We lived here for 2 years and enjoyed every second of it. Maintenance requests were filled extremely quickly, any concerns or questions I had were handled by office staff quickly as well. The location of the community is also a plus, as it is extremely secluded but still so close to everything, less than 10 minutes to the perimeter mall, about 15 minutes to downtown (without traffic!) we enjoyed our time here so much and cannot recommend the apartment complex enough.
Just signed my lease again. I love it here! Staff is professional the place is ran very high maintenance. Oh and maintenance actually comes when you put in a work order oh and they actually fix the issue!!! My apartment is adorable and spacious! Island in the middle of the kitchen! I love the vibes!!
I came here one day to visit my girlfriend. I tried to follow a car in and the manager Christina stopped me at the gate! That was awesome. Safety first. The units are luxurious with high ceilings and great views. Quick and convenient to the highway with good restaurants around make for a terrific experience!
The management is pretty good and friendly! They do a good job at keeping up with the place which is a plus. I enjoy it here.
I lived at 10 Perimeter 2015-16 and again 2018. I loved my apartment and the location of the complex. Conveniently located just exits away from a lot of fun. Only issues I experienced living there was sometimes the security gates don’t consistently work.
10 Perimeter Park office staff are very helpful and friendly. They go the extra mile to make corrections to all work orders. The property grounds are always groomed and very cleaned. I would definitely refer my family and friends to live here.
I just renewed my lease for another year and i would recommend this place to anyone looking for a place to call home. Maintanace is responsive to any request very quickly and the office staff is xtremely helpful and always professional. Management does a great job in keeping the community clean. The convenience of a 24hour fitness center is a PLUS!
Sheldon West is the best maintenance man ever and in the offices is so clean and the people works in the office are so nice and friendly and the area of the apartment so clean. even when u walk in the hallway or in the Elevator and workout room is nice and the game room so clean like. omg yall should come and check out the place maybe rent a apartment u wont regret it.
I enjoy living at 10 Perimeter Park. I have lived here for over a year and the property is always well kept. I live right by the pool and still never hear a lot of noise. I feel safe. Clubhouse is perfect for working from home. Gym is 24 hours and the staff hosts great events. I was also pleasantly surprised to see that my rent only increased by a very small amount when I renewed my lease. Would highly recommend.
Moved in a month ago, the process was smooth, the staff was great. The complex is very quiet and peaceful.
It’s a nice enough apartment but a little overpriced for the amenities and the arms of the gates that management will not replace; so every time I drive through the gate at least one person follows me in. There is equipment in the gym (leg machine) that has been broken for months and the treadmills are on their last leg. Management is nice but has definitely changed many times over the years. There are units listed on Airbnb so no idea if that has anything to do with stolen packages and people speeding through the neighborhood. They make you buy light bulbs for the strip lighting if they go out and only then will maintenance replace them; but I’ve never had the experience while renting. If something breaks in your apartment (trash can, drawer, etc.) they won’t replace it. Fire alarms are constantly being pulled on the weekends late at night. So overall I give it 3 stars because management is nice, maintenance is okay, gate arms won’t be replaced, no safe place for package delivery, and the office isn’t open on weekends so people love to park in the parking deck that aren’t supposed to; that’s also where the airbnb people park as there’s a different car in the spaces every weekend.
The leasing specialist Gende is the BEST! She did an amazing job with working with me! From taking me on a tour, answering all of my questions, and making sure my move in date was was perfect! If you are thinking about moving here please work with Gende! Every apartment complex needs a Gende!

Weve lived here nearly 2 years and we love it here. Management changed a few times when we first moved in and some have been better than others but they have an incredible staff now and have had them a while so it seems to be a stable staff. Management is fantastic. Maintenance staff are really great and friendly. The apartments always been nice and in an amazing location but theyve matched that with a really good management staff. Everything is well maintained and very safe.
Rooms are spacious and nice. The kitchen area is a bit old. The biggest problem is that some apartment dont get any sunlight and it gets really cold inside.
I am a current resident and I enjoy living here. I feel safe and the community is clean and quiet. I especially like my 2 bedroom unit because its large unlike most apartments in this area. Finally, I write this review because the staff (Cristina, Rico, Mathews and sorry dont know the maintenance guys name) but they are all professional which is a huge plus.
I lived here for 2 years and it was a great welcome to atlanta moving from tn. huge shoutout to CHRISTINA, RICO and GENDE! always provided great friendly customer service and they actually care about their residents! all apartment complexes should strive to be as awesome as this crew. i was in a 1 bedroom with awesome balcony overlooking the pool! honestly no complaints, maintenance staff always fixed my problems and with a quickness as well. only reason i moved was to get a bigger place with my girlfriend and puppies. 10 Perimeter Park-will always be a great home 🤞🏿

Very nice, spacious apartments. We loved the high ceilings and the open kitchen. Never found a single insect during the year we lived here. Valet trash was extremely convenient. Helpful and friendly staff, the only downside is that sometimes the office was closed during random periods of the day. Other than that, Id highly recommend living here!
Just moved into my first apartment and I absolutely love it here! Everyone in the office made this process super easy for me and my boyfriend. The manager is very courteous and has been very responsive to my requests. I give this place two thumbs up!!!!!

As a long time resident, I have gone through several management change overs. Some not so pleasant but this time, they got it right. Christina and Matthew are a breath of fresh air from the previous manager(s). They are very responsive and they show they care which means a lot. I lived at 10PP for a year when I first moved to Atlanta and and I couldn’t be more satisfied with my stay. The price and location are excellent, being close to Dunwoody, Sandy Springs & Buckhead. Cristina is a great person and is extremely helpful. The grounds crew are quick to help with any issues as well. No complaints here - except maybe to get the gates completely replaced. You can only fix something so many times before it’s a lost cause. Thanks!

I have absolutely loved living at 10 Perimeter Park apartments. I love them so much. Just renewed my lease for another year. It’s clean, safe and has excellent amenities. The staff...Cristina, Rico, and the other guy I can’t remember his name, I think it’s Mathew are awesome. They keep things runnings smoothly and send community updates and act quickly when things need to be addressed or fixed. Maintenance is alsofast. For the past two years, it’s been very quiet and peaceful, I would definitely recommend 10 Perimeter Apartmemts to anyone in the Dunwoody or Atlanta area.
This apartment complex is very conveniently located, and also its a very quiet peaceful community! Everyone is friendly and the current management staff is very helpful and also throw events for the residents every so often which is nice!Pool and grill area is nice and the gym is modern. No complaints with these apartments at all! The actual units are very spacious (lived in a not upgraded unit) and it was still very modern and nice. Dont mind the low review, that was probably because of the management before this current one tbh !*** I have lived in way worse more expensive apartments in Dunwoody.....so this review is coming from 4 years experience being in this area.

Im without power for the third day in a row. It isnt weather related. The hallway lights work and most other units in the complex have power.They are refusing to repair it until Monday (its Sunday now--Friday and a whole weekend without power). The emergency maintenance says theyre not allowed to call any other electrician to come and repair the problem. Its been below or around freezing the entire time.
Very clean, super helpful staff. This place was amazing. The staff was great and very helpful. The apartments are great size with beautiful views. Along with a great gym and dog park! What more could you ask for!

Nancy has been nothing but professional from the begining of my application process to my move in. When I decided to move here I did look at the reviews, but like basically ever other apartment community there are going to be great reviews and not so great reviews. I can only hope that I continue to receive the great service that I have received this far. I love my apartment and for the most part it is really quiet.
Quiet halls. Great staff. Prompt maintenance. The ladies in the office always work diligently to rectify issues. Love this place.
The latest management change is a joke. They can barely put a coherent email together. They lose packages and blame it on usps, when they just hand out packages with no id nor a signature required. They are rude, the lights at night rarely work in the neighborhood so it is pitch black in some areas and they like to lock the bathrooms outside of the gym so the 24 hour access to the gym is great until you have to use the restroom. I can’t wait to move out of here when my lease is up.

Me and my boyfriend have been here almost a month now and everyone has been so sweet to us especially Yesenia! Any time we had a question before we moved in, she didnt mind us bugging her. lol. She made the process very smooth and now after being here, we havent had ANY problems!!! Really quiet place and I love being close to everything!!!
Try to use swimming pool and or grill, alongside other amenities if you are lucky. Usually closed during holidays, even today 9.1.2019 labor day weekend and not word from current administration.Embarrassing

As a former resident I cant say enough great things about this complex. It all starts with an amazing staff Cecelia, Keysa have been warm, friendly, and fun guides for everything you need to know in the front office. Patrick and the rest of the maintenance staff are the same and have helped me with various issues with a smile. My apartment itself was fairly quiet and I only heard the neighbors walking upstairs occasionally. Only issue I had was difficulty parking on the weekends but the staff seems to have fixed that by adding parking permit passes.

I lived here from July 2016 to October 2018. When I moved in, it was managed by much better management team, RAM. They used to host pool parties, BBQ events, weekly community walks and hassle free apartment services and needs. Alas, it was taken over by current management that stopped providing light bulbs if fused then stopped blinds and even stopped hallway fans for ventilation during summer. If maintenance is needed, it would take longer time and before I moved out the 2nd security gate was nonfunctional for over 1 month (not sure if theyve fixed it yet since I moved out). My carpet was used when I moved and was told by RAM management that itll be changed when I move out so I didnt need to worry about the carpet. This current management charged me fee for their cleaning service to keep the same 2 tenant used carpet. They charged me for minor wall scuffs when normally all apartment gets repainted anyway. I never had apartment management charge for wall painting. This apartment is high priced for the area so one should expect management that goes along with it but not with the current management. Glad I moved out.
This was just a cool and convenient place to live until April of 2017 when Audubon communities took over the property. Since they have managed the community It has been the worst experience Ive EVER had living in an apartment community. There was a leak in my apartment that was never fixed and ended up producing BLACK MOLD in my unit. After a week of them examining the damage they determined that it was not safe for my son and I to live so they had me move immediately into another unit. It cost me $350 to get someone to move me..I gave them the receipt, didnt get credit for it until 6 months later only because I demanded it by short paying the rent and producing yet another receipt. ON TOP OF THAT...Their Auto pay has NOT worked for MY unit since AUDUBON COMMUNITIES became the owners...I am a career woman with a super busy lifestyle, but had to find time to get Cashiers Checks every month from my bank for the entire 10 months they have been here. They told me twice that my cashiers checks BOUNCED???? HOW DOES THAT HAPPEN??? My bank told them several times that the cashiers checks have cleared...No one EVER fixed the ledger on my account so I was never informed as of the correct amount for my monthly utilities but paid regardless and sometimes OVER paid in CASHIERS CHECKS...I finally gave them a 60 day notice because after sending emails, having the Apartment manager send emails, after presenting receipts...they NEVER cleared my ledger. Can you believe that after all of that they have posted on my door a FAILURE TO PAY RENT for nearly $4000!!!!!! No worries I have receipts for EVERY dollar Ive paid them...I think Id rather see them in court just to see how far they are really gonna take this misrepresentation of my payment history. DO NOT MOVE HERE OR ANY OTHER COMMUNITY RAN BY AUDUBON!!! Every one of my neighbors are moving out IMMEDIATELY!! It is the WORST Community Ive EVER lived in....There has not been ANY contact from their corporate office regardless of the many ways Ive communicated with them....DO NOT MOVE HERE IT IS NOT WORTH THE HASSLE NO THE HARASSMENT!!!! They really dont deserve the one star Ive given them...but there is no option for zero stars...
I recommend visiting 10 Perk Perimeter. when searching for an affordable, but classy apartment in the Atlanta area. The landscaping is very well-kept and looks great. They are pet friendly and even have a program called yappy hour for the dogs. But most importantly their staff, they take customer service to another level. The property manager, Carrie, had an amazing personality and spirit. They really consider your comfort zone, when finding you the perfect apartment. I highly recommend considering this property as a place to live.
Since Audubon took over this community it has been floppy but there are now full time, permanent consultants and manager and they have improved everything from the inside out. This community is gorgeous, gated, has an amazing pool and club house AND they just renovated the gym!
Just moved here and all i can say is WOW!!! Everything is what i expected and promised to have. Leasing staff is very nice, and maintenance always does a great job in getting work orders done in a timely matter.
I use to love this apartment when I first moved in. Now I hate it and advise anyone who is thinking to move here not to!! The staff is super rude, the gate is almost never working properly, trash is always everywhere, and you can never find parking! I had packages waiting in the office for almost two weeks with no contact. I never heard of “We do not normally contact our residents about their pakages since we receive so many a day”.
I am so excited about living at 10 Perimeter. Leasing agent Yesenia Cienfuegos and the community manager have been SO HELPFUL and professional through my whole process. The community is BEAUTIFUL, it literally looks like the photos, I was super impressed. Yesenia was literally a god-send. She kept in touch with me through my whole process. I was very scared about moving here at first because of the reviews Ive seen and I voiced that concern and I am here to contest that the negative reviews are FALSE. I could not be happier! I spoke to random residents that lived on the property, come to find out, people were actually MOVING BACK to the property because they loved it so much. Ive even had other leasing agents that used to live on this property and now live at another vouch that the people here are AMAZING and I am so glad that Ive decided to make this my home until I purchase a home.
This is the worst apartment complex imaginable. Everything breaks and they never fix anything. Employees/neighbors are always complaining about something . They will try to fine you for things that are not even in your contract. Also be sure to make a copy of every document you sign.They lost my intent to vacate form so they tried to charge me an extra months rent. This place is a joke.

We were sent to the property by Renters Warehouse. What attracted us to the property was the fact that the leasing agent said they were smoke free. We signed our lease on 6/16/17, but we didnt move in until 7/1/17. Our apartment is on the 4th floor, and the neighbor right below us on the 3rd floor is a chain smoker, and is up smoking from 11 p.m. until 7 a.m. every night, and they are smoking on the enclosed balcony, so all of the nasty smoke rises up and is seeping through into our master bedroom and into the door in the living room. I started out by reading our lease and since item 14 relates to smoking I sent an e-mail to the leasing office. I had the e-mail sent back to me because apparently they have a new manager and she didnt want to bothered, so I sent it to the other e-mail. I followed up with 3 separate calls to the leasing office with great detail. Ths was 7/16,7/17,7/18, and a leasing agent called back on 7/19. I stopped in and the manager wouldnt even come out of her office. I sent 2 registered letters to the leasing office and to Audubon Communities the property management. I havent heard anything back as of 7/24/17. Meanwhile with my allergies, bronchitis, and asthma I am suffering, so I had to get up at 11:45 p.m to drive to my daughters house in Camp Creek. 7/25/17 We evacuated the master bedroom and tried to see if moving to the guest bedroom would help, but it didnt I was awakened by the loud odor of cigarettes a/k/a cancer sticks at 11 p.m. and I got into my car to sleep because I am very tired and I am having issues breathing. Today I have a doctors appointment with my allergist, and perhaps they can get me on medication, but I will need to get a hotel because our apartment that we rented is basically not a place that I can live, and it is becoming apparent that I need to seek legal counsel because nobody from the leasing office or Audubon Communities is returning my phone calls or responding to the complaints I sent via certified letter that have been delivered.
Why will the power not be fixed until Monday?
I really loved the apartment when I first moved back in 2016, but Im not a big fan of the new property management team. I had a package sitting in there office for 2 weeks and they did not notify me. When I went to get my package, I asked them why didnt anyone tell me a package was delivered to me. The lady said that they get 100s of packages a day and that would be too much work for them. I never heard of any apartment complex that doesnt notify people when they get a package. When we had the old property management team, they would notify us when we had a package, and even go as far as give us courtesy emails to advise rent being sue soon. Im just not a big fan of this current property management team. They seem extremely lazy....
I have lived at this property for over 3 years with a friend and have always enjoyed living here until the new management company. In the last few months I have noticed the community being dirty with trash and the hallways not cleaned. The management staff seem very unorganized and unfriendly like its an inconvenience to help the residents most of the time they are just hanging out they never look very busy but act like its a problem to help. The gates are always broken or open for anyone to enter. I wouldnt recommend this property to anyone. It has really changed in just a few months.
I have lived here for 5 years & since the new management has taken over its terrible. The neighbors are loud now & you can hear every noise. Because they put hardwood floors in the upgraded apartments just normal walking from my neighbors should very hard & very loud. It’s not clean anymore & it’s just not a good place to live anymore. What I will miss is the location. It’s right odd the freeway but this property has really gone down.

I just moved from there the apartments are nice good maintenance but there are problems starting with a non refundable portion of your deposit, which makes no sense and it was rumored that the owners are getting 80% of some of the tenants deposits. I have had a couple of deaings with management and they really dont care about the tenants opinion, and seemed all about the money so I moved out stayed 1 year because of those issues. They are also have a rat problem not in the homes but because of the highway and the new homes being built across the street the rats have been seen on the stairs and running under and crawling on peoples tires. I experienced this myself so this is not conjecture. they have changed people in the office 3 times in a year so that shows there management company is not showing a stable enviornment.
If you are considering living here...read this.The staff, the apartments, and the amenities are all very nice. The location and access to 285 are a huge plus to anyone who wants to get in and out of the communities throughout the Atlanta area. The staff work hard to keep the property clean and repaired in timely fashion. Carrie Jo in the front office sets a very welcoming and very enthusiastic atmosphere.The property currently has a dog park which is a nice space. The only problem is the property has never taken the time to completely enclose the park. Half the park is not fenced and opens up to a steep wooded hill to a creek. The property could at least plant some bushes that create a natural barrier if that is a lower cost. Landscaping around the community is always well kept.A major con to this property are the tennants who live in a very nice property but do not respect it. Multiple individuals Will not pick up after their pets. Thank you Darnell for always picking up after them. Constantly the residents throw trash from their cars and litter the parking lot. Patrick and Darnell have better things to do than pick up their lazy uncaring actions.With the money residents spend to live in these nice units, a certain respect and class should come as a consideration when living here.The property is pricey and when the units all become full, parking does become a challenge. The parking inside the property is limited and residents have to pay extra to park in the covered level of the parking deck.
They clearly suck at communication. I called before coming in to inquire about a 2 bed room 2 bath. The lady over the phone quoted me a price on two different square feet that she said was available. She then sent me a text of the address to come in. I drove 30 mins there jus for the lady at the leasing office to tell me it was actually more than What I was quoted. The price they quoted me when I got there was out of my price range. She wanted to spend majority of her time trying to figure out who gave me the info instead of just telling me what’s available and how she can help. I’m so glad I didn’t lease hers, if you lack communication with your own employees than its no telling how you will lack communication with residents!
I have lived in this apt community for a little over a year. I am getting ready to break my lease because of so many unpositive changes. For one, the change of management that has become a revolving door for this complex. And not for the better. While I understand they are human leasing consultants and property managers, I expect that if you choose this career, perhaps one should have the customer service skills that match the ability to handle residents and any issues that might arise. And of course they don’t. Nor do they have the answers to help with anything. The upgrades they have done are simply cheap and the flooring has already attempted to come up. Parking is a problem. Oh, and I suggest you don’t allow them to do you a courtesy and sign for your packages. They probably will lose it. And with an unwanted invitation I frequent my neighbors party every other night since I can clearly hear their music blaring through the walls and hallway. Oh and I shouldn’t forget the neighbors who live above me apparently pick up and slam their furniture down for fun on a daily bases. (At lease that is what it sounds like). Bring these issues to the rental office and there responds or the property manager responds in particular after she looks at you like she does not give two cents about what your saying is”call the police.”’I can certainly do that but perhaps you as the property manager should give them a courtesy call. Smh. Quality or at least timely maintenance is probably the only thing you will get around here. Other wise my advice go somewhere else that is cheaper and with a staff that is more personable. And a rental office that offers lock boxes or uses a better organizationed area/system to accept residents packages. Living at 10 Perimeter is not on level 10 by any means.
I moved here in October and it was probably one of the worst decisions Ive made. For the past 8 months Ive tried filing noise complaints probably over 5 times now and nothing has been done. Each time I reach out to follow up about the complaints all I get is well look into it or call the courtesy officer. Ive spoken with the courtesy officer tons of times and all that can be done by the courtesy officer is filing the complaint and sending it to the office and from there the leasing management is supposed to do something about it. Well nothing has happened and its beyond annoying and Im tired of living under godzilla. The office hours here constantly change and the office wont notify you about these updates and its because theyre busy taking 2 plus hour lunch breaks. If you have a package sent and it ends up at the leasing office they say theyll notify you when its there but thats not true and most of the time your package ends missing. I will say the inside of my apartment unit and the gym is nice but its not worth living in a place where you cant live in peace. If you can handle living in a place with an unprofessional leasing office, halls that smell like weed, trash everywhere, and people lighting fireworks of the parking deck(which could cause fires or damage vehicles) then maybe this is the place for you.Ps- I know the leasing office will respond to this saying they would like to discuss the problems Im having but Ive done that more times than I should have to so please dont waste your time because Im done wasting mine.
This place has inconsistent management. They are very unorganized even paying rent is confusing. They change staff every three months and the grounds arent kept up that well. The valet trash make the hallways smell and there are soo many bugs in the summer. If you are looking for space for an inexpensive price this is the place for you. This place has been bought out and is under new management. It is awful now. In the last month, the elevator has been down 3x. The pool is closed again for the 4th time since the last week in May. The grounds are filthy. I pay for parking and someone is always in my spot on the weekends. Management has no idea what they are doing. They dont communicate with residents at all. Do NOT move here
