My husband and I attempted to rent a unit from Oak Tree. I went on a tour and they gave us a date (Sept 16) when the unit would be available. After having filled out the application and being approved, they ASSURED me several times the unit would be ready on the 16th. I called to make arrangements to pay the hold fee online because I lived 6 hours away, at which point they notified me that they had allowed the previous tenant to extend their move out date and that now the unit would not be ready until October 12th or 13th.Obviously not wanting to be homeless for a month and my husband starting a new job, we ended up going somewhere else. Oak Tree has poor communication and is horrendously disorganized. They did not even offer to refund our application fee for wasting our time, nor make any effort to contact us or right the situation. Do yourself a favor and find somewhere else to live.

I have lived at these apartments for 1.5 years. So far, it has been pretty good. They keep the grounds clean and things running very well. The maintenance is outstanding. Brion in maintenance is very talented with fixing most of anything I have had to fix. Lionel in the management office is very helpful since they took over in October 2019. Actually, all the staff in office are helpful. Other than my new car getting scratch up from a neighbor parking bad, its been very nice living here. I will be sad to leave when the time comes to buy a house.

Although I did not end up leasing with Oak Tree Park, I must say the apartments and property looked well maintained. The layouts were unique and they are located in a prime area. What really wowed me about Oak Tree Park was the customer service I received from Monique. She was very pleasant, inviting and listened to everything I had to say in order to better assist me. Moniques customer service skills were superb, a great asset to Oak Tree Park.

I have only lived here a short time, but I am giving three stars because we havent really had many problems, but its not the best. I suggest that if you have more than one car to not move here. There is literally like no extra parking and you only get one assigned parking spot. We only leave the house one car at a time so that we dont lose a spot. However, the maintenance is excellent. Bryan responded right away to our maintenance ticket. He came to just fix the light in our bathroom and ended up fixing out refrigerator and doorknob! It was excellent and we really appreciated the fact that he spent the extra time to fix our things even though we hadnt put an order in for them. He probably spent like 2 hours here when he only needed to spend like 5

I have resided at Oaktree Park Apartments for 2 years now and am very happy with with my living experience. The management is very seasoned and experienced in everything from A-Z. I would like to highlight the helpfulness and friendliness of Leon who works at the front office. He has gone above and beyond for all the issues I have experienced in leasing an apartment. Highly recommend for anyone interested in a short OR long term stay at this complex!

I truly hate living at these apartments, it’s embarrassing to have any guests over even. Moved from out of state and was put into the most dirtiest apartment ever. We had to literally deep clean before moving in and shampoo carpets. Nothing was done before. So we were forced to get a hotel and clean, wife refused to stay in there before we cleaned. Can here every foot step the upstairs neighbor makes, and had dogs so it’s even worse. If I could put negative stars I would as well. They couldn’t pay me 1200 a month to live here but unfortunately I have to pay them now. Worst apartments I’ve ever come across, for the most I’ve ever paid. I have to park across the whole complex because there is not enough parking. The dumpsters are always over filled with trash and it’s always flying all over the parking lot. Idk how they even get people to move in honestly.

It’s a very nice apartment complex surrounded by lots of greens. The rental manager Rebehak and the maintenance worker Bryan were super helpful, efficient and friendly (to me and my dog). Best experience I have ever had with rental apartments, especially during a pandemic.

All the other reviews speak for themselves . I will add there is really bad unkempt grounds. Bug webbing on bushes with dozens of gnats swarming and coming into apartments. Leaking faucet outside of front door for weeks causing a puddle and attracting bugs. Bird poop. Cockroaches. Oh and rent is advertised as 824 but it’s actually 910 and sometimes higher. They have a bunch of hidden fees they call utilities. Old management charged 27 dollars. They charge 80-120. It’s not in the lease.UPDATE:Out of everything i said. They only decided to address the hidden fees. The same utilities only cost old management 27 but you guys it’s 120. Still nothing about the infestation people are dealing with. I literally hate them. This is a nightmare.

Parking is an absolute nightmare. The new management is terrible. Started to notice a bunch of extra charges on my monthly bills that I was not aware of nor ready to make accommodations for. I had to call and ask several times what all the charges were for, and why do I need to pay their landscapers it’s not my responsibility. Walls are so thin I could hear every single movement my neighbor upstairs made I could even tell what room she was in. We moved out and now we are getting charged so many fees for things we never had to pay for before with previous management almost 2 months after we left. Lived here for 6 years and had no issues until new management came in. They are money hungry and charge for every little thing. Stay far away.

We lived here for two years. Loved the convenience of living close to highway access, could get anywhere in Albuquerque or across the river so easily. Matt in the office knew us by name and was always so personable and helpful. If something needed to be fixed in the apartment the work orders were completed promptly within a day or two. Really happy with our time living here, would recommend to anyone!

I used to to love living here and then in November they changed ownership companies and things have gone down hill every since. There’s now a fee to pay online, they shut the water off for full days at a time, they said if you intend to renew the lease terms will change, the office is forever messing up my information and you can’t ever get a hold of them.I appreciate the few things they’ve done to help during these times but when you have an answering service answer your calls during business hours it’s a little ridiculous. I’m really glad I’m moving out in May regardless of the current issues.

If I can put negative stars I would! The apartment allowed people in our apartment WITHOUT NOTICE, several times and even when my husband was sleeping!!! Most unconformable Ive ever felt living in my apartment. I feel creeped out and when I called asked the office if someone has been let into our apartment get told yes they have and they gave notice which we never received and Josie who was at the office was arguing stating they did when I know for a fact they did not. I dont mean to complain but I dont feel safe living here! Not giving proper notice can cause red flags! They left our apartment a mess and moved everything around without putting it back. Be cautious!!!! I wouldnt live here again.

The apartment is nice with no issues. However they make you pay more to be in a gated community to feel safer and deter crime but the gate is always broken and they refuse to fix it. There is so limited parking you have to park outside the gate and wall across a dark parking lot to your apartment. They only give 1 parking spot per apartment even if you have a 2 or 3 bedroom. Dont waste your money at this complex. Go spend your money on a place that the gate actually works.

I have lived here for about a year and a half and management changed about a week and a half ago. Everything was great up until the management change. I paid rent on the 2nd, after asking questions about how they wanted me to pay. They took my check without giving me a receipt and the. On the 4th they left me a notice saying I hadn’t paid rent. I went to go speak to them but they’d already closed the office. They changed the office hours without letting anybody know. I had to go in the next morning and it took them 30 minutes to find my check. Not to mention landscaping has gone completely down the drain since they took over. There are two foot piles of leaves all around the complex that nobody has done anything about. They’re covering the parking lot and it looks a mess. A waterline broke and has been pouring out onto San Mateo for 24 hours. I came home to them finally fixing it but waters been shut off without any notice.I was planning on staying with this complex until I move into a house (possibly another couple years) but with new management? I can’t wait for my lease to be up.

Lived here for 3 years. Used to be great when we first moved in, but things just havent been the same. They seriously have to shut the water off like once a month and its always on short notice. I mean less than 10 minutes notice. As others mentioned, the parking is a total joke. It used to be fine and then they changed everything after they paved the parking lot. I lost my old spot right in front of my apartment and they gave it to one of the maintenance workers. Got a boot on my car for parking in my own spot and all the management had to do was tell the towing company to take it off for free. Nope, made me pay 100 dollars to remove it. And whats up with that green SUV parked in the same spot for months? They dont get a boot. (Update: SUV has been booted and towed eight months later) Now I see why all my nice neighbors have left.

Walls in units are very thin, expect to get to know your neighbors well. Second floor units are poorly insulated utility bills will be higher than usual. Assigned parking spots are small and driving around the complex is generally dangerous with many tight corners and narrow roads in between buildings. Proximity to San Mateo and Osuna means a lot of traffic noise.

Moved into an clearly unready apartment on the promise of everything being fixed. We submitted a list with about 20 items needing repair. Its been over a month and the list is still unfinished. We have given deadlines and they have failed to meet them. It is clear we are not getting what we paid for. At this point, we have lost faith in management.

Overall. Not a terrible place to live. I’ve read through the reviews, including the bad ones... yes, the parking is not ideal and they should give a little more flexibility to their tenants regarding parking. I have not personally had a roach problem aside from the occasional that gets in. I do however have a problem with my ridiculously high electricity bill, I’ve lived in two different units with the same problem has occurred. I am very conscientious about turning out lights and unplugging things that would count for adding to my electric bill as I as a tenant pay for it through PNM. Although, in my first unit (1 bedroom) my highest bill was over 200 dollars which is absurd for a one person living in a 1 bedroom apartment. Not much has changed since living in a 2 bedroom aside from keeping my thermostat completely off. It MAYBE got me down to 150 (still absurd, being that I’m rarely home). If working with the front office I prefer working with either Matt or Christina. Matt is very prompt in getting back to you. I believe a 3 star rating is acceptable for this complex because no place is perfect but does need improvement.

Went to help my daughter with her kiddos while she cleaned, unpacked and set up their new place. The only reason I am giving them 1 star is that the upgraded cabinets and light fixtures are nice.So far they have found two huge, cockroaches, their dish washer barely works, the washing machine is broken and they were told that they were getting a new one delivered and installed on Thursday. By the end of the day they still had not come nor did the call or e-mail to give them any update.Also... I was parked in a visitor parking. In the morning my car had a boot on it, I called the office left a message for the manager, by the afternoon my car was towed. Totally unacceptable!!!!

These apartments have a racket going with a company that boots your car and a tow truck company . They allow them to come in during the night. They booted a guest who was there because their registration was out of date!. Had his car towed away during the night! Unbelievable.! Even tenets are booted for their permit being on dash instead of the mirror and charged $75 to get boot off. There are not enough parking for the tenants. Do not rent from them unless you like roaches!!!!

I applied for an apartment in October of 2018. I was denied (not their fault, was my own issue) and paid their 50.00 application fee, 150.00 admin fee, and 100.00 deposit. Their application states all is refundable, minus the 50.00 application fee, if your application is denied. I was told no, only the 100.00 will be refunded. So basically, they get to keep 200.00 for nothing. However, I called and emailed several times regarding my refund all the information they would give me was that they were working on it. Someone in their office named Matthew had no clue how any of their policies worked or even what they are and just blamed it all on Graystar, their parent company. After a week of hounding him he said he spoke with someone and my refund should process in 7 to 10 days. I waited nearly a month and still nothing, I emailed again and again, all I got was their standard we received your email and will get back to you shortly responses. I finally called AGAIN and spoke with a girl who said she spoke with her manager and all I am entitled to is 100.00 and itll take 30 days for the refund. 30 damn days!!! They wont even allow you to apply without setting up an account to PAY THEM!! But if they own you even a nickel you have to wait nearly 2 months before you hear a word from them. I am now thanking my lucky stars I was rejected by these thieves. I can only imagine what their tenants deal with. Good luck to them! One thing I will do however is warn anyone I know who is even remotely interested in these apartments and send out warnings and details about my experiences with this company on all my social media accounts and urge them to also spread the word. Maybe with a little luck their policies will be changed or a little justice will be handed to them. DO NOT RENT HERE!

For the almost thousand dollar rent you pay, youd be better off just renting a house. A lot more room for the money and no parking issues, no homeless breaking into cars or crazy people walking through the parking lot trying to start fights or... well I can go on forever. Overall had a good experience at Oak Tree Park apartments. However, while living there my biggest complaint would be the parking. I lived in a two bedroom apartment with a roommate and we were given ONE reserved parking. And sometimes I would come back home and there would be no parking spaces available. I would have to park outside the gated area of the apartment complex and walk to my apartment which was not near the gate. AND after moving out, the apartment complex NEVER issued a check for the remainder of our deposit. The management team has called and asked why I havent cash the check and said they would resend it. BUT the only reason I havent cashed it is because I never received it.

So many problems living here. When moving in we had stains on our carpet. We didnt complain I just took pictures and told them to write it down. They did not but I have pictures. THE WORST THING is the took 700 from my security deposit after we had our apartment flooded from a neighboring aparment. It ruined my computer, grad school books and made stains on the carpet from the ink and postits I had on the floor. They told me they couldnt help me and of course gave me a number to call. I slept in a musty bedroom while I was pregnant..which could have had mold.They never offered to replcae the carpet or get us some where to stay and now they took money out of our security deposit for this. Does not make sense to me. I didnt flood the aparment and should not have to replace the carpet which is what they told us. They lie get everything in writing and take pictures. If you have kids dont live here the gate is broken to the pool. Not safe. When it wasnt broken many times the pool would not be unlocked when it was supposed to be. We got booted and towed when parking in our own parking spot. Then when you ask them for help they give you a phone number and push you off to someone else. It does nothing

I lived there for 6 months, broke my lease due to a horrible roach infestation. I called and complained to management many many times. Nothing was every done. Talked to last control and nothing. It was not til I broke my lease that they decided it needed to have a roach flush because it was so bad. I would give zero stars of possible. Management is horrible, there is no communication in that office, and they never do what they say there are going to do. Hot tub never works it is always broken as well as there 3rd swimming pool. Instead of putting in the right chemicals they just keep it closed. They never return you calls unless you are going to be a new tenant. In my first two months living there they shut the water off for hours at least 4 or 5 times on short notice. Only communicated through email. So if youre not constantly checkingv your email you have no idea.

Find a different complex if you can!Horrible customer service.Bad cramped parking and you only get one spot. Often times we had to park at a nearby business and walk to our apt.Management “got robbed at one point and our rent money was “stolen””. We strongly believe that they were stealing tenants money orders at one point and changing the name on the money order.The walls are paper thin so you will be kept up at night with your neighbors footsteps and the LOUD a/c units RIGHT next to bedroom windows.They have a roach problem. They enter without permission. The heating and cooling bill was over $140 per month and we lived in a 1- bedroom. We pay much less in our 2-story house now. The insulation is bad and contributes to this problem as well as everything is ran on electric and old units.They change management a lot. They also made us pay an extra month of rent before we moved out because they lied and told us that we didn’t have to give them 30 days notice before we move. They said, “No it’s fine you’re telling us now, so it’s okay”.I know there are more things I’m forgetting but this pretty much sums it up.

Get ready to have your deposit shaved away. Your car will get banged up as the parking spaces are too close together. Only rent here if you own an old car. My washer machine was broken, and was an autumn gold. It was about 20 years old. The windows were installed in the late 20+ years ago.I broke my lease to bail on the place. Loud and expensive.

This is one of the worst places I have ever experienced. As other people have stated there is an issue with their maintenance. I have actually had things stolen from my home as well. Not to mention that their air conditioners do not work they freeze up and they leak into your apartment as well. I would not recommend for anyone to rent here. I have actually heard them talk down to their residence and roll their eyes as well as heard them talking trash about other residents. If you want to live in the ghetto where you end up with roach-infested Apartments as well as your car banged up and have to live in the heat in the summer time with no AC then this is the place for you otherwise this place is not worth the money not to mention they raise the rent every time that you renew your lease worst place ever! I could go on and on but they do retaliate. And no one gets back to you as they say they will. They do not return emails nor do they return phone calls and corporate is a big effing joke

Dont let this place deceive you with their newly renovated apartments. They have terrible customer service. The company cant even keep a manager in the office longer than a couple of months. The office is very disorganized and does not deal with issues in a timely manner. When I lived there I had to call everyday in order to get a maintenance request filled. It wasnt until I threatened to sue the company that the problem was actually dealt with.They also try to make you believe that there is an extensive background check before you move in, trying to make the property seem like a safe place to live. They even try to reassure you with security, but living here has proven differently. My neighbors were ex felons, the cops were constantly being called, and there were a couple of times the whole apartment complex was on lock down with police barricading the entrances. Im writing this review in hopes that I can save some people the trouble from making the same mistake I did by living here.

Worst place I have ever lived at. They didnt help me at all with any of my problems. They stated that they would fix my refrigerator it took them the whole lease before they took time to fix it. The also towed my car and my roommates friend. It cost us all together close to $500 in towing costs. My car was broken into here as well they have no servalince. They also tried to charge us $900 dollars for electric. Please dont live here I never will again.

Been here for six months and have liked it for the most part. However, the parking situation for tenants is worse than most places I have lived at. They have assigned parking and only one spot per apartment, so only one tenant gets said parking spot. While construction happened to re patch the entire place.. It was poorly organized and very inconvenient. Now that the parking lot is redone, there are even less guest parking spots available for more than one tenant. Youd think people PAYING to live in an apartment they would be given an assigned parking spot as well. Probably wont renew our lease

I’ve changed my rating of this apartment complex from a one to a four. We’ve lived here for four years now and have had an overall good experience living on the second floor. The interior of the apartment is newer and the complex is in a great centralized location. There’s ample space to take our dog outside in the nice shady grass and our short and longer term neighbors have been friendly. Matt In the office is always very polite on the phone and Adrianne has always done what she can to help with whatever situation is happening.The main issues I’ve had in the past four years:1. Being booted in my own parking spot at my own expense with no help from Greystar management.2. Maintenance entering my apartment without permission on account of a mess up on their part.3. Mailboxes being broken into.Other than that, we have actually enjoyed our time here and would recommend these apartments over Silverado and La Privada.

I went over to my friends for a few hours and had my car towed for 215 dollars from a guest spot with no warning and no recourse to dispute the claim. They dont respond to any request and dont pick up their phones. ive called dozens of time even though their office is supposedly open as the voicemail says.Dont rent from here, and dont park here. Theyre just gonna bleed you dry with a fishy parking operation that demands cash only. My friends also report issues with heating, AC, and bugs everywhere.

DO NOT RENT HERE! Worst management I’ve ever experienced. Adrien and Christina are two of the rudest, most spiteful people I’ve ever met. We had issues with getting our rent paid on time after I lost my job, but we always made it work, and we always paid the late fees without question. This was apparently not acceptable to Adrien, as she took personal offense to it and began acting vindictively any chance she got. It all came to a head when she had us kicked out of our apartment because our check was made out to the parent company, Greystar, rather than the apartment complex itself. I spoke to multiple bank associates and managers, all of whom assured me there would have been no issue getting the check cashed by a member of the staff here. It was simply a matter of Adrien being a spiteful, hateful person that led to myself, my fiancée and our 8 year old son being removed from our home. And that’s not to mention the cockroaches, the ants, the GREEN POOL, The exercise room with mostly broken equipment, and the maintenance workers running power tools outside of your window at 7AM. Whatever you do, DONT RENT FROM THESE PEOPLE. There are plenty of better options, and for a much better price. OH! And they towed my car, FROM ITS OWN SPOT, because my tags had expired. No warning, no common courtesy that you might expect, being that we are TENANTS. Nope, just woke up one morning and the car was gone. Cost us $538 to get it out because we didn’t have the money at the time and had to wait until we did, which just continued to increase the amount we had to pay. That ended up putting us behind on rent, which OakTree took us to court for, but on the day of the hearing nobody from the office showed up. Don’t rent here. Ever.

I moved in about 7 months ago and absolutely loved it! Until about a couple days ago. I called the front office and asked if rent was late on the 6th the gentleman told me that as long as i paid it by 5:30 pm on the 6th I would be fine. My husband called and spoke to a different lady and she had told him the same thing. So i paid my rent on the morning of the 6th and when i got home i had a $75.00 late fee. When i called the office to discuss this she was completely rude and wouldnt do anything to help. When i told her that her staff told me this she didnt care. I then told her that at any customer service job if your staff tells the customer one thing, even if it isnt right, management has to suck it up and pay for the consequences. Her response was Well i dont know where the hell you work. i couldnt believe she was being so incredibly rude. I then asked for a corporate number and then she proceeded to say Have a nice day, B**ch. When i called corporate they didnt care either and refused to do anything about how their staff behaved. I wouldnt recommend this place simply because of how their management behaved. On top of all of this my dryer is currently not working and i have submitted a work order twice. Poor management and definitely not worth living here for the price. Very disappointed in an apartment i truly enjoyed living at.

Horrible parking situation. Even if youre parked in your designated spot you get booted Even with your permit perfectly displayedAnd people with inoperable vehicles and expired tags dont get moved. And the office doesnt care about their residents at all. They say that their is a rule that cars parked in guests spots have to move every 3 days. Yeah this truck has been in the same guest spot for four months and is broken so it cant move. Apparently the rules of parking and booting only apply to those who abide by the rules. But they dont boot people who are parked incorrectly and according to the rules they should be. If you read every response by owner. Is completely a lie. Clearly they have a huge issue and wont fix it. This is how the value their paying residents. DO NOT LIVE HERE. and Ill probably get some chipper response that says we care and are sorry for your troubles...yah.. But they wont pay for the $100 boot on my car even though my tag was clearly displayed. Worst place I have ever lived, worst customer service. Not even worth my time going to the office because last time I went there to discuss my issues (because they said they love feed back) I got an eye roll and a snarly attitude from the ladies down there.

Parking shows up to boot unregistered cars. however parking and courtesy patrol does not show up when paying residents call for their services like to have cars towed that are parked in residents assigned parking spots or for noise complaints

Unprofessional - While repaving the parking lot, they threatened to tow cars and even evict if cars were parked in areas being worked on. I understand that, however, their maps of where to park where/when were not correct and they were slow to provide updates. They also did not block off areas that were supposedly being worked on. Now there are about 10 vehicles being towed from my buildings parking lot even though the area is not blocked off, no construction workers are in sight, its not on the scheduled map, and no update has been provided.

Plusses: Great close-in location, interesting floorplans, well maintained, washer and dryer in every unit, reasonable rent, quiet. Minusses: No patios or balconies, parking can be a hassle. I have lived here a year and have been looking for another apartment just because outside living space is important to me. I have not been able to find anything preferable in a convenient location.

Due to circumstances out of our control, we were unable to give 30 days notice of vacating, my lease is over on the 30th of THIS MONTH and they are charging us ANOTHER MONTHS RENT because we werent able to give the 30 days notice! We lived there for 5 YEARS! There is NO long time resident curtesy whatsoever. No deals, no exceptions, just screwing as many people out of money that they can. Way way WAY too overpriced

These are the WORST apartments to rent from. The management is terrible. The girls in the office are so rude. Upon moving in we got the oldest washer and dryer, and our air conditioner leaks in our bathroom, along with the shower. They threatened to change my locks and threatened to make me pay a $50 fee for them breaking and changing my locks, because they told us that they had to do an inspection, and LOST the extra set of keys to my apartment, WHILE I was out of town. Overall, my 12 months of staying here was terrible. Avoid TGM and these apartments while you can.
