Stoney Ridge Apartments during normal times: Like any other older complex in Austin. The maintenance requests aren’t quickly addressed and you will have to follow up several times, but eventually they’ll come out and sorta fix things.Stoney Ridge Apartments during a national disaster (Winter Storm Uri): UNINHABITABLE. There were many burst pipes and flooding issues, as expected, but the real problem is how the management team mishandled the situation.As of today, February 24, 2021 - more than a week later - many units are still without water. Rather than leave the pool unlocked for residents to use as toilet flushing water, the management sent a condescending email stating that pool water may be used during office hours ONLY. You know, the same time that everyone else is working. I guess Stoney Ridge management must be able to time their bowel movements to office hours only — unfortunately I’m not that talented.When asked if residents could use vacant units as water filling stations or to shower, the management team responds with a list of free water distribution sites throughout the city, or simply do not respond. I know of other complexes in the neighborhood that are offering the use of vacant units for their residents without water and even distributing water bottles. Stoney Ridge offered two*, while supplies last.On top of this, the management team had all useable spigots outside of buildings with running water removed so residents of Stoney Ridge can’t “steal” water. There’s a nurse in my building that’s not able to shower after her shift at the hospital, DURING A PANDEMIC. There’s been a lack of timeline, transparency and help from the company we pay rent to.The complex is also not willing to give concessions, even though we literally cannot live in this squalor. I wish there were redeemable qualities to Stoney Ridge Apartments as they’re in a great location, but unfortunately they’ve done less than the bare minimum during a disaster and did little more before that. Their mismanagement is just the cherry on top of an awful week. Thankfully, my lease ends soon.BEWARE.

Maintenance has always been great in my book, and Ive been here 5 years. Natasha (manager) is awesome! I recently moved into a remodeled unit and its all got all the bells and whistles at a super reasonable price for the great location (78704/S. 1st). Favorite part: front and back entrance. You need that back one if you need to head north on S. 1st during rush hour morning or afternoon.

This place use to be a gem in South Austin, but the new management has demonstrated poor leadership and customer service time and time again. The property will respond to this review apologizing and asking to call the front office to discuss the concerns. However, each time I have called to share feedback or inquire on an ongoing issue, I am met with very poor customer service and a sense of “that’s just how it is.” Instead of solution-oriented and customer-driven, it is clear that management is unprepared or unwilling to prioritize residence.

RATS!!!! I had a horrendous rat infestation in my apartment when I lived there and they wouldnt take care of it! They were in my kitchen at night, they were always in my kitchen and pantry when I would come home. They didnt at all seem motivated to fix the situation. Im sorry but heres a photo of just one of the manyyyyyy rats in a trap that I put out, not them.Update: Churchill Forge Properties(the property management company) called me to express how angry they were at my review, despite it being true.

Unprofessional office staff. Lots of building maintenance issues. Just another apartment complex with issues by Churchill Management Group. For the last month weve been put out by there contractor crews banging on the roof and walls. If you have a kids be sure and move on. If you like to be at home when your sick, this not the place for you. Pictures was taken at 7pm

The buildings are old and thin, the floors feel like they’re going to fall through, and the insulation feels minimal.However, the water is hot with good pressure, the neighbors are quiet, and the maintenance team is on point. The office team is great too and will help you through anything, just make sure you communicate with them.The price point is hard to beat for the location, plus 24/7 365 maintenance came in really handy when our breaker tripped late on a cold night.

I lived here for 2 years. My one bedroom apartment luckily was on the 2nd floor (since the 1st floor floods). Landing to my apartment stairs would usually be flooded whenever it rained. The inside of my apartment was pretty basic. I didn’t live in an updated unit. I enjoyed the covered patio. Lots of space. Although, my carpeting was old and cabinets falling apart since they were made of particle board. The price of these apartments keeps increasing due to the location. Location was the best thing about this apartment. Also my neighbors were quiet. I only shared one wall with my neighbors though. I decided to move due to the price increases in rent and not living in an updated apartment (found this to be a joke). The laundry room was such a mess in this apartment complex. I ended up using laundry units elsewhere or paying for wash and fold service. Go for a unit NOT by the pool since it’s the noisiest & not very private when it comes to people being able to see inside your apartment when driving and entering the complex. Pool was underwhelming (small and not private at all since it’s in a parking lot). You get the bare bones basics here for the price I paid. I can’t imagine paying much more to live here which is why I left.

If youre looking for an affordable apartment in 78704 that is not too fancy, this place would be perfect for you. The office staff is SO nice and helpful, Jessica is awesome. Its a very laid back atmosphere here. I have great neighbors and overall the complex just seems really chill.If you are looking for an upscale apartment complex, look elsewhere.The oak trees are very lovely.Yes, the apartments are old and there are maintenance issues but there is on site maintenance and they come right away and fix things promptly.Of course with any older apartments, there are quirks.Ive lived here for a couple months now and its been very pleasant, no complaints.

This is my second apartment in South Austin and it has been a great experience. I liked it so much I got my brother to lease here as well. The location is great and the outdoor space in the community is a huge plus. My dog and I enjoy walks under the oak trees out front and there are loads of parks in walking distance. The staff is helpful and friendly. Natascha and Donna were very helpful as I was getting settled into the apartment and worked with my brother as well. Roy has done a great job with the property maintenance and they are quick to jump on a fix. He is on site more often than not and gets things done!Pool was really nice last year but COVID sure screwed up the start of pool season. Staff did a great job keeping a smooth operation through COVID. Great safety practices with maintenance and leasing.

In our third year here and still love it. It’s a very chill complex, not uppity, in no way pretentious. A lot of places in Austin are! Rent is fair...great location. Complex is old, but my apartment is clean and I feel safe. Maintenance always comes out within a day. I have had no problems with the office staff at all.

Ive lived in Stoney Ridge for a little over one year now. I renewed my lease for 6 months beginning on 6/1/17. I dont have much to complain about. I like my apt., it has all of the amenities I could ask for. Yes, the kitchen is dated but everything still works and works well. The location is great! For the price of rent and the proximity to downtown Austin, you cant beat the price. The complex is older, yes, but its not run-down or anything. My only complaint would be that I wish the pool was maintained a little better - its sometimes not the cleanest - and I wish some of the other tenants would be more mindful of trash. That is, knowing when to put theirs outside of their door AND keeping the lids on the big trash receptacles (in the parking lot areas) closed. I havent seen any rodents on the grounds but I have seen raccoons, including one (or some) that were living in the attic/wall over my apartment unit. But, it does seem theyre gone now, thankfully. Overall, Stoney Ridge is a decent place to live, especially for the location and price of rent. I wouldnt mind an updated kitchen but Id also not post a super negative review about the complex because of it.

If you just need a place in the area that is somewhat affordable... this is your place. Otherwise... highly recommend NOT living here.I dont like posting bad reviews but if I could go back and never have signed a lease here, I would. Here is the laundry list of reasons why:1. Not safe - they dont patrol or have any security, it isnt gated, lots of times lights are out around the property, and non residents from the streets wander in. Additionally, if you are on the first floor, be prepared to have things stolen from your patio and packaged to be stolen from your front door. My bike was some how taken from my patio and it was locked up.2. Flooding - If you are the first floor... you may have flooding in heavy rain. I had this happen to me and they didnt even have maintenance on call that could come that evening while it was happening, had to wait it out until morning and block it off myself. Additionally, many of the buildings are in areas with walkways that flood. I was told when moving in that they would be working on fixing this problem... never did.3. Management is quick and happy to respond when you reach out for something that isnt an issue on their behalf. But if it is... you can expect to be ignored. I had maintenance enter my residence without my knowledge or permission for a request that was not filed by me. Basically someone dropped the ball and put in a request for the wrong apartment. Given I have pets, I never allow entrance if I am not home. When I reached out to management (On 4 separate occasions) to discuss this, they ignored me and to this day have not said anything.4. Noise - these apartments are old with paper thin walls. If you live with anyone above you, it will sound like they are going to fall through the ceiling anytime they make a move. So be prepared to live with constant noise from anyone walking above you.Pros- Rent affordable, location is descent.

The apartments are old and it shows, but the location is great and the rent is reasonable for an apartment so close to downtown. I actually lived here previously and just moved back. The maintenance team seems responsive. The office staff is friendly. (How you approach people makes all the difference.) If having a luxury apartment is your priority, this probably isnt going to be the place for you. But if you want a decent apartment in a prime location its a great choice. There are a few restaurants and bars within easy walking distance and there is a bus stop right across the street that makes getting to downtown easy.

South Congress is one Street over with all it has and that leads right into downtown :)Growing up in Austin Ive had a good and bad experiences trying to find a good location/price and management. These guys are the best, fast maintenance and awsome property managers!! :)

Dont waste your time with these clowns, I lived here for 3 1/2 years and paid 6 months upfront to start. They stole my deposits and tried telling me I never paid for my dog to live there, I complained about holes underneath my carpet and they claimed I made the damage, I couldnt cook a egg on the stove because it was so f**ked, I had the carpets washed regularly from their service they provide yet they tried telling me theres stains, they over charge for carport use and maintenance might get back to ya in a month. The branch manager is a con artist that will steal your hard earned money...look elsewhere, theres better places in Austin then this clown show

Now, I am an elderly citizen and I was trying to reach the office for a question on a Saturday. I called several times that morning hoping to talk to the office ladies and it kept going to their third party system. I dont use this third party system because everytime I call and leave a message, I never hear back from anyone. Now when I realize it is the third party system on this call and I tell them ill just go walk all the way to the front of the office. I am in the back and it is kind of far and very hilly for someone of my age. As I walk through the door, mainly expecting door to be closed and office people showing tours, I walk in and the office girl is playing on her phone. I ask her why she is not answering the phones and she says the third party service is supposed to do that. I couldnt believe the third party service screens all the calls so this girl can sit and do nothing. I am constantly being disapointed by Stoney Ridge service and people in charge. I have never heard of any other apartment doing this. Dont expect much from the office once you move in. These people just twiddle their thumbs and take no pride in their job.

I had to break lease when I lived here, and was told by staff before moving out that a new tenant had signed a lease and I was financially off the hook. Once I signed the break lease paperwork, paid a $1200 fee, and moved out however, I was informed that the new tenant had backed out of their lease and I was now responsible for accelerated rent ($9,080) or until a new tenant was found. Once being informed of this it took 3 weeks of me calling corporate offices and local offices every day before my unit was even listed on the website as available to rent. Once the unit was finally listed, a new tenant was found, and in the end I had to pay an additional months rent + did not receive my security deposit back. I gave 45 days notice and followed all of the protocol for breaking lease according to what the office staff informed me when I first raised the possibility, but misinformation, disorganization and lack of integrity cost me a lot of stress and finances. I am giving 2 stars because the grounds/maintenance people are always super quick to respond and very helpful, and Jenna in the main office is really kind and was the only person who did try to help sort out my situation in the end.

I think Stoney Ridge is a great place to live. Ive lived at SR for over two years and Ive made a lot of memories here!Pros: Best location with things to do and places to see! wonderful trees and parks near by to walk your furry friends! Sweet and super helpful staff and maintenance crew! nice size apartment for the price! patios offer privacy! friendly neighbors! bus stop is across the apt. Summermoon Café is just a brisk walk away! a pool where you can tan for days! new appliances *upon request*!Cons: older complex so there is sometimes roaches or your air condition goes out. these are only things I saw in my apt but maintenance fixed them right away. also, I recommend getting your own washer and dryer because the facilities on site arent very good. theres only a couple working and they are being used a lot of the time but if you get your own W/D, problem solved!

This place is falling to the ground faster than they can keep up with it. By the time you get one maintenance order completed youve already sent in two more. Ive had an issue of no A/C for over a week. No hot water multiple times, and three flooding incidents due to faulty plumbing. One of these times I had a leak that I put in a service request for right before leaving town. I came back a week later to find it was neglected and had turned into a flood ruining my property. The office told me Thats what renters insurance is for. Ive even submitted the same maintenance request 6 times and had to resort to taping notes to the front door of the office just to get my issues noticed. Whenever you do submit a service request it gets thrown into a stack the size of a phonebook so I honestly think the office/staff at this place is just overwhelmed. I asked to talk to the property owner and was told they give out their name/email for obvious reasons. I ended up sending a message to them through the office manager and the responseI got back showed they could care less.

Lived here for 3 and pretty much havent been listened to or helped when ever I’ve had a problem... the staff is rude and very short.. it took them a year to get my roommate on the lease.. honestly if it wasn’t for the price of this location I would have moved a long time ago

Finally, I can update this review. We now have new, working washers and dryers. Took 2+ years, but it looks like the owner finally caved and dished out the $ to replace them. Thank you for the very patient office staff who got a lot of my griping. Now all is well.

Unresponsive manger. My apartment has flooded twice and no preventive work was done. Had a rat problem and no one responded. Trapped the rat myself. A tenant in the same building was dealing meth. A SWAT team was here. Two arrested for felonies; no eviction. APD was there over ten times, still no eviction. Everyone in the building knew. Management did nothing.

This place used to be a great community place to live; however, it has really gone down hill the last couple of years. The apt complex used to have a staff that had been working there for a long time and they would go the extra mile for you. New management has taken over and the quality of service and enjoyability of living there has diminished significantly. Unfortunately, the one quality staff member that had been working there for a long time was terminated.. Heres why this place sucks now, dont let them fool you when they show you the place.. They take you to a nice refurbished apartment they just fixed up.1. They recently painted the outside areas and attempted to make it look nicer so they could charge more.. It looks bland as heck and they just painted over most of the rotten wood without fixing much. They changed a few columns, but that really didnt solve the problem.. You can put a new paint on a sinking ship, but it doesnt change the fact that its sinking..2. The 4 washers and 4 dryers have never all been operating correctly at the same time in my time of three years. Id say about an average of two of each are operating at any one point and they will not refund your money or attempt to help you out. Theyll just say contact the laundry people.3. They say they have a 24 hour maintenance, but thats a lie. My ac went out during summer at about 11:30 pm on a Monday. I called twice trying to get ahold of maintenance and some third agency answered and they had to communicate with them and of course they couldnt get in touch with anyone. I filled out two request forms online before they opened and then called the next day at 11 am to see if they have done anything. They hadnt but they got someone on it after I called.. There seems to be issues between putting maintenance orders and getting them complete.. On a good note, the maintenance guys are ok when theyre informed they need to do something..4. I have at least 20 friends in different apts at this complex and have seen a host of problems.. Especially water damage, one friend on the second floor was getting significant rain through his ceiling. They had to wait to contract someone to fix it and it took like 3 months while his paint was sagging and future rains brought in more water. Since there was a third floor above him, not leaking, it points to poor building foundation where water is entering and traveling somewhere. The contractors simply painted over it. I cant imagine the mold between the floors.5. When i moved in the place was very dirty and I had to clean it up before moving stuff in. I found out this was pretty normal. Half of my electric outlets still dont work. The place used to be a lot cheaper as well, but since they painted and updated a few apts they have started raising the prices a lot.6. They seldom clean the pool during summer. Honestly, I think they want to discourage people from swimming during holidays cause they never clean it beforehand. Sometimes they would close it during a holiday weekend saying it was being cleaned, but no work would ever be done.7. A car was broken into, window smashed, right in front of the office. They didnt send an email or let anyone know that it occurred.My point in all of this is that there are better places to live around the area. Take a little extra time and find some place better.. All the complex wants is to take your money and do as little as possible..Thanks for nothing SR

A/C hasnt properly worked for 5 weeks (since I moved in). Temperature in the apartment stays between 86-92 degrees during the day. Maintenance showed up, but seems totally unable to fix the problem.

Had a boyfriend who lived here (1995). He told me never to move in, because the management plays games with people, and their money. I thought that after all of this time, things may have gotten better, but, after reading all of the reviews, ..................The one star is for not getting any better after all this time.

Worst apartment management Ive ever experienced. For maintenance calls it often required two requests and one phone call to get them to come out and even then they did a sloppy job that never fixed it the first time. The patio door was broken from the day we moved in. Theres a centipede infestation, but they have yet to deal with that. The manager continuously fails to find my packages and leaves me alone with the packages to look for my own parcels. Rent is constantly rising even though they have done nothing to upgrade their utilities to improve quality of life here.The worst thing though is when I tried to move, I almost lost my chance when they werent sending over my rental information to the new complex even though myself and the staff at the new place had contacted them more than once.DO NOT RENT HERE.

Our place was cleaner then when we moved out, then we moved in. No returned deposit. The apartment was never cleaned before moved in, but with rotating management, its hard for them to keep up.

Awful. You need to submit multiple maintenance requests to get any response. They will take your entire deposit to pay for their old damaged apartments. The manager is absolutely awful. I never once saw her walk the property to know what is going on. She is clearly a miserable human being and wants to make everybody else miserable. Bins overflowing with dog poop bags. Way too expensive for the quality of the apartment.

1080 for a very old apartment. Nothing works. There are roof rats. The electrical system is a s.... You can switch off the light of the closet moving the plug of your room. The furniture in the toilet and the kitchen are full of mold and rotten. They can´t be used. A small storage room smalls like dead animals. I tried to clean it but the smell is still there 10 months later. The door of the storage room in the patio is broken. AC breaks continuously. The heater broke. The InkSinkErator broke two times. Don´t rent here.
