Been here for almost 7 months and it’s been a wonderful experience. They treat you right. The pool is beautiful and they are professional and hosts some good breakfast every now and then. Comfortable living style and secured. Definitely a place I recommend to anyone.

From what I’ve experienced so far (not even 24 hours into living here) it’s okay. It’s just filthy. The model apartment they show you is immaculate and tidy, however, the furniture and even state of the actual apartments is not what is advertised. I don’t think the rooms were cleaned before we moved in. I was not given a room key, there is a hole under my bathroom sink, the toilet and facilities are a mess, one of my roommates sinks is clogged, my carpet is FULL of dog hair (and so are all my clothes and personal belongings now), there are no blinds on my window but it’s okay because you can’t see out of it due to all the grime covering it. The entire apartment also REEKS of cigarettes. The rooms ARE spacious, as is the entire apartment, but it’s kinda gross that I had to move in to an apartment that I’ll need to deep clean myself. The furniture is also very flimsy and it doesn’t match other furniture in the apartment.

Do not move here. The management is horrible at communicating and the apartments are dirty. There were animals in the walls of my apartment all year (I put in a maintenance request and exterminators came, but were ineffective). I could hear squeaking through the walls and it was a nightmare. Additionally, the gate was always open and there were police cars there more often than I felt comfortable with. Lastly, they will charge you a ton of fees on move out even though I left the room cleaner than when I moved in. Overall a bad experience living here.

I would give 0 stars if possible. For starters, the actual apartment was not even close to as nice as the model. The roommate matching was horrid, as I got a disgusting and reclusive roommate that hoarded my flat/cookware and ruined them with mold. There were bugs EVERYWHERE when I moved in, particularly around the kitchen and windows.My biggest complaint though is the residents. Despite advertising themselves as student housing, specific to Baylor since its proximal, there are older adults and families that live here and let their kids run amok. These older adults often get into fights, yell, scream, and bring their kids out to scream and cry in the breezeway in the middle of the night. They smoke often, despite management saying that smoking is prohibited, which somehow distributes throughout the units since you can smell it when they do. The neighbors very obviously smoke copious amounts of weed and blast music at all time of the day (and night), and there is no possible way to file a noise complaint. Waco PD has been called out here at lease twice a month to handle delinquent residents (usually the parents and older adults that get into fights and scream at all hours of the night).Not to mention the appliances are cheap and old. Cabinets are little more than plywood and the vinyl counter has stains you cant scrub off. Buttons on the microwave dont work and the stove always smokes/emits a foul odor when you use the bottom left burner.Finally, the maintenance. They come out to fix things on time, but they are INCREDIBLY invasive and inconsiderate. A leak formed in the apartment above me, which needed to be dried out. Rather than just letting it dry and being done with it, they placed noisy machines in my apartment for DAYS, cut out a massive hole in my ceiling, moved my furniture and tossed my belongings around, and made a huge mess -- not even bothering to clean any of it up. As for the invasiveness, I have woken up several mornings to maintenance men BANGING on my door and physically trying to pry my door open just so they could come paint the spot on the ceiling where the water was. Not only that, but one morning they just let themselves in WHILE I WAS ASLEEP when the deadbolt was not locked and continued to mess with my ceiling, even trying to come into my room to check despite there being no water damage to that side of the apartment. Theyve been coming back frequently at times they know I am not home to paint over that one spot, which makes me extremely uncomfortable. The spot is dried and doesnt need to continuously be painted. If anything, its just become more noticeable since you can see the layers of white paint where the stain was.Even though rent is cheap and its furnished, dont live here unless youre okay with a constantly open gate, creepy older townies that dont have any academic affiliation, and invasive maintenance men. I wont be renewing my lease or recommending that anyone live here.

The Grove at Waco Apartments is a very nice place to stay, especially for students. Its very affordable and has all the amenities you would ever need. Its pet friendly, with an animal park and multiple pet waste stations around the complex. Each apartment comes fully furnished including a dishwasher, washing machine, dryer, microwave, and a fridge. All rooms are built as if they are a master suite with their own bathroom and walk in closet. The common area comes with a matching couch and chair, a coffee table, and a dining table with four chairs. Each room is furnished with a bed, nightstand, desk, chair, and dresser. There is free wifi and cable, parking is plentiful, the staff are friendly. If you are a student looking for an affordable place to stay while earning your degree, The Grove is a perfect choice.

The Grove is a great place to live. Its close to campus and the staff is always very helpful! Each bedroom has its own walk in closet and good size bathroom. The prices are affordable because the apartments come completely furnished and include all utilities! Would definitely recommend The Grove to anyone looking for a place to live!

TL;DR: Nice shuttle driver. Weird smells with no resolution. Bad residents. Perpetual gate issuesThis place is literally trash. The only positive thing I have to say is their shuttle driver is one of the nicest people Ive met.I requested a unit that hadnt been smoked in due to my asthma, and I was assured smoking wasnt allowed in any of the units. Move in day comes, and I open the door to an obvious and terrible smoke odor. And its not like management didnt know about it - they had a machine setup in the living room to get rid of the smell. I spoke to management, and they said they wouldnt do anything - they had just replaced and the flooring, furniture, and repainted. I decided to deal with it because my bedroom was the least smelly, and we left the windows open for a while.The Grove is advertised as Student Apartments, but so many residents dont fit into that at all. Some are just families, and theyre fine and friendly. But then other residents arent, and theyre super disruptive at any hour they choose.And then theres the front gate... Thanks to dumb residents (and a lack of any accountability), the front gate is routinely broken because apparently people hit it with their car. They finally installed a camera system when they installed the new gate. But that was after months without having any gate at all.Fast forward to this week. For some reason, the gate card reader isnt working. I called Monday night and left a message telling them about the problem. Then I get a notification late Tuesday evening (after the office and gate closed for the day) that the gate is still broken, and we need to use the keypad to get in. The only problem is I was told in person there wasnt ANY code with the new gate system. So I had to sit and wait again Tuesday night. And then the gate is still not opening today (Wednesday morning at 9AM) during regular business hours! I called the office again, intending to mark my call as being locked out, and the phone goes to Your call cannot be completed as dialed after ringing for a few seconds - the touch tone menu was gone, and there wasnt any ability to leave any message at all...

I lived at the Grove for two years was very satisfied with my experience. The only real downside was the grounds arent kept very well. The trash compactor area is gross and residents dont pick up their dog poop. However, Ive had nothing but pleasant experiences with management and it is a generally great place to live. Larger bedrooms and closets than nearby competitors. Very reasonable rent. Would recommend!

Office is never open when its supposed to be. Events are all late by as much as an hour. They dont pick up the on call phone, and if its before 10 am good luck getting anyone to pick up the office phone either. The management changes about once every six months with each being as obviously uneducated and new to the industry as the last. The Grove is where managers come to get out all their newbie mistakes it seems, and then they leave. The apartments are much less nice than the model, and although the community amenities are well kept, the grounds and the apartments are shabby and not worth the rent. Better options for the same price: The Domain, Heritage Quarters, The View.

I love living here. While the gate does not often work, the staff is kind, helpful, and caring. I have more amenities than any of my friends at other complexes and pay way less than they do! Free coffee, free printing, a clean pool, 24/7 gym, and having my own bedroom and bathroom are just a few of the many things I enjoy while living at the Grove in Waco.

DO NOT LIVE HERE!They lure you in by showing you the nice pool and the fancy clubhouse, and then they take you to the model room on the side of the club house where they tell you about the recycling and nice rooms. There is no recycling and depending on where you end up living in the complex, the ONLY dumpster could be a brief walk or all the way across the complex. When it comes to the rooms, if youre over 60 good luck fitting on the beds. The only good thing about this place is its fully furnished but the carpet is non-existent and feels like it does not belong in a home. Management is NEVER available until you go over on your electricity allowance, then they wont leave you alone. I had several pieces of mail stolen as well. Sometimes the mail boxes where just left open for anyone to walk up and take whose ever mail theyd like. This leads me to the front gate, the gate is either always open and broken or just always open in general. There was a string of burglaries in the complex because of the gate.For the price this place is not worth it, the only reason I gave it two stars is because the weight room and the pool are nice.

Friendly staff, good-sized rooms, and fair price. I really enjoy having a walk-in closet and bathroom to myself. I love that the recycling bins are right next to the trash compactor now; it makes it very convenient when Im taking out the trash and recycling. Free printing is great for saving on ink and paper, not to mention bearbucks. Really love that there are study rooms available and that you can reserve them if you want, and that there is a bus service available during the school year. Overall, nice place to live and very affordable for a furnished apartment.

I wish there was a zero star rating. Management is beyond unprofessional. Starting off, my move-in day was horrible. I got there at 8 am sharp as the email instructed, and went up to my apartment super excited because it was my first apartment, it was obviously exciting. Not so. I walked in to the overwhelming smell of dirt and the carpet was absolutely disgusting. They said they had a delay with vendors and that it wasnt their fault. In my opinion, if someone is running a business, and you have to rely on vendors to help you, wouldnt you make sure their work is done and perfect days before its due? Respectively, they did email me at 10 pm the night before telling me there would be a delay, but as email is not a primary source of contact for me, and Id already went through my emails that day. So I had to drive 45 minutes back home, and wait until 6 to move in. Now that Im living here, Ive discovered that, since it is off-campus housing, many of the occupants play their music pretty loud at any hours of the day. But dont expect management to do anything about it. And they LOVE to give you last minute notice through emails, for example, I was getting a roomate after 8 months of living alone, but she had a set move-in date so it was fine and expected. Well, she decided to move in early and SHE notified me six hours before she moved in through an email (not even the office) while I was at work. My boyfriend was there to help me move my furniture because she was supposed to move in at a later date. Well, they called the cops on him and charged him with criminal trespassing. Management was nowhere to be found. I guess it was close to their closing hours and they probably didnt feel like dealing with it, so why not just have the cops handle it? (by the way, on a couple of occasions, I have sent them multiple emails telling them that it was okay for him to use a spare key from the office to enter my apartment while I wasnt there. A little contradicting in my opinion.) The girl told the office that he wouldnt let her in. He actually said hey just give me a second to move some stuff around. He is probably the sweetest person in the world and would do anything for anyone, so I KNOW he would never just not let someone in. And then I call the office so theyll lift the charges and they tell me that theyre taking the side of the resident. As in the other girl, as if I wasnt a resident. Needless to say, I cant wait for my move-out date. What waste of money and time.

Ive lived here for two years now and I enjoyed my stay here. My unit is very quiet and spacious and my rent is very affordable considering the accommodations and utilities are included. If I ever had questions or a misunderstanding I only had to speak with the people at the front and stay proactive and responsive. When I gave them a chance to fix my issues without getting upset and angry, my problems would be resolved quickly and effectively. Ive seen how much theyve tried to improve and I have to give them credit.

While I enjoy the atmosphere the grove has, I’ve had many problems with maintenance.I moved into the grove on August 16, 2018. Since then, I have had problems with the maintenance staff. When I first moved in, my key was hard to turn, and takes a few minutes to get it unlocked, and I had told the front desk about it. Nothing was done.One day I come home and I cannot open my door. The key would not unlock it. When I told management about it, they told me it didn’t seem like an emergency but they’d have it fixed. I said great. So Alex came out and broke into my room with a Prybar, which ultimately ruined the door, but told me he’d get a new one for me. I said great. As long as I can get into my door. So the next day I come home, to a new door yes, but it does not fit. The hinges are not on correctly, and You have to force it closed. He left a note saying he’d be back the following day to make adjustments, mind you I still cannot get into my room. Management comes out and smacks open my door for me to get into my room, that was a week ago, and nothing has been fixed since then.Other issues are my smoke alarm going off and beeping ALL night long, and nobody has come to fix it, my hanging rack in my door is broken, I have 2 mismatched carpets in my closet, stains in my bathroom, and scratches all over the floor. This is a place I pay good money for, and am trying everything I can to make it work, but if I come home and can’t get into my room, and nobody does anything about it, what exactly am I suppose to do.

The Grove deserves no stars. The WORST staff/management I have ever experienced. My boyfriend and I had problems with this place from the moment we moved in. We requested the furniture to be removed upon our arrival so we could move our furniture inside and on move in day, we got to the apartment and all of the furniture was still inside. We, once again, requested that the furniture be removed and they said they would handle it the next day. A week later, we finally got tired of waiting on them so we moved out the furniture ourselves and put them in the breezeway outside where they stayed for several more weeks. (Come to find out after living there a few months longer, Waco PD shows up to The Grove more often than the maintenance workers)Also, The Grove claims they are pet friendly but theyre definitely not. Our border collie would sometimes run out our door without a leash on to go to the bathroom and one of the maintenance members saw that and reported him to the front office, claiming he was attacking another resident......he was 12 weeks old at the time....still a PUPPY. Licking somebody, I can see that. But attacking somebody? Yeah right. We got a notice on our door a month later that said that if we didnt solve the problem they were going to evict us.The Grove also likes to add additional charges to your bill. Several times our utility bill was much higher than it should have been. When asked to see the break down of the bill they were hesitant about pulling it up. When they did we saw several late fees being charged to our bill even though we were paying it two days early.Moral of the story, do NOT move into The Grove unless you want a terrible experience and enjoy being cheated and lied to.

Pretty decent for the price I believe. When I initially moved in the trash would pile up outside the compactor for a couple of days each week but it seems to have calmed down in that regard. There seems to be a slight issue with trash around the premise but nothing too major.The units are relatively nice and provide decent accommodation and space (closets are HUGE) and there is a decent amount of security with youre own room lock and the electronic lock on the main door.Someone on here complained about the dysfunctional gate but Ive had absolutely no issues with it. I come and go often at different times throughout the day and the gate has always been closed when it should be and gives just enough time for a car to pass through at night. I have seen a few other people sitting at the entrance like they cant get in although they might have just been visitors.I have experienced a bit of communication problems with the office but have had every issue solved without too much headache.For what it is, Id say give it a shot. Nothings perfect but Im pleased with my experience here thus far.

Whatever you do. DO NOT LIVE HERE. The management team is incompetent and unhelpful. Every time something needs to happens it turns into a big process. It took me trip after trip, call after call, to the management office to get my cat registered as a service animal. My roommate was accused of having a dog that we don’t have, and they tried to fine him. Low and behold the person they thought he was-ALSO Asian. They don’t do anything about complaints. My up stair neighbors are constantly having large parties and they have a dog that pees EVERYWHERE, including in front of our door and on our welcome mat, and one day it leaked into our apartment. My roommates and I have been friends for years we have an open door policy, and one of my roommates is on vacation. I have stuff in his room and the wifi router is in the room. Maintenance came into our apartment unannounced and locked his door. Now I can’t access some of my stuff and the wifi shut down and I need to reset the router. The management team won’t come and unlock it because it’s not my room even though they were the ones who locked it in the first place. Don’t live here.

This is the worst apartment complex to ever be associated with. I got a random bill after I moved out for no reason and I have tried to ask about it on 4 different occasions and every time I was told I would be contacted later on that day about it and I never would be contacted. That is not how you treat your customers. Get a bill 4 months after you move out then when you are asked what the bill is no one has a clue. I would happily pay it if they will tell me what they are trying to get me to pay for. The problem was eventually taken care of and they admitted their wrongs but it still shouldnt have happened

Awesome place too stay at while in college, highly recommend, staff is awesome!, internet is fast. Cant really think of a negative thing about the place. In fact they just installed leds all threw out the outside of the complex, and redoing the pool just Intime for the summer!

The grove in waco can be sketchy at times from loud cars and trucks with subs or exhaust pipes. I think that the maintenance crew should be taught on how to fix things or the grove should hire the right people for the right job

My move in paperwork was lost so the grove is charging me with an outrageous amount of money to pay for the maintenance fees they should cover since I did not cause the damage. I have tried to resolve the issue many times and management does not return any of the phone calls. The corporate office never responds either. Also the units are not kept up very well. While I lived there, maintenance never came in to fix things. Thu units are disgusting and our particular unit had a bug problem.

The Grove is a horrible place to live, they even let the maintence man bring his child with him to your apartment while you fix it and that is beyond unprofessional. The staff doesn’t care about the tenants they just promote that they do resident events and half of them of which doesn’t even get done. They even try to get you to sign a lease knowing you are already signed to another apartment. They will do anything to get you to live here so it doesn’t look bad on their behalf which is sad.The pool stays closed 75 percent of the time even though they wanna promote a year around pool. And the worst thing I would have to say would be the managers Adria and Devin they ignore resident complaints and don’t do anything to try to make your living experience better they just want to sell units.The general manager has been seen multiple times verbally fighting with residents and that’s not a place I feel comfortable at. Leaving information to contact the grove will be pointless to leave since you just do it for show it’s not like you’ve fixed anything that anyone’s complained about it just looks good for reviews I guess will not live here again and will not recommend to anyone. Plus the gate has been broke and our cars have been broken into 3 times since living here they promote on site officer but he works all night and all he does during the day is kick people out of the pool when he should be checking the apartments to make sure everything’s okay it’s not safe to live here and I would recommend parents not to send their kids here. Saving money isnt worth your safety.

Facilities and price are ok, but there are much much nicer places to live in the area. the flooring, cabinets, and utilities are very outdated. the management does not listen to the residents and you have to keep bugging them if you ever want a problem fixed. people at the front desk dont have any authority to do anything, and the managers are never available. the grounds are always dirty with trash and cigarette butts. they advertise a gated community but the gates are rarely ever closed. the apartment was not clean when i moved in, with dead bugs on the window sills and spiderwebs in the corners. my apartment had issues with rats at one point. the good thing is maintenance is always timely and will fix your issues within a day.

**wish I could give 0 stars** DO NOT LIVE HERETL;DR - rooms are ugly and dirty, managers dont care about residents, security is nonexistent, bugs are abundant.The Grove was disappointing in every regard.1. The rooms look nothing like the advertised pictures - the furniture is outdated and dirty and the appliances are old and frequently do not work properly (e.g. the burners emit smoke and strange smells). The air conditioning broke at least three times while we lived here and we were required to drain water out of the pipes ourselves. Upon move-in, the apartment was not clean. Hair from previous tenants was found in one room in the bathtub, in the mattress, and in the drawers. In another room, maintenance had to pull a hair clog (from a previous tenant) out of the sink. The toilets and baseboards were dirty, and there was paint splatter on many areas of the carpet because of poor workmanship.2. We had 4 wasps enter our apartment over the period of a week through the walls because of several hives right outside the door which were not taken care of by maintenance after multiple reqeusts, until weeks later. There was a live scorpion in my bedroom even though the Grove claims to spray for bugs on a regular basis. In general, spiders and other insects were a huge nuisance even in a 3rd floor apartment.3. The Grove claims to be a gated community on their website, but the gates were not closed at all until 6 months into our year-long lease. This was after persistent requests on our part to get the gates closed. After 6 months, when the gates finally started working, they are still open all day on the weekends and all that is needed is a code which everyone knows or shares with each other. We received a swipe card upon move-in, which would solve this problem, but it has never worked.4. During our second week of living here, one of our cars was broken into (see above). Several lights in the parking lot had burned out, making the back area of the complex dangerous. When management was called and told about the break-in and light problem, they argued with us and told us that the lights were fine. No measures were taken to make us feel safer.5. Because The Grove does not take security seriously, it is treated like a public park where everyone and their families use the basketball court, pool, and barbecue pits. People played basketball until 3 am on a regular basis, and management ignored our several reqeusts to address the problem. On one occassion, I had to go downstairs myself and tell the basketball players to please stop (at 3am) because I could not sleep. Non-residents bring their entire families to The Grove (including young children) to swim in the pool and use the fire pit. The Grove is advertised as a complex for college students, but there are tenants of all ages and all stages of life.6. The management at the Grove is a joke. We are treated like a nuisance instead of as paying residents. Whenever we make a request it is ignored. When we call the front desk and ask to speak with a manager, we are asked what its about and who is calling before we can actually talk to someone. On several occasions, we feel that we were ignored specifically because they knew it was us or they knew it was the same problem that they hadnt taken care of (e.g. wasps, noise complaints).

This is the worst apartment complex I have had to experience. The roommate matching for me just never ended up with any luck so I had to move after someone broke into my room and waited 2-3 weeks for the new room to be ready after they said it would be ready in a week. (Not to mention the fact that they allowed the roommate who broke into my room to continue living there.) Then, once I was all settled in the new place, I was told that I have to move again and get rid of my dog(which is considered my property), or to have my lease ended because there was some type of problem with my dog and the roommates. My dog never seemed to be a problem other than some barking when walking outside, and I was not even given a 2 week notice . Needless to say, I am no longer living at the Grove. They will try to wow you with the gym, pool, snacks, and study rooms. But if I had the chance to do it all over again, I would never have chosen this place to live. With the things I have seen and experienced, management seems nice at first, but has proven themselves to be truly unprofessional with the way they deal with things.

I have been in sales for years now and I had to learn the hard way you should never judge a book by its cover. My son and I had spent pretty much half the day doing dad and son stuff so I was not dressed to the nine I guess and my tattoos were showing, anyways we have been looking to move within the next coming month or after so we decided to stop in, when we pulled up there was a Spanish lady standing outside finishing up with a customer but she paused just enough to smile and say hello, so it made me feel a little more welcome but when I walked in and approached the counter the young man behind the counter knew we were standing in front of him he glanced up then quickly returned his focus on his computer screen Google maps never once acknoledging us so after standing there for about 10 minutes a young blonde lady walked over and asked what did I need, wasnt sure if she thought I was part of the grounds crew or what ? I informed her we were looking for a place within the next month or right after, she pointed over to the green Grove brochures and started talking to the guy behind the counter never offering to show me anything or explain anything on the pamplet or asking me for any contact information basicly she made us feel like it didnt matter if we were interested or not. So I got of waiting and told my son lets go now lol by that time the Spanish lady with the smile came in and stopped me as I was walking out and again smiled and asked if she could do anything for me and I politely told her at this point no, but I thanked her for being the only one there who offered to help me. Ive lived in Waco, Texas for over 45,years and Ive seen businesses come and go, the ones that stay are the ones we support the others, we did not. This by far was one of the worst customer service experiences I have seen in my 15 plus years In sales and 40 plus years in life. I really hope you guys get it together, good luck to you. Ill leave you with this, my grandpa used to to tell me all the time, you never know what someone has just gone through in their life, loss of a loved one, loss if their home anything, so you always smile your always kind and listen to what that person has to say, and that hello or have a good day may be the first kind word that person has had all day? Just do better thats all Im trying to say .👎

I lived here for a little over 6 months it is a terrible place. They have no common sense on what discipline is with residents they let them put holes in the wall and dont pre screen you for another room mate they just stick you wherever they can fit you. Would try tangle wood garden apartments and anywhere but here.

Never ever live in the place!!! they charge me for the cleaning fee for 1000 dollars and most of them are totally nonsense!!! I returned the keys and they still charge me for the key. they replaced the sofa chair and the mattress, then put the charge on me, because I ask them to replace them when the beginning of the lease!!! and they also let southern management systems to harry you everyday!!!
