management is so nice. I love my apartment and its pretty quiet. Im here to stay! Thank you Waters Edge
I lived here for two years. It wasnt bad, but its too expensive for what it is. Would have loved to keep my apartment, but couldnt justify the cost. Its cheaper for me to drive in from the next town over. Otherwise, maintenence was prompt and polite. I never used the pool, so I wouldnt know what the others were complaining about. I never saw any police. It does seem like my building was filled with college kids. No parties, but theyd play their music really loud. The kitchen was also pretty tiny, which wasnt so bad since I lived alone.
When will the pools and gym open back up?
I lived in Waters Edge Apartments for almost a year. I had to move from there since I was relocated. The GM, AGM and Maintenance Team were always attentive to our needs and followed to each request to make sure it was performed in a timely manner. I would definitely move back to WE if Im relocated back to Austin. Thank You!
Very happy with the speed of my request completion. I can put my request that day and have it completed the same day; Mariano is very attentive and works hard in completing the request correctly.
The attraction is a cheap apartment at great location and their pool. The the pool is designed such anyone in any of the apartment can easily access it. But water is filthy filled with dead leaves and germs since it has no filteration system like in most pools. Even the hot water Jacuzzi is filthy. Pool was shut down by the city for this reason recently. The staff seems very friendly at first. But that changes soon once you become a residents. Game or recreational room is off limit to kids because they make too much noise and run around. That is the nature of any small kid. And thus not very kid friendly.Towing is strictly enforced even if cars is straddling the line by a few inches in a parking lot where it is mostly empty.
I wanted to sign for my son as a guarantor, but they wanted me to guarantee four times the cost of rent - ok. I asked if my savings account could be used as some collateral, so the manager did some astounding math because they cant use both my income and savings as a guarantee. 13 months x $1167 a month x 4 = $60,000 (or so) for me to cover my sons stay...absolutely ludicrous.
I lived here for a year. It was awful. There were cockroaches everywhere. AC and washer broke and it too them forever to fix. Dirty water would back up into your sink. The apartment management people will also make your life terrible. Go live somewhere else.
I want to appreciate Mr.Marcos and the management of enclave at water’s edge apartment for making everything flexibleWith 5 star ⭐️ ⭐️⭐️⭐️⭐️Wish you all the best&better future
Under the current property manager, Faye Navarez, the property upkeep went down. So did the customer service which many of the residents opted to move out. Faye sets a presidence of always being rude. She smiles at first to wheel you in but then she is so very rude. This property was a lovely place to live at before the changing of management. Its really too bad that the new management company does not know how to have quality customer service.
Every day in the morning i see the team of workers of Waters Edge picking up the griund, making the property look hice and velan. They always greet me affectionately.
Full roaches and people selling drugs.Summer of 2015 the pool was always dirty and gross. If your apartment have the opening to the ceiling they will go over there without calling or asking your permission. The police is always been called.
BEWARE OF THEIR QUOTES!!! they sent me a quote at 5:05pm on a Friday and GUARANTEED the quote until Sunday - went in on Saturday at 12:25pm, only to be told that the price they so call GUARANTEE was not good anymore. Ashley had a lot of excuses why the price was not good anymore, apt leased already...application not completed on Friday...move in has to be Saturday...application cannot be processed in time - lots of excuses; they would not honor their quote when the quote was 19 hours and 20 mins passed the initial quote, however, Ashley did say that their quotes are GUARANTEED for 48 hours ... hmmmmmm cant believe their GUARANTEE quotes if they do not honor them less than 48 hours.
If you dont mind living with mice, it is the right place. The rent is too expensive for old building. every month you will pay higher for unreasonable reasons
I loved first time I ever lived apt
I was considering this property to cut my long commute from Killeen to work, but these reviews are scaring me. Roaches, drugs, bad staff. I dont know if its worth the extra $350 a month I would be paying to save 45 minutes of drive time. Still debating.
Manager Derek is incredibly rude. If something breaks in your apartment here your sol. Asked Derek for his manager, he flat out told me no.
Really wanted to live here but after reading the reviews I dont know anymore :( UGH!
Absolute Stellar Property
We, the residents of the property, want to thank the entire team for the good work they do so that each resident feels satisfied. We do not want to end without first mentioning the professionalism of the maintenance team who always do the best of their jobs. . Thank you very much one more time and that you continue in this way, greetings CABRERA FAMILY
Very nice property, apart from that it is a very familiar place the workers are very attentive. They call me by name at the office and I know I can count on them if I have a problem with my home. Mr. Echervera is good at what he does and always has an answer for any question you have. Thank you for the good experience in my first home in Austin TX.
