This is THE WORST place you could possibly live. If you are thinking of moving here because of the location near Emory’s campus, DON’T DO IT. While the price may seem lower compared to other apartments in the area, we promise it is not worth it. We have attached pictures of what our apartment looked like on the day of move-in- you can see the apartment was in disgusting shape (missing a shower head, washer/dryer not connected to water, gross bathrooms, paint chips everywhere etc.).We repeatedly struggled with rude and dismissive management. Whenever you called the leasing office, there was about a 5% chance you will actually reach a staff member to talk to. It is like they purposely dodge their residents calls??? Absolutely horrible management and maintenance service. For the entire month of November, we had NO WORKING HEAT (temps reached below freezing!). Maintenance took several weeks on the repair and the apartment was an icebox for several weeks, but management offered no empathy or the slightest discount on our rent that month. Not even a “we apologize for the inconvenience” for us having to find a different place to stay during that time. We also spent over a week in the spring without any hot water, again going back and forth with maintenance and management. Our air conditioner was so loud that you could not hold a conversation in the living room with it on. There were also 4 break-ins in a period of 2 months, and all management did was send emails essentially blaming residents for “not locking their doors” and “leaving valuables visible”. Packages were frequently stolen. The gates were broken 99% of the time we lived there. I did not feel safe for a second in this apartment community. Trash was always everywhere. Every email sent from management was passive aggressive and they refuse to take responsibility for anything that goes wrong in the apartment complex- and you can even see that in their responses to the negative reviews on here. It is never their fault and their residents are always to blame. When our lease was over, they even charged us an excessive amount for ridiculous “damages” and cleaning fees, although the state of our apartment on move-in was horrid (as seen in pictures attached). They clearly take advantage of college students looking to stay near campus, and it is shocking that they are able to get away with what they do. There are better options- PLEASE do yourself a favor and don’t suffer here like we did.UPDATE: included an image of our service request regarding our lack of hot water, which they claim to not have in their records. This is in addition to the multiple calls we made to the front office and maintenance staff. It is disappointing to see that they put more effort into defending their poor management on here than actually meeting the needs of their residents.
This is by far the most DISGUSTING place a person could live. I’ve lived here not even a month and I’m already asking to break my lease. These apartments are NOT worth the money. There are so many roaches and the apartment comes with more broken things than fixed. I went to wash my clothes and the door fell off the hinges. And they apparently only have one maintenance man so the things that come broken take forever to be repaired. The leasing office are always making promises but they don’t keep them. They’ll tell you they’ll have something done and it doesn’t get done. By all means don’t apply here. It’s filthy
From 2020 to 2021 I have had issues in my unit, consistently. Monthly flooding from the tenant above me unit AC blowing out. Doors have been breaking since I have moved in. They claim to be newly renovated but kitchen drawers break easily, the washing machines are so old, they bang against the wall extremely loud when in spin cycles. The patio doors come broken. theres holes in the corners of the units and they have a horrible gnat problem during the summer . The new staff since Jan 2021 has been unresponsive, lack empathy, dont care to fix maintenance issues and never pick up the phone - even while in office. I will not be renewing my lease.
While there are a lot of issues with this apartment complex, the biggest problem is the gates. I am living here for almost 9 months now and the gates have not stayed functional for more than a week at a stretch. We have had a burglary at our apartment and there has been a string of break ins at a lot of the apartments here. Right after the break ins the gates start working and then within a few days they are broken again. I dont understand why this community is advertised as gated when it is clearly not! There is absolutely no safety of the residents. There have been incidences of strange people loitering about the premises at night trying to talk to residents taking their dogs out. The only reason we are still living here is because of the very convenient location.
I had such a terrible experience touring an apartment here and after reading all the other reviews am very grateful that I dodged the bullet of living here. There were so many unprofessional aspects of our short long visit but the worst was when we entered the office (both my fiance and I wearing masks) and were greeted by the woman who was working in the office that day, who was not wearing a mask. I gave her the benefit of the doubt in case she had just finished eating or drinking but after beginning our visit I finally asked in a respectful way if she wouldnt mind putting on a mask while we were there. She said that she wasnt going to be giving us the tour of the apartment (and so didnt need to wear a mask). I said it didnt matter, I would like her to wear one while we were talking to her in the office. She then proceeded to ignore me, not put on a mask, and direct all future questions to my fiance. I was still standing at this time and was debating walking out when she finally spoke to me again and said You see that sticker on the ground? (it was one of those 6-feet social distance stickers). You can move your chair there and sit down. I ignored this and told her that I was confused because there was a sign on the front door that said that anyone who entered the office had to wear a mask and pointed out that she was not wearing a mask, to which she responded with an attitude I know what the sign says and then ignored me again. For the last 30 seconds of our 10-minute-long visit she finally put a mask on.If this all wasnt enough (and it was), this staff member had an attitude with us from the moment we walked in the door. She assumed that we didnt have an appointment (we did), and then got mad at us when we didnt remember who we had spoken to on the phone to make the appointment when she couldnt find it in the system. Once she saw my fiances name on his drivers license she finally realized that she was the one who we had spoken to (and thus SHE was the one who didnt put the appointment in the system). She then had us walk across the property to show ourselves the apartment and turns out she gave us the wrong key so we had to walk all the way back to the office to get the right one. This woman was completely unprofessional and Im shocked that she still has a job. And after reading all of the other reviews, Im even more shocked that this apartment complex is still in business.
This community is completely negligent and has allowed my apartment to flood numerous times without any solution. They allowed my entire apartment to flood twice in one week without maintenance coming to check on the situation. I informed them that it happened before and Ive called the emergency number as well as the office and left voicemails. Nobody returned our calls or checked on us to make sure we were okay. This community is a terrible living environment and Ive had to report them to numerous bureaus and agencies to find some sort of resolution. My next step is to get my lawyer involved, so wish me luck on getting justice for us and the other residents neglected by this badly run management.
I’ve been living here for a year and a half now and the office doesn’t even treat me like a real resident. They will leave the appliances you pay for broken for weeks. The complex itself is full of trash. Not enough parking. WAY TOO MANY ISSUES. this “gated community” never closes their gates. Not professional AT ALL. I would never tell anyone to move in here, i can’t wait to move.
I absolutely loved the hospitality of Zhane Hooks, one of the leading agents at Atlantic Briarcliff. She helped us out tremendously by explaining all of the benefits of living here and went into detail all while not scamming us which we have known some complexes to do. 10/10 recommend Zhane!
Bugs in apartment, amenities never tended to, maintenance workers are spread too thin. My A/C has been broken for over a week and still no one has come to fix it. The apartment wasn’t even ready for me at move in they were still trying to do stuff and even now the apartment hasn’t been brought to pre lease expectations even after multiple maintenance requests. Getting in contact with anyone in management who can/will be able to do anything to help you is impossible. The front sign says our apartment is on the wrong side of the complex. You can tell they are trying to make improvements around here but they are mostly cheap and cosmetic to make things seem better. Would you rather have an new looking mailbox or have that money invested in hiring more maintenance crew who can help fix the 10,000 issues that happen for everyone who lives here? This apartment complex is terrible. I was willing to give them a chance but if you are considering living here you should not.
I just applied to this place big mistake; I didn’t read the reviews. My sister has to add her information to the application, but it’s not allowing her to. I paid the $55 app fee, and another $100 fee called the good will fee before knowing the system was this terrible. When I called the office, no one is available. No one called or emailed me back. One is in the office, only notes on the door. For a first impression on the place I want to live, not a good look at all I don’t want to live here anymore I want my money back the reviews are terrible, based on my experience before even finishing the application process it fits hope this get them to get back in touch with me. I feel disrespected, and there is a severe lack of customer service here, not a place I want to live, and people say the building floods; oh no no.
We have had a mold infestation and multiple other problemsincluding dryer and washing machine and kitchen disposal and refrigerator leaks and hasnt made ice in 6 years and we have notified them years ago and throughout the years and still they wont fix the problem Shower leaks.. Inside the walks it floods and ruined everything. Underneath the sink theres mind-blowing amount of mold. Plus dad is handicap and theres no handicap parking or anything. Hes disabled with C.O.P.D and LUNG CANCER and cant even leave the apartment due to not having wheelchair ramp or anything even close to handicap accessible or handy cap friendly.
Horrible. Ive lived all around the Nation, and this is by far the worst place Ive had to deal with. Management there is unwilling to work with tenants at all, as it might be an inconvenience for them to actually do work, and that is the front desk personnel are there longer than 2 months. We filed 3 complaints about the fire sprinklers not meeting the code standards, and they ignored all of them until we told them that we reported it to the local fire inspector- they were replaced then within 24 hours. Amongst several other issues, the apartment we stayed in had a very strong mold odor. We had it checked out, turned out there was a leak from the apartment above (thank goodness for the maintenance guy who actually cares about his job), and that issue was fixed, but the mildew smell was not. It got to the point where it was questionable for our health, as visitors often would refer to it when they came over. We decided to break our lease early, best decision we made there, and when we were given the instructions to move out, we learned that we needed to pay for the cleaning service ourselves, and that included separate billing for the professional cleaning and having the carpets cleaned. The company that came to clean the carpets told us that that strong smell was in fact mold, and told us to get it inspected because there was no way they were meeting good standard of living laws. I would recommend living anywhere else but here. Location might be tempting (close to Emory and CDC), but not worth the mental headache. Bottom line, this apartment space could be better if it was under proper management, but it isnt, so save yourself. However, you will get to make friends with the other tenants on agreeing how much that place sucks! I attached some photos of the trash you will get to deal with, many residents do not take their trash to the dumpsters so you end up having bugs and cockroaches everywhere! The hardwood floors, are lamenant, and the wall paint inside the units are sprayed on, leaving overspray and rough surfaces just about everywhere. Oh, and if you are a resident and your fire sprinklers look anything like the ones in the photos, please report it, as your safety and welfare demands it.
The amenities are awful. When I toured the complex last fall, I was told that the tennis court was going to be demolished because no one used it. (I later found out that none of the residents used it because the property didnt maintain the court or the fence.) I was told that a bocce ball court and cornhole area was going to be built in its place. Ten months later and the space is now a few tables and a ping pong table and sod. The sod doesnt drain properly and now the parking lot becomes a muddy mess whenever it rains. The pool never opened because the complex never got its permit because of the construction site for this hangout area. You can pay a lot less to live in the area at a place without amenities. We are currently paying for amenities we cannot use.
This place is great, Iv been here for seven months and I love all the upgrades they’re making all around like the brand new balconies and patios and the new area that they’re putting in where the tennis courts used to be that’s going to be hang out space. I looked a lot in this area and it was by far the best value. If you work at the CDC like I do it’s perfect because the shuttle will pick you up and take you there from the front gate. Kroger is next door. Just ideal!

-Mosquitoes; no prevention, large sections are rendered uninhabitable because of swarms of mosquitoes. I get bit everyday.-Amenities; There are none, not really. The Pool is closed. The car wash station has been broken since well before I moved in.-Burglary; at least 5 in the last year.
Ive been here 2.5 years now and im not going anywhere! There is no lower rate for the size and finishes in the area. They are so close to the CDC that I can walk and never any issues at all. I love the office staff and that they allow larger bread dogs like my 2 big Labradors. No complaints here guys!
Worst unresponsive management ever. Took three hundred dollars from us for a deposit then stopped communicating completely. These people are criminals.

They charge you for practically everything and offer little in the way of amenities. If youre paying this much for a place--particularly the basement 1/1s--you might as well pay a bit more and get a newer and better complex. Not to mention it takes forever for maintenance to get to you. For that entire complex, they have one dumpster and one maintenance guy. Its abysmal.
Very glad to have moved out because of the roach infestation my unit had. Id open the fridge, there were roaches, Id work on something with my laptop, a roach would crawl in, even on our move out day, I counted 12 roaches on one wall!! I had requested for pest control several times and of all those times, they only came out once. At a certain point, I gave up and tried to fix the issue myself. Now that I am out, I am being charged for an extensive treatment for the roaches. They claimed they do not have anything on my file for my requests, nor do they realize that this is a COMMON issue for almost all the tenants! They claimed that if I were to have told them, they would have been able to upkeep the issue. (I had to visit the corporate office because no one would answer my call, even then it was a blame game with them trying to still get my money) I am so stressed and annoyed that they think I would allow myself to live in that condition for a year. I will never think about staying, or recommending anyone, to live at ANY of their properties.**to whoever responds to these reviews in a sad attempt to save whatever reputation the company has left, dont bother. Atlantic Pacific Management is one of the worst and I dont ever want to deal with it again.
The staff are very friendly, helpful and professional. The staff also host fun events to bring the community together.The location is GreatThe design is nice.The (mini markets + restaurants + pharmacy) are within walking distance and very convenient. Overall a good place in this area

I stayed here summer of 2014 and i enjoyed the atmosphere. No drama, no drug dealers, no gunshots. Mixed ethnicity of people that reside here so that explains the lack of hoodness. My only dislike was TRAFFIC! you have to drive strategically during the day. At night, no issues. This apartment is close to Lenox Mall, Quik Trip, Krogers, I- 85, GA 400 and Phipps Plaza. And i also forgot Lindbergh Marta Station, Mellow Mushrooms and Willys. 2 of my fav eateries. Would love to start a lease and move permanently.
The location is great, the price is reasonable and the community is clean. So why 1 star? Poorly maintained units. To be fair, the history of neglect must have started long ago. Georgia Natural Gas tagged more than 2 furnaces for carbon monoxide leaks due to improper installation/ventialation, and unless the responsibility has been taken over my sloths, the response is less than admirable. Maintenance in general is unique to this property, and not in an empowering way. Simple things like locks, stove tops, smells of gas and bees may require multiple maintenance requests. If its gas/furnace related just call Georgia Natural Gas, their familiar with the property and may even fix it for you. The unfortunate part is that when the staff including the regional manager find out their are issues such as carbon monoxide leaks, they didnt provide an immediate solution but demand immediate payment regardless of the fact the furnace may have wiped out your family. The location may be appealing for students, but if you are a parent, I would weigh the pros and cons of location vs frustration and health. But the marketing material is correct, they have great furniture by the pool.
The shitties staff in the world. Dont look to get anything fixed in a hurry or anytime soon. Dont take anything they say as the truth because someone will come by and tell you what the last person told you was wrong. The area is nice but for the price there are better places to live. I did no heed the warnings of the bad reviewers but I should and now Im stuck in the place.
My daughter moved into these apartments in August. We were assured the apartment was ready, but when we got there with her furniture it hadnt even been cleaned! We were assured it would be fixed and ready the next day; however, when we arrived it had been partially cleaned with many things still wrong. After speaking to corporate, I was assured it would be fixed, yet after 3 months it still hasnt. My daughters washer stopped working on Friday (Christmas Day), but we waited until Saturday to call. When the person came to see it he said a plumber was needed. Once the plumber came he showed me it was the washer leaking and not the pipe. I called maintenance again and never got an answer. It is now Monday night, the washer has been leaking for 3 days and no one will return calls or answer. DO NOT MOVE HERE!!!
Very nice staff and not bad to look at either. Very nice layout and convenient to Emory. Would have taken it had it been closer to train. If things change and the same staff is there I may go back for my next lease.

Super happy with managementI have been living at the Atlantic Briarcliff Apartments for 2 years now. The location is great if you go to Emory, and the prices are reasonable for the amount of space you get. I rented with my husband a 1 bedroom apartment 1,000 sqft and couldnt be happier. The community is very diverse, from old folks with dogs, families with kids along with undergrads and graduate folks. The gym and pool are well maintained, and the tennis court needs desesperately help but I dont use it. I never had problems with robberies or package losses or other weird stuff. Management (Jobrel, Adam, and the others) are always doing free events to gather the community, whether is a gym class bootcamp or a wine event, or pizza discounts, they genuinly work to improve the life of their residents.When I first came here, I had a leaking problem with my unit, and Jobrel was very transparent in all the repairs that needed to be done and kept communication at all times for the issue to be solved. They even prorated a month of my lease so I wont have to pay the full amount even though I didnt slept outside even once, and he offered another unit in case we wanted to move due to the inconvenience. Other complaints or minor issues I had were always solved by 1. putting my complaint on the portal and 2. Then communicating that complaint to any people in management.Now, I am soon to move because I am buying a house (yay!) and I must say that I had some of my best years in this place. I want to make clear that to me, Management is constantly working to improve things out, and that I greatly appreciate the kindness and professionalism they place when providing a service to all us residents. Thank you.
Super friendly and helpful staff, maintenance requests are fulfilled within a day or two and the premises are kept clean. Only complaint is the gate is unpredictable and the trash occasionally piles up just before the truck comes. Otherwise really nice pool area and workout facilities!
Pretty good place to stay. Close to Emory, respectable neighbors, nice apartments but not too expensive. Prompt maintenance. Pest control available. The complex has gone through many changes in ownership in the past 5 years but the new ownership has really stepped up.Have had some issues with picking up their phone.
NEW MANAGEMENT IS SKETCHY 10/14This place is convenient but management is lazy, sketchy and unreliable. We came in last year and were very content with it, but new management rolled in (unannounced) around January of this year and weve had issues with the management style ever since theyve been here. It takes about a month to get major problems taken care of (as mentioned in another review), the gate is constantly broken and this week, some random carpet cleaning service came into our apartment, with no notice or note left behind ( we knew from the damp carpet and the carpet cleaner tracks). Ive never lived in such a sketchy apartment complex. I cant wait for my lease to end, and I would NEVER recommend this place to anyone who wants to feel safe in their home.
Please do not ever live here. This is the worst apartment complex we have ever lived. We have requested over 40 repairs since we have been living here. There are cockroaches everywhere and pest control has to spray ever week, but yet the cockroaches still keep coming back. When we moved in, our A/C leaked water everywhere and did not work, our refrigerator did not work, our laundry room door was falling off, our bathroom faucet wouldnt turn off, and it took 3 weeks for us to get a working key to our mailbox. At the time of our move in, our carpet was so nasty and there was a strong odor in the apartment. We had to make them put fresh carpet in our apartment before we moved in. There are also rats in the trash area.The office staff is horrible and they are never available. They also change managers every couple of months. The last repair we requested took 8 weeks to get fixed. We had no idea how horrible this place was when we moved in. A pipe also busted in our apartment 3 months and flooded all of our belongings. And weve had about 3 leaks since we have moved in.We have a small child and this is no place for a baby! We are afraid of a fire happening because the electrical outlets are worn, and the dryer vents do not work properly.
Cheaper, but ROACHES and bugs. No matter what floor youre on, its an issue. Even on the top floor they appear frequently especially over the summer. It happened at least a handful of times several sightings and every time we have to spray them and the chemicals are in the air for days. They prob crawl in through the fireplace if your unit has one. Noise in parking lot from rowdy undergraduates and you have to walk to the big dumpster to throw away your own trash. Small crampy kitchen.
Save yourself. Run. Do not live here! Weve lived here for a year and a half. In that time, weve never had use of the following amenities (despite paying for them): the pool, the fitness center, and the security front gate. All the residents in my building were infested with roaches for months before. They replaced the plumbing pipes in July 2015 and the horrendous conditions we were forced to live on during that time (no running water, holes in ceilings and walls, fumes, etc.) made the news on Fox 5. And after all that, they raised our rent by $100 a month. On top of everything, now there are rats. Yes, RATS! All over the parking lot, trash area and walkways. Even one on my back patio. The management, in true form, drags their feet. Unless a new company takes over the management of this property, I would absolutely steer clear.
These apartments are aging and not well-maintained. Dont let the square footage and location distract you from the glaring problems. Avoid.If you move here, expect to wait weeks and months for maintenance issues to be taken care of--if at all. They usually have only two maintenance men on staff for 100 units (sometimes just one), and they dont tend to keep a stock of replacement parts ready for common issues. I once waited two weeks for a toilet repair because a part was on order--a part they couldve gotten at Home Depot that day for $5. At one point, I had two separate holes in my ceiling from water damage, and that lasted for over a month while they were scheduling with the contractor. Ive been waiting nine months for another of these phantom contractors to come fix the vinyl floor thats coming up.When repairs are done, theyre very much done on the cheap, with replacement items of lower quality than what was there when you moved in. Theres constant turnover in the leasing office and on the maintenance staff, and a general sense of disarray about the place. And you WILL need repairs done, as the apartments were built in the 80s and have generally not been kept up, aside from paint and shinier appliances installed.If youre comparing rent to other places in the area, be sure to budget an extra $180-$190 on top of the rent they cite for a host of tacked on fees, including a mandatory cable/internet package that locks you into Comcast.And finally--and this is a small complaint, but it illustrates the general contempt the leasing office seems to have for the residents--they are very quick to threaten to fine you for doing things like attaching your bike to a stairway railing, while at the same time, they will have maintenance stack broken appliances right outside your door for weeks on end.
Horrible management. Stay away. Gave a two month notice and would not accept it. Still charged me for the rent for an entire month plus the over-priced month to month rate. They only return emails and calls when they are trying to rip you off for more money. Do not even consider this place. On top of the poor management, the apartments have water stains and appliances do not work well.
I was going to call to take a tour but after reading reviews and seeing how the community actually takes time to respond ( in a very catty like way) to every review. Ill just save the headache.
This apartment complex is a great location if you are an Emory student or work on Clifton, and the office staff is friendly. I would give it 2.5 stars if I could.I have lived here for only 2 months although my boyfriend has been living here for over a year now. I lived at Highland Square prior to living here and he warned me the maintenance is not the best here; he was right. He had a malfunctioning dryer for which he put in multiple requests for; never got replaced. He had a leaking sprinkler head that dripped onto his bed that took multiple requests as well to get fixed. We got locked out on his porch one night due to a faulty lock on the sliding glass door. He was forced to break-in his front door because maintenance said they were unable to help since they could not verify his identity (even though he had his ID on him) and that he should contact a locksmith. A locksmith would not be able to do anything because his door was double bolt-locked, and there was no exterior key hole for one of the bolts.After the apartment complex had the door fixed, we thought it was all handled and he would not be charged for the door (as he shouldnt be since the faulty lock was obviously not his fault). He got a bill for $299 probably 6-8 weeks after the door was fixed. He was charged $250 for the door repair plus $49 for a late fee for not having paid the bill. However, he never received a bill of the door repair in the first place; keep in mind this is the door repair he never should have been paying for.Wasp nests are all over the stair wells and even after letting the office know, they remain there. I requested to have a cabinet shelf put in; one was put in but with a very weak particle board and rusty screws, one of which went thru to the exterior cabinet. My refrigerator leaks and has been since moving in. Someone has come to fix this, but it still leaks and it is quite annoying.Maybe I have too high of standards. Highland Square had amazing (and super friendly) maintenance men who knew what they were doing and literally would be at your door to do whatever repair no more than 2 HOURS after putting in the request. At Atlantic Briarcliff, it takes 2 weeks at least. You also never know if the job will get done correctly.If I could do it again, I would have stayed at Highland Square. The people who work at Atlantic Briarcliff are nice and friendly, but that is about it.

And it was in summer. Imagine how horrible it was.(3) rubbishNo one takes care of the rubbish on weekends. These People are Frauds..They took 2 deposits for $200 ($400) for me and a close family members application as well as 2 $99.00 ($198.00) non-refundable administration processing fee. **They took the payment VIA Credit Card**Prior to the application process, we were informed that the $99.00 administration fee was non-refundable, but the $200 Good Faith Deposit WAS 100% refundable IF our application was NOT approved. ☆There Were No Other Specifics Stated Regarding The Circumstances Regarding The Deposit Or Administration Fee☆Well.. From That Point On... AFTER FILLING OUT THE APPLICATIONS (2×) AND PROVIDING THESE FUNDS VIA BANK CREDIT CARD ($299.00 × 2 = $598.00The leasing agent lollygaged and stalled our application process for almost 2 weeks.After 2 weeks, we were then told that we were both disqualied. I was told that there was an item on my credit from a previous landlord in a place that I NEVER rented from.I explained that the info was INCORRECT and I was informed by the leasing agent that IF I can get some for of a letter or email from this property mngmt group stating that there were no funds owed, that my application would be approved.I did that and had the property mngmt group and collection agency type up and email letters stating that I DID NOT OWE ANY DEBT.AFTER ALL THIS, I my application still denied..At this point, I was extremely disappointed and frustrated with this process and I had other properties that had availability.So I SIMPLY requested a refund for my Good Faith Deposits ($200 ×2= $400)THATS when the situation went LEFT.After being Lollygagged for over 30 days, I was told by the leasing agent I would receive my Deposit(s) via CHECK in the MAIL after 45 days. 😲😲😲😲😲Wait a minute.. HOW ???? When you took the deposit via CREFIT CARD ?..🤔And WHERE are you going to mail this check IF I AM MOVING, and I currently DO NOT have a forwarding address.🤔🤔Ladies and Gentlemen.. Needless to say, I NEVER Received My either of my $200 ×2 = $400 Good Faith Deposit(s). Via Check nor were these funds Ever returned to my Card.IN ADDITION... TO ADD INSULT TO INJURY.. 😡THEY CHARGED $75.00 AGAINSTMY PERSONAL CREDIT. Saying that I OWE THEM MONEY. 😠😠😠ARE YOU KIDDING ME 😳😳😳NOW.. The current Proerty Mngr is claiming that the check was sent to THEIR OFFICE and it sat in their office for 4 months and the orignal agent is conveniently NO LONGER employed by them (after 8 months) and THEY have No Clue Where this check is.And Said I was being charged $75 because they had to return this check that is now missing 🤥🤥🤥Needless to say we are in litigation over $475.00 plus legal fees..THE ATLANTIC BRIARCLIFF😷🤢DO NOT GIVE THEM ONE THIN DIME, UNLESS YOU ARE OK WITH THROWING YOUR MONEY AWAY AND GETTING ROBBED
I live here after renewing my lease and I can’t tell you how much I regret it and how excited I am for my lease to be over with so I can be done of this place. Upon moving in they put me in a unit with a broken gas heater that continuously cycled water causing it to continuously trying to heat up the water never actually getting there because there was a leak and it was constantly running making my bill two and $300 a month. Obviously after a few months I noticed I called someone and by the time the office did what they were supposed to do it had been about seven months. (I have to wait for someone to come out they told me I’d have to pay if everything was fine on the gas company’s end and that I should call the office, I contact the office I takes them a few days to even get on it then they send someone out and the only reason maintenance even noticed was because I said something they almost left my apartment leaving my water heater the same and broken because they didn’t even notice the issue) They owe me at least $1000 or close to it and now theyre trying to give me 400 for THEIR mistake and have still yet to actually credit me the amount they said they would give me. Not to mention I live on the lower level and I’m constantly complainING about the leaf blower‘s blowing all the trash from the street down in front of my breezeway, still an issue. I have a service animal that I let them know about and discussed upon moving in they are now trying to harass me saying I have a pet and charging me $325 for a pet fee because they can’t find the documentation I provided them. During the time of transitioning into my second Lease since I extended they also miss calculated my rent from continuing my lease causing me to have to go up to the office and clarify that discrepancy as well. They tried to send me a notice saying I didn’t fully pay my rent because they trIED to charge me a price from somebody coming straight off the street to rent an apartment instead of the rent I get for continuing my lease. My toilet never flushes with one flush so on top of wasting water because my water heater in the past I STILL spend more money on my water bill than is normal because they don’t have good systems. The gates at the apartment work only when they want to there is no consistency with the gates working whatsoever. Management has been more than unprofessional from the corporate level and I would just tell anybody I know to run away I wouldn’t wish this place on my worst enemy and the sad thing is I’ve had negative encounters with apartment complexes prior to this one which made me very hesitant to stay here I now see I was right in my hesitation and I should have followed my gut. Could be a nice place but they need to go through all these units and fix them because there are definitely some issues oh yeah also there’s no insulation in my room I literally have to put a towel in front of my window when it’s cold out or it’s going to be freezing in there just absolutely ghetto and to be so close to the city paying so much this is absolutely unacceptable run from this place.What I will say is Brad has been great at clarifying all concerns I’ve brought to his attention and handling them in the best way possible.
Please dont rent here. The new staff is unprofessional and the apartments flood easy. The rent prices are pretty expensive for these old non renovated apartments. The gate is always broke and they only have one dumpster in the complex. The location is great but the complex sucks. My neighbors under me had to move out due to bugs and mold. Our apartment flooded and they repainted over the wet spots. I feel sorry for the people that move in after us because mold will be an issue. The mailboxes are always left open and you will lose your packages. The pool area was disgusting and the fitness room is a joke.i wasted time and money living here and had to leave early because of the flood in my apartment. Management didnt move into another apartment and I had strangers in my house daily trying to paint as I worked from home. Im still waiting for my deposit and so far it has been over 90 days. The maintenance man live near peachtree city so when I told him about the river of water flooding the walls it took him an hour to get here to turn off the water from the apartment upstairs that flooded. Please bypass this place and look somewhere else.

Wow at all of the recent negative reviews. Here I was thinking that maybe my experience was unique. Overall I would give this place a 2.5 vs just a 2, because I did enjoy my first year living here. Im not sure if management changed during the 2nd year, but since then things have significantly went down hill. I will be completely honest here about my personal experience. Bare with me as this will be lengthy, but again, honest.Pros: Great location. Pretty spacious apartment overall. Cool, convenient amenities (although you have to maneuver yourself through the gate to access them if you live on the other side). Thats about it.Cons: Ahh where to begin. Well, roaches #1. What others are saying is true. I read a response from management and I just dont believe it to be true that there is any pest control spraying the exterior of any apartments. That may have been the case with previous management, however there was a significant increase in roaches during my 2nd year and is the main reason we are leaving. We found out that the pest control we pay for monthly, we actually have to request for someone to come in and spray. When they did come, my female roommate (tiny girl) requested they spray behind the fridge and dishwasher because, well roaches hide behind things and in dark places. They refused stating they could damage the apartment. I was injured and on crutches at the time and felt that it was BS for them to not simply pull out the fridge as I could have EASILY done if I had not been injured. We have never really been able to resolve the issue and gave up.Maintenance overall has been a pain. My soap holder in my shower fell twice, and my roommates 3 times. It seems the solution here is to put a band aid over something vs. actually fixing it. Our ice machine has not worked for months. Put in a request. They came and stated they fixed it. It was not fixed lol. Put in another request. SAME. THING. Oh well for the ice too I guess. Worst of all, when my roommate has spoken with management, they said you guys always have something going on dont you.........YES lol because THERES ALWAYS SOMETHING GOING WRONG. The final straw for me was when I came home and my tub was randomly dirty.....I went to the rental office and they stated maintenance went into the wrong apartment. I said ok, a mistake is understandable, but they need to clean up after themselves. TWO DAYS LATER I come home and theres some type of wall residue all over my floor, my trash can is moved into the hall, and theres plaster residue literally on my brush and other personal hygiene items on my bathroom counter. I was INFURIATED. When I called to ask whats up with your maintenance people, management tried to defer from taking responsibility stating it was a 3rd party vendor.....I replied that I dont care who it was, that this is unacceptable. They offered to clean my bathroom LOL. I told them to forget cleaning, this doesnt need to happen WHATSOEVER. I later found out (because of course they gave us no notice) that they were sealing a leak in my bathroom that was going into the apartment below (smh imagine how they felt).Receiving packages. You get no notice that your package has arrived so you have to really be on top of tracking your own packages. God forbid you cannot go to the rental office to pick it up for some reason, as they are super untrustworthy at locating them. When I was on crutches, they were nice enough to check up the stairs for me, but did not see my package. Later I check my shipping tracker and it states it was already delivered. I call and get an attitude as if I was silly for asking them to check again, and sure enough, it was there. They offered to drop off the package at my door.....and of course there was no package once I got home lol.The gate is stupid. Trash disposal inconvenient because of it.....theres more cons but unfortunately there is a character limit lol. For the $, there are much better options nearby. Not the worst but not the best either. Hope this helps.
If you watch Fox5 this is the review for you. Many found the other review I posted for this property helpful. As amazing as this is, the review actually is worse than the initial one. If the furnace/carbon monoxide experience didnt generate some improvements I guess I shouldnt be amazed that it actually gets worse. My CR-V was accidently towed instead of the RAV-4 they had an order for. The towing agency and this property ping ponged back and forthe on who was responsible, the towing agency stepped up. I mean, its totally understandable to have your car stolen forcing you to rent a car and miss work. Caroline? What is your issue!? Wellll to my Fox5 audience you probably saw 1 of too many reports about a neighbor almost shooting a 10 month old infant? On the scale of non emergency to emergency, I categorized it as an emergency. The maintenance and the property manager have a different filtering system and 4 days after the incident the gapping hole linking my bathroom to the neighbors bathroom was puttied. In the property managers defense, he didnt propose the solution, I did. Because like, come on now, who doesnt want a public portal linking your privacy to the very individual who violated it? I am actually surprised Briarcliff didnt consider charging me for the luxury addition of shattered glass covered floors and the contemporary art design created by the bullet lodged behind my bedroom door. Dont bother pointing out that it takes longer than God took to create the world to get any sort of maintenance done. Want another copy of your key? Thatll take 3 weeks. Missing screens, or the windows do not work? Let a season or 2 pass. And all the reviews about roaches are accurate, and pest control is available each Monday, but management overlooks your request for a home visit for about 3-4 weeks so by the time pest control comes you feel like you need to add tenants to your lease. Instead of offering a family focused resolution, I just keep getting offers to terminate my lease early. because you know, losing a tenant instead of reducing reputational risk is the way you increase occupancy. Save yourself a couple hundred dollars go to the gun range, huff your exhaust pipe, and avoid taking out the trash for a few weeks in your >$1400 a month place and you will have the experience without the expense!
Awful!!!! Ive lived here for 5 months now and I am waiting until my lease is up but this place is terrible. The neighbors above me are always loud and disrespectful and it goes on through the night. My sister tried to tell the office about their loud noise and stomping but they refused to do anything & rather US talk to them. The dryer is horrible, I have to dry my clothes atleast 3 times before they are dry. Do not like the service and office positions change out frequently. Cannot wait to move out of here. Also, our rent price was set at $1400 and it fluctuates between $1700 and $1800 for no reason.
This place is a DUMP. The only ONLY nice thing about the apartment itself is the fake hardwood floors and the fire place. When I moved in the apartment cabinets were filled to the top with water. So far Ive delt with mold, broken appliances and of course being ripped off. The gate is ALWAYS Broken and the gym and pool have been under renovation for a YEAR. they change staff all the time and there office is in a apartment. LOL. This place is a joke. Today they decided they would just be closed...???? Its Saturday. Cant wait until my lease is up!!
RATS!!! RATS!!! RATS!!! you may not see them during the day when you go see your potential future apartment, but they absolutely come out at night. Big fat momma ones and baby ones too. This has been a problem for over a month now.. when I called the front office to let them know, the girl who worked there said (with an attitude) we know we are taking care of it Started seeing them around the trash area (BECAUSE ITS ALWAYS OVERFLOWING ITS SO NASTY, AND WE PAY $20 A MONTH FOR TRASH!!!!!! The nicer apartments (Bryson square, town brookhaven apartments, post properties dont even charge more than $10 for trash, unless its valet trash)). So anyway, the rats started around the trash but while I was walking my dog, I saw a big rat by the clubhouse... which has a whole other story... stay tuned. Anyway, any day now theyll start entering the apartments. Next topic: these apartments have a nice layout, but are so so so so shittttyyyyyyyyyyyy. If you like the quiet, dont move here. If you do move here, make sure its a top apartment. My neighbor wakes me up every morning at 6:05 with his vibrating alarm (he must put his phone on the floor?) and his footsteps. I can hear his TV after work through the walls and most of the noise actually comes through the chimney. So basically I never get peace and quiet. Worst part is that I can hear his TV whether Im in my living room or bedroom so theres no escaping. Oh, I can also smell someones weed (marijuana) in my bathroom all the time. Must come through the vents or something. Next: This place just changed its name from Clifton apartments to Atlantic briarcliff so theres probably not too many horrible reviews, but they will come. A lot of apartments here are empty because this place suckkkkksss. Im paying to get out early because thats how much I hate it. Also, this is my first time writing a review for anything in my life.. thats how much this place sucks. And when apartment shopping I always read the negative reviews and thought thats just other picky people nope nope nope. live here and you will regret it. there are so much better places that really arent that much more expensive. They are almost finished renovating the clubhouse.. they really didnt do much to it but it took like 5-6 months. They said it would start in February and end in May/early June in time for pool season... the construction didnt start until June so no one ever got to use the pool this summer.... Oh that reminds me... the gates NEVER NEVER WORK. Ive literally lived here 10 months and I promise you im telling you the truth when I tell you the gates have only been closed 3 times!! 3 times. 2 months ago they told me they were looking into the problem and going to fix it soon but theres no ETA when I called to complain because it had been wayyy too long. Oh when maintenance comes to fix something (at least for me) they fix the issue, but are not extremely skilled so they cause another one at the same time. Basically, this is atlanta where there are probably over a million apartments to choose from... go somewhere else. this place needs to die.
Please do not move in! This place is the worst aprtment I have evered lived in. If you dont want to deal with rude staff, flood, rats in your bedroom, and facilities that never worked, please stay away! I had all those experiences.
I lived here for several years due to the convenient location and rent price. Since I first moved here in 2010 weve gone through at least 20 property managers all ranging from tolerable to completely incompetent. They changed utility services and didnt tell anyone how they could pay their bill. One time they wiped out all the easy pass codes to the front gate and didnt let any of the residents know so nobody knew how to get through the gate. I moved to a one bedroom apartment (that was never inspected by the property manager with me) and the A/C broke several times in the month before they finally correctly fixed it. I once had a broken toilet that i requested (several times) them to fix and it took months before anyone actually showed up, by the time anyone decided to show up i had fixed it myself the previous month. The Gate entrance is constantly broken and/or wide open. It seems like every possible expense Clifton incurs gets passed onto the renters. Dont make the same mistake i have and pick convenience over quality!
There are definitely swankier places in town, but for the price and location the Atlantic is great. Just renewed my lease.
Most unprofessional staff I have ever witnessed. They use shady wording to trick you into agreeing to things in your lease. Dont rent here. Just dont!
