If you don’t need working amenities, a clean pool, or safe parking garage, this is a fine apartment complex. The main benefit of living here is the proximity to the Domain and Central Park, which is pretty convenient I can’t lie.That being said, what goes on in the parking garage is a nightmare. There’s reports of ongoing car break-ins and shattered glass from broken-in cars on the ground, yet the parking garage door stays open half the time.This place also treats itself like a landfill. Management did not take out the trash for 3 weeks and it kept piling up in the chute rooms (see attached photo). I didn’t mind much until the gnats became unbearable in my unit and my neighbors had the same issue. I kept my place clean, but the amount of waste piling up in that room caused the entire building to become infested with gnats, ants, and cockroaches. All during the 3 weeks, we didn’t receive any communication of why this was happening and they acted like it was the first time they heard about it when I called them on the phone.

Ive had a great experience during my time at the Gallery at the Domain! For the price, the convenience of living near the Domain cant be beat. The management really puts an effort in to keep the facilities maintained and any service requests Ive had have been promptly filled. Love my apartment here!

Management does a terrible job upkeeping this place. Because they have not picked up the garbage in weeks, we have gnats coming through our bathroom drains and air vents. The hallways smell and management has done nothing to remedy this situation.

Best place I’ve lived! I’ve been here for 6 months now, I love the location and being able to be so close to Rock Rose without the traffic. My apartment is cute, updated, and well-kept. The maintenance is amazing and helps immensely, especially during the freeze. The staff is also very friendly!

Lived here 2 years, and will not be renewing for a third. Rents increased about 20% from start to the most recent renewal offer. Yikes.Amenities and room quality are great!Extremely noisy if you live on the first floor. From people on the sidewalks, hallway, and neighbors. Freaked our dogs out daily.Management and maintenance are mediocre.FC bold stadium has honestly reduced quality of life here. Loud drunk people around. Traffic and garages filled.

Management does a terrible job upkeeping this place. The pools are always disgusting and no matter how many work orders you put it, nothing changes. This is NOT luxury living. There are break ins into cars and buildings atleast once a week. Security is no where to be found. Management uses excuse that they are understaffed as a reason that tenants are unable to use all the amenities that we pay a high price for. Work orders are open for an unreasonable amount of time.

My unit was lovely and a special shoutout to the maintenance folks who were always very quick and helpful... that said the Gallery will nickle and dime you for everything upon move out charges. I was charged for a carpet replacement despite keeping the carpet in perfect condition. They cited that carpet traffic areas were worn. No spills, no damage- nothing. I simply walked on the carpet and Im now being charged for that. They claim that its not their jurisdiction and they hire a third party carpet technician to check if it needs to be replaced. But, of course the carpet technician is going to claim it needs replacing because they make money from that! Seems like the management wants to get new carpets in and they use their tenants to front the cost on move out.Ive tried reaching out to the office but I havent heard back in over a month. Pretty sure theyre just ignoring me in hopes that Ill let it go.I attached the picture they cited as needing a full replacement. And you can see other reviews that mirror these sentiments. And I havent even touched on the noisy and threatening neighbors, package theft, and car burglary that goes on here with little to no response or help from management...

We have been living at Gallery at Edge for 10 months now and our experience has been wonderful.Our apartment is spacious and comfortable. We have never had any noise complaints, never hear our neighbors and have not had any issues with construction noise either. The area is great and friendly, lots of great restaurants within walking distance.We love the events that are hosted by management, such as a virtual make your own cocktail tutorial and other pop up events like Taco Tuesday and Bingo night. We love having a sense of community even during COVID times.Gallery was also great with communication during the snow storm. They kept us updated and were quick to get everything fixed. We really appreciated their dedication to getting us back to normal as soon as possible.Well definitely be renewing!

While I have some negative things to say about this place, I will say the maintenance team has always been great and Ive always had a positive experience with them.Ive been here for about 2.5 years now, and I can definitely say this place has fallen off a cliff in terms of quality and service (not that it was amazing to begin with for what the rent is). When I first moved here I felt like although the front office wasnt overly friendly they tried to help, the grounds were decently clean, and most of the neighbors were somewhat respectful of each other. It was expensive, but it was also within walking distance to my job at the time, and being able to walk over to the Domain has been pretty great on the whole.That feeling persisted over to a 2nd year here, and I feel like thats when service started to fall in quality. The staff turnover has been so high that I feel like its a new group of people any time I have to interact with someone. Their after-hours phone line is basically worthless; they tell you to use it to request a courtesy officer to deal with noise complaints but any of the times Ive tried to get assistance the person on the other end hangs up or says theyre gonna send someone and dont. They also cant help you with much of anything, and advise you call back during the main office hours to get help.Now Im halfway into my 3rd year and I cant wait to leave. Ive been dealing with noisy neighbors for the past 8 months, and even when escalated to a manager nothing has been done. The amount of unleashed dogs roaming around outside, even away from the park, is ridiculous. There is often urine and poop in the halls, and just the other day I was walking upstairs and had to dodge one of the largest, smelliest piles of poop Ive ever seen. Youre also forced to use their last-mile courier service to get packages, which is usually a half of a day to a day later, and even then Ive had to deal with package theft from within their own service, something that this new system was put into place to protect us from.With all of the new apartment complexes in the area, there are likely far better options today than Gallery.

Ive lived here a month so far and love it! The staff has been great to work with. There are a ton of amenities. The neighborhood is fun. This apartment is in the Domain without being in the thick of the hustle and bustle.Ive read the reviews about package theft... we have Fetch which allows you to choose a delivery time when you are home and available. I have had zero problems. I get a text as soon as the package is delivered and go retrieve it. If I know I wont be home, I simply reschedule the delivery. Super easy.

Just moved in a while back, and so far it’s been amazing.The move in process was seamless, and for someone who’s moving to the city for the first time, that was doubly important.The team was prompt and courteous in answering all of my questions of concerns prior to moving in, and quick to get me in to my apartment on moving day (without the hassles of random paperwork that one usually has to go through).The vibe of the domain was always what I was looking for, the fact that everything around me is walkable and happening. The best part of the gallery at domain is that you get to enjoy all the perks of living at the domain, without having to suffer through the excessive noise concerns that one might have living around a shopping mall.Kudos!

Things are pretty alright here.Im frustrated that I didnt look further into my lease regarding the Fetch delivery service and that it was *required* until after leasing documents were in process. I would have likely removed the property from my listing had I known. Please implement lockers and remove this service, its stressful.

Gallery at Domain has kept the residents up-to-date with how the building conditions were doing during the 2021 Winter Storm and made sure to answer any questions we may have had. I appreciate the detail to service that is provided by the staff to ensure the safety and comfortability of the residence. Not to mention, all the amenities that are available to use if you become a resident yourself. If youre looking into getting an apartment that is in close proximity to the domain and great amenities to boot, this is the place for you.

I would not recommend living at this place. When you first go to sign your lease, the leasing team is soooo nice. Once they have your lease, they turn into such snobs and will not do anything for you that is out of their convenience. I moved out in June of 2020 and then 9 months later they inform us of charges we owe when its supposed to be 30 days later. It also took us 3 requests for them to send pictures of the apartment. When we try to fight the charges because the pictures are not as bad as they made it seem, there is no conversation or middle ground. You have to pay exactly what they charge no matter what, or you get sent to collections. Pretty much once you move out, you pay for all of their new appliances, new paint, and their full cleaning service. Again, the apartment complex is nice, but I would not recommend living here strictly for how bad they treat residents once they have your lease.

Moved here from San Diego. Best move ever!! The staff at Gallery at Domain are extremely professional, helpful and nice. Apartments are beautifully finished and new, the amenities are top notch and the neighbors are friendly. If you’re an animal lover, you’re going to really enjoy the beautiful dog park centrally located. If nightlife is your thing, look no further! Walking distance to bars, restaurants and shopping. I love living here, 10 stars!!!

We have lived at The Gallery At Domain for almost 2 years and what I thought was a great and safe place to live, has turned out not to be. Stolen packages, people stealing and breaking into cars and stealing tires & packages, etc. It has gotten completely out of hand!!! The management won’t put cameras in our garages or hallways and seems to not care about what makes their residents feel safe. While it’s convenient to live in the domain and we love the area, I would do yourself a favor and choose somewhere else other than The Gallery, unfortunately.

Weve lived here for a little over 4 years and have slowly seen the management and community decline. People are constantly getting their cars broken into and packages stolen. Our AC and Heater hardly ever work as they should. Managements responsiveness is terrible and always sending canned messages on important issues. DONT MOVE HERE. For the money, you can get a lot nicer place which I am sure is far better managed. We wont be staying.

The basic offering of the Gallery (Parkside specifically) is a fantastic value compared to other offerings in the Domain area. Maintenance and the front desk responds swiftly in my experience, condition and quality are good for an apartment, and the amenities/events are a nice addition.Originally, our major complaint was one that you might see most common on here and that is Noise. Multiple times a day, the many garbage bins were wheeled from one side of the complex and back so that they can be emptied. With no lid over the top and metal wheels, the bins reverberate immensely to create over ~120db of sound - thats about as loud as a Jackhammer.Since then, it seems that this noise was addressed! Whether there were improvements to the bins themselves or they drive at much lower speeds, they became almost unnoticeable when indoors.Move out seems to have been smooth as well, with the standard fees tacked on and a cleaning option to help alleviate any security deposit surprises.The Gallery is worth consideration.

DO NOT MOVE HERE. It was cool at first but recently there has been gunshots and bullets found near the apartments. There have been constant break ins in the cars and packages stolen. My biggest issue is that they don’t even try to enforce any safety policies. The people here walk around the halls and the gym without masks or the decency to stay 6ft away in the middle of a PANNY. They charge for all these amenities but you can’t use them without catching Corona. 1/5 would not renew my lease here.

Great place to live. I am on the first floor and love the high ceiling feature. I never hear my neighbors and the facilities ( gyms, pools, mail area) are kept very clean. Maintenance seems to have a turnaround time of 24 hours. My only issue is the smell of the trail near the apartment smells so bad (like dog waste). Not great to walk out to.

Units are well maintained, amenities are good, and location is great since you can walk anywhere within the domain area. However, this place has systematic issues with staff/administration, and residents. The staff is very nice and responsive until you paid fees and deposit after that they go silence. We signed our leasing contract a day or two before moving in. I would suggest to have them re-trained on customer service skills, so that they can improve on follow ups, clear communication, tenacity, bias for action, etc. The current administration also needs to support the staff providing better tools, and clearly hire more people. Their number of buildings and residents has grown 3 times, but leasing agents have stayed the same. Lastly, as mentioned by others here their package system is really bad. I would recommend installing lockers on all the buildings, and partner with delivery companies to provide them with maps, and instructions so they can deliver packages to our front doors like they should.On the other hand, crime has increased a lot since the domain community keeps growing. This has also affected this complex with multiple car breaks in, stolen motorcycles, and personal items lost. This is certainly not responsibility of the current administration, however, is affecting them more as they haven’t been pro-active enough. Ex: I got 2 bikes stolen from the bike storage room, a section that has “control access”, and “supposedly” only staff and residents have access to. However, this clearly was not an issue for the person who took our bikes. I would recommend working on improving your dated surveillance system, adding more cameras, and buying cloud storage for longer retention on footage. You can also have someone to walk around the property multiple times at day, not just at night, that way thieves will feel discourage when trying to break in.

I signed a 3 month lease on a one bedroom and they required a 60 day move out notice on a 90 day lease! Apparently on an 80+page lease agreement, it was never mentioned again, certainly not in the lengthy move-in instructions which had many red bold letters emphasizing my payments in detail. Late moveout notice resulted in rent charge at very high daily rates. Perfectly legal, I presume many tenants inadvertently end up paying a lot more due to their practice. Very passive staff except when it comes to billing and charges. Water bill at the end of lease was almost $500 for 3 months, again, with no explanation.

I’ve had too many bad experiences here. The HVAC units either didn’t cool or heat when you needed them to, and when you ask for emergency repair service they don’t fix it right away. I went a night without sleep because my apartment was over 80 degrees at 3 am and the air conditioning system blew hot air making the room hotter. The unit I had didn’t allow windows to open much. The opposite happened as well where heating was blowing cool air when I needed it to be warm in the winter. The property hallways are often dirty and not well maintained. It’s the cheapest rent in the Domain so I guess you get what you pay for but not having basic things like HVAC working is unacceptable. They didn’t even have decency to refund my rent for the days I couldn’t use my apt.

Ive been living here for over a year, currently on a second 1-year lease. Its a great part of town and situated right next to the dog park. Ive gone on relaxing walks nearby more than a few times. Rates were decent at the time of my renewal.Since Ive been cooking a lot during COVID, I had maintenance come in to install mesh screens on my windows so I can air out my studio without being a magnet for flies and bugs. The installation went fine, then the maintenance man put the frame back on (its ~15-20 lbs), walked out the room, and the whole frame swung top-side and crashed onto my work desk. The latch at the top is a bit tricky to engage, you have to really push the frame in and wiggle it a bit to engage. A bit careless, but no hard feelings, lets just deal with it and move on. Damages were just shy of $3000 (broken monitor, cracked laptop chassis, busted screen - its an expensive laptop). The leasing office was apologetic and I didnt get hurt thankfully. They asked how they could make it right, I told them I wanted a reimbursement for the cost of replacement. If youre familiar with computer screen repairs, the businesses in town I talked to dont do them - the parts are just too custom, and the guys I talked to just told me to buy a new one.Property management essentially told me to get reimbursed from my renters insurance every time I asked them about reparations. I was a bit naive and obliged, since my insurance provider said my premium shouldnt shoot up too much. BUT listen up folks - renters insurance is for damages YOU caused to your property. If maintenance dropped the ball and broke it, property management should shoulder that responsibility. Im a bit wiser now and know property managements trying to avoid costs if they can, but tale of caution this can come at the expense of their own tenants.EDIT response management:That representative was Miguel, who called me around end of February about this review. He stated someone else would give me a call who could talk further, have not heard from anyone yet as of March 10th.

DO NOT LIVE HERE!The apartment only cares about your money. They were easy and quick when it came to leasing but will not take care of any of the issues once youve signed a lease. Ive been here for 5 months and its been terrible.1) Hot water is always out. How can you run an apartment without hot water, let alone live for 4 weeks without it? They are always sending out notices that the hot water has been fixed but it continues to go out. Its getting cold and showering without hot water is a pain and inconvenience for the price of rent. They offered tenants to use 24-hour-fitness gym showers but given the pandemic, is it really a good idea to go to the gym where the risk category is the highest?2) My upstairs neighbor blast loud music throughout the night and the apartment will not do anything about it because it only affects one person. Unless its a disturbance to multiple people, they will not do anything about it. Theres 2 issues here, 1. the floor/ceiling is not well insulated where I am able to clearly hear music and footsteps from above, and 2. am I not entitled to peace and quiet between the hours of 10pm and 3am even if it only affects me? Ive called the hotline for security and tried all measures to stop the noise but it persists. Ive contacted them 5 times and every time they said its either taken care of or they cant do anything about it.Overall, they will acknowledge your issues and deliver empty promises but will not follow through to resolve your issues. They have put more effort in reaching out trying to get me to renew my lease than addressing the above issues. They only care about money.I would definitely stay away and do not let the initial good impression fall for their trap.

If I could put zero stars to this apartment complex I would, I DO NOT RECOMMEND THIS PLACE.We lived for approximately two years in the Gallery at the domain, with a two year gap. The stark contrast between our first contract lease and the most recent one it’s astonishing.First of all, the hot water was out several times throughout the year up until our move out in november, air conditioning out in the middle of summer, water leaks (This was caused by an empty apartment above us that had been flooded for several weeks and it was leaking into our half bathroom ceiling), stolen packages, car break-ins (constantly), husband and I got our bikes stolen from the bike room, THE LIST GOES ON AND ON.Plus, the move out process has been completely unprofessional, and a freaking nightmare to deal with. The carpet on our apartment had multiple damages upon move-in, and we noted it on our move-in form, and as it turns out, the manager cannot find it and it’s charging for the whole replacement, when in fact there were visible damages from the get go. As we were waiting for our new place to be ready, we decided to do an extra month, on a month-to-‘onth basis, and as we discussed this with management, they told us that we were only responsible for the new rent amount, but at the moment of moving out, they charged us additionally for a month-to-month fee. $200 for an oven cleaning? GIVE ME A BREAK. If I had known what this place would turn into, I would have saved myself the ulcer that’s about to pop out.I’ll be willing to have a conversation when they find my move in form.

We moved into Gallery two years ago with the thought of living in the domain close to anything we needed at a high end apartment with all the amenities you could ask for.What we got was the furtherest thing from that out of the apartment. Trash rooms routinely overflowing out the door, dogs having gone to the bathroom uncleaned in the hallways, poor construction quality in the apartment, and basically frat parties at the pool whenever you want to use them.Those arent even the worst parts. If you are working from home and are thinking about moving here dont. Every day they have to drag their dumpsters to a consolidated area on the far side of the complex. We lived on the park side and it was still so loud multiple times a day we couldnt have any doors or windows open. I lived next to the train and it made less noise.Even if you shut that out you can hear even the slightest step by your neighbors above you. Even the smallest dog is clearly heard through the ceiling.Finally, staff is so overwhelmed with packages that if you have an issue with a lost or stolen one good luck getting them to care. During covid they just stopped accepting them in the offices and the package lockers are constantly full. Amazon, USPS will just leave your package out in the mailroom and itll most likely get stolen.All in all there is nothing i would recommend about this place.

Other than good location, there is nothing good here. I took some time reading all the reviews, and I completely agree with the rest. Loud neighborhood, lack of communications and bad management. After you pay your deposit, they don’t even want to pretend to care anymore. Also don’t be surprised for constant weird charges showing up on your account. And I repeat it will definitely happen to you one way or the other !I don’t recommend this place at all!

This has been one of the best apartment complexes I have ever lived in. The leasing office staff are so professional and friendly and they are always willing to help you. Maintenance requests are processed incredibly fast and they are always very thorough. Needless to say I will be renewing my lease!!

It was great from 2016-2018; then the place went to hell. If you like construction noise outside of your window from 5 AM to sundown for 2 years+, rent increases, office staff replacing original lease documents with blank forms and casually losing a $1290 deposit in the form of a cashiers check, a general lack of care & cooperation; this will be your dream home. Luxury living, in the domain where people sleep on benches and follow pretty girls walking their dogs. Safety at its finest. The turnover is so high no one will ever be held accountable or remember why it’s important to follow up. I’ve lived here for 4 years and wouldn’t drink the tap water if it was the last working tap in Sahara.

The apartment was dirty when I moved in. I submitted a maintenance request but have never heard from anyone. Everyday at 8am someone drives up and down the roads dragging a dumpster behind a golf cart. The unit seems fine - it’s everything else.

We have lived at Edge for 8 months now and the staff/resident culture regarding COVID19 is incredible.Most residents do not wear masks ever. The gyms are filled with people huffing and puffing, with no mask in sight. Some people just go into the gym to socialize, again no social distancing and no masks. One of the main reasons we picked Gallery at the Domain was because of their amenities, but the situation has got so bad that we stay away all together.Management has been informed multiples times and I know other residents who have complained of this as well. They could easily have a staff member check in hourly to make sure everyone is following the policy but the reality is that they seem happy with the current situation and only encourage it.A couple of days before Austin went to Stage 5, Gallery at the Domain hosted a socially distanced holiday party.The culture prompted by management can only be described as reckless and negligent.

Im going on my 5th year living at Gallery at Domain and I love it. I live in a one bedroom unit with balcony. The high ceilings and big windows make it feel very open and spacious. Its great living to close to all the restaraunts and shops here at the Domain .Aside from the great apartment and location there is one thing that I really appreciate the most and that is there is NO breed restriction. Being that I am a mommy to a beautiful pitbull I am happy I found a place to live where my pittie was lovingly welcomed.Lastly looking at the most recent reviews I will admit there has been more criminal activity in the area but I think with the extra security things will take a turn for the better. In the almost 5 years Ive lived in this apt its only been in the last year that the criminal activity has become an issue. I think its most likely Due to the pandemic.

When I originally moved to The Domain I thought there could not be a safer area. Since moving into the Gallery at The Domain there has been constant theft and crime in and around our buildings. Last night another person had their car broken into and their wheels stolen off their vehicle. This is only one of many thefts that happen often in our buildings. There has been people posting videos of individuals out in the hallways stealing packages and sometimes multiple groups trying to steal packages in the same day. The management office has refused to get additional security and to put video cameras in the halls and garages, let alone enforce common security practices. I recommend not moving into this building if you care about living in a safe community. Residents are now convening with lawyers to demand increased precautions to combat the ramped theft and crime in The Gallery at The Domain complex.

The location is Great and the amenities are very nice but, the staff and management are a huge problem!!!i have been trying to sign a lease here for 2 weeks and still dont have a lease to sign that shows the correct monthly rent . i have called the office 3 to 4 times a day for the past week and waited outside the office a few times and the story is always the same we are sorry we are short staffed, we will get this fixed today however, the issue is still not resolved and i am supposed to move in tomorrow. i understand they can only have a limited amount of staff in the office but that is no excuse for the level of service that is being delivered, i can understand a delayed response but what i cant understand is being lied to/wrong information given.Overall there are less stressful options for a place to live then the Gallery

I lived at the Edge building for 15 months and this is worst apartment leasing experience Ive had in Austin in 5 years. The construction noise in the area is THE WORST!!!When we first moved in, the staff was super accommodating and were quick to address issues. A few months after, the staff was reassigned to another property that was struggling. Thats when the Domain experience went downhill. Every 2 months or so, the staff would be replaced. Judging by my interactions with the staff, they HATED working there so they probably quit. A few people on the leasing team were very pleasant but they didnt last.Upon moving in, we noticed several issues with the quality of work from the builders. Several cabinets and drawers were already broken and we were the FIRST tenants ever in that unit. 2 of our doors would not CLOSE. The balcony door would not close and it was just open on move-in day. We also had a water leak above the balcony door that took 2 months to fix. The staff would just tell us, were working with the builder... it seems like the building shifted.As for the amenities, the gyms were nice and moderately clean. The dog parks are ALWAYS a mess. Sometimes I would pick up other peoples dogs poop because I didnt want my dog stepping on it and it was just gross (this is in the EDGE dog park not the shared Domain Central Park area). When we moved in, we were told that the building charges a DOG DNA fee because the Gallery team is strict on people picking up after their dogs. Thats a flat out lie. One of my neighbors would let his dog poop in the garage, I once spotted poop in my hallway and there was poop on the sidewalks all over. Clearly no one was being penalized.The neighbors were something else. A couple that lived down the hall were constantly causing problems for neighbors. One day, they FLOODED their apartment and the people who lived below them. We also had two neighbors who would argue by leaving notes on each others doors because one of them would smoke and stink up the entire hallway (not cigarettes). The worst part of the neighbors in my unit was the upstairs. We could literally hear the people upstairs stomp around and slam things at all hours of the day. We reported them for noise and doing obscene things on their balcony multiple times. The staffs resolution was to move us but they had nothing comparable to offer. I could go on about other problems but you get the idea.The buildings have security problems. Anyone can just walk around and they dont have cameras at every door. Some doors are not secured with the fob readers. A week after buying my $1200 bike, it was stolen from the bike rack room on the 4th floor. Someone sawed off the lock and chain. I reported this to the staff and they did NOTHING. Ive noticed that there are multiple Ring videos of reported theft in the Gallery buildings.The nail in the coffin for my experience at the Gallery was the move-out process. I contacted the team SEVERAL times about inspecting the unit and was ignored. I even showed up to the office to ask but SURPRISE... they were understaffed. 2 months after leaving, I got an extensive list of charges for cleaning and damages to the appliances. These were normal wear and tear from living there for 15 months. The staff claimed we scratched the fridge and stove. When we moved in and had one of the cabinets repaired, the service team just placed parts/equipment on the appliances. I was being charged $900 for the damages. I contested the charges and it took them over a month to provide me pictures. After another month they finally reduced some of the charges because they couldnt provide me the pictures for everything that was supposedly damaged. The employee who took the pictures had already QUIT. Management was also constantly being shuffled around.I also had a friend who lived in the main Gallery building. They had similar experiences. I know this may not be the worst building in the Domain but its definitely NOT luxury living. I would recommend moving in to a building with better reviews.

MOLDY APARTMENTS..Everything seemed great for the first 3 Months I lived here. Love amenities but after 2 months I started feeling sick and developed on-going allergies that were caused by mold that was growing in my vents & apparently spread into my closet. Maintenance came to clean it but my personal belonging and well-being cant be fixed. I asked to be moved units and was given a higher rate and no accommodations or compensation for my damaged items. I am basically being brushed off and told to figure it out through insurance. This is the worst experience I have had through any apartment Ive rented including janky student housing. Ive reached out to other residents and I am not alone when it comes to this pesky mold. They try to blame it on AC configurations and I find it unbelievable that with the luxury price you pay they treat you and your belongings with such disregard.

Moved in at the beginning of September. Lease signing was straight forward. Did not have any issues prior to signing the lease. After moving in however, it was immediately clear to me that my unit was NOT ready to be handed to me. I will summarize the numerous things that Ive had to deal with in the past month since Ive been here:1. The floor in my apartment was significantly damaged. Basically, the foundation in various places in my unit has eroded, causing the floorboards to sag. Stepping over these spots causes foundation dust to be kicked up into the air and my pets and myself have been breathing it in since weve been here -_- Theyve called a contractor to come look at it.. and 3 weeks after Ive moved in they still havent stopped by to look at it.2. The sliding glass door at the back had serious humidity issues, so much so that theyve determined the whole thing needs to be replaced. Still havent gotten a replacement.3. The mirror in my guest bathroom had serious oxidation damage. Also needs replacing which hasnt happened yet.4. Construction down the street starts at 7 in the morning and I need to wear earplugs just to stop from getting woken up. I hear loud hammering and clanging every single morning. This is extremely frustrating.5. I hear every single footstep from my upstairs neighbor, I believe mostly due to the aforementioned floor problem that I wouldnt doubt is a chronic issue with the whole complex.6. Also due to the aforementioned floor issue, my fridge was sagging/lopsided and not level with the floor. This caused the fridge to not be working properly and it would make loud noises throughout the day because of this. Maintenance implemented a temporary fix by slipping a wooden plank under the sagging spot.There are a few other things but those are the most egregious. Just to be clear, maintenance is great. They have worked diligently to fix the issues Ive been putting in requests for. The blame falls on the front office. I cannot believe that someone (hopefully?) walked through my unit before my move in date, and deemed it ready for me even though there were GLARING issues that needed fixing. Im beyond furious to be about a month into my stay here and The biggest issues with my unit havent been fixed. Im guessing that the contractors will take several days if not a week to fix up all the damage to my flooring. I will be pushing to get relocated to a different unit.As for the rest of the experience, obviously the complex is in a great location and youre super close to the mall as well as restaurants, Top Golf, movie theaters etc. (For once things settle down post-Covid). The pool they have here is really big and looks amazing. Theres also a fireplace in the courtyard of my building for when it gets cold.I will update this review as progress is made but needless to say, Im already regretting having moved here instead of a different place in the Domain.Update 10/21/20: Contractors came in yesterday and opened up the flooring to see the damage. Turns out not only is the foundation damaged throughout my whole unit but theres also disgusting mold and rot as well. Ive been breathing this in in the form of dust that gets kicked up anytime the spots are stepped over. Theyre making me stay at a hotel for some time while they fix it up. My apartment literally hasnt been livable since I moved in at the beginning of September. This is just awful. Worse than I thought.Update 04/03/21: They ended up fixing all the apt up by the end of the year. However, there are still glaring issues with noise from the constructions as well as the maintenance guys picking up the trash every morning. Car breakins have gone up. They had to hire a security guy to watch over the garage and surrounding area

Living in the Domain is fantastic, but I do not like how the management company runs this place. My husband and I signed a 13 month lease and moved in on Jan 31st. The move in process was okay, but the team did seem disorganized (did not have our keys ready) and our apartment smelled like paint for the first week or so. No biggie, we rolled with the punches.We picked this place because we loved the amenities, but about 7 weeks later everything shut down. It was understandable, they wanted to keep the residents safe. Once they started opening up again, though, the pool was rarely open on time (on multiple occasions we had to go to the leasing office and ask them to open it because when you call the number it sends you to a call center that is not on site). I actually never went back to the gym because the mask wearing, people limits and social distancing rules were rarely followed and definitely not enforced. Of course we still paid our rent on time despite the inability to take advantage of the amenities safely.Due to some job changes because of Covid, my husband and I had to move to Atlanta in a hurry. Once we knew for sure we were moving, we gave Lincoln the required 60 day notice. Unlike some other rental properties, they did not have any concessions because of the pandemic. We paid the 2 month fee for breaking the lease AND the extra 20 days beyond our stay to finish the 60 days. We had no problem with that, as it is what was stated on the lease. We did not do a joint final walk through because of the pandemic. I am not sure if they are strapped for cash or what, but their final assessment of the apartment not only had them keeping our $350 deposit, but CHARGING us another $128 on top of that. This is after we paid for someone to deep clean the place (except the oven, I understood that cleaning fee). I have never been charged for a couple of knicks/marks here or there as thats typically considered normal wear and tear. One of the holes we were charged for was filled and painted over, something we did not even do (this was ultimately taken off). We were ALSO charged for replacing the carpet in our main bedroom. Having lived in apartments for 10 years now, this has never happened to us. The wear on the carpet was from walking alone, no spills or anything so I was taken aback that wed done that much damage in just 9 months. After being stellar tenants who paid over $4000 in a pandemic to move out early, I was shocked that it simply was not enough for this property. They were dead set on nickle and diming us.Overall, Id say avoid this particular place if you can. Pick another complex in the Domain that is more organized and understanding, not taking advantage of people during a rough time.

The staff at this place are inept. Thought they sent us a lease and got to move in and realized they forgot (should had been a sign to run). Apt was rancid with smell and they did nothing to try and resolve it. We deep cleaned the whole place before moving in. Then after a few weeks of thinking things were gonna get better they never updated the mail locker. So some past tenant had been collecting our MAIL! All they do is call and say how their systems are down...excuse after excuse from this place. There are other places in the domain for the same rate don’t waste your time or money here.

Ive lived here at the Gallery for almost 3 years living in 3 different apartments - the moves were due to my changing needs. I liked it here so much that I never left. Please note: nothing is perfect, that goes for the Gallery. However, they were closer to perfection more than any of the other complexes, Ive researched and visited, here in the Domain.This will be a two part review - one for the office team and the other one for the maintenance team. Pre Covid-19 everything was amazing. The office team was amazing. They were responsive and consistently provided an exceptional level of service, they knew their residents - even our apartment numbers. Most important to me as a long term resident, they respected the fact that I saw this as my home and treated me as such.The maintenance team were amazing prior to Covid-19. They knew the residents as well as the apartments. They were friendly and respectful. I loved our maintenance team!Post Covid - 19, like everywhere, things are different, lots of changes. The lockdown impacted everyone and as well as all of the businesses, including our office and maintenance team. It totally affected the way they did business from a safety perspective. Although the office team continued to be very responsive, they lost the personal touch due to social distancing. Face to face interactions were very limited due to no fault of theirs! They did the best they could. It was tough for everyone. I am very confident that when the pandemic is over and life is back to normal, they will go back to their Rock Star levels of service and interactions - just with new faces.As far as our maintenance team - those guys kick butt! Because they are essential employees, we saw them when needed. Safety was their number one priority as they were very respectful of my space and safety. Rumor has it, we have the best maintenance team in the Domain! For the most part, theyve had the same guys for years - which always helps. Additionally, they know their stuff!Overall, I would highly recommend anyone to live here. I chose to stay even though I have many options because for now, this is my home. Quite frankly, it was the best place that researched in the Domain that met all of my expectations do I never left!

Staff is super friendly and building is in good condition compared to others Ive checked out. Shelbie gave me a wonderful tour of the building and showed me several nice apartments. The Gallery is just far enough outside of the Domain craziness to feel like youre leaving the domain, but still only a 5 minute walk from it. If youre looking to live in the Domain but want to be walkable to the train station and other Domain amenities, this is the best option for you.

I was a tenant at this property for over two years.I have been very pleased with the service, living community, and amenities that this property offers.Three different workout facilities is an amazing perk that allows you to get in a workout in just about every fashion possible (only one free weight squat/bench rack though - only downside).Any maintenance/pest control request was handled promptly and the only spike in pest issues I experienced was during the initial construction phases of the upcoming apartment building across Kramer. Keeping your place tidy will assist in less roaches.Noise pollution was at a minimum for the most part, with the noises only coming from the tenant living above me, and dogs barking outside in the hallways. However, my apartment was located looking outside during the street so noises from outside conversations, police, fire trucks, train, etc do occur at times, but do not last very long.The staff are extremely professional. Any issue, question, etc. I had for them were handled exceptionally well and they are extremely kind to the tenants here with their availability.Ease of access to the park, leash-less dog park, and the heart of the Domain is always there. Only five minutes away.I would highly recommend this complex to anyone looking for a one bedroom apartment. I was extremely satisfied during my stay here and if possible would move in again if I so chose.

The place is nice, but very overpriced. You can find equivalent things for a better deal around the domain - you just need to look. I lived here for a year and management is awful. I don’t think it’s the people more so than Lincoln property maybe? Dogs do poop without owners picking it up around the property, and this was accentuated because of the COVID lockdowns. It’s only a few bad apples but it’s still not ideal. Either way, make sure you read the fine details if you sign.

We moved about a month ago and so far everything is great. I highlight Sarahs service from the Leasing Office, which was the big difference in our decision to rent here. Her commitment, dedication and friendliness to the service gave us a lot of credibility and a real desire to make a difference. As for infrastructure, there are gyms that are undoubtedly the best in the area.The only drawback so far is the noise that comes from the works being done around the building. but this is not the responsibility of the condominium

Have wanted to love living here, but since I moved here in April I have been getting crazy water waste bills between $155-$175 every month. I live by myself, in a one bedroom, and am barely ever home. I can assure you I am not using that much water!With several pop ins to the office, several calls and several emails to the office staff every month, they have come up with an adjusted figure in and around $50. Every month they say the issue will be resolved. Every month it is not resolved. Every month it takes me asking them several times about it, before I even get a response. Every time its somebody different getting back to me eventually. Very stressful, and frustrating, as it shouldnt even be happening in the first place, let alone for 5 or 6 months in a row. I wonder if other residents are having the same problem and dont even know it. Im sure there are some residents that have their rent automatically drafted.This month I received the adjusted figure last week, but the incorrect $155.54 figure still remains on the rent due dashboard here today, Sept 30th.

I have been experiencing issues since I first moved into the Gallery apartments last October. Day 1 of move in my apartment was not ready as they had stated it was, the place had not been cleaned and the carpets were stained terribly leaving behind a horrible smell as soon as I entered my “new” apartment. I not only had to find a hotel room last minute for myself but had to wait an additional 2 days before I could actually move in, having to pay the movers extra to hold my belongs longer than expected.Since October there have been countless issues with hot water, air conditioning, leaky pipes and lack of communication from staff. It has been almost monthly that there are last minute issues with the water. This is very inconvenient as most times we are not informed of water outages until last minute giving residents no time to prepare. An example would be over the thanksgiving holiday there were weeks when our water was not working properly, making it impossible to cater to the guests that came to town to visit.Overall I am very disappointed with the Gallery. They are listed as “luxury apartments” but are far from that.

She was super knowledgeable of the community, answered all of her questions, was dressed to impress and really just made us feel super comfortable. This place is absolutely gorgeous! Its not a bad place to live couple of weird things though such as randomly the office staff will ban drinking in the pools with out any kind of warning one weekend there will be 30 people packed into one pool the next weekend the security guards will tell you to get out if you a beer in your hand. Also the water pressure/heat will be all over the place somedays its barley able to get hot other days its normal same goes for water pressure. I feel like the amount I pay it should be more consistent. Also the office staff tends to not care very much about you after you sign your lease.

I would first like to say I have lived hear for 3 years and have loved the unit, maintenance is amazing and timely.But the staff since COVID has been a nightmare it takes calling every day for weeks to try and reach someone, who somehow always wants to take down my information and call me back but never does.Once I finally got a lease that I still can’t sign due to some system glitch that remains unresolved. I ask if I can see my unit to measure for furniture. The leasing agent Ebony tells me my unit is not ready and that I am unable to see it. I’m fine with this since I know it needs to be cleaned and sanitized. I asked Ebony when it would be available she told me it won’t be ready until move in day I asked if maintenance will be working on it hours before I move in. She says well no but they have until you’re moved in to finish she then Tells me that people still live there which was a complete lie because I know the previous residents and they moved out weeks ago, Ebony went back and saw they have moved out. then tells me the carpet hasn’t been changed which is another lie because I live right down the hall already, and saw them changing the carpet and lights earlier this week. All in all the staff is not up front and is clearly understaffed and under trained very poor job by staff and management.

People in the management office are helpful.Very well located, close to everything. Public transportation is just 2 blocks, also the bars, restaurants and stores are 2 or 3 blocks. Love the gym! I know it can get quite busy in the office. But it is frustrating when I enter the office and the few staff members that are there avoid eye contact or ignore me. Granted they are often busy, but a simple, hello, please give me a moment and I will assist you right away, can go a LONG way. I hope this can be implemented so it does not seem like your staff is ignoring people that walk in. I have lived here for a year and a half. It seems like more often than not, there is a lack of customer service.

I love living at the Gallery! Ive lived here for a year now and am very happy with my decision to stay for another year. There are 3 beautiful and clean pool areas and gyms, free fitness classes for residents, game nights, monthly resident events, a large dog park right in our backyard, and several resident lounges, grilling courtyards, etc. We are also walking distance from Kramer Station, Rock Rose, and all the shopping the Domain has to offer! Depending on where your apartment is located you may have to deal with some construction noise during the week. For me that has literally been the only con compared to the long list of pros. The maintenance staff are quick to resolve any issues. The leasing office staff are always friendly and professional. Monique especially has always gone above and beyond to answer any of my questions and give advice on leasing options. The quality, amenities, and location justify the cost of living at the Gallery, and they even offer discounts and promotions when you move in! Its a great place to live, simple as that!

Have had major problems with noise ever since moving in. Neighbors are loud at night and it doesn’t help that people also tend to blast loud music in the parking garage which i also hear from my apartment. Im not sure what’s up with the acoustics of my particular unit but i constantly also hear loud rumbling noise at night which make it hard to sleep. Already thinking of moving out after having been here a few months due to the lack of sleep from the noise.

Their apartment is lovely, the rent is surprisingly reasonable for a nice apt. building in this area, its directly connected to a parking lot Ive never once had trouble finding good parking in, its walking distance to everything the Domain has to offer while being just far enough away from the rowdier Domain bars to avoid noise problems, the building is clean and well-maintained, theres a good mix of young students/professionals and families... The staff is amazing, the maintenance team is fast, the amenities are top notch. The reason for the two stars is due to the construction noise. There has been construction going on across the street and in the area for over a year now, construction often starting as early as 3 am in the morning for months in a row, even on weekends. The windows do not keep out the noise, as you can clearly hear people talking on the street. In addition, the train horn can be heard at all hours of the day and night as well. Between the construction and train I rarely have any peace and quiet time in my home.

When I first moved in I was in awe of how great the place was. Then it began!!Lack of cleanliness throughout the building. I mean over $2400 a month for rent I expected more. The parties by the pool and the loud noise and disrespect from them. The management office employees are entitled and RUDE!!! I mean with packages, it’s your job to sort and accept them so stop complaining about it. I don’t like paying for a service to be complained to about it.LARGEST ISSUE WITH GALLERY!!!The land mines of poop everywhere. It is outside, inside seems like no matter where you walk there is dog feces all over. Enforce your rule about charging people if they don’t pick it up.I will never recommend Gallery or will I ever be back. I don’t even respect the management office enough to care if they respond. It wouldn’t be genuine if they did as seeing other responses.Hopefully new owners buy it out and make it better for everyone who lives their. Such a disgrace.
