I had a number of deliveries to this place and it always hard to find the apartments since the building numbers are in awkward places and cant be seen and two the numbering of the apartment units is confusing. I get that all the units that start with 1 are first floor apartments but when you walk around the building and it goes 104 then jumps to 111 it makes it hard to find those missing ones since there are no signs that says which half of the build is odd and even number apartments.

If I could, Id love to give 0 stars to this complex. While, Im grateful we were able to get an apartment to get out of a toxic situation. Id like to point out the flaws of this complex they definitely out weigh the good.Maintenance doesnt get to urgent requests in a timely manner despite it being labeled as Urgent, they claim to also have a weekly - monthly pest control absolute bull; Weve dealt with at least 5 - 6 roaches in the last two weeks! Weve also been through a number of managements which all of them have been terrible to respond to. Even asking for an email from them for confirmation is like pulling an arm and a leg, they do not communicate with you. While they claim to have security checking the parking lot, I do not believe this. I hardly see security around the area. Our car has been broken into a few times as well as a friends. Weve also seen a few other cars broken into. Im happy to say were not renewing our lease. Do not waste your time with renting an MEB complex, its an absolute waste of money.

I want to say that COVID- and me coming from another state May have factors on my experience. First of all the leasing agent I was dealing with does not work there anymore. I specifically requested a downstairs unit and every time I conversed with her I would confirm with her that I needed a downstairs unit for medical reason. She assured me it was. She told me that it would be ready July 1st. Which was awesome because I started my new job on the 6th. Well when I get there. As you can guess apartment was not ready until July 13th (however upon moving in there were several issues) that were not fixed. One the apartment was upstairs, hallway lights did not work, some kitchen drawers were not operational and there was issues of pigeons roosting on the balcony. However they rectified the issues by giving me a discount upon move in and they found me a ground floor apartment for me to move in. The maintenance was ok I have no issues. Overall, the experience could have been better but they did what they could to rectify the issues. Overall great location can use the transit system to commute to work. Not really a fan of how they charge for laundry machines. There have been some times I needed to charge my card when the leasing office was not open. I only been here a couple of months, I am hoping that the rough patch has passed.

OK now that I havent lived there in a long time (and now in a totally different time zone) lets take a trip back to the previous name Academy Terrace. I waited this long to see if they would actually change things...they did not. Fun fact the exercise eqiupment has been there more than 5 years (the one they still use on their website). When I lived there the big one with 4 stations never worked and didnt seem to ever get repaired. There used to be a hot tub but people kept breaking bottles in it so that was closed. The stairs to the upper apartments were refinished but I would personally be cautious as Ive seen them start to cave in. Something youll really enjoy are the amount of roaches that will pop out by the stairs at night. They like to play hide and seek during the day. One ran across my foot while I was using the restroom, hey good thing I was already in the bathroom! Which brings me to my next favorite thing. A woman had the overhead portion on her porch cave in due to water damage. She had to submit multiple requests to even have them come look, but that was like 6 owners ago. On my bottom floor porch those little decorative wood pieces to make it look like adobe just started falling off.This place changed hands 4 times in the 2.5 years I lived there, I think. Shoutout to Precious though she was ace. By far best front desk person. Back to my stories though. The winter my heat went out in December-January. Took maintenance two tries to fix it. Their advice was to use a small electric heater, but that was long ago. The pool never seemed to be open for longer than a week at a time. I need you to remember these apartments were built around the 60/70s and under that paint they are still old. Speaking of paint! They just layer it on so if your door swells (it will), you might get stuck in your apartment! Under the red doors are green doors and I think they may have been white before...but dont quote me on that. If you made it this far you get my absolute favorite...the night the complex was surrounded by SWAT. Drunk neighbor outran cops and locked herself in apartment. We had snipers around buildings and helo coverage. She was in the shower and couldnt hear them pounding on the door ordering her to surrender! God that was a great night, really brought us all together...in front of my unit to watch everything happen.So all in all I cant attest to the current staff but I can imagine what youll encounter. Again remember these units are old and they act like it.Stay beautiful mi Burquenos

Difficult to rate when the issue hasn’t been resolved even though I received an email stating as much. This is day 9 without AC in a week that saw temps in the upper 90s and triple digits today. Frustrated at what appears to be a lack of urgency in rectifying the situation and providing updates to those affected especially with temps as high as they were over the past week.

Lived here for a year. My place flooded 2 times. Once during the beginning of the lease and once at the end, almost ankle deep water from it raining. They never cleaned the drainage hole in the ground. The second time I had to threaten them with a lawyer to get them to call someone to pump out the water from my home. Lots of items were destroyed. When I leave a place I make sure I paid everything, was even told by one of the ladies we had paid in full and are ready to leave. A year later I got a call from a collections agency saying I owed 150$. Thanks Academy for ruining a bunch of my possessions and then sticking me with one last payment. I wish I could put you guys into a debt collectors book for all the damaged items. 0/10 would never recommend this place to anyone.

Horrible layout for parking- not mover or new tenant friendly! Especially if using a moving truck, or moving company to relocate to this heap. Poor or lack of knowledgable maintenance staff! Dunno exactly what it costs to live here and call this place (gulp) home, BUT its definitely made it on MY list of DO NOTs.

If I could give a lower review I would. My husband and myself have lived in these apartments for 6 months, our elctirc bill was 278$ on a 950 sqf unit we dont have in unit w/d. When I called to ask why they hung up on me repeatedly, told me they were done with this conversation. Anytime I had a qeustion i was interrupted and belittled. I CANNOT STRESS THIS ENOUGH DO NOT LIVE HERE. There are hidden fees at every turn and honestly its not worth it.I have never been treates like this by a complex.Crying currentlytly at the frustration. They truly do mot care about there residents.

MEB management is the worst company I have ever had the Non-pleasure of dealing with.They are dishonest and lack the skills or communication necessary to run an apartment complex. I miss the old management desperately and I cant wait until MEB screws up enough to get booted. Praying the next management company is nothing like MEB and actually does a good job and takes care of tenants with true statements and ACTIOnN.. not empty words and failures.

Upon move in, they gave me the wrong key, luckily my wifes key worked. But the told me that the would make a new copy, when the key guy came around, if we just leave them the one good key. This would mean that we either lock ourselves out or stay in the apartment until the got a round to making a copy.We went to the store and made a copy ourselves.

Can I give zero stars?If you are looking for a nice, affordable place to live with a professional staff, this is NOT the place.The air conditioning is always broken and you will pay over $400 each month in electric bills alone.They avoid serious problems - like mold, broken ACs, and heaters.The staff prides itself on being dishonest and making excuses if you try to fight their negligent behavior.The management company is the equivalent of several 12 year olds, given a position of power.So, only move here if you want the people working for you to only add to the suffering that youll face by moving into a disgusting complex and a broken apartment.

So I asked to get my admin fee back and I was told a direct deposit would be going into my account. Two weeks go by, nothing. I call again and they tel me a check will be sent out. More than a week goes by, nothing. I call again, the leasing lady won’t let me speak and hangs up on me. Thanks a lot for your help. Take your business else where.I call back numerous times and they won’t pick up the phone.

So I lived in a unit at this apartment complex for a year and six months. This was about two years ago. The location is great, the apartments are roomy. The cockroaches live in the stucco stairs.... and they do not go away!!! The owners at the time were somewhat okay to deal with along with the front desk employees. The reason for my review is because I am now disputing a two hundred dollar charge that I have no idea what from. I have called the office, they have told me it was a previous bill... When I left this apartment I left it clean and I paid everything I had too. So warning to anyone moving in or moving out KEEP ALL RECEIPTS and ANY PAYMENTS so that this to won’t happen to you!

I loved living here. Front office and maintenance is great. Grounds are very pretty, never had any bug problems. The tap water tastes really good. I had a studio apartment and it had many windows, great light inside. Laundry facilities are nice and reasonably priced.

I’ve been living here for almost 2 years now and I really love it. For me, it’s conveniently located right next to my work and school for my child. I just really enjoy the location. I’ve also never had any issues since living here. It’s quiet and the grounds are well maintained. Over all, it’s just been a pleasant place for me and my daughter to live. I would also like to say that they did a beautiful job with their newly remodeled units as well.

Im a current resident and I love living here.I recently had an issue with my washer machine and within 2 days of calling it in, they had ordered a new washer and dryer for me and a technician was out fixing the problem. Ray was the guy and he did a great job in resolving the solution he was also very polite and had very good customer service! This isnt the first time Ray has been to my apartment to fix something and both times he did an amazing job!

I’ve lived on this property for the last 3years, and it really is a beautiful place to live but management is a joke, the maintenance people are a joke. It takes weeks to months to get work orders completed, including the air conditioning and heater. Sprinklers are left running for 12+ hours, and water is billed by occupants, not individual use. Spend your money elsewhere

The only thing that makes living here worth it is the location and Angela at the office. We’ve been screwed over multiple times by mistakes by the office staff but Angela has always been understanding and so very helpful. We’ve lived here 3 years and hopefully this will be our last year because there’s a ton of roaches, we can smell every time our upstairs neighbors smoke anything, and they took almost a year to replace the lights in our kitchen.

This complex is legit the worst one, was thrown to multiple managers after the complex decided to switch the entire management and staff, was left without hot water and heat during the month of December and was neglected any help kept getting transferred around and never get help from the office. Manager is a completely rude and will only try to save herself and wait till the last possible minute to fix anything. Will not recommend or stay here again

Overall living experience was good, quiet most of the time, property was pretty well maintained, great area to live in. Issues: guest parking, bugs (although at the time they did offer free pest control of you requested it). Prior property management company was great, friendly - they changed over a few months before I moved and was cant say much about them. I didnt get a great impression with my first interaction.

New management has been horrendous as well as new maintenance team. Our dishwasher had never ran properly for the 3 years my husband and his family lived here, so we make a maintenance request when it stopped working among several other requests for it to be fixed over the past 3 years. They want us to pay $300 to replace it even though we are renting. At the same time dealing without a dishwasher our sink breaks so we cant do dishes in the sink either for 4 days. Had to literally get them from the office to have them finally fix the sink. If you plan on moving in anytime soon, I would look somewhere else unless you want nothing to work and to pay for everything.

We love living here. It’s a laid back, pet friendly environment. Any maintenance issues are taken care of immediately. The employees and neighbors are very friendly as well. And my wife and I feel safe here. Definitely deserves 5 stars (or 5 paws if you ask our dogs).

Apartment is comfortable and comparably priced with others in this area. Maintenance is prompt and effective. Office staff is friendly, fair, and competent. Parking is abundant, though not all covered. Lawn is over-watered, however, which increases rent some. 30-day vacate notice. Pet friendly. Recommend that office be open Sunday and closed Monday to accommodate weekend apartment shoppers.

This is a place you should NOT trust. If you make the wrong decision of moving in to this place, I do recommend:Write down every little detail of the condition of the painting, carpet, any little microscopic dot in the wall, the stove, the refrigerator. They will charge you for a new painting, carpet shampoo.... a brand new apartment. They don’t invest that on the apartments. The one I lived was in bad shape since the first day.In fact, they brought me a stove and a refrigerator completely dirty. And they through the old ones away in the garbage right after they took them out of the apartment. After we moved, they charged us 200$ for a “professional cleaning”. This was an apartment that had insects from day one, spots in the carpet and animal hair on it.Be ready to be ripped off. The service is horrible and the condition of the apartments are not what it looks like in the pictures. I suggest you to look for other options around. There are plenty more.DO NOT MOVE IN TO THIS PLACE.THIS IS A SCAM!!YOU WILL BE PAYING MORE MONEY THAN YOU ARE TOLD.

I truly did love living here. However the last couple of months of our lease we had problems with a neighbor that stole tires and the battery off of my car. Understandably the office staff really couldn’t do anything without proof but they did do what they could. When our AC went down during a rough spot in my life :) they brought portable units to help until the AC could get fix. Despite the one terrible neighbor the others were wonderful.

They are awesomely pet friendly and any maintenance issue Ive had has been fixed almost immediately. Front office is super helpful and really friendly. Overall I have enjoyed living here. I have moved in about two weeks ago, and the staff has been great to work with, the neighbors are friendly, and the area is quiet but easy to get to everything around town. They respond to maintenance requests very quick. The apartments are older, so the noise through the walls and efficiency is above average, but not bad for an apartment even compared to another brand new complex I used to live in.

There were constant issues, everything from people breaking in and peeing in the laundry room to complete mismanagement of billing. Call this apartment complex any name, their job is to make tenants lives worse. They are now towing the cars during a pandemic. To, get this, paint lines in asphalt. The governor told them all non essential business is done, they think, welp, that makes painting cheaper. They just towed other tenants cars from spots that were not marked as a tow away zone. So literal theft. This place has been a terrible prison for the quarantine. RUN!

Have been here for around 2 weeks, no major problems.ProsOffice staff are very nice.Maintenance guy is very nice.Lots of police live there so i feel very safe.Havent heard a single neighbor.Very pet friendly 2 pets max weight up to like 85 pounds!! Certain breed restrictions.Minor problems:The cable hookup is list at the floor near our sliding glass door, but i guess you gotta do what ya gotta do.Some of our cabinets are warped so they dont close all the way.Parking is kinda meh, first come first serve.All in all i love living here, rent isnt bad at all. Would recommend.

My daughter moved here to be close to school and work. We were told they had security present at all times and that the laundromat, gym, swimming pool were always locked. 2 1/2 months after she moved in, her underwear was stolen from the laundromat and then returned with nasty note. We had to call the police. The police walked around the whole apartment complex, only to find security sitting in their car on the phone at the front. I also would like to add the laundromat lock was broken, and the office knew about it. My daughter felt so unsafe and violated when we reported it office. Their solution was to move her to another apartment for $100 extra a month. They also informed us that security is actually not there, and they can’t answer for them, because it’s only a third party that they contract with. They also lied about utilities bill amounts. We asked how much it would average every month, since my daughter is a student and limited budget. They told us $50-60 a month at most. That is a complete lie. It was $80-100 or more. When we decide to leave the apartment. They wanted to charges us $1500.00. On top of that, the office lady Joanna was extremely rude. None of them would even apologize. If you are a woman, do not move here. They are dishonest and put your safety at risk by lying to you. Then they will tell you that that’s not their problem to fix, even though you are a victim on their property. Unprofessional.The apartments are dirty and out dated and they want to charge top $, as if they offer anything but a dirty and unsafe place. Don’t make the mistake we did. Look else where.

We have have just come into town. We are a business that rents locations years at a time and prepays. We have looked at 5 locations within a few miles of each other. We get the sense of the place to be like the reviews that list 1 star. We were there and they were closed early. The next morning they were late. It seemed out of the staffs way to try and sell the apt. We only saw 1 and nothing of the amenities. The rates change daily so we had better lock in? Is it a hotel or an apt.? No laundry in the apts, most around do. Buyers beware.

My boyfriend lives at this property. His apartment smelled like an ashtray the second we opened the door for the first time. I guess they believe that is acceptable living conditions. My boyfriend is passive so he just accepted it. I smell like cigarettes every time I leave his place. We submitted a list of problems with the apartment as requested when he moved in. They have yet to address a single one of the issues and his lease is up in July. When they did their semi-annual walkthrough, he was at work so they entered as they indicated they would. When he got home from work every single light in the apartment was left on! Roaches are quite prevalent at this property, and he woke up one morning with one crawling on his hand. There were no exterior lights for the first six months he lived there. It was scary walking to and from the parking lot at night. They now have lights around the basketball court which helps tremendously. I have lived at Academy Heights apartments and they are maintained much more diligently than Academy Terrace. Heights is much more responsive, cleaner and safer. Oh and lets not forget that he is required to have the carpets shampooed and present a receipt for that service before he moves out. Why shampoo carpets that obviously needed to be replaced before he even moved in?! That has to be where the cigarette smell is coming from. Lazy, cheap con artists!And since it wont let me reply to their lame, canned response, allow me to add that they are flat out liars. They have not fixed a single thing.....not one.....from the list of maintenance issues we submitted to the office the first month of the lease. Also, notice how they have no comment about the other issues. Hopefully that speaks volumes to the readers. Dont fall for their facade.

This place is unbelievable they will do everything they possibly can to screw you. Realistically for a two bed room apartment you will pay at least $1000 a month including utilities. They make the pricing sound all great but then charge an insane amount for “utilities”. When we got our first real utilities bill it was $150 when I had been previously quoted by the staff “no more than $60 a month for two people”. They do not communicate with each other in the office so make sure you get everything in writing if you make the mistake of signing your life away with these people. Worst office staff I have ever had to deal with. JUST DONT DO IT SAVE YOURSELF THE STRESS, MONEY, AND TIME.

I moved here on September 4, 2015. I found the people in the office extremely helpful andpolite. The apartment I rented was very clean and spacious when I moved in. I didnt like thetype of blinds used to cover the windows, but that was my only problem with the apartment.I found the parking spaces to be quite large which prevents door dents, etc. The groundshave been well kept most of the time. It is very quiet around here, and the tenants are veryfriendly. I would recommend the Academy Terrace Apartments to anyone interested in anapartment in a good neighborhood in Albuquerque.

As a woman, DO NOT rent from these apartments or management. Safety and care for residents is not a priority. During a very frightening situation with another male resident and PREDATOR...AND a situation that involved the police, the management team shared that moving to another apartment was best for safety and security. They came back and charged an increased transfer fee and higher rent for the same apt in a different location, and said that if it was not taken that they will charge for breaking the lease. They refused to place cameras and security on the property. They are manipulative and pretended to care about a very frightening and dangerous situation, but proved to only care about financially gaining from a young female’s vulnerability as a resident. DO NOT MOVE HERE. Protect yourself and your family.

I moved out in August 2017 and I would have moved sooner if I could. This complex is terrible. The staff is lazy and generally unconcerned about the state of the complex. The first night I moved in my toilet backed up. This happened weekly during the colder months. I informed the office of this problem several times. They would do quick fixes such as snaking the toilet but it would back up again. They suggested I use less toilet paper. My apartment had one bathroom and it took on average 5 days to get fixed . My AC worked marginally during the summer. When I notified the office they blamed me for opening my windows to try to cool the apartment. It would get to over 90 degrees inside while the school was broken. The final straw was the mice. I understand that mice can get into buildings but the offices response to the problem was subpar. I was given traps to set up. They told me they would remove mice if they were caught but sometimes they sat in the trap for a day or two. To the person now living in 88: you have mice. They enter behind the stove. The majority of the mice I caught were inside the top of my stove!!In addition, they showed me a remodeled apartment. The one I actually moved into was old with giant holes in the cheap Formica in the kitchen. The old bait and switch. The pool is only open for 3 weeks all year. They water the grass three times a day. This would not be a problem but this goes into community water cost and they can get as high as 50$. I mentioned above the issue with mice but there is also a spider infestation. I could not use my patio because it was covered in spider webs and pigeon poop.These are just some of the issues. There is a lot wrong with this complex.Do not live here!!Edit: I moved out almost 2 years ago and every month or so I get a text asking me to rate my experience. This place is like an STD. Its dirty, disgusting, wont go away.

We were happy with these apartments for the first few months. The maintenance guys never seem to be able to completely solve our issues and the management isnt any help. My husbands car got stolen from the apartments and luckily we were able to get that one back but a month later my car was broken into and his other car was stolen. When we went to talk to management about trying to let us out of our lease because we no longer feel safe here, especially with a 2 year old, all they said is that we can break the lease for $1000 and offered us a laundry credit when we already have a washer and dryer. They are the worst company and I will never rent from Prime again.

The staff was very helpful in getting me in, due to some bad credit and unemployed, they were still able to work with me to get an apartment. The one bedroom is very spacious, good size living room, huge closet, and nice kitchen. I would recommend these to anyone looking for a place. Its also very convenient, Walmart, is just up the street, fast food, and get anywhere in Albuquerque in about 10 minutes.

Terrible managment beware residents pay water bill not by consumption but buy splitting it between residents so if you go on vacation and do not use water you will still have water bill regardless of consumption rate also we ask for security lites to b fixed in dec 2018 and there still out office does not act on any issues never answer phones and will leave you a threating letters over 25 cents on rent bill you have been warned if you move here ypu will see Ive got to say the owners, management are a joke. More bad reviews than good ones.

Since the new Managment came in this past summer, this place no longer feels like home. My experience? Just to name a few- I wake up to look out from my balcony at my neighbors accumulation of trash in her patio area over the past few months. I have emailed and called management and Still they have not had it taken care of. Our lease tells us to make sure our patio areas are clean and clear. Between the dog poop and the trash, my neighbor is clearly violating the rules. Then my window doesn’t close all the way so on a windy day blows my blinds around and I had to put a piece of tape along it so I can stop heating the outside world and paying an arm and a leg in utilities. To top it off, someone stole a change jar from my apartment and the management asked if I want to put locks on my windows. Management is the only one with the keys so what’s the point of putting new locks when they can come in whenever they want to take whatever they want. 6 months later and I still haven’t seen any window locks put in. I am completely disappointed at the communication, as it is non existent. This is the most unprofessional place I have ever dealt with and I really hope the owners get involved inwhat’s going on. I have all the emails and photos to show them.

I live at Academy terrace now and I havent really had any problems.. It is a pretty quiet community. This leasing office staff is really nice and helpful. Overall its been a good experience and I continue to live there.

Horrid experience. For a three month lease paid up front charged an additional 2500$. Again we were here for 3 months! Never in the apartment as I travel for work. Joanna insists that I’m to only be able to resolve the disputes in office after we were able to clearly review the paid amount and the ridiculous of additional charges ultimately ending in 2500$. Keep in mind the apartment I stayed in was not updated but upon closing for our house provided the necessary means to an end. The rent itself should never of amounted to more than 700/mo with an additional fee of 400 for not posting in 60 days although paid up front and specified we were moving out on the exact date upon signing. In total over $5500 was paid to this horrid place. The gym is inadequate, there are large bugs by the hundreds everywhere to the point my kids were scared to go outside or sleep because of the bugs. This indignant complex with her representation is pathetic. I vehemently advise anyone against ever living here. I am ultimately convinced the gauging at my expense, a single mother with two kids—updated the old pathetic apartment. In addition the swamp cooler never worked resulting in the kids misery. Beware. $3000 paid upfront for a three month lease. 2500 additional paid. 👎

DO NOT MOVE HERE! TRUST ME!!! Ive had multiple apartments across many states and also here in ABQ. This place is awful! This place is worse than properties in the war zone of ABQ. The property and apartments are run down to where you can hear a person sneeze through a wall and paper thin cheap windows that are not sealed and barely open or close. They water constantly which increases the community cost to tenants and we live in the dessert so this is weird as we are trying to save water. The laundry rooms are just gross. The bugs/ spiders are EVERYWHERE (Ive killed 4 spiders in my place this week)! Air conditioners do not work. Hot water goes from hot/cold every 15 secs when you take a shower. People yelling and screaming at 2 in the a.m in the parking lots. Cars always broken into. My place was dirty, unready for move in but they said it was ready. Nothing works. Maintenance process is the most unorganized situation Ive ever seen. Nothing, I mean nothing gets done. The poor people that run the front office I feel bad for as you can clearly tell they are stressed out because their manager has no decision making skills. They seem to have to take all the complaints while she sits in the back thinking which maintenance order shell ignore for the day. Bottom line this place reflects the ownership. Its dirty, poorly maintained and just a bad reflection of what the NE Heights should be,. With 100% honesty this is by far the worst apartment Ive ever lived in. One good thing is they will never miss communication when rent is due!

What a dump this place is. Dirty, cheap apartments and the staff all seem lost and have no idea what they are doing. They do not fix anything. They must have had their boss in town this week because its the first time Ive seen people doing anything around the complex. The apartments are nasty and not maintained. You will get sold about how great it is but this is a trashy apartment complex. Over priced and not worth even $500 a month. They charge you for ton of random fees like its an HOA? Yet the property looks like a dump! I mean its raining today and they have the sprinklers going full blast and its almost October. Why? Because the tenants pay for it and they keep the remaining money as profit. I could go on and on about this place. Do yourself a favor and look elsewhere. The people that live near me all say the exact same thing. We hate living here. Might want to consider that before you even look at the dump. The city should help convert it into a new junk yard.

I moved into Academy Terrace at the beginning of March and everything seemed to be going well. A month went by and suddenly my Electric bill skyrocketed. I blamed it on the A/C and moved on. Then I started waking up with bug bites larger than quarters. I immediately called the office and got on the list for the exterminator. The exterminator camd out four times, did a quick little check, sprayed for roaches and moved on. The bites have not stopped. After the fourth time I got a call from the MANAGER and he told me that if the exterminator found nothing than there was nothing they could do. He then had the audacity to tell me “maybe go to the doctor. you may have a skin condition.” I have talked to an outside exterminator since then and have confirmed that my bites are in fact bites. No less than a week ago it rained and I came home to a huge leak in my room. I called maintenance and I was asked “but do you have a bucket” and was offered no further help. I was told somebody would be out the next morning to fix the ceiling so there would be no further problems. My ceiling has yet to be fixed. Other maintenance problems take days to be even looked at. And most of the time I am blown off. I would do anything to be able to move out, but I know I’ll be hasseled for two months rent on top of my existing expenses. On top of all of that The rent price is constantly being added to. In house utilities run about 100 a month, I got hit with an 180 dollar electric bill and a 45 dollar gas bill. Don’t move here

Do not move here. My move in experience was horrible, apartment was dirty, the back patio was infested with pidgeons and they refused to clean it out. I didnt have hot water for a week. any issues have not been addressed. They tell you one price and when its all said and done you have to pay for parking. The pool is always closed, the laundry facilities are trashed and hardly work.Again do not move here.

DO NOT MOVE IN HERE. The standard that this complex keeps for itself is downright insulting. The apartment that I walked into was filthy. On moving day, I didnt get a walkthrough of the place that I am going to be living in for the next 12 months. What I got was pressured by Joanna into giving her both my money and my renters insurance information before I got a set of keys. Walking into the apartment, I was appalled. There was dust everywhere, including dust bunnies clinging to life from the ceiling in the kitchen, rust covering a 1/3 of my porch (along with the last tenants jerry rigged porch screen and satellite) and rust on my mirror in my bathroom, warped and missing screens, A HAIR from somebody else on the toilet, and a filthy laundry room. On top of all this, there is definitely more. I got a total of 108 photos and a video of the filth that is that apartment. The icing on the cake was the fire extinguisher that had been expired for 2 years. When I asked them why the apartment was this dirty, all I got were apologies that they didnt do a walk-through in between tenants because they didnt have time. Thats no excuse, make time in between tenants to do the stuff that you need to do to make sure that the place is clean that youre going to be renting. And even though the fire extinguisher was clearly a breach of the safety portion of the renters agreement, they wouldnt let me out and now Im forced to stay here.Edit after owner comment: This was an exhausting lie to read. If your team had any pride they would do simple things like DOING A WALKTHROUGH BETWEEN TENANTS to make sure stuff was up to par. That is just unacceptable. Now my time and my money is wasted because I had to wait a freaking week for a cleaning crew that was supposed to be in before I gave you theives my money. I cant even have my stuff moved in until I can make sure you people had it cleaned right! So do I get 7 days off my next months rent? Of course not, because youre a bunch of theives. Of course I clearly documented my issues because when I walked in that apartment it was clear that you dont care and I have to make sure I am not responsible for your negligence. I WILL NOT rest assured until Im out of this dump ran by crooks. You ARE NOT welcome. And you can rest assured that I will let every single potential renter I see know how much of a dump this is and to never give you their money. Oh and its not slander because I have over 100 photos!

My wife and I had a very unpleasant year living there. The office staff seem very helpful, until you sign that lease and move in. My rent was $680, but I paid between $770-$780 every month because of the water, sewer, trash PLUS you have to pay your own utilities. The pool was ALWAYS closed during the summer for one problem or another. The gym is ridiculous. It has all of about 5 machines total and only 2 of them working. The laundromat is the worst. You have to load all of your money onto a card, by using a machine in the main office, THAT ONLY ACCEPTS $5s. So if its not office hours and you are out of $5s, you are out of luck. I put $10 on a card to do two loads of laundry. My clothes did not get dry AT ALL, and of course the office was closed and I didnt have any $5s. I had to hang my wet laundry all over every inch of my apartment. There is never any parking, even when they switched to permitted sticker parking. My car got stolen from right next to the maintenance shop. They have cameras there but the office told me that they are just for show, so that was no help. Also, because I lived right next to the maintenance, my wife and I had the pleasure of walking into our apartment feeling very uncomfortable by the maintenance mans stares. They were never doing more than smoking and staring from their shop. Would not recommend.

WORST PLACE EVER!!! If you have a child that is trying to start out on their own OR you personally are looking to start out on your own DO NOT MOVE INTO THESE APARTMENTS!!!!!!! EARLY MOVE OUT is NOT an option!! Personal does NOT explain the lease and or charges!!!!!!! I have NEVER had to deal with office help SO UNPROFESSIONAL! My daughter was a student who lost her job and try to move out 3 months early from a lease she had NEVER been late paying rent on and they were going to charge her over 1300.00 to do so!!!!! This company does not give a CRAP about anyone but themselves....and after out horrible experience we have learned of 3 other people who experienced the exact same issues!! AND when your lease is up....they will HIT YOU with extra charges!!!!!!!!!!!!!!!!!!!! Be prepared for the WORST!!!!!! because it will happen!! GO DOWN THE ROAD!!!!!!!! I have never lived in a complex with even half the level of attentiveness and care given by the staff here. There where some issues with our property in terms of appliances and it hasnt even mattered in the slightest in terms of affecting my opinion of these apartments due to the genuine warmth and care me and my brother have reveived from the fantastic staff at academy terrace. *UPDATE* The previous review was from 3 years ago and a 5 star. Since then the complex has changed companies 4 times and it seems every time things get more and more difficult and getting things fixed and repaired more of a nightmare. Can no longer recommend things have gone downhill.

DONT RENT HERE!!!! Just so u guys know the leasing office are a bunch of LIARS especially Joanna, I recently moved out because they raised my 1 bedroom rent for 700 to 840! Before my lease ended Joanna told me that when a tenant goes month to month the minimum day requirement to give a move out notice is 30 days. She stated that an email would suffice as a notice she told me this TWICE and on separate occasions. When I went today to confirm in office she stated that I had to give a written notice I was upset and spoke with her manager Rebecca and she said the same thing when I argued about it she then changed her words and said they could back dated to when I sent the email which was last week, hence theyre lies. If she can change her mind about the notice not having to be in written form and that the email is sufficient last minute then Im sure they can honor my actual 30 day move out and not turn into a 45+ day move out notice. These people dont care about their tenants. But what they dont know is I had a recorder with me so they can expect their lawsuit :)

If youre thinking about moving here please reconsider Ive been here for about a year and my water has been shut off a total of 6 times supposedly the guy downstairs keeps breaking it and they keep promising its getting fixed... Im constantly left without water, I have three kids and myself have been woken up to find no water with no warning either! Whether theyre also everything is falling off when I moved in my towel racks release my closet doors keep falling off and it literally takes months for them to come out and work on your work orders. Just waiting for my lease to be over! Not again in a million years would I come here again not to mention the rent was going to be under 800 and I keep paying close to a thousand every month Im telling you this place is Not What It Seems... I have to give it one star because it wont allow me to read no stars.

I returned my keys on the day specified on my contract and they said i returned the keys on 5 days later so i had prorated fees and charges, they said it was my word against theirs. i had to pay those fees more than 700.00..... ask for proof when you deal with them.

Used to live in this apartment. Left because 1) cockroaches, 2) HVAC never worked, 3) rude staff, 4) pigeon infestation, 5) terrible maintenance, 6) lack of safety (homeless people, someone nearly getting beat to death with a hammer *it was on the news), 5) lack of lighting. They also have a sketchy way of charging utilities. They had messed up their accounting for over a year, and then tried to back charge all the tenants due to their mistake. The staff was so apathetic and rude to the tenants. I have no idea how anyone could leave a half decent review. Still to date, it is the worst apartment I ever lived in.

I used to live at this place for about two years they lost all my paperwork for the apartment, the roor leaked for a year before they even mentioned they would fix it. The heater and AC when out at the same time. And when I asked them when it will be fixed they gave me an attitude and told me it already was and the AC was working. They told me to get a bucket when the roof poured a few gallons of black water on my bed and ruined it. And to top it off they just sent me a note charging me for my ulilities that “haven’t been paid in March” you can’t even avoid paying the water utilities it a part of your rent payment I would have been evicted before then due to late payment if that was the case. If you’re considering moving in here I wouldn’t. They’ll find what ever excuse they can to screw you over. I feel bad for the people still living there.

I’m giving one star because of the cost. You get what you pay for. My mother lives here, and the customer service has been terrible. She has now been a month without air-conditioning, problematic because she has asthma, which is pretty severe. Every time I send her packages, tracking says that they’re delivered, she calls the office they tell her no. When she drives down, also an inconvenience because she’s a bit disabled, the packages are magically there. This proves to me that the staff is either lazy or dumb. Last night her rocking chairs or stolen off of her patio. This place sucks!!

Very kind and helpful service. They had remoldeling being done right over my apartment and moved all of my stuff around on my porch and they dropped all of the stuff onto my porch and nwver cleaned it up. Thats the only problem i had. Otherwise it was a pretty good stay.

This apartment is god awful! There are always new people working in the office. Work orders take so long to be completed. Parking in the main parking area is a nightmare. If you like having your car blocked in by others cars this is the place to live. If you love having tons of bugs and spiders on the stairs and in the apartment, then this place might be the one for you. If you like walking up and down dark stairs at night, with at least 20-30 cockroaches. If you would like the disposal to break every month or so then this is also the place for you. I have had a personal car towed from the lot with a tenant sticker. I have had many noise complaints from the downstairs neighbors such as loud stomping when there is no one walking on the floor. We have the downstairs neighbors banging on the ceiling when doing dishes, vacuuming the floor, and when we are seated on couch. Our washer was broken in our apartment for over 3 weeks, and the staff acted as though that was normal. The gym is terrible and most of the machines are loud and broken. The pool is closed a lot during the summer due to things being broken. The staff is unhelpful when things need to be taken care of. I would not recommend this apartment to my worst enemy! During the summer months when having your AC on 80-85 degrees the electric bill is well over $200. There is something wrong with the insulation or the actual unit. JUST DONT LIVE HERE!ALSO after moving out they will charge you over what they are supposed to! They charge 2-3 months of utilities and they throw in extra charges! For example pet stain removal, after we had the carpets cleaned.. Apparently they lift the carpets and check beneath them? JUST DONT LIVE HERE! Also a few comments on here giving a 5 star rating are people working in the office.Matt hijar is the office manager, and Esther Larranaga used to work in the office. So it looks like they are trying to up their rating:/

Update at bottom.For the price and location, we have had really enjoyed living at Academy Terrace the past 2 years. They also do discounts for military and students, which we qualified for.We initially picked them because we have a boxer and very very FEW apartments in the city take boxers mainly due to weight. They have no weight limit for dogs here, but do have a breed restrictions list (ie pit bulls for example among a few others). Our dog is around 70 lbs, and many apartments we were finding limit to around 50 lbs. So, that coupled with the convenient location right off I-25 was great. You do have to pay for a gym key, but its a deposit so you get your $ back when you move out and return the key. The gym equipment is actually pretty nice, but no TV sadly, so we just bring our tablet with downloaded videos and headphones, easy fix. There is also a nice pool. We are in a 3 bedroom which is very spacious. All the maintenance issues we have had have been swiftly resolved.There is free covered parking! Many places charge extra for covered spots. Though I do wish it was gated. They also provide free bug cleanings weekly you can sign up for by a pest control company. Sounds sort of strange maybe, but because there is so much plant life around the complex- beautiful trees and grass a rarity here in ABQ and great for walking dogs!! But this means there can also be more bugs, so they offer this service for free! Since we take advantage of this during the summer we havent had bug problems.We lived in many apartments before moving to New Mexico and the front office staff here is by far the best we have ever encountered. Friendly and efficient, though I will say we also strive to be good tenants!!! Its a two way street and makes their job easier. Plus they always have cookies, lemonade, and even dog treats in the office which I always take for my boxer.All in all our favorite things about Academy Terrace are: Location; Beautiful Grounds; Big Dog Friendly; Efficient Staff!Update 2018A new company now owns the property and management changed in summer 2017. Some good things have happened, like repairs around the complex, but customer service has declined drastically. Too many examples to list here, but I did remove a star from my review and we are planning on ending our lease after many years in large part due to the new management.

Management will make half-assed attempts to resolve issues and then send you a letter telling you not to complain anymore (and also not to try to resolve the problem yourself) because they wont do anything else. Walls and windows are paper thin, weve had noise problems with our neighbors waking us up at midnight and 5 AM every day since we moved in, and the cherry on top is that electricity for a one bedroom apartment somehow manages to be $130 even if you turn off the AC at night, keep it at almost 80 during the day, and unplug everything youre not using. Before we moved in we asked what average electricity would be and they said they didnt know, but now that weve moved in and asked for our windows to be inspected and the meter to be checked, they said its normal for it to be that expensive, so they do not do either of those things. We budgeted for paying about 800 a month including all of our utilities based on other peoples utilities in the area in other apartments and houses, and now were stuck in a year lease paying about a thousand a month for crappy quality apartments where we do not feel safe and dont even get the privilege of sleeping through the night. There are spiders and cockroaches and generally these apartments are just not a pleasant experience.

Overall this is a great place to live! Its very nice for the price, the apartments are very spacious, they take great care when it comes to maintenance issues. I even had maintenance come when I had first moved in while I was at work and he fixed the problem. I had a great experience here for the 9months I lived here. My husband and I were sad we had to leave due to unemployment issues, the main manager Precious is soooo helpful, she seems to care the most, they did everything they could to help us stay until our lease was up. Its quiet, no gang activity which even on the nice side of Albuquerque, can be difficult to find. If the parking is ever a problem, we had cars towed in the covered that didnt belong in the tenant parking. Best and most welcoming place to live!!!

The maintenance is horrible. It takes forever to fix things. There is no insulation between floors so I hear everything in the apartment above me and so don’t sleep well. The leasing arrangement is draconian and inflexible. Penalties are awful if you have to leave early. The apartment construction was done on the cheap and it shows. Don’t move here. You’ll regret it.
