OVERPRICED by at least $200. this place is terrible. their management company is laughable at best, they’ll lie to you about whether or not they received rent or what proper protocols are just so they can charge you late fees. i’ve had nonstop problems with this place as well— roaches and other insects despite them “spraying” apartments monthly, i had a bat and a mouse on separate occasions, leaky a/c that they will shut off at random (same with the heat), random unannounced water shutoffs, all of my sinks have been blocked up sometimes simultaneously. this place was better left as a crack den like it was in 2013 this place is the worst. whoever manages this place better be taking ativan and dabs at night because i dont know how you sleep at night.

I love my apartment its so comfortable and spacious and luxurious .. its very piecful here.. the apartment have an incredible viewes the ponds ducks fish and more amazing trees .nature .I dont have to worry about my car or belongs In my apartment. Its in a very good location . I love that the apartment are gated . Staff and management are very helpful and understanding and are willing to go the extra mile as needed so are the maintenance man and apartment cleaners. The air handler was very loud, but they thought it was normal. I had car when I moved in, but when I lost my job, I had to return my car. When they finally got the gates installed they demanded that all pedestrians go to the through the gate at the office. That is a vast inconvenience.I moved out in January and got a letter in February telling me that a company in California would send me a refund check. And, I was supposed to get $260 dollars back. That check never came.I finally called them in September. They never called me back. They knew exactly why I was calling. Now, they cut me a check for $60. They added charges to consume that $200 that they had not charged me in their first letter.By sending this out of state, they made it into a federal case. They are crooks. Do yourself a favor and do not rent there.Yes, Zero stars. This dialog wouldnt let you submit zero stars.

The Pearl, has been my home for the last 5 years,Like any other multi housing complexes their are problems or issues, how ever Maintenance has a great response time, theyre friendly courteous, and proficient. House keeping is always moving around the property cleaning the breezeway and elevators.The office is polite professional, and go above and beyond for the resident,They are community conscious, and I love that...Again 5 years, and I plan on renewing my contract,My daughter lives here as well works in Santafe and refuses to move from her apartment,,, this is home.Thank you to the pearl for making this a great place to live...

Honest review. I moved in in July, and although the air conditioning doesnt work well on the lower floors, and the ventilation is a shared system, the apartment is safe and quiet. The walls are a bit thin, but not too bad. The grounds are well kept and maintenance guys are very helpful. They are cleaning up the riff raff and I have not had any issues with bugs because they sprayed in September. The pool is nice, and the gym is conveniently located next to the laundry room and the pool. It would be nice if they would leave the bathrooms unlocked after office hours. The gate is fully functional but visitors a forced to park outside the gate and we arent in the greatest neighborhood.

Property manager cut corners and wouldn’t talk to me or hear me out. Said I was too loud * I have a daughter and get out of work at 3 in the morning. I tried to say I have time stamps (from work) saying I was at work when I got the notice and no one was home. Now I have to go to the courts and fight this because I don’t want this on my renters history. She literally hung up the phone on me when I was explaining myself. If anyone has a direct line to the owner please let me know. I literally have proof? I don’t know if she’s lazy or ? Just doesn’t care. Either way. Terrible, literally terrible management. Who does that ? I’m glad to leave, just wish it wasn’t with lawyers and the court during COVID. Both money and time wasted because they couldn’t get there facts straight.

Well once again the office manager is trying to evict me she left a notice on my door I called the office and she won’t speak to me and the Secretary there can’t even give me a reason why they are evicting me I’m not gonna give the manager the Satisfaction of me moving now I’m going to continue to pay my rent rather she takes it or not and she knows she cannot evict anybody from here during this pandemic smh .

The pearl is one of the worst places I have ever lived, the first week of moving in there was a murder 8 doors down. We had notices on our door for the simplest things, maintenance was always watching our every move. It was like walking on egg shells. Our bathtub spout had so much rust on it that metal chunks were coming off of it. The paint in the bath tub was also coming off. They control the air and heat in the apartments and choose when they turn it on or off, so the beginning of summer was horrible due to them not turning it on right away. The dog park hardly had waste bags. There were countless homeless people, “security” was never around. I was threatened by another resident for not supplying him with alcohol, cigarettes or money and the office as well as security didn’t do a thing about it. When reporting that the smell Of a very harmful drug was being emitted into our apartment from one of our neighbors the office told me “go buy the car air fresheners and put them in your vents.” There was a swat situation a few months ago. My fiancé’s car was broken into and they attempted to steal it. When reported to the office Kristen’s response was “we have security from 4pm to 4am, you need to file a police report” when we filed the report and brought it back to her for our file. She was pissed. From that day on we were constantly harassed and forced out of our place of living. They told us to break our lease and we were charged over 2,000 dollars. When we gave them our notice for vacating the premises, they said we are hurting their feelings for leaving. Like we had an option to stay from being harassed, not feeling safe, and the office telling us to break our lease. They also charge you ridiculously for things on their list of cleaning when you try to get your security deposit back. They will give you the bare minimum. I would never recommend this place to anyone

Lived here for total of two years. It really was comfortable living. Never had issues with management or staff. They were real responsible. A couple of neighbors do tend to party but security does do there job. The grounds were always clean. Not bad for the area.

I lived at these apartments for a little over 4 years, my whole experience was wonderful. My apartment had a great layout that included a fireplace, pitched ceilings, and a balcony with an amazing view of the sandias. Management was exceptional from the office staff to the maintenance team they were always willing to help. Not to mention, the grounds are beautiful and well maintained.

My best friend use to live here and the place is so pretty. The people are nice, I mean i got weird looks for speaking Spanish when Id be on the phone but nothing crazy. Id live there if I could cause when I stayed with her, I loved this place!

My family and I just moved in not too long ago and we love this place. They always made sure any of our problems were met in a timely matter, and if we had concerns we always felt welcomed to be able to talk to the employees at the Pearl. Not to mention that the deal for a months free of rent was a plus, also the referral bonuses are another plus. I definitely recommend this place also before you move in always do a detail search for anything wrong so you can let them aware of it before you settle in (they allow you to look at your future apt. before moving in). Still a great place!

I lived here for two years. Im not sure why the other reviews are so terrible. Compared to other apartments in the city this one was definitely in the top of my personal list.-The apartments are decent sized and not crazy expensive.-The grounds are well kept and beautiful. (Its like living next to a small park)-There are almost no cockroaches! I think this is because of the abundance of toads around the ponds on the property.-The staff was always extremely kind and helpful when I needed themI had no major complaints the entire time I lived here.

I had a great time living at The Pearl. The staff was very friendly, kind, and helpful. As a first time renter I found that it had all my needs. I loved the pitched roof ceilings and the flooring, the new appliances were nice as well. There were a few problems with the A/C leaking and some of the drawers/closet doors needed to be fixed. However, I had no problems with any of the other residents, except for one noise complaint. Overall it was a great experience and I liked the atmosphere of the complex (particularly with the fountains and trees, it was very relaxing). Sadly they do not have any three bedrooms available and I need the extra space.

Its a shame that such a nice complex is in such an unsafe neighborhood, which is why I dont recommend living here.Recently a security guard was shot and killed, and after sending a letter about increased patrolling presence, my brothers car was stolen days later. On top of that, I let the office know and they didnt care, mentioning security cant patrol everywhere every second - which I found a little rude given the situation.If the complex was a gated community, or at the very least had security cameras over the parking lots, Id recommend this place. But its like looking at the beautiful waves down below as youre barely hanging on the edge of a cliff.

I have lived here since 2014 and even though the VA is around the corner, that reason is losing all attractiveness. Theres always some vandalism which MGMT wont do anything about. They put up a fence thinking that its going to stop crime. No security, no cameras and no concern from MGMT. All you will hear is, well theres nothing we can do! They need to put up some cameras before someone else gets killed! Of course nothing changes only gets worse since new owners, this year the air & water have been off as much as on and we are both disabled with breathing problems and cannot deal with this, its affecting our health too much! That and Covid-19 has given mgmt free reign to not do anything other than take your money and move people in & out, I stopped going to them for anything and havent been in the office to talk with Bea for over 3 yrs, its not worth it, all youll hear is something about her life and she will promise you the moon but never delivers! We had to move, we cant NOT have air in the Summer or heat when it gets freezing and we have to be able to depend on the water to be running NOT off every other day! When they moved out section 8 everyone thought that it would get better, jokes on you because now they dont have to keep the place up and it is showing. For us we had to move for more control over things like air & water, we are both disabled and with breathing problems, we have to have what we pay for and we are NOT getting it at the Pearl, we have been taken advantage of and that has ended, we wont be living here anymore and if you want, take us to court, I want you to! Car was stolen TWICE within 1 week. Had only lived there for about 2 weeks before that happened. Management showed no sympathy, and the property manager claims the gates are for the property- NOT the residents. The gates were out of order since before I moved in and they were fixed after the fact that my car was stolen the 2nd time. Don’t let them tell u anything about security or cameras in the parking lots because it’s not true. They don’t really have any. I served the property manager with an abatement form and the owner retaliated by rejecting the rent payment and requesting me to come to court for an eviction. Idk if it’s a racial thing or not but the owner was clearly being spiteful and attempted to force an eviction Over my head lol smh I got a trick for that though. Think twice before u decide to consider this place home. It seems as though management doesn’t really care about their tenants and that’s pretty disheartening.!

The location is perfect, close to the VA medical hospital, I-40 and I-25. The grounds are beautiful and it only takes me 5 minutes to drive to the airport. Love it!

The apartment often smells very strongly like marijuana (I dont smoke), the A/C is a joke! I had to by portable A/C units to deal with the summer heat. Paper thin walls. One of their roof contactors damaged my car needless to say they did not take responsibility for the incident.

They are treating us right. The office staff are nice and proper. Clean grounds and having no neighbors trying to harass me here. :D

I lived there about 16 months ago. I kick myself in the butt for leaving. It was a great place to live with friendly management and great maintenance. The walls and floors are thick and I only heard my neighbors a few times. It was just a great place.The neighborhood was quiet for the most part. There is a great Asian market down the road where I did most of my shopping and it is next to the AFB main gate where I did the rest of my shopping.I moved because I lost total use of my legs within days of moving there and I was totally screwed. This had nothing to do with ABQ or the apartment. It just happened. I think trying to get around in a wheelchair just drove me nuts. It is on a hill. Now I can sort of walk again and am thinking about moving back if they will have me. I live in Las Vegas now and It is a demilitarized zone in a very crappy small overprices apartment..See you next year, maybe.

Horrible place to live. No security, people yelling at all times. Looked nice when we moved in and then cars and apartments getting broken into bugs and the office will do nothing about it. Hell the one security officer we had got killed and still nothing. Protect your family and find another place.

Apartment hunting went by the Pearls, not a pearl, the smell in three apartments, that we saw, was so bad it made me sick. They charge way to much for what they have. They are not worth what they charge. They have graffiti on the elevators they dont bother to wash off. .was not in the least interested.

Fairly decent in terms of having a place to stay but has had multiple managers and maintenance. Old managers were better. No longer has a Clubhouse Wifi Hotspot. Clubhouse is empty 99% of the time. Neighbor could be racist (speaking from experience). Community pool water is left over winter. Cleaned out last minute. When the pool is open its dirty 50% of the time.

Beautiful, park like grounds but buyer beware! Heavy crime at this complex including residents! APD and SWAT are here at least four times a year. Youre moved in at a low introductory price then gouged each year for rent increases! No improvements are made and rent increase of $139.00 a MONTH for our new lease! Rent went from $750.00 to $989.00 in two years! They advertise as a gated community. While fences have been put up around the property, the gates have yet to be functional! Additionally, the gates will use a keypad and a code which is proven ineffective because people just give their code to visitors, then soon anyone can get onto the property. Plumbing problems, roaches and loud, inconsiderate neighbors, drug paraphernalia (needles), faulty elevators, etc. Dishwasher was replaced after the first year but there is not enough water pressure for it to run properly. They do however, accept large dogs (which is why we moved here) and cats with an additional $25.00 a month per pet. They also advertise at a low price and claim utilities included but dont mention, until youre ready to sign the lease, that they are not actually included. They just tack on a utility fee (over $100.00) on your rent so a $750.00 a month apt turns into $900.00 a month apt instantly. Pictures are of just one thing we personally deal with...(black, smelly water with black chunks coming up and overflowing the kitchen sink) Like I said...BUYER BEWARE!

BEWARE!!! BED BUG INFESTATIONThey wont tell you a thing as a prospective tenant. But my apartment is infested. The leasing agent misrepresent the the situation when I asked if any other tenants in the building were having issues. She said they couldnt say but that there was never an issue in the building. Upon asking my next door neighbor if he had issues he said he did have an infestation 1-2 months prior to my horror discovery. Ive since reported the incident to the city of Albuquerque. The manager wouldnt even speak to me until they sent a technician (which wont happen for 2 days) their practices are shady at best. Save yourself the time and horror and find something else where.

This is the worst place I have ever lived. The Management is garbage and always trying to cut corners. They violate their own lease agreement all the time, and try to charge you for everything. My friend was travelling through one night and brought her dog over. Her and the dog were gone the next morning. Somehow they found out the dog was there and gave me a huge fee, even though it says on the lease you have 24 hours to remove a pet from the property before you get charged. They have no respect for privacy either, they will come into your house whenever they want without putting up a notice.

The people here are nice and do a good job but my post today is that Show 3 cares to this security person this morning early AA security man was actually doing a lawn work and through about it in a trash can which wich really surprising

I lived at this apartment from January to June. I paid my rent and bills promptly every month. I left the apartment in spotless condition.While I was living there there was a problem with people seriously damaging cars in the parking lot... not small things like keying cars, im talking thousands of dollars worth of damage. The management did nothing about this other than putting notes on our doors to tell us to keep an eye on our vehicles.The locks to the gates were ALWAYS broken. Not once during the six months i was there did they repair the locks. When I asked about it I was told we fix them all the time, the renters just break them again. Yeah.. they break the exact same gate in the exact same way? Sure, whatever you say.My current problem, however, is getting my safety deposit back. I have not heard from them since i left in June. I call AT LEAST once a month, or send them e-mails, or go down there... and they always give me the run around. Im seriously getting tired of this bullsh*t. They have a large sum of MY MONEY, and they are pretending it never existed. Im seriously inches away from contacting a lawyer.Oh, and try calling the number on their website. Itll go to an automatic machine, which will make you select a number. No matter what number you select the phone will ring once and the machine will tell you to call back later.This is a disgustingly managed apartment. They steal your money with an innocent face. Vile disgusting people, who dont even bother to do their job. I hope the entire company goes out of business, its the least those a$$wipes deserve.

I would give no stars but then I couldnt leave a review. The apt I live is horrible. The area is dangerous and getting worse. The so called air conditon sucks. they have been here 5 times to fix my a.c. and even now its cooler outside then inside and its 79° outside! I cant wait to get out of here in September.

When you first move in you’re under the microscope and they will leave you a notice for anything, people have more than two dogs and they do not care, your car can get broken into and all they will tell you is ‘we have security’, they will threaten to kick you out and harass you until you do decide to break your lease, and when you do, they charge you $2,000 to do so then say they really wish that you weren’t leaving as if they did nothing wrong. Needless to say the office is careless and B and her little office people are among some of the rudest staff I have met in my life. Also check your fixtures when you move in our bathroom faucet was rusting and metal chunks were falling out, the maitance came and fixed the wrong part as if they didn’t even look to begin with. You can get threatened by other residents for not giving them money when they ask you to help them out, I.e. my fiancé was threatened that some guy was going to shoot her if she didn’t help him with money.

When I first moved in back in 2015 I loved it! As the years passed by I found out that management can care less about the residents! Cars have also been broken into and even stolen, this property also has a gate that never works and the rent keeps going up all because the gate around the property always needs to be serviced!!! This property is also Bed Bug infested! Even if its not your fault that u got them they dont care they will still charge you 500 dollars just to get sprayed! I moved back in August 2020 and Im happier! The Pearl Management also refused to give me my deposit back when I left their precious apartment spot less with no damage!!! If I were you dont move here!!

Management sold two apartments out from under me with no communication. Seems lovely, bad office mentality and buisness practices.

The issue is Albuquerque is the nations highest unemployment and this apartment is most likely going to lose residents in it because of this issue and its location and how unhappy the residents are feeling about making it feel like a home instead of a facility. I learned neighbors are scared of the policies, owner, management and wonder what is going to happen next. Well the blame is the city does not know how to take care of people and everyone is living in fear and paranoia. Maybe Pearl Apartments needs to move to Santa Fe if they want to keep the rate and filled apartments or address city counsel about homeless rehabilitation and crime prevention programs, hope unemployment goes down or learn to realize the type of people they have to work with in this apartment are the best in the city and do not have criminal records and should treat them with sincere respect, hospitality, and care. Women should not live here alone and should be on guard. Get a dog. And if you can get your family out of Albuquerque. Just be smart and safe and make good decisions.

The grounds are well maintained and the prices are affordable. I like the flat rate utilities. However, they promised me everything was working correctly in the apartment and when I moved in, the shower doesnt work, the door had previously been kicked down, the drawers stick and are very difficult to open and the closet doors keep falling off of the sliders. I came in the first day and requested a work order for the door and the shower and I came in the next day when no one had come to check with me. They say that they guarantee maintenance will check in with you within 24 hours or else they give you a rent credit. But I guess the guarantee doesnt apply to me, because they just told me that they were backed up and would get to me when they got to me. Several days later, maintenance finally came in and worked on the door for a couple hours. When he left, nothing had been fixed. Shower is still broken, closet door came off again, and all he did to the door was put a metal guarder around the deadbolt which didnt fix the split in the door that prevents it from latching. The entire door needs replaced, but I guess thats just too much work for them. Very disappointed in the way Ive been treated and the false promises I was made.Update: I have been living here for about a year now and I had a huge cockroach infestation due to my next door neighbors for the first 7 months. After they moved out, the problem diminished, though there are still quite a few cockroaches. I keep my apartment meticulously clean, line the corners and baseboards with boric acid, spray with raid AND have the pest control Orkin people spray inside my apartment every other week or so and there are still bugs. They do have Orkin come spray inside apartments that request it every Thursday. It hasnt seemed to make a difference for me, but I suppose I dont know what it would be like without it.

This place was ok for the first year living here. But now in just the past few months Ive gotten my stereo stolen and got my tires stolen and now just got my battery stolen. This place needs to have cameras or security around nightly or something. I wish it was a gated community but its not.

STAY AWAY!!! by far the worst apartments ive ever had the misfortune of living in! managmanet is terrible and rude, they dont know what theyre doing. the grounds are not kept, the lakes are disgusting and the dog park odor is strong enough to cross the courtyard. i was approached my managment for open carrying which is 100% legal in the state of NM and she kept insisting that i needed a permit to open carry. they couldnt even check my balance so i could pay my rent, they said they dont have access to the new system without managment and that none were available until the follwing day!Im the customer in this situation why should i try to take off work or plan my schedule around them!? these people have no idea what theyre doing here. save yourself the hassle and move to a better place than this one.

ZERO STARS....The people at the desk are very rude to their tenants friends and family. The apartment are infested with cockroaches. After so long they also start to raise the rent on the tenants. When there is an issue they let it drag on and on.
