I loved my 2 years at Tuscany Ranch, I wish I could stay longer. I did get lucky and was in a building that had 2 show apartments, so it was really quiet, and parking was never an issue. Maintenance was always fast and efficient. I never had any issues with online payments or anything to that matter. Alexa was great in my move out process and anything else I needed. If work brings me back to Waco I’ll definitely be back!

The maintenance staff is excellent at Tuscany Ranch, especially Matt!! Matt is very kind and quite talented w his responsibilities!!!! Also, the property is well taken care of and quite beautiful to look at in many places. The pool is lovely, very relaxing to listen to the water. I have enjoyed living here, will be sad to move but we need house with more room!!

The staff has been awesome from application process through move-in. The property is conveniently located near stores and restaurants. The property is clean and well maintained. Maintenance request was handled promptly and solved without any issues. Great place!

Very fast response. Had an issue with my garage door before operating hours and they were there to help first thing. Even took the trash I had in my hand to the dumpster for me so I could get to work. Very impressed.

They were quick for my maintenance request. Some caulking got on my shower curtain as a result of the work. Otherwise it would have been 5/5 for maintenance.

I have enjoyed my stay here at Tuscany Ranch. I have lived here for 2 years and do not have many bad things to say about it. Every time I have submitted a service request it has taken 24 hours max to be completed, most of the time it happened the same business day. The few complaints I have is that there are no ceiling fans in the living room; there is carpet throughout out the entire apartment, except in the bathroom and kitchen; and New Road is a very noisy street to live on, especially if your unit is close to the road. Other than that I have completely enjoyed my stay here. I plan on moving in the coming months and wish I could take Tuscany with me!

I loved Tuscany Ranch. The management here is fantastic and the maintenance staff is too. My fiancée dropped her wallet one day in front of the leasing office when she was visiting me. She didn’t know that it was literally lying in the parking lot. An office staff member saw the wallet, got on Facebook, searched the name inside, saw that she was dating me, they knew I was a resident so they called me while I was at work and said that they had her wallet in the office waiting for her to pick up. That is service! Completely saved us from having a terrible weekend. One thing I will say is that New Road is very noisy! If you can please get a unit as far away from the street as you possibly can. I have laid awake many a night hearing loud cars zooming by, one night it was so bad I called the police. The air conditioners are also very loud in the apartment. They blow a ton of air into the master bedroom, so much that the air conditioner will slam the bedroom door shut when it comes on if the door is open. There is also no ceiling fans in the living room and the apartment is fully carpeted with the exception of the kitchen and bathroom. Despite these complaints, I loved the residence.

My Maintence issue was resolved and as always the service was great. I love the whole Maintence staff very respectful and professional .

I recently signed a 6 month lease here and so far things are pretty great. The floor plans are super nice and I love that the location is in close proximity to every store and restaurant you’ll ever need. The only thing that kept me from giving the full 5 stars is that I too was told I would be given a call back before the end of the day on my day of approval, but that particular office person never called me back. It costed me yet another expense of a hotel stay. At least Alexa was “TRULY AMAZING” when I called the next morning and she stayed on top of getting my lease and welcome packet together within a few short hours and I was able to move right in. I wish I had only been working with Alexa from the start, she’s a God sent!!

Everything was spotless. The bathroom needed a little more attention, but when I requested help with that I was assured it would be taken care of immediately. Alexa has been wonderful. She has made the experience much less stressful. She is helpful and patient in this stressful time.

I am moving into Tuscany Ranch, the process has been very smooth thanks to Alexa, she is very sweet & helpful. The apartments are spacious & beautiful!

Matt has always been professional and knowledgeable and proficient at any maintenance request I have had. He is very kind and courteous.

Absolutely trash. Office employees are rude, one in particular. Theyre money hungry and will charge you outrageous fees when you move out. They never own up to their mistakes. Security is never on grounds, and takes forever to come when called, if they show up at all. When having something stolen/broken into, conveniently, security was nowhere on sight. You can have extremely noisy neighbors and report it, but nothing is ever done about it. You file reports and they just sit on it. Apartments are built cheaply and everything breaks often.DO NOT RECOMMEND TO ANYONE. ITS A RIP OFF TO LIVE HERE.

There’s a lot more bad that I can say than good. It’s mainly parking and some of the other tenants are rude and disrespectful

I’ve been living at Tuscany Ranch for 3 years now, and they give excellent and fast service with maintenance.

The maintenance team was quick in responding and very professional.

Everyone in the property office was amazing. Tyler and Alexa both went out of their way to make sure that everything from the application process to move-in was pleasant and painless.

I submitted a request Sunday evening with low priority and BAM! everything was fixed Monday morning! Color me super impressed!

Great amenities and the apartments are gorgeous. Move in was a simple process and we were given all the information we needed about who to contact to set up services. The staff is very friendly. The only issue we had was after we were approved it took longer than they told us to get our lease to be able to sign which we didn’t get until the day our lease term started and only because I called multiple times. I was told I would be given a call back twice and that never happened. In person the staff is great but over the phone it was nearly impossible to get in touch with our leasing agent or to get much information.

The pool, gym, and grill area is super convenient. I like that there’s an area to walk around. The staff is friendly and they offer snacks and drinks whenever you want. They have events every once in a while that is fun to go to, and the apartments are great. I don’t have any bug issues and maintenance doesn’t slack when it comes to issues.

I would encourage anyone to live at The Tuscany Ranch. Its an absolutely lovely complex with beautiful floor plans. The management is always so kind and patient. If I were to live in Dallas, for the space that Im getting, Id be paying DOUBLE!!! Love my place. :-)

Me and my fiance are currently college students and we got recommended to visit and check out Tuscany Ranch since we are currently looking for an apartment to live. First let me tell yall the front staff was very polite was really helpful and most important they made us feel comfortable about the place. Melissa was a great help during our visit there, very beautiful apartments, and very nice looking views from which ever side you ended up at. Our decision is made and we ready to be able to call Tuscany Ranch our home and we cant wait to get everything done. Once again so far the best working staff we ever met by looking for a home for us and now its a matter of time to be able to call this home. I RECOMMEND Tuscany Ranch for your next home. My move-in experience was so great! I love all the staff here, and it is the perfect place to live for me! My apartment was clean, has new carpet, and was in perfect shape when I arrived for the first time!

We had a great experience here! We lived here for ten months. It was clean and the apartment layout was awesome. We had a third floor apartment that has lifted ceilings. The maintenance guys were fantastic and any problem we had which was rare, they were all over it. Latricia and Hannah are super knowledgeable and helpful. We could not have had a better experience. Bummed to be leaving.

Nice place. Fairly clean. Spacious parking.One registered sex offender in the local area. Could do with some sidewalks on the main road. Lived here for 2 years now and nothing has busted yet. Biggest gripe would have to be the choice of laminate counter top with pockmarked texture.

Well crafted. Tastefully decorated. Great floor plans. I chose these apartments because of the wonderful and professional staff. The team here (Becca, Mike and Blake just to name a few) are kind, compassionate and proficient! The community is quite, well maintained and even help by going over and beyond. If you are debating between Tuscany Ranch and other luxury apartments in Waco, come home to Tuscany Ranch!

Tuscany Ranch is a beautiful and quiet place to live! We enjoy all of the amenities - pool, work out room, dog park, etc. The staff has been attentive to our needs. Overall, weve had a great experience so far!(The best hidden bonus has been how spacious the parking spots are! I wish there were a few more right in front of our building, but I would NOT trade more parking in favor of the lovely wide parking spots!)

Crime continues being a serious ongoing problem with car break ins. Whats the point of having a security gate if they always get in? This was our second break in. Management refuses to put cameras or hire security guards.

Tuscany Ranch is a new, clean, and reasonably priced apartment complex located on the south end of Waco conveniently located close to shopping, restaurants, and the interstate. The common areas are well maintained and clean and include a pool, outdoor cooking area, fitness center, business center, dog park, and great room. The staff is very friendly and helpful. The company offers online bill pay and the application process was fast and easy.

Tuscany Ranch is definitely a beautiful place to live. The complex is gated, pet-friendly, and has security, a pool, grills, fitness center, handicap parking spots and dog park. It is well-lit at night and has plenty of sidewalks to walk around on. Option to rent garages. It is conveniently located close to I-35 and several places to shop, gas stations, etc. Maintenance and staff have been helpful, friendly and timely. Pests are a problem here in the south. If your apartment has a pest problem (like ants), they will have a company come spray your apartment.The apartments themselves are beautiful. I have one with a nook instead of a patio and Im so thankful for the option of extra sq. footage! The apartment is already painted with great colors. Normally, this is something I would do myself so its nice to have it already done. Fireplaces mantles are also a pretty color. The windows are tall and have ledges for my cat to sit on/sunbathe. I think third floor apartments have cathedral ceilings which make it feel bigger. I love all of the storage available. There is ample storage in the bathrooms so they knocked it out of the park here. Normally I need extra cabinets/drawers. The pantry in the one bedroom kitchens is huge as well and the kitchen has a built in microwave (more counter space). Love being able to have a washer/dryer in the apartment too.Minor room for improvement: Its currently above 90 degrees outside and theyve closed the pool down for the season. Granted, Im not from Texas so this could be typical but I think 90 degrees is plenty warm enough for swimming. Could they add some recycling dumpsters where people can put their recyclables? Its 2017, why doesnt everyone recycle? There also arent any elevators. 2019 update: It used to be pretty quiet here but more and more students are filling in. So it’s noisier now.I hope this review helps!

Well it was good up to the time i gave my notice, now not so good. First our lease has been up over a year we didnt sign another contract because we were told that if we paid month to month we could leave when our job moved so we did. Now our job has moved and they demand 60 days of notice an tells us no one told that to us. If that were the case we would have signed a lease instead of paying 300 more a month. Now i get home from work there is an eviction notice in my door saying i have til the 8th of august to get out even though we paid an extra month in advance and should have until the end of the month. Nice apartments but until they get better management i would stay away.

Fast and efficient response

This is such a great place to live and hey staff is amazing!

Pros: The girls in the front office are very nice and the maintenance workers come very promptly when there is a problem. The apartments are new and very nicely done. You can make your rent payment online.Cons:The pool is rarely open and when it is, it is closed often for random maintenance. Be prepared to call the office everytime you want to use the pool to make sure it is open that day or it will end up a wasted trip with disappointed kiddos.The breezeways were never cleaned. They accumulated grass and dirt and spider webs. The biggest con for my family was that black widow spiders and other pests come standard with each apartment. I know that you should expect pests when living in an apartment but the black widows were a new one for me.

New and clean apartments.. good for family or college students also convenient to groceries, shopping and barbershop/salon..
