For the amount of money this place costs you would think it would feel more homey but it doesnt

We love living here! Shayla and her staff are amazing! Very quick to respond to any maintenance issues and taking extra precaution while responding during COVID-19 season. Neighbors are friendly, the property is well maintained, and has a more modern feel than most apartments in town w/ an open floor plan. It is tucked away, quiet, safe day and night.

My girlfriend has been living at this apartment complex for about 4 years and has had problems with people taking her parking that she paid for(because you need a permit to park under the carports) and nothing has been done about it... I was parked here visiting her one night and my car got booted and i am handicapped with a parking permit and still got booted but people can continue to get away with it over several years management has done nothing about it and they have signs that state if you dont have a permit you cant park or its $75 fine. Also the handicap parking gets taken by people who dont have handicap parking permits or permits from the apartment and they park over night and nothing is done about itConcerned citizen

We have lived at Ladera for a little over a year and we love it! We considered moving but after looking around at other apartment complex options, my fiance and I agreed that there is really no better place in town to live for the price, quality, area, etc. Ladera is extremely safe. We have never had issues with sketchy characters, car theft, etc. Maintenance is super responsive. Our apartment is super nice and modern. The area is beautiful with views of the golf course, volcanoes, and sandias. Its also super quiet and off the grid so it feels very removed from actual Albuquerque without being too far from everything. I will definitely be sad whenever it is time for us to move on!

Honestly, this is a great place to live. Its a small community, very safe, very clean, pretty landscaping. The management is helpful and nice; the maintenance is very responsive and everything gets taken care of in a timely manner. The views are fantastic: you can wake up to the sunrise over the petroglyph hills and we often have ballons floating over us in the morning. The apartments are clean and nice - if I had it my way they would be bigger but it is worth it to have a nice clean safe happy home. The more I explore Albuquerque, the more I appreciate Ladera Vista apartments. It is in a very convenient location to access shopping and the interstate. My dogs like it, too - there is a fantastic dog park only a mile away and a little dog park on the grounds. It is always clean and stocked with dog bags. I also really like the gym - the equipment is nice and they have a weight set. I noticed a lot of other apartment complexes have outdated pulley weight system type gyms - our gym is useful and has everything I need. Ladera Vista is a great place to live, small and personable, convenient, safe, and a lot of nice people.UPDATE: The property manager and staff are wonderful. I appreciate their caretaking and quick responses to questions and concerns. We transferred out of state and appreciated the fact that the communication and lease fulfillment was clear and easy to follow through with. Our time living at Ladera Vista was great. We thoroughly cleaned the apartment before leaving and were blessed to receive ALL of our refundable deposit (as explained in the lease agreement) back!!! I mention this because I deeply appreciate the integrity of Ladera Vista and the property management company following through with full refund of deposit investment. Anyone who has rented before has the reasonable worry that their deposit will be pocketed, and so I wanted to let people know that you are in good hands here. Keep your place clean and undamaged and theyll follow through. Thank you so much for a nice stay!

So far, so good. Ive only been there 1 month, and everything has been going very well. A few minor maintenance issues were taken care of quickly. The staff are all friendly and helpful. Havent noticed any criminal activity or bad neighbors.

I admire Lader Vista’s maintenance for the safety of tenets. They spray for insects monthly. The fire extinguishers under the sink are inspected yearly. The dryer vents are cleaned yearly. Communication by email from the management is helpful in keeping our community up to date. My apartment is well maintained and clean. The community is quiet. The management is quick to respond to an maintenance issues. The grounds are kept neat and clean. Kristen, the manager, and her staff are friendly and accommodating. You can’t beat the location with shopping nearby. The golf course across the street give the apartments a feeling of space and nature. All in all a pleasant place to live.

Great newer apartments. Always clean, the staff is excellent. Most of the tenants are friendly with a few exceptions. Love coming home!

Lived here a year and we never really had any problems. Kristen is a great community manager. She is quick at answering questions even after office hours, which is so amazing. Everyone is nice and keeps to themselves which is nice. This was a good place to live.

Moved out of the complex recently and a poor experience doing so. When signing my early termination documents I was told I would lose 1700$ (2 months rent). I signed the document and left. 2 weeks later when I received the actual bill I was charged close to 2500$. To add to this, most of the documents I signed they admitted were done wrongfully so by their staff but would not refund me the difference of what I ACTUALLY signed to.

I love Ladera Vista! Ive lived in a few apartments and this one.. Hands down.. Has been the greatest one! Jessica the past manager, and Kristin the current manager are amazing. I have a one bedroom and its perfect for my needs. Im moving out soon, but I wish I didnt have to go. The apartments are in such great shape, I rarely ever had to put in a repair request. Even when I did, they responded within 24 hours. I would absolutely and completely recommend Ladera Vista to anyone! The neighbors are all really nice and quiet. I moved into Ladera Vista sight unseen in March. I am so happy with my decision to Call Ladera Vista home. The Management and Staff at Ladera Vista made the process easy to rent from out of town. The property is very well maintained and the staff is quick to address any concerns or requests. Ladera Vista is safe, secure and close to everything that you would need like shopping, entertainment and restaurants. I would definitely recommend Ladera Vista to anyone looking for a quiet community with all the amenities you need.

I have lived here for about 7 months and I love it. The staff is friendly, quick, and accommodating. It is very quiet - I never hear anything from my neighbors which is nice because at my last apartment I could always hear everything that was going on in my neighbors home. The apartment was clean and well kept when I moved in. The pool is always clean. I am not a fan that they have a midnight curfew for guests cars but overall its a great place to live.

Been living here for about a year now and I have no real big complaints. apartment is very quiet, the building is relatively new and clean, and no bug problems or anything. the people at the front desk are also very friendly and helpful. keep up the good work!

Kristen, the staff, & maintenance are all awesome! Friendly, respond immediately, & always took care of the [incredibly few & incredibly minor] things I needed done. Definitely recommend - would give 10 stars if I could!

This is a wonderful community. The staff (Kristen, Jessica, & Miguel), has always been friendly and helpful with my request. I recommend. And give it a 12 out of 10. Its pretty dopetastic.

Management & maintenance are great, however as a partially disabled veteran I was shocked when the owners added $100 to my 4th lease. The mega millionaires (N.A.L.S.) that own this property have zero loyalty to the loyal residents here. We as renters are not commodities or market algorithms, we are people & shouldnt be forced out of our apartments by corporate greed!

I’ve lived here for almost 10 months now with no issues whatsoever. But the ending of January my car was stolen right off the lot. Got home at 3. Took my dog to use the bathroom at 6. Within 3 hours the car was gone. Nothing wrong with the complex, and staff. The apartment it self inside is decent for the price. But just be catious guys. This area isn’t the safest as they say it is. Also, people never pick up their dog poop. I’ve witnessed numerous times people leaving it. I even have people that let their dog poop right out my window, and I’ll have my blinds open. Also, one woman always has her dog off leash. We also see the same homeless guy sleeping in the dog park here on the grounds. So we stopped taking our dog there. Rated 3 stars because of safety concerns, but not a 1 because the complex itself is decent. Just live here with caution.

Been here for two years and have been extremely happy with my decision to stay here. I have had great experiences with the staff and they seem to take issues seriously. The 1 bedroom apartment is very nice, looks quite new, and has a lot of amenities, albeit, I wish was just a tad bit larger. I have heard of crimes (mostly car theft/breakins) from other tenets from time to time, although it seems infrequent, and compared to most of Albuquerque, it seems to be on the lower end. In terms of noise, the walls seem fairly thick, so I havent really ever heard any neighbors next to me. Im on the first floor and can occasionally hear the person above me, but it is never that loud and is also fairly infrequent. Overall, Im very pleased with the staff and the apartments.

Overall, living at Ladera Vista apartments was an enjoyable experience, but there were some notable issues.Pros:The complex is very clean and maintained.The office and gym area is kept spotless.The pool area is very nice as well, and there are small grill for residents to use. There’s a dog park that’s a pretty fair size as well. Landscaping and snow shoveling is done frequently and when needed so it always looks nice. The ladies at the front desk are very sweet and helpful! The apartment looked new when moved in, and it was very clean.Cons:We had many maintenance issues during our stay. Now I understand these are unpredictable and not every unit will experience them, but it was the way in which they were dealt with. We had a water heater issue which left us without hot water for two weeks. However, this was not classified as an “emergency” to the complex and the process to get the water heater replaced was very difficult and long. I understand that maintenance wouldn’t respond right away the first day since we can deal without hot water for a night, but two weeks was too long, and it was in the cold part of the year so the water was ice cold. It was hard to get ready for work, shower, and wash dishes. Another time, our garbage disposal sprung a leak. Again it was not classified as an “emergency” and we were left to monitor the bottom of the sink OVERNIGHT to make sure it didn’t flood. It was replaced, but the door to our apartment was NOT closed the following day. Another time our smoke detectors started chirping. We asked to get them replaced and we were given dead batteries. The detectors instantly started chirping again so we, again, requested new ones, and those ones were dead as well. We went out of our way and purchased our own. Another time, our washing machine valve was jammed and flooded our apartment. I called maintenance and they said they would be there in about 10 minutes. A few minutes later, my downstairs neighbor arrived saying the water was leaking through their ceilings and walls in which they called maintenance and they said they would show up within 10 to 15 minutes. After maintenance telling me and my neighbor this time frame, we were pretty confident they’d show up soon. The maintenance van didn’t show up for over an hour. And we had to pay a lot of money to stay in a hotel overnight. The complex did not provide any sort of compensation since that claimed “maintenance responded in a timely manner.” In which I can argue, they did not.The last big con I have is the annual inspection. This was a huge and unsettling issue for me. Every resident received a letter saying that maintenance was going to inspect our smoke detectors, balcony concrete, fire extinguisher, air vents, and electrical box. The maintenance guy came over and replaced our air filter and left. I thought maybe he’d come back but he didn’t. So now our safety is comprised because nothing else was looked at. It didn’t take me long to see that our fire extinguisher’s pressure gauge was low, and they didn’t replace that. Several months later an outlet in our kitchen burst into flames. It went out by itself, but again, maintenance said they would “be there quickly,” but showed up in a long time. Maybe if our fuse box was inspected, the fire could have been avoided. If not, and the fire decided to spread, who knows if our smoke detectors would have worked or if our fire extinguisher would’ve had a sufficient amount of pressure to even work. The complex PROMISED to inspect all of the things that were listed, but expectations were not met and our safety was greatly compromised.In all, this place is wonderful in every way, it’s just the way maintenance took care of things and categorized them that bothered us as residents. We weren’t the only ones with maintenance issues either. This feeling was universal.To add, I strongly recommend any resident to get glue traps for roaches. This place by far has the least amount of roaches I’ve ever seen in Albuquerque, but it’s just a precautionary measure. (:

They are never concerned about real issues, I pick up glass at the dog park EVERT SINGLE DAY AND complained about it 5 times and no one has even addressed the issue. Theres never any parking, trash outside of peoples apartments, there hasnt been dog bags at the dog park for about 3 weeks, want to charge you for EVERYTHING. I will never recommed anyone I know to live here. I dont even want to live here.
