If I could, I would give a 2.5 because this complex is perfectly middle-of-the-road.Location is nice enough and relatively well maintained. Some of the buildings are shedding stucco but they are otherwise ok. When I first moved in there were several issues with the apartment but my maintenance requests were addressed in a timely fashion (patience goes a long way). The rent prices have recently gone up, however, by $200 - $300 without any tangible increase in value. This is especially true for those of us that have to use the perpetually defunct laundry room. If you do decide to rent here, I highly recommend getting a unit with a washer and dryer. Otherwise it simply isnt worth the money sans exigent circumstances.Homeless people pass through pretty often. Most of them mind their own business but there have been regular car thefts/break-ins. There is a security team here supposedly, but Ive never seen them respond to any calls that Ive made.Also, beware of the wasp problem here. Some of them are harmless, some of them arent, and all of them tend to swarm around the eaves. Not very pleasant to deal with all summer long. Extermination serves are available but I find it to be inadequate. Its pretty much essential to spray for bugs yourself and clear your patio and door way of wasps nests and black widows.Another thing that I wish I had known before moving in is that the big, beautiful cottonwood trees on the property snow cotton all over the complex throughout the beginning of spring. The cotton gets absolutely everywhere and is torture for people with allergies. They also drop enormous branches frequently. I mean branches big enough to kill a person if you happened to be underneath it.If you do move in, make sure they give you information on gym/pool/laundry room access. The person that I worked with when I moved in forgot all of those things. When I finally asked about it there was a lot of back and forth until they finally understood what I was asking for and the situation was resolved.

Great apartments! Really like the appliances, AC, maintenance is crazy fast, nice location with lots of walking areas nearby. I’ve seen some bugs, but that’s normal anywhere. Why I can’t give above 3 stars is because the quality of the building seems to be low with little insulation. I can hear my upstairs neighbor’s every step, and just about anything outside. My neighbor is just walking and I shouldn’t be hearing it so loud (although they are unusually LOUD). Told the office, but got a feeling they thought I was being a “Karen” so just dropped it.I’d say get a top floor apartment and one in the back away from the road. Sometimes people come and park in the main office lot and just blare music in their car.

I lived at Riverwalk for 3 years and it was a solid apartment community. Good yards, nice pools, nice gym. Being in Albuquerque, this is definitely one of the nicest apartment communities.The walls arent very thick there, so if you are sensitive to noise, you are gonna want to run a white noise machine or fan to drown out some of the noises.

Gina, Roxana, Sonia, Daniel, Cathy, Eli Daniel, Kevin are great. Treat you like family. Very well maintained. Great office staff is so attentive to your needs. Very polite great kind people. I hope you’ll take this recommendation seriously for these fine people. They deserve all the praise you can give them!

There’s many good reviews but really listen to this one ! We rented for one year and they changed the price of rent up to $200! and the manager was non responsive to my questions about the issue. The only thing that’s good about this place is the maintenance people otherwise it’s run down our toilet was leaking,our drawers in the bathroom was broken, I didn’t even email them about these problems because they never ever answer . Horrible management take your money somewhere else.

Staff was helpful and office was well organized. Repairs were done very quickly. The BAD NEWS: NO SECURITY IN PARKING AREAS. My car was vandalized and the catalytic converter was stolen. Their response: were very sorry

Roxana and the entire office staff has been so incredibly helpful and nice to both my husband and I. Roxana walked us through everything and carefully answered any and all questions that we had (we had a lot). They’re all very responsive over the phone and helped us get our dream apartment. Each staff member has assisted us through the application process and even called to inform us that we were approved for our apartment! The prices for these apartments are really inexpensive compared to all others in the area, especially if you’re looking for more than one bedroom. The apartments themselves are extremely nice, even just the basic appliances are nice as well. My husband and I ended up getting a fully upgraded apartment which is amazing and we couldn’t be happier!! Thank you!!

As a resident at River Walk apartments, I would like to give a big shout out to Cathy Jones and Roxanne from the office. THANK YOUI have been living here for several months and it has been a Great experience for me and my furry girls. Love the grounds, walking distance to all my needs. Everyone who works at the apartments are always very helpful and friendly. Would not have it any other way.

Its a beautiful place. But I cant comment on anything useful since I work for the security company that provides security patrol at night for the management.

Have to put in multiple requests to have thing replaced or repaired in the apartment. The appliances are out of date and charge to upgrade even though they break. Worst of all they charge you to pay your rent you have to pay a fee to pay online or with a cashiers check.

They keep the property maintained. Maintenance leaves notes on repairs and has on call maintenance for emergencies. They also have a no smoking policy which is nice for respatory issue folks, you just cant always control your nieghbors. I do wish there were more security cameras to look out for theft, but they do have a security patrol. There is a package drop off and new gym equipment. The rules are strict about balconies and storage, but it does keep the appearance of maintenance. They replace carpets and appliances quite frequently as well as have pest control visits. Price is higher but you will get a well maintained property.

The staff is rude. Im new to the complex and I do not like the floor plan! I wasnt told the washer and dryer was outside!! FML! Do not move here. They charge an arm and leg for an apartment thats not even close to luxury. Im moving once my lease is up...ugh!! Bc of the pandemic I wasnt able to see the apt and had to find something asap. Major regrets!!

Its nice, but whats up with the leaf blowers every Wednesday? They will walk the same loop 3+ times. There are no leaves to blow at that point

Its a really pretty area. I enjoy living here. Matnince is prompt to fix any issues. When we first moved in during summer we would find bugs but we are on the bottom floor surrounded by grass so it was normal. They sprayed twice which helped alot. We dont see bugs now. Moveing in dealing with office staff was a nightmare, I almost didnt move in. But I got in contact with the manager and it turned things around.

My roommate and I signed a lease here this week. On move in day there were many issues with the apartment. We were told a walk through was done but upon paying the deposit and receiving the keys it was evident that was not done. The window had a huge crack in it, the blinds were torn, there were significant stains on the carpet in one of the bedrooms, the tub tiles were cracked, water damage coming from the ceiling, and the washer door did not open because the stove did not fit. Management repeatedly told us these were small fixes when in reality the carpet needed to be replaced. IT WAS NOT MOVE IN READY. Management voided our lease, and refunded our deposit. But they should have refunded our application fees as well. I took a video of all of these conditions and will be contacting the better business bureau.

I have recently become a resident of the RiverWalk apartments. I am very happy with my new residence and with the location. It is very quiet and the residents are courteous and respectful of others. The apartments and the grounds are very well kept. On my initial visit I was assisted by lease consultant Shayla Prim. Shayla is very knowledgeable, helpful, and very pleasant. She made me feel comfortable from the moment I walked in. I have contacted Shayla several times for various reasons and she has never failed to respond and address any question or situation I may have. If you are in search of a new residence, I would highly recommend a visit to RiverWalk and a consultation with Shayla Prim.

My husband and I went to the riverwalk nearly 2 months before move in date. This was perfect for a starter place for us to save money for a house in a year. We went in, toured the place and got a 1 bedroom on the bottom floor like we wanted. We got approved, yay! So we were in constant contact with them and never heard anything was wrong. A week before our move in date we get a call from Cathy letting us know that a month prior the girl in the unit they were renting to us let them know that she was paying month to month and nobody communicated anything about this. She offered us a 1 bedroom on the second floor for $171 more. We let her know this is not what we wanted and needed a bottom floor due to a medical condition. Cathy was very apologetic but it was no excuse. She let us know she could see transfer us to their sister apartments Eagle Ranch and get a 1 bedroom with them for $880. After that we were basically not her problem anymore. Eagle ranch is no better as I can’t get ahold of anybody, especially the manager that Cathy has told me about. I later found out from eagle ranch that they had never received the transfer from riverwalk and hadn’t heard from Cathy at all. So a week before move in date we are scrambling to figure out a new place for us. So unprofessional and communication is terrible here. Should’ve listened to what everyone said which is do not rent here!!! Even better, they took our application money for $65 each which we won’t get back of course.

Im ready to come back to Riverwalk. I hope there is openings for 2 bedroom 2 bath in December ! I feel its a great place to live. I never had a problem with the office or with the Apartment. The place was very well maintained and also was very quiet. We will see you soon!

Best friend lived here and I house sat for her this weekend. She lives on the 3rd story. I had blinds closed, doors locked and full faith that it’d be safe if i changed for the gym. I was wrong. A maintenance man entered the apartment without knocking or anything. I understand having to come in for an emergency work order but I called my friend and she said there was never a work order even requested! I am now so uncomfortable at this complex. Single women, beware.

LIFE IMPROVING. I had a bad experience at another apartment complex, there were roaches, black widows, and even homeless people in the dumpster. I was skeptical to go anywhere else in fear that this would happen again. My boyfriend and I decided to look into the RiverWalk, the first thing I noticed was Woodys (part of the leasing staff) exceptional customer service! He was very friendly, looked for the apartment that best suited my needs, and very honest. I quickly trusted that this apartment was right for us because of him. After seeing the property and model apartments I completely felt in love! We moved in at the end of February and we have never had a single issue. The apartments are fresh, the upkeep of the property surpasses others, and the complex is very dog friendly. They even have a clean dog park on property. The prices are fantastic and the amenities and staff make this complex even better. I am very thankful to live here!!

Im delighted with this apartment complex! Ive only been here a short while but I am pleased with the apartment and the staff. Its not often you find people really and truly interested in your happiness and needs and the staff at Riverwalk are an example of a caring group from the Manager to the Maintenance staff. Work orders are always taken care of in a timely fashion and the maintenance crew are good people. The office staff is always available and a pleasure to have. They keep tenants informed and they keep up the buildings. Landscape is cared for. Older apartments but they are in good shape. Neighbors are nice and the neighborhood is ideal. Oh and the parking is just fine, unlike other complexes. Im very comfortable in my apartment and I feel safe. The best part is the no smoking policy!

Bugs, bugs, bugs anddd attitude ! River walk is in a great location, next to everything you need. Its pretty quiet and its beautiful and has great amenities. However, the front office seems to never know what they are doing. They have given me incorrect info many times and made my transfer to another apt on their property a headache. Bugs are a major problem, spiders, roaches, scorpions, and bed bugs. Also their appliances are outdated. I need a working washing machine but I was told it wasnt the washer it was the person doing the washing. I know, you would think that they would at least offer a laundry card or take part of my rent off for the inconvenience, but nope, customer service is not their forte.Update- July 8 finally got a working washer!!!

Been stuck here for about 2 years now. Maintenance can NEVER repair our leaking roof. Windows and walls are super thin you can hear neighbors loud and clear. When reported, nothing is ever done. You get workers walking in at any random time each month making it uncomfortable to stay in your own space. When you actually need the repairs on the old appliances or the leaking roofs, you dont see them at all. Plus pool and gym is always in repair. We cannot wait to get out of here. Its all the fees of wanting to leave, keeping us here longer

I just renewed my lease for the 3rd year with this community and I didnt even think about moving elsewhere. There was a slight mishap with my renewal, however, Shayla worked diligently to make sure the issue was corrected and all of the office staff make me feel like a valuable part of the community! They even make it a point to fill out birthday cards on my special day which is awesome.The grounds are always nicely kept, and very pet friendly. When I have needed to submit a work order request (which is rare), the maintenance staff are always prompt, and perform the work correctly the first time with respect for my privacy and schedule. All of the employees are warm and friendly.I LOVE living at the Riverwalk at Puerta de Corrales, and wouldnt want to call any other apartment community home!

I lived there for 13 months. Wanted to break my lease but couldn’t due to pricing. Far too expensive for the bad maintenance and the washers and dryers. The rooms smelled terrible no matter how much we cleaned them. I needed my shower and sinks unclogged more than once and would last a week. The carpets were stained when I moved in. I was so glad to move out. I once had to put in 3 work orders in for one thing in a week cause it was never being done.

I have been here for almost 10 yrs and I have to say the maintenance team is amazing! Especially now with this rain and summer heat! I have not had issues on response time and everyone who has come to help to fix or repair has been friendly, respectful, and courteous. Great team!

My husband and I love living here. We had looked at these in August and because of the girls in the office, we knew this was the place. Ashley worked with me long distance answering every email promptly and gave me guidance on which unit would suit us. When we finally arrived in December she got us through easily and efficiently and made us feel at home. Big change from the Carolinas to here but Ashley and the others have always made me feel at home. If I have ANY complaint, they take care of it and make sure things are to my liking (I can be a tad specific). Property is well maintained. You are walking distance to all the shopping---and have walking trails behind the complex---but those are things. Its the people that made the difference. Thank you Ashley.

This place has gone downhill these last two years. They have gotten dirty, loud, they smell! But for some reason the office got a renovation?? The staff are So rude to anyone that makes them do their jobs. With the money you pay here you might as well go to an actual luxury apartment or rent a house. I will definitely be renewing my already 5 year lease.

My experience has been great. Shayla was awesome to work with. She was able to work around my schedule and that meant a lot to me. Since moving in all my request have been taken care of in a timely manner and the communication from Shayla and the staff is excellent . I feel that moving here was a great choice.

Things never work in this apartment complex. The people that work the front are nice until you sign the lease. Then they must train them to be as rude as possible. The complex is FILLED with cockroaches and has a smell of old smoke even through they are “smoke free” I was using the loft area in the office and heard the employees talking smack about another resident which made me very uncomfortable. Wish I never moved in. Save yourself some trouble

If you work late in the afternoon or do night shifts and need the morning for rest, dont move here. They have leaf blowers, lawn mowers, and chainsaws running from Wednesday to Friday at like 7am. Doesnt feel like a home to me, its very stressful.

Weve been putting in maintenance tickets for our air conditioner for a year. IIt was super loud and made it impossible to get any sleep. Now it doesnt even turn on. In our latest request a staff member said they would be by in the morning to look at it. Nothing. Followed up in the afternoon and the office stay only said theyd let maintenance know and theyll be by before the end of the day. Nothing. They expect me to leave my dog in a hot apartment all day because they dont bother following through with what they tell you.I am so sick of the frequent problems and them taking days to get to but never actually being fixed. I dont know why the rent is so high because they clearly dont staff enough people to run things properly.But the office was remodeled, so thats nice for them...

I stayed in a two bedroom apartment at River Walk for 6 months. I loved the place and was sad to leave. I left because I bought a house close to my job in Bernalillo.My apartment was spacious, everything functioned well and if I had any issue it was addressed right away by the management. The place was very well maintained and also was very quiet. I also felt very safe. I did have ADT security because I had it in my previous house and had to carry it over to the new place to avoid a huge penalty.The staff were the very friendly and helpful. If I had any question or issue all I had to do was drop an e-mail and it was taken care of. They always had a big smile on their faces.The pool was great during summer and I also used the gym almost every day early in the morning. There were also many walking or jogging paths in the area.All in all, I must say that it was the best apartment complex I had lived in New Mexico. If 528 (Alameda) were not so packed during rush hour, I would not have left this great apartment complex.Thank you River Walk staff!

This complex used to be nice; but after having urine poured down onto my balcony from the upstairs neighbor twice in the last year, not so much anymore. Its Animal House at the trailer park.Nothing was done; no apologies, no action against the tenant who cant discern a balcony from a bathroom....nothing.They do not enforce the pool policies and there are drunks out there in the middle of the night all summer long. Parents allow their children to urinate in the landscaping around the pool rather than take them ten yards to the restroom at the pool.Tenants leave bags of kitchen garbage outside their front door for days on end. Nice to see in the morning, but no one cares.Its noisy and the management doesnt care about that, either. If you call security at night for a problem, they may or may not show up, it apparently just depends.DO NOT LIVE HERE.

Apartments seem nice at first but after a couple of months you will discover that several things are broken. Maintenance sort of fixes things but not fully it also takes them about a month to come fix your appliances etc. My fiancé and I have had nothing but trouble living here. We had a neighbor move in that was verbally harassing us and was messing with our cars. The management did not care and did nothing about it! After this I have not felt safe since. Thank gosh we are moving out. I would not move here with my family or children. It looks nice but is falling apart and management is terrible! Also, they appear to be animal friendly but they charge way too much for a pet deposit and pet rent! Not worth it!

The only nice thing about these apartments are the grounds. Most of the apartments dont even look like the one in the picture. I didnt even want to give this place 1 star but I had to in order to leave my review. This place is waste of time an your money they will raise your rent every year even without providing any upgrades and yes they are pet friendly as long as its not a service animal then you will be harassed. Oh and no security here a lot of vehicles are broken into or stolen. So over all I would strongly advise not to live here your better off.

I would not recommend these apartments to anyone. My maintenance requests were always put to the side, and when they were filled they werent done right. Dryer would run continuous all night, said they fixed it and never did, which caused my pnm bill to skyrocket. Had my vehicle taken twice from the premises, but when I brought it to the front desks attention they were more worried about me having a visiting dog in my apartment and asked me to remove it. Lastly, tried to go to the 24hr gym this morning, gym was locked and when I asked a maintenance worker to unlocked it he said he had a meeting and to go later. Definitely would have broken lease if I had the money to do so earlier.

River Walk apartments are great. When I first moved in I had some maintenance issues, water heater busted. Maintenance was prompt and had a new water heater in the next day. I had to down grade from full size washer and dryer to small stack-able ones which was a downer. Front office is always helpful and does their best to answer your questions. They do always seem to running the sprinkles and wasting water for the grass. Weve never seen one bug in our apartment which is a huge upgrade from our last apartments.

I have lived in this apartment complex for about a month now. And I have to say that my experience there has been awesome. The women who have helped me were awesome! Ashley who was the person who I had initially worked with to get my lease finalized she was always very responsive to me, she had made sure that all my needs were met. The light bulb went out in front of my door and I had put in a work order with them and Ashley followed up with me knowing I was alone that week and the maintenance crew quickly switched the lightbulb. Leia, was so friendly and she was so kind when she did my move in, and explained everything to me. The property is older, but I was so excited to see that the everything looked brand new. The manager was also very responsive to me as well when she followed up with me on how my move in was going and had asked if there was anything that needed to be done to make my new home, homie. So Im very happy with my choice moving to this property. Also, its very close to all kinds of restaurants, stores, and cotton wood mall. Thank you RiverWalk for helping me transition into my new home easily and smoothly.

Lived here for about a month. Woody was fantastic getting us all set up. There were a few minor maintenance issues I asked to be straightened out when first moved in and they were handled promptly and courteously. Neighbors are quiet and grounds are well maintained. Some issues with dog waste, there are giant please clean up after your dog signs, and Ive actually seen dogs do their business 3 feet from the sign and then the owner just walking away. But overall, considering the pleasant move-in experience with Woody and quiet neighbors, were happy here and would recommend it.

Fast and efficient service, the online system for tenants is very convenient. The Staff have been welcoming. Shayla Prim has been my main contact and helped me significantly through my stressful moving process!

My son went to try to see available apartments TWICE but the hours listed here are INCORRECT and staff is RUDE and apparently unavailable to show. That’s a sign that this is a slum. Read other bad reviews and now we all know they are true. Look elsewhere folks! I have noticed that the panhandlers in the area seem to live in these apartments.

Ive been a resident at Riverwalk apartments for about 10 months now. While I was considering my options I searched through reviews, and though I had a few minor reservations I decided to give Riverwalk a try, and Im glad that I did! Ive enjoyed my time at Riverwalk thus far. The property is in a great location and is fairly peaceful. For being such a large complex, the staff in the leasing office offers EXCEPTIONAL service. I have consistently had pleasant/positive experiences with Ashley, George, Sharmayne, and Destiny. My experience at Riverwalk has been/remains positive because of their efforts.

I have lived at River Walk for about 6 months and so far I really like it. I havent had any issues and all my neighbors have been really friendly. I am retired so I was looking for a place to stay for awhile and I think I have found it.

WOW! I really appreciate all the reviews expressing how the apts are when u live in them. I was thinking of moving in here but all these reviews are making my mind change directions.

Ive been living here for quite some time and i must say its been nice. The grounds are always well kept. The staff are always helpful. Whenever i need something fixed the maintenance staff are always there to take care of the problem. And i like it here because its so close to everthing, you can even walk the to the stores or just go for a walk.

The complex is overall pretty and well kept. However, the apartments inside can clearly show they have not been updated in a very long time. The ladies in the front are EXTREMELY rude, constant eye rolling, shrugging, and little smirks. Never helpful without getting some type of attitude. Very unprofessional.

HORRIBLE. Went in to sign my lease and watched a resident come in and ask the front desk if they could notify her when maintenance would be entering her apartment just so shes aware, and the lady at the front desk ( dont remember her name dark long hair and chunky ) tells her that they will be in this week at some time and that they dont have time to call and notify her because they are to busy. Then the resident leaves and the lady at the front desk rolls her eyes. I sat and listened to her talk to people on the phone and realized that this complex was going to cause a lot of problems for me but the lease was already signed. Management is horrible. Ive been in my apartment over a month and have only 2 appliances that work, the other 3 dont. I have leaks, water that doesnt get hot, sinks that dont even turn on. Ive called multiple times and they say it will be fixed by end of day but I go home to everything still unfixed. I hate going home being at this place because nothing works and they over charge. I feel like Im living to accommodate them. When I moved in the apartment was filthy and all cabinets were practically hanging off. My daughters room smelt strong of cigarattes. Ive never been so disappointed. And they want to charge over 2,500 to end my lease for an apartment that is falling apart. I cant do laundry or even cook because everything is broken!!!!!! and Im being charged 2,500 to move out of unlivable conditions?? I would like the corporate number for NALS please management does no help. My kids do not deserve to live in conditions like this and either do I as a paying customer and the rent is not cheap like these apartments look.

After almost a year at Riverwalk, Im delighted with the place. The grounds are lovely and carefully manicured; apartment maintenance is done well, as soon as I ask for it; the facilities are great, especially the many walking paths; and the staff is always smiling, courteous, and hard-working. For example, today Gina Corbin gave me a hand solving an emergency that my sister was having - in Maryland! They make my life easy.Add to that their great amenities, and the amazing convenience of living here (within walking distance I have everything from a French bistro to grocery stores to movies to veterinarians to...you name it). And its quietRiverwalk is the best!

Beautiful grounds...updated my review as they addressed and solved the drumming issue. We love it here. Plan on renewing our lease in a couple months :)

I lived here for two years; The staff was always polite, maintenance was always on time, and it was quiet. These apartments are pretty close to the river so there were some creepy crawlies when I lived here, but maintenance would always come and spray extra if I saw one or two inside.

Maintenance is meh, lately theyve fixed the issue within a day or two. My biggest concern is safety. Weve had a vehicle stolen, gas siphoned, and have had to call the police a few times due to sketchy people. It would be nice if the courtesy patrol I hear about, but never see, was around more. If youre not going to build a gate, (But then renovated the new office), maybe increasing security is a good idea.

I have lived at RiverWalk Apartments for 7 months now. I had a hard time when I moved in. There were, in my opinion, lots of maintenance issues. I asked several times for things to be taken care of, which they werent, so right before I moved in I was at the apartment and I called the office. Ashley answered the phone, and she came over to my apartment and looked at everything I was talking about and went over those items with the maintenance staff the next day and had them fixed for me. It is because of excellent customer service like that that I may consider to stay even though there are still some basic things that need replaced or repaired in the apartment.

A great place to stay. I always talk with Ashley W at the front desk and she has always and is always so helpful. Very friendly and just easy to talk to. Im moving and definately going to muss them all!

If you want to live in a place where they find an excuse to check up on you once a month, THIS IS THE PLACE FOR YOU! They need to repaint your porch, inspect your heater, air, and water tank several times a year, replace this, this and this, and dont worry! They dont schedule it with you! They come in whenever they want, leave your door wide open for your animals to escape, mess with your thermostat and cuss like sailors at the top of their lungs the whole time! However, when you have a real maintenance issue such as, I dont know, your garbage disposal hasnt been working for the past week, dishes are now piling up, there is dirty water sitting in the sink, theyll get to it.... EVENTUALLY! Because, hey, thats not an emergency! Theyd rather wake you up at 8 am with a stupid leaf blower or lawn mower every morning than take care of real issues! But hey! When they do finally arrive, theyll just tell you about how there;s other things wrong with the apartment that youll be charged for when you leave, even though it was like that when you moved in! Hey! and if you really want out, dont miss that 60 day period to notice them you wont be renewing your lease, otherwise they can deny you and force you to stay another year! But hey, why would you want to leave when the office staff is so great every time you call? With girls answering the phone like Yeah, Hello? How can I help you. Um. Yeah. I guess I could do that. I mean. I was busy sitting here doing nothing, and now youre inconveniencing me to do my own job. But. Yeah. I guess Ill do it. But not before letting you know how upset it makes me to have to actually work. Also, if you upset anyone by calling them out, dont worry! Theyll basically just stalk you and wait for you to make a mistake so they can call to warn you, about something made up.My mother brought her service dog with her to visit once and we sat on the porch talking, next thing I know, I get a call from the office telling me Im not allowed to have a dog because I already have two cats and that theyll be inspecting my apartment sometime randomly in the next 3 days to make sure Im not harboring an animal. First of all, a maintenance guy called who was across the way obviously not doing his own job because he was so worried about my mothers service animal, secondly, he obviously stalks me enough to know I have two cats on file.I could literally rant about this place for hours. Save yourself time and energy and walk across the street to the Camino apartments. If it were possible to give a negative score, I would.

My first time looking for an apartment and I made the grave mistake of choosing Riverwalk. That saying Dont judge a book by its cover. plays a big roll in this. Dont let their location and awesome stainless steel appliances! fool you. Theyre the most unprofessional employees I have ever met. They told me that I needed to put in a deposit and application in including my pay stubs, so I did. They next day they needed my pregnant wifes application and school schedule so I left work early to do so. The next day they needed a cosigners application and pays tubs. The very next day they needed they cosigners husbands application and pays tubs. They told me that we needed to make 3x the rent, then they told my cosigner that we needed to make 5x the rent. Having us go back and forth, wasting gas, time, and money. I had to leave work early several times or else we wouldnt be able to get one, all for a one bedroom apartment(which they showed it to us smelled like cigarettes, they said its the chemicals from the new carpet.... The carpet was stained.. It wasnt even close to new. Overall it was a terrible experience with them and Im glad we didnt get the apartments. I got a full refund on the deposit fee and application fees. The stress they put on me and my pregnant wife is unforgettable.

I have some family living there and cars keep getting stolen and no security cameras in any section of the entrances are available at all, staff is also lazy, rude from office workers to handy man and no security, do not lease with this business/apartments.

Shayla made getting into my apartment a fast and easy experience. The other office workers and maintainance people a super helpful as well.

I moved here a year ago coming this may and i was hesantiant to come here especially not knowing the area from out of state. this place made me feel welcomed and has a great sauna. people here are great an d the apt is awesome. kitchen space is small but makes up for what you get in other rooms. rules are awesome and safe community. you can walk out at 4 AM and no fear of getting mugged. i wouldnt leave this place till i move out of NM>

When we first moved in last July, Daniel Gamboa did a few fixes on our apartment. He was so nice, professional and friendly. We know we can always can count on him to do a good job. Throughout our stay here at Riverwalk, he continues to be friendly to us and informative. Good job Daniel!

Beautiful area a great time

Avoid these apattments at all cost. Current resident. I guess when you complain too much they just close down the hot tub.went to the office to ask what wad wrong at the hot tub and the rude girl at the front desk yelled at me. Yikes. I had been telling them the hot tub is broken for 7 weeks it was fixed for 2 days and then broke down again with a signed saying closed. The staff at the office constantly lies. Some of the facilities have been down for 7 weeks and the problems are not addressed. Avoid these liars at all cost.

Dont ever live here. The office is rude, disrespectful, and as long as they get your money they dont care at all. Three cars was broken into, including mine, they did nothing. Things were stolen from my front door, and they didnt care. AND we went on vacation and the exterminators had somehow locked us out of the apartment. We had to wait 5 hours with our dogs, for them to figure it out. The apartment smelled like smoke forever, and there is mold in the shower. It seems so great at first then just gets worse and worse. Dont bother even asking the office for anything. Also it is WAY over priced. $792 for a ONE bedroom. Never again. Cant get out of your lease without paying almost $2,000 dollars, and you cant keep ANYTHING on the balcony without the House Mouse marking you for No Nos! Dont live here. Dont. P.s. The fire alarms went of at 3-4am for 4 nights in a row for hours, guess what? The office didnt do anything and apparently NO ONE knew how to turn them off. Again, dont live here.

We looked there and really wanted to rent the largest 2x2 they have, I was told rudely that NO they have none, I said Can I put a deposit or something that secures me the next one avail? I was then told NO rudely again that they keep applications for only 30 days, if an apartment does not come available, you loose it all and have to pay all fees again. I dont know about you, but that is a DEAL BREAKER, also the rude woman on the phone, killed the deal for me.

Really love this place! So much green grass! The best pools Ive ever seen this side of Vegas. Great staff.

Don’t be fooled by the competitive rents they offer; Riverwalk takes its pound of flesh on the back end.I made the mistake of giving these gluttons at Riverwalk only 40 days’ notice that I would not be renewing my 12-month lease, and they made it one of the most costly mistakes of my life. The desk bouncer could hardly contain her glee when she informed me that, not only would I owe an extra 20 days’ rent past the term of my lease – after I was long gone from Riverwalk - but that they would be raising my rent for that month. In their view, I had forfeited all my rights under the lease, but I still owed them future rent. I almost expected her to say “gotcha!”.No doubt they realized I couldn’t believe how they were treating me, so they promptly sent me a demand letter threatening to place me for collection and ruin my credit if I did not pay in full within 15 days. Keep in mind this was 2 weeks before my next rent was even due. I was completely paid up to date, and they sent me a threatening letter anyway, just to make sure I knew that moving out when my lease expired did not mean I was done paying them.Every article you read about rent disputes emphasizes open communication with your landlord. Well, forget it with these people. The office phone dumps straight to voicemail, they don’t answer emails, and the Property Manager has screened herself off behind a staff of button pushers who appear to be reading from a script entitled How to Deal with Difficult People You Have Put in a Bind. The office is about as customer-service oriented as a cable company. One recent addition is a new goal tender who represents herself as a manager, but clearly has no decision-making authority. Her main job is to handle escalations and provide another barrier between the tenants and management.I was a good tenant, never late on a payment, and I left the apartment in excellent condition; it could have been re-rented the next day. But all Riverwalk saw was someone they could not slow-bleed for another year, so they were going to gouge instead.Also, they do not enforce the smoking policy in the buildings, which is going to cost them in the long run so I take some pleasure in that. But beware.If you have the misfortune of signing up with these people, document, document, document the heck out of every issue you find that impacts your habitability. And hold their feet to the fire on everything. Because they’ll surely do the same to you.

Apartments themselves are decent to live in the pool is very complicated though. I was there with my family a couple days ago and they kicked us out because we lost our pool pass and had to pay 15 dollars to get a new one. I thought it was pretty ridiculous considering I do live there.

Great location, great staff, and nice grounds. We had a complaint about one of the other tenants making noise at night, and after we let the staff know. We never had trouble again.

In just a few short months this apartment complex feels like home. The gorgeous grounds and wonderful caring staff (shout- out to lovely Shayla) makes this place a great place to live.

The Apartments were amazing until the front office installed a stereo in the pool area that blasts non stop elevator jazz music all day. It is slowly driving me insane, i feel like im in a communist country that is trying to forcably lift people’s morale by broadcasting music and propoganda.On a few occasions they have forgot to turn it off and it plays music all night long.....this is considered a public disturbance. If this is not resolved by the end of January i will call the police.Please disable it, lower the volume and do not forget to turn it off!!!!!!

I wa super excited to move here but the last 7 days have been almost the worst.. was promised a washer and dryer(the one thing that was a must) then was lied to so i dont have one. My bedroom door wasnt fixed from the tenant before (literally taped and painted over not glued or anything) that i apparantly am responsible for and it broke day one the first time i closed it. And ive been without a heater for 5 days as well.. ive been here for 7 days. Already ready to leave. Not happy at all

I have lived here for almost a year now, I have had no issues with anyone or anything while living here. Anytime I have a service issue it is handled right away. The grounds are always kept clean and the staff is very friendly.

Day stoled cars from the parking lot .... They stole my car one month living in the apartments ....and there is too many spiders and bugs

It is a very nice complex the ONLY complaint I have is the parking! It is so hard to find a parking spot near where you reside, especially when you are walking with your hands full of groceries. Ugh!

Needs improving! My mom has lived here for 6 months. I came over to do laundry for her, while she was out of town, and the first thing I noticed was, the brunette woman in the office, where the laundry card machine was, was awfully rude. I greeted her and she completely ignored me. I work in sales, I know what a positive interaction is like. Lastly, all the bugs are horrible. I saw a couple black widows in the laundry room and the apt! Talk about scary!!! Cockroaches, daddy longlegs, mosquitos, water bugs, etc... All around, this place has potential just needs major work on the staffs part.

The Riverwalk Apartments staff was very friendly, especially Ashley she helped out so much and made sure me and my fiance would move into the perfect apartment! The apartments themselves are very nice and they have a beautiful scenery and not too mention a quiet neighboorhood. I recommend if youre looking for a new home come visit Ashley and everyone else at the Riverwalk Apartments you wont be disappointed.

Dominic Madrid in maintenance is awesome. Punctual fast and gets things done in a friendly timely way.

When they showed us the apartment they promised that the smoke smell would be gone, wall painted, carpets cleaned, and that the steps would be fixed. Well, they lied, none of that happened and took about 3 months of living here for anything to happen. The sales folks in the office will tell you anything to make you move in, just know that whatever they say its a lie. The office is horrible to work with, they dont care or hate you for asking about problems. For example our water heater started on fire and they wanted us to pay for the repair. The water heater started on fire because the years worth of cotton had collected around it. Do not live here!!

Are your pools supposed to be heated? It seems like it doesnt do any good to have 2 resort like swimming pools if they are so cold that your tenants cant use them. :/ Thank you for your response in advance..

Riverwalk is super difficult to review because it is, in actuality, two different apartment complexes with VERY different qualities of construction.When we first moved in, I was shocked to see any negative reviews for this place at all. The grounds are beautiful, we hardly ever heard our neighbors, the office staff was friendly and helpful, everything in our apartment worked and seemed well maintained.We lived in our apartment for six months before requesting a transfer to a different unit because of an issue with a smoking neighbor. (The complex had begun its smoke-free policy, but our neighbor had been there for so long and smoked so much that the smell was there to stay.)When we moved into a unit on the other side of the complex, we realized right away where the negative reviews were coming from.Youll notice that the office staff refers to some apartments as LP and others as Riverwalk.This must be because Riverwalk Apartments used to be just the east side of the complex. At some point Riverwalk acquired another complex--the La Paz Apartments to the west--and merged the two complexes into one. Most of the apartment numbers are even duplicated. (There is, for instance, an apartment 222 on the Riverwalk side and an apartment 222 on the La Paz side.)The La Paz side and the Riverwalk side are supposed to be identical. They arent.Even if you just look at them from the outside, you can see that the doors and porches are different sizes and the apartment dimensions themselves are slightly different.We moved from a Memorial floor plan on one side to another Memorial on the other. While I dont think we lost any square footage moving from Riverwalk to La Paz, the two Memorials definitely have the footage moved around--taken from one place, added to another.The La Paz side is not as well constructed. We hear our neighbors clearly--we hear the other washing machines running, we hear footsteps, we hear doors being opened and closed. This was not nearly as much of a problem on the Riverwalk side.The door and window hardware over here is much cheaper; stuff does not seem built to last. The doors are narrower. The changes are very noticeable.I may be totally wrong. Maybe we just happened to live in a really well-constructed building that happened to be on the Riverwalk side and ended up moving into a poorly-constructed building that happened to be on the La Paz side. My experience is limited.I really do think this is the answer to the very negative and very positive reviews, though.Anyway, happy apartment hunting!
