The apartments are nice, but the company screening process is a joke! My fiancé and I applied both credit scores are over 750, we both are employed (he own two companies) we applied they stated income was not verifiable then ask for tax returns (which We have NEVER HAD TO DO) which was submitted then was told it still wasn’t verifiable! WTH you see the same thing the government see! If they continue to use this company they lose out on a lot of money! Waste of time!

This is the best place to be in Buckhead. Large, modern apartments with some of the best views in the area if you’re on the back side of the building. It’s in a great location, just off peachtree in a beautiful neighborhood of other residential high rises. There’s a cool market right across the street, and Publix/Target/LA Fitness/lots of good restaurants are a 5-10 minute walk away if you’re in to that. Wish I wasn’t leaving Atlanta and could stay in my unit.

AMLI 3464 is a great community. It has pretty good amenities, the property is very clean, my unit is very spacious, and the staff is extremely helpful. I havent had any big issues yet aside from internet which is done through AT&T so the blame there likely does not fall on AMLI. Shaun at the leasing office has been especially helpful with the leasing process, moving in, and any questions weve had. Thanks, Shaun!

By far THE BEST experience I’ve had at a leasing office in this area! Shawn, our leasing consultant, was great! He had such a welcoming personality which made us feel right at home. He answered all of our questions and was quick to respond to our emails or calls with all of our questions before and after our tour. If you are looking for somewhere to live, I definitely recommend you check this place out!

This is our first apartment experience since NYC ... a long time ago. The building is beautiful. More importantly the maintenance crew is outstanding led by Kush. Excellent service.

I had no appointment, but wanted to check out the building after seeing the park outside! Shawn and Stephanie were fun to chat with and broke down a few of the floor plans left that would fit me best. They sent over some videos of the units that I can watch back later for reference. The building was relaxed and classy, and Im definitely considering a home here!

The leasing process and apartment tours were great! Shawn, Lauren, and the rest of the leasing agents and staff were very friendly and super helpful. They always promptly answered our questions and provided a lot of guidance. You’re in good hands with the AMLI 3464 staff.

If I could give more than 5 stars I would. Shawn, who is apart of the leasing staff, was more than helpful in finding me the perfect apartment. He was extremely honest and upfront. He was also very communicative and easy to reach to answer any of my questions... and I sure did have a lot. Shawn made the nightmare of finding a new apartment an absolute dream! 10/10 would recommend. Plus, FREE PARKING!! Major score in Buckhead! THANKS AMLI 3464!

I went on a tour of the building and was really impressed by the facility and amenities. The leasing staff member Shawn was incredibly helpful and hospitable. All of my questions were answered swiftly and I appreciated the stellar service. I am now strongly considering becoming a tenant at Amli 😄.

My roommates and I toured 12 different buildings in search of a suitable 3-bedroom apartment. We stopped into AMLI 3464 after touring AMLI Lenox, and Shawn was more than welcoming of us as we wanted to tour the place without an appointment. He gave us a detailed map and instructions and let us explore at our own pace. He was easily available and eager to answer any questions throughout the rest of the process and made moving in here as easy as possible. I am very thrilled to have stopped by and lucky that Shawn was so helpful and accommodating. Additional shoutout to Dee at concierge who has been so great in helping us move in.

Shawn was really helpful in showing me the building. He was so knowledgeable about the area and the building and reallyprofessional and kind. When I move to Atlanta - hopefully soon - I know where I will be living!

An excellent experience moving in. Shawn has been very helpful throughout the whole process. Everything went smoothly because of him and he always answered questions accurately and assuredly.

I made a last minute request to tour the property a week or so ago while I was in town, and Shawn quickly helped set it up and we were able to do self-guided tour of apartments in both the high-rise and mid-rise building. The view on the high-rise was absolutely amazing and the apartments on the mid-rise have similar amenities (including large windows with great lighting) but a little cheaper. I also loved the location of the property, which is in the middle of Buckhead but still feel secluded with the Marie Sims Park shared with their sister properties. I was really impressed with the professionalism of Shawn, which in my opinion is a direct reflection of the property. Definitely one of my top choices!

The Amli 3464 team goes above and beyond with their customer service. On my tour last week I was welcomed by Shawn and Lauren walking into the leasing office and they were both so helpful about answering all of my questions. On my tour Shawn showed me a couple of units and was really thorough about explaining all the features and really cool amenities. Having had such a pleasant tour and experience with both Shawn and Lauren I will definitely be considering Amli 3464 as my home.

The staff especially Shawn exceeds a 5 star rating... its more like a 10! Excellent customer service!!! Great location.. the entire Amli 3464 community exceeds 5 stars! Well done!

I absolutely love living at AMLI 3464. It’s the best apartment complex I have ever lived in. Here are a couple things that have stood out to me in the 6 months that I have lived here:Property:Overall the property is very clean. I hear the hallways being vacuumed weekly or every 2 weeks, they sweep the garages regularly, the elevators and all of the common spaces are clean, the mail room is always organized and wonderful (my last apartment complex 1105 Town Brookhaven HAD A NIGHTMARE of a mail situation which makes me extremely thankful for the system they have here) and they immediately take action to fix any negative uncontrollable situations (i.e. a few months ago someone broke in to our garage so the complex immediately installed additional fences and beefed up security).Leasing Office:The manager is wonderful unfortunately I can’t remember her name. She’s extremely professional and addressed my noise concerns very well.Concierge:We’ve had a rotation of people and for the most part the new faces that I’ve seen have gotten better and better. Carleton was wonderful. A new girl was hired recently who is always really friendly and made sure I knew there was a package for me in the cooling section of our package room (nice addition AMLI) a gentleman they just hired recently helped me take my grocery delivery to my front door because I underestimated how much I had ordered and forgot my wagon (wagon... never thought I’d buy one of those lol #apartmentliving)Maintenance:These guys go above and beyond. They’re extremely pleasant and always take care of my needs the same day which I appreciate. When I first moved in the ice machine was broken - fixed. They have replaced lightbulbs in the bathroom and microwave. They have addressed the dishwasher issue I had (the little lid wasn’t popping open), they helped me remove my patio furniture recently when they resealed the deck. I couldn’t say enough positive things about them. I really like the fact that I can submit service requests via the mobile app it’s super convenient and easy to use.On-Site Security (or whatever it’s called):When I first moved in I had some noise concerns because the walls are relatively thin (in the flats “mid-rise” building I’ve heard that’s not an issue in the tower “high-rise”). Unfortunately people forget they live in an apartment with shared walls and not a home but this issue was quickly resolved by calling the office a couple times. You see, my neighbor has an amazing sound system unfortunately I found it hard to enjoy between the hours of 12am and 2:30a M-F and I’m so glad that’s no longer an issue. Each time I called security addressed the matter within 5-15 minutes and it’s no longer an issue. I still hear their television at night (like word for word) and sometimes I would close my eyes and pretend I was watching the same thing just for fun lol. I’m pretty positive their television shares the same wall as my bedroom where my bed is located versus the middle of the apartment which is where it’s recommended that you place your television but whatevs. A few months back I decided to buy those Bose Sleep earbuds and that resolved that issue. I don’t believe televisions belong in bedrooms so that also was something I didn’t enjoy much but thankfully I was able to find a solution to that as well.I give this place 5 stars because it’s well maintained, the property does a wonderful job at keeping us up to date on what’s going on via e-mail, most everyone here is genuinely friendly and happy to help you, and they are extremely proactive and immediately reactive to fix things that happen and are out of their control. In summary, If you’re apartment hunting choose AMLI 3464 you won’t regret it. I researched like 20 complexes and visited maybe 10 during my apartment search and this has proven to be #1 in the $1900 and below price range.

I originally walked into AMLI 3464 mistakingly assuming it was AMLI Lenox (which is actually right next door) however, I am so glad I did because in June this will be my new HOME thanks to Shawn! Him and I instantly clicked and he made me feel extremely comfortable despite me not having an appointment set up for a tour. I felt like Shawn took his time while showing me the various amenities and different floor plan options in both the mid rise and high rise buildings. Most importantly, he was not pushy and did not switch up when I told him I had many more apartments to view later that day. AMLI 3464 has literally everything I want in an apartment home from the floor to ceiling windows, garden tubs, large bedrooms and HUGE closet :) I only wish they had shorter lease term options as this would be more convenient for my line of work. All in all, I am very excited about moving to Buckhead in June and want to say thank you again to Shawn for being a true rock star leasing consultant!!

My Wife and I moved in this past February and have been blown away by the facility and the staff. Jerald was helpful throughout the entire process of touring, paperwork, and lease signing. His personality and attitude are reflective of the rest of the staff and property as every person here has been super helpful and courteous. The property itself is stellar with killer views and awesome amenities available to residents. We are so happy we chose to live in AMLI 3464!

Moving to AMLI 3464 was one of the best decisions I have made in a while. The apartment building is modern and beautiful and the staff and maintenance services are top notch. I have lived there over a year now and recommend it fulsomely.

My fiance and I moved from Chicago to Atlanta. We did not have much time to find an apartment. We signed with AMLI 3464 without seeing the building or unit. The website is interactive and makes it easy to envision the living space. The leasing staff was super helpful with answering questions about the building. When we moved in we were so pleasantly surprised with the unit and building. The unit is beautiful with updated finishes and appliances. The amenities and common areas are well kept. The staff has been lovely. The tenants we have met have also been very nice. The parking lot and elevators operate very smoothly. There are no long wait times. We are so happy with our choice to live at AMLI 3464. Living in a great building makes the transition to a new city much easier!

I’ve been at AMLI for a year and a half now and it has been great! The staff is always friendly and helpful. The establishment is always kept up from the inside out and the staff takes pride in the place we call home. From day 1, Justin has been awesome and is always available should I have any questions or need assistance. Thank you AMLI for making my transition to ATL a great one!!

UPDATE: as of lately, ever since Justin switched buildings, I’ve been unimpressed with the way the staff handles residents. As someone who has rented for a year, I find their blatant disregard, lack of, and inability to communicate and connect with residents on a personal level off putting. It shows in the way they treat you.Their interactions are so transactional now. It’s lost the personal touch that made this place special and a gem. The expectations are one sided in that residents are expected to tolerate things such as random fire alarms but Amli 3464 recently hasn’t demonstrated that same level of understanding and flexibility.Not to mention when things come up it’s almost impossible to find someone to talk to abd do you’re left to resort to email which leaves so much room for miscommunication.PRIOR MONTHS:I lived at Amli for a year and for the most part thought it was a hidden gem. Justin, the former property manager and the team would go above and beyond. I even appreciate the concierge up front. They seem to have attention to detail and remember guests. I have had situations where Uber mis-delivered and they caught it and made sure I received my order prior to my noticing. When I was first viewing the property, Evan was not like some of the other leasing consultants that immediately tried to upsell me but he tried to fit me with a unit that would suit my needs and goals. I really appreciated that. Also, when I was viewing the property there was a false alarm of a nearby threat; I was able to see how Evan responded and it made me feel safe in this community. Now, all of that being said, recently the fire alarms have been going off more frequently than usual (weekly/daily/sometimes multiple times a day), at times maintenance or bug spray requests were not filled or filled timely (and required follow up) which was frustrating because they have a 24 hour guarantee. That being said, after I spoke with the new property manager Morgan, I did appreciate her following up with me and her rectifying my concerns. Overall, I think this is a good property. During the pandemic and with transitions there have been some hiccups but in comparison to other places, I think this is still a gem.

Ive been here for 2 months now and I love it!! The amenities are great and so is the staff!! Concierge service is awesome. 24-hr security is also a big place. Also in a great location!

I just renewed my lease after completing my initial 13 month lease here at AMLI 3464. I am still extremely happy living here. The common spaces still look as nice as they did a year ago when the building was almost brand new. As other people have mentioned, Brooks is a great, great guy! I haven’t gotten to know some of the new concierge personnel very well yet, but I have had a chance to speak with Alecia on multiple occasions and she is spectacular! She’s always extremely nice, with a pleasant and professional demeanor.As for reviews below that say it is difficult to contact anyone when issues arise...I have not found this to be the case whatsoever. The resident portal will let you address almost any issue. I’ve only needed to use it once and it honestly blew my mind how quickly the leasing office and maintenance staff worked together to resolve the issue. They even followed up with a phone call to make sure I was satisfied!I can’t say enough good things about my experience living here!

Moving to AMLI 3464 was one of the best decisions my husband and I have made! QUALITY OF LIFE! That is what we have found here. Its not just the luxury of the building, or the amenities, which are more extensive than any building of its kind that I have ever seen. Its safe and clean but thats not even what makes this community stand out. Its the people who run it that make the difference. Justin, Katie, Beth and Evan continually go above and beyond EVEN ON A WEEKEND when action is needed. Ive never lived in a building where a request re; the building is made and it is attended to THAT SAME DAY! The whole concierge team is so on it! I am greeted by my first name which blows my mind with as many residents as there are. We are so happy to be a part of the AMLI FAMily.

AMLI 3464 is by far the best property Ive done concierge for! The staff is organized & clean, which is a major plus in my book. Since my first day leasing(Justin, Katie, & Beth) have been nothing, but the best! They made sure I understood the property, as well was always ready to help me with any questions I had. Being concierge I see both sides, & overall this is a great place to stay. Justin & Zac from maintenance are great at keeping the place & units updated, and ready to assist residents with any concerns or needs. Housekeeping is friendly as well. Overall AMLI 3464 has great management, professionalism, & welcoming vibes. I recommend you to come take a tour :)

Very pleasant experience with Evan. However, the apartment was not handed to me cleaned properly. Fans had white construction dust. Other than that, the staff is very friendly. Place is well kept.

I have had no problem since I moved in here about four months ago. Everybody is friendly and the location is great. The concierge Brooks is awesome. He is the best concierge I have ever dealt with. The amenties are great as well.

Loved living there. The staff were great. The building was always clean and felt safe. However, I had two high end bikes that were locked up in the secure bike room get stolen. The responding police officer mentioned it was a common issue in 3464 and the other Amli apartment building across the street. He even pointed out how there are no cameras being pointed to the room to the Amli person. You would think Amli would do more. They suggested I should file a claim with my renters insurance. Be careful with your items!

Where do I even start? This place is the absolute BEST! Not only are the apartments top of the line, and the general areas gorgeous and filled with convenience features, but the move in process was 5 star. Everyone in the front office is over the top accommodating and never drop the ball. So happy to call Amli 3464 my home! Dont know any apartment in Atlanta (ive done my research) that could top this one!

I was able to find parking in front of the building with no issue as theres reserved parking for future residents. I dropped in when I was in the area and was given a tour of their A4a unit (pictured on their website) by Katie. I appreciate that I wasnt treated like I couldnt afford it because a lot of places are discriminatory and make assumptions based on how youre dressed and your race - Im a Black woman and was wearing leggings and sneakers as I was out running errands - not here! Katie was relatable and didnt try to sell me, she made sure my questions were answered.All of the staff seemed very personable and professional. The community and apartment amenities were outstanding and I dont say this often but the price matches what you get; theyre not overpriced because this is hands down one of the best places Ive seen and the location is great! The layout was very spacious and the views of the city are spectacular.Ill definitely be considering them as I continue to narrow down our search for a new home.

As of 1/20, I have been a resident now for a week and a half. From the time I walked in to view the apartment for the first time, AMLI3464 has been nothing short of impeccable. Justin, Beth, and Katie in the office are friendly, responsive, and will go out of their way to make sure you get what you need or help out in any way. The facility is clean and quiet. The units themselves have great features from the washer/dryer in unit, the floor-ceiling windows, GE S/S appliances, and Elfa closet system. The staff at the concierge desk is friendly and helpful with anything from helping you get your packages to assisting with deliveries and the freight elevator. While I dont have dogs, it seems many residents do and there is a lot of green space to accommodate your fur babies. Its walking distance to Lenox Square and Phipps Plaza as well. Overall, I would not hesitate to recommend AMLI3464 to anyone else. My experience has been everything I hoped it would be, this coming from someone who moved from Chicago and hasnt rented since 2005.

Very hard to talk to a manager or someone alive (besides the leasing staff) to take care of some issues pertaining the building. They leave the music in the amenity area loud even after 11:00 pm disturbing the neighbors. A simple fix but no one in charge to address the issue. The leasing staff refers you to a community manager who never responds and I am starting to wonder if she really exist...? The first time we raised the issue a resident was also complaining about another issue in the building frustrated that she could not find the right person to talk to. Still trying to find someone to take care of this before filing a complaint with the police department.

DO NOT MOVE HERE DURING THE CONSTRUCTION. If you enjoy feeling like youre living on the loudest construction site between the hours of 5am-12am--7 DAYS A WEEK (yes you read that correct) then this is the place for you. We have filed a number of complaints with the front office about the noise during non working hours, while they were very nice, they were unable to do anything. In addition to the obnoxious noise, during the hours of construction there is almost ZERO parking available due to the construction workers taking all of the spots. Overall the staff is very friendly and helpful and Id imagine this would be a fine place to live AFTER the construction is finished. We are moving solely due to the fact of the construction noise and nothing being done about it.I would also add that we have a reserved parking place that on multiple occasions, weve come home to find someone else in the spot. The staff does nothing to the perpetrator, and very little to get them out in a timely manner .

This place is a gem! Impeccably clean, perfect location, just off the beaten path in Buckhead. Quiet building, resort like amenities, fantastic Buckhead views. Besides the staff, Justin, Henry, Evan, and the concierge Brooks my favorite part (as a small business owner) may be the business center as they have offices available for an additional cost. So convenient. Five stars all the way! Oh yeah, its a LEED GOLD CERTIFIED building!!! Highly unusual.

With a tagline like most expensive per square foot in Atlanta you know its swanky. Rooftop pool. Open area to walk your dog. Security, open lobby, and tons of balconies. Many shops are close by like Publix, Target, and Lenox mall as well as phipps plaza. Marta within walking distance and much more to see close by.

On Friday night, my contact fell down the bathroom sink drain. I wear hard lenses that are expensive. I was on my way to an event. I was devastated. My husband called the maintenance manager, David Heath. David was leaving for the day but stated the person on call could be at our apartment in 90 min. My husband explained the issue. David came immediately. He helped me sift through the black sledge from the pipes to help me find my contact lens. He even attempted to help me clean up. David was extremely patient and kind. I wholeheartedly appreciate his help.
