Living there was fine but beware of the unprofessional treatment you will receive after moving out. I paid my final months rent and moved on time, then was called by a credit company shortly after demanding payment for my final utility bill. Apparently the apartment complex had sent me multiple bills-- to the address within the complex which I had already moved out of. Even though my mail was forwarded, I never received them. This apartment complex NEVER answers their phone so I was unable to contact them and the company who they use for credit reporting, IQ Data International, is unprofessional, rude, and refused to give me any information about the bill, email me a copy, or mail me a new bill to the correct address. Like all large, corporate apartment complexes, this place will try to scam you after you move out.

I moved into this property in May and since the day I moved in the a/c has not worked. It took a month and a half in order for someone to come in from a different property to look at the unit. As he was looking at the a/c system he said verbatim they shouldnt have let you all move into this unit with this issue. They finally fix it and after a week it is back out again. It has gotten up to 93 degrees in my apartment which has been hotter than the temperature outside. This is ridiculous. I have been extremely patient with this property, but enough is enough. I shouldnt have to pay all of this money to live here and the a/c never works.

For nearly two months weve been dealing with water leaks and damages. The master bedroom was uninhabitable due to water that made a patch of carpeting SOAKED and growing mold underneath. This was first reported on April 15th and since then has been purported to be fixed about 3 times (and wasnt.) They even put new carpeting in before the leak was even fixed, so the new carpet ALSO got soaked.Maybe fourth times the charm, but whether or not thats fixed, maintenance still left a 26 x 26 patch of ceiling missing in our kitchen that is also DRIPPING WATER. Plaster has fallen to the kitchen and is everywhere, even too wet to sweep up. Its stuck to the flooring now. Theres mold growing on the exposed wood. Roaches are having a field day. If thats not hazardous enough, there is water leaking from an ELECTRICAL SWITCH. Maintenance has seen it and it hasnt been fixed.This unit is dangerous. Theres not a community manager anymore to contact because shes no longer with the company, and the regional property manager (Erin M.) who we were put in contact with has ignored two of my emails. We have nowhere to turn to except corporate, and even then theres no telling WHO were supposed to contact.

2nd update:OneK, Japonica, and Celeste Schweizer, are refusing to repair/replace our malfunctioning smoke detector. They are putting our lives and the lives of all residents in our building in danger. We have to get the Better Business Bureau involved. Also OneK is charging residents a fee not listed in the lease.Update:Japonica, if you are now referring to yourself as the on site manager then yes we did speak to you on that day. Also, I am not sure what you mean by let you know if we need further assistance because we were in contact with you all day via email. We have yet to receive a phone call from Japonica about completing our urgent work orders.Original post:I would not recommend living at this apartment at all. I read great reviews about this apartment when they were under different management, but the new management is horrible. First, we were not given the apartment that we were told we would move into and wanted. Second, our apartment wasn’t ready for us to move into despite management telling us we have to move into the apartment mid September. We wanted to move in October 1st and that’s when we were supposed to originally move in, but about a week after applying for the apartment we were told by management that the apartment is ready now and that they cannot hold the apartment for October 1st. So they told us that the latest that they can hold the apartment was September 22nd. So we moved in then. When we moved in the apartment wasn’t cleaned. The cleaners came the day AFTER we moved in to clean the apartment. It was a mess. How can you move someone into a dirty apartment especially with covid? And the carpets weren’t even cleaned. When we first moved in I shared my concerns with Japonica about our apartment not being ready even though our lease started and we started paying rent. Japonica’s response was “Well you haven’t paid anything” (referring to the $1000 off first month’s rent that the apartment is offering) I was taken aback by the disrespect.Our balcony is still filthy. Our stove top has paint splattered on it and we have yet to get a replacement. Japonica promised that we would get a new stove, but then almost two weeks later we were told that it’s a scratch on the stove and it’s still usable so they won’t replace it. It is clearly paint. The same paint that we can see on the floors. So I told Japonica that IT IS paint. Japonica said she would come to our apartment on Saturday 10/10/2020 to take a look at the stove, but she never did and never called. It’s a hazard to use a stove with paint stained on top of it. My tub has been clogged for over a week and the shower curtain rod has been broken since move in. The light on our balcony is being held up by tape. I even had to rent a carpet cleaner with my own money and clean the carpet in our apartment. We put in work orders, tried talking to management on the phone and in person but no luck. They aren’t helpful at all. We requested for pest control to come to our apartment. One person told us they came and another told us they didn’t come. When I arrived back home the afternoon of 10/12/2020 I came back to the light and fan on one of the bedrooms on, we do not leave any fans or lights on when we leave the apartment AND nothing on our work order was even fixed. We requested no permission to enter if we are not at the apartment, but they do not honor this. They are unprofessional and rude. The leasing consultant Kiera is rude and started laughing at our concerns. Japonica hung up the phone on us and wouldn’t open the door for us at the office. When pest control finally arrive we asked them if they could wait 20 mins so we could get dressed and leave the apartment so we’re not smelling the fumes. The man was rude and said “no give me 60 seconds and I’ll be done.” I told him I don’t want to smell the fumes and he was being really disrespectful and insisted that he would only take 60 seconds. We cannot wait for our lease to end. Please don’t waste your money on OneK you will regret it and end up wanting to break your lease like us.

Dont know what you got til its gone. My boyfriend and I have lived in this community about 4 years. We really miss the previous management company, CWS. Since Pinnacle took over the property in May, it just isnt the same...at all. The dog waste stations are always overflowing, and for the past month or more there have been no bags. As a result, there has been more dog waste on the grounds these past couple months. Aside from this, though, what prompted me to write a review is the repeated errors to our account balance. We have now provided proof of our renters insurance 3 times--- June, August, and again today. Three different times now we have had a charge on our account due to no renters insurance. We have all the e-mail communications from June until now showing the multiple times we have e-mailed our renters insurance to the complex. I agree with the other review I read that stated the office is very unresponsive--- we can never reach anyone by phone. There are also more fees tacked onto our monthly rent, which might not be so bad if we didnt feel that the bar has been significantly lowered since May. Back in May, we chalked it up to bumps in the road due to transition and COVID, but it is 4 months later now...these type of things should not still be happening.

I have lived at Marquis at Briarcliff for a little over 8 years and couldnt be happier! They have recently painted the community and updated the fitness center, which is conveniently open 24/7. I love the convenient location next to many restaurants, retail, and the interstate, which saves me so much commute time! Very pet-friendly community, and spacious homes. The office team is very helpful, reliable, and communicate regularly about anything going on in the property.

If you are going to lease in North Druid Hills, this is the spot you will want to live! The community is clean well maintained, and the staff is wonderful! Amanda V. took the time to work with us, help us to determine the best solution for our needs. She is professional, courteous and always prompt with returning our calls. Love, love, love!! I spent a year at Marquis at Briarcliff and it was great. Amanda and Tyzelle are awesome! Super sweet and always friendly. Quiet neighborhood and nice residents. I love that the community is small. Parking can be a challenge sometimes, but that’s just Atlanta! Rooms are large and the patios, too! I relocated due to work, but would have certainly continued my stay had that not been the case.

I’ve been living here about 4 years and have been pleased with the community thus far. The Leasing office has had several changes in staff over the years however I must say Tyszelle and Amanda have been great! They respond to inquiries and any challenges quickly and efficiently. Marquis at Briarcliff is one of the best kept properties I’ve had the pleasure of living in.

Since living here at Marquis at Briarcliff my girlfriend and I have really enjoyed living here! The community is well kept, our apt is very spacious and the office staff are very friendly. They also throw holiday parties and othe events for their residents. I would recommend this place to anyone who’s looking for a place to call HOME.

I’ve lived here a little over 2 years and have no intention of leaving. The staff is amazing here and out the persona touch on every interaction. While some staff members have come and gone, Tyszelle has been with us for a while now and we love her. Sure no complex will be perfect but this place is pretty darn close.

I have lived here for the past 12months everyone in the leasing office is super helpful and address all issues right away. They also have fun seasonal events for residents to meet and greet which is really nice since its a small community, it makes us really feel like neighborhoods.

I have lived at the Marquis at Briarcliff for about half a year now and I plan to stay here until I finish my graduate degree. The staff is extremely friendly and helpful, and the apartments are very nice. The area is also safe and neighbors are quiet and friendly. I have received numerous comments from friends about the complex.

I toured this complex with Tyszelle and it’s very quiet and quaint. The main room is super spacious and the walk-in closets are also very spacious. I really liked the color of the floors and cabinets (dark brown). It’s on my list of options for move-in in the upcoming months.

I’ve been here for the better part of a year and thus far everything has been excellent! The leasing office is very responsive and maintainence takes care of most requests within 2 days. Marquis is a pretty solid place to live.

Nice older apartments. Some apartments have upgrades.However, I am disappointed it has been almost a month on Thursday and Im still awaiting the return of my $255 administrative fee that I was told I would receive back since I was not approved. ( Paid on 10/22) It didnt take a month to process this amount. Yet, I have been patient enough and should not have to call about a refund/ process that should already be in please. I will repost when I receive a REFUND.

Marquis at Briarcliff is a great place to live. Its near downtown, Buckhead, and right off the freeway, so its easily accessible to all parts of Atlanta. The management is amazing! They are always on top of everything and make the effort to promptly complete any maintenance issues or such as quickly as possible. Ive always found the place safe.My only warning is that its in a AT&T dead zone. Weve had to figure out ways to work our network in the complex and I wish this was something that was mentioned ahead of time (not that it would make a difference, but good to know). It was just an unnecessary hassle.

We politely asked to inform us of any charges before moving out. We were then given no explanation as to why we received multiple charges for various reasons at the END OF OUR LEASE (the last 10 days). When we asked about the charges - We were told we have 60 days to pay.....

Very quaint and beautiful apartment complex nestled next to the Northfork Peachtree Creek, which makes for a peaceful view from your balcony. This staff is very friendly and enjoys putting on community events as well as continuously making upgrades to this complex to make it an exciting, relaxing and enjoyable place to live. Also... pet friendly apartment complex with many neighborhoods in the surrounding area as well as a park that is walking distance from the complex.

I am moving to Atlanta within in the next few months and needed to find a place quickly. From the beginning, it was almost impossible to get in touch with anyone working in the leasing office at Marquis at Briarcliff. When I was finally able to get in touch with someone, I was told email was the best way to reach them. And many emails went unread. Kathy Dunn, the person who was helping us find an apartment with them, was awful. I was very interested in renting with them and even went as far as to apply for an apartment I liked. I never received any confirmation from her, and was also told that I was supposed to provide things that I was never told about until the day before it needed to be provided. While on the phone with her she advised that she had responded to emails days before, then I would hear the email alert on my phone and had received emails from her while we were talking on the phone. Very strange.After careful consideration, I decided not to lease with them, mostly due to the horrible service the staff provided. Of course, I couldnt get in touch with anyone to tell them I wanted a refund. I was actually lied to at one point, being told that Kathy was on vacation, when my boyfriend was told minutes before that she was currently showing an apartment. They really didnt want to give me my refund. After calling CWS and speaking with the regional director, I was finally told I would get my refund and it would be there within a week. Still havent received it yet, and still have not received any emails letting me know it is on its way. Very frustrating experience and I would definitely not recommend renting with the Briarcliff location.

I am a current resident, but I will not be renewing my lease. A hot water heater eroded in a second floor apartment, and the water flowed into our apartment. The carpet was drenched for over 24 hours, but management refused to replace the carpet. They claim that a deep cleaning will do the trick. The smell is unbearable, and I have not been able to access the bedroom in two days. They have high-powered fans running over the wet carpet, which fills the whole apartment with a musty smell. They claim that it is standard practice to leave the drenched carpet in place, and they told me that a full replacement is only necessary if dirty water penetrated the carpet. I dont know about everyone else, but water that seeped through the walls and settled in one place for over 24 hours does not seem clean.

Someone broke into our apartment and they did not inform the neighborhood ! It left me very un-easy and upset which caused us to move out. Since this is a corporate owned business we were still charged a move out fee and penalty for breaking our lease, although we lived there for 3 years and no longer felt safe. The area, people and staff are nice; but it was a little shady that they did tell anyone else (even though there is a neighborhood watch sign) that there had been TWO break-ins.. which we only found out bc they confused us and the other apartment.
